A little bit of history Originally a small hamlet called West End, from which the thoroughfare of West End Lane takes its name, the area began to grow and attract London merchants in the 17th century. The arrival of the railway in the late 19th century improved travel links and led to further development in the region. West Hampstead has a strong musical heritage as the birthplace of Dusty Springfield and former home to Decca Studios, where the Beatles famously failed an audition in 1962 and musicians such as David Bowie, Fleetwood Mac and Marc Bolan recorded throughout the 1960s and 70s.

Five Reasons Why West Hampstead is a Great Place to Live!

It’s Got Everything You Need, Right On The Doorstep. West Hampstead boasts a wealth of amenities and facilities for its residents. There’s a local library, a cinema, plus some gyms for fitness fans. The Kiln Theatre on Kilburn Road puts on performances throughout the year, and there are also numerous independent restaurants, cafes and bars. Of course, if you’re looking for a big night out, Central London is only a short train journey away. There, you’ll find some of the country’s best theatres, eateries and entertainment venues. It Has Excellent Transport Links. West Hampstead tube station is on the Jubilee line, and takes commuters into Bond Street in under ten minutes. This is ideal for commuters, and for those wanting easy access to the capital’s major attractions. Additionally, there’s an overground service, with trains going to locations like Clapham Junction, Richmond and Stratford. However, if you prefer to travel by road, it’s useful to know that there are several bus routes operating in the area. It’s even possible to cycle into Central London – relatively fit cyclists can usually reach the West End in around half an hour. There Are Great Schools In West Hampstead. This area is a magnet for families, and part of the reason is the excellent schools here. For example, St Augustine’s Federated Schools: CE High School was awarded ‘outstanding’ in its most recent Ofsted report. Likewise, South Hampstead High School (an independent) achieved an astonishing 99% A* to C pass-rate in their GCSE results. By contrast, the national average is 60%. The primary schools are highly regarded too. St Luke’s Church of England School had 93% of students meeting the expected standard for reading, writing and maths; significantly higher than the national average; and Hampstead ParochialChurch of England School is another good example of a top-performing school. There Are Some Great Architectural Styles. Like many parts of London, West Hampstead experienced a ‘boom’ during the Victorian times. As such, many of the most desirable properties are classic Victorian terraces, with beautiful original features, suchas fireplaces and bay windows. There are also some attractive 1920s and 1930s houses, plus some fineexamples of Art Deco architecture. If you prefer contemporary design, you’ll find plenty of stylish modern apartments and houses on the market too. There Are Lots Of Green Areas. Even though West Hampstead is close to Central London, its abundance of green spaces make it seem much further out. Large parks like Primrose Hill, Regent’s Park and Hampstead Heath are all a short stroll away, and there are also local green areas, like The Grange, Gladstone Park and Fortune Green. They all offer welcome respite from the bustle of the capital, and are a real bonus to have close-by.

Interview with Modus Kitchens Please tell us a little about your company? Modus Kitchens are a family friendly business who have been designing and fitting beautiful kitchens throughout the whole of London for over 15 years. Interview with Carpets & Wooden flooring experts Chic Flooring Tell us a little about how you came to establish Chic Flooring? Chic Flooring was established in 2012 by my brother Mohamed and I. Between us we have over 35 years of retail experience and knowledge, which we wanted to use to bring a new level of service and quality to customers looking for flooring solutions, a product we love. Since then, we have gone on to offer a wide selection of high-quality products, to suit every requirement and budget, from luxurious woods and carpets to modern laminate and LVT. How do you explain peoples love of Carpets and woods as a building material? Both carpeting and woods create a sense of luxury, comfort, and security in the home. From the first warm step, out of bed on a cold winters day to the cozy underfoot feeling, as you watch some evening TV, carpeting exudes an enveloping feeling of luxury and warmth our customers love. Hardwood floors are extremely stylish and appeal to our age-old connection the outdoor world. Used in construction for centuries wood and wood flooring don’t just look great but bring a great sense of security and peace of mind, able to withstand the wear and tear of day-to-day life, whilst also able to accommodate modern, cost saving, eco-friendly technologies, such as underfloor heating. Is there a project you’ve done that you’re most proud of? Although we are immensely proud of all our projects, one that stands out, consisted of 4 floors of stair runners in a zebra patterned carpet with binding (please see photo), which looks amazing, and the customer was extremely happy with the result. We also did a project for Sadie Coles HQ at 62 Kingly Street were the exhibiting artist said our fitter was an artist at his job, a great moment for us and our fitters to have incredible recognition for our work. What types of flooring do you find most popular with clients? Our most popular flooring is carpet, the UK climate is primarily cold for most of the year apart from a few months in the summer. The reason why carpets have remained high in popularity is that they provide great insulation to our homes and help keep heat in and cold air out. Please summarize why people should choose Chic Flooring? The ongoing need for space in London will prompt further developments on existing buildings such as basement dig-outs, conversions and extensions. Interview with Interior design expert CIGAL KAPLAN INTERIORS

Why should people appoint an interior designer instead of managing their own project? We find that home owners usually try to handle their own interior design projects. They try to figure out what they want and then hire the needed contractors to do the work for them. The problem with this approach is that they don’t have the necessary skills and knowledge on how to make design decisions and translate them to implementation needs. So, they end up hiring contractors who don’t know them or their home well. Contractors who don’t understand their needs, and are unable to give them the design and finish that they really want. As interior designers we understand space planning and know where you want to go with the look, mood and feel of the project. What is needed in a room and how it all goes together from colors to furnishings. We then translate this down to the contractors and ensure that they deliver what is needed on time and on budget. What type of projects get you most excited? Projects where the clients are open to exploration when it comes to designing their home. Being open minded to new ideas based on their wants and desires. Who or what have been your major influences in the world of interiors? Living in London, this city fills me with inspiration every day. The mix of different architecture and styles of buildings and interiors, the fusions of cultures and the ability to take chances all influence my designs. I also draw on my experience with my clients and the amazing design inspirations we uncover on our journey together. In developing a style for a client’s property who takes the lead or is it a collaborative effort? It is most definitely a collaborative effort. I start all my projects by first really understanding who my clients are and what colours, designs and styling gets them excited. I then take them through a magical discovery process using ideas and mood boards that unlocks their creative input and makes them feel that they are helping design their perfect home. Is there a project that you are most proud of? Yes, three months into Covid, I started working with the Finchley Cricket Club to help them create a clubhouse that is warm, family friendly, and to suit all their players regardless of age or gender. I used to dislike going to the clubhouse as the space was dark and really uninviting. It felt like a pub still stuck in the eighties. With the help of the players, amazing volunteers we managed to create a space that everyone loves hanging out in. It has gone from an empty space with a few hardcore regulars to a space that is buzzing from Wednesday to Sundays, with players, supporters and local families. 26

Outstanding bathroom designs by Ripples!

Tell us a little about the Ripples brand? Ripples was founded in 1988 by my parents Roger and Sandra Kyme and has grown into an award-winning bathroom retailer renowned for its bespoke bathroom designs, stunning showrooms and innovative bathroom products. Since the first showroom opened in Bath over 30 years ago, Ripples has become a franchise with an impressive portfolio of 13 showrooms nationwide. We offer a truly tailored bathroom service, from product sourcing and design consultancy, through to installation from trusted local suppliers. With a dedicated team of in-house designers, we can help clients with anything from an elegant en-suite to a fun and functional family space or a compact cloakroom. What is your customer journey from that initial enquiry? All of our client’s requirements are different so we tailor our service to suit their needs. Some clients are just looking for a single product to finish off their bathroom, whilst others are looking for a full bathroom redesign. When a client uses our design service, the process starts with them meeting a Ripples designer in the showroom to discuss their project and ideas. Our designers ensure they have an understanding of who will be using the bathroom, the client’s preferred bathroom style and how much they are looking to invest in their project. Once the key details of the project have been discussed, we then conduct a home visit where we measure the existing room, taking care to note any factors that may influence or effect the final design scheme such as lighting or water flow. After the home visit has taken place, we move on to the design process where our designers review the options available for the client’s bathroom project and research the best design solutions to meet their brief. Our designers are true experts in all aspects of bathroom design and use their experience to consider not only how the bathroom will look and function, but how it will make the client feel. The designer will then showcase their solution during a design presentation, sharing scaled drawings which capture the style, size, layout and overall artistic look of the bathroom, as well as showing the client product samples in the showroom. Once the design has been approved by the client, we produce a detailed technical pack for the bathroom installers to ensure they fully understand the design along with the exact products that will be supplied. As the bathroom redesign gets underway, we continue to check in on progress throughout the project, ensuring the clients dream bathroom becomes a reality. 32

How have bathroom tastes and trends evolved in recent years? As we emerge from the pandemic, we’re definitely seeing a trend to more multi-functional living and bathrooms have very much become people’s at-home retreats...or as we like to call them , spathrooms! There’s also been a recent resurgence in more traditional bathrooms schemes, with freestanding baths in particular in huge demand at the moment. On the other end of the spectrum, many clients are looking for strong patterned floors with bold tiling, especially in pink and green tones, particularly popular. Special finish brassware is another huge trend, with the majority of clients looking for black or gold finishes for their showers, taps and bath mixers. Is there a project that you’re particularly proud of? Due to the bespoke nature of our offering, every client has different taste, different requirements and different sized bathrooms so we’re never creating the same scheme twice. I’m therefore really proud of every bathroom that we create because it is genuinely designed to suit the unique requirements of each and every client. As a result, I can proudly say that our client base is made up of around 70% referrals from previous happy customers which I consider to be a huge achievement. Saying all of this, I do remember about 20 years ago that a client wanted a dolphin border tile in his bathroom - the client was delighted but I wasn’t so proud of that one! What’s your favourite thing about working in the Hampstead and North London area? I’ve previously had showrooms in Mayfair and Marylebone which were great locations but were surrounded by retail and office spaces so there were very few family homes nearby. Contrastingly, this area of London is predominantly residential and is home to many families who have lived in the area for years. As a popular area, this presents us with lots of opportunities to renovate bathrooms in homes that clients have just moved to, as well as designing bathrooms in need of refreshing before going on the market. This area has a real community feel to it and I love the fact that so many of the other businesses locally are independent retailers like myself. In my opinion it also has some of the most beautiful homes in London.

Tell us a little about the background of your business? The idea of Bathroom Expert London came because of my previous experience in the construction industry. Bathrooms are complex due the variety of different skills required for one room. This is why Bathroom expert London was set up. I am there as an expert who has an understanding of the process end to end and is always there to support and advise. I’ve also trained the team personally in our exacting process. We have a very professional and experienced team with specific expertise for each area. It is about quality, expertise, knowledge and a personalised experience. What process do you go through with customers from that first phone call to completion? Everything starts with a video or phone consultation. Some clients have very clear ideas, others want or need more support and direction. Getting to know the individuals behind the property is vital so we can tailor our services to their needs. It is about combing dreams and emotions with practical ideas and mandatory requirements to achieve the best possible design for the space. With all that we create a design and estimation of the costs. At that stage we agree the process to select and buy products. We have connection with high quality showrooms that can offer great products at appropriate prices. Once the estimate is agreed we arrange for a starting date. What advice would you give people before starting a bathroom renovation? Firstly: Due diligence is key– Do not blindly place your trust in someone and know exactly who is going to be responsible for what goes on in your home. Choosing the right partner and ensuring there is knowledge behind promises is worth their weight in gold. Secondly: Make sure you nail the design before you look at products and engage the services of a design specialist. You will be surprised what’s possible with even the smallest of spaces. If your designer has plumbing and building background and knowledge they can treat the room as a blank canvass and design with minimal limitations. Finally: materials quality is key. The product specification has evolved with the development of new $technology and materials, which help us create a quality product. What’s the best thing about working in the Hampstead area? Local to the area, I love the various period properties and their charm. I have worked on many different houses so I understand the challenges that period properties present. This local touch creates an opportunity to help client’s understanding of ‘what works’ to get a premium finish. Surrounded by so much beauty and culture, clients also often have a real understanding of the value of quality. Of course it is tempting to try and look for the cheapest offer and believe that when someone offers a cheaper service it will give us the same than a more expensive one. But when people understand the real value of quality they also know that there are not bargains without risk. Clients in Hampstead usually know the importance of having confidence on the work has been done in the inside, knowing it is as high end as what you can see in the outside. 34

Why should people appoint an architect instead of managing their own project? You appoint an architect for the wealth of their experience and the knowledge they have accumulated over years, rather than just for their ideas. An experienced architect is your insurance policy to ensure your project is run as smoothly as possible and you want to invest in their skills and know-how to guide you through the regulations, obligations, and approvals you need to obtain for your project. And of course, architects will come with a tonne of ideas about how to maximise what you can achieve, how to make your home more energy efficient, how to retain the character of your property while adding contemporary touches and ultimately how to make your home a joy to live in. What type of projects get you most excited? Looking back, I have always been involved with designing projects with a strong connection to historical and heritage context or with buildings that were environmentally conscious. And as it happens these are still the type of projects I am very passionate about working on today. This is because there is always something unique about environmental and heritage projects, no two properties are the same, no two clients have the same requirements and priorities. It is the bespoke way you engage with both the building and the client that is fundamental to developing and executing each project. I guess what these projects have in common is that as an architect you are required to look carefully at what is there, to understand what the requirements are before you are able to discover their full potential. I take the same consistent approach for all projects I work on as an architect and it is very

In developing a style for a client’s property who takes the lead or is it a collaborative effort? All projects I work on must be collaboration between GOAStudio and the client. At the start of a project, we must listen to the client and make a map of their requirements, likes, and style of their ideal home. For me, collaborating with a client is about asking the right questions to help reveal what the homeowners like, what their needs and priorities are, and to understand what really matters. From there we will make suggestions and present a range of options and ideas to the homeowner. As an architect I then lead the design development process to benefit the project. In this partnership I am the one with the wealth of experience and it is my job to plan, control and manage the process as well as to advise the client how we can maximise what we can achieve with their project. Is there a project that you are most proud of? I am proud of every single project we have designed and I have been involved with. Since 2009 our projects have featured in a number of publications and magazines. This is always satisfying both for ourselves and for the homeowner. As an architect you immerse yourself in the design of a project from its infancy, you find a way to look beyond its impossibilities, you have the light-bulb moments. And the aim is to come up with a beautiful and carefully resolved design that eventually becomes someone’s home long after you had anything you do with it.
