Many home owners are rethinking their space after spending so much time at home in the past year. The pandemic shifted activities that typically take place outside our homes, such as work and school, into our living spaces. Designs this year reflect changing preferences and lifestyles while at home. New home designs will likely include stronger connections to the outdoor elements, more creative use of spaces and natural design elements. Brightening Up Spaces. Interior designers are heeding to home owners’ desires and are finding new ways to invite the outdoors in. More homes this year will allow natural light into homes through larger or more windows. Maximizing natural light makes homes feel more welcoming, vibrant and can be a mood booster. Sunny spaces can supply an ample amount of vitamin D for home dwellers. Enhancing Outdoor Areas. Fresh air and green spaces designed to be enjoyed year-round is at the top of the list for many home owners. Outdoor spaces with flexibility, from ample space to entertain small groups to a relaxing space for gardening or other outdoor family activities, are popular features in new homes this year. Adding Quiet Zones. With activity buzzing throughout the home, a

quiet area to unwind after a long day or simply to unplug from devices and screens is a sought-after feature. Q: WHAT ARE THE PROS AND CONS OF MAKING ADDITIONAL PRINCIPAL PAYMENTS ON MY HOUSE VERSUS INVESTINGTHE EXTRA MONEY? A: By making additional principal payments on your loan, you can significantly reduce the total amount of interest that you pay over the life of your mortgage. There are several online calculators that can help you calculate the savings. Try www.Bankrate.com or www.hsh.com/calculators.html. Typically, the longer you have had the loan, the less you can save. If you just recently purchased your house, you could probably save a significant amount by increasing your monthly payment by $150. However, if your employer matches all or part of your contributions

to a401(k) plan, contributing up to the limits of the employer’s match may take priority overpaying down your mortgage. Also, if you don’t have an emergency fund that represents three to six months’ worth of living expenses, establishing this type of fund should take precedence overpaying down your mortgage. I would recommend you look at the big picture. Your age, income, financial goals, and other investments are all considerations you should consider. The closer you are to retirement, the less risk you want to take with your investments. After considering your individual situation, if no investment opportunity makes as much sense to you as paying down the mortgage, then that’s what you should do.

Q: I AM TRYING TO SELL MY HOUSE, AND JUST FOUND OUT THERE IS A JUDGMENT AGAINST ME ON A DEBT FROM AGES AGO. WHAT DO I DO? A: A creditor likely obtained a judgment in its favor, adverse to you on the debt owed on the debt. To ensure payment of the debt, the judgment was recorded in the mortgage records which fived the creditor the right to be paid from the proceeds of the sale of your property. This is called a judgment lien. In Louisiana, the judgment lien attaches to the debtor’s real estate (immovable property) such as a condo, house, land, or an interest in property. To satisfy the judgment

and cancel the lien, the amount of the judgment must be paid. You mentioned that the judgment was from an old debt. Under Louisiana, the judgment lien only affects your property for 10 years. Therefore, if it has been ten years or more since the judgment was recorded, you may request cancellation of the judgment without paying the debt. This can be done by written request to the Recorder of Mortgages through the Clerk of Court in the Parish where the mortgage was recorded. Many clerk’s offices have a form that can be completed to obtain cancellation of the judgment. The form for Lafayette Parish can be found on www.lpclerk.com
