A MESSAGE FROM THE ASSOCIATION MANAGER

7 WAYS TO MAKE THE MOST OF Homeowners’ Association (HOA) living has become increasingly popular in recent years. It offers numerous benefits, including well-maintained common areas, enhanced property values, and a sense of community. However, to truly make the most of living in a community association, it’s essential to understand how to navigate its rules and regulations while fostering positive relationships with your neighbors. If you’re new to association living, here are some quick tips to help you understand your new lifestyle choice and maximize what your community offers. 1. What is an HOA? If you’re not sure what your association is or does, we’re here to help. Your association comprises all of your community’s homeowners – you became a member when you bought your home – and you and your neighbors have voting rights and a voice in setting its course. Your association is led by its Board – other homeowners who have volunteered to serve your community by making and enforcing its rules and policies, collecting dues, and ensuring its facilities and common areas are wellmaintained and attractive. 2. Get acquainted with HOA rules Every HOA has a set of rules and regulations designed to maintain the community’s appearance, safety, and property values. To make the most of HOA living, take the time to thoroughly read and understand these rules. Familiarize yourself with guidelines for landscaping, architectural changes, noise restrictions, and more. Compliance not only ensures harmony within the community but also helps maintain your property’s value.

So be sure you understand them – ideally before you buy your home or move in – to ensure these are policies you can live with. Your association’s go-to guides are the Governing Documents (Articles of Incorporation, Declaration, Bylaws, etc.), which provide comprehensive information on the association’s operations, as well as the CCR’s, which detail its policies and procedures on architectural guidelines, pets, parking, noise, amenity usage, rentals, HOA fee schedules, noncompliance fines and much more. 3. Get involved Participating in HOA meetings is an excellent way to stay informed about community developments and contribute to decision-making processes. It’s a chance to voice your concerns, suggest improvements, and be part of shaping the community’s future. By actively engaging with your fellow residents and the HOA board, you can play a role in making your community an even better place to live. You also have the option of joining the Board of Directors. HOA board members are entrusted with making decisions that impact the community’s well-being and are elected by a majority vote of members at the annual meeting. Other ways to get involved are by volunteering to help with a project or joining a committee that interests you. Many HOAs have committees dedicated to specific aspects of community life, such as landscaping, social events, or architectural review. Volunteering for one of these committees can be a great way to get involved and make a positive impact on your community.

4. Build positive relationships Building strong relationships with your neighbors can greatly enhance your HOA living experience. Take the time to get to know your fellow residents by attending community events, joining social clubs, or simply introducing yourself to new neighbors. Pay HOA fees promptly HOA fees fund the maintenance and improvement of common areas, which contribute to the overall appeal and value of the community. To ensure these amenities remain in excellent condition, it’s crucial to pay your dues promptly. Timely payments also help the HOA operate smoothly, preventing potential financial strain on the association and your fellow residents. 6. Stay Informed Stay informed about community news, updates, and events by subscribing to newsletters, joining online forums or social media groups dedicated to your HOA, and regularly checking the HOA website. Being in the loop ensures you don’t miss out on exciting community events and helps you stay connected with your neighbors. 7. Be a responsible neighbor Responsible neighborly behavior goes a long way in fostering a harmonious HOA community. This includes being mindful of noise levels, adhering to parking regulations, and promptly addressing any concerns or maintenance issues on your property. SQUEEGEES & BATT TOWELS ARE HERE FOR YOUR RAINY-DAY RELIEF Please remember there are multiple tools at our courts to help dry your courts. They each serve a specific purpose, so in order to extend the life of these tools, please use them accordingly. Upon arriving at your wet court, please use a roller or pull squeegee to spread out the large amounts of collected water. The BATT towels are to be used once the water has been dispersed to help dry the court in a more efficient manner. PICKLE BALL AT WINDERMERE The winter season of ALTA league pickle ball is currently underway. Registration for the summer season opens up on March 19 and closes on April 9. Teams require a minimum of 5 women and 5 men and match play will include womens doubles, mens doubles and 2 lines of mixed doubles. If you are interested in playing on a pickle ball team, or just have questions about pickle ball at Windermere in general, please reach out to our Windermere pickle ball coordinator Robin Wolfe at windermeretenniscmt@gmail.com.

Giving Medication to Dogs Giving medication to your pup is not always an easy task. Forcing them to consume an odd scent whether liquid or in pill form can be difficult. There are various methods of consumption. Sometimes the liquid form may actually have a flavor they like so this can be easier, however pills can be tricky. You can use Pill Pockets which can disguise the taste a bit or try putting the pill in good ole’ peanut butter or cheese... or even mix it in with their canned food. Ask your vet if crushing the pill is okay and mix it in with the above options.

favorite pup in the world that I sadly lost a few years ago could smell a pill a mile away and even if crushed up in her favorite canned food or peanut butter, she refused to eat! Drove me crazy. The last thing you want to do is to make the medicine process stressful. Reward your pup with a small treat after each pill and do your best to remain calm no matter how frustrated you may feel!

Some owners prefer gently prying open his mouth to place the pill on the back of his tongue which hopefully goes right down his throat. That pup has lots of trust in you! Occasionally, there are pups who will eat anything and don’t mind taking medication. We’ve owned one dog that was like this and it made life a lot easier! However, my

SWIM TEAM NEWS

The Windermere Waves are looking forward to the 2024 Season! COME JOIN US IN THE SWIM TEAM FUN THIS SUMMER - registration for the 2024 season will open by March 1, 2024!

The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unassisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. Swimmers will learn how to do all 4 strokes - freestyle, backstroke, breaststroke and butterfly (freestyle and backstroke only for 6 & under age group). Swimmers will also enjoy fun activities such as treat days, “Fun Friday’s”, themed meets and swimmer of the week awards.

**For the Ripples feeder program ONLY, there are a limited number of spots available and registrations are processed on a first-come, first-served basis so please register at your earliest opportunity if interested.

Waves practices typically begin in early May and continue through the end of June. Swim meets are usually held every Thursday in June (5:30pm start time) at local Forsyth neighborhoods with 2-3 meets taking place at home in Windermere. We also have a Ripples program for our younger swimmers (usually 4-6 years old) who may not yet be ready for swim team with whom our coaches work closely learning water safety, floating, kicking and basic stroke work. Ripples is a 4-5 week program that begins in June after school is out.

10 Winter Lawn Care Tips

1. Clear debris Over the course of this season, leaves fall from trees, and perennial plants die out. Make sure to remove any of these leaves and other debris that has made contact with grass. Allowing debris to accumulate will cause dead patches on the lawn; so, if a customer’s lawn is to be kept healthy, it is important to be mindful of debris and commit to its removal. Using a rigid leaf rake or a leaf blower, collect and mulch the debris.

2. Rake out moss and pull weeds Remove moss that has accumulated in the less sunny parts of the lawn. Due to the change in season, lightblocking trees may have lost their foliage, so now is a good time to reseed these areas. In other areas, the soil could be low in grass-friendly nutrients, which may lead to the development of moss. Remove the moss as well as any weeds, roots, and anything developed in those areas. 3. Aerate the lawn Fall is the perfect season to aerate the lawn. Heavy foot traffic and the weight of machinery may have caused soil beneath the grass to become compacted. Severely compacted soil can become cracked and dry, and lead to common landscaping problems, and poor nutrient uptake by the grassroots. To remove compacted soil, use an aerating tool to perforate the lawn. Aerating provides extra air for the grass and allows water and nutrients to penetrate deeper into the soil, which promotes stronger roots. Use a plug remover for the best results, even if it takes more time. For basic aeration, your lawn care technicians can use a spiked wheel, but for larger lawns, motorized aerators are likely to provide the best results.

You can stay clear of these winter lawn care troubles by making lawn moving an important part of your winter care checklist. As the height of the grass is directly proportional to the health and depth of the roots, grasses must be half an inch higher than the standard summer height. Leaving the grass longer than usual will promote root growth and result in a thicker and healthier-looking lawn as spring arrives. 7. Fertilize the lawn Winterizers, i.e., winter fertilizers, play a crucial role in encouraging food storage and promoting proper root growth during the dormant months. Your lawn care technicians can use different organic materials like straw, bark, pine needles, and chopped corn cobs to create a 2-inch mulch near the soil. Anti-transpirant sprays offer a protective waxy coating that reduces water loss in leaves. Also, burlap wrapping can shield plants from salt spray and harsh winter winds. Tying branches together can help plants deal better with snow buildup. 9. Ensure winter watering Even normal-looking plants and shrubs may suffer from dryness and frost resulting in dead roots. Winter watering is a neat little trick to strengthen grassroots and help them withstand cold temperatures. As soil holds moisture longer in winter, watering the lawn occasionally, even every other week is sufficient. 10. Apply pre-emergent herbicides Pre-emergent herbicides can help control winter weeds effectively. They act as a barrier between the soil and the germinated seedlings, thus preventing them from sprouting out of the soil. For best results, they need to be applied in the late fall when the temperature drops below 70 F. Bonus: Spray dormant oils on fruit trees Spraying dormant oils in winter can control damage caused by insects in spring. Soft-bodied insects and pests like aphids, mites, caterpillars, and more are more vulnerable during the winter. Dormant oils like horticultural oils don’t merely prevent fungal spores but also kill the eggs of insects. Best of all, these low-impact pesticides never harm pollinators.

Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are:

GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.

MAILBOXES Please make sure that mailboxes are not faded and that mailboxes numbers are easily visible.

TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.

LAWNS

Please make sure your yards and beds are properly treated for weeds and that pine straw or mulch is kept looking tidy and fresh. This includes the sides and back of your homes as well...Your yard is one of the first things that is noticed about your home.

Rule Update:

Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.
