The annual event will be held in aid of Kids for Kids – a charity that helps transform the lives of children in the poorest villages of Darfur, Sudan. The concert is well attended by celebrity guests, and this year will be hosted by TV newsreader Julie Etchingham, with guest speakers including Timothy West, Joanna Lumley, and Baron Cope of Berkeley. theatrical royalty The Journal talks to Elyse Dodgson, the long-standing international director at The Royal Court Theatre, about her role and an autumn programme that features themes of conflict, radicalism and justice

Talk us through your role with The Royal Court – you’ve worked there for 32 years now? Yes, I started at The Royal Court in 1985. Back then, I was the director of the youth theatre. In 1996 we started an international department and that’s been going for more than 20 years now. What is The Royal Court all about? Hard-hitting, original, provocative, new and contemporary – that was what the founder of The English Stage Company at The Royal Court wanted to do in 1956, so that’s more than 60 years ago and it hasn’t really changed since then. I think it was a vision of the writer being at the centre of the work that you do, with the work really reflecting the times we’re living in. I gather that contemporary context is key to the autumn programme? Yes, because we ask our writers what’s urgent for them to address in their societies and because we’re a contemporary theatre, we ask questions about who are we now. 6

British soldiers and three Argentinians. They’re all veterans and are all in dialogue with each other. It’s amazing and really is unique.

What can prospective theatregoers expect from the autumn programme? It is a true reflection of our preoccupations now and over the past ten years. We’re presenting work from Ukraine, Syria, Chile and Argentina. It’s about looking beyond where we are now, sitting in London, and looking at the outside world that consumes us every day when we turn on the news, but also hearing voices that we’re very

privileged to be able to hear. Minefield by Lola Arias sounds like a fascinating concept. Minefield was first produced at The Royal Court in June last year, to great acclaim, and is a co-production with the London International Festival of Theatre (LIFT). It’s toured all over the world. The cast is made up of soldiers who fought in The Falklands War. There are three former

Tell us more about the play Goats by Liwaa Yazji. Goats is about looking inside Syria. We always hear the stories of the people who’ve left the country, but this is about people in a remote town who are still living under a regime, or in a regime-like state, because it’s not actually literal. It’s about the kind of pressures that are put on them, the propaganda that is fed to them, and, finally, the offer of goats to replace their dead sons. Why does The Royal Court have such a global focus? With all of this work, the plays may be focused on a specific part of the world, but the very best international work reflects something that’s universally important, not by intention but by the very fact that it does look so specifically. Belgravia has its very own Willy Wonka in the form of Chantal Coady, the founder of Rococo Chocolates, as the Journal finds out francesca lee-rogers

I

n the words of T.S. Eliot, “Only those who will risk going too far can possibly find out how far one can go.” This couldn’t be a more apt description of the modus operandi of the founder of Rococo Chocolates, Chantal Coady, who, in 1983, followed her dreams to change the way chocolate was perceived and launched a world-renowned company in the process. Such was her passion and ambition that her mother even used the family home to secure the business loan. “Looking back, I was very young and I guess I didn’t ever think it might not work,” laughs Coady. Like most children, when was young, she felt she never had enough chocolate. The “terrible” food at boarding school made her crave it even more, and such was her desire for the sweet stuff, she took a Saturday job in Harrods Food Hall. “It was an amazing experience, but at the same time, I realised that the way they were selling it wasn’t the way I thought it should be

sold. I felt like it was being treated as a commodity, that its magic hadn’t been captured. That’s when I thought of creating my own chocolate business. And the more people tried to persuade me not to do it, the more determined I was.”

Her mother used the family home to secure the business loan It was this resolve and entrepreneurial spirit that paved the way for Coady’s success. After completing a 12-week business course, she opened the doors of her first shop, on the King’s Road in Chelsea, which is still part of the company’s portfolio today. It had painted cherubs and clouds on its ceiling, inspired by Botticelli’s The Birth of Venus, walls of candyfloss pink that matched what was at the time the shade of her hair, and a chandelier made of sugar – a style that Coady describes as “punk-meets-nouveau-

romantic”. “It was all about the experience of visiting the shop, as there weren’t many chocolatiers back then,” she explains. Ever in the vanguard, Coady was creating flavoured bars and truffles in her own home, and they sold like proverbial hot cakes. More than three decades, five shops and five books later, she says, modestly, “As a team, we’re always working on the next project and pushing the boundaries.” On a recent trip to the Scilly Isles, she explored the island of Tresco, and its flora and fauna, which she is hoping to use as ingredients for new recipes. She is also working with the Exmoor Caviar company, so look out for a chocolate surprise in time for Christmas. Not only does she experiment with flavours, but she also hand-paints the beautiful original designs for the wrappers of the artisan bars and, along with her team, organises events and sensory chocolate trips. But this is commerce with a conscience. One

of the biggest and most fulfilling projects Rococo has been involved in has been working with the Grenada Chocolate Company, in the Caribbean. The world’s first ‘farmto-bar’ chocolate-maker, its holistic production process keeps all revenue on the island, meaning that cocoa farmers and rural communities alike reap the rewards, appropriately benefiting all bar none. It’s no wonder in 2014 she was awarded an OBE in the Queen’s Birthday Honours ‘For Services to Chocolate’ recognising her career and achievements to-date. But what’s next for Rococo? “We’re looking to expand and find new retail locations, new businessto-business relationships such as those with airlines, export our products and develop our e-commerce site,” she tells me. time A culinary coup is underway in the food halls of Harrods, where the first stage of the Taste Revolution – a four-year overhaul of the gastronomic landmark – is set to be unveiled this November bags than its cucumbers – but this ellen millard

D

ear residents of Knightsbridge: I hate to point the finger, but there is a trickster amongst you. Armed with a Le Creuset dish and a Harrods fish pie, this cunning Calamity Jane has hoodwinked her neighbours into believing she is the second coming of Nigella Lawson – and, frankly, I’m just disappointed I didn’t think of it first. The story goes that a local resident with a penchant for poached fish and potato popped in one weekend and asked the store’s chefs to fashion a bigger, more dinner party-friendly version of her favoured dish, in order that she might pass it off as her own. The cooks, naturally, were only too happy to oblige. This exposé comes courtesy of Harrods’ executive head of food innovation, April Preston, who admits she wasn’t surprised in the slightest – nor, I imagine, will you be. After all, this is the store that famously acquired a lion cub for one adventurous shopper and a baby elephant for another. “It was one of the things I was blown away by when I joined Harrods, and it’s the first thing they teach you: nothing is too much,” Preston says. “That really is the way we live and breathe.” 12

Founded in 1834 by Charles Henry Harrod, the department store began life as a humble East End grocer and tea merchant before moving to Brompton Road to capitalise on the trade brought in by the Great Exhibition of 1851. Fast-forward 166 years and you can’t walk down the Knightsbridge street without casting an eye on the gargantuan store, now a destination shop for, well, everything – including a bespoke fish pie, should you require one. It’s a big leap for what began as a bog-standard fruit and veg stall, now more known for its clutch

is all set to change as, for the first time in 30 years, the fabled food halls are being given a makeover, with a strong focus on the local customers who pop in daily for a pint of milk. The first phase of the Taste Revolution, a four-year project, will launch this November with a new-and-improved Roastery and Bake Hall. Currently, should you venture beneath the bustling foodie mecca, you’d find a 150-strong team of chefs kneading, basting and frying to their heart’s content – but, come November, much of the activity will be found on the shop floor. “The food halls have always been about amazing displays

with wonderful food, but they just sit there,” Preston admits. “We’ve been hiding our light under a bushel a bit, but with the Taste Revolution, it’s going to be much more live; you’ll see everything happening.” The Bake Hall will be home to an impressive scratch bakery, where a team of 14 bakers will put its dough expertise to the test and produce 80 per cent of the store’s bread, with two fresh loaves coming out of the oven every half an hour. More than 30 new types of bread have been created especially for the occasion, including a signature loaf that was the wellhoned project of Harrods’ master baker Lance Gardner (right). “It’s been a real work of love,” says Gardner, who spent four months

perfecting the recipe. “I wanted to keep it really special, because it’s an iconic loaf. It has developed out of my own experience working at different bakeries, seeing what’s trending in food and the needs of the Harrods customer as well – sourdough is hugely popular, so I wanted to try and bring that to the forefront.” It sounds like a lot of effort for a simple loaf, but the crux of the Taste Revolution is creating core staples that people will pick up on their way home from work. As such, the bread has been made in both a small, everyday size and as a 2kg wheel that can be rolled out at get-togethers. Other new treats include a delicious truffle, parmesan and mushroom focaccia made from ingredients sold in the food halls, and flaky croissants

Next door to the bakery, The Roastery will churn out more than 35 coffee blends – including a new signature, aptly named the Knightsbridge blend – in a 25kg roaster that will be producing all of the coffee that Harrods sells, both in the food halls and in its restaurants. “We have been taking food trends into account and coffee is massive; when I was young, you could have black or white – now you can have everything in between,” Preston says. “But it’s more than just a trend-led thing; it’s about wanting to do the simple things really well. We wanted to roast our own beans because we know that’s the best way to get the best quality.” 13


[LIFESTYLE] Bean buffs will be on hand to offer advice on the best brew for you, as well as the chance to taste the blends available before you buy, as either a hot caffeine fix during the day or as an espresso martini at night. Along with beans, you’ll be able to buy your favoured coffee in ground or pod format, so even those with a Nespresso machine can join in the fun (we’re looking at you, George Clooney). In addition, a Roast and Bake cafe will be launching, where you can tuck into the best treats found at the new counters. If tea is your poison, a visit to the Tea Tailor should do the trick: spin the roulette wheel of flavours to pick your favoured tastes and the store’s resident tea sommelier will whip you up the perfect cuppa. Finally, in the centre of the space, the patisserie counter will take pride of place, with desserts hand-crafted by head pastry chef Alistair Birt and his team. Colourful treats that look more like works of art than works of chocolate will be the stars of the show – one is Champagne and flavoured with peach, another with coffee and star anise. “The range is a lot more pared-back in terms of finish, and much more slick,” explains Birt, who recently

reached the finals of the prestigious Master of Culinary Arts award. “We really worked with tonal colours, so the strawberry and yuzu dessert is all different shades of red, and we have got a matcha one that’s three different hues of green.” It has been a labour of love for the team, which has been working flat

For Preston, who likens her career to that of a footballer (“I get paid to do what I love”), it has been the cherry on an already delicious good cake. “I just love working with chefs; I love the way their brains work, I love the creativity, and the fact that they can produce this amazing food. I’ve been in the industry for a long time but I learn something new every day,” she says. “To still be learning so much at this stage of my career is a fantastic thing, and what gets me out of bed in the morning.” That and, I imagine, a strong cup of Harrods’ signature brew... New head chef Elliot Miller is cooking up a storm and is putting his stamp on The Cambridge Street Kitchen, with excellent results, as the Journal finds out FRANCESCA LEE-ROGERS

S

urrounded by Victorian townhouses, The Cambridge Street Kitchen is situated on somewhat of a residential street, tucked away from the hustle and bustle of Warwick Way. Formerly a boozer of its era (apparently it has a sordid history), one can imagine the locals congregating in the smoke-filled tavern, pints in hand. It has – like a lot of pubs – since been gentrified and turned into a café-cum-gastropub with a hidden cocktail bar below the premises. From the exterior, red and white candystriped awnings mark its position. Inside, a long L-shaped seating bench creates a convivial space, and a mixture of pastel vintage-looking fabrics create a cosy, café-type feel. Statement lighting hangs from the ceiling with exposed bulbs, and there’s an eclectic mix of framed pictures on the wall. Opposite is the open kitchen, a neon light shines bright with the words ‘This is where the magic happens’, and this is where customers can watch the chefs – including new head chef Elliot Miller – work. 16

and it’s clear he has succeeded in this. Mains are up next and, ever the carnivores, we both opt for sirloin steak that’s served with anya potatoes and tender stem broccoli, with a mushroom glaze and anchovy butter. We also opt for a side of chips, which we slightly regret later as although the steak is beautifully cooked, the portion is somewhat overwhelming and neither my husband or I can quite finish the dish. The pinot noir though that’s

served alongside it is excellently matched (all of the dishes have a wine pairing option, which is particularly useful). We can’t quite manage a dessert due to a selfinflicted food coma, but there’s always next time. We’ll also return as we didn’t get a chance to sample the Clarendon Cocktail Cellar that’s tucked away below the restaurant – it is somewhat of a secret haunt – and is packed on a weekend. pened by renowned restaurateur Marcus Wareing and Alexandra Dudley, founder of Punch Foods, cookbook author, wellness influencer and Instagram star, the reopening showcased the very best of Belgravia’s cafés and restaurants, with stalls lining the street offering guests tasters and treats throughout the evening. Popular local businesses including The Fine Cheese Co, The Good Life Eatery, Rococo Chocolates, the Pierre Hermé patisserie, kept their doors open until late so those attending could visit the stores, sample their wares and purchase goods. They were also joined by a host of neighbouring restaurants and hotels in Belgravia, including The Hari, The Berkeley Hotel, The Alfred Tennyson & Lowndes Bar and Kitchen. Live music was performed by bands including West Africa-influenced K.O.G. & the Zongo Brigade – a Glastonbury favourite – and the drum and bass powerhouse Old Dirty Brasstards.

Other traders on the street also stayed open late, including Christian Louboutin, the luxury shoe designer, and Errol Douglas, which used the secret garden on Halkin Arcade to give visitors a chance to try out the braid trend. There was also an edible Sherbert Fountain, designed by the sensory experience experts Bompas & Parr, which proved quite the Instagram sensation, and visitors were able to capture and share the event via their social channels with Motcomb Street’s recently launched free public Wi-Fi. THE ART IS The Journal discovers a unique property in Belgravia that doubles as a contemporary art gallery WILLIAM MONROE

T

he brief was clear from the start: April Russell’s client, the owner of what April terms the Collector’s Townhouse, wanted to turn her Grade II-listed Belgravia property into a home that also doubled as an art gallery. “She was very clear that the art came first,” says April, the founder of the eponymous interior-design company April Russell. “That was great – a lot of people don’t know what they want and you have to help them visualise where they’re

going. This client knew where she was going: she was building a contemporary-art collection.” It’s an extraordinary idea, to turn a home into a state of permanent exhibition, but one that April, who specialises in bespoke projects and often works with art collectors, really relished. “I loved the challenge. At the start of the contract, we had some pieces in mind, but my client loved art and was a compulsive buyer. I think art can be a bit of an addiction. We all have addictions,

and one of hers is the work of good, contemporary young artists. She’s a highly intelligent woman. As an owner of those particular works, she gets as much joy as the artist does as they embark on the journey of being recognised for their work.”

“This client knew where she was going: she was building a contemporary art collection” April, whose company has offices in both London and New York, explains that, with such a project, striking the right balance between art pieces and the individual interior spaces was the key. “It was about balance, bearing in mind that the art came first. I was always on the look-out for luxurious fabrics or furniture that would complement the art.” An additional challenge was presented by her client’s attachment to a number of more traditional pieces, which had been collected in the years preceding her interest in modern art. “She had a few traditional works that we used 23

within the scheme that she wasn’t quite ready to let go of,” April says. “It’s like walking into a cocktail party: I think a room is much more fun peopled by different generations rather than just one generation – it leads to a more energetic environment. It was interesting to combine different periods with contemporary art.” Special features that April incorporated in the renovation included pearlescent finishes in the drawing room so the art caught the light. She also employed a wall-textures specialist in order to perfectly complement each

individual painting or sculpture. Another clever touch concerned her client’s landing, which she transformed into a mini exhibition space. “We used it as a platform for the art, so it was like a Cinema room little gallery. Art can be placed in all sorts of areas you might not think of. You’re framing the art and it’s a fun challenge to come up with the right backdrop. The client was holding a big social event, so our timing was

focused on that. That’s the thing about collecting art – it stimulates conversation and emotion.” Does April herself have an interest in art? “Yes, because if I have a client who’s interested in it, they’re really passionate about it and it’s quite difficult not to get caught up in that enthusiasm. Working with clients who have art collections is fascinating – you meet so many interesting people and you’re learning all the time. sensibility Master perfumer Alberto Morillas is the visionary creator of Penhaligon’s bespoke perfumes, he tells the Journal all about his famous ‘nose’ interview by francesca lee-rogers

Did you always know you wanted to work in the perfume industry? I grew up in Seville, Andalusia, and as a child, I used to dream of our garden: the colours, the scents of the flowers and fauna, which, on reflection, must have influenced my sensitivity to fragrance. Growing up, I knew I wanted an artistic 28

job, so I enrolled at the Fine Arts Expert Institute in Geneva. I joined Firmenich (the world’s largest privately owned fragrance company) when I was 20 years of age, and right from the start, I loved being surrounded by fragrances. What inspired you to join the industry? I heard about the craft of being a perfumer while studying in Geneva. I read an article in Vogue in which Jean-Paul Guerlain (the ‘nose’ behind one of the world’s most prestigious perfume brands) explained how to create a fragrance. It was a complete revelation to me, and I quickly became fascinated by the discipline. I went to libraries to feed my curiosity, and read and experimented with some formulas. As the saying goes, the rest is history! Tell me about your typical day I have to confess, I’m a workaholic. Almost all of my formulas are written by hand: it’s how I express myself and when I write the formula, I can smell the perfume. Like a craftsman, I have an indestructible passion for creation. All my fragrances come from this devotion to make, and it’s all-consuming. Like an artist, I work even if I have no brief: it’s like an art that feeds me. I work on fragrances in the laboratory with my assistants,


[LIFESTYLE] in my office, at home or even while travelling… I can easily imagine the fragrance without smelling it. For me, perfumery is an emotion. The technique is intellectual, but every perfume has to have a soul, a story, and be an emotion. Could you describe for us the detailed process of creating Your Penhaligon’s fragrance at Harrods’ Salon de Parfums? The made-to-measure service is a six-month process, including at least four meetings with the client to ensure they’re involved every step of the way. At the beginning of the creative process, it’s the first encounter with a client’s personality that becomes key. The initial request includes a detailed profile featuring his/her character and lifestyle, his/ her specific expectations as well as his/her likes and dislikes in terms of olfactory drivers, or fragrances. When designing my first proposals, I imagine which scent may provoke my client to experience a “love at first sight” sensation. After getting the client’s reaction, I will shape an original idea before crafting, over the course of the meetings, the utmost refined facets to make his/ her scent dreams come true. The fragrance is then delivered in an engraved crystal bottle presented in a lacquered marquetry box. And, the final formula will always remain exclusively copyrighted for the client.

How many perfumes might you be working on, at any given time? And how long does it take to create a fragrance? I am always involved in many different projects, and each one is different. Some may take several months, and others, several years. Where do you find your inspiration? I like everything that evokes a feeling of the Mediterranean. I enjoy the scent of citruses, sea notes and flowers, including jasmine, tuberose, neroli and orange blossom, which give a certain kind of sophisticated freshness. You have created more than 500 scents and won so many awards. Which ones are you most proud of? The first and very best recognition, is that which is given to me by my clients. However, creating an iconic fragrance in the global marketplace that’s a best-seller or an iconic scent is also up there. The Lifetime Achievement Award that I received in 2013 from the Fragrance Foundation embodies the ultimate recognition a perfumer may receive from his peers and the industry. What scent do you wear? I often wear the scent I’m working on. What are your plans for the future? I’m working on lots of new projects, as well as my own fragrance. My passion led me to create my own family brand, Mizensir, and my wife and I and our daughter have

ambitions to continue this journey. What do you do when your working day is over? At home, I love spending time in my garden, which is my secondary passion. I spend a lot of time relaxing there, and it always gives me ideas for my work as a perfumer. My inspiration is everything I see in nature. What job would you have done if you had chosen a different career path? I would have become a photographer. Is there anything else that you’d like to add? I am very proud to be on this noble mission of designing the Your Penhaligon’s bespoke fragrances, which draws on Penhaligon’s royal heritage and peerless reputation. alayage is one of the hottest hair trends this year, so it’s no surprise that Poppy Delevingne’s colourist Jack Howard (pictured right) has launched his own Balayage-To-Go menu with four options: The New Yorker, The Rio, The Londonder and The LA. The French word balayge, meaning ‘to sweep or to paint’, describes a technique that has become more and more popular thanks to the ease, time saved and natural look it provides. Colouring has come a long way even in my 31 years – I remember visiting a salon when I was younger and the pain of the highlighting cap, through which strands of hair were pulled, and how each time I winced. A getup-and-go style would be ideal, I say, and he tells me I’m the perfect candidate for The Londoner look, which is a lived-in style that doesn’t touch the root.

My hair colour has become somewhat dull over time and he assures me the two colours he has picked will brighten, and lift it. Jack soon starts attentively dividing my hair and alternating between the colours. He works with such precision, not missing a single strand – it’s like a fine work of art.

Just 30 minutes or so later and I’m in the capable hands of one of Jack’s apprentices, who shampoos, applies a hair mask – a must due to my over-straightening – and conditioner. I receive a fabulous head massage and almost find myself nodding off. It’s then over to stylist Emma Sherman, who suggests cutting off a good few inches to even out my layers and get rid of split ends. As she blow-dries my hair, I can see the new colours coming though and I’m thrilled with the result. I leave the salon with a spring in my step and, as I walk towards Harrods, I swish my hair for very good reason: I finally have the luscious locks I’ve been waiting for. expectations Wine lovers, take note. You can drink, eat and be merry at The Vineyard wine hotel in Berkshire francesca lee-rogers

O

ne of the major names in 19th-century French literature, Charles Baudelaire once said: “One should always be drunk. That’s all that matters... but with what? With wine, with poetry, or with virtue, as you choose. But get drunk.” Enthusiasm for the former certainly didn’t get lost on fine-wine expert Sir Peter Michael. After developing a fondness for northern California and its wines, he founded Peter Michael Winery, and its wines have won countless accolades over the years. He is the brainchild behind wine hotel The Vineyard, part of the Relais & Châteaux group. 33


My mother and I drive up the long, sweeping driveway, which was once an 18th-century hunting lodge. Topiary trees punctuate the entrance, lanterns are dotted in the feature fountain at the front of the hotel and simulated flaming torches add a sense of drama at the entrance. It’s clear it’s a popular weekend destination as the car park is lined with the latest supercars, from Ferraris to Lamborghinis, many of which have made the 90-minute car journey from central London to The Vineyard that evening. But that’s no surprise, given that the hotel’s philosophy is to eat, sleep and drink wine. Inside, even the lobby lives up to first impressions, sumptuous

If you want to learn about wine, The Vineyard is the place to do it sofas providing lounging areas from which to admire the hotel’s many artworks including those by Henry Martin, Ronald Searle, Boris Smirnoff and Doris Zinkeisen. Here, guests can also get a glimpse of The Vineyard’s 30,000-bottle wine vault and the California Bar beyond. This features a painted mural (pictured above left) commissioned from Gary Myatt of After the Fall, which portrays a famous

event known as the Judgement of Paris that took place in Paris in 1976. Wine merchant Steven Spurrier organised a blind wine tasting for a group of fellow experts, in which Californian wines were judged, for the first time, to be better than French. The result shocked the wine world, and promoted the expansion of New World Wine. Murals depicting the event are a common theme throughout the hotel, and certainly provide the wow factor. The 49 luxurious rooms and suites are spread out like something of a rabbit warren. We stay in a deluxe suite, which comprises a sitting

room, a bedroom with king-sized bed and a spacious bathroom with a selection of Ren products. It looks out on the aforementioned hotel frontage and from above, one can admire the small but perfectly manicured garden. Fine dining is what The Vineyard does best, and no trip would be complete without experiencing its newly refurbished two-tiered 3AA rosette Restaurant, headed up by chef Robby Jenks. My mother and I

opt for the five-course Discovery Dinner with paired wines – a must, after all. Each season, the menu changes accordingly, but stand-out dishes on our visit included braised octopus with barbecued sweetcorn and seaweed broth; beef sirloin tartare with sorrel sorbet, raisins and bonemarrow crumb, and thyme parfait;

with strawberry sauce and lemon. The wine is impeccably matched to each dish by head sommelier, Romain Bourger, and during dinner, we’re given a ‘surprise wine’ in a black glass, and we have to guess whether the content is red, white or rosé (I won’t give it away, though), which makes a great talking point and not only confuses our taste buds as to which it is, but our minds too. If, like me, you want to learn more about wine, The Vineyard is the place do it. The tour of its vault and cellars is insightful and covers everything from how different varieties are stored to the difference between a vintage and non-vintage, and investment in wine. Finally, for some further R&R, unwind in the spa, or enjoy a treatment. The Journal’s favourite indulgence was the Red Grape Body Polish, which leaves skin feeling super-smooth. WESTMINSTER CONSULTS – yet AGAIN

Westminster City Council issued a scoping report for Westminster’s City Plan, asking for responses by the end of September. This contained a lot of interesting material. There was an earlier consultation on the entirety of its City Plan, covering all its policies. We responded to that in July. We also responded to a consultation on Tall Buildings/Growth in May. There is no doubt that there will be changes to planning policy and many other policies too. This has entailed a great deal of work by our planning team, but helps us focus on the many issues of daily life in Belgravia, from greening to pollution, and from rubbish collection to the projections of growth, housing need and business expansion. He proposes a 20mph speed limit on Elizabeth Street, which should make the streets safer. In addition, the noise generated by the traffic over the granite sets in the road will be reduced. Stefan would also like to see electric refuse-collection vehicles, reducing pollution and noise. He is also a great supporter of the campaign against idling vehicles. He hopes to build stronger relationships with all of the Pimlico traders, who he will work alongside. We can expect to see a very active Traders’ Association under Stefan’s guidance.

The term has no formal meaning in law and there are often discrepancies between the strict legal boundaries of a property and the physical features that appear on the ground. Very often, the two do not exactly coincide, leading to costly disputes over ownership rights. One of the most commonly held misconceptions is that a property’s boundaries are accurately set out in the official Land Registry plan. On the contrary, the relevant Land Registry rules state that the filed plan indicates “general boundaries” only and cannot be relied upon for the accuracy of a boundary until such time as an application is made to the registrar for the exact line of that boundary to be determined. Such determined boundaries are very rare in practice and only usually appear after an acrimonious

OPPORTUNITY Giles Cook has recently joined Best Gapp as partner designate and head of residential agency, bringing more than 20 years’ experience to the firm. We speak to him to find out more about his new venture francesca lee-rogers

I

t has been just six weeks since Giles Cook joined Best Gapp, yet he is already making his mark on the estate agency’s history, which spans more than 117 years. The agency has long been a Belgravian institution: it was based at 1 Sloane Square until 1969, until it moved to its current base at 81 Elizabeth Street, in the heart of Belgravia. “The location is absolutely phenomenal,” says Giles. “It’s probably the best-positioned agency office in Belgravia. Situated on a corner site, it’s very prominent and there’s a lot of people-traffic on Elizabeth Street. There’s a real vibe here too; it’s such a lifestyle destination.” But what is Giles – who is ex-WA Ellis (which merged with JLL in 2014), Chestertons and Foxtons – most excited about in his new role, I ask. “I’ve joined Best Gapp at what I think is a transitional time in the market,” he says. “We’re starting to see a sea change in the industry and I feel there has been a resurgence of independent, boutique, niche agencies.” Giles goes on to explain that Best Gapp offers a highly personalised

service, and that many instruct the agency as they’re either repeat clients, referrals or have been aware of the team – many of whom have worked at Best Gapp for decades – or agency for many years. Giles’ career has been both corporate and independent agencies, and his experience has stood him in good stead for his role at Best Gapp. “Having gone through a rebranding at WA Ellis, I can see the opportunities here. The two firms are similar and have similar markets – for example, we still get the overspill of Middle Eastern clients who might want to be near Harrods, but architecturally, Knightsbridge is a very different area to Belgravia. “As well as buyers from the Middle East, the Far East, USA and parts of Western and Eastern Europe, there’s also a very strong domestic market,” Giles details. “The Thomas Cubitt architecture is aesthetically very pleasing and attracts buyers and tenants from both domestic and international markets, who tend to be attracted to properties
