community care The family pharmacy is still flourishing in Belgravia, in the shape of Walden Chymist, as the Journal finds out FRANCESCA LEE-ROGERS

P

harmacist Lata Patel has worked in Belgravia for more than 37 years. It was back in 1980 that she took up the lease for a dispensing chemist in the neighbourhood, after searching high and low for the perfect premises. Indeed, Walden Chymist couldn’t have been more ideal – it is one of only a few “chymists” that still exist today, its unusual name hinting at its 170-year history, and it still has its original gold-leaf sign from 1846. “My son was about three months old at the time when we purchased the lease,” Lata tells me at the Elizabeth Street shop. “As well as the unit, the upstairs flat came with it. My family and I lived above and I worked downstairs.” They lived there happily

for nine years, but then disaster struck: building work on the next-door property contributed to a party-wall collapse.

The Belgravian community is so loyal and appreciative of all the care we give them “Luckily, there was an empty shop three doors down, so Grosvenor housed us in there while we started to fix the building,” recalls Lata. What was meant to be a six-month relocation turned into three years, but Lata was able to provide a full service from the smaller premises and, during that time, the business flourished,

picking up two awards from the local community. Lata had long held an interest in entering the profession and learnt her trade helping her family at weekends and during school holidays. But what is it that still gets her up and out of bed in the mornings after all these years? “I like to help people – that’s what gives me job satisfaction. The Belgravian community is so loyal and appreciative of all the care we give them,” she explains. Clearly, her commendable work ethic and her attitude of always going above and beyond – for example, the Chymist delivering locally to the elderly – reaps rewards. Years of experience and research have taught her which items to stock, from everyday items to premium brands so no one leaves the shop

disappointed. Indeed, such is the wealth of health products that await those who visit, some locals have nicknamed the shop ‘Aladdin’s Cave’. Her second business, Chelsea Pharamacy, is also flourishing and together with her son Bhavin she has set up a private doctor’s walk-in, which is available seven days a week. The fact that her daughter is a GP has proved to be a particularly useful asset to the venture. Design Duo The Journal interviews husband-and-wife team Nicola and Christopher Cox, to find out what it’s like working side by side and why Belgravia was the obvious choice for their business victoria sviggum

G

ood things come in pairs – at least that seems to be the case with Nicola and Christopher Cox, the duo behind award-winning interior-design firm Cox London. The couple design and manufacture all pieces in their north London workshop, specialising in furniture and lighting. “We’re designer makers, sculptors essentially,” says Nicola before continuing: “The craft of how things are made using traditional processes and techniques is really what’s close to our hearts.” “We aspire to design and create the antiques of the future,” adds Christopher, who describes their work as “sculptural, sometimes architectural and often inspired by the natural world”. Married for 14 years, the two met at the Wimbledon College of Arts in the early 90s. “We were friends to start with,” says Nicola, to which Christopher adds: “We both loved immortalising ideas in metal and glass.” Nicola goes on to admit: “Because we had such a strong network of friends, we tried to keep

our relationship secret for a while, but years later, they all told us that it was clearly obvious to them what was going on” – at which she smiles in reflection. After their studies, Nicola and Christopher took on different jobs within the industry, but also created increasingly more work from home – a shed in the back garden to be precise – until, eventually, they took the leap and founded their own company in 2005. How do they find working together? “We feel very lucky to be able to do it,” says Nicola. Do they have a similar approach to tasks? “We both draw before we make,” Christopher says before continuing in more detail: “Nicola designs with a narrative in mind, often starting a piece through reading or writing. I prefer to jump in and start making, the technique and material informing my next decision. Then we often ask the other to take charge of a piece, to help resolve a certain aspect or take it to the next stage. I think this is when we are working at our best.” Their admiration and respect for one another as partners is

evident when I ask what they think each other’s strengths are. “Nicola is incredibly focused and a great decision-maker,” says Christopher. “He’s a brilliant draughtsman,” Nicola jumps in, “and Chris is much better at talking about the work and promoting the brand. I think people see us as a duo and we always try to support each other.” Any business comes with its challenges, however, and the pair have had to overcome the odd struggle as the business has expanded. “In the early days, when we were the key makers, it was quite tough being torn in different directions, getting our name out there and running the business,” Nicola explains. “I was very much 50/50 dressed in overalls and covered in plaster while running into the office and sending emails. I think, even now, it’s about finding a balance.” “Building a team is one of the biggest challenges any growing company has,” reflects Christopher. “We are hugely fortunate to have found 20 brilliant full-time employees. Today, anything Nicola and I design, our team are able to make.” As I look around the showroom on Ebury Street, I’m fascinated by the exciting shapes and structural lines of the pieces, and the bespoke furniture around me. Nicola tells me that inspiration for the designs can come from anywhere. “You can never be short of inspiration in London. There are so many fantastic shows and exhibitions;

and you only have to walk into an antique shop somewhere to just see a small element of something that gives you an idea.” Although the showroom only opened in April last year, both Nicola and Christopher have long been acquainted with Belgravia, in particular the design district. “Coming from three generations of antique dealers, we were very familiar with Pimlico Road,” says Christopher. “It has been an exciting hub for art and antiques since the 1980s, and because the area courts the sculptural and decorative as well as serious and academic pieces, it has it all. Nicola and I agreed some time ago that Belgravia was the only place we would ever want to show our pieces.” Nicola goes on to speak positively about their reception in the neighbourhood: “It’s been absolutely lovely. When we had our opening party, we were thrilled at how many people came from all the businesses in the area. The community’s really supportive.” So what are their plans for the future? “We have never been so busy and that’s testament to our first year in Belgravia,” says Christopher. “Our aim is to keep designing new and original pieces to capture the imagination of our clients. It’s one of the most popular gastropubs in the area and, when it comes to food, everyone waxes lyrical, as the Journal finds out on a foray to The Alfred Tennyson francesca lee-rogers

“F

ancy nipping into Fred’s?” It’s a question that doesn’t really need a reply, as the obvious answer is “yes”. And, what is meant to be a swift one, more often than not, results in one too many with friends, neighbours and many of the retailers of Motcomb Street. The Alfred Tennyson has long been a local haunt, even before its extensive refurbishment at the end of last year, which included moving the bar to create a separate drinking and dedicated dining-space. Six months down the line, it’s more popular than ever before; my friend and I dine pre-Christmas, and it’s a good job we booked. We take a pew on the leather banquette that looks out over the cobbles of Kinnerton Street. Being ‘with child’, I order a Passion Lyric non-alcoholic cocktail comprising passion fruit, pineapple, and pink grapefruit juice, mint and fresh raspberries. It’s ever so

The batter has been cooked to perfection, which says a lot coming from a Northerner refreshing and, for a few moments, takes me back to summer. For my starter, I choose the White Park beef croquettes. The breadcrumbs provide a delicious crunch, the beef melts in the mouth and the truffle mayonnaise is oh-so moreish – so much so that I’m tempted to order a second helping. For my main course, I opt for the beer-battered fish and chips with crushed peas and tartare sauce: a pub classic. The fish is tender and the batter has been cooked to perfection, which says a lot coming from a Northerner. The portion is huge, though, so I don’t

quite manage to finish it all. I leave a little room for dessert, nonetheless, and pick another pub staple, sticky toffee pudding, given a twist with malt butterscotch, banana and milk ice cream. It’s super-sweet and is the ultimate end to a hearty meal. Over the course of its history, Belgravia has been home to a plethora of notable figures. The Journal takes a closer look to bring you a blast from the past victoria sviggum

B

orn on 31 August 1880, Wilhelmina Helena Pauline Maria became Queen of the Netherlands in 1890 at the tender age of 10, when her father King William III died. Initially under the regency of her mother and then inaugurated at 18, Wilhelmina reigned for almost 58 years – longer than any other Dutch monarch. After World War II broke out, Wilhelmina was forced to leave the Netherlands and fled to the UK in 1940, where she was welcomed by King George VI and invited to stay at Buckingham Palace. Shortly afterwards, she based herself in Belgravia at Eaton Square, and then later at 77 Chester Square, where the Dutch government had its temporary seat. It was from here that Wilhelmina broadcasted many speeches over Radio Oranje, playing a significant role in the resistance against the Nazis. Her words impacted many and became a source of encouragement for the Dutch people. In her addresses, she spoke passionately to her countrymen, condemning the actions of the occupying power,

paying homage to those who had suffered and lost their lives, lifting the spirits of the nation and inspiring hope by discussing future plans for the country after the war. She became known for her strength, religious conviction and unwavering belief that liberation would be achieved, thus making her a symbol around which the Dutch resistance allied. In her memoirs, Lonely, But Not Alone, published in 1959, 11 years after her abdication in favour of her daughter Juliana, Wilhelmina reflected warmly on the welcome she received during her time in England: “I remember with particular gratitude the hospitality I received from the English royal couple when I arrived in the United Kingdom. The ties of friendship remained strong during the whole

Sir Winston Churchill is also believed to have held her in very high regard. Wilhelmina died on 28 November 1962, aged 82. As per her request, the funeral procession was dressed in all-white, reflecting her belief that death was merely the beginning of the eternal afterlife. 23

rom 9 to 20 December, Father Christmas relocated to Elizabeth Street for the festive season. The event was a huge success, selling out most days. Children were invited to join Santa for story time in his North Pole-esque living room, where they could have their photo taken with him and receive a present (that is, if they had been good!). Featuring elves, tasty treats, music and mulled wine, this immersive and magical experience was a joy for the senses. Belgravia Christmas Sunday returned to Elizabeth Street on 3 December. It was a jovial day of entertainment for all, featuring jazzy brass bands, traditional choral choirs and entertainment for the children. There were a number of market stalls to choose from, offering everything from boutique gifts to handmade craft wares and food and drink.

We Are The Fair respond to The Belgravia Society’s recent Chairman’s Message regarding the Belgrave Square Garden premises licence application

W

e Are The Fair (WATF) were appointed by Grosvenor in September 2016 to advise and lead on the planning, management and supervision of Grosvenorled events, or events held on Grosvenor properties, across the UK. The purpose of this instruction was to ensure that all Grosvenor events are managed to the highest possible standards in respect of licencing, statutory consents and health and safety. One of our recommendations to Grosvenor has been that, where a number of events are being held at one venue under temporaryevent notices, as in Belgrave Square Garden, that serious consideration should be given to applying for a premises licence, which would ensure a consistency of approach to each event and a greater transparency with both the Local Authority and local residents. As part of the premises-licence application for Belgrave Square Garden, we have undertaken extensive pre-consultations. This started with the ward councillors in April last year – as a result of which we amended our proposals slightly – and was followed by letters to more than 600 garden key holders, including all the residents and businesses in Belgrave Square, in June 2017. A further letter was sent in early December 2017. We have submitted the application with the interest of Belgrave Square residents and occupiers front of mind and we are not proposing a

significant increase in the number of events held in the garden, nor will there be any change to the type of events – they will still be community focused and the garden will remain accessible to key holders other than for the few hours that the event is actually in progress. The Operating Schedule states that there will be a maximum of 15 events featuring licensed activity per year (as opposed to a maximum of 12 events under the TEN procedure) and that all events taking place in the garden will be subject to an individual risk assessment. These are the maximum numbers and we will provide regular calendar updates to the garden users about future events. Within the Licence Application we have stated all the timings for events in Belgrave Square Garden. The purpose of obtaining a

premises licence is to ensure that we are able to appropriately manage and licence our events with a premises licence rather than under a Temporary Event Notice. We would be happy to meet with any other resident or stakeholder who would like to discuss any concerns over the Belgrave Square Garden premises licence application. A unique approach to the work-life balance bodes well for pupils at the brand-new Kensington Park School

d altiora tendo’ – ‘to higher things’, reads the motto of Kensington Park School (KPS), which opened its doors to sixth form students last September and will open to the rest of the school in September this year. The new independent school, located in one of London’s most desirable boroughs, is for girls and boys aged 11 to 18, and follows a GCSE and A-level curriculum. The Journal revels in the country-house spirit of Yorkshire’s spectacular Swinton Park Hotel francesca lee-rogers

T

he Swinton Estate, near Ripon, in North Yorkshire, certainly has the wow factor. The castle, which is now home to Swinton Park Hotel and surrounded by 20,000 rolling acres, is majestic. It’s exactly how one would imagine the quintessential country pile.

When my husband and I arrive, there are rabbits hopping on the verges, hedgehogs crossing the road and fallow deer roaming the grounds. It’s so rare to see so many of the latter that, at first, we question whether they’re real or not – until they move, that is! We look on in awe for a few

moments – it’s as though we’ve been transported to an episode of The Animals of Farthing Wood. The estate, built in 1695, has been passed down since 1882 through the Cunliffe-Lister family, and is now in the very capable hands of their heir, Mark, and his wife, Felicity. The duo have spent 27


the past 17 years working tirelessly to make Swinton Park what it is today. They bought back the faux-castle after a quartercentury of it being out of family ownership, converted it into a hotel and opened it for business – all within the space of nine months. It’s mightily impressive. And like true Yorkshire folk, they’ve not forgotten their roots. Swinton Park’s construction started in 1695, under the auspices of Sir Abstrupus Danby, an English wool merchant and country gentleman, and the couple proudly display archive photographs, old documents and press articles highlighting its heritage in what they call their History Hall. It’s a fascinating way to spend an hour or so, and brings to life the ways in which the building was used previously, such as its deployment during World War II to house the evacuated pupils of Harrogate Ladies College.

Back to the present day, and we make our way up to our suite, the Thorp Perrow room, named after a nearby arboretum. The open-plan room is vast and comprises a feature fireplace, a large round table that’s ideal for in-room dining, a huge bed, and 28

two large comfy green velvet sofas facing each other. Light floods in through the windows and frames the picture-perfect view of the surrounding estate. It’s easy to while the hours away here. Cooking up a storm in the kitchen is head chef Mehdi Amiri. The hotel’s 3AA-rosette Samuel’s Restaurant is a grand affair – it has high ceilings, an ornate gold-leaf ceiling and an enormous mantelpiece, and offers sweeping views over the gardens and a lake. Amiri puts an emphasis on creating menus using seasonal and local produce, as well as vegetables and herbs

grown in the estate’s four-acre walled garden. The seven-course tasting menu with wine pairing (£70, plus an extra £32.50 for the wine pairing) doesn’t disappoint. Stand-out dishes include the hay-smoked feta with compressed watermelon, pomegranate and garden mint; pork cheek served with apple purée, onion and asparagus; and lemon mousse with poppy and sesame-seed tuille, marshmallow and fennel purée. It’s a feast for the stomach as well as the eyes, so a word of warning: leave plenty of room and at least a few hours in order to savour every mouthful.

To work off the food, the next day, we decide on a hike to Swinton Bivouac, the luxury glamping site within the estate, which features treehouse lodges and Yorkshire yurts. We also pay a visit to the newly built spa, which has just opened. Not everything is quite up and running yet, but we make the most of the swimming pool, foot spa, steam room, sauna and outdoor tub, and I’m keen to come back one day to try out the natural eco pool and one of its many treatments. Our two-day trip meant we could really sample a taster of what Swinton Estate offers, but we also leave wishing we had extended our

break, as there are many other activities Swinton offers that we’d yet to sample. We’ll have to save the pony-trekking, fishing and falconry display till next time – the perfect excuse, were one needed, to return. He explains how he created an innovative platform to ensure property maintenance is convenient, cost-effective and, above all, stress-free

old & Reeves started in 2012, when I was looking for a service that could provide a turnkey outsourced solution for the management of high-end properties in London. I couldn’t find one. So I started a joint venture with a Middle Eastern family, who had 15 London residences that needed quality management, and the Sunley Group, a long-established British property company with experience of residential construction and maintenance. We found that the usual surveyor’s report on purchase of a property was rather rudimentary – it just shows that the roof is alright or that there’s no subsidence. The key thing the report won’t tell you is what it will cost to run the property. What are the moving parts, what needs to be serviced and what will be the cost of that periodic maintenance? That’s where we come in. Bold & Reeves operates around two key principles: ‘proactive maintenance’ and ‘continuity of knowledge’. Proactive maintenance is rather like servicing a car. You service your car because you don’t want it to break down. People aren’t used to thinking about their property like that. However, to prevent a boiler breaking down or an air conditioning unit packing up, all it needs is regular servicing, costing you less in the long run when the situation comes to breaking point.

Bold & Reeves deals with this through a comprehensive health check of a property. This audit varies depending on the homeowner’s requirements, but could include: creation of floor plans and electrical plans, a review of current maintenance suppliers, identification of all maintenance tasks and recommendations as to frequency. The second part, continuity of knowledge, occurs through the Bold & Reeves logbook (available as a website and app), where each audit, check-up and service is stored electronically. It can be accessed by the homeowner at any point to see any planned maintenance (as suggested by Bold & Reeves in the first audit), any reactive tasks (of things unexpectedly breaking), and enhancements (developments to the property, such as an extension). I have rarely come across anyone who has knowledge of

who has fixed what, when and for how much. By aggregating all that information in one easy-touse resource, Bold & Reeves can help homeowners keep on top of their property maintenance. In that respect, it’s like the logbook in a car glovebox. It will ensure properties ‘break down’ less often and cost less. It also proves useful both at the time of selling and also for insurance. People who are timepoor are not able to stop and worry about these things. The logbook records every task with an audit trail from when it was reported to when it was completed. There is also a schedule to see which tasks are coming up, electronic records of the property, and photographs listing details of serial numbers and brands of all equipment. This not only provides information to the homeowner but also to the subcontractor called to fix a problem, which ensures the turnaround time is as little as possible. Our cuttingedge technology can be accessed at any point and anywhere in the world. Plus, there is just one number to call, which is staffed 24/7, two property managers on an account and only one bill to pay each month. We call our subcontractors ‘partners’ as they undergo vetting and security checks to ensure they are of the right calibre and provide services at discounted prices. We have more than 200 in our little black book. The price for a car without service history is significantly lower. The principle for our properties is the same. When we took on a 16,000 sq ft property in The Boltons, the homeowners were spending about £350,000 a year on maintenance, as well as issues they weren’t able to solve, such as damp. It took Bold & Reeves about 18 months to reduce the running costs to £125,000, as well

Belgravia has proven to be extremely resilient throughout 2017 and we expect that trend to continue. The number of properties sold increased by just over 1 per cent compared to the same period last year. However, comparing the past six months of sales showed a 15 per cent rise in transactions (PCL transactions were up only 9 per cent in the past six months). Forty-five per cent of those properties sold had seen their asking prices reduced before finding a buyer and, on average, prices per square foot were 5.1 per cent lower than in 2016 and 11.3 per cent off their peak, making Belgravia an extremely attractive proposition for both domestic and international investors. There are also 7.5 per cent more properties for sale

The charming backstreets of SW1W have seen demand increase in recent years currently compared to a year ago. The area is not oversupplied with typical, purpose-built blocks, but nonetheless, there are certain key well-managed portered apartment buildings offering investors a comparatively strong return when compared to traditional period conversions. Developments such as Belgravia Court, 55 Ebury Street, 142-148 Ebury Street, 33-36 and 40 Chester Square, Belgravia Place and other smaller developments in and around the charming backstreets of SW1W have seen demand increase in recent years and become noticeable investment hotspots, often securing rental

yields between 3 to 4 per cent. Current average returns in most parts of prime central London are between 2 to 3 per cent. Marginal gains, admittedly, but when you factor in the discounted purchase price and lower transactional costs, it becomes considerably more attractive when medium to long-term financial gain is the main driver. 41
