Mendoza Homes Wins Free Entry to 2017 RGVBA Parade of Homes The Rio Grande Valley Builders Association (RGVBA) officially opened early registration at its October meeting for the 2017 Parade of Homes scheduled for May 20-21 & 27-28. Every year, the RGVBA gives away a free entry into the Parade to one lucky builder who enters the Parade during the Parade Kick-off Meeting. The winner of the free entry was Mendoza Homes (Rodolfo & Elsa Mendoza). Additional prizes included a second prize of a ¼ discount on the entry fee that was won by Infinity Custom Homes (Eddie Garza and Mario Peña). A third prize of a dinner and a movie, donated by Sierra Title Company, was won by CJE Construction (Edgar Carranza).

Factors To Consider When Choosing A New Community Now that you understand the different types of communities, you’ll need to determine which one is the right fit for you. We’ve come up with some tips for how to choose the best neighborhood in which to build your new home.

Tip #1 - Size: Consider how much space you’ll need—both inside and outside. Some communities offer smaller starter homes or townhouses while others have only larger properties. Think about the house and yard size you and your family will need, and look at communities that offer houses that fit within your current expectations.


Tip #2 - Desired Features: Which of these amenities would you use and what value you would place on having them nearby? Many new communities are built outside urban areas and provide access to larger parks, nature preserves, golf courses, and water sport areas.

Tip #3 - Location: What features do you want nearby? If you have children, look at the school zone of a community – does it have the right schools for your kids? Consider whether your new home will be close to your job as well as your favorite shopping, church, and dining options. And don’t forget to do a local search to find out if there are the right hospitals and medical providers such as dentists and clinics for your needs.

Tip #4 - Budget: How much extra can you spend for amenities? Living in a planned community may involve paying monthly or annual fees for additional features. Some provide yard upkeep, caretaking for shared outdoor spaces, and management of community features such as fitness facilities and parks. This gives you extra time to spend enjoying time with your family, but it will add to your budget. Once you have figured out which communities you think would be the best fit, you may want to spend time talking to homeowners who already live there. Get their insights on what it is really like to live there to help you determine if various features offer the value you think they will. Remember, you are buying more than just a house; you are buying your family’s home and neighborhood. This is where your children will make friends and memories, where you will sit down for dinner every day, and where you will walk down the street to chat with your neighbor. Make sure you choose the perfect community in which to build your perfect home.

IF YOU ARE BUILDING OR BUYING A NEW HOME, DON’T SETTLE FOR MINIMUM STANDARDS. Ask your builder if they build homes with any of these high performance certifications. Ask for the certificate. You’ll be glad you have it if you resell your home.

DOE ZERO ENERGY READY HOME Program This certification is awarded to homes that meet all of the criteria of the Department of Energy’s Energy Ready Home National Program. These homes are verified to be at least 40%-50% more energy efficient than a typical home. Zero Energy Ready Homes are so efficient that incorporating a renewable system can offset most or all annual energy consumption. Visit energy.gov for more information. ENERGY STAR® Program For New Homes The ENERGY STAR® is a national program administered by the Department of Energy in conjunction with the Environmental Protection Agency. To earn the ENERGY STAR® certification, homes must meet strict construction and energy efficiency criteria verified by a third party. An ENERGY STAR® qualified home consumes 15% to 30% less energy than a similar home and provides better durability, more comfort, cleaner indoor air, and reduced maintenance costs. Indoor airPLUS Program The Indoor airPLUS is a program of the Environmental Protection Agency and is a companion label that can only be awarded to a home that has qualified for the ENERGY STAR® or Zero Energy Ready Home programs. The construction and system requirements of the Indoor airPlus program are designed to reduce contaminants to improve indoor air quality, including mold, moisture, radon, carbon monoxide, toxic chemicals, and other detriments found in poor air quality. Built To Save™ Program The Built To Save™ program is a regional energy efficiency program designed to provide a high performance home that is “superior to code.” To receive the Built To Save™ certification, homes must be inspected before drywall is installed to insure proper insulation, and tested at the completion of construction to verify that the air leakage requirements of the program are met. A Built To Save™ certification means the following: savings through low energy consumption, a more comfortable home, better indoor air quality, and less maintenance, all resulting in a higher resale value for the home. GreenBuilt RGV GreenBuilt RGV is a voluntary program for building industry professionals who are committed to using products, technologies, and environmentally friendly building practices in their construction process, resulting in better built homes that provide greater energy efficiency, improved air quality, and protection for the environment. The GreenBuilt RGV program is administered by the Rio Grande Valley Builders Association and is designed to encourage the use of sustainable materials in construction in order to conserve energy and protect our natural resources. ant the honest, unvarnished truth? Not all homebuilders are created equal. Deciding which builder to hire to build your dream home can easily turn into a nightmare if you don’t do your homework. The current building and buying process for a new home does not make it any easier for homebuyers. Take a look at a short video “If Cars Were Built Like Houses” on www.youtube.com that illustrates the ridiculous process of how we buy homes. You may think it is funny—but it is no joke. The bad news is that the video depicts what, unfortunately, is the reality for many purchasing a newly constructed home. You may know that many professionals are required to have a license to conduct business: plumbers, electricians, heating and cooling technicians—even a nail manicurist is required to have a license. You may be surprised to know, however, that a builder is not required to have a license. The truth is that in Texas, anyone can be a builder even if they don’t know how to build a home.

The GOOD news is that the process is about to get much better. On September 1, 2016, the new building codes adopted

The Rio Grande Valley Builders Association Honors Its Associate Members The Rio Grande Valley Builders Association (RGVBA) with the assistance of Builder members hosted a special meeting, on September 14, 2016, honoring Associate members for all their support over the past year. Associate members of the RGVBA include businesses in the builder industry that provide products and services to residential and commercial builders. The generosity of Associate members plays a major role in the day-to-day operations of the RGVBA and the success of fundraising events. Associate members were invited to share videos of their companies during the meeting. The highlight of the meeting was the giveaway of prizes and cash gifts to many lucky Associates attending the meeting. MATT’S BUILDING MATERIALS INTRODUCES NEW WEBSITE WITH ONLINE ESTIMATES & LIVE CHAT

T

he internet and e-commerce have changed just about every industry. Businesses small and large have embraced this change with varying degrees of success. So how can a local business compete against much larger national companies? “With creativity!” says Nathan Cain, the marketing director of Matt’s Building Materials. Matt’s Cash & Carry, as most people remember it, is entering its 48th year in business. Over the years they’ve had to change and adapt many times. Today, people expect to be able to go online and find exactly what they are looking for. The building materials industry is no different. Matt’s recognized this and began putting together a plan. look, the new website’s key feature is a chat app. “Chatting with customers who visit our website allows us to utilize our most valuable resource—our employees,” explains Nathan. “We are blessed to have a hardworking staff that is knowledgeable about our products and knows how to use them. When a customer visits our website and does a live chat, we can ask them pertinent questions that help determine what product would work best for their situation, and give them information that even the best e-commerce websites out there can’t. We can provide customers with estimates, and even arrange delivery. Since we started testing the chat feature a few months ago, we have already had hundreds of conversations with customers. It’s very exciting.” Online live chat services are not new in other industries, but until now, not offered in the Valley by a full-service building materials supplier like Matt’s Building Materials. An eDigital Customer Service Benchmark survey revealed that 73% of customers reported the highest satisfaction levels when contacting a business via live chat, compared to 61% for email and 44% for telephone. A Seminar On Customer Service Sponsored by RGVBA & 2-10 Home Buyers Warranty

The Rio Grande Valley Builders Association (RGVBA) is here to help, and provides training and resources for its membership so that professionals in the building industry can learn how to run their businesses more smoothly. For instance, in August, the RGVBA hosted a “Customer Service Seminar” sponsored by 2-10 HomeBuyers Warranty. The informative seminar was presented by Michael LeCorgne, a Risk Management Specialist with over 35 years of experience in the home building industry. (L - R) Marcy Alamia (RGVBA);

LeCorgne’s presentation was aimed at professionals in the building industry, Michael LeCorgne (2-10 Home Buyers Warranty); Leslie Schey (2-10 Home Buyers Warranty) particularly new home builders, and featured how good customer service can be used as a profit center and a way to differentiate one’s company from the competition. The Customer Service Seminar took place at Poncho’s Restaurant in McAllen, Texas, and attendees were treated to a delicious lunch.

Building Officials Prepare For New Code Laws Texas Governor Greg Abbot signed House Bill 1736 into law, adopting the 2015 International Residential Code (IRC)—the requirements of which are identical to the 2015 International Energy Conservation Code (IRC). The law became effective on September 1, 2016, and will require builders to meet or exceed stricter energy requirements for new homes in the State of Texas. With the fact that buildings consume nearly 40% of the nation’s energy, the new law means more energy efficient homes for homebuyers and a more sustainable future for all of us. The Building Officials Meeting held on September 22 provided a toolkit of information and resources from the South-Central Partnership for Energy Efficiency as a Resource (SPEER) specifically for code officials. SPEER is a regional energy efficiency organization comprised of 56 members from a wide cross section of energy efficiency industries. The meeting’s speaker was Garrett Dorsey III, ICF Coordinator for AEP Texas Program For New Homes. Chris Carroll, SPEER Ambassador for the Rio Grande Valley, assisted him. Attending the meeting were building officials from the municipalities of Rio Grande City, Alton, Mission, McAllen, Edinburg, Pharr, San Juan, and Weslaco.
