THEWORKPLACE

The quality of an office environment cannot be taken for granted. The sophistication of today’s workforce has evolved to come to understand the value of time, space, and interaction. Employees are selective, they are thoughtful, they have choices. How does the built environment go beyond merely supporting the basic principles of human safety and comfort to further affect the spirit, emotions, and productivity of people? How can the environment—occupied more than eight hours a day—be inviting, safe, nurturing, and conducive to positive interaction?

We offer conscious, collaborative design. We understand the need to provide alternatives. We know the value in attracting the best and the brightest and retaining them over time. We offer the tools needed to create the new, improve the existing, and attract the exceptional.

TRENDS

5 | workplace

An open, interactive collection of spaces provides a sense of community and a sense of “team.” The work environment also offers areas for privacy and concentration. A variation in room scale is needed to accommodate the individual, the community, and the brand. The work environment is broken down into four activity sectors:

Core work activity (53% of our day)

Collaboration (34% of our day)

Socializing (6% of our day)

Learning (5% of our day)

The “open office” offers many opportunities and a few challenges. Along with the primary observation of distracting noise in today’s open office and research environment, the second most discussed issue is a possible lack of privacy combined with unscheduled interruptions.

FLEXSPACES

TRENDS

7 | workplace

The average work space has shrunk from 100 square feet in the year 2000, to 74 square feet today. This higher density of worker space has taken away some of the personal privacy, which used to be commonplace. Employee satisfaction fosters a higher level of energy and creativity. The issues which can be associated with open plan offices can be mitigated by providing the appropriate compliment of private huddle areas and conference areas.

DRAPER & KRAMER

Draper & Kramer sought to establish a new benchmark for their office function and design. The design team leveraged high ceilings, abundant natural light, and exposed structural elements to create an industrial chic aesthetic. Located on the top floor of a 1983-era office park, the 6,500 sf shell space was virtually a blank slate. Brick from the building’s exterior and an exposed ceiling formed by the underside of the roof’s metal pan deck informed an aesthetic direction. The industrial chic space mixes modern and industrial elements with refined finishes and an open layout.

The office is organized into a public side to host clients and a more private section for employees that comprises a combination of private offices and an open office area. Finishes help to demarcate these functions while avoiding a physical separation. A monolithic marble wall is the only physical separation and creates a feature wall for the lounge area. Aesthetically, even though it is modern, the client wanted texture throughout with natural elements like the natural stone wall and heavily grained woods. The combination of materials is eclectic: applied exposed brick, mixed-metals, wood, stone, leather, and fabrics—making the corporate office space feel just a little bit quirky.

MONUMENTAL SPORTS NETWORK

Monumental Sports Network unites Monumental Sports & Entertainment (MSE) within a dynamic, 39,000 sf Leed-certified office centered around the newly formed broadcast studio. The suite serves as a headquarters for roles ranging from executives to ticket sales and includes a 24/7 broadcast center for simultaneous live events. Spanning two floors, the entire space is scattered with mementos, graphics, and historical displays representing the Capitals, Wizards, Mystics, and various teams and venues comprising the MSE brand. The bold use of team and brand colors, slogans, innovative lighting technology, and broadcast studio capabilities invigorate the workplace, reinforcing the staff of their mission – to broaden sports and entertainment for their fans.

The entire space is cross-branded – from collaboration rooms designated for each team, full-on logo walls, and LED monitors playing live studio broadcasts within the space to the operating Bobblehead Wall highlighting decades of fan giveaways and athletic success. Red, white, and blue, the three primary colors of MSE’s palette, mix and match throughout the space, blending elements from other MSE training facilities and venues, including Capital One Arena. Natural wood and laminate warm up the bold colors and exposed concrete deck, while color-changing lighting provides pop and aids in wayfinding.

BETA TECH 03

Architecture, Inc. teamed with the building management at 601 New Jersey Ave. in Washington, DC for several speculative offices and build-to-suit spaces, including BETA Technologies. The 1,505 sf office suite features flexible collaboration areas, amenity spaces, a rapid charging station, and an aircraft simulation room. We worked closely with BETA to design a space in unison with their mission of revolutionizing aircraft travel with fixed-wing models.

The scope of services for the aircraft simulation room incorporated BETA’s custom ALIA aircraft simulator into the design, along with comprehensive soundproofing and a complete blackout environment to isolate the inflight experience from the office. A concealed projector and large retractable screen were also implemented to allow live training sessions between the flight instructors and trainees, re-creating how the aircraft reacts to external factors such as turbulence, precipitation, and wind shear.

QIAGEN

QIAGEN is a global leader in the pharmaceutical, biotechnology, and research industries. The renovation to the North American headquarters campus includes a 52,400 sf open office space. The design challenge was to create an open work environment, for a staff that was very apprehensive to the concept.

The design team met with the client’s team to work with them on the change in their environment. The naturally lit, open space plan with views to the exterior from all vantage points included glass private huddle rooms, and private phone rooms to maintain a sense of privacy. Soft seating for teaming areas was also incorporated. Two large glass central conference rooms break up the space while maintaining views and a sense of openness. The existing X-bracing structure was exposed to create a sculptural element while also opening up the floor plan. Bright white walls and white work stations help reflect the natural light while creating a backdrop to the punches of red and blue, QIAGEN’s corporate colors, in the lounge seating and accent feature walls. Blue LED cove lighting adds an additional pop of the corporate color.
