DEAR READERS, GROWING UP, I never imagined that I would prefer January to December. But now I do. January is my palate cleanser. And while I don’t think I’ve ever kept a New Year’s resolution beyond day three of the New Year, I live in hope that one day I will. However, I have now made one vow, which I hope I won’t break: I’ve signed up to run a half-marathon on the twentyfifth of January in Central Park. Anything to beat the winter blues. There, now I’ve done it—I’ve announced to the readers of AVENUE that I will run this race, and so there is no backing out now.
January is also the time that I try to catch up on my reading. The book I’m reading at the moment is The Expatriates by Janice Y. K. Lee, a sharply observed look at the experiences of four women living abroad in Hong Kong. Lee is a keen witness to a world which is both foreign and all too familiar. The group of expats whom Lee writes about form part of a small and yet powerful elite who are culturally out of step with the local populations. The wives often have had to leave jobs and support networks in order to restart their lives very far from home. Everyone can relate to a sense of feeling displaced and feeling from home, as well as the anxiety that comes with having to re-create an identity. The book is pretty riveting, and I’d recommend it to anyone who likes social observation. Read our interview with Lee to find out what inspired her to write about this small and driven society all the way across the world. Palm Beach and Hong Kong actually have a lot in common. They are both populated by a tiny group of very influential people. I believe that the concentration of billionaires is higher in Florida than it is anywhere else in the United States. Despite this intense wealth,

One local who embodies this laid-back influence is Kelly Klein. Her insider, fly-on-the-wall perspective and cozy aesthetic comes through in her latest book, Photographs, which is a fun romp through a terrifically glamorous chapter of her life. Klein seems calmer now and very much at peace with herself. Her role as a mother to Lukas, aged 8, seems to have expanded her universe in a variety of ways. As our pictures and article attest, Klein is in a tranquil state. And I for one, would love to know her secret. Enjoy the issue. Daisy Prince

hen Mary Ourisman, a former United States ambassador, told a Palm Beach town councilman that she had bought 300 Regents Park Road, a house in the island’s tony Estate Section, he was more than a little bemused. The 6,900-square-foot home, built in 1958 in a clean-lined style sometimes called Palm Beach Regency, had good bones and great promise, but it was also dated and in need of major work. The water-damaged living room floor had never been repaired after a hurricane blew an anchor through a skylight, and the house was shoehorned onto a narrow lot with no space to expand either front or back. “He said, ‘My wife has always loved that house,’” recalled Mrs. Ourisman, who bought the home for $3.8 million in 2012. “Let me know if you can figure out what to do with it, because you’re either going to deserve all kinds of kudos or you’re the craziest person I know.’” The councilman proved prescient. Ever since the completion in late 2014 of a nearly two-year rehabilitation project, the kudos have been rolling in, culminating in December with the presentation of the Robert I. Ballinger Award to the ambassador and her husband, Mandy, by the Preservation Foundation of 46 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JANUARY 2016

The honor is given annually for outstanding restoration or renovation of historic architecture. “We don’t want things frozen in time, sitting in formaldehyde,” said Alexander Ives, the foundation’s president. “We want houses that have their history but are a living part of their community, and that’s what they’ve done here with an addition that works seamlessly.” The Ourisman home is in Regents Park, one of two Regency-style Palm Beach communities built in the late 1950s and early 1960s by selftaught architect Clarence Mack. The enclave, five column-fronted, symmetrically balanced residences arranged around an oval parterre, was named the first new historic district in 25 years by the Town of Palm Beach last spring. The Preservation Foundation’s campaign to extend such landmark protection to Regents Park had gained new urgency after the approval in 2014 of a demolition request from the owner of a house in Parc Monceau, the other Regency-style enclave Mack designed. That house was recently razed. Regents Park could easily have suffered a similar blow to its architectural cohesiveness if not for the vision of Mrs. Ourisman and the design team at William R. Eubanks Interior Design. From the moment they saw the house,

the ambassador and her designers, Mr. Eubanks and D. Mitchell Brown, loved the home’s gracious proportions and generous 12-foot ceilings, which are unusual for the island. But they felt the residence and its grounds needed to be adapted to the 21st-century Palm Beach lifestyle. Mack was known for rooms that are overscaled by period Palm Beach standards, one flowing into the next in a commodious manner. “Unlike some of the Mediterranean houses of that era, which have lower ceilings or a lot of halls, Regency houses just go from room to room,” Mr. Brown said. “You have classical columns and dentil moldings, but at the same time it’s a big, open, tropical environment.” Grace and scale notwithstanding, however, the house lacked a terrace for outdoor entertaining, a staple of contemporary Palm Beach living. The main entrance of the house is on its southern elevation, and its western side opened onto a long, narrow yard that ran right up to the bank of the Intracoastal Waterway. “But outside there was nothing there,” Mrs. Ourisman recalled. “It was the size of a football field, but there was no loggia, no tented area, no dock, nothing to protect you from the sun.” The ambassador took the vacant yard as an opportunity. “I love to paint,” she said, “and it was like a great blank canvas where you could add anything you liked.” 48 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JANUARY 2016

Mrs. Ourisman, the U.S. ambassador to Barbados and the Eastern Caribbean from 2006 to 2008, is an avid swimmer, so she and her designers built a 60-foot swimming pool, giving it a cobalt blue interior that lent it the vivid, shimmering quality of a reflecting pool. Along the western side of the house, they decided to add a covered loggia, an outdoor dining and lounging area topped with a classical pediment supported by columns. As a reference for the new loggia, the ambassador provided the Eubanks team with a photograph of a well-proportioned pediment on another Regents Park house, ensuring that the new pediment would blend organically into Mack’s original design. “We and the Ourismans really wanted to keep the integrity of what was there,” Mr. Eubanks said. The overall consistency of design was furthered, too, by a pair of matching balustrades flanking the new pediment, which were created with a mold taken from an original baluster on the main façade. To precisely match the cornice profile from the existing house, the Eubanks team rejected their contractor’s suggestion that the loggia’s cornice be made out of four-foot cast-stone sections, which might have left visible vertical seams. Instead, the new cornice was painstakingly troweled with stucco. “We have very skilled stucco craftsmen here in Palm Beach,” said David Gengler, the Eubanks firm’s in-house architect. “They custom-made the troweling tools to match the three-stepped trim.” The loggia gave the Ourismans three new outdoor spaces protected from the elements: a dining room, a living area, and a cozy fireplace area where Mr. Ourisman likes to smoke his cigars and watch football games. (Above the limestone mantle, a wooden overmantle with a faux-limestone finish is equipped with cleverly concealed doors that open up to reveal a television.) At sunset, the vista from the loggia can be breathtaking: the long, shimmering pool flanked by pagodas and sago palm trees; the generous expanse of green extending to a handsome new dock; and beyond, the blue waters of the Intracoastal Waterway, with a sun the ambassador describes as “the brightest red I’ve ever seen” going down behind Bingham Island, a densely wooded Audubon bird sanctuary. The outdoor living area from which the Ourismans and their guests take in this view is furnished with latticework sofas upholstered according to a very specific standard. “We had the colors of champagne, rock crystal, and a little ocean blue in our heads the whole time we were selecting upholstery for the house,” Mr. Eubanks explained, pausing just a moment before purring, “which of course are also the colors Mary Ourisman looks best in.” ✦

elly Klein has had quite a life,” Bob Colacello writes in the afterword of Klein’s new book of photography. Quite true, and in recent years she has entered a totally new chapter, filled with the hard daily work of mothering an energetic young boy, her career as a photographer and collectible photo book editor, and a beautiful breezy home in Palm Beach. Her latest book, published in October by Rizzoli, is a departure for her. Simply called Photographs by Kelly Klein, it is different from each of the six she curated and edited before it in that it exclusively features her own photographs. Page after page of the oversized tome juxtaposes some of Klein’s striking fashion shots with eye-catching still lifes and landscapes, as well as haunting glimpses from her many amazing travels. Sprinkled in the middle of these dazzling compositions are more personal Instagram stories and informal party pics from Kelly’s storied life—populated with the likes of Malcolm Forbes, Henry Kissinger, Kate Moss, Diane von Furstenberg, Barry Diller, Fran Lebowitz, Bruce Weber and more, all presented matter-of-factly, without much comment or text, save the occasional short Sharpie description in Klein’s handwriting. It is an almost purely visual testament to both her incredible life and her keen visual sensibility, and is a book that no one else on the planet could have possibly created. “Beauty abounds,” Colacello sums up in his closing note on the book, “as does a sense of discreet intimacy.” It is more difficult to sum up Kelly Klein than her latest tome, but Colacello has pinpointed some essentials. She is an intensely private and discreet person, and clearly her aesthetic informs every

AND I TEND TO FIND BEAUTY IN EVERYTHING.” —KELLY KLEIN ON PHOTOGRAPHY aspect of her life—her sun-drenched, clutter-free Central Park West apartment; her beautiful but restrained Palm Beach house—which she had built from scratch for her son, Lukas, now 8, and her to flourish in the winter months—and her always elegant, often understated sense of style. “I’m a very visual person,” Klein says, relaxing on her couch clad in black jeans and a smartly tailored button-down shirt. “I snap all day long whenever I see something beautiful or interesting. And I tend to find beauty in everything.” Her story is somewhat well known and, as social historian Colacello might observe, uniquely American. Michigan-born, she grew up as Kelly Rector in Connecticut and Manhattan. She started riding horses at age 4, an activity that became a central part of her life until just a few years ago. Her father, Tully Rector, was a director of TV commercials, and she credits him in the book with introducing her to another lifelong passion, film. Her mother was a model, something stunning young Kelly also dabbled in before turning to design. She graduated from the Fashion Institute of Technology in 1977 and landed a job as a design assistant with Ralph Lauren. Four years later, she was looking to make a move and interviewed with Calvin Klein. She landed the job after running into the designer at Studio 54, and it proved to be an auspicious time in the growth of the Calvin Klein brand. In 1982, Kelly traveled with Bruce Weber and his crew to Santorini, Greece, for the shoot that launched Calvin Klein’s underwear line. The marriage to the considerably older and spectacularly successful Klein changed her life, of course. A year after their wedding, Calvin made an international society splash when he bought Kelly the Duchess of Windsor’s jewels at a Sotheby’s auction. One ring was inscribed with the word “Eternity” on the inside, which eventually became the name of the company’s best-selling fragrance. Kelly, in many ways,
embodied the Calvin Klein aesthetic: the ocean blue eyes, Connecticut-honed skills as a horsewoman—the ultimate in preppy Waspy chic. In 1992, she told the New York Times, “I am Calvin’s muse. He designs everything for me. I happen to be very American, look very American.” She was absolutely right. Calvin was hardly the only one who was smitten with her iconic American beauty.

Some of the many memorable moments in the fabulous social life of the Kleins are enshrined in spreads in the book, including a sailing trip on the Italian Riviera with Lapo Elkann in 2006; breakfast with Henry Kissinger, Jann Wenner and Calvin the morning before Malcolm Forbes’ birthday bash in Tangiers in 1989; a small summer party with Lee Radziwill, son Anthony and
John F. Kennedy, Jr.; and Kelly’s own birthday party at perennial favorite Indochine in 1994 with luminaries like Anna Wintour, Carolyn Bessette-Kennedy and Larry Gagosian, models Elle Macpherson and Veronica Webb and celebrity photographers Steven Meisel and Bruce Weber in attendance. Another charming insider moment dates back to 1981, when Kelly captured “Four Moguls Sleeping” aboard the Midnight Saga. The dozing moguls were Barry Diller, Calvin Klein, David Geffen and Sandy Gallin. Apart from these tantalizing peaks into a glamorous, jet-setting life, the book is filled with stunning visual surprises. Kelly credits renowned art director Sam Shahid, who created several Calvin Klein campaigns, with working with her images and finding surprising echoes between very different pictures. When juxtaposed, Christy Turlington and a picture of Madonna (i.e., Jesus’ mother) will strike a common chord. The shape of a coat is reminiscent of the majestic rock pictured beside it. Or David Bowie and Iman in Mustique will find themselves next to a picture of a makeshift shrine to Jesus in Cuba. (Klein is a big fan of Catholic iconography and churches.) Suffice it to say that in the editing process, each picture got a new life. When Calvin and Kelly’s marriage ended in 2006, Kelly’s other passions endured. Her fashion photography career hummed along. She had reached some heady heights of her own in the fashion world, photographing covers for British and Spanish Vogue and spreads for Marie Claire and Harper’s Bazaar, among other accomplishments. Early in her career, she had shot supermodels like Gisele Bündchen, Kate Moss, Shalom Harlow and Christy Turlington. She is an intuitive, self-taught photographer with no formal training who admired the work of innovators like Horst P. Horst, Louise DahlWolfe, Man Ray, Richard Avedon and Edward Weston. Her own style, she says, tends toward the more naturalistic. “I leave the models looking the way they look,” she says. “I like to keep the beauty in the girl without too much manipulation.” And, as Colacello says, beauty abounds. In her introduction, Klein poignantly lays out some of her reasons for collecting these images between book covers and her overall philosophy

of photography. “All photographs are fragments of the past. They preserve what happened in a moment,” she writes. “The camera allows me to pay a special kind of attention. Photography, for me, is a devotional act. Trying to take the best photograph that I can is my way of honoring the friends, cities, artworks, landscapes, mentors, and atmospheres that I’ve been fortunate enough to know.” One friend she feels fortunate to know, and likewise, Aerin Lauder Zinterhofer, praises Klein’s effortless elegance and artistic soul: “Kelly is an instinctively creative person, intensely engaged with the world around her, and she has a remarkable ability to find the beauty in everyday things.” Because she is always finding it, Kelly snaps away all day long. The book is both a sweet and stylish way of memorializing her extraordinary life to date, and while it always gratifying to finish a project, all of her books are labors of love that on some level she hates to finish. Releasing a book can be part of the process of letting go. Her book about horses was a kind of farewell to her career as a competitive equestrian a few years ago, another big change that Kelly decided was due after one particularly bad fall. “It was time to be safe,” she told Architectural Digest in 2012. “After all, I’m a mother now.” Motherhood is, of course, the most significant recent turn her story has taken. Eight years ago—after her divorce—her son, Lukas, was born, as Klein says, “late in life.” Her days now revolve around him and her work. A typical day has her rising early to have coffee and read the newspaper before he wakes. She wakes him, makes him breakfast and walks him to school, then usually hits the gym for some Pilates or spinning.

She’s usually home for an early 5:30 or 6 p.m. dinner with Lukas. Then she’ll read or watch Shark Tank, she says, unless something compelling like a friend’s birthday or an “interesting screening” beckons. Lukas, she says, is way more academic than she was as a child, and a voracious reader, so she feels like she is getting another education right along with him. He recently introduced her to the books of Roald Dahl. About four years ago, she built her winter home in Palm Beach, leaving horse-and-farm-country Wellington, where she had spent winters for two decades. Perched on the Intracoastal Waterway, the 3,000foot stucco home is breezy, chic and earthy, outfitted with soothing all-natural finishes, (“nothing shiny,” she has said). She worked closely with noted architect David Piscuskas, who also redesigned her Central Park West apartment to create what she has described as an “indoor/outdoor house.” Open and small, the Palm Beach gives her and Lukas easy access to the out of doors where they both like to spend a lot of time, and lots of together time while they are indoors. “I love Florida,” Klein says, echoing the thoughts of many, “the palm trees, the tropical weather, riding my bike on the nice wide sidewalk.” She still spends a fair amount of time seeing friends at the equestrian center and polo stadium in Wellington. Or, she can be found antiquing or window-shopping on South Dixie, grabbing a bite at her favorite Japanese restaurant, Imoto, or shopping for breads and desserts at the French bakery on South County Road. When it comes to socializing, she prefers small get-togethers with friends, and in Florida as in New York, she tends to retire early, and rise before Lukas does. It’s been a long time since she has put on an evening gown, or the Duchess of Windsor’s jewels. Whether it’s in New York, the Hamptons in the summer or Palm Beach in the winter, she will likely have her camera in tow, ready to snap away or find the beauty in the everyday. ✦

Janice Y. K. Lee’s new novel depicts the small, privileged and curious bubble of expatriate Hong Kong . . . and she would know.

he new expatriates arrive practically on the hour, every day of the week. They get off Cathay Pacific flights from New York, BA from London, Garuda from Jakarta, ANA from Tokyo, carrying briefcases, carrying Louis Vuitton handbags, carrying babies and bottles, carrying exhaustion and excitement and frustration . . . They are thrilled, they are homesick, they are scared, they are relieved to have arrived in Hong Kong—their new home for six months, a year, a three-year contract max, forever, nobody knows,” writes Janice Y. K. Lee in the prologue of her forthcoming, so-titled novel, The Expatriates. Sitting across from the author over coffee at the Carlyle Restaurant, it is clear that she would make a sharp and insightful observer of the curious little world that is expat Hong Kong (the society in which her novel is set, and the society she briefly inhabited in real life). Lee is put together by every calculation I can make: She speaks calmly, and politely but doesn’t hesitate for a second in ordering her coffee with steamed whole milk, or suggesting to the waiter that side noise should be minimized while we interview. She wears complementary layers of gray, accessorized with diamonds that are noticeably beautiful but not ostentatious. She seems neither extreme nor subdued; she just seems like she knows what she’s doing. The Expatriates (releasing January 12) is a work of fiction. It is the story of three women living in Hong Kong’s American expat community. Margaret, Hilary and Mercy—the aforementioned story’s main characters—are each uniquely tormented, connected in a tragic web that was entirely created in Lee’s imagination. Yet, their lives and their stories unfold in both a city and a community that Lee has herself inhabited—giving the story insight and perspective that make you wonder if some moments weren’t borrowed from actual experiences. Lee has lived in Hong Kong as both a native and an expatriate. She was born (to Korean parents) and raised there until she left to attend St. Paul’s School in New Hampshire for high school. She went on to Harvard and then broke into professional writing in New York. After some exploration, she felt most at home as an assistant features editor at ELLE and began working her way up the ranks. But books had always been her passion. “I remember loving to read,” says Lee. “I discovered Little House on the Prairie. I remember being this little girl in Hong Kong and reading about prairie life!”

A
fter Lee got married she decided to pursue her dreams of becoming an author. She got an MFA at Hunter College, where a short story became the precursor to (first novel) The Piano Teacher and she met Theresa Park, her book-agent-to be. Halfway through writing The Piano Teacher, Lee’s husband’s private equity job called for the growing family (they have four children) to move to Hong Kong. So, Lee returned to Hong Kong, only this time as an American expatriate, and stepped into the world that would inspire her second novel. Lee and her family arrived in Hong Kong in 2005. “It’s a very odd world because it is this privileged bubble,” she explains. For the uninitiated, Hong Kong’s American expat community is small. A 2009 estimate put it at 60,000 (compare to the Upper East Side’s 210,000 inhabitants). Americans take short-term contracts from banks, hedge funds, private equity firms and the like because they are either promotions or they hold promises of promotions. They learn the Asian markets, the culture, and maybe learn Chinese. The island is small, hot and densely populated, but salaries stretch a whole lot further in Hong Kong, where help is far cheaper than that of American cities. People who might have had minimal to moderate help in the United States suddenly find themselves with drivers, live-in housekeepers and multiple nannies. It is at once glamorous and disorienting, as the newly pampered make the shift from independent to, well, dependent. “It doesn’t seem like real life . . . it’s like going to college. In the beginning I think you have really good intentions. You want to live the local life, but it’s just not meant for an American

he other women were mostly there because of their husband’s jobs,” Lee says of the people she encountered during her reallife stay in Hong Kong. “You are busy enough being a mother and wife,” she continues—indicating that most don’t work for their short stints in Hong Kong. She also mentions how some women use this time (and extra help) wisely, and they thrive abroad. They use their time to learn a language, pursue their passions, better themselves . . . By all apparent measures, Lee seems to have fallen into the latter category. She had started her first novel, and while she busied 74 | AVENUE MAGAZINE • AVENUE ON THE BEACH • JANUARY 2016
herself as a mom, a wife and a social member of the community, she privately kept her concentration on finishing it. “You say you’re writing a novel, and it seems very fanciful, because you don’t know if you’re ever going to finish the book, if you’re going to sell the book. So I was sort of secretive about my work.” She had her agent back across the Pacific, who kept encouraging her. And ultimately The Piano Teacher was not only published, it spent 19 weeks on the New York Times best-seller list as well. It is historical fiction, so research became an unwittingly disciplinary part of Lee’s writing process. Writing her second novel went nothing like that. “I was just struck by all the characteristics of the world that I was living in, and I wanted to infuse the novel with all of my thoughts and feelings and observations about what I saw,” says Lee. “I hope it’s a very sympathetic and empathetic look at women in that situation.”

expat who is there for three years.” The book’s characters, in multiple instances, marvel at how this sensation can snowball and change various areas and dynamics in their lives. The novel displays familial issues that find their ways to the surface when people are immersed into a different culture. Some of the despair and grief highlighted in the book—such as one woman’s fertility struggle—is personal, and likely would have occurred independent of geographical location. But some of it is circumstantial, a direct result of displacement; in addition, the dependence on 24/7 drivers, maids, chefs, nannies and the like makes the characters feel obsolete. One character notes how in her 8 years in Hong Kong, she has seen at least 10 marriages of people she knows dissolve at the fault of affairs.
Some of the more trivial moments were indeed ripped directly from her experiences in this world. “There’s a moment where someone was telling me that they had taken a villa in Sri Lanka and there was no cell service,” says Lee of one such story she was told while living in Hong Kong that makes a cameo in the novel. The friend of Lee’s described how the men were going crazy from being disconnected and the wives wouldn’t allow them to leave. They made an arbitrary request to their driver to bring them something from the city, and secretly put their phones in a bag in the trunk of the car so their emails would download during the drive. “When the car returned, they rushed it like tweens at a Justin Bieber concert,” says the character in the book who recites the same story.

It’s so universal,” says Lee. And now that she is back in New York for the foreseeable future, the theme continues. They returned this past summer and settled uptown. “We go to the park a lot. Our favorite restaurant is Elio’s; we’re there at least once a week,” says Lee. “But lately I’ve been locked in our apartment because my son has so much homework!” With that, her point is taken: The trials of motherhood are ubiquitous. ✦

hough the setting is specific and the culture is unique, the themes of loss, desire, grief, motherhood, womanhood and family are transcendental. “A lot of women have husbands who work a lot; a lot of women work themselves, but they all tied together. Your husband doesn’t have a bag,” says Lee. Here, she is referring to a moment in the book when Margaret, the protagonist, is carrying all of the family’s extra items during an outing, and they begin to feel particularly burdensome: “Sometimes it was just about

AVENUE: Tell us what surprised you this year about the residential real estate market in Palm Beach. DANA KOCH: Truthfully, nothing surprised me. People want to live in Palm Beach. It’s a luxury market with an abundance of amenities. The airport’s 10 minutes away, you have world-class shopping on Worth Avenue, great restaurants and major cultural institutions such as the Norton Museum of Art and the Kravis Center for the Performing Arts. And let’s not forget about the weather— obviously at the top of the list. STEVE DAVIS: We’re beginning to see a large influx of relocations from the North-
east. The high quality of life and tax-friendly environment make Palm Beach an attractive location for businesses, retirees and families. ASHLEY COPELAND: Surprisingly, I’ve seen a rise in the number of Brazilian clients choosing Palm Beach over Miami. These clients are extremely affluent and live with bodyguards in their home country. The safety factor of Palm Beach appeals to them, as well as to many others who enjoy the freedom and ease of living there. LINDA OLSSON: Nothing surprises me. Palm Beach is the best place in the world to live . . . it doesn’t get better than this. CHRISTIAN ANGLE: The Palm Beach market profile is changing considerably, from a snowbird seasonal environment to one that’s yearround. We’re beginning to see an increase of people making Palm Beach their primary residence. It’s the best of both worlds. People can spend prime months in Palm Beach and travel wherever they want to in the summer.
AVENUE: How has the Palm Beach market evolved since the recession? KOCH: We’re in a different place now as opposed to 2008, when we saw a lot of speculative development. Even if the market cools down, we’re not sitting in the same position due to a lack of quality inventory in the market. Let’s be honest—it’s a seller’s market, and there’s a bit of a tug-of-war occurring. Buyers need to face the fact that they may have to pay a little bit more. DAVIS: We didn’t get hit as hard as surrounding areas such as West Palm Beach, where the market decreased by 50 percent when it crashed. I feel the market is about to turn
upward dramatically. I’ve already shown a property six times that I listed a week ago and we’re only in the preliminary stages of the season. It’s hard to say where we are in the current cycle, but I believe we will trade at a consistent level due to limited inventory. COPELAND: Our market has almost doubled in the last couple of years, but at the same time a leveling off of the market would be healthy. OLSSON: Developers are not fueling this market like they were prior to 2008. Buyers of all age groups are renovating or building new homes for themselves to enjoy and pass on to the next generation for wealth preservation. ANGLE: I think the market will continue at a steady pace. Palm Beach is a destination location and people want to live here.
KOCH: It can be challenging when there’s limited inventory on the market, but we are resourceful and work very hard to try and find our clients what they are looking for. There are always opportunities. ANGLE: The lack of certain inventory is having an impact on the continued growth in the market. I am sure my colleagues will agree that we all have willing and able buyers, but that inventory in some pockets can be a challenge.
AVENUE: Are you seeing an increase in private sales?
WALLY TURNER: Presume you are asking about “pocket listings.” Several owners have told me that they are willing to sell but don’t want the high exposure of marketing. I am quietly representing $100 million in houses and condos that you will never see advertised. They are totally under the radar. This market continues to increase. COPELAND: I wouldn’t say there’s a large amount of private sales. Every client’s needs differ. As real estate agents, we are constantly researching the marketplace to find properties to meet those needs through our multiple listing services or directly with the property owner. OLSSON: Everything is for sale at a certain price. When an offer is presented to a homeowner, most will sell considering the high price they can obtain in the current low inventory/strong demand market, if they can find an acceptable alternative.
AVENUE: How is the lack of inventory in the market affecting your business?

AVENUE: Where are you seeing the most activity on the island? COPELAND: Definitely I have seen a huge growth spurt on the north end of the island with many new homes being built. This is a result of many people buying up the older Florida homes over the past few years at practically land value. Now they are building larger two-story homes, many for end use. ANGLE: It’s consistent with what we’ve been noticing. Palm Beach has transformed into a destination for any time of year.
AVENUE: What kind of buyers are you seeing in this market?

break that down, there’s going to be a lot of competition.
OLSSON: Captains of industry, particularly from the Northeast, are fleeing from high taxes and buying in Palm Beach. Florida’s favorable tax policy, particularly no inheritance tax, is appealing to high-net-worth individuals concerned about wealth preservation. Many younger families are moving to town, with their hedge fund husbands commuting back and forth to New York. Creating a homestead in Palm Beach is a strong trend that continues to grow.
COPELAND: There is a definite demand by buyers for new buildings with high ceilings and modern amenities, but lacking that availability in Palm Beach, condos that have been updated and are ready to move into bring a premium.
AVENUE: How is the condo market doing in Palm Beach?
DAVIS: At the Bristol in West Palm, there are currently $90 million dollars in sales under contract in that building, and it hasn’t even come out of the ground yet. The units range from $5 to $18 million, which would have been unheard of in recent years.
TURNER: There is a shortage of quality inventory. However, brand-new to the condo market is a very pretty three-bedroom unit at Parc Regent, one of the best boutique buildings in the village of Palm Beach. Facing directly onto the Intracoastal Waterway, this unit with pool cabana included is priced at $5.75 million.
DAVIS: With increasing taxes across the United States, we’re seeing not just hedge
AVENUE: Have you seen a lot of activity in the rental market? TURNER: The rental market is hot! There

OLSSON: The Palm Beach condo market is always in demand, and it is definitely strong in West Palm Beach. For example, after 2008, you couldn’t give a Trump Plaza double unit away . . . . now you cannot find one!
KOCH: It’s strong, but there’s still a lack of luxury product, and that’s not coming online any time soon in Palm Beach. DAVIS: Prices vary dramatically across the area. People are always willing to pay a premium for direct oceanfront in a quality building. There might be 50 to 60 2,500-to-3,000-plus-square-foot apartments directly facing the ocean. When you really

is very little available in the seasonal rental market, as it is late. However, some of the market properties do have vacancy and are ready to lease for the winter. And some are pet friendly! Otherwise, it is pretty picked over at this point.
COPELAND: I recently listed a most unique, beautiful three-bedroom, three bathroom penthouse apartment on the Intracoastal Waterway, which lives like a home, because every room opens onto lovely wide garden terraces. With an amazing 3,600 square feet of terraces that wrap around the unit, it offers the most breathtaking views and is perfect for outdoor entertaining. It even has a separate maid’s room downstairs. AVENUE: Tell us about one of your favorite listings.

TURNER: I have just listed a very rare property. Imagine living directly on the Everglades Club golf course. It’s a beautifully restored jewel box residence available at $8.95 million. KOCH: Our listing at 100 Casa Bendita, a beautifully detailed Jeffery Smith custombuilt home for an English lord, that’s listed for $42.9 million. It sits on a Palm Beach acre with a little more than 200 feet directly on the beach. The views are spectacular! Toes in the sand is the gold standard in Palm Beach. DAVIS: I recently put 319 Seaspray Avenue in Palm Beach on the market. It’s a quaint, historic home built in the 1920s. It’s 2,100 square feet and priced at $2.9 million. As guardians of their clients’ interests, agents should consider their responsibilities at all times to be in the interest of their clients above all other interests including their own. Advances in technology, however, make this aspect of their job difficult in new ways. Is it possible to strike a balance between the individual’s desire for privacy and the public’s right to know? In New York City and elsewhere, residential sales of cooperatives, condominiums, and townhouses are a matter of public record, and many websites popularly provide basic information about a transaction including buyer, seller, address and price within days of a closing. An experienced, professional agent will shepherd buyers and sellers through the complex sales process so that transactions proceed as discreetly as possible. But in an age of transparency, the larger questions of oversharing, and of technologies that must be properly governed in the public’s best interest, need to continue to receive our close attention. ✦

Days after the ISIS attacks in Paris, and a month before the Fed would meet to consider a long-expected rate hike, our wealth management experts offered their thoughts on risk, investments, and much more moderated by Julie

AVENUE: There’s a much-quoted saying, ‘May you live in interesting times.’ Would you say these times are interesting for investors?
the French people. But I don’t know that impact will have an economic impact.
JASON PRIDE: It is never boring in the investment world—we typically see somewhere between a 5 and 15 percent correction each year. We saw a 12 percent correction this year, so on the higher end of the spectrum. As always, that makes things exciting—provides a reality check for investors—and provides opportunities. Often at such junctures, investors find whether or not they are comfortable with their portfolio risk levels—i.e. whether they are overallocated to equities and other risky assets. Those are uncomfortable are at risk of making the wrong decisions at the wrong time, and they destroy wealth, while others are more capable of executing their rebalancing plan and capitalizing on the fluctuations.
PETER “TONY” GUERNSEY JR.: The last time I looked, fear and panic were not components of asset allocation.
JENNIFER LEE: Just think about the recent weeks. You have geopolitical unrest and concern, as well as global macro indicators telling different stories. Incredibly interesting times. And as a result, it is incumbent on all of us to talk to our clients about the strategy we’ve put in place, why we’ve done it, and make sure they stick to it. MICHAEL TIEDEMANN: What makes this point in history unique is the global zero-interest rate policy and the distortions across asset classes that have come from never-seen-before central bank activity. As a result, most, if not all, investors use some form of mean reversion in their investing, meaning a stock that is too cheap, or conversely too expensive, will revert to a normal valuation. And there are a lot of historic relationships that are either not reverting to the mean or have been quite distorted, preeminently within the fixed-income market. JOHN VOLTAGGIO: There’s an expression, ‘Now is always the most difficult time to invest.’ For all the factors we identified here, this might be an unusually challenging time. We expect any Fed rate increases to remain shallow and gradual going forward. So we want to focus on fundamentals.
AVENUE: With closed borders and anti refugee rhetoric both in Europe and the United States, do you see that fear affecting the global economy? PRIDE: Two hundred fifty-nine thousand people are migrating from Syria to Europe per month. That annualizes at 3.1 million people, or not far from 1 percent of the European population. That is a lot of people. While we do not wish such circumstances on anyone, including the Syrian people, given the aging demographic in Europe, this could be a blessing in disguise for that portion of the world. On top of that, the average Syrian refugee is actually a trained, skilled worker, suggesting they could be part of the solution for Europe. VOLTAGGIO: It’s a missed opportunity because this could be a great opportunity to improve and balance the labor force demographics in Europe and the United States. But if fear starts to lead the way, and we move toward policies against letting refugees or immigrants in, then it’s going to hurt our economies in the long run. LEE: As New Yorkers, we have our own terrorist attacks in recent memory. I think there will certainly be a psychological impact on
AVENUE: How should wise investors rebalance their portfolios right now? Does anybody think that equities are too expensive? PRIDE: We do think equities are expensive, particularly domestic equities. ‘Too expensive’ is a little bit different phrase, though. Around the 90th percentile, valuations tend to be too expensive and often produce a negative return over the next 12 months. Today, however, we’re at 70th percentile valuations approximately, overvalued, yes, but not so much as to drag equity returns into negative territory. LEE: I think the question is overly broad. Investments have to be considered in the context of your goals and time horizon. If you think about equities from a relative value perspective—so, are they expensive or are they fairly valued?—we think domestic equities are fairly valued. But then you have to look at it relative to other potential investments or asset classes. And we still believe that the U.S. consumer and the U.S. economy today are going to continue to lead the global economy. TIEDEMANN: We should not be surprised that the equity markets have done very little in this calendar year, given there was so much multiple expansion in 2013 and 2014. So if history’s any guide, you typically have a period of digestion where higher multiples need to

be earned into by the companies and by the growth of profits. We’re certainly not in bubble territory. Ultimately, I think the risk to the equity markets is more the possibility of declining profit margins than P/E multiples. RON FIAMMA: In the little-talked-about world of reinsurance, there’s capital looking for a home, sloshing around. A lot of hedge funds have entered the reinsurance market, trying to get returns. Rates and returns are very low, and it had been a soft market for a long time. Reinsurers are very much like Louis Rukeyser’s bond ghouls—they’re always looking for bad news to raise rates. You can go back to the days of the Japanese earthquake, Hurricane Sandy, even this recent terrorist attack in Paris—nothing seems to affect reinsurance market rates. GUERNSEY: I think the dollar is a big part of this question. If the Fed raises interest rates in December, and the European countries continue to lower interest rates and purchase their own issued debt, the dollar just soars. The question is, has this already been priced into the market? If not, there’ll continue to be a huge flight to quality back to the United States, continuing to inflate the top end of residential real estate prices.
GUERNSEY: We need some inflation. The financial sectors do extremely well in a rising interest rate environment. All the global banks have been waiving their money market fees for seven years. Four countries in Europe are paying a negative interest rate on their savings accounts. When interest rates turn, the moderate fee to manage clients’ money market accounts will reappear and help earnings.
TIEDEMANN: I think you’re exactly right regarding the points of having properly structured insurance around your asset pool. In terms of asset protection, another structure that I think is really helpful is a Delaware Asset Protection Trust. It essentially acts like an overall shield in the way that LLCs do. When incorporating insurance and LLCs within that, you’ve created much more of a moat around the asset pool the family has.

VOLTAGGIO: There may be a need for D&O [directors and officers] insurance. We have clients serving as directors of large companies, [and in those cases] they’re comfortable that the insurance is adequate. With smaller companies, they’re not so certain.
AVENUE: What are the top personal risk management concerns of high-net-worth individuals? FIAMMA: We see very concerning trends with high-net-worth individuals: Jury awards are going ever higher in personal liability lawsuits against deep-pocketed individuals. There’s an increase in suits from domestic staff for wrongful dismissal or sexual harassment. Most concerning, though, is the rise in distracted teen driver accidents. In many instances, the right coverage can safeguard a family’s hard-earned assets from these unexpected—yet all too real—scenarios. But unfortunately, property and casualty insurance is often an afterthought as part of wealth management plans.
PRIDE: You sound very positive. GUERNSEY: We are very positive at Wilmington Trust.
AVENUE: What do you foresee as far as the pace of interest rate changes after December (assuming the Fed raises rates then), and where do you think it will settle? FIAMMA: That’s a great point. Even not-forprofits. Many of our clients sit on those types of boards, and many times they have no idea what the limits are in the underlying D&O policies. And so having their own personal D&O coverage in excess of that makes perfect sense. GUERNSEY: Two other protections are presently topical. First, digital assets. You have to protect your digital assets by sharing the numbers and passwords with your partner/somebody. Otherwise, at your death, your financial data will be locked up for a long while in your estate. Secondly, one needs to protect one’s genetic material. With a divorce rate of over 55 percent in the United States there are all sorts of new discussions about the legal longevity of stored genetic material. FIAMMA: Kidnap and ransom coverage is a big topic that we’re hearing more and more requests for: consultation services for

parents who have children studying overseas, whether it’s a toll-free number or someone working with them on a general awareness plan. And cyber liability is also a big, big issue. The insurance industry is creating some very innovative products in that area.
AVENUE: How do you advise clients regarding timing the realization of income from real estate? VOLTAGGIO: If I’m planning to change my domicile from a high income-tax-rate state like New York to a low or zero income-tax-rate state like Florida, I would want to structure the receipt of my income based on a postchange in domicile. Some types of income will be sourced to New York, where I earned it. But certain things like capital gains, I can defer until I move to Florida in order to realize that income. I would also consider taking an annuity stream from a non qualified plan, rather than taking a lump sum, in order to spread it out over 10 years so I’m eligible for Florida state tax treatment.
GUERNSEY: I’m interested in the new focus on free ports. You buy a piece of art, not for personal consumption to hang on your living room wall, but for investment purposes. Run the transaction through a free port, have the piece sent for storage, and you may forgo any sales tax, capital gains, and in some countries, the VAT. There are free ports in Switzerland, Delaware, California, while others are in formation.
AVENUE: If you had no other concerns to think about, where would you put your largest investment? What asset type, technology or region? PRIDE: This isn’t a home run, but I think it’s interesting: municipal high yield. [Prior to] the financial crisis, this was a municipal market that didn’t really exist. Today, far more municipal bonds are issued that are not

AVENUE: What do you see happening in the private art collectors market? FIAMMA: From an insurance perspective we get an inside look as assets shift and need to be insured. As elderly parents pass away, they’re transferring items to their children—paintings, silver, rugs, antiques—but the children don’t necessarily want them, because they don’t have the same emotional attachment. We are seeing them liquidating those fine-art portfolios and buying things they want, like cars, watches and wine. But interestingly, they’re keeping the investment in the tangible asset side, just collecting things they prefer.
Double A, Triple A, or even Single A-rated. Interestingly, these bonds provide an after-tax return opportunity for a taxable investor that we think is about 2.5 to 3 percent over corporate high-yield of similar sort of risk levels. TIEDEMANN: With energy costs arguably lower for longer, one can make the case that this will have a meaningful positive impact on one of the long-term great growth stories, the emerging market consumer. That said, there are challenges short-term and it’s obviously important to invest through active managers who incorporate both country and corporate security selection in their process. This is not an area to invest passively through index or ETFs. Ron Fiamma
LEE: Women control the majority of the economic decisions made at home, so if you fundamentally believe that the consumer not just in the United States but around the globe is going to continue to drive the economy, you have a lens on women’s economic power as well. VOLTAGGIO: We expect emerging markets to do well over a longer term, say 5 to 8 years, as a result of low current valuations. Private equity, too, should do well. We’re also seeing a lot of social-themed investing. GUERNSEY: With the graying of America, anything in health care looks good and any derivative business, like Uber, where an entrepreneur takes an existing platform and makes it more efficient through the internet. Today the consumer market wants everything faster and cheaper. Angie’s List was recently sold for $500 million dollars. This is an excellent needed business started by an entrepreneur who collected the names of home service providers: plumbers, carpenters, etc.

Chris Leavitt is the master of both work and play on the Palm Beach real estate scene

ur digital age makes everything more competitive, and the real estate game might just be the most cutthroat industry of them all. Chris Leavitt, though, might just have it all figured out. His superlative-packed resume is empirically impressive (a top broker at real estate giant Douglas Elliman, bona fide “Bravolebrity,” recurring guest on FOX Business’ hit show Mornings with Maria, record-holding salesperson of one of the most expensive properties ever sold in Florida), but it’s Leavitt’s personable, unflappable attitude that elevates him to an elite category. Here, we spoke with Leavitt for a rapid-fire round of questions that canvass everything from his love for Palm Beach to his keys to success. Tell us about your relationship to Palm Beach. Why Palm Beach? I have been coming to Palm Beach since I was 5 years old. Palm Beach has always been a vacation place for me, but the more time I spent here the more I kept dreaming that one day I could work and live here full-time. Palm Beach feels cozy, safe and secure and I have never felt happier living in a place as I have here. Real estate is such a competitive business. What distinguishes you from your competitors? I started out in real estate when I was 21 years old. I have seen more ups and downs and market fluctuations than most. I am also one of the few Palm Beach agents who comes with more than 15 years of experience in selling NYC real estate, and I have sold out more than 15 new construction projects in NYC and Miami. This is an edge that sets me apart.
What are some creative things you’ve done to attract buyers to a listing? Any success stories you can share as a result of that? I made an appearance on Bloomberg TV and asked them to loop my listings on the screen as I spoke. I had a buyer call Bloomberg’s offices to get the tape as he saw one that he liked. He tracked me down, flew to Florida and purchased it. The media is a very powerful tool that cannot be underestimated. Are there any causes you’re very passionate about? The American Heart Association. I am the junior chair this year of the Palm Beach Heart Ball, which takes place this February 14 at the Breakers.
What advice would you give someone looking to buy real estate in your area now? Work with an agent who is entrenched in the area. Many properties are not on the market officially, so you need someone who has access to these.
To what do you attribute your success in real estate? My determination and my pledge to wake up each morning and reinvent myself. You are only as good as your last deal in this business, so I can’t rest on my laurels.

The second annual showcase offers something for everyone

rad and Vandy Reh of Reh Shows are excited to announce the second annual Wallace Hall Art, Design and Antiques at the iconic St. Ignatius Loyola Church in the heart of New York’s Upper East Side. Running from January 22-24, the Wallace Hall show is an ideal place for aficionados to add both classic and
unique antiques, art, jewelry and design pieces to their collections. Located at 980 Park Avenue on the corner of 84th Street, Wallace Hall is the perfect setting for a boutique show of this nature. With vaulted ceilings, marble columns and marble floors this intimate venue blends well with the wonderful array of merchandise that a select group of quality dealers will be bringing. This year’s show runs at the same time as the Winter Antiques Show located just 17 blocks south at 67th Street and Park Avenue, something the Rehs have taken into account both this year and in 2015. A shuttle loops between the two shows, connecting clients and guests to each show. For the 2016 show, returning dealers include Antique American Wicker’s upscale selection of fine wicker furniture and accessories, Andrew Spindler of Boston and his selection of eclectic American and European antiques and design, Cristine Magne featuring French antiques, and Drucker Antiques’ exhibition of hollowware, flatware and jewelry. A number of new dealers will make their debut at Wallace Hall as well, including art dealer and market expert Carole Pinto, American Indian art exhibitionist Marcy Burns, and antique furniture dealer Donald Rich who specializes in 19th- and 20th-century pieces. Whitehall Antiques has joined the show for 2016—a staple in the antiques business since 1930, this marks their return to the New York City show scene. Whitehall specializes in 18th and 19th century period country French and formal English furniture, silver, porcelain, fine art and accessories. Both Brad and Vandy Reh agree that one of the greatest aspects of their show is the variety and universal appeal of the wares on display. “The avid collector will be impressed with the quality and selection,” Brad Reh says, “while the younger crowd that is just beginning to show an interest in design and antiques will appreciate the eclectic nature of the show.” ✦

Driving along the Pacific Coast Highway on a sunny day is one of my favorite things to do in L.A. It’s the perfect way to see the city, listen to great music, and of course stop somewhere on the coast for an amazing meal. I love taking the kids to Malibu Farm Café—it has the most delicious food and the most gorgeous view! The Broad Museum just opened Downtown, and it’s amazing! They have the most insane collection of art, and it’s the perfect place to spend the day with my kids. We love going to Little Tokyo for the excellent sushi, and we stop in every shop.

I love starting the day on Abbot Kinney for brunch and amazing shopping. Abbot Kinney is close to the beach, so if it’s a gorgeous day (which it usually is) I take the kids bike riding on the Santa Monica beach bike path. If I have enough energy, we’ll head over to the Santa Monica Pier and ride the Ferris wheel—it puts a smile on all our faces. For dinner, I absolutely love Casa Vega. They have the best margaritas and authentic Mexican food.

The Andy Warhol Museum held its first fundraiser in NYC. Among the 140 people at the memorable happening were Warhol superstar Baby Jane Holzer, Michael Chow, Peter Marino, Julian Schnabel, and Ruben and Isabel Toledo.. The dinner was followed by a sizzling after-party at the late Halston’s townhouse, which has remained virtually untouched since its original ’70s design during the decadent disco-glamour era. The fete flashed back to Warhol’s golden age when Liza Minnelli would lead sing-alongs here with icons like Elizabeth Taylor, Lauren Bacall, Mikhail Baryshnikov,, Cate Blanchett and Bianca and Mick Jagger. On this night, Debbie Harry, @ MoMA Justin Vivian Bond and Thomas Lauderdale belted out a series of songs. David Lindemann, Bob Colacello, Johnny Dynell and Patrick McMullan also joined in during this festive evening of surprise karaoke. This, along with the party’s never-used location, gave the event an edgy and personal twist, making it this season’s best benefit, the lead sponsors of which were Ask the Monsters. The museum, which has the world’s largest collection of Warhol’s work, is located in the Pope of Pop’s hometown of Pittsburgh. The museum plans to make this an annual affair and revisit Warhol haunts. Andy would have loved it. warhol.org

Quentin Tarantino, Tilda Swinton, Tim Burton, Kathryn Bigelow, Baz Luhrmann, Alfonso Cuarón and Pedro Almodóvar are all Bigelow previous honorees. “I’m gobsmacked by the lineup of people who have come before me,” she told me, adding that two of her personal film icons were Bette Davis and Jimmy Stewart. HRH Crown Prince Alexander of Serbia continued the celebration of his 70th birthday at a benefit luncheon for Lifeline NY hosted by his wife, Crown Princess Katherine. articularly at this time of year, Palm Beach is teeming with the perennially interesting. Jack and Dolly Geary, though, might sit in the upper echelon of even that elite category. The husband-andwife duo who together run the acclaimed Geary Contemporary Galley are primarily located in New York, but follow the art and social scene—one and the same, these days—on its annual winter pilgrimage to sunny Palm Beach. We caught up with the winsome twosome to ask about a few of their favorite things, from hidden PB gems to their private—and highly enviable—art collection.

WHAT’S YOUR PRESENT STATE OF MIND? Excited for 2016! WHAT’S THE COOLEST THING IN YOUR HOME RIGHT NOW? The coolest things in our house right now are works from the artists we represent, and also some second grade and preschool masterpieces from our daughters.
WHAT DO YOU COLLECT? These days we have a thriving collection of broken children’s toys, unopened mail and the other detritus of a start-up business. And a great art collection!
WHAT’S YOUR BIGGEST EXTRAVAGANCE? Buying more art—it’s somewhere between a passion and an addiction these days.
WHAT THREE THINGS CAN YOU NOT LIVE WITHOUT? DG: My husband and two girls. And coffee. JG: How can I follow that list?
WHAT’S THE BEST ADVICE YOU’VE EVER RECEIVED? Do what you love. NAME A WORK OF ART THAT CHANGED YOUR LIFE. We were given a painting by the artist Ayse Wilson, and shortly after that we opened our gallery. WHO IS YOUR FAVORITE DINNER COMPANION? Our two girls—you you never know what they will say!
WHO IS THE MOST INTERESTING PALM BEACH RESIDENT YOU KNOW? Hilary Geary Ross—she is a wonderful writer and a fantastic mother, mother–in-law and grandmother.
WHAT ARE SOME OF YOUR FAVORITE PALM BEACH DISCOVERIES? The bike path, the Four Arts and the Palm Beach Zoo are wonderful spots. Café Boulud is our favorite restaurant; it’s a treat to eat outside there.
