Sold! Greenland Sells THEA at Metropolis to Northland for $508mil

However, with previous owners Greenfield facing debt, the Chinese based company had to let go of the main tower at Metropolis for $504 million, marking one of the largest single asset market-rate multifamily acquisitions in U.S. history despite having to sell under their original $695 million dollar asking price.

Billed as “a city within a city”, Metropolis is a 6.3-acre mixed-use development conveniently located only two blocks away from L.A. LIVE and Crypto.com Arena.

Originally built as for-sale condominiums, THEA quickly converted to apartment homes in 2020 and is currently at 91% occupancy.

This sparkling new emerald bargain is a 59-story, 685-unit Type-I constructed mixed-use asset where tenants enjoy 360 degree rooftop views of Los Angeles, wall floor-to-ceiling glass construction; gracious 1,038 square foot units; luxury condo-spec interior finishes and an unprecedented 1.5-acre podium amenity deck complete with resort-style pool.

The purchase price values the multifamily units (97% of total) at $714,000 per unit and $688 per square foot, a 40-45% discount to today’s replacement costs. “In THEA, Northland secured an extraordinary opportunity to acquire the highest quality luxury apartment tower in the United States at a steeply discounted price.

SIX...Sticking to Tradition at Olvera Street

For as far back as memory will allow, Olvera Street has been a staple of Downtown LA. On its site sits the oldest Pueblo, the oldest church and the oldest restaurants of our great city.

Pershing Square

Downtown’s Holiday Ice Rink at Pershing Square is back after two-year hiatus. From November 23rd through January 1, 2023, families can gather at one of downtown’s most historic parks for hours of ice skating fun and adventure at the city’s largest outdoor rink.

The Holiday Ice Rink Pershing Square annual Icebreaker

Opening Celebration on Wednesday, November 23 at 11:00 am features a live performance, special guests and an “icebreaking” ceremony, where a large ice sculpture is shattered.

The Holiday Ice Rink Pershing Square’s first skaters will be youth from South Los Angeles and will keep up the libations with special guests, skate exhibitions, private parties and welcoming community activities until the new year.

Operating seven days a week its cobbled calle and Mexican Marketplace surrounded by historic buildings, the famed Olive Tree, performance stage, and plaza monuments has brought people families together for food, music, Souvenirs and of course, a chance for the little ones to bring home to a photo sitting on the stuffed burro.

Seven...Step Right Up at Two Bit Circus

Step right Up to Downtown’s tech-infused Big Top and enter a whole new world of interactive entertainment for all ages. Kid particularly enjoy the neon glow of attractions and arcade games, and fill up quickly on the wide variety of food and beverage. Two Bits offers a maze of immersive stories, Escape Rooms that will have kids piloting spaceships, looting dungeons, and even performing surgeries. Two Bit Circle is all about fun and games.

Vintage Fun on Angels Flight Railway

Directly across from GCM is one of Downtown LA’s oldest landmarks and tourist attractions. Built in 1901, Angels Flight Railway has given more than 100 million passengers lovely hints of the older days of Los Angeles. With two brightly colored orange vintage trolleys offering a

rickety slow ride up and down the tracks, Angels Flight stays true to its creator, Old Colonel J.W. Eddy and his amazing vision. Eddy named the two cars, Sinai and Olivet and polished their iron handrails and cedar seating to match the decor of the day. Gingerly passing each other on separate tracks the two cars have shared a relationship escorting passengers, both young and old from Hill Street to Bunker Hill for over 100 years.

Innovative, Charged, and Ready to Roll – LA Auto Show Returns with Electric Vehicles at the Forefront

Founded in 1907, the Los Angeles Auto Show is widely recognized as one of the most influential auto shows globally. Held at the Los Angeles Convention Center, taking place from November 18 to 27 at the Los Angeles Convention Center, the LA Auto Show® will host new EV debuts and give showgoers access to an array of electric-vehicle test drives and rides, demonstrating the benefits of these cars, trucks and SUVs in terms of performance, comfort and practicality.

A seemingly endless selection of cars, crossovers, SUVs and trucks, will be on display throughout the entire show. Both electric and gas-powered vehicles will be available for on-site test drives, giving show-goers myriad opportunities to comparison shop driving experiences.

“With California at the epicenter of electric vehicle manufacturing and design, our show continues to attract the world’s preeminent innovators, who want to reach car buyers throughout our state,” said Los Angeles Auto Show President Terri Toennies. “As electric vehicles gain a greater share of the market, it’s vital that consumers have the opportunity to experience the ever-growing number of models available.”

With the largest public fast-charging network in the U.S., Electrify America is uniquely qualified to keep electric vehicles at the show fully charged and ready to transport thousands of attendees each day.

As the official charging partner of the Outdoor EV Test Track, visitors will see the benefits of Electrify America’s Homestation home chargers as they power vehicles over the course of the 10-day show. Additionally, 6 indoor test tracks will feature opportunities to participate in vehicle ride alongs.

Meanwhile, California-based Hyperion will show the capabilities of hydrogen power for zero-emissions vehicles through its XP-1 hypercar, which features a 0–60 mph time of 2.2 seconds and a top speed of 221 mph. The Hyperion XP-1 offers 2,038 horsepower thanks to its highperformance drive train that is equipped with an axial flux electric motor at each wheel and is estimated to have an impressive 1,000-mile range.

The Los Angeles Auto Show isn’t just about new vehicles. The show will have many highlights that showcase the various extensions of EV and emerging technologies including:

▪ LA-based, INDI EV will display the INDI One, a four-door, 475-horsepower EV with a 300-mile range and a revolutionary interior living space

▪ The ‘67 Mustang by Charge Cars reimagines classic American muscle with the modern benefits of electric drivetrain innovations

▪ Show-goers can learn about autonomous driving technology from Motional, who will showcase an all-electric IONIQ 5 robotaxi, a Level 4 autonomous vehicle that can safely operate without a driver

▪ Solar charging conversion specialist 27North will display a functional conversion for one of its rugged, luxury off-road exploration trucks

Electric vehicles stand at the forefront of the 2022 Los Angeles Auto Show, where attendees can see and experience a wide array of new EVs.

DTLA Congratulates MS. KAREN BASS

Once neck and neck with her opponent billionaire developer Rick Caruso, after making the world wait an entire week before the final results, in the end, Bass would emerge victorious winning with more than 53 percent of the vote.

“The people of Los Angeles have sent a clear message,” Ms. Bass said in a statement on Wednesday. “It is time for change and it is time for urgency.”

Soon Mayor Bass will move into her new office at City Hall on Main Street in Downtown Los Angeles where she will work on fulfilling her campaign promises to tackle the city's homeless crisis and help cap the increase in crime.

Debate after debate, Ms. Bass stated as mayor she would declare a state of emergency on homelessness and house 17,000 homeless people in her first year. She also has promised more police officers on the street.

No stranger to the campaign trail, Bass was serving her sixth term in the House of Representatives when she decided to join the race for mayor of Los Angeles in September of last year.

Bass is a native Angeleno and graduate of Cal State Dominguez Hills, the University of Southern California’s School of Medicine Physician Assistant Program, and the USC Masters Program in Social Work. She once worked as a Physician Assistant and as a clinical instructor at the USC Keck School of Medicine Physician Assistant Program.

Remarkably, Ms. Bass can now add heading LA to her vast list of accomplishments which include actively working towards crafting sound criminal justice reforms, fighting for LGBTQ people across key areas of life, protecting intellectual property rights from infringements, and improving the nation's child welfare and foster care systems.

Before her election to Congress, Chairwoman Bass served in the California State Assembly, where in 2008, she made history by becoming the first-ever AfricanAmerican woman in U.S. history to serve as Speaker of any state legislature.

She was one of four legislative leaders awarded the John F. Kennedy Profile in Courage Award.

In the early 1990s, she convened a small group of community organizers, both African-American and Latino, and founded Community Coalition to help transform the social and economic conditions in South Los Angeles that foster addiction, crime, violence and poverty by building a community institution that involves thousands in creating, influencing and changing public policy.

A long way from Capital Hill, soon Ms. Bass will be forced to tackle the harshest reality we Downtowners share and must face day after day - one of which is the most frustrating and consistently nerveracking occurances known to break down the toughest among us from which there can be no escape. Sip Boba Lounge, in Little Tokyo, is now the only alcoholic boba bar in Southern California. Located on the third floor of Weller Court, previously occupied by the popular jazz bar, Blue Whale, SIP offers the most delightful spiked boba within a spacious facility complete with outdoor patio.

Sip Boba is the perfect combination this sweet comfort and intoxicating edge. Among its craft alcoholic boba flavors are a variety of fruit-based specialties, such as Tropic Like It’s Hot, which is pineapple green tea infused with coconut rum. Other offerings include strawberry black tea infused with banana Schnapps and rum, mango green tea infused with tequila, lychee green tea infused with vodka, peach black tea infused with peach Ciroc, blackberry black tea infused with gin and blackberry liquor, and passionfruit green tea infused with cognac.
