Looking for a home is about more than just location and price. While we often count the bedrooms and bathrooms, measure the kitchen space and pay close attention to the backyard amenities, we rarely look into the style of home we’re after and what features it might offer us. As you’re on the hunt for a new home, consider these popular styles in Canada and how each offers a unique look and experience.

Modern Style

Modern homes tend to be very functional and place a lot of emphasis on the architectural design of the interior and exterior spaces. Typically, modern homes are centred around the kitchen and often have an open concept living area that encapsulates the kitchen, dining room and living room, while bedrooms tend to be tucked away on another floor. You’ll likely find more luxurious materials incorporated into the design like marble or natural stone. Modern homes tend to be more compact and focus on the essentials, so if you don’t have a lot of possessions or heavy heirloom furniture to make space for, a modern home could be the right fit for you.

Ranch Style

Ranch-style homes are categorized by their long facades that remain ground level with very little elevation of the base (unless a basement has been created). These homes are designed to be warm, welcoming spaces with a very open floor plan that focuses on one level. Typically, wood is very common in structural and design elements. If you’re looking for a more naturally inspired space that doesn’t require any stairs, a ranch style home may be an ideal option.

Cottage Style

In colder areas of Canada, cottage-style homes are very popular due to their smaller size and interior warmth. They’re generally very traditional in appearance and don’t include any of the bells and whistles from the other styles as their focus is on simple and humble design. They’re often loaded with wood features, as the material is used for the floors, walls and even ceilings. If you’re OK with living in a smaller space and prefer to keep things simple and cozy, a cottage-style home is a great option.

Country Style

Old country-style homes used to be built in areas with lots of land and space. They tend to have very big floor plans and sit on large plots of land. They’re often a mix of wood and other materials on the exterior to make the home appear very large. They feature big windows and tend to be decorated more simply so you’ll find less modern wall decor and fancy furniture, and more crafty upholstery and traditional wooden pieces. If you have a big family and like simple, traditional design, this style of home may be a good fit.

Craftsman Rustic Style

Focused on the use of natural elements, Craftsman rustic-style homes often include wood, stone and uncoated bricks. Unlike their counterpart, the Craftsman-style homes, they are a lot more low-maintenance as they lack the ornate details and finishes. They have an unspoken old-world charm and are built to last, so if you’re on the hunt for something more practical that still oozes charm, this may be a good choice.

Gothic Revival

Inspired by castles and cathedrals in the Middle Ages, the facades of these homes are often stone or brick with gabled roofs that are sharply peaked and feature ornate woodwork detailing at the top. One of the most iconic Canadian buildings in Gothic Revival style is Centre Block on Parliament Hill in Ottawa. If you’re looking to see some Gothic Revival style homes in person, Summerside PEI is where you’re likely to find the most in one concentrated location.

Italianate Style

Born in the Italian Renaissance, this style of home

became a staple in Canada between 1840 – 1885. The rich and successful began to adopt pieces of these lavish Italian elements in their own way. As time passed, this style would go on to inspire many commercial and retail buildings across Canada.

If you’re curious to see the details for yourself, virtually every main street in Ontario is home to an example of an Italianate-style home. They’re particularly commonplace in Brampton Ontario as many single-family dwellings have survived there and remain as beautiful as they were in the late 1800s. With classic elements often crafted from wood or metal, these homes were characterized by extended eaves with heavy cornices that are supported by large wooden brackets. They feature large, tall windows (often in pairs) mimicking the style or Italian homes.

Farmhouse Style

If you’re looking to have a new home built but you’re on a budget, a farmhouse-style home is a great option. Very casual in design and focused on an open concept living area, these homes use a lot of reclaimed wood, barnboard, wrought iron and simple vintage accessories so you won’t have to worry about the price increase on more modern materials/ elements. There’s also a lot of flexibility with the size and style of farmhouse homes.

West Coast Style

In areas like West Vancouver where the terrain is very rough and not ideal for building homes, there needed to be a lot of innovation in regard to how a home could be built to fit within these limitations while still looking beautiful. The result was complex geometric forms and open layouts with rooms that were more multiuse and functional. Many West Coast-style homes use wood posts/beams and large glass windows to bring the beautiful outside view, inside.

Tudor Revival Style

From the late 1800s to the 1940s, Tudor Revival elements were very common for Canadian homes. They were inspired by styles seen in the U.K. and continental Europe hundreds of years ago. When trying to spot a Tudor Revival-style home, look for tall, slim (often leaded) windows, a recessed front

entry, stone facade, copper roof, ornate ironwork and the trademark Tudor-style gables (modern interpretations can be described as a half-timbered appearance of a structure with gaps filled in by plaster). If you’d like to see these homes in person, this style is quite common in two areas in Alberta: Inglewood and Calgary.

High Victorian Style

Victorian homes are notoriously sought after and loved by many. While the original homes include period plumbing, wiring and plaster walls, High Victorian is often a blend of a few styles and features many ornate wooden elements, brick and metal, contrasting stone and colourful details. Once commonplace between 1840 – 1900, the trademarks of High Victorian homes like the gothic motifs, stained glass, bay windows and more, have lived on to this day. If you love the look of old-world charm but are looking for a more modern home, High Victorian style could be the best compromise for you.

Chateau Style

Most common in Quebec City, QC, Chateau-style homes are very fancy and ornate. Known as one of the few uniquely Canadian architectural styles, Chateaus were popular from 1887 – 1930 and were a style borrowed from the old country but blended with Scottish Baronial turrets and towers with steep, elegant roofs around the Loire Valley of France. This was a style typically reserved for civic buildings and hotels, but it also played a part in inspiring many homes in the early 1900s. You can find the best examples of this style in Quebec at the Quebec City Armoury, in Ottawa at the Confederation and Justice Buildings and Canadian Pacific Hotels built throughout the country including the Royal York in Toronto, the Chateau Laurier in Ottawa, the iconic Chateau Frontenac Hotel in Quebec and Banff Springs in Alberta.

Craftsman Style

Born from the American Arts and Crafts movement that was widespread throughout California, this style of home is most common on the West Coast, especially in Strathcona BC. The focus of these homes was to show off the quality craftsmanship of every beam and joint. They feature heavy cobblestone bases with oversized front porches which are typically supported by large, exposed timbers and ornate woodwork. While Craftsman style homes were most popular from the 1800s to the early 1900s, they’re still very sought after today in many areas.

No matter which province you’re house hunting in, there are plenty of different home styles, each with their own charm and functionality. Knowing the different types of homes available in your desired areas will help you better understand the qualities they offer and whether or not they’re a good fit for your lifestyle and family. Do your homework to learn more about your options, and your hunt for real estate will become a lot more focused and manageable.

Crêpe Monsieur

Drawing inspiration from a Croque Monsieur and an egg-topped Croque Madame, Milwaukee chef Joe Muench’s playful crêpe pays homage to Wisconsin by sourcing local ingredients, such as Saxon Creamery cheese for this popular brunch offering at his restaurant, Story Hill BKC. While a nutty, rich Alpine-style cheese studded with savory pieces of ham fills the interior, the outer crêpe is garnished with a drizzling of a zippy Dijonnaise sauce and chopped dill pickles for a balancing, tangy bite. The key to executing a crêpe is confidence. Doing a few practice flips using your pan and spatula before trying the real thing helps to get any crêpe jitters out of the way.

INGREDIENTS - CRÊPE BATTER

3/4 cup all-purpose flour (about 3 1/4 ounces)

6 tablespoons water

1 teaspoon granulated sugar

1/8 teaspoon vanilla extract

INGREDIENTS - DIJONNAISE

3 tablespoons mayonnaise

1 teaspoon coarse-ground Dijon mustard

1/4 teaspoon ground black pepper

INGREDIENTS - CRÊPE MONSIEUR

2 tablespoons clarified butter, divided

1/2 cup whole milk

2 tablespoons unsalted butter, melted

1/8 teaspoon kosher salt

1 large egg

1 1/2 teaspoons Dijon mustard

1 teaspoon granulated sugar

4 ounces Alpine-style cheese (such as Gruyère), shredded (about 1 cup), divided

4 hickory-smoked ham slices, torn (about 1 1/2 cups), divided 1/4 cup chopped dill pickles

4 large eggs

DIRECTIONS

Make the crêpe batter

Process flour, milk, 6 tablespoons water, melted butter, sugar, kosher salt, vanilla, and egg in a blender until well combined, about 15 seconds. Let batter rest at room temperature, uncovered, 45 minutes. Meanwhile, make the Dijonnaise

Stir together mayonnaise, mustards, sugar, and pepper in a small bowl until well combined and smooth. Transfer to a small resealable plastic bag; tie off end with a rubber band to secure, and set aside at room temperature. Make the Crêpe Monsieur

Heat 1 tablespoon clarified butter in a large 12-inch nonstick skillet over medium-high. Pour half of crêpe batter (about 3/4 cup) in center of hot skillet, swirling to spread batter in an even layer in pan. Cook until underside of crêpe is slightly browned, 3 to 4 minutes. Gently tilt skillet forward to shift crêpe until top edge of crêpe is visible above rim of skillet. Slide a wide spatula under crêpe, ensuring spatula is positioned in center of crêpe. Flip crêpe. Immediately sprinkle half of cheese (about 1/2 cup) evenly over surface of crêpe, and place half of ham (about 3/4 cup) in an even layer over half of crêpe. Cook until crêpe is light golden brown and bottom is set, 30 to 45 seconds. Fold crêpe in half over ham to form a semicircle, and fold in half again to form a triangle. Transfer folded crêpe from skillet to a large plate; cover loosely with aluminum foil to keep warm. Repeat process with remaining clarified butter, crêpe batter, cheese, and ham.

Fill a large saucepan with 2 inches of water; cover and bring to a boil over high. Reduce heat to medium-low to maintain a gentle simmer. Working with 1 egg at a time, crack egg into a small bowl. Add egg to simmering water. Quickly repeat with remaining 3 eggs, spacing evenly apart in pan. Turn off heat, and cover; let stand until egg whites are set and opaque, about 4 minutes. Remove eggs using a slotted spoon, and drain on a paper towel–lined plate.

Transfer crêpes to 2 plates. Top each with pickles and 2 poached eggs. Snip 1 corner of plastic bag to create a small hole; drizzle crêpes with Dijonnaise. Garnish with finely chopped fresh chives and flaky sea salt.

During Spring the axis of the Earth is at an angle in between our closest and furthest point from the sun. The temperatures become more moderate and people can say goodbye to the frigid cold of winter and enjoy the transition before a hot summer kicks in.

More Daylight Hours

Not only do the clocks turn back an hour right before spring in most states, following the spring equinox,

days get longer and nights get shorter. This is due to the earth’s horizon and its alignment with the sun.

Peoples’ Mood Improves

After a dreary winter, sunlight is the best remedy. Scientists have proven that sunlight exposure increases your body’s release of serotonin in the brain causing people to be happier. Sunlight also lessens the amount of melatonin in people during the day and increases it at night allowing for a better nights sleep.

Yes, it’s a fact. Ultraviolet B rays from the sun comes in contact with our skin and provides us with Vitamin D. This important vitamin helps strengthen bones and teeth.

In most parts of the North America, winter is full of white snow and brown vegetation. During spring, plants and grass convert the additional sunlight into energy and generate chlorophyll, turning them green.

Trees, Trees, Trees!

After surviving the cold winter in their dormant state, deciduous trees come out of dormancy in the spring and provide us with vibrant and beautiful blooms of red, pink, and orange, among other colours. It’s also a great time to plant new trees. Three things to know about investment properties in Canada

Buying a property in Canada has long been seen as a savvy investment. If you’re thinking of buying a property to make some money, whether from renovating and reselling it or renting it out, there are a lot of things to consider. Here are three tax implications you should know about before you plan to profit.

Capital gains tax

You may have a capital gain when you sell your property and generally, you’ll have to pay tax on 50 per cent of the capital gain unless your property qualifies as your principal residence. In that case, an exemption may be available to reduce or eliminate any capital gain.

Or, you may have a capital loss when you sell your property. However, your ability to use 50 per cent of this loss to reduce current year or other years’ taxable capital gains will depend on the type of property you sold. Depending on your situation, the gains you make when you sell your property might be business income. If you’re planning to move away from Canada but intend to keep your property, there may be other income tax implications that need to be considered .

Property tax

Owning any land or building comes with carrying costs, from regular maintenance, to utilities like heating and cooling, to insurance. Property taxes are another inevitable expense for owners in Canada, whether you live at the property or not. They vary by municipality but are typically based on the property’s market value – which is not necessarily what you paid for the property. You should check with your municipality to better understand how taxes work in your area.

Local governments use these taxes to pay for services like schools and roads. You may be able to add your property taxes onto monthly mortgage payments or pay your municipality directly. If you’re buying a property, have your real estate agent or lawyer confirm that the sellers are properly paid up on

property taxes. If they’ve prepaid, you may have to reimburse them.

Underused housing tax

In addition to these typical costs, the Government of Canada introduced the Underused Housing Tax (UHT) in January 2022. It’s an annual one per cent federal tax on the ownership of vacant or underused housing in Canada. This is different than vacancy taxes that some provinces and municipalities have implemented in recent years. So, even if you are exempt from those you might still have to file a return for the UHT. This tax usually applies to owners of residential property in Canada who are not Canadian citizens

or permanent residents and foreign corporations, but in some situations, it can also apply to Canadian individuals and corporations. If you’re one of these affected owners, you still have to file a UHT tax return for your property, even though you may be exempt from paying the tax.

If you’re required to file a return, make sure the Canada Revenue Agency receives your return(s) and payment(s) before the deadline to avoid penalties and interest. It’s also important to note that these returns are separate from the regular personal income tax and benefit return due the same day.

Seven tax tips for snowbirds

The deadline for filing taxes in Canada is typically April 30. Globe Advisor and Globe Investor have teamed-up to offer advice on how to maximize returns, find credits and avoid an audit. The full series can be found here.

It’s a dreamy idea to be a snowbird: skipping out on winter and spending the colder half of the year in sunny destinations in the southern United States or Mexico. But seniors who opt for this lifestyle could find themselves buried under loads of unexpected tax paperwork if they don’t make the necessary preparations, says Stefanie Ricchio, a tax expert and spokesperson for Turbotax Canada.

That’s because splitting your time and possibly your assets between two countries can make for a com-

plicated financial situation in which you have to file taxes to both governments.

Statistics Canada estimated in 2019 that between 300,000 and 375,000 Canadians live the snowbird lifestyle in the U.S. and Mexico alone. This arrangement comes with its own tax implications, so we spoke to Ms. Ricchio and Yannick Lemay, a tax specialist with H&R Block, to compile some tips if you plan to spend more time down south.

Consider limiting your days abroad

If you spend more than 183 days in the U.S., you’ll have to file a tax return in the country. This doesn’t necessarily mean you’ll have tax owing, especially if you don’t receive income in the U.S. However, it can still be a large headache in terms of the paperwork required to prove you don’t owe tax in the United States. Having to pay tax in the U.S. doesn’t necessarily mean you’ll pay tax twice. But be prepared for a headache

The U.S. and Canada have a tax agreement that essentially prevents people from paying tax on a source of income in both countries. However, Canadians still have to declare any U.S. income on their Canadian tax return, before using a tax credit that offsets that income. It can be a complicated process where Ms. Ricchio recommends getting help from a tax expert.

Think twice before you go outside the States Canada and the U.S. have close ties and well-established tax procedures between the two. However, it’s vital to look into the tax implications of spending your winters in other locations, such as Central America or Southern Europe.

Get informed about the tax implications around whether you rent or buy your home

When it comes to taxes, Ms. Ricchio says renting a winter home is the simplest way to go. However, if you want to create stronger roots as a snowbird, owning your home is fine too.

Just keep in mind that if you rent out your home in the summer months when you’re back in Canada, you’ll have to put some of that money aside for your tax bill. Ms. Ricchio says in the U.S., if you rent out your property for more than 15 days in a year, you’ll be subject to a 30-per-cent withholding tax on the income.

As a snowbird, you’ll have to make preparations around health insurance for the time you’re abroad. Those insurance costs, as well as any extra costs that you pay out of pocket at a clinic or hospital, are all tax deductible for your Canadian tax return.

Insurance can extend to thousands of dollars in cost for folks who are older or who have health complications, so it’s imperative that snowbirds remember to deduct those expenses. However, Mr. Lemay says travel insurance for trip interruption and cancellation cannot be deducted.

Consult a tax professional early when planning your snowbird life

Your decisions around the life you build abroad can come with large unforeseen tax consequences. There are all sorts of variables, such as the jurisdiction you choose to spend your time in or your decisions around buying or renting, which have their pros and cons.

Ms. Ricchio says people should consult a tax expert early in the planning process so they can ensure their plans are financially viable and so they’re aware of the duties they’ll have when filing taxes.

Note that the Canadian tax deadline is around the same time many snowbirds return to Canada

Most snowbirds return to Canada in the spring, and Mr. Lemay points out that the Canadian and American tax deadlines are around this time. While it’s possible to do your taxes entirely remotely, Mr. Lemay says snowbirds should be aware of this deadline so they aren’t left scrambling and stressing over paperwork right at the end of a relaxing winter.

You now must convert your RRSP into a RRIF. Here’s what you need to know

For people converting their RRSP to a RRIF, there are crucial considerations, say experts, including opening a RRIF before you turn 71. Canadians must decide in the year they turn 71 what to do with their RRSPs. You can withdraw it all, buy an annuity or, what most do, transfer the money into a registered retirement income fund.

Turning 71 is an important milestone for Canadians as it marks the year you must decide what to do with your RRSP. You have three main options: Withdraw the money, purchase an annuity or, what most people do, transfer the funds into a registered retirement income fund (RRIF).

Withdrawing the full amount will subject you to a withholding tax. You might also have to pay tax on the income you receive after purchasing an annuity, a financial product designed to provide you a guaranteedregular income.

“Eventually, there’ll be a date where either you choose to, or you’re forced to take money out of that account, and it will mature into a RRIF,” said Ian Calvert,

vice-president and principal at Toronto-based HighView Financial Group. Converting an RRSP into an RRIF generates minimum withdrawals - which you can set up to be monthly, quarterly, semi-annually or annually - based on a rising percentage as you age. Canadians can make the most out of this account by implementing a few strategies. Calvert said holding your investments in an RRIF allows gains on interest dividends to remain tax-sheltered until you draw money out and are taxed at your marginal tax rate at that time.

While converting your RRSP to a RRIF is mandatory by the end of the calendar year in which you turn 71, Calvert says there are tax planning benefits to converting some of the RRSP funds earlier, particularly

if you’ve already retired and have no pension income.

“After the age of 65, the income from a RIFF is considered eligible pension income,” Calvert said, “which can be split with a partner and has a tax credit attached.”

This federal, non-refundable income tax credit applies to the first $2,000 of eligible pension, Calvert said. Plus, most financial institutions charge a deregistration fee for withdrawing directly from your RRSP.

“Converting over to the RRIF could be beneficial because you’d be avoiding that RRSP deregistration fee every time you make a withdrawal,” Calvert said. Another key consideration Canadians sometimes forget about is to set up their spouse as a ‘successor annuitant’ on their RRIF account rather than as a ‘beneficiary,’ according to Victor Todorovski, financial planner

and portfolio manager at Toronto-based Foster & Associates Financial Services.

“The account ‘rolls over’ tax-free, and the spouse or common-law partner becomes the successor annuitant of the RRIF,” he said. Otherwise, Todorvoski warns, the full amount of the RRIF could be taxable in the year the original annuitant has died. Annuitants can also choose their spouse’s age to set the withdrawal amounts, said Todorovski.

These minimum withdrawals are subject to change and vary by age, ranging from 2.86 per cent at age 55 to 20 per cent at age 95. Todorovski says this flexibility can offer you a strategic advantage in your retirement planning.

“If your spouse happens to be younger, you might want to set it up based on their age.”

Canadian maple raspberry cake

Preparation time: 1 hour | Total time: 2 hours | Makes 14 to 16 servings

INGREDIENTS

Maple Cake:

1 1/2 cup unsalted butter , softened

1 1/2 cup maple sugar

3 eggs

4 teaspoons maple extract

5 cups all-purpose flour

2 tablespoons ground ginger

2 teaspoons baking powder

2 teaspoons baking soda

1 teaspoon salt

1 1/2 cup buttermilk

1 1/2 cup maple syrup

DIRECTIONS

Icing:

2 1/4 cups unsalted butter , softened

7 1/2 cups icing sugar , sifted (approx)

3 tablespoons milk (approx)

3 teaspoons maple extract

1 1/2 teaspoon vanilla

3/4 teaspoons salt

Assembly:

2 tablespoons maple syrup

4 cups fresh raspberries or strawberries

Maple Cake: Grease three 8-inch (1.2 L) round cake pans; line bottoms with parchment paper. Set aside. In large bowl, beat butter with maple sugar until fluffy, 2 to 3 minutes. Beat in eggs, 1 at a time, scraping down side after each addition. Beat in maple extract. In separate bowl, whisk together flour, ginger, baking powder, baking soda and salt. In separate bowl, whisk together buttermilk and maple syrup. Stir flour mixture into butter mixture, alternating with buttermilk mixture, making 3 additions of flour and 2 of buttermilk. Divide batter among prepared pans; smooth tops. Bake in 350°F oven until cake tester inserted in centres comes out clean, 28 to 30 minutes. Cool in pans on racks for 10 minutes. Invert onto racks; peel off parchment paper. Let cool completely. (Make-ahead: Wrap layers separately in plastic wrap and refrigerate for up to 1 day or overwrap with heavy-duty foil and freeze for up to 2 weeks.)

Icing: Meanwhile, in large bowl, beat butter until light and fluffy. Beat in icing sugar, 1/2 cup at a time, until smooth. Beat in milk, maple extract, vanilla and salt. Beat in more icing sugar or milk as necessary to produce desired texture.

Assembly: Using serrated knife, generously trim tops of cakes to level. Brush maple syrup over cut side of each layer. Place 1 layer, cut side up, on cake plate. Spread about 3/4 cup of the icing over cut side; top with 1 1/2 cups of the raspberries. Cover with second cake layer, cut side down; repeat adding icing and raspberries. Cover with final cake layer, cut side down. Using offset palette knife, spread thin layer of icing all over cake, filling in holes between layers as needed. Refrigerate until firm, about 20 minutes. Using offset palette knife, spread remaining icing all over cake, smoothing side and top. Top with remaining raspberries. Refrigerate for 30 minutes. (Makeahead: Refrigerate for up to 6 hours.) Bring to room temperature before serving.

What is Father’s Day?

Father’s Day is a holiday that celebrates and honors fathers and their influence in our lives. You don’t solely have to honor your biological father on this holiday though - you can celebrate grandfathers, stepfathers, adoptive fathers and others you consider father figures.

The history of Father’s Day

The history of Mother’s Day goes back to the 1860s, and Mother’s Day was declared a national holiday in 1914. Then the celebration of moms paved the way for Father’s Day. The history of Father’s Day goes back to 1908, when a church in West Virginia held a sermon to honor 362 men who had been killed the previous year in a coal mining explosion. This was the country’s first-ever event to strictly honor fathers, but it was just a one-and-done thing, at least in that community.

The following year, however, a woman named Sonora Smart Dodd started her quest to establish Father’s Day as a national holiday. Dodd was one of six children raised by their single father, and she thought fathers should be honored in the same way as mothers.

After she’d petitioned her local community and government for a year, Dodd’s home state of Washington celebrated its first official Father’s Day on June 19, 1910. Over the years, the celebration of Father’s Day spread from state to state, and after a long fight, it was finally declared a national holiday in 1972, when President Richard Nixon signed it into law. Now, we celebrate with funny Father’s Day quotes, dad quotes, father-son quotes and even stepdad quotes for the bonus dad in our lives.

It took more than 60 years from the birth of the idea to Father’s Day actually being recognized as a federal holiday, and a lot happened to threaten the parent-celebrating holidays during that time. In the 1920s and 1930s, there was a national movement to get rid of both Mother’s and Father’s Day and replace them with one “Parent’s Day.” Beyond that, some men didn’t even want a Father’s Day to begin with. They saw it as a “Hallmark holiday,” invented for the sole purpose of a commercial gimmick, and as

many fathers were the sole breadwinners at the time, they didn’t particularly want their hard-earned cash spent on flowers and chocolates.

The Great Depression and World War II, however, helped boost the idea of Father’s Day. Struggling retailers pushed the gift-giving holiday during the Depression, and during the war, Father’s Day became a way to honor the many fathers serving overseas. By the time President Nixon signed the proclamation making Father’s Day a holiday, it was already a national institution.

When is Father’s Day celebrated in other parts of the world?

Father’s Day is celebrated on different days in different countries. For example, in Europe, the United States and the majority of other countries, the holiday is celebrated on the third Sunday in June. In many Catholic countries, especially in Latin America, fathers are celebrated on St. Joseph’s Day, which falls on March 19. In many Pacific countries, including Australia, New Zealand and Fiji, Father’s Day occurs on the first Sunday in September.

April Stats

April 2024 home sales were down in comparison to April 2023, when there was a temporary resurgence in market activity. New listings were up strongly year-over-year, which meant there was increased choice for home buyers and little movement in the average selling price compared to last year.

Greater Toronto Area (GTA) REALTORS® reported 7,114 sales through the Toronto Regional Real Estate Board (TRREB) MLS® System in April 2024 – down by five per cent compared to April 2023. New listings were up by 47.2 per cent over the same period. On a seasonally adjusted monthly basis, sales edged lower while new listings were up compared to March.

“Listings were up markedly in April in comparison to last year and last month. Many homeowners are anticipating an increase in demand for ownership housing as we move through the spring. While sales are expected to pick up, many would-be home buyers are likely waiting for the Bank of Canada to actually begin cutting its policy rate before purchasing a home,” said TRREB President Jennifer Pearce.

The MLS® Home Price Index (HPI) Composite benchmark was down by less than one per cent per cent yearover-year. The average selling price was up by 0.3 per cent to $1,156,167. On a seasonally adjusted month-overmonth basis, the MLS® HPI Composite was up by 0.4 per cent and the average selling price was up by 1.5 per cent compared to March.

“Generally speaking, buyers are benefitting from ample choice in the GTA resale market in April. As a result, there was little movement in selling prices compared to last year. Looking forward, the expectation is that lower borrowing costs will prompt tighter market conditions in the months to come, which will result in renewed price growth, especially as we move into 2025,” said TRREB Chief Market Analyst Jason Mercer.

“All levels of government have announced plans and stated that they are committed to improving affordability and choice for residents. However, more work is needed on alignment to achieve these goals, whether we’re talking about bringing enough housing online to account for future population growth or finding the right balance between government spending and combatting inflation. We can’t have policies in opposition. Housing policy alignment is key to achieving sustained, tangible results,” said TRREB CEO John DiMichele.

Fractional ownership in real estate is when individuals own a percentage of a property and share usage rights. Fractional ownership splits the cost of an expensive purchase among several people.

Fractional ownership is commonly used for buying vacation homes or luxury items like boats or planes, but is also used for other types of assets such as art, stock and fashion items. Owners are issued a deed representing their fraction of the property.

Fractional owners also take on the benefits and losses that come with ownership: If a vacation home grows in value over 10 years, individual shares appreciate, too. Co-owners share usage rights, income and access to their shared property proportionate to the percentage of the asset they own. Unlike a timeshare, fractional ownership means you own part of the second home itself, not just the time you can use it.

There are a few common fractional ownership structures that we’ll dive into later. One is called tenancy in common and another is via an entity, like an LLC.

Example: Sophie lives in Detroit, Michigan, and wants to buy a second home so she can winter on the West

Coast. Her budget is $110,000, so she’s able to become a 1/4 fractional owner of a beach house valued at $440,000. The home has two other owners: James, who owns 1/4 and the Jones family who own 1/2 of the property shares. A local management company facilitates their renovations and property maintenance.

You pay management fees, if you choose an external manager. Your shares can depreciate over time and it can be difficult to sell shares versus a whole property.

What is tenancy in common?

With tenancy in common (TIC), each tenant holds an individual deed for a fraction or percentage of a commercial or residential property. There is one key difference between tenancy in common and fractional ownership: No one person or company is in charge. To be a TIC, individuals must own different percentages of the property while sharing the whole and managing it themselves.

What is fractional ownership through an entity?

Some properties split ownership via a structural

entity like an LLC (limited liability company) or LLP (limited liability partnership). Since a separate legal entity defines the ownership, it’s no longer a tenancy in common. It’s not necessary to have an LLC to make a fractional owner ship purchase.

Can fractional ownership apply to any purchase?

Many major purchases can be purchased via fractional ownership: luxury cars, yachts and boats, aircraft, recreational vehicles and, of course, real estate.

Spring Cleaning for Your Mental Health

Summer, fall and winter have their fans, but spring is clearly the best season. It’s the season of fresh starts and new beginnings, symbolized by growth and new life. It’s a time when we’re encouraged to clean our homes and organize our lives. It’s also a great time to give a little attention to renewing your mental health as well.

Attending to your needs and engaging in effective selfcare is fundamental to having a clear and refreshed mind. This may seem obvious, but many of us forget its importance. We all experience difficulty in taming the busyness of life and forget to take care of ourselves in the process. We must actively listen to our mind and body and understand that taking time for oneself is not a luxury or an act of selfishness, but rather a critical element for self-growth and fulfillment.

There are many activities that you can do to clear and refresh your mind. Here are examples of activities that have been very enriching for me and have led me toward a more positive and mentally healthy life.

Create a to-do list of short-term and long-term goals that you want to complete

This may vary from reconnecting with an old friend you have not seen in a while, to taking more time to do enjoy a nice cup of coffee. Think of dreams you have always wanted to achieve – it does not matter how big or small. Having a set of goals can give you a sense of purpose in life and guide you toward your desired path.

Try to improve your physical health

Engaging in physical activity has been scientifically proven to play an important role in sustaining mental health and well-being. With the advent of an active lifestyle, usually a healthy diet tends to follow. Now, do not expect you to throw away all processed foods in your pantry and go shopping for expensive workout gear. Renewal of the mind, body and spirit is a journey, and is successful when practiced gradually. An idea would be to try walking 3-4 times a week, or eat dark chocolate instead of a donut or other sugary snack.

Begin to renew your spirit

Practicing yoga and/or meditation can do wonders for the cleansing of the mind. You will begin to acknowledge the flow of thoughts circulating in your mind and skillfully dismiss them with acceptance and non-judgment. Research studies on the power of meditation have reported a significant reduction in negative energy and number thoughts consuming your day. Inwardly attending through the practice of yoga, meditation or another spiritual practice encourages self-awareness to help you attune to your physical and emotional needs.

Work on improving your stress management skills

Try your best not to dwell on issues that are out of your control. Learning to accept the situation for all that it entails is an important skill in reducing stress. Also, pay attention to what triggers your stress responses to learn and prepare for the next instance. Knowing which situations make you uncomfortable can minimize distress and encourage better coping behaviours. Counsellors and other mental health professionals are great resources to

help you develop the skills needed to better manage your stress and anxiety.

Actively contribute to your community

This may include volunteering for a cause or issue that you truly care about. Helping out a neighbour, or tending a community garden can help you feel good about yourself and your place in the world. An effort to improve the lives of others is surely going to improve your life too.

And last but not least, live in the here and now. Take a moment to notice the sun and wind on your face, and notice the air you are breathing. Sometimes we are distracted with tasks and responsibilities we forget to appreciate life’s precious moments. Learn how to bring your attention into the moment using mindfulness meditation or any other mental exercises you see fit. Making a conscious effort to notice and understand your inner and outer world at this very moment can improve your mental health. So as we move from winter to spring, let’s make sure to take the time to evaluate our mental health.
