Closing and Life After the Big Purchase

- Protect your new asset by obtaining insurance such as homeowner’s, flood, disaster, and fire - Weatherproof your new home - Maintain files—digital or print—for all warranties, insurance documents, contracts, etc. - Keep original closing documents in a safe place, preferably outside the home (such as a safety deposit box) - Set up utilities bills in your name, maintain files - Implement desired aesthetic changes such as painting, minor construction, and re-flooring - Set a move date and hire movers or plan a move party with your friends - Get to know your neighbors and explore your new neighborhood - If you're happy with the work of your real estate professional, be sure to recommend her/him to friends and family


ESCROW WAIVER CAN MAKE A BIG DIFFERENCE IN MONTHLY PAYMENTS

Q: WHAT EXACTLY IS AN ESCROW WAIVER? WE ARE ABOUT TO CLOSE ON A NEW HOUSE AND OUR LENDER SUGGESTED WE CONSIDER AN ESCROW WAIVER. A: Normally, your monthly mortgage payment would include an amount, in addition to principal and interest, which would go to pay your property taxes and homeowners insurance each year. Real estate taxes are usually paid in December and hazard insurance is paid on the anniversary date of the policy.

On average, your monthly escrow payment is about 1/12th of the total amount your lender expects you to have to pay each year for property taxes and homeowners insurance, plus a two month cushion for unexpected increases. The two month cushion is usually collected at the time of closing. If your lender agrees to “waive escrows”, your monthly mortgage payments would not include any amounts for your homeowners insurance or your property taxes. Instead, you would be responsible for paying your homeowners insurance directly to your insurance company on

the anniversary date of the policy, and for paying your property taxes each December. Generally, lenders only agree to waive escrows if you have a good credit history and are putting at least twenty (20%) down. And, lenders charge a fee for waiving escrows. Normally, the fee is about 1/4% of the loan amount at closing. So, if your loan was for $100,000, the escrow waiver fee would be $250. Depending on the amount of your homeowners insurance and property taxes, this could make a pretty big difference in your monthly payment. For example, if you borrowed $100,000 at 7% interest for thirty (30) years, your monthly payment of just principal and interest would be $665.30. If your property taxes are $1,500.00 a year and your homeowners insurance is $1,000.00 a year, and you escrowed each of these, your escrow would be about $208.00 a month. This means your monthly payment, including escrow, would be $873.30, instead of $665.30. Keep in mind, however, that you are still responsible for paying your homeowners insurance and property taxes when they become due, so it might still be a good idea to set money aside each month to cover these expenses.

GIVE RECOMMENDED LENDER A CLOSE LOOK Q: MY HUSBAND AND I ARE IN THE PROCESS OF SHOPPING FOR A NEW HOME, AND OUR REALTOR HAS RECOMMENDED THAT WE USE A CERTAIN LOCAL LENDER HERE IN LAFAYETTE. WE AREN’T SURE WE WANT TO USE THAT LENDER. IS IT UNUSUAL FOR REALTORS TO RECOMMEND ONE LENDER OVER ANOTHER?

A: There are several reasons why your Realtor may have recommended a certain lender. One reason a Realtor makes suggestions to clients is because they want to recommend someone reliable. Since a home is probably one of the biggest purchases you and your husband will ever make, reliability is an important factor to consider. Reliability is also important to the seller, the agents, and the other involved parties because if the deal doesn’t close, everyone walks away with nothing. When a real estate agent recommends a certain lender, this is often because they have developed a certain amount of “clout” in dealing with that lender. This can be helpful in a situation where you need to cut through the “red tape” and get something done quickly. If you and your husband are considering buying a new

construction home, dealing with a recommended lender is often very important. This is because there are a lot of intricacies involved in purchasing new homes that do not exist when you are buying a resale. If you shop around to find your own lender without doing your homework and asking the right questions, you may end up with someone who quotes you a great rate and is great with refinances or re-sales, but has no experience with new homes. This can lead to problems or delays down the line. You should never automatically disqualify a recommended lender, but be sure to ask questions about any relationships that may exist between the lending company and your real estate agent’s company. Knowing this information will help you be more vigilant on getting the best interest rate and the lowest closing costs. And, make sure to do a little shopping for yourself. By knowing the interest rates of the market and making sure your loan officer knows you are looking at rates from other institutions, you can use that as leverage to make sure you are obtaining the best combination of service and lowest rates.
