skandar Regional Development Authority (IRDA) shared the results of its second Iskandar Malaysia Greenhouse Gas (GHG) Inventory 2016 at the Malaysia Pavilion during the

Conference of Parties (COP) 23, the decision-making body responsible for monitoring and reviewing the implementation of the United Nations Framework Convention on Climate

Change (UNFCCC), in Bonn, Germany. Iskandar Malaysia, had taken the initiative in 2015 to address its greenhouse gas emissions within its flagships, and

published it at COP22 in Marrakech, Morocco in November 2016. In 2016, Iskandar M a l ays i a’s te r r i tor i a l greenhouse gas emissions were 19.30 million tCO2e while BASIC greenhouse gas emissions were 15.54 million tCO2e. This was an increase from 2015 greenhouse gas emissions. The increase corresponds to the significant economic growth seen in the region from 2015 to 2016. GDP growth from 2015 to 2016 was estimated to be 7.3% while Iskandar Malaysia’s GDP per capita was RM 34,757 in 2016.

IRDA Chief Executive, Datuk Ismail said, “I am very happy to share our latest progress in monitoring Iskandar Malaysia’s GHG emissions by tracking the impact and performance of LCSBPIM implementation. Last year in Marrakech, we announced a 7% reduction. This year we can show a significant 10% emission reduction, even with the continuing rapid development in the economic region.” Also at COP23, the state launched its Johor Sustainability Policy, one of the first of such document in the country. The goal of this Policy is to conserve and protect the natural heritage, control pollution and boost low carbon growth while ensuring economic growth and the well-being of all the people of Johor. “Johor Sustainability Policy shall be our guide in up-keeping environmental stewardship, while ensuring rapid physical development and concrete jungle does not neglect the conservation and protection of natural resources,” said Johor Menteri Besar, Dato’ Mohamed Khaled bin Nordin. - by The Iskandarian TI

The 20-feet tall Eco Cornerstone metalwork sculpture commissioned by a Johorian sculptor, Nizam Abdullah, took shape as the majestic yet endangered Shorea Johorensis (Pokok Meranti Johor) with its branches extended into wind chimes that produce

melodious music that resonate the ‘Song of Nature’. The sculpture base was embedded with recycled glass shards to signify and encourage proactive preservation and environmental conservation. “In our commitment to the long-term vitality of IIBD’s built and natural environment, one of our priorities in transforming IIBD is to include the ecosustainability agenda as an integral part of the masterplan. Some of the core aspects have been reflected in the IIBD Masterplan Blueprint that covers land use, mobility and physical infrastructure, space and urban design,

social and community engagement and more. The physical Eco Cornerstone goes beyond being a visual landmark, integrating the local environment to produce a new attraction point for IIBD within Johor Bahru city,” said President and Chief Executive of JCorp, Dato’ Kamaruzzaman Abu Kassim during the launch. Seletar Speedsters: From Speed Racing Spectacular! Cover Little known Seasport racing in Johor Bahru attracting a community of its own

The Seasport has been ongoing for over 2 generations and it is gaining popularity over the recent years

A

little known secret in the backwaters of many fishing villages in Johor is the exhilarating watersport racing scene that has been ongoing for 2 generations.

Kampung Sungai Temon riders with their hulls

In a league of their own are the speedy Seletar powerboat racers hailing from Kampong Sungai Temon who build and modify their own powerboats to compete in the yearly event. 30-year-old Jamal Yem said that the boat race was inspired by the international Formula 1 powerboat championship but the major difference between both is the boat craftmanship done by the Seletar people. “There are three different categories of races which comprises of topper, tunnel and small fishing motorboats. All participating boats were built from scratch and most are customised with modified outboard motor engines that double the original speed. Even the propellers were ‘improvised’ for sports purposes,” Jamal said when interviewed. This year’s race final was held at Kampung Sungai Melayu with a lineup of

races ranging from kayak, speedboat and powerboat racing. “The Seasport race started during my father’s time and it has been kept as an annual event since then. I would love to see more awareness for the race and for all Johorians to come and enjoy the day with us,” said Sungai Melayu village head Tok Pandak Ahmad. Most of the racers fabricate and modify their own boats. The racers usually purchase an average 11-feet fiberglass made hull, followed by an outboard motor engine and begin their modification according to their racing categories. Both topper and tunnel hulls are equipped with boat steering and pedal which is almost similar to the original race spec of Formula 1 powerboat championship. Kampung Sungai Temon’s all time champion, Khairul Salem has been wearing the crown for over 10 times in most games he took part in the stretch of 10 years with his three hull units and said that the secret behind his victories depend on propellers and engine alteration.

Most of the racers fabricate and modify their own boats

“Although we have altered the engines, we also emphasise on safety features so that if any accidents happen would not cost any lives. I was involved in an accident once and the boat overturned but the engine has an automatic feature to stop operating. All boats are required to install that feature,” Khairul added. One of the youngest racer participating in this year’s competition, a shy 19-year-old Aidil Zafril Abdullah from Kampung Simpang Arang, Gelang Patah owns a boat bought using his savings he collected during his school days. “I still remember the date that I bought my first boat which was two days after Christmas in 2015. It has been my dream to join the big boys in the racing competition and this event would be my sixth-time participating,” Aidil said. The Seletar racers not only participate in competitions within the Iskandar Malaysia region but they also venture to Johor Lama, Kota Tinggi and even travel to Pahang and Sarawak to experience bigger tournaments. - by Maressa Esa & Edey Suresh TI

How do you define Biotech companies or Bio-SMEs? Bio-SMEs initiatives started since 2015 and were built to facilitate and guide Johor Bio-SMEs to increase their competitiveness through addressing immediate business needs and directly contributing to their exponential growth. The objective of this programme is to enhance the capabilities of Bio-SMEs to compete domestically and internationally with the aim to place Bio-SMEs in the international market through effective marketing and branding programmes. Nevertheless, the participation of Bio-SMEs is to increase the involvement in international supply chain. J-Biotech will continue its initiatives to empower Bio-SMEs via selected training programmes and collaboration with agencies, organisations, companies and etc. Therefore, J-Biotech is also supporting their business to obtain facilitation and assistance from government, support agencies and the private sector to promote their businesses.

Is the market for biotechnology booming in Johor? Share some numbers with our readers J-Biotech did not work alone to develop and transform Johor as one of the leading bio-economy hubs in the region with commitments also coming from the Federal and State Governments. As at 31st October 2017, Bio Desaru Sdn.Bhd (a subsidiary of J-Biotech) has managed to earn RM1.68 billion and Verdezyne Inc. (USA) has built the first commercialscale renewable chemical manufacturing plant in Johor with total investment of RM250 million. Moreover, one of India’s largest biopharmaceutical companies, Biocon Ltd. has also invested in Johor bioeconomy sectors with total investment of

RM592 million for an insulin, monoclonal antibodies facility. By 2020, the Malaysian Government envisions that the bio-economy sector will employ up to 160,000 workers nationwide, and contribute no less than 5% to the nation’s GDP and generate RM248 billion in revenue.

Tell us more about the Johor Bio Talent Development Centre (JBTDC) The main objective of the Bio Talent programme is to develop national human capital resources at all level of studies related to bio that include school leavers, certificate holders, undergraduates, postgraduates and also reskilled and retrenched workers via a strategic relationship between J-Biotech, industries, institutions of higher learning and agencies for human capital development and technology-sharing initiatives. This talent programme will facilitate to produce industry-ready talent pool that meets the requirements and specifications of the industry. Training talents will be based on the industries’ requirement and projections which is particularly in Johor. By doing so, JBTDC will act as a bridge between the industries and talents which will enable the state to achieve its aspiration as a national technology hub. Besides that, J-Biotech does not only focus on the talents from undergraduate and post graduate students alone. The introduction of Rakan J-Biotech also helps to give exposure to bio-economy for students from primary and secondary schools which can be registered into these initiatives.

Asman Shah Bin Abd Rahman Chief Executive Officer, J-Biotech

Born and bred in Johor Bahru, Asman Shah Bin Abd Rahman holds a Bachelor of Economics and Law from University of Chiba, Japan. In 1995, he was appointed as the Assistant Director of Johor State Economic Planning Unit. Between the year of 2000 and 2004, Asman Shah served as the District Officer of Muar and Land Office of Kluang, Johor. Towards the end of 2004, he returned to the State Economic Planning Unit as the Principal Assistant Director. In 2007, he was transferred to Johor Biotechnology & Biodiversity Corporation (J-Biotech) as a General Manager which he served for 8 years. Prior to his appointment as the CEO of J-Biotech, he had the opportunity to contribute towards the development of Tourism Johor as the Director of the organisation. At J-Biotech, his priority is to develop a robust ecosystem and encourage high technology biotech investment, implementing the various developmental programmes and initiatives centring on Johor’s Bioeconomy key focus area such as Bio-Agri, Bio-Medical, Bio-Industry including Bio-Green and Bio New Frontiers

D evelopme nt a nd I nnovation programme of J-Biotech

What is the future for Johor Biotechnology sector?

As the governing body, J-Biotech implements and coordinates activities as mapped and the main objective is to promote within the agro-biotech agencies, industry, academia and etc. As a priority, we support the growth of related projects from farm-to-table or waste-towealth. At the same time, J-Biotech RD&I focus to offer Industrial RD&I services, laboratory analytical services, contract research and advisory which may act as consultants to the industry. On the other hand, J-Biotech also provides facilitation towards our clients with industry solution R&D for licensing / regulatory requirements and assist our clients in their product or service quality management by incorporating continuous monitoring in their supply chain.

Given the promising progress of bioeconomy in Johor, J-Biotech, with the support of the state government, is driving an exciting transformation agenda by employing and promoting innovative and high-end technologies, promote innovative collaboration between science and the industry, fostering new bioeconomy public private partnerships and investing in the knowledge and training of resources to enhance the state’s competitive position as the southern biotechnology getaway for the country.

How different is it for you to be heading a biotechnology state component in comparison to your past State Economic Planning background? These two entities have different value to offer me mentally and spiritually. Both entities are strong in their own way and specialise in two very different fields and areas. During my time in the State of Economic Planning, my focus was narrowed down to planning and to facilitate the agencies. Even the team that I was leading back then was quite small compared to J-Biotech today. In UPEN, the pressure and responsibilities that I had carried was very different as I was accountable to the Director himself. On the other hand, while serving in J-Biotech, I am obligated to J-Biotech board members that specialises in various fields and professionalism. TI

When Asman Shah is not busy with work, what does he do? During my leisure time, this family man enjoys travelling and indulging in outdoor activities.

Compared to JB which has expanded from Downtown JB to sprawling suburbs with neighbourhoods like Bandar Baru UDA, Bandar Baru Permas Jaya, Bandar Dato Onn, Bukit Indah and Iskandar Puteri, Muar remained virtually unchanged except for the broader oneway streets that traversed the town in a simple grid. Driving around Muar was a breeze because the network of one-way roads took me around the same grid and after a few times, I began to recognise the roads and landmarks! Raised to municipality status in 2001, public parking payment in Muar uses tear-off parking coupons that should be displayed on the car dashboard. I however, noticed a parallel between most drivers in Muar and JB: they are either lazy, stingy or simply inconsiderate, because cars are also indiscriminately parked at nondesignated areas. This bad attitude largely contributed to the traffic congestion. In JB, I recently noticed that concerted effort is being made to keep drivers from parking their cars indiscriminately on the side of Jalan Ayer Molek, particularly the stretch in front of the Istana Gardens and JOTIC building. However, recalcitrant drivers still persist on parking there and risk getting a City Council summons and fine for parking at an undesignated area. With its well preserved heritage buildings and pre-war shophouses, Muar, the historic town of Bandar Maharani, struck me as a laid-back and charming destination. As in Kluang and Batu Pahat, Muar has its share of physical amenities like parks and green spaces, specifically those at Tanjung Emas Park on the banks of the Muar River. In a chat with the hotel receptionist, I discovered that Muar no longer has any movie theatres and if they wanted to watch a current movie, they would drive to either Melaka or Batu Pahat. licker, Niall Horan’s debut solo album, was released last month by Capitol Records. The album contains 10 original songs, including the Platinum- cer tified hits “This Town” and “Slow Hands” plus Horan’s new single, “Too Much To Ask.” He collaborated with producers Julian Bunetta, Jacquire King and Greg Kurstin to develop the distinctive sound he envisioned for the album. Horan, who has sold over 70 million records as part of the all-conquering One Direction, pays a return visit to “The Ellen DeGeneres Show” and also performed on “Jimmy Kimmel Live” show and “TODAY”. He was recently nominated for an American Music Award in the New

Artist of the Year category. Apple Music’s latest short film, On The Record: Flicker, offers insight into Horan’s creative process and this watershed moment in his career. Available exclusively on Apple Music, it features candid interviews and behind-the-scenes footage from recording sessions and acoustic rehearsals. In this feature, Rolling Stone said, “[Flicker] unveils a never-before-seen personal side of Horan to listeners both new and old.” The Associated Press observed, “‘It’s a mature effort…[from Horan], who had a hand in writing every song and plays guitar on several…You won’t be able to resist ‘Slow Hands,’ a pure hit of foot-stomping breezy pop-folk, or the duet

But much of ‘Flicker’ is airy, dreamy and delicate as it explores love with subtle guitar work, like the achingly beautiful ‘Paper H o u s e s,’ t h e gorgeous, slightly twangy ‘You and Me’ and the excellent Fleetwood Macish ‘Since We’re Alone.’” People selected Flicker as one of its Picks of the Week, and praised the “lush, co nte m p o ra r y ‘Too Much to Ask’ and ‘popcountry confection ‘Seeing Blind.’” “ This Town,” the album’s first single, has sold more than three million track equivalent units globally and combined streams now surpass 450 million worldwide. The follow-up, “Slow Hands,” went straight to Number One in 44 countries. Named one of the “Best Songs of 2017 So Far” by Billboard, it topped the U.S. Top 40 radio chart. “Slow Hands,” which has more than 820 million combined streams worldwide, has been certified Platinum in the U.S. and New Zealand, 4X Platinum in Australia, 3X Platinum in Ireland and Canada and 2X Platinum in The Netherlands.

Why Blame Shouldn’t Be Your Voice – Part 2

e have learned that blame is the voice for pain called guilt, and even a small presence of guilt in a relationship can lead to an expression of blame. Therefore, it’s important to shift the way we communicate without projecting blame. Here are some pointers that you can use in your daily communication in dealing with blame and guilt. Recognise Blame. One way to know if we are using blame in communication is if we imply that someone else is responsible instead of us, then the communication is an expression of blame. Once we recognise the sign of blame, we should shift the

communication from outward to inward. This is the moment we begin our self-reflection. Be the mirror for each other. Whenever blame appears in your communication, invite your loved ones to reflect on the pain and guilt instead of focusing on the blame. Remember that blame is not the root cause. Use questions below to explore the source of pain together. Ask questions to each other. Questions like ‘what this pain is about and how can I/we address this feeling without blaming others’ are empowering. It shifts our focus of awareness from destruction to solution. Instead of becoming the voice that blames, we become the voice of

empathy. Be conscious of our words. Guilt heals when we address the feeling consciously. Every pain needs to be recognised for what it is without condemnation. When we express it consciously, the pain is channelled with compassion. Try this with your loved ones — Spend fifteen minutes every day to talk about feelings. When one speaks, the other should listen without judging. Be gentle with words when expressing painful emotions. Begin the session with “I’m feeling this emotion and we shall talk about it”. Then speak about it, gently, without making the pain personally yours.

What is Gastroesophageal Reflux Disease (GERD)? GERD (or GORD) refers to the disease in which the acid in the stomach flows up to the oesophagus, or gullet (the tube leading from the mouth to the stomach) and cause symptoms. It is also known as acid reflux. What is the symptom of having GERD? Common symptoms include heart burn (“burning sensation” over the upper abdomen, chest or behind the breastbone), chest pain, feeling of acid flowing up to the chest. Other symptoms include; the feeling that “something is stuck in the throat or at the chest”, acid taste in mouth, difficulty in breathing, chronic cough, sore-throat and hoarseness. What is the cause of GERD? GERD happens when the valve (a muscle known as sphincter) between the oesophagus and the stomach does not close properly, resulting in acid in the stomach to flow into the oesophagus. What is the main cause of acidity? Our stomach produces acid to help digest food, but if this acid flows up

to the oesophagus, it will cause the symptoms mentioned above. What is the treatment for GERD? Medical treatment for GERD includes medications that can reduce acid production and medications that can prevent acid flowing up into the oesophagus. For severe GERD cases that cannot be controlled through medications, surgery to repair the valve may be needed.

What is the advice from doctor to prevent GERD? For people with GERD, avoid taking oily food, coffee, tea, carbonated drinks, chocolate, and mint. Do not smoke or drink alcoholic beverages and avoid big meals and supper. Do maintain proper body weight as obesity and being overweight may also result in GERD. Six Lessons I have learned as an Investor

Tey Bin Yuen Binyuen is the founder of BY Enrich Resources and the author of ‘Life beyond the Comfort Zone’ and ‘Profit from Share Investment’. His books are available in major bookstores in Malaysia, Singapore or online http://www.teybinyuen.com/ profitfromshareinvestment

I

t has already been two years since our investment portfolio column started, and although it was challenging to demonstrate what and why we buy a business, it’s more interesting to see how those businesses perform subsequently amid the world’s uncertainty. In this issue, I’d like to share with you the six lessons I have learned throughout my 15 years of investing journey. 1) Secret of making serious money If you have been following my column in The Iskandarian, you would know the secret to build your wealth is to buy the right business and hold it for a long time, provided the company’s fundamentals and prospects remain sound. For example, we bought JHM at 0.32 (was 0.64 before its one for one bonus issue) in June 2016 and held it until now. The return is nearly 10 folds and it means you would have turned RM10,000 into RM100,000 in one and a half years, which is considered a very

short period for such a great return. If you wonder how to spot such a ‘dark horse’, please read lesson 2. 2) Invest in company with clear earning visibility If you missed our issue in June 2016, we spotted JHM through its earning visibility mentioned in its 2015 annual report when JHM Chairman indicated that 2016 will be a breakthrough year and that he was optimistic

of achieving better performance in 2016. In addition, on 29th February 2016, The Star paper published an article titled ‘JHM to invest RM25 million in expansion’, indicating the LED manufacturer is investing RM25mil in an expansion project later this year to support an automotive lighting deal that will generate US$50mil per annum starting next year. This news indicates good earning

Malindo Air Enhance Customers’ Experience

M

a l i n d o A i r, CAPA 2016 Asia Pacific Regional Airline of the Year, has successfully implemented an omi-channel contact centre solution from Aspect Software, a leading provider of fully-integrated customer interaction management, workforce optimisation, self-service and 6th time recipient of the Frost & Sullivan Asia Pacific Outbound Systems Market Share Leadership Award. The unified platform known as Aspect Unified IP helps to align Malindo Air ’s customer care infrastructure and customer service processes to create a single, integrated solution for better customer experience. Chandran Rama Muthy, CEO of Malindo Air said, “As part of our continuous effort to improve c u s t o m e r s’ experience, we have

deployed this technology to handle voice and email interactions at our customer care centre based in Malaysia. We are pleased to have observed great improvement as we managed to handle all incoming calls and emails within the expected timeline. This is essential as our business grows rapidly and we care about our passengers.” “Moving forward, the plan is to also deploy the technology from this platform to other operational users other than the customer care centre locally as well as in our regional offices,

which will improve costeffectiveness and enhanced customer service,” he added. “It is a privilege to be able to support Malindo Air, through our local channel partner in Malaysia, Lambda Technologies, in providing their customers quality customer experience,” says Richard Loberas, ASEAN & Korea Sales Head of Aspect Software. “We are confident that Aspect Unified IP will deliver more enhanced engagement and impactful results to Malindo’s business and its passengers in the near future.” TI

invest visibility, as JHM’s revenue in 2015 was only 131 million, so an additional US$50 million would mean more than double of its revenue. 3) Spare some cash always As an investor, it makes sense to have your money invested in the market most of the time. However, as your skill improves, you would tend to discover more potential ‘dark horses’ more frequently. This would give you another dilemma: do you have cash to buy? While you may want to prioritise a few potential companies to invest in, having the “bullets” to fire is the key. After all, only cash invested in good companies can generate good returns. Therefore, always spare at least 10% of cash in your total portfolio. For example, if the total value of your portfolio is RM100,000, spare RM10,000 cash. If you’re a novice investor, standby more cash. But sometimes cash itself does not solve all the problems because the companies you bought might not go in favour of you. If this happens, you may want to consider switching which we will discuss more clearly in the next issue. Meanwhile, let’s have a look at our portfolio’s performance on 14th November 2017. Refer to the table. We have gained 265% returns since its inception in November 2015. This is a huge gain in comparison to the KLCI index, which is merely at 4.7%. We then added MMODE (0059) at RM0.39 after observing that its new venture in construction business has started to bear fruit. As a net cash company with new contracts in hand, MMODE’s valuation seems attractive. At the same time, we sold MMSV at RM1.79 in order to focus more on the existing counters bringing our new cash level to RM62,725. With the three lessons discussed in this issue, I look forward to share with you more in the next issue. TI

More Affordable Homes, Stringent Policies for Developers Needed to Solve Housing Woes – Part Two Opinion

Study by Singapore-based ISEAS – Yusof Ishak Institute shows a demand-supply mismatch with launches in the low cost homes segment declining while those in the luxury segment rising steadily

S

tate should press developers more vigorously to build social housing While there are existing policies in place to build affordable homes, the study suggests more could be done to press more private developers to do so rather than allowing them to surrender land or pay a hefty fine. Currently, developers in Johor are required to allocate 40% of total houses as affordable housing if the projects exceed five acres. This is the highest requirement compared to the rest of the Malaysian states. There are various types of affordable houses that cater to the needs of different income groups in Johor. This includes PKJ Type A, PKJ Type B and “Rumah Mampu Milik Johor” (RMMJ). PKJ Type A and PKJ Type B falls directly under the provision of low-cost housing under the “Dasar Perumahan Rakyat Johor — Di Iskandar Malaysia” (DPRJ) or

“Housing Policy for Johorian — in Iskandar Malaysia” - a new policy introduced in January 2014. So far, the state government has committed to deliver 46,000 units of RMMJ houses by 2018. Of this, 19,600 units will be located in Johor Bahru. Homes that fall under RMMJ cannot get exemptions from the state government. The study shows that to date the state government has collected RM600 million from developers for the conversion of bumiputra status lots. They were then used to build more than 6,000 RMMJ units. “Nevertheless, there is still a mismatch of supply and demand as there are 90,000 registered applicants for affordable housing in Johor, with only 60,000 affordable units (largely produced by private developers and state-linked companies) to be completed by the end of 2019,” the study shows.

Transparent managerial system needed The study also shows the complications that could arise when converting bumiputra lots to non-bumiputra lots. As Iskandar Malaysia develops, there has been an increase in the number of such conversions which the study says can be open to abuse. Citing the case of former State Executive Councillor, Abdul Latif Bandi, his eldest son, and a property consultant who were charged with 21 counts of money laundering amounting to RM35.78 million, the study suggests a transparent managerial system to ensure its integrity. “The power of officialdom, unfortunately, also opens up opportunities for ill-intentioned parties to collude and seek rent in some cases,” the study cites. The case pertains to the conversion of bumiputra lots to non-bumiputra lots in projects at

Singapore to Reduce Number of Cars It was reported that Singapore will freeze the number of private cars on its roads from 2018 but vowed to expand its public transport. The growth cap for all passenger cars and motorcycles will be cut from 0.25 % a year to zero with effect from February 2018, the Land Transport Authority (LTA) said. There were more than 600,000 private cars in Singapore at the end of 2016. No timetable was given for the freeze but the number of buses and goods vehicles will be allowed to continue growing.

Housing prices too high The Government should work with developers to find a win-win solution to encourage the building of more affordable houses for all, irrespective of race and religion, said Johor Ruler Sultan Ibrahim Ibni Almarhum Sultan Iskandar. “The current house prices are way too high for most people. People cannot afford to buy them, they can only afford to look at them,” His Majesty added.
