Just off of Hands Creek, sit the grounds of this resolutely private five acre gated estate. Behind the dramatic stone columned gates you’ll find not just a sprawling 6,000 square foot home, but the canvas on which you’ll paint a four-seasons Hampton’s lifestyle. Active summer days were carved into the property: the tennis court, playground, campfire, and pool house, were not simply placed in their own individual “outdoor rooms” but sculpted into the property as over a hundred trees were meticulously placed to give this compound a sense of permanence. You’d be amazed but not surprised to find the Kennedy brothers lofting the ball for one of their notorious family football battles.

Michael Gross outside Le Jardin, 1974

I liked to dance, I had perhaps done that too much at discos like Your Father’s Moustache and Le Jardin in the early 1970s, and by 1977 I was trying to take life more seriously. The first time I went to Studio, accompanied by college friends and dressed in unstylish parkas, we were denied passage through the velvet ropes outside. The next time, knowing and dressed better, and accompanied by an heiress, a cocaine dealer, and model Juli Foster, we were waved right in, but as a dedicated fan of punk and new wave at that point, I was unmoved. My loss. Though nightclubs seem endangered on the East End, the party spirit still thrives there. So a few months ago, when Anton Perich, a multi-threat artist I’ve known since the seventies, mentioned that he had a cache of photographs taken in and outside the club—and knowing that its 40th birthday is, well, now, I pounced. Perich’s portfolio of long-unseen pictures is not a Hamptons feature per se, but they mirror how the East End of Long Island evolved over the decades from a quiet haven of the well-born and super-wealthy to a boiling stew of the arrived, arrivistes, ambition, avarice, natural beauty and unnatural acts. Those themes also animate Holly Peterson’s essay on the story behind her novel, It Happens in the Hamptons, a sort of Scenes from the Class Struggle on the South Fork. Kelly Laffey’s accompanying piece on surfing etiquette reminded me of how easily diverse groups mixed at Studio. And should our Fiorucci-neon flashback cover of modelmom Patti Hansen (aka Mrs. Keith Richards) and the disco decadence accompanying it put you in a mood, we also spotlight the beautifully old-school Audrey Gruss and her cause, Hope for Depression, in a touching story by Bob Morris. Let’s dance! Michael Gross Editor in Chief

Despite penny-dreadful reports of steamy “reality” soirees, $1,000 bottle service at clubs that are anything but “clubby” and overhyped “philanthropists,” the true Hamptons are anything but tasteless. Here are some fond memories: personal, creative, authentic, unphotographed and unpublicized that reflect why many of us go East.

I have so many happy memories in the Hamptons, but one night in particular stands out. I had a proper, old-school keg party with beer pong and a deejay. It was before people had cameras on their phones. People really let loose and danced in the yard late into the night. It was so much fun, and I’ll never forget it.

Landfield is a fearless dualist. He seduces the eye with sensual landscape possibilities while managing to insist, with delectable obstinacy, on the optical purism of his painterly agenda with pristine bars to offset his effulgent stains. It is a terrible pun that I’ve used before but it is hard to resist some play on the name of an artist called Landfield who is so unabashed in putting terrain into Color Field Painting. —David Cohen LATE IN THE DAY DAY, 2012 • A/C • 75 X 81 INCHES • 138139

Salt. Heat. Sweat. Gross. The beach puts our hair through a lot. Take care of it with Milbon’s line of products. In 2015, the research lab at Milbon developed a way to analyze hair in 3D, allowing them to see how hollow gaps form in damaged hair. Armed with this information, Milbon, which had already been a salon-favorite since 1965, developed a line of products that ameliorated textural concerns; helps repair severely damaged and overprocessed hair; and gives shine to dull ’dos. milbon-usa.com

The beach is great. Heading to the beach, not so much. Nonstop traffic. No room on the train. Loud seatmates. Chill out before you leave New York and stop by the newly opened Chillhouse on the Lower East Side. The space emphasizes total relaxation, with a nail salon, massage boutique and full-service café and bar. Chillhouse offers a variety of services, from quick nail fixes to elaborately painted designs, in both gel and regular polish. chillhouse.com

as this was one of the first landing spots for [Antoni] Patek and [Adrien] Philippe in the 1800s when they began to explore the new world,” said Larry Pettinelli, president of the Henri Stern Watch Agency, Patek Philippe’s U.S. division. “We chose Cipriani for the venue as it has a grand old-world event space and is right out the back door of Grand Central. It was a natural fit, as many commuters and tourists are in this neighborhood.” In a space of 13,218 square feet, there are 10 themed rooms, each highlighting a particular facet of the brand. Patek Philippe is donating 100 percent of proceeds from the only items that will be on sale: $20 commemorative catalogs. The free event is open to the public and features a curated selection of luxury pocket watches and wristwatches—from new styles to ones dating back to 1530. Rather than selling watches, the exhibition is designed to educate visitors of all ages about the historical significance of timekeeping through the decades. James Willis, who worked at New York’s Ruby’s and Kingswood before opening his own Southside and Brinkley’s, has gutted the room and made it vibrant, with black-andwhite-striped banquettes, skylights and a zinc bar. The outdoor area has Japanese banana leaf and upholstered couches that mirror the foliage. The Mediterranean-influenced menu features fluke crudo with fennel, blood orange, sprouted lentils and opal basil; and cedar plank salmon with corn, white asparagus, crisp broccolini and cherry tomato vinaigrette. Robert Sieber, who worked under Daniel Boulud, has taken the helm at Montauk’s Surf Lodge. Look for sea urchin linguini, fluke ceviche and crispy prawns, along with such creative touches as tossing mint into his mac

Surf Lodge has also partnered with DOMODOMO, the praised Houston Street hand-roll bar, to serve its rolls, which are made with specially harvested crispy seaweed, warm rice and tuna, eel or lobster. SHELTER ISLAND:

THE ORIGINAL HIPSTER HAVEN ONCE A RESPITE FOR BROOKLYNITES, SUNSET HILL IS LISTED FOR SALE by Kelly Laffey

In the 1960s, future New York governor Hugh Carey and his family used Sunset Hill as their summer residence.

Scenes from the newly renovated and restored Sunset Hill

The house was built as a part of the Shelter Island Grove and Camp Meeting Association. The religious retreat was established in 1871 by 24 Brooklyn ministers and their congregations. There was a strong sense of community among the Brooklyn-based residents. All meals were served in “the restaurant,” which today is The Chequit. The retreat later became the Shelter Island Heights Association. As 50 | AVENUE ON THE BEACH • JULY 2017

Priscilla Dunhill, who acquired Dr. Storrs’ home almost 100 years later, notes in her book An Island Sheltered: Shelter Island Celebrates 350 Years, the train from Brooklyn to Greenport was “one of the fastest short-haul trains in the country,” making Shelter Island an easy escape from the city. The Heights district was designed by landscape architects Frederick Law Olmsted and Robert Morris Copeland. Among the buildings was Union Chapel, initially called

n 1883, Dr. Richard Salter Storrs of Brooklyn built a home in Shelter Island Heights. It was three stories, crafted in the Queen Anne style. It didn’t have a kitchen. Or a bathroom. Next door, he built a home for his daughter Mary, who married minister Dr. Edward B. Coe. Situated above sea level, with sweeping views of the Peconic, the land was named Divinity Hill. Renamed, renovated and most recently restored in 2009, Sunset Hill, Dr. Storrs’ home at 22 Prospect Avenue, is now for sale for $8.875 million. The home has new chimneys—rebuilt brick by brick—and a basement, which it lacked for its first 130-plus years. It has new wiring, new heating, a new swimming pool and new shingles replicated from the originals.

As a business owner, seeing your enterprise thrive is the ultimate reward for years of hard work. What can be equally fulfilling is using your success to give back to the causes that are most important to you. And involving your family in your philanthropic vision can make it all the more meaningful. Just like the family business, family philanthropy can be hard work, yet immensely rewarding. When a family takes the time to identify goals and where and how to give, it can create a family legacy for generations to come. Communication is key. It’s important to remember that multigenerational philanthropy should not be the senior generation showing younger generations how to engage in philanthropy, or even giving by example. Rather, it’s about the family collaborating. Together, you need to determine the approach to giving that is right for your family now, and how that might evolve down the road. Where to begin. As philanthropist John D. Rockefeller advised, charitable giving should be treated like investing. A family needs to think about its

portfolio of assets and its portfolio of interests. Some assets may work best for family philanthropy, while others may be best for personal giving or better suited for family investment. But even as you consider assets to give, you need to decide collectively on your philanthropic interests. The savviest business owners also take advantage of estate planning and income tax minimization benefits while they fulfill philanthropic goals.

UN RE A L E STATE Prospect Chapel, which still stands. Built in 1875, it was a center of entertainment, set inside a natural amphitheater, and served as an open-air forum for religious ceremonies. It was designated a National Historic Landmark in 1976. A few years prior, in 1872, The Prospect House hotel was built. Though it initially served as a social center exclusively for Heights association members, it was later opened to the public, becoming one of the premier luxury hotels at the time. According to the Shelter Island Reporter, Clark Gable was a frequent visitor. Fire damaged the Prospect Hotel in 1923. It was rebuilt, but it completely burned down in 1942. The site is now called Prospect Park.

Dr. Storrs was a minister at Church of the Pilgrims in Brooklyn Heights. Abraham Lincoln maintained a pew there. Dr. Storrs eulogized him in 1865. Almost 20 years later, in 1883, Dr. Storrs delivered prayers at the opening ceremony of the Brooklyn Bridge. Storrs built his home when he was 60 years old. According to Dunhill, as was customary at the time, the house was built in one season, from cookie cutter designs. Homes were then individualized, and deviations from the norm gave “the island’s Carpenter Gothic architecture its unique ebullience.” Dr. Storrs died in 1900, and the home has since gone through a number of owners and renovations, including, belatedly, a kitchen and bathrooms.

In 1922, the Shelter Island Heights Association transferred the property to Jay Rathbun, an avid sailor with the Shelter Island Yacht Club (established in 1886). In 1931, the property was transferred to Charles Angell, who was prominent in the Brooklyn and Shelter Island communities. He was the president of Cranford Co. subway contractors. Angell was a former head of the Brooklyn Rotary Club, an active participant in Shelter Island Civic affairs, serving as commissioner of the Shelter Island Heights Fire Department, and the vice president of the New York State Hotel Association and the Shelter Island Heights Association, which operated the Prospect Hotel. Angell died in his Shelter Island home in 1933.

In the 1960s, future New York governor Hugh Carey and his family used Sunset Hill as their summer residence. Hugo and Priscilla Dunhill, the writer and lecturer, acquired the property in 1969. The current owners purchased Sunset Hill in 2008, and immediately set about renovating and restoring the property, under the auspices of the Shelter Island Heights Historic District, which includes 141 buildings. The Heights have also been listed as both National and New York State Historic Districts since 1993. Today, the home boasts seven bedrooms and eight bathrooms, with 7,165 square feet on 1.87 acres. And, you don’t have to be from Brooklyn to enjoy all that space.

t was the worst of times. In 1977, New York City was on the edge of the abyss. That summer, a blackout plunged the city into a darkness as symbolic as it was frightfully real. The Bronx was burning, the .44 Caliber Killer was on the loose, the weather was sweltering, the economy failing, poverty and crime seemed intractable, drugs were rampant and real estate values stagnant. But… It was also the best of times. A virtually lawless society encouraged indulgence, license and explosive creativity. Punk was percolating on the Bowery. Hip-hop was happening uptown. The city’s women and its gay and minority communities were tasting and savoring liberation. And a new sound, disco, was a pulsing beat uniting the world. Hedonism found its headquarters that spring when, late in April, Studio 54 opened in what had once been a midtown opera house. In a matter of weeks, it became the temple of a new cult that worshipped fame, beauty, wealth, fashion, entertainment and media, and the source of a new set of bacchanalian rituals that would redefine and revive the notion of Society. Nothing has been the same since. Outside Studio 54, crowds queued for the approval that came with admission. Inside, the bold-faced were stirred together with the sexy and young into an addictive recipe by owners Ian Schrager and Steve Rubell. The nightly revels were chronicled by Anton Perich, a Croatian-born photographer and filmmaker who’d spent ten years in Paris before moving to New York, where he hosted an influential public-access cable television show and founded Night, the oversized journal that pioneered party photography. This spring, Perich brought “AVENUE” a cache of more than a thousand images taken during Studio’s brief reign of less than three years—and unseen in the 40 years since. The velvet rope has lifted again. Just for a moment, let’s party like it’s 1977. —Michael Gross

AUTHOR HOLLY PETERSON RIDES THE SWELLS OF THE HAMPTONS HIERARCHY by Holly Peterson

SUMMER BEGINS WITH AN infinitesimal tilt of the Earth’s axis, letting direct sun warm our days. For people who grew up on the tip of Long Island, “summer” is a noun. For a New Yorker who rents or owns a second residence in this beachfront community, the word is more often used as an active verb…as in “we summer in Southampton.” That’s where the trouble begins. Classes and cultures collide in the Hamptons, where the rich storm in for a few months and crash into real life with their wake. They bump up against the local population who, amazingly enough, live in one residence all year long. Vintners, gardeners, contractors and land surveyors all service a group for whom “have a job” often means owning, running or being the majority stockholder in a multinational conglomerate. The currents between these groups churn with more force than the crashing waves of the Atlantic we all share. There are cultural clashes just as powerful: old money people who grew up sipping Southsides on their tattered couches try to mix with new money people who have purchased 12-foot Jeff Koons balloon dog sculptures for some whimsy on their lawns. As a novelist, I know that if I’m lucky enough to wrestle this awkward friction onto the page, the energy will drive a narrative along faster than the Friday afternoon 4:09 cannonball train careening from Jamaica station in a straight shot to the Hamptons. And so, I penned a book about these opposing forces. This strange cocktail of classes is shaken up in each establishment in town: at Tutto il Giorno, a local couple is having a special anniversary lunch date next to a bunch of 14-year-old girls who were versed in burrata varieties by age 4 and think nothing of charging a $318 bill to Daddy. Or, a self-made titan might compete in a member/guest tournament on the famed tennis courts of a private club, but never be considered for membership. Both winners know this as they share sweaty glances over the silver chalice their names will be engraved on. One partner will point it out in a glass case to his kids as they attend the daily club camp, but the other winner can only can hope for scattered lunch invites and trophy sightings over the summer.

borough developer, and all ages at every table from teens to octogenarians. On the dance floor once two summers ago, a Supreme Court justice twirled around the local bombshell who works in retail. The justice’s popping eyeballs at her minidress suggested he was not able to cite a precedent of equal perfection. In these colliding worlds, people who started out with nothing and hit the jackpot, say, in the hedge fund arena, know nothing about boundaries. Their trajectory has gone from a cop’s son in Bay Shore to landowner with a staff in matching khakis and white polo shirts. This has skewed their worldview, or, more accurately, fried any sense of reality in their brains. Derivatives and collateralized debt obligations they can handle, but limits in

I was raised in the group for which “summer” is an active verb. I’ve learned that even saying “the Hamptons” is a dead giveaway for an invader from the city. The local people say Southampton and East Hampton, for these are towns people grew up in, not a Technicolor seasonal resort with gemstone-colored wagons and produce. My mingling with very different groups started when I took up surfing. The camaraderie born in the rough riptides with the mostly local surfers turned into lazy afternoons on the sand. Many of them were full-time Southampton teachers, architects and artists. Once bonds that transgressed financial lines were formed in the equality of the sea, we built family friendships with homemade pizza dinners and travels to Mexican surf breaks, close relationships for me and mentors for my children that have thus far lasted a decade. That first summer I hosted a lobster bake for the entire surf camp—and invited every instructor, parent and student. The families from the city were unfazed by the catering and service. The instructors played along, but considered the shellfish spread and signature drinks a bit over the top for a Tuesday night in August. As the sun set, and the bonfire and haystack circle were produced on cue, a waiter handed my instructor Java a well-made, preprepared s’more. Java turned to me and said, “Isn’t the whole point of s’mores to make them on your own?” I remember a news executive friend whom I’d excitedly invited to meet my new posse sitting a safe distance away from all of us on a blanket on the sand, asking his wife, “Remind me, why are we here?” As the summers tore on, and I learned to master the confounding and ever-changing waves, I found many soul mates. Our friendships meant more mingling between divergent social groups in the Hamptons… and yes, the triggering of awkward moments that would fill a novel. My landscaper, also a fellow surfer, would step off his John Deere in my backyard, wash off, and then join my Wall Street veteran father for dinner. “Tell me about your ROI,” my father would ask, trying to find common ground. The conversations were a bit off-kilter, though everyone tried hard to pretend they were smooth sailing. We shared some authentic laughs, but I’m not willing to say the conversation flowed with the certainty of changing tides. At my annual summer dancing party, which mixes all incomes, ages and backgrounds, this blending is intense and fraught. I sit the blushing socialite next to the surfer, the Riverhead cabinet maker next to the five-

daily life are not something the richest of the rich can calculate: No, honey, you can’t invite the contractor to lunch: he made the shelves too shallow for the plates we bought in Capri, and I’m furious. Most of the people with gargantuan checking accounts who sit atop those oceanfront dunes are living differently than they did when they were starting out. They are making it up as they go. And so these people are unclear about friendships, and people on the receiving end confuse kindness for kinship. And, deliciously…vice versa. These scenes were the lifeblood for my novel, It Happens in the Hamptons. For those who went from $30,000 annually to $30 million after only a decade in the work force, life has been quite limitless. Many of these men don’t understand that their Niagara Falls rush of cash only flows to .00001% of this country.

After all, the fabulously wealthy guy was simply good in math, earned a business degree from Fordham and landed on a trading floor in his twenties. Timing and a magnanimous boss who recognized talent and drive put him in a position to make enough money to own a few homes by age 30. The stock market upswings and hedge fund two and twenty rules enabled this police officer’s son to earn dozens of millions by his late thirties. Now able to support three homes and three kids with ease on just a portion of the interest his money is churning out, he has lost touch with how it feels to take home $450 a week after tax. This über rich guy has forgotten those sleepless nights worrying about college loan payments before he met that boss. Part of him feels anyone could do what he did if they just tried a little harder. He doesn’t think of himself as a creature from another planet, but still one of the guys. That’s the reason the friction between Hamptons’ classes stays steaming with tension. So the rich guy offers the landscaper a brew from the garage fridge and thinks he’s a new buddy. Or, he takes a surf lesson from a cool 40-year-old local sculptor and wants him to come for lunch. When the Loaves and Fishes $100-a-pound lobster stuffed into each hot dog roll is served an 70 | AVENUE ON THE BEACH • JULY 2017

hour after the lesson, everyone knows the “sandwich” cost more than the instructor clocked all morning. But the rich guy is insistent he’s just being generous by serving it. He’s too tone-deaf, too sure he’s still that Fordham student inside. He doesn’t get that his gargantuan, incomprehensible mounds of cash makes people hugely uncomfortable. Before hedge fund bonanzas, being rich used to be a more codified position, with set behavior and rules. The staff were separate and in uniforms, not chomping on fried rock shrimp tempura the new chef copied from Nobu. One used to mimic the manners of those who came before you. One’s wife had to entertain like the JP Morgan people with Nana’s candelabra and a punch bowl from Daddy’s Yale regatta. Now a man named Gates or Thiel can skip college and “make it.” A top Wall Street chief can move into a condo next to Russian oligarchs, because he wants to say “screw you” to an uptight Fifth Avenue co-op board looking for transparent financials. People who made their money telling people to piss off rather than inheriting it know less about rule playing. They, in fact, revel in breaking them. In addition, if one is self-made, and grew up waiting on tables, one is less likely to look down on people doing so. That’s again where things get messy: The people at the restaurants who serve your drinks and at the club are not your friends because you did the same to put yourself through school. It takes generations to learn how to turn people into invisible objects, to feel superior in one’s bones, which is one reason stone-cold reptilian WASP matrons are pretty good at it. They keep their housekeepers in uniform even though it looks like an anachronism from the 1950s. Their beach clubs are formally delineated with a rope from the cabanas to the shores, literal (and safe and unawkward) lines drawn physically in the sand. For me, transgressing those lines has meant intense friendships born in the sea that roils with rips and sudden, unpredictable tidal flows. Like most authors, I wrote a book about what I know. We move forward and back, sometimes best friends, at other times facing an awkward moment when a bill must be paid or a tip is in order, mimicking the jolting of that Long Island Rail Road car. Clashing cultures invading my own real life, indeed.

Holly Peterson’s new book, It Happens in the Hamptons, was released on May 9.

CRASHING THE

PARTY WAVE THE BLUE BOOK OF SURFER ETIQUETTE by Kelly Laffey

THE BREAKERS ON THE EAST END are seldom ripe for true surfing beginners. In the rough conditions, a hierarchical structure is born. And it’s not the one that weekend warriors are accustomed to, where money and titles matter above all. A surfer’s ability and roots factor in. But they’re not the most important qualifications. “The overriding governing rule on the ocean is, in order to get respect, you have to give it,” says Evelyn O’Doherty, a local surfer and a stand-up paddleboard and yoga instructor who frequently surfs in Montauk. There’s a saying in beach towns: “Never turn your back on the ocean.” The phrase refers to the fact that the conditions can change in an instant. But surfers need to be cognizant of more than just the waves. They self-govern, and the best—and, truthfully, only—way to break into a surf lineup is to show proper respect. It’s not hard. At Ditch Plains in Montauk, the rules are written on a sign at the entrance: Surfers already on a wave have the right of way. Surfers closer to the wave have the right to catch that particular wave. Few at Ditch, which has become known as a beginners’ break, heed those rules. Summer weekends bring dangerous conditions to the spot, which is heralded as one of the best places to surf on both the East End and the East Coast. When an overwhelming number of surfers vie for the small number of waves, safety issues arise. Boards fly. Fins slice through the air. Collisions happen. “It’s such an easy wave that any moron can and does paddle out,” reads one review of Ditch on TripAdvisor. With roughly 120 miles of coast on Long Island, finding a less crowded break is more than possible, suggests O’Doherty. Local places “100 percent exist,” confirms Shane Dyckman, who heads Flying Point Surf School. In lesser-known spots, conditions often

determine who paddles out. If the waves are big, only those who know what they’re doing will be in the water. Locals know how to deal with crowds. “When you have so much influx in your home waters, the local people look out for each other,” says O’Doherty. But they also know that a strictly nativist attitude shuts out the potential for new friendships and relationships. Regardless of where they’re from, people who respect the surf and the lineup are generally welcomed. “If you’re a good surfer, you’ll be able to deal with [any hostility you encounter], and soon you’ll all be trading waves. You’re never going to win over some guys. They can’t adapt to change,” says Dyckman. “But that goes along with anything in life.” Once a sport for beach bums, surfing is now much more mainstream, attracting everyone from kids to moms—like author Holly Peterson— to people looking for a new challenge, continues Dyckman. The paddle out is its own adventure, but the reward comes when gliding down the face of a wave and rushing toward shore. “Surfing is so popular because it’s the most fun thing to do,” says Dyckman. “But it takes time to be able to enjoy it. You have to be dedicated, and half the road to becoming a real surfer is having etiquette.” “If you’re a New York surfer and you love it, you’re pretty gritty,” says O’Doherty, referring to the dedicated group, herself included, who surf the East End year-round. “It’s become a nice little surf community,” adds Dyckman. He contrasts the Long Island break to California, where surf culture is so pervasive that every spot is crowded. Here, there are enough waves to go around, if you know where to look. Surfing is as much about preparation as it is about patience and timing. On any given day, you can either wipe out, or catch the ride of your life. People who respect the rules open themselves up to the thrill of either possibility. The ocean is the ultimate equalizer.

SOUTHAMPTON’S AUDREY GRUSS IS DETERMINED TO DEFEAT DEPRESSION

Painting by Hunt Slonem

I

t’s a miserable mid-May Saturday, cold, damp and gray. But in her stately 10-year-old home, built from the ground up in the Estate section of Southampton, Audrey Gruss is all sunshine and flowers. The on-the-scene social figure with homes in New York, London and Palm Beach has just arrived from a classic car rally in Italy to open the house for the season. “I was the navigator for my husband because I speak Italian,” she says of Martin Gruss, whose father founded a top-tier private investment firm. “We drove from Brescia to Rome and ended at a black-tie dinner in the Ferrari factory in Maranello.” The only issue? Driving down a hillside of hairpin turns in the rain with no windshield wipers. “But Martin has amazing vision and can really focus,” she says. While the man of the house, her second husband, is keen on his classic cars (kept in stables next to a tree-lined oval driving track and Ascot-style viewing stand) the lady of the house is all about her gardens. She loves gardens so much that she lobbied to move to Southampton from the dunes of East Hampton in order to cultivate various “rooms” on her six green acres with the help of local landscaping legend Edwina von Gal. “She did our twenty acres in Greenwich,” Gruss says in a controlled voice that suggests something between a purr and a flute, “so we had to have her do the property here.” In rain boots, quilted jacket and vintage Hermès scarf that brings to mind Grace Kelly or Tippi Hedren on a day without any stress or intrigue, Gruss shows off the all-white cutting garden between her flower room (with its own refrigerator and supplies for the elaborate arrangements she makes) and potting shed. She walks along endless pathways, pointing out lawns ringed by hydrangeas or viburnums, the whimsical Barry Flanagan hare sculpture, a bespoke pond, a massive maple that had been moved from another spot on the property and the orchard of apple trees von Gal planted—blossoming like a row of brides in white. 74 | AVENUE ON THE BEACH • JULY 2017

“Mutsu apples are fantastic because they’re so crisp,” she says. “I make applesauce from them and give out jars to everyone at Christmas.” When she passes the fern garden to stop at an expansive glade of lily of the valley (just starting to bloom with tiny white bells), she pauses. Her smile fades and a wistful look crosses her flawless face. “Lily of the valley was one of my mother’s favorite flowers,” she says. Hope, her charming music-, art- and poetry-loving mother, suffered from depression and was hospitalized many times because it had

“Out here, I become very calm and focused,” she says. “This is where my resolve to make a difference gets reinforced.” become so crippling. She died in 2005. For Gruss flowers can be a trigger for either joy or a contemplative sadness. “When I arrive from the city I sit out here and I always become very calm and focused,” she says. “This is where my resolve to make a difference gets reinforced.” The year after her mother died, Gruss started an organization called Hope for Depression Research Foundation. Now considered the country’s leading nonprofit organization focused on depression research, it has to date invested more than $20 million through more than 125 grants. On Saturday, August 5, in Southampton, Gruss will preside over the Walk of Hope + 5K Run to Defeat Depression. She and her two sisters were raised in New Jersey horse country. Her parents moved there from Lithuania (by way of a refugee camp in Germany) after World War II. Her father, a former army officer, knew about horses and found work as a trainer before starting an aviation electronics business. Her education-obsessed mother doted on her daughters and made sure they had music and dance lessons. It wasn’t until the future Mrs. Gruss was a teenager (she did some modeling at the time in Manhattan) that her mother had several “nervous breakdowns,” leaving her children mystified through their college years. After her mother’s death at 83, Gruss was angry about her suffering and the lack of information available to all the families living with somehow who is clinically depressed. She was also unhappy with the limited treatment options: the same old medications but with different names, most of which had had bad side effects for her mother, or electroconvulsive therapy. “For 35 years now, there has been nothing new for the treatment of depression,” Gruss says. “And for fifty percent of the population, the standard antidepressants don’t work, so I’m trying to change that by finding other ways to combat the illness.” Gruss is as hardworking as she is well connected. A board member of Lenox Hill Neighborhood House, FIT’s Couture Council and Byrd Hoffman Water Mill Foundation, which operates the Watermill Center, she takes on leadership roles for numerous organizations, including Southampton Hospital, where a much-needed wing for immediate stroke and cardiac care bears her and her husband’s name. Her career résumé is as impressive as her record of philanthropy and service. After earning a degree in biology from Tufts, Gruss found a job at Revlon’s research center, and went on to executive positions in international marketing and advertising at J.P. Stevens and Elizabeth Arden. As the former co-owner of Terme di Saturnia, an international skin-care line, she launched the product at Saks Fifth Avenue. And as a high-profile figure swimming in the well-lit social fishbowls of the elite, she learned to take the occasional gossip drubbing too. In 2013 she became tabloid fodder when she went to court in a houndstooth Chanel suit and freshwater pearls, according to the New York Post, to testify for her friend Lionel Geneste. He had been fired from his job as creative director at Naeem Khan and was suing the fashion designer. JULY 2017 • AVENUE ON THE BEACH | 75

Gruss claimed that Khan, who has dressed Michelle Obama, Lady Gaga and Beyoncé, was designing “mother of the bride” dresses before her friend came along. When asked by a lawyer what made her an expert, she said, “I purchase haute couture in Paris.” This kind of haute frivolity seems to have nothing to do with the measured, laser-sharp woman talking about depression from the living room of a gracious new home made to look old and sprinkled with contemporary artwork by Anselm Kiefer, Anish Kapoor and others. “Research shows that the best treatment today is a combination of medications with cognitive behavioral therapy,” she says. “And causes can be genetic; epigenetic, which means environmental; or from trauma. Socioeconomics can have a lot to do with it.” And of course, there’s the biological aspect that she feels is not understood well enough. “Do you know how serotonin works?” she asks, holding her beautifully manicured hands in front of her face and wiggling her slender fingers. With the enthusiasm of a natural teacher, she explains that when serotonin is depleted, the nerve endings cannot transmit the hormones associated with feelings of well-being, hence the antidepressant acronym SSRI for selective serotonin reuptake inhibitor. “Serotonin, norepinephrine and dopamine are the

three neurotransmitters,” she says, “and without enough in our systems we become nervous wrecks.” Although there were reports last winter of some Trump-averse nervous wrecks in Palm Beach, where Gruss is a reigning social figure, she is not one of them. Occasionally photographed with Melania Trump, who is a friend, she has had the president to her home for dinner, and once weighed in when he asked about the controversial size of the flag he was flying over Mar-aLago. If she has any strong opinions, she isn’t sharing them. She isn’t about to burn any bridges. “I may have to go to him or someone in his administration for funding,” she says. “The pharmaceutical companies don’t want to do brain science research because it’s too expensive, so it really requires a combination of private and government money.”

Painting by Gregory Johnson

“Haute frivolity seems to have nothing to do with the measured, laser-sharp woman talking about depression.” She’s pleased to say that one of the seven scientists on her organization’s task force, the electrophysiologist Joshua Gordon, was appointed head of the National Institute of Mental Health in September. And her dream of raising awareness that depression is behind almost all mental illness is not beyond achieving, she believes, as her organization is thriving. “Bipolarity, postpartum, post-traumatic stress disorder, anxiety and suicide are part of what we’re thinking about,” she says. “When you talk about depression, our umbrella is big.” Her rain umbrella is pretty big as well: she needs it to go outside. In a silver Jaguar coupe with Florida license plates, she drives from her house through empty preseason lanes to Lake Agawam near the center of Southampton Village. She wants to show off the site of her Walk of Hope, which drew 200 participants for its first outing last summer. “My mother must have been smiling, because she brought us sunshine,” she says. She stands with statuesque grace on the imposing steps of the Veterans Memorial Hall, where participants will register for the event, led this year by field marshal Jay McInerney, the novelist, a friend and a supporter. She hopes that the mayor of the village will participate again. “That was really so nice of him to show up for us,” she says. She can’t contain her pleasure when thinking about what she has been able to accomplish. But she has to get home and get ready for a photo shoot, then a dinner party at the home of friends. She wonders if she has any clothes warm enough for an unseasonably cold spring night. On the wet field across the street a father and his son play soccer, oblivious to the rain. “Exercise is very important if you want to feel well,” she says. She breaks into a smile, then laughs as she watches the pair, who are totally soaked and happy in the rain. “Those two must have a healthy amount of serotonin flowing,” she says.

A moment with one of the city’s top real estate experts . . . IRREPLACEABLE SERVICES The real estate profession is an information and service business. As an industry, it has been years since we as brokers have been the sole gatekeepers of information. Yet the value of our professional service is greater than ever. Technology has changed so much, but it cannot replace the services provided by licensed professionals who deliver marketing and representation and who capably filter, carefully analyze and correctly interpret the information. This is especially true in a very nuanced market like NYC, where 65 percent of the owned real estate are cooperative properties, which from the outside may look very similar, while values of apartments within those buildings vary tremendously. From the seller’s perspective, services including marketing expertise and negotiating skills are key. Evaluation and pricing are essential, with correct, up-to-date knowledge of comparable sales. Proper presentation can substantially add to the price achieved. A professional broker stages if necessary and shows property to its best advantage. A seller’s most important audience is the brokerage community, and the listing agent’s relationship with that community is essential: Ninety-nine percent of all sales involve a broker. An additional great advantage in working with a professional broker is that a seller only owes a commission if a qualified buyer is procured at a price agreed to by the seller and a closing takes place. No matter how much we do, a broker only gets paid for results. Unlike most transactions, buying or selling a home is a very emotional process. A vital service provided by a professional real estate agent includes assistance in managing those emotions and being part of the solution, and never the problem. Hall F. HAMP T ON S ROU N D TA BL E

Real Hamptons EAST END BROKERS DISCUSS TRENDS IN TODAY’S REAL ESTATE MARKET

moderated by Kelly Laffey photographed by Daniel Gonzalez AVENUE: Why do you think people come to the Hamptons to rent and buy year after year? ROB: Because there is no better place to spend your summer! For some it’s tradition. When you remember the summers that you had growing up in the Hamptons, all of a sudden you want that for your family, and want to share and relive those great memories.

FRANK: Outdoor space. Whether it be covered porches or even indoor/outdoor living rooms, people want their architecture to be connected to the outdoors. TAMARA: We are seeing people who look for a home that is inviting and comfortable to family and friends.

THOMAS: It’s very social. If you’re from New York City, chances are you have extended family and friends out here.

ROB: First-floor masters. We’re absolutely including it in new construction. Also, more and more people are asking for elevators.

FREDERICO: I think it’s part of the atmosphere. A lot of people used to come for the whole season, but that’s changing, too. People are coming out for shorter periods of time than they used to.

MARCIA: Buyers really don’t want to do work. When they say, “I don’t want to do anything,” they want a house that’s turnkey. I’m seeing more and more of that.

MARCIA: People come out here year-round, especially in the western part of the Hamptons because it’s so close—90 minutes from Manhattan.

AVENUE: When people come out, are you seeing an amenity that they’re asking for? 104 | AVENUE ON THE BEACH • JULY 2017

“[People] want lowmaintenance materials, indoors and out.”

—Marcia Altman

ROB: It’s huge to get the staging perfect to show that house. It has to work with the space. It has to work with the congruency of the house itself—the flow, what you’re putting where and why. I’ve been into homes where it’s not working and the furniture has not exactly kept up with the style in the home and it clashes.

Marcia Altman

FREDERICO: There is the possibility now to lease the furniture. So a lot of my clients buy houses, start with the landscaping, and lease all the furniture for a couple of years until they redo the home room by room. You can lease really high-end furniture for indoors and outdoors.

ROB: And with houses that aren’t new, I’m using a lot of virtual staging now—whitewashing the interiors or putting in a different type of furniture if something is a little too traditional.

AVENUE: Can we talk about the Hamptons home styles? AVENUE: What are people asking for in outdoor spaces? FREDERICO: It’s more like they want the space to be integrated with the outdoors. We’re also doing a lot of tree houses. They’re not just for play. They can be outdoor dining rooms with beautiful chandeliers.

TAMARA: For Worth Interiors, it’s definitely more contemporary and clean. Even when somebody purchases a very traditional-looking Hamptons home, we go in and clean it up. It’s not contemporary in a European or cold urban way. It’s just a clean, tailored aesthetic.

ROBERT CANBERG, Licensed Real Estate Salesperson, Nest Seekers International

THOMAS DAVIS, Licensed Real Estate Salesperson, The Corcoran Group

—Frederico Azevedo

MARCIA: Do you need a permit to do a tree house? FREDERICO: That depends on the height that you want, as well as the size. [The town] just wants to make sure that nobody is going to live there and that you’re not going to Airbnb the tree house.

AVENUE: What are people asking for with interiors? TAMARA: They’re asking for color. People don’t want only blue and white anymore. And they’re asking for durable materials—stainproof, dogproof, kidproof, in-law-proof fabrics, furniture and rugs. EDDY: I think there’s a trend toward modern edges. There’s a sort of rebellion against buying the house that they’ve seen 10 other times. They want unique homes that have character. MARCIA: They want low-maintenance materials, indoors and out, so they can just take a hose and wash everything. We have to be careful with spec houses, because you really can’t put a lot of color in them. Grays, whites and beiges are still happening in new houses, which allows buyers to add their own favorite “pops” of color.

Frederico Azevedo

FREDERICO: It’s funny. When I came here at the beginning of the ’90s, all of my older clients lived in very modern houses. My young clients, who were in their late 20s and early 30s, wanted traditional houses. Then in the middle of the first decade of the 2000s, that started to change. Younger clients built totally modern homes. They didn’t want the traditional home anymore. FRANK: I have seen older clients show a new appreciation for modern. One of my $20-millionand-up buyers specifically wants only modern. Don’t forget, the Studio 54 generation is now in their 70s. On the flip side, I have some younger clients who, perhaps surprisingly, want traditional. They may have already a modern New York City loft and want a classic Hamptons look for their first substantial house. Whether modern or traditional, some of the most successful houses show some respect for traditional Hamptons architectural themes, yet feature modern functional options like glass walls, indoor/outdoor space and technology.

EDDY DOUMAS, Founder, Worth Interiors

TAMARA FRASER, Interior Designer, Worth Interiors

FREDERICO: In landscaping, too, they are asking more for modern lines. Previously, we used to have curved lines all around the yard. Now we have very specific gardening areas, and even more natural other spaces. People want a tailored landscape, but not something that will require too much maintenance.

AVENUE: Is it a buyer’s market or a seller’s market? FRANK: I think it’s about evenly matched. Buyers are well versed and have so many quality options to JULY 2017 • AVENUE ON THE BEACH | 105

H A M P T ON S ROUND TAB LE ROB: 65 Dune Road, East Quogue. It’s the ultimate beach house. It’s just under 10,000 square feet, on 1.4 acres. Not only do we have the daily sunrise, we also have the sunset over the bay as well, so having both of these views daily is extremely rare. choose from. They are increasingly looking to buyer’s brokers for additional insights that are not public, to obtain the best value. But Hamptons sellers are a well-heeled group, and few homeowners “need” to sell. If they don’t, they likely can collect a 4 percent rental return in 3 months’ time. And there is a new crop of buyers every year, if they miss this year’s. ROB: I agree with that. It’s great for the buyers, because they can kind of pick and choose. I also think the sellers need to get realistic and realize that they need to be in the right zone to move their house. From the buyer’s side, I’d be excited to say, “I can find my deals.” Thomas Davis Frank Bodenchak

lots of light and interiors that reflect the owner’s personality. MARCIA: I think it goes back and forth, depending on the news of the day. If something happens in the world and the stock market takes a dive, buyers will stand back and not do anything. If the news sounds good, then the buyers will be out there and more anxious to do something. They won’t be as hesitant to make an investment.

AVENUE: At what stage of the process do people usually come ask for stagers? TAMARA: Every stage. We have had people call partway through construction, and we’ve had to try to pick up the pieces and finish the project.

AVENUE: What do you think makes like the perfect Hamptons home? TAMARA: A great location, wonderful views, fantastic art, family photos, comfortable furnishings, 106 | AVENUE ON THE BEACH • JULY 2017

AVENUE: Do you have any listings that are on the market right now that you’re excited about? FRANK: I have a very high-quality seven-bedroom new construction at 43 North Haven Way, North Haven. It’s a fantastic design, and very sizable at 9,500 square feet. Originally $5.25 million, it was just reduced to $3.95 million. It’s a fantastic price for this caliber of construction and for a house with the amenities this one has: theater, wine cellar, infinity hot tub, reserve, etc. MARCIA: I represent a property that has a Tuscan look. It’s in the hamlet of Quiogue, which is between Westhampton Beach and Quogue. It’s 8,000 square feet on two acres. It has a lot of authentic details inside and out, with a tile roof, a pool, tennis court and a guest house. It’s unique and sensational at $5.675 million.

THOMAS: 408 First Neck. It’s listed at $56 million. It’s the Normandy Estate, built in 1925. The price features 8.3 acres. Or it’s available also as just the main house on a little more than five acres for $42 million. It has that historic traditional Hamptons element.

Ani Villas, Private Resort in Thailand

A GETAWAY FOR A CAUSE For Tim Reynolds, Vacation is Charity

T

im Reynolds cut his teeth in finance: first as a trader on the floors of the American and New York Stock Exchanges, then as one of the founding partners of Jane Street Capital. But Reynolds had always been interested in art—first through taking drawing lessons on a whim. As his skills grew, Reynolds realized that he could use his hobby to help people around the world. Reynolds decided to establish the Ani Art Academies, a series of art schools around the world. “I asked myself, why am I going to build K-12 schools in Africa and the Caribbean? If you’re in Uganda, where there’s no work, is biology class going to help you put food on the table?” he said. “I decided that instead of build traditional schools, I was going to build art academies, and put them in exotic tourist destinations that happen to be poor.” Each of the art academies is affiliated with a luxury Ani Villa nearby, with the money from the villas supporting the art schools. “I plan to live to at least 100, but I’d like the schools to live a lot longer than me. So, it’s set up so that after I’m

108 | AVENUE ON THE BEACH • JULY 2017

gone, the Villas will keep supporting the schools indefinitely,” says Reynolds. The villas also increase the art’s saleability. “If you saw a great painting on the side of the road in Thailand, you wouldn’t pay $5,000 for it,” he says. “But if you see it in a $10,000 per night villa, you can see what it would look like in your house.” There are now six Ani Art Academies, located in Thailand, Sri Lanka, Anguilla, the Dominican Republic, Pennsylvania and Red Bank, New Jersey. The Red Bank School is the latest, and Reynolds intends for it to be a place for disabled veterans to recuperate. Although Reynolds loved his work at Jane Street, he came to realize that the Ani Academy was more important. “In 2012, I talked to my partners and decided to take a one year sabbatical to just work on finishing a couple more schools and really throwing myself into the curriculum. And about halfway through 2012, I realized that it’s a pretty big project and that if I’m going to do it right, I need to devote a lot more time to it. So, I let my partners know and I had a nice retirement party.”

Ani Villas are the gold standard in family and group vacations. With private resorts in Anguilla, the Dominican Republic, Sri Lanka and Thailand, they have redefined luxury with a uniquely full-staff, full-service experience. For more information, go to anivillas.com and aniartacademies.org

INVISIBLE NO LONGER Dr. Peredo Makes Aging a Thing of the Past

“I was on the Long Island Rail Road, and much to my chagrin, I purchased a senior ticket because I am over the age of 65. When I showed the conductor my rail pass, he couldn’t possibly believe that I was over 65, and thought I was lying to him to get the discounted ticket. Several months later, the same thing happened with the same conductor. I continue to go back to Dr. Peredo because she is an artist who continues to bring out my best self and makes me look the way I feel.” —Skinfluence patient

IT SOUNDS IMPOSSIBLE, but it’s not! Dr. Marina Peredo has been doing life-changing procedures for years, making clients look their best (and their best age) no matter what. Dr. Peredo is painfully aware that women of a certain age can often feel invisible. Even in the midst of happy, successful lives, there comes a time when they feel like they are fading. Whether they’re powerful CEOs or devoted homemakers, they feel like they are not getting the attention from others they were used to.

Dr. Peredo brings them back, with small, personalized changes that help to turn them around. Some of the treatments Dr. Peredo suggests are injectables, resurfacing/ smoothing techniques and a personalized skin care regimen. All of these can have an almost immediate effect and can help to bring confidence back at a time when it is lacking. No matter what, the most visible difference in all of Dr. Peredo’s patients is the confidence they radiate after any procedure.

A-LIST BROKERS

The Corcoran Group

GARY DEPERSIA Licensed Associate Real Estate Broker

Q: A:

What was your most surprising sale this year? I was in Aspen during the Christmas holidays, sitting on the couch at the Little Nell after skiing when someone sits down next to me with his fiancée, now wife, and recognizes me and asks if I could help them with an August rental in the Hamptons. Sure enough, we go out to look a month or so later. They weren’t loving the options in the price range they gave to me, so I bumped them up a little, showing them three of the exquisitely furnished James Michael Howard listings. They loved all three, but the next day asked if they could revisit one that particularly appealed to them. A day later they made an offer…not as renters, but as buyers! They celebrated Memorial Day weekend in their new home. You just never know.

Q: A:

Tell us a great real estate story.

My first big listing was a spectacular stucco, stone and wood edifice on four levels of living space spanning six acres along Noyac Bay, built by one half of a European brother duo, who had a luxury leather goods company. (Think Coach with a German accent.) Coming to market in 1997 for the then obscene price of $13.995 million, I nonetheless began the marketing process. A colleague requested a showing to one of his waterfront buyers. We began the tour doing all the common rooms first, then descending into the lower levels of the house to see the indoor pool and home theatre even further below. Finally, we went up to the second level to see all the bedrooms, where each door was emblazoned with a name. There was the Ferdinand Magellan room, the Vasco da Gama room, the Hernando de Soto room, the Vasco Núñez de Balboa room and, lastly, the Christoforo Colombo room. As we were departing the second floor to view the grounds, the broker turns to me, in full earshot of his buyer, and asks, “What’s with the names on the doors? Are these friends of the owner?” You can’t make this stuff up.

TH E C O R C OR A N GROUP 51 Main Street East Hampton, NY 11937 C: 516.380.0538 W: myhamptonhomes.com E: gdp@corcoran.com

Q: A:

Tell us about a great listing.

To many buyers Sagaponack is the nexus of the Hampton experience. I have a remarkable 4-acre compound for sale on Hedges Lane that includes an original barn converted into a fabulous residence, a 6 -bedroom guest house and an airy pavilion between the pool and tennis court that acts as the pool cabana and houses the gym. A carriage house, an original hen house turned into a fantastic office and lastly a pond

traversed by a red Japanese bridge completes this amazing compound. This property offers endless possibilities on a large tableau to create the ultimate Hamptons retreat. And it is also available for rent if someone wants to take it for a test drive prior to purchase.

Q: A:

What question do you get asked the most? “So where do you think is the best place to buy a home in the Hamptons?” I get asked that question a lot, and there is no correct answer. Each person has his or her own idea of what the Hampton experience should be. For some it’s only being on the ocean, where they can roll out of bed onto the sand. For others, it’s the estate section of East Hampton or Southampton in a very upscale, established area with manicured lawns or tall privet. Still others like what I call being in the middle, from Wainscott to Water Mill, with easy access to all the other villages. Sagaponack and Bridgehampton have been extremely hot lately, with both significant house and land sales as people are drawn to both the central location and open, farmy, beachy feel. But then there are those that are drawn to the bays with their expansive water views and blazing sunsets from North Sea to Montauk, including Sag Harbor, an area where there have been a number of benchmark waterfront sales. And its not just the waterfront north of the highway attracting buyers these days. New construction and resales have been very active in areas like Water Mill and Bridgehampton North, where buyers have discovered incredible values with more elbow room, often bordering reserves.

Q: A:

Lumber Lane Estates

Do you have any interesting developments coming online? M & M Custom Homes has started construction on the first of five homes being built just off Lumber Lane in Bridgehampton, almost walking distance to the village. Each seven- to eightbedroom house in Lumber Lane Estates will offer anywhere from 4,500 to more than 5,000 square feet of living space on the first and second floors, with another 2,000 +/- square feet of finished space in the lower levels. Outside, both covered and uncovered patios will overlook the heated gunite pool with spa, framed by an extensive lawn. With only five being built, those interested should contact me today.

ENZO MORABITO Licensed Associate Real Estate Broker

Q: A:

To what do you attribute your success in real estate?

My work ethic and my team. We are always striving to be better than we were yesterday and always better than everyone else. I am fortunate to have such a dynamic and hardworking group of people who work with me. We each contribute and always strive for “Sustained Excellence”!

Q: A:

Why do you think you attract so many A-list clients?

Well, I am Enzo Morabito! My reputation as a broker with both my successful track record as well as being straight-up, honest and respectful plays a huge role.

DANIEL GONZALEZ

Q: A:

What experience do you bring to the table?

I have more than 30 years of experience in real estate on both sides of the canal and the North Fork. My knowledge of the area and the markets are second to none!

Q: A:

What do you like the most about your job?

What’s not to love?! Every day is a new and different day with experiences like no other.

Q: A:

For those selling a home, what are the little things they can do that make a big difference? Know the market around you—what has sold and what is currently on the market. You have to take the personal feelings out of the equation! Most people get frustrated that their homes won’t sell as fast as they would like them to, but it is all about the pricing.

Q: A:

What do you see as some of the best values out there?

West of the Canal…areas like Westhampton Beach, Quogue and Remsenburg are hot! 90 minutes from the city, and for a fraction of the price (and traffic!) you can have a Hamptons beach house getaway!

Q: A:

What professional accomplishment are you most proud of?

Having the title of #1 Broker for seven years running in both commissions earned and number of transactions is one honor, but having my broker peers name me as the “Master Marketer” was truly one honor I am very proud of. “Sustained Excellence” is our credo!

A-LIST BROKERS

Sotheby’s International Realty

CHRISTINA GALESI Associate Broker, Senior Global Real Estate Advisor

Q: A:

What trends are you seeing in the Hamptons market? In one word? Technology. How people are using it to buy and sell homes out here. It’s very exciting. At Sotheby’s International Realty we are constantly innovating and rolling out new capabilities. We’re providing metric-to-metric comparisons, building websites for individual properties and optimizing incoming traffic. We’re virtually staging and providing virtual reality 3-D tours. It’s a new world out here.

Q: A:

What are the implications for buyers? Can you give us examples? Sure. The 30-to-45-year-old buyers today do extensive research online. They are intensely data-driven. They need to collect and analyze information to determine fair market value for a given property. This makes them more informed. But they are also less likely to understand the intangible drivers of value in the Hamptons which are harder to measure. Online metrics are based on median prices, but in the Hamptons, dozens of $20 million properties are located only a quarter mile—or even a few feet—from $900,000 properties, simply because they’re on the south side of Montauk Highway.

Q: A:

Does that change Sotheby’s International Realty’s value proposition and the role you play as a top broker? No. The fundamentals don’t change. In fact, the volume and inaccuracy of information on the web complicates the options, risks and decisions for both buyers and sellers on many fronts. Today I see greater demand now among my clients than I ever have before for advice backed by experience, local knowledge and a brand that represents excellence worldwide. They are too busy running businesses to sift through the fire hose of information on the web. They want a trusted advisor.

Q: A:

Why do A-list buyers and sellers seek you out? We see your ads and listings everywhere. [Laughing] Well, that’s good! First: Honesty and integrity are more important to me than anything. Earning trust and knowing I did the right thing, regardless of the financial outcome, is everything. My newer A-list clients trust me because their friends do. Second: reputation. I’ve been with Sotheby’s International Realty for 18 years. It takes years to build trust and senior-level credibility among clients and brokers alike. Third: discretion. I protect my clients’ privacy unconditionally.

Q: A:

What recent professional accomplishments are you proudest of?

In 2016 I was awarded the Top 100 Most Influential Real Estate Brokers in New York by Real Estate Executive Magazine. But my value to clients is not just about me. It’s also about Sotheby’s International Realty. In any market conditions—actually, for 270 years—people have come to us for service, expertise, truth, integrity and results. That’s why I have stood by this brand for almost 20 years. Because it aligns with who I am, and that is important to me.

Together, they have built a highly custom franchise with a full-service approach toward their clients. Even in 2016, a weaker market, they were involved in 20 transactions, and sold almost every one of their listings started during the year.

Q: A:

How did you begin working together as a team?

It was natural: my wife Dawn is as passionate about design as I am about architecture. And we both come from the financial service industry and have 20 plus years of investment experience.

Q: A:

Does this give you an edge?

All our clients get two senior brokers in one team. Dawn and I connect well with other husbands and wives, who are a majority of nondeveloper buyers and sellers. Plus we back each other up 100 percent of the time.

Q: A:

What type of clientele do you serve?

The whole gamut. We have many first-time buyers…and just as many $5 million to $20 million buyers who want our opinions on construction quality, design value and investment potential. We have many investors and developers. And we have a referral base from clients whose houses we have sold quickly, in a market that is not always very liquid.

Q: A:

Has your collective Wall Street background helped you?

It’s a highly analytical, numbers-oriented background, which helps maximize our clients’ goals in what can be an emotional process. And our Wall Street backgrounds were also very focused on marketing, with their obvious benefits in selling properties. And it doesn’t hurt that many of our Wall Street and hedge fund buyers are colleagues from our former life. We share the same background and no-nonsense approach.

Q: A:

Do you think the Hamptons real estate market will stay strong?

It’s a unique market. There is a new crop of buyers every year: buyers starting families, second-home buyers, newly successful individuals, celebrities, even internationals. Yet there isn’t the same movement out of the Hamptons. And most of the vacant land has been sold over the past 10 years, and will diminish further. This points to increasing prices.

P O S T CA RD FROM . . .

BARCELONA BLISS AVENUE SENIOR EDITOR WENDY SY TRAVELS TO THE CAPITAL OF SPAIN’S CATALONIA REGION

THE MEDITERRANEAN CITY OF Barcelona is the type of place you may find hard to leave. With art and architecture all around, the energetic city is a cultural hub filled with museums, boutiques and a vibrant food scene. There’s certainly no shortage of bread with tomato, olive oil and sea salt, a signature tapa known as pa amb tomàquet in Catalan—one of two languages most locals speak (the other is, yes, Spanish). Whether you’re fluent or not, there’s plenty to talk about here.

WORK IN PROGRESS

BRIAN MELTON

Gaudí devoted the last 43 years of his life to designing the Christian temple La Sagrada Família, which attracts more than three million visitors a year. Its construction began in 1882 and is still in the making to this day. Aiming for completion by 2026, the site will have 18 towers. Our tour guide, Gonzalo Salaya Ventura, explained every detail before we headed off to the Miró and Picasso museums.

MAJESTIC MOMENT

I stayed at the Majestic Hotel and Spa, located on the popular avenue Passeig de Gràcia. Opened in 1918, the building was bought three years later by Martín Casals Galcerán, great-grandfather of the current owners. Take a walking tour through its halls and you’ll find artwork from the family’s collection—there are more than 1,000 pieces! The Majestic also offers the largest suite in the city, the Penthouse Royal, and has three eateries headed by Michelin-starred chef Nandu Jubany.

Must-Try: Stop by Vila Viniteca, one of the most celebrated wine and delicacy shops in Spain. There’s also a hidden gem of a restaurant in the cellar.

WANDER A WHILE

Take a stroll through the narrow and charming streets of the Gothic Quarter, an old Roman settlement dating as far back as 15 BC. It runs from the seaport to the Barcelona Cathedral east of Las Ramblas, the city’s well-known pedestrian promenade. Here, there are a number of vintage boutiques and confectionery shops. The sweets from Be Chocolat by Michel Clement are delicious!

NEW FRIENDS

During this trip, I met a few new friends who were also visiting Barcelona for the first time. We explored one of architect Antoni Gaudí’s notable creations, Park Güell. With curved walls, spiral chimneys, geometrical shapes and colorful mosaic tile benches, Gaudí stayed true to his unconventional design aesthetic and let his imagination run wild. 132 | AVENUE ON THE BEACH • JULY 2017

SNAPSHOT SCENE

We visited Hospital de Sant Pau, a very photogenic Art Nouveau site that was previously a longtime healthcare institution. The series of buildings, many with whimsical façades and stained glass windows, was designed in the early 20th century by Lluís Domènech i Montaner.

Celebrating 27 Years of

I had more dinner parties. I reviewed restaurants for Esquire. I was, at last, a Barefoot Hostessa. I didn’t enjoy cooking, but I loved the long, creative meals with friends it produced. Before insider trading billionaires became the best thing at a Hamptons dinner party, books, movies and TV series were packaged there. They still are. If your agent, your publisher, your editor, your financier, your star and your ideas are at a dinner party together, projects are born. Money is made—just not quite by the same people. This is a column for another day, but basically, we all work for Amazon now. One thing hasn’t changed in twenty years. Going out to eat at the beach is awful. It involves a car. It’s overcrowded, it’s noisy, it’s expensive, you can’t get a reservation. But you need a break from cooking. So I worked out a trio of (still-great) restaurants less than a mile from the house we owned next door to designer Jack Lenor Larsen’s LongHouse Reserve. I didn’t (and still wouldn’t) have to cross the highway to get to them: The Laundry (now Dopo La Spiaggia), the East Hampton Grill (formerly Della Femina’s), and Nick & Toni’s. I had gotten to know the owners in the off-season so they were nice to me even though I was hardly famous. Years later, when I began staying in Wainscott, my friend Alison Price Becker had a wonderful restaurant down the street. Today her business, Alison Hospitality, Food & Event Advisory, makes locally sourced dinners right in your own kitchen. But Alison arrived too late to save my marriage. Back in my kitchen, I was cooking instead of writing a screenplay (about a professor who falls in love with her physical trainer). My husband was writing a horror novel about a man who hangs humans in the cellar and force-feeds them like French geese to make human foie gras. (I know, I know.) Bastille Day was coming; I loved the Great Bonac Fireworks Show (celebrated in 2017 on July 16, 9:20 p.m.) over Three Mile Harbor and Devon Yacht Club. So, to lift my spirits (we were out of money), I unwisely decided to cook a dinner for forty friends on the bay beach. The deal was, I would do the party (without resentment) if he unloaded our Jeep at the beach and spent 30 minutes turning the chicken paillard on the grill. This didn’t happen. Instead, he arrived separately and disappeared into the crowd like a guest. When it was time to cook the chicken, I found him lounging in the sand with a couple of friends. Someone else’s famished husband took over the grill. A while later, my husband came to life and accidentally launched a bottle rocket almost straight into the face of actor Griffin Dunne (whose present-day mini-series, I Love Dick, is streaming on, you guessed it, Amazon Prime). “His face! His face is his career!” a pal yelled at me. I went home that night and asked for a divorce. And that was the end of my life as a Hamptons chef.

HOW TO LOSE A WIFE IN THE HAMPTONS RECIPES FOR DISASTA FROM A BAREFOOT HOSTESSA by Suzanne O’Malley

T

he first dinner party I hosted in the Hamptons was to reciprocate for the dinners that my thenboyfriend, Dan, and I enjoyed as guests. Dan couldn’t turn on an electric oven. Yet he had neither starved to death nor lacked for dinner party invitations. If I’d left well enough alone maybe the relationship would have lasted. But I doubt it. I could cook anything at all—as long as it was from The Better Homes & Gardens Cookbook. But cooking in the Hamptons was wildly competitive. Restaurant stoves popped up in home kitchens faster than yoga studios in Brooklyn. I was in my early twenties and lost at sea like a Frisbee in the Atlantic. Dan came to the rescue. His housekeeper knew women who cooked but didn’t serve. He found a professional butler named “Coco” from Lily Pond Lane who served and bartended. There was an A-list and a B-list of Hamptons guests, Dan explained. Wasn’t that harsh? No, it was just the way things were. We would invite everyone to a cocktail party from 5 to 7 p.m.

The “B-listers” would go home at 7 p.m.; the “A-listers” would stay on for dinner. It hadn’t occurred to me that Dan’s party plan relied on what I call “manlistening”—as opposed to “mansplaining.” Like if your poodle (one of the smartest dogs)

and surprised us with his spotless, starched white serving jacket. Coco was equally surprised by our haute bohemian writers’ nest. Fortunately, he was a consummate professional and hardly showed his disdain.

Thai chicken. The “A-list” was cranky with hunger. I was torn between bidding adieu to writer George Plimpton (I hate to say this, but he was the last of the “B-list” to go) and attending to composer/lyricist Stephen Sondheim, who had already seated himself at the dinner table. Coco produced a small bell, rang it, and announced, basso profundo: “Dinner is served.” I don’t remember anything after that except I never saw Sondheim again (yes, he’s still alive). But for my sense of the absurd, I would have hidden in a closet for a couple hours like my mother occasionally did. Dan and I got married. I learned to whip up tricolor vegetable pâté, salmon en croûte, cold cucumber soup, chocolate soufflé; my desserts rivaled those of any French pastry chef. All I needed was a proper cookbook and ingredients. My dishes came out as described, on time, and were followed by the instant gratification of a party. Cooking was so unlike writing. You never knew how writing would come out; it could go on forever if you weren’t careful, and you were alone in the middle of the night when you typed “The End.”

“His face! His face is his career!” a pal yelled when my husband launched a bottle rocket at Griffin Dunne. I went home that night and asked for a divorce. Naturally, the “B-list” failed to depart at 7 p.m.; they were having a great time, with better and better guests arriving every second. Something had gone wrong in the kitchen—a problem with the peanut sauce for the
