“A big WELCOME and enjoy”

The now-ruined Reigate Castle was built under orders from William de Warenne, 2nd Earl of Surrey in the 12th century and the medieval market town sprung up around this. Trading in oatmeal for much of the 16th century meant there were a dozen or so mills in the area during this period, with two windmills remaining today at Wray Common and Reigate Heath. The arrival of the London to Brighton railway line in 1841 led to building across the area and the creation of neighbouring Redhill.

Property in Reigate encompasses everything from detached 1920s houses to Victorian cottages and Edwardian semis to contemporary flats, so there is truly something to cater to all tastes and budgets. There is a slant towards the high-end market however, neighbouring Redhill is less expensive with more new build properties on offer and a good variety of property for sale and to rent. A little bit of history

Reigate is renowned for its ‘caves’ which are in fact historical sand mines that tunnel beneath the town centre with guided tours available.

Why move to Reigate?

In particular, the North Downs and the Surrey Hills Area of Natural Beauty offer an escape from the town, with a whole host of walking and cycling routes for all abilities. With an excellent range of amenities and many sought-after properties in the town centre and surrounding areas, there is something to appeal to everyone whether buying or renting.

A charming and compact

high street makes shopping in Reigate a thoroughly enjoyable and convenient experience. An array of fabulous boutiques such as Oliver Bonas, Mint Velvet and White Stuff sit side by side with essentials like Boots pharmacy. Supermarkets in Reigate include Marks and Spencers and Morrisons, with a large modern Sainsburys available in the adjoining town of Redhill. The restaurant scene

encompasses such firm favourites as Wagamama, Bill’s, Nandos and the Giggling Squid, alongside a wealth of independent eateries and family pubs. For an evening of film, the Everyman Cinema plays host to the latest mainstream releases alongside the classics, so there is something to suit all tastes.

Ideal living

There is an abundance of green space in Reigate, including the pleasant grounds of the ruined Reigate castle and Priory Park, which has extensive facilities including a pond, playground, skate park, sports courts and picnic spots. The National Trust owned Reigate Hill in the North Downs offers far-reaching views and the glorious countryside of the Surrey Hills Area of Outstanding Natural Beauty is also close by.

Primary and Holmesdale

Community Infant School. Private schools include the well-regarded

Reigate Grammar and Dunnotar Schools. Reigate College offers further education courses in a wide range of disciplines for students aged 16-19.

Interview with ‘The Bed Post’

History Of The Bed Post

We have stores in Crayford, Sidcup, Petts Wood , Sevenoaks and Reigate in Surrey. The Bed Post is a family owned business which opened its doors for the first time in April 1987 in a modest showroom in Lee Green. We have steadily grown moving into showrooms in Sidcup and Eltham. In 1999 we moved into our 10,000 square foot flagship showroom & warehouse in Crayford. In 2007 we added another showroom in Dunton Green, near Sevenoaks and in 2021 we opened our 5th shop in Reigate Surrey. With over 35 years history, we have developed rapidly supplying beds, mattresses and bedroom furniture to our customers all over the south east.

The secret of our success

Our growth has been achieved largely by way of personal recommendation from satisfied customers who have spread the word. The reason for this is our emphasis on customer service and care, something for which we were rewarded for by the London borough of Bexley who awarded us the accolade of ‘retailer of the year’ in recognition of just those qualities.

To ensure exceptional value for money we are constantly checking our prices against the multiples and internet and as you might expect, we offer a price promise, simply to match any other price quoted on any bed or mattress. A quality that exists with all of us at The Bed Post is our passion for trying to supply the right bed for our customers.

Popular Products Right Now

The bedroom is fast becoming a very important room within the home. Many of our customers spend time and effort in choosing not only a bed that feels right, but

also something that looks right. Colour is huge in the bedroom right now and coloured divans with matching headboards, or fabric bedsteads are very popular. But comfort is king, and a good night’s sleep is very important for our health & wellbeing. Our range of Harrison Spinks divans are proving to be very popular as you are able to choose from a range of mattresses with different spring counts and natural fillings. You are also able to choose two different tensions within the same mattress as you will not always require the same feel or tension as your partner.

Questions to ask when buying a bed

Buying a new bed can be confusing and frustrating as it isn’t something we do every day. Our staff at The Bed Post will ask the right questions to establish just what is required. Is the customer a back or side sleeper, do they require a soft, medium or firm feel mattress? Do they suffer from allergies? What size of bed do they require? Having gained certain information we are then able to guide our customers through a selection of products that might suit their requirements. One thing we do insist on, is to, ‘Try Before You Buy’. There is no substitute for laying on a mattress to see if it feels right for you.

Job Satisfaction

Having been trading for over 35 years we have built up a very good reputation. Our statistics tell us that over 70% of our customers are returning to us for another bed. We are especially proud of this and take our role in the selection of a new bed very seriously. It gives us tremendous pride when returning customers tell us how well they have been sleeping. That’s why we quote, ‘The Bed Post, for the REST of your life’

Chinthurst School

Rated EXCELLENT IN ALL AREAS by the Independent Schools Inspectorate in 2023, Chinthurst is a co-educational junior school for children aged 2 ½ to 11 years old, located between Epsom, Banstead, and Reigate in Surrey. It is one of the two junior schools of Reigate Grammar School (RGS).

Chinthurst is a school with heart! Fundamental to this is a focus on strong relationships that ensure every individual child feels happy, safe and willing to make mistakes – key ingredients for learning. These relationships also underpin excellent academic achievements as well as successes beyond the classroom; in friendships, sports teams, choirs and drama casts, and cultivate confidence, resilience and independence. The school’s Wellbeing at Heart programme gives pupils a voice in all areas of the school and this further builds self-esteem. The result? Happy children who can achieve great things. Chinthurst was a finalist for 2022 Independent School of the Year for Wellbeing in recognition of the success of this approach.

breaking approach to gender and sport. A strong extracurricular programme provides additional sporting opportunities, as well as a broad range of other popular clubs including dance, drama, martial arts and craft. Every child is a member of one of four Houses, and this gives them a sense of belonging and peer support as well as providing plenty of opportunities for friendly interhouse competitions.

The school is always looking at creative ways of pushing the boundaries within the curriculum and their pioneering sporting programme is an important part of this. Sport is a central part of life at Chinthurst, and school teams are extremely successful in a variety of sports. Boys and girls at Chinthurst choose the sport they want to play and are not constrained by gender norms, and the school’s competitive teams reflect this gender mix. The children love it, seeing themselves as equals on the pitch with no preconceived limitations. Chinthurst was named 2022 Independent School of the Year for Sporting Achievement recognising this ground-

The school is well known for its music, drama and art provision. The children gain outstanding marks in LAMDA drama exams and there is a strong peripatetic music programme. There are many opportunities to perform throughout the year at assemblies, musical showcases, and drama productions as well as in choirs and ensembles. Standards are always extremely high, and the children also enjoy performing in the community and at local festivals. A well-equipped art studio allows the children to explore their creative potential. Recently, the school were prize winners in an international art competition for a stunning installation that was created by over a hundred of the children in the Upper School.

Typically, 60 percent of children transfer to RGS for their senior schooling. The remaining children join other top independent and state schools, both locally and further afield. All leave the school as well-rounded individuals with an enthusiasm for life which is very much a reflection of the Chinthurst spirit.

Reigate St Mary’s

Reigate St Mary’s (RSM) is a co-educational junior school for children aged 2 ½ to 11 years, situated in a beautiful 15-acre site close to the centre of Reigate. Rated Excellent in all areas in March 2023, it is one of two junior schools of Reigate Grammar School which is located close by.

Compassion, kindness, wisdom and good values are at the heart of the school. This is achieved by prioritising relationships with children and their families over everything else. From their earliest days in Nursery right through to their transition to senior school, RSM focuses on getting to know each child extremely well so they can recognise individual strengths and provide support or stretch when needed. The children know they are truly valued at school, and this gives them the confidence to take challenges, learn from mistakes and ultimately reach their full potential. Academic outcomes are excellent with typically 80 percent of leavers transferring to Reigate Grammar School.

combination of community outreach, taking sustainability seriously, recognising the power of the natural environment to bring new thinking and an emphasis on philosophy for children.

RSM is at the forefront of technological integration into all areas of learning. The very youngest children develop language skills and creativity using Lightboxes, iPhone walkie talkies and Tinker Tables. They have fun learning coding using Code-a-pillars and Beebots and this also helps to build perseverance and organisational skills. As the children progress through the school, technology continues to be embedded within their learning with iPads bringing a world of independent learning and research into every lesson. Use of the green screen and special educational applications give the children extensive experience with software and hardware. In their computing lessons, they are introduced to 3D design through CAD software and more complex robotics and coding. The school’s Lego Robotics team are UK finalists in the annual worldwide Lego Robotics competition.

In a world that is changing at a phenomenal rate, RSM is constantly looking ahead, innovating and expanding the curriculum. The school aims to give pupils the skills to be game changers and change makers of the future by developing them into good citizens, with the confidence to make the right decisions and the skills needed to lead happy and successful lives – lives which are significant in a positive way.

This is achieved through a bespoke Education for Social Responsibility programme which is woven into the curriculum focusing on the wellbeing of each child, the wellbeing of the teams within which they work and the wellbeing of the planet. Children are encouraged to think ‘beyond the bubble’ of traditional schooling through a

Children play a variety of sports, and the school site has four football pitches, a hockey pitch, two multipurpose courts, an artificial cricket strip and a 200 metre running track. A strong extracurricular programme, with over 50 clubs on offer each week, provides extra sporting opportunities as well as a broad range of other popular clubs. An emphasis on outdoor learning means the children spend as much of the timetable as possible learning outside in the grounds and Lower School children enjoy regular Forest School sessions.

RSM is one of only 40 schools in the country with full membership of the Choir School Association (CSA). Music is not only embedded in the school’s history but is also an important part of our curriculum with weekly timetabled music lessons. A large proportion of children play instruments and sing in choirs as well as taking part in bands, competitions and weekly assemblies.

Reigate Grammar School

Reigate Grammar is more than just a school; it is a family.

Rated ‘Excellent in All Areas’ for Education Quality - which includes achievement in and beyond the classroom - by the Independent Schools Inspectorate this year, RGS is ranked one of the top co-educational independent day schools in the country in the annual Parent Power Sunday Times listings. We are also one of the top schools nationally for exam outcomes.

Our pupils, aged 11-18, thrive in the happy, nurturing environment. A recent leaver said: ‘I loved everything about RGS. There’s a great community, amazing communication with teachers. They are always there for you.’

What makes Reigate Grammar School stand out? Visitors say students and staff are remarkably friendly and kind. At RGS, happy children do great things.

We want Reigatians to belong, not just fit in, so we offer a bespoke package to all our students. Our ethos tells us that offering 24 sports is better than forcing everyone to play rugby, that offering choices from six foreign languages shows children their future as global citizens. Inviting children to be architects of their own learning means offering a totally free choice of GCSEs, no options blocks, anything from seven to thirteen GCSEs per child. We build the school around each child.

their advantages and with a strong sense of responsibility.

Wellbeing is at the heart of everything we do. We help students to find their own balance and fulfilment. Wellbeing is about much more than happiness; it is about understanding how our bodies and minds work and then learning to look after ourselves through the natural ups and downs of life.

RGS recently won School of the Year for Wellbeing and Pastoral Care (TES Independent School Awards) and this year we received the Leading Parent Partnership Award for outstanding engagement with all parents.

The ISI remarked: ‘Pupils demonstrate excellent levels of self-understanding. They are confident, reflective and perceptive, aware of their own strengths and weaknesses.’

RGS students are well-educated, not just wellqualified.

• Community - every student takes part in charity work, environmental projects, social justice initiatives.

• Arts - every student has the opportunity to perform in a wide range of concerts and drama productions.

• Sport: we provide all students with a programme designed to foster a lifelong involvement in sport.

• Clubs and activities – there are 180 weekly clubs, 50 school trips and thousands of sports fixtures.

96% of RGS applicants receive offers to Oxbridge, Russell Group, top 20 universities or medical schools. It is a similar story at GCSE, where over 90 percent of grades are 9-7.

But Headmaster Shaun Fenton is clear, there’s more to a great education than a clutch of A-grades.

Our strong moral purpose prepares Reigatians to make the world a better place, aware of

RGS has school partnerships across the globe – China, Middle East, Asia and Africa – with student and staff exchanges, trips, and video links. RGS students are international citizens, part of the RGS global village.

Life at RGS is challenging, fun, exciting, hardworking, fast-paced and incredibly satisfying. Contact Philippa Watkins, Admissions

Hatchlands Primary School

Our school motto is ‘Learning today, to make a difference tomorrow’ as we all believe that instilling a love of learning and developing different learning skills is vital in preparing children for their future lives. We want our children to leave Hatchlands as confident and highly motivated, independent learners who are caring and positive citizens. Our values of Compassion, Courage, Responsibility and Respect are an integral part of school life and support the ethos of our school. Wellbeing and achievement go hand in hand and a key priority for us as a school is that every child is happy both in and out of the classroom. We strongly believe that if a child is not happy, they will not thrive academically or socially. We work closely with parents to ensure that every individual’s needs are being met and that every child is confident and has positive self-esteem, as we believe happy children make good learners. Our enthusiastic, professional, and dedicated teaching team work hard to ensure that every child develops into an exceptional individual with a love for learning and the capacity to reach academic excellence.

Reigate Grammar School

Our commitment to every RGS family is that we will know your child. We will believe in your child and will help them reach their full potential. Each child has his or her own unique blend of talents, skills, aspirations, and abilities. Appreciating and developing these qualities on the journey from childhood to young adulthood is a privilege and a responsibility that we take seriously. Students will flourish in our care, their self-esteem will grow, and they will become a success story for themselves, their family, and their school. But we will not forget that, behind their confident smile, they are still your daughter or son and that they will need our support and dedication every day. Interview with ‘Hystar Group’

smoothly on budget, to the highest standard and on schedule.

Tell us a little about the background of Hystar. Hystar was founded back in 1977 by Stephen Hyde from where the company gets its name. Stephen played around with the letters in his name, ‘Stephen Arthur Hyde’, eventually coming up with HYSTAR. Stephen initially started his career as a Structural engineer and moved onto Property development before retiring and leaving his sons Timothy and Andrew to take over the Hystar Group. Both sons attained construction qualifications and joined the family business in 1994, the first few years were spent gaining invaluable experience on site at numerous Hystar developments, before transitioning to the office and becoming Directors of Hystar.

What would you say is the major attributes your company offers?

Over the past 47 years we have built long standing relationships with Clients, land and estate agents, planners and architects and combined with our vast building experience and strong network of expert certified contractors and tradesmen, means we can offer a complete end to end service.

We can turn a vision into a reality with our ability to take the project from its conception through to the feasibility and planning approval stages right through to delivery. Key to the success of any development is project management and our expertise ensures projects are delivered

We pride ourselves on taking a customised, personalised approach to each project listening to requirements and offering pragmatic solutions to problems that may arise and have the confidence to take on challenging and complex projects. For many years we have been practising ways to reduce the environmental impact of a build, working with suppliers to provide building materials which are recycled or reclaimed and looking at methods to reduce energy consumption within the home. Whether it be discreetly installing solar energy panels, installing alternative energy efficient heating systems, or laying sedum roofs.

In terms of the size of a build or rebuild are Hystar more suited to larger renovation projects.

Hystar are mostly suited to larger renovation projects. Our focus as property developers is to undertake acquisition, design , planning and build services of any requirement including swimming pools. Whether renovating an existing property, developing a residential site or commercial premises, we apply the same high level of service.

Is their a local project that comes to mind that you’re particularly proud of?

Our most recent local project was eight luxury apartments in Blanford Road Reigate which was built to a very high standard. We have built many new builds, extensions, and refurbishments in Reigate area as well as St Georges Hill, Oxshott and surrounding areas.

What do you enjoy most about running your business?

Working as a team to provide our clients with the best possible project outcome, from initial concept to handover, which results in repeat business and new contracts based on our high standard and reputation. www.hystargroup.com

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.reigate-banstead.gov.uk/ info/20043/planning

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
