Dear Resident, Variety is the spice of life, as the saying goes and, in this issue, we take heed of this popular adage. With London Fashion Week last month having set the capital a-buzz, we have been inspired by the runway and have rounded up all the latest style news (p.8). We also take a peek at Stivaleria Cavallin’s new premises on Elizabeth Street (p.9), interview Elika Gibbs about her business Practical Princess (p.12), and chat to Tomasz Starzewski about how he expanded his horizons from fashion to interiors. Elsewhere, if you’re looking to dine out – whether it’s for breakfast, lunch or dinner – there’s plenty of choice in Belgravia. We test out three venues for you: read our verdict on page 16. Meanwhile, don’t miss our interiors section (from p.19) and Grosvenor updates (p.25). And, if all that leaves you feeling in need of a rest, flick to our Great British Escape feature on page 30 to read all about Retreat East, Suffolk’s smart way to owning your own country retreat.

Watch out: My Local Bobby, update from the team After six weeks of MLB pilot patrols in Belgravia and Knightsbridge, we can report that we have seen a significant number of watch robberies. During one of our deployments, our Beat Bobby disturbed two men on a stolen moped who had just attempted such a crime. We have worked with several victims and have been proactive in attempting to recover their watches, the loss of which through MLB efforts, is circulated globally. The attacks have been against lone pedestrians at all times of the day and across all days of the week. There appears to be at least two groups of assailants: one on mopeds and the other a group of olive-skinned men on foot. 01992 676270, 07712 228 214, info@mylocalbobby.co.uk, mylocalbobby.co.uk

Leather

MASTERPIECES

The craftsmanship that goes into each pair of Stivaleria Cavallin boots is second to none, as the Journal finds out

S

tivaleria Cavallin is one of Belgravia’s best-kept secrets. The renowned bootmaker’s heritage spans more than 50 years, and its Elizabeth Street shop resembles a carefully curated wardrobe of boots. The white walls, glass shelves and picture-rail frames showcase each style – it’s like an exhibition of Italian craftsmanship, design and elegance. An array of different-coloured premium leathers hang from the walls, showcasing a vast and sumptuous selection of materials that are offered in the made-toorder service. A typical example of this is a sheet with 16 samples in subtly different shades of dark blue suede that were created for a customer to choose from. The shop is the only place in the world where one can purchase Stivaleria Cavallin creations. And such has been its succes, the brand has had in Belgravia, that it recently moved to new premises only a year on from the opening of its inaugural boutique. It’s the ultimate experience for shoe connoisseurs, who can start with a consultation where they discuss their ideas,

or can choose one of the items from the archives on which to base their very own design. Stivaleria Cavallin’s team of designers and craftsmen then turn their dream pair of boots into a reality. The boots are made entirely in-house, in Stivaleria Cavallin’s workshop in Venice by artisans who have learnt and perfected their skills in the company over decades, and are delivered within four weeks of ordering. For those who might be more

pressed for time, the shop has an ample signature collection ready to buy and wear immediately. It is this unparalleled service, quality, craftsmanship and attention to detail – made-tomeasure boots are cut exactly around the leg to fit the shape – that makes Stivaleria Cavallin clients return again and again. In a testament to exclusivity and discretion, there is no online shop for Stivaleria Cavallin, you barely find the brand on social media and there are no stockists. The House’s mission is that “each pair of shoes has to be beyond perfection and each customer has to be delighted beyond expectations”. And in that, it has certainly succeeded. 47 Elizabeth Street, SW1W 9PP, 020 3198 3269, stivaleriacavallin.com 9

a tale of two halves

Fashion meets interiors and the result is Tomasz Starzewski, as the Journal finds out

T

omasz Starzewski is a charming man. Described as the bonhomme of Belgravia in a previous issue of the Journal, his unfaltering enthusiasm for pretty much everything – interiors, fashion and local gossip – is infectious. In fact, so much so that our 20-minute interview turns into almost an hour and a half as we discuss everything from the juxtaposition of the sculptural style of his fashion business to his modern interior designs, to his passion for historical fiction – apparently, CJ Sansom is a must-read – to his many favourite local haunts, including Tomtom. Having had many fashion shops in Belgravia since 1990 – including on Pont Street, where Anya Hindmarch is now – he has also had retail units on Sloane Street, Pimlico Road, and of course, his current Ebury Street shop.

francesca lee-rogers

Tomasz always knew he wanted to be a fashion designer, even though, somewhat ironically now, his parents wanted him to become an architect.

His unfaltering enthusiasm for everything – interiors, fashion and local gossip – is infectious “My father was an architect; he was part of the post-war generation of architects whose job was to rebuild a bombed England. They were not what I’d call creative architects; they had a job and it was brutal, dictatorial architecture. “For me, the thought of going to university for seven years to study the subject did not appeal,” he tells me frankly. Indeed, Tomasz

is not one to rest on his laurels, and this was clearly shown when he started selling his own handmade hats at the age of 16, then garments two years later while he was in his foundation year at Central Saint Martins. Tomasz’s fashion career sky rocketed. He now counts royalty, heads of states and VIPS among his clientele, including philanthropist Dame Gail Ronson. “I have dressed Gail for more than 25 years,” says Tomasz, “I’ve made all of her important gowns, and her daughter’s wedding gowns. “I know the family very well.” It was this connection that led Tomasz to his foray into interiors and design. “I received a phone call one day from the Ronsons asking for help to design their house, which was a shell at the time. I started designing furniture for it, and then it quickly evolved from there. Without knowing it,

they noticed how architectural I am. “Mr Ronson saw the work I’d done and said ‘I’d like you to do my next building’. He saw more in me than I was aware of; I have to give him the credit for seeing the vision in me,” Tomasz says modestly. The next project was no mean feat. Ronson Capital Partners asked him to design a residential development at Chiltern Place in Marylebone that has 55 apartments and a four-bedroom town house, which is due for completion at the end of the year. Discussing the interiors, Tomasz says of his role: “My job was to be the architectural designer. You can leave a fingerprint but you have to be careful with that fingerprint.” Tomasz Starzewski 229 Ebury Street, SW1W 8UT, 020 7730 5559, starzewski.com, chilternplace.com 11

Your Princess

AWAITS

She’s been waving her magic wand over wardrobes for more than three decades. We talk to Elika Gibbs, founder of Practical Princess to learn how her sartorial expertise can give men and women alike a stylish spring in their step SOPHIE CLARK

“I

think what used to be our little shop on Motcomb Street is now the wine section of Waitrose, ironically!” jokes Elika Gibbs, wardrobe-organiser extraordinaire, with a gale of infectious laughter when chatting about her former premises on one of Belgravia’s mostloved streets. London, and indeed Belgravia, is always evolving. One particular street in Belgravia – Motcomb Street – has been experiencing this arguably

more than most. Over the years, it has been home to some of the finest boutiques, including what had been Bodie & Gibbs, Elika’s designer and couture evening dress-hire shop. “We made the most fabulous friends with neighbouring shops and residents, many of whom we still work with today. I still go to the glam squad to have my hair done at Errol Douglas and send my clients there too.”

Each client is unique, and we go above and beyond for all of them Now at the helm of a new fashion venture, Practical Princess, Elika ensures that her employees have the same immaculate eye for detail that she has. “I have a wonderful team around me, some of whom have worked with me for 10 years. They now carry out the majority of wardrobe work, which allows me more time to go personal shopping and to create look books to suit every client’s lifestyle, whatever the season.” In the continuously changing landscape that is the fashion industry,

12

Elika has been able to maintain her relevance, which she credits as a direct result of her hands-on approach. “Each client is unique, and we go above and beyond for all of them. Our service is tailored to their needs, not the other way around. Getting dressed in the morning should be an exciting experience!” But what does this experience entail, I ask? She responds: “I started helping Tamara Mellon [British fashion designer, businesswoman, magazine editor and former chief creative officer and co-founder of Jimmy Choo] – she wanted to emulate the way I kept my wardrobe. At the same time, clients were also asking me to help them shop for daywear. Since then, the personal-shopping strand to my business has been huge.”

[LIFESTYLE]

As well as sourcing and arranging wardrobe essentials, Practical Princess also offers the practical service of storing off-season clothes, and archiving collections. The cataloguing service allows clients to seamlessly rotate a carefully curated, visually enticing wardrobe that’s easy to browse. Each item is photographed, named, numbered and hung in breathable hanging bags with moth protection in a thermostatically controlled storage space. These services come in especially handy if a client has multiple homes, and for insurance purposes. The appeal of Practical Princess goes beyond wardrobe curation

though and into the art of the collaboration, and, most recently, Elika has worked with Motcomb Street-based couture designer, Stewart Parvin. “We were practically next door to one another when I had Bodie & Gibbs. Recently, he created four incredible dresses for my client. His interpretation was exactly what both the client and I were looking for. Not only did he make some beautifully crafted dresses, but we also had some fun

thrown in for good measure. The man is a genius!” Such is the prestige of her business, Elika and her team have worked with everyone from Kate Moss to Petra Ecclestone, and royalty to international socialites. But what is Elika’s proudest moment so far? “Both the release of my book Practical Princess: Perfect Wardrobe, and the charity sale I held at Grace Belgravia for my daughter’s school, Moor House, which specialises in children with severe speech and language difficulties. A handful of my generous clients kindly donated their clothes and we had an incredible turnout, raising a whopping £40,000!” And what does the future hold for Practical Princess? The reply is succinct and confident: “The team is expanding and we are currently developing some exciting new projects. Next year is going to be our best year yet!” 020 7371 0276, office@practicalprincess.com, practicalprincess.com 13

The Alfred Tennyson in Belgravia has reopened following an extensive refurbishment and has a brand new menu. The design has opened up the bar area on the ground floor, meaning there is more space for socialising, drinking and eating, and generally a more inviting atmosphere. The charming terrace has also been expanded and overlooks the cobbles of Motcomb Street and Kinnerton Street. The first-floor dining space has also been refreshed. In order to showcase their seasonal produce and British classics, the menu will be led by exciting daily specials. Luckily for regular patrons who fear change, The Alfred Tennyson’s quintessentially British character and local-pub atmosphere has been retained, ensuring the newly designed space is still comfortable and classic, despite its contemporary twist. 10 Motcomb Street, SW1X 8LA, 020 7730 6074, reservations@thealfredtennyson.co.uk, cubitthouse.co.uk

[out & About]

Are you

hungry? If the answer is ‘yes’, then fret not, as the Journal has rounded up where to dine for breakfast, brunch and dinner in the area FRANCESCA LEE-ROGERS

breakfast

I first spot Rail House Café when walking through the new Nova complex, which has become quite the foodie hub. Its al fresco New-Englandstyle seating looked so inviting that it quickly became top of my must-visit eatery list for breakfast or brunch. When my husband and I visit, it doesn’t disappoint; and it’s clear that others have caught on too. I order a goji smoothie – packed with goji berries, homemade almond milk, acai, blueberries, banana, coconut oil, dates and vanilla, and it almost gives me my five-a-day hit in one glass. Next up: the food. There’s so much choice on the

menu that it’s somewhat overwhelming. From chia seed berry pot to green tea waffles, ham and egg to avocado sourdough. I ultimately decide on the latter, with a side of smoked salmon thrown in for good measure. The avocado is super-fresh, the sourdough toast has the perfect crunch while the salmon pairs well with the dish. A freshly squeezed orange juice, a few cups of tea later and two hours have already passed. Now that’s what I call a good breakfast-brunch. 8 Sir Simon Milton Square, SW1E 5DJ, 020 3906 7950, railhouse.cafe

brUNCH

It’s very rare that one hears of Dominique Ansel Bakery without the mention of cronut in the same sentence. Known for his innovative creations, just last month we wrote about the kiwi sorbet bar that has been a big hit this summer. Its frozen s’mores and cookie shots are a hit too. And while I’d say it’s the ideal place for coffee and cake, its brunches are not to be underestimated either. Stand-out dishes that I sample include the pistachio chicken on brioche – an ideal grab-andgo sandwich – and kedgeree 16

croquettes; each one has been cooked to perfection and oozes out yolk as I cut it, while the accompanying mayonnaise dip is a welcome addition. Brunch isn’t complete without a dessert, so I indulge in Dominque Ansel’s banoffee paella. The caramelised bananas are super sweet and the crust crumbly, and the healthy portion means that I can share it with my plus one too. Sharing is caring, after all. 17-21 Elizabeth Street, SW1W 9RP, 020 7324 7705, dominiqueansellondon.com

[LIFESTYLE] are especially popular during the summer months. The menu is classical french. It reminds me of the home-cooking I experienced while living in Brittany, where I tasted some of the best dishes to pass my lips to date. For the starter, I decide on a typical dish, French onion soup topped with gratinée. It has so much depth and flavour to it, and is perfectly seasoned. The portion is generous though, and I don’t quite manage it all but that could also be in part due to the accompanying bread.

It’s a little slice of France in Belgravia

DINNER

There’s no restaurant quite as French in the area than La Poule au Pot. Located on the corner of Ebury Street, it has become quite the bistro institution in Belgravia. After all, it has been running for more than five decades, which is very impressive in restaurant years. And its quaintness, is, in part, due to this. Little has changed in terms of the interior in all this time: festoons of dried flowers hang from the walls; nooks create intimate dining areas and traditional pictures hang from the walls. Candles are lit inside creating an inviting atmosphere, while the tables and chairs that overlook Orange Square are ideal for peoplewatchers or those looking for a more relaxed atmosphere, and

For the main, I opt for rump steak and chips. Although more commonly known as a British classic, the French (known as steakfrites) do it so well. It’s a hearty dish, and as I cut through the beef, it’s clear it’s an exceptional cut of meat; it’s succulent and melts in the mouth. The giant portion of chips reminds me of fish and chip shop chips, but in the best possible way. And they’re just as addictive as I manage to wolf the majority down. The chocolate mousse is a rich ending to a fulfilling meal, but is a little too heavy. However, I can’t help pinching a bite of my dining partner’s tarte au tatin. It is yet again another speciality that takes

me back to living in France. And it tastes just as good as those that I have had previously, if not better. It’s a little slice of France in Belgravia – as is La Poule au Pot for that matter. 231 Ebury Street, SW1W 8UT, 020 7730 7763, pouleaupot.co.uk

gatha Christie famously required a bathtub and a bag of apples to pen her whodunnits; Mark Twain favoured a remote cabin in California; and Jack Kerouac, Thomas Wolfe and Dylan Thomas would hole up in New York’s now-closed Hotel Chelsea. The writing caverns of the world’s most renowned wordsmiths are particular at best, but none hold a candle to the 15,000 sq ft island retreat that interior architect Tara Bernerd fashioned for one of her author clients recently. Located in Mallorca, the sandstone build boasts unrivalled views over the bay of Palma, best seen through a floor-to-ceiling window that stretches the length of the client’s study, in front of which the author has puropsely placed his writing desk. The villa is one of many featured in the designer’s book, Tara Bernerd: Place, a retrospective and nostalgic look at some of her and her team’s best work over the past 15 years, ranging from a penthouse in Westminster and a yacht in Istanbul to a collection of lodges and treehouses. For Bernerd and her team, it was a chance to pause and reflect on what they have achieved.

“It was so interesting to look back at the past 15 years; it was a great reminder of the body of work that we have done,” she tells me. “Through imagery and personal instinct, we took a selection from each part of our journey, and had to be a bit ruthless about some of the others.” A protégé of Philippe Starck – with whom she worked at the YOO

Studio during the ’90s – the designer established her own company, Tara Bernerd & Partners in 2002. She quickly garnered a reputation for her eye for sleek interior architecture, which has transformed lofty towers and cavernous penthouses into slick spaces for private clients, hoteliers and developers. Her USP is “a home from home”, crafting hotels and yachts into comfortable spaces in which to hole up. “Hotels are very much our main focus, but we feel very attuned to that marriage of the residential feel within a building that so many

people enjoy,” Bernerd explains. “In a sense, hotels are the lifestyle homes of today. We understand the philosophy of what might be a beautiful bedroom in someone’s house, but instead, there are 200 of them and what might be a marvellous study may become a lounge or bar in a hotel.” The name of her new book, Place, stems from her ongoing desire to produce contemporary projects without infringing on the local area; for instance, the Mallorca-based villa comprises materials used on the island, while a chalet in Gstaad

features grey quartzite extracted from a nearby quarry. “When we’re in a place, our aim is to be very indigenous and to bring out what the area demands, what the local neighbourhood might want from it and what the client is looking for,” Bernerd says. “Each project has its own life and its own DNA.” Travel and hospitality design has been an interest of Bernerd’s ever since she was a child. As the daughter of property developer Elliott Bernerd, her passion for highquality service was instilled in her from a young age, and she recognised early on in her career that the design of a building is just the beginning of a hotel’s road to success. “I was very fortunate to be able to travel a lot as a girl. I was always so interested in the hotels and these different worlds that we went into,” she tells me. “When we are designing, I think what inspires me is that you’re creating an atmosphere; it’s not just about wall finishes and different trends, it’s about layer upon layer of decisions and how, after each one is applied, you’re creating an atmosphere that will make people want to return. That’s something that still intrigues me today.” Although she admits that she’s “not great with

favourites”, she praises the Belmond group for having “some of the most beautiful hotels” and staff members who “are such characters”. Her standout hotspots include the Belmond Hotel Caruso in Italy’s Ravello (“It’s so beautiful and so tasteful”) and The Mercer in New York (“I can still walk in and think ‘wow’; when André Balazs first did that hotel with Christian Liaigre, it was so cool and it still is”). She also has a soft spot for Claridge’s, where she likes to meet her mother for lunch. Of her own projects, the ones that she recalls most fondly are Sixty Soho in New York and Thompson Chicago, although she struggles when it comes to her out-and-out favourites. “Each project has evoked so much, and there have been so many

incredible people involved that every one is a family member in itself,” she explains. “There are projects that I’m very close to just because of the people who helped me deliver them. Each one is an experience.” As the company celebrated its 15th anniversary this year – which Bernerd marked with a party at The Hari – the team is working hard on projects in the USA (a New York office is opening imminently) and looking forward to a future in which the designer plans to expand the brand and continue to work on projects around the

world. Looking back at the past 15 years, Bernerd reflects on how much the industry has evolved since she started: “It has changed in two ways. The first is how we constantly try to understand our clients’ preferences, whether it be a living space, and how people might want to use that,” she explains. “What might have been a traditional layout for a living room once may not suit how people live today. “The second change is how we work in our studios,” she continues. “It’s very hard to go to a presentation without computer-

generated images these days, so our design process is far more technical.” When it comes to her own home, Bernerd favours mid-century furniture, but cites the Conran Shop as her go-to for ceramics and glassware. Her own apartment in Battersea is the first featured in her new book. The space is the ultimate representation of Bernerd’s design style, but it was actually the location that drew her to the building in the first place. “I run every morning in Battersea Park and I love my view of the river; I think Albert Bridge is one of the most beautiful in the world,” she enthuses. “I like the energy that London has and I think it’s one of the most creative hubs globally. The amount of talent that comes out of here – we’re just spoilt by the array of restaurants and chefs, museums and art galleries.” But with projects based all over the world, it sounds as though Bernerd gets to spend less time in the capital than she would like, and when I ask her about her plans for the future, she laughs at the prospect of looking further than the next few weeks, which are set to be hectic to say the least. “Right now, I feel that if I can make it to the airport tomorrow and get to Hong Kong in one piece, then come back to London and go to Paris, Munich and then Mexico, we’ll be on the right track.” Passports at the ready... LIFT AND FIRM “Cheer up, love – it might never happen!” How many times have we heard this, or caught ourselves in a side mirror, alarmed at what looks back at us? Saggy faces, downturned mouths, jowls. The inevitability of ageing. We beg to differ. Sagging faces are primarily due to the gradual loss of volume; and the deflation of the face, but also the loss of elasticity of the support tissues and the inexorable pull of gravity. But gravity can be defied by proven medical techniques such as radio-frequency (RF) energy and Silhouette Soft Thread Lifting. The Venus device generates RF energy in a multi-polar wave form and is delivered to the tissues of the face or body by a hand-held “wand”. The tissues respond by warming, increasing the circulation and encouraging collagen to shrink and regenerate. Repeated treatments result in a lifted, freshened result, leave no marks and require no downtime. Silhouette Soft will physically lift the tissues of the face. The thread is passed beneath the skin and gently tightened. It’s an easily tolerated minor surgical technique. The results can be seen immediately and last about 18 months. The threads dissolve and create long-lasting collagen in their place. Bijoux Medi-Spa, 149 Ebury Street, SW1W 9QN, 020 7730 0765, bijoux-medispa.co.uk

TRIED & TESTED:

SKIN THERAPY BY NATALIYA ROBINSON Words: Francesca lee-rogers

BEAUTY SLEEP

This overnight mask works wonders. Part of three new L’Elixir des Glaciers products by Valmont, it infuses the skin with precious ingredients from a beehive. Providing instant nutrition for the skin, it also stimulates regeneration and leaves it looking full and plumped. £292, whiteroombeauty.com

multi-purpose magic

Cleansing balms have become something of a beauty trend and Vitage’s is no exception. It gently cleanses, melts away make-up and leaves skin feeling fresh, clean and hydrated. Its natural oils – including marula, gently remove impurities, while also getting rid of excess oils. What’s more, with a soothing rose and neroli fragrance, it can also be used as a massage oil. £36, vitage.co.uk 28

Situated on a discreet mews, Skin Therapy by Nataliya Robinson is a hidden gem. Inside, the treatment room is a quiet sanctuary and I can feel myself sink into the bed as I tune into the soothing water feature outside. It’s fascinating what a few moments of calm can do for one’s wellbeing. Before the treatment, Nataliya analyses and diagnoses my skin and tells me how she’s going to tailor the Beauty and the Bees treatment to my needs. She does this for every client – it really is bespoke beauty. She starts by exfoliating my skin with sugar cane containing blueberries, the former loosens the dead skin cells while the latter helps to brighten. It’s then onto the microdermabrasion that I can only describe as like a vacuum on the skin, exfoliating and preparing it for the next step. Camomile oil soothes any redness, and an aloe-vera mask

is placed on my face, tingling as it infuses my skin with moisture. Extraction follows, which, although it is not the most pleasant part of the experience, is super-effective at unclogging blocked pores. A highfrequency hand-held device helps to promote healing and oxygenates my skin as well as providing antibacterial qualities. An aloe-vera mask follows once again, and then my facial finishes with an application of aloe-vera gel and manuka honey. A few days later and I’m still glowing from the effects of my facial. And, armed with a list of approved foods, I’m all set to embark on a new journey towards better skincare, not without future visits to Nataliya, of course. Time to

share Suffolk offers a smart way to owning your own country retreat in the form of Retreat East, as the Journal finds out bethan rees

I

n May 2017, metro.co.uk published the figures of empty homes in London. According to the research some 19,845 homes sat idle for over six months in the capital in 2016 and collectively would be worth £9.4 billion at the average market price. It’s become apparent that, in London, there is a buy-to-leave mindset when it comes to housing, especially in the more affluent parts of the capital such as the Royal Borough of Kensington & Chelsea. I thought this might just be a London issue; however, on a recent trip to Suffolk, I realise not. In a taxi ride from Ipswich station, the driver tells me how many Londoners are coming to this part of England to buy second homes, either as a weekend getaway or potentially to let out. He explains it’s becoming an issue, as often these are left empty and it’s taking away valuable property from the local community. However, I counter his statement with positivity. I tell him I’m on my way to Retreat East, a members-only, ‘farm-share’ aimed at city-dwellers, which is playing its part in defeating the

empty-homes problem. I’d never heard the term farm-share before, but it works in the same way as a timeshare – an arrangement whereby there are several joint owners for a property to use as a holiday home under a timesharing scheme… but it’s on a farm. Twelve years ago, architect Dominic Richards bought 35 acres of neglected land in Suffolk, a 20-minute drive from Ipswich station. It was flecked with derelict barns and a main farmhouse. His idea was to create a luxury getaway for urbanites, but, rather than selling the barns individually,

It feels like the best version of home, where there is no stress or hassle

30

resulting in them being empty for the majority of the year, Retreat East operates in the manner of a members’ club, with 500 debenture memberships. Richards said in an interview with The Telegraph: “A holiday home is empty half the year, the neighbours don’t like you because you’re the reason their kids can’t get a house in the village, and it becomes a responsibility, not a luxury or a freedom.” I’m staying in the Dairy Barn – the largest accommodation on the site. It’s the epitome of “rural chic”, and

[LIFESTYLE]

has the sort of rustic-modernity feel of the Soho House Group’s countryside outposts Soho Farmhouse and Babington House. The high-ceilinged, woodenbeamed barns are self-catering, but the fridge is stocked full of ready-prepared dishes with minimal fuss needed for dinner, such as a sharing platter of creamy broad-bean

hummus with naan bread to dip and a watercress and smoked-salmon terrine, with a main course of lemon sole and a dessert of crème brûlée. With clear instructions as to how to heat, it feels as if you’re cooking up a storm, when in reality it’s super simple. Breakfast can be catered for too, with options of farmhouse bread, fresh bacon and sausages, and eggs from the chickens on-site. Fruit and vegetables are handpicked from the retreat’s kitchen garden. The sitting room is so cosy, with sofas angled in front of a log burner that you struggle to get off once you’ve sat or laid down. In the bedroom, there’s a king-sized bed and a roll-top bath, complete with Aesop toiletries. It feels like the best version of home, where there is no stress or hassle, and it’s easy to see why this could become a regular escape from the pressure of the busy city. The Great Barn is a communal

area, with a huge roaring fireplace and stacks of magazines and newspapers. It’s the hub of the retreat, and, in the bar, you can indulge in a cocktail (we recommend keeping it local with Southwold Adnam’s gin) and play a game of billiards. There’s also a private screening room. Within the Great Barn is the beautifully designed spa, where there are single and double treatment rooms, a Turkish hammam, a Finnish sauna and an outdoor hot tub. I recommend using the Jacuzzi at night, when you can see the stars twinkling. The tub even has a Bluetooth speaker, so you can relax with your own soundtrack. Retreat East really is a hassle-free, luxurious alternative model for those looking for a second home or weekend getaway. The membership also lasts a lifetime, so it can be shared and handed down to family members. Where do I sign up? The one-off fee is £10,000 for a Studio Barn lifetime membership (with an £882 annual maintenance fee) or £20,000 for a 2-bed Barn life membership (£949 annual maintenance fee). In return, you receive an asset-backed debenture that is secured against the whole of the property. This lifelong private membership can be shared with family members and includes 15 nights a year with the option to increase. For more information, visit suffolk.farm 31

associate at Child & Child details how to show your wealth

A relevant but rarely talked about topic, particularly helpful to be aware of before your property purchase transaction, is one regarding the requirement for buyers to prove their ‘source of funds/wealth’ to their solicitor. It is fair to say that the burden to keep on top of anti-money laundering (AML) compliance for law firms and clients alike has developed and become increasingly protracted and complex in recent times. That said, the right law firm will show a certain level of adeptness and guile vis-à-vis the AML process so as to enable the exercise to be as straightforward as possible. The result of staying on the right side of our regulatory and statutory requirements means that solicitors can sometimes be perceived as being overly intrusive. The initial client identification itself (such as passports and proof-of-address documents) and

Consent has been given for a boutique project delivering five ultra-luxe apartments and secure underground parking. South Kensington-based agency Portia Real Estate packaged up the deal, which included the acquisition of the combined freehold, and achieved a top price that was rumoured to be in excess of £27m. The Talbot has been closed for a few years and has been slowly falling into disrepair. The agency says the forthcoming transformation will bring a “much-needed visual lift” to this most prime of prime central London enclaves. Portia’s founder, Kumaran

Mahalingam told us: “I am extremely pleased to have finally concluded this sale, which has proven that there are still opportunities out there where the numbers stack up for both the vendor and purchaser alike, rather than the all-too-common scenario in which over-ambitious or even comical asking prices invariably result in the general low volumes of ‘high-end’ property transactions these days.” Mahalingam was also behind a mega-deal in Bayswater in 2015, selling four adjoining residential blocks containing 40 serviced apartments to a Qatari buyer for around £30m. primeresi.com

Very clearly, in writing and at the outset of the purchase transaction, we let our clients know exactly which documents need to be collated and provided so we can efficiently and swiftly satisfy the onboarding compliance requirements thereby allowing us to deal with the legal due diligence as quickly as possible. PLANNING MATTERS

The Belgravia Society shares news of planning proposals, ongoing works and future ambitions

33 GROSVENOR PLACE CLEVELAND CLINIC

TRAVIS PERKINS NEWSON’S YARD

This is a little bit of Belgravia’s history that is at huge risk. There were many objections when the planning application was made involving the loss of the timber yard and the proposal to split it into 10,000 ft retail units. Despite its historic importance, consent was granted. Newson’s Yard, now operated by Travis Perkins, has been there for more than 175 years, and supplied the materials for many constructions in Belgravia and still does. Special materials are kept available for the particular needs of the area. The interior is unique to this timber yard and a unique part of Belgravia’s history. Even if Travis Perkins was unable to operate it, then the building alone could be preserved as a single unit and used for the benefit of the local community. Travis Perkins has applied to the High Court for a judicial review, which is due to take place at the end of October. 44

If you have been watching this building, it has been difficult to see much happening. In fact, the interior is being entirely removed and rebuilt. Much of it has gone and a very high percentage is

being recycled. The two tower cranes have been installed and the internal scaffolding deck has been dismantled. The building access has changed. Steelwork support for the “wrap”, which will be fireproof, is to enclose the entire building, and the external works have started being erected in Wilton Street. The necessary administration offices will be located in cabins built into the steel work at the front of the building above ground level. The company doing the current phase of the work, Erith, continues to hold Liaison Group meetings and provide Notices of Work, so that neighbours are getting advance warning of disruption, such as the erecting of cranes.

BELGRAVIA’S NEW LISTED BUILDING

Belgravia has a rich history, and this is showcased in the latest round of Historic England’s listings, which includes the cabman’s shelter. Many of you will have seen this little green shed; it is the one next to Grosvenor Gardens. It was built in 1904 to provide a place for London cabbies to have a break with refreshments or shelter from the elements. Back then, in 1904, when it was built, the cabs were horse-drawn and the cabbies could keep an eye on their horses from within. The sheds used to be a common sight, but now only 12 are left in the city. The one on Grosvenor Gardens is still in use. If you are passing, you will see a couple of chalkboards with

information about opening times and the refreshments available. We understand that members of the public can buy refreshments to take away, but that only cabbies are allowed to sit inside. Mary Regnier-Leigh, thebelgraviasociety.org

Why Belgravia?

Four local agents share their expert opinions as to why tenants would be well advised to choose Belgravia as an ideal place in which to rent over any other area

Hannah McDougall, lettings manager at United Kingdom Sotheby’s International Realty

Our tenants come to Belgravia for its all-round unrivalled location, with excellent transport links via Victoria station, fashionable shops, eateries and plenty of green spaces. Anyone looking to rent in this fashionable London district can expect to brush shoulders with A-list celebrities as they stroll through the streets of this worldfamous area. Our international tenants know that Belgravia is renowned for being one of the most elite places to live, with current and former residents including Nigella Lawson, Sean Connery and Roman Abramovich. Few other areas of London offer the same village feel, while also benefiting from close proximity to world-renowned retail hotspots such as Harrods and top global attractions,

Steve Cook, head of lettings and management, Henry & James

including Buckingham Palace. Finally, a huge added benefit for me, personally, to rent in Belgravia would be being within easy reach of the delicious offerings at the fabulous Dominique Ansel Bakery on Elizabeth Street! 46

Tenants always aspire to live in Belgravia. Certainly many locals have a soft spot for the neighbourhood, which is one of the greenest and most impressive places to live in London. With private mews houses and unique garden squares, this beautiful area also attracts tenants from around the world. We have secured new tenancies for many people moving from Mayfair to Belgravia who are looking for a quiet and exclusive neighbourhood with less hustle and bustle and is a similar distance from central London. And we have no doubt that these white-stuccoed buildings, with their pillars and grand facades set in this prime location, will remain aspirational for many years to come.

[PROPERTY] Christopher Coombes, associate director at Chestertons

Belgravia has always been one of the most prestigious addresses in London and this continues to this day. The area’s stunning architecture is the perfect backdrop for anyone who wants to live a quintessentially ‘London life’. Belgravia is easily accessible to all parts of the capital and those who choose the area as home want for nothing – the village atmosphere and host of world-class shops make it truly unique in a city filled with fantastic places to live. With the incredible architecture comes incredible property. Rental stock in Belgravia is exceptional, not just for the area, but for London. With a wide array of property, ranging from well-thought-out studios up to large family homes, there is something for everyone here.

Nina McDowall, head of Knightsbridge and belgravia Lettings at Strutt & Parker

Belgravia remains one of London’s most soughtafter and premium addresses. For tenants, the area offers a plethora of green spaces, beautiful stucco-

fronted buildings and an array of charming mews, quiet streets and hidden gems. The regeneration of Victoria offers a whole new selection of restaurants and shops, while Motcomb and Elizabeth Streets (also having undergone makeovers) offers charming coffee houses, boutiques and two of Belgravia’s finest pubs. The joy of Belgravia is that it offers something for everyone – regardless of age – and is within striking distance of Mayfair and various parks. Its transport links are also second to none. Traditionally viewed as a quiet residential enclave, it has really upped its game and, in my opinion, is an area with much to offer while not boasting about it. CONTACT THE AGENTS
