Dear readers, Welcome to the August-October 2015 issue of Phuketindex.com Magazine. The first issue appeared in August 2008 and from that edition to this one, the 29th, we’ve been publishing local-interest articles for seven years now. August to October is the time to start travelling or even to start planning for your holidays at Christmas and New Year’s Eve. So in this issue we suggest many travel options for you to visit; not only in Phuket but also in Malaysia, our neighbouring countries.

ou must have noticed them: Many of the billboards around Phuket, especially the very large ones, are the brainchild of a company called Anda Focus. Phuketindex.com had the chance to sit down and chat with the lady behind the steering the wheel of the company - Mrs. Natchanok Sucharitkul, the owner and the managing director of Anda Focus Co., Ltd. “I’m originally from Bangkok, and came to Phuket to work at Phuket International Airport,” she says – which is something that comes as a bit of a surprise as she seems thoroughly at home in Phuket – just like a local.

About 13 years ago there weren’t a lot of billboards around the island and Khun Natchanok was quick to realise that this was a business opportunity worth pursuing. She reasoned that if so many people were coming from all over the world and the tourism industry was booming, there had to be a lot of advertising to meet the growing needs. She reveals that it was the Coca-Cola logo that inspired her and she told her husband, “We have to do it!” This was the birth of Anda Focus which in
those days was known as AQP Media. The Anda Focus moniker came later when she realised that it was easier to remember and reflected the company’s aim in a better way. The much-needed break came in 2003 with the APEC Summit. “Our very first job was in Muang Mai. It was a 20-metre billboard, and then we erected one at the airport junction road then at Burasari in Patong. They were all fairly large and it was through them that we established our name and people began to take notice of us,” she says.

Still, it wasn’t easy. She explains, “When you take on something big like this you have a lot of responsibilities. There have to be strong foundations, a solid structure, and top-rate instillation methods. We inspect our billboards monthly and report back to our customers.” The company is now known as one of the leading advertising agencies in Phuket, offering a wide range of services, both outdoors and indoors ranging from billboards, to inkjet printing, to stickers, events and exhibitions as well as all manner of advertising solutions. “We work with property agencies, resorts, chain restaurants like Minor Food Group, The Pizza Company, Swensen’s, Sizzler, as well as Bangkok Airways. They’ve all been our customers for a very long time.” One can easily see this, considering the amount of billboards around the island.

She adds, “And of course we have to thank our customers who make us one of the leaders in the business today. They rely on us and pass on the good news to others by word of mouth so we constantly have new clients.” Anda Focus is also community-conscious, providing grants to local students and making donations to charities as well as erecting billboards for public services. Last but not least, she says that a good ethic is invaluable: “Do unto others as you would have done unto you. Treat others the way you want to be treated.” She adds, “I think I treat my staff in a way that I consider to be fair and fulfilling. For customers it’s just the same: You have to be sincere, honest and professional.” And what about the future? Khun Natchanok says that Phuket will see a lot more of Anda Focus. The Black Eyed Peas’ Taboo launch Xana Beach Club
The Naked Feet Beach Party invited partygoers to trip the light fantastic with bare feet on the soft white sand of Bangtao Beach and groove to the music as global superstar Taboo of The Black Eyed Peas dropped the beats. The party was for strictly naked feet; guests’ shoes were donated to underprivileged teenagers and adults through the Child-Watch Phuket Foundation and partygoers were able to walk home with complimentary stylish XANA beach flip-flops.

Master Class Water, Wine & Food The Art of Pairing at Amari Phuket
On Monday June 15th, San Pellegrino, supported by Wine n’ About and GFour Wines, organized a workshop for food and beverage professionals in Phuket at Amari Phuket Patong Beach. During the event, the 60 attendees from the most prestigious hotels, resorts and restaurants in Phuket, had the chance to learn more on the importance of Mineral Water, and how to pair it with wine and food, as well as how to correctly serve water and wine. Due to the large attendance, the event was divided into two sessions, one in the morning and one in the afternoon.

What is Melasma? Melasma is a common skin problem and appears as a grey-brown mask found on the face; cheeks, nose, forehead, chin, and above the upper lip. Melasma can also appear on other parts of the body that get lots of sun, such as the neck and arms. Melasma is more common in women than in men.
How melasma appear? Melasma is thought to be the stimulation of melanocytes on the skin that are exposed to sunlight and ultraviolet rays. Some cases are caused by sexual hormones such as estrogen and progesterone, ovarian dysfunction and autoimmune thyroid dysfunction. Melasma is particularly common in pregnant women. Melasma can also be found in people affected by chemicals found in cosmetics and some medicines such as Phenytoin.
Causes of melasma • • • • • •
Pregnancy Birth control pills Progesterone Hormone replacement therapy (HRT) Family history of melasma Sun exposure
What are the types of melasma? There are three areas of distribution: • Centrofacial: forehead, cheeks, nose, upper lip and chin • Malar: cheeks and nose • Mandibular: along the jawline In some cases melasma appears on the arms and upper chest, too
How to treat melasma? For pregnant women melasma usually disappears after giving birth or after stopping oral contraceptives or hormone replacement therapy. In other cases, treatment depends on medical diagnosis, and post treatment avoids any risk factors.
Treatment 1. Topical therapies: Use medicine on the problem spot, to stop darker pigmentation. Medicines usually used are hydroquinone, tretinoin, azelaic acid glycolic acid. Effective within two months, the symptoms are usually fully removed by six months 2. Chemical peeling: Use Salicylic acid to improve skin by removing the dead skin cells 3. Laser therapy: Q-switched ruby, fractional and dermabrasion

Can melasma be prevented? The best and easiest way to prevent melasma is to avoid the sun especially from 10:00 – 15:00. Of course we cannot escape sunlight all the time, but we can protect ourselves by wearing sunscreen every day, even on cloudy days. Choose gentle skincare products and avoid risky behavior such as waxing or going outside without protection.
How to use sunscreen? Choose a sunscreen that offers broad-spectrum protection, a Sun Protection Factor (SPF) of 15-30 or more, and zinc oxide and/or titanium dioxide to physically limit the effects of the sun’s rays on your skin. Apply around the face and neck and other areas exposed to sunlight. Apply sunscreen 30 minutes before going outside and reapply at least every two to four hours.

Phuket’s Classic Buildings a Taste of the Past
Sure, Phuket’s known for its beautiful beaches but there’s much more to the island than that: Its classic architecture – a mix of Sino-Colonial designs – is testimony to Phuket’s rich and varied history and there are many beautiful buildings downtown Phuket which are helpful in explaining the island’s past. Here are just five examples.
Phuket City Hall Located on Narissorn Road, at the Narissorn–Surin Road intersection, this two-storey building was built in the classic colonial style by an Italian architect in 1908 at the time that the influential Kor-Sim-Bee Na Ranong was Phuket’s governor. Initially it featured 99 doors and no windows! Nowadays it is the workplace of the island’s governor and the large grounds house several governmental offices.

Phuket Post Office (Philatelic Museum) This charming and compact 80-year-old building is located on Montri Road adjacent to Phuket’s busy downtown post office, a buzzing hive of people coming and going. The building was formerly the residence of Phraya Phuket (Lumduan) the son of Phraya Vichit Songkram, one of the island’s key historical figures. A visit here reveals not only period stamps but also antique furniture, old postal equipment and posters, as well as telegraph gear and weighing machines.

Thai Airways Phuket Office Building Located on Ranong Road near Phuket’s newly renovated downtown market, the original owner of this fascinating building was Phra Aram Sakhorn Khet (Tan Pek Huad). This 70-year-old building was sold to the Thai Airways Company in 1947 and, like so much other standout historical architecture in Phuket Town, is built in the Sino-Portuguese style – an attractive mix of classic Chinese and European influences.

Thai Hua Old Building Originally set up in a shrine place, the Thai Hua building eventually became a Chinese-language school and nowadays this recently renovated and outstandingly beautiful building is used as a museum and exhibition centre. Built in 1934 by Mr. Eaw Nga Ean, there are more than 12 different exhibition rooms that each go into Phuket’s fascinating history. In 2008 Thai Hua was awarded for its leading role in architectural conservation.

Liquor Distillery Excise Department Phuket Located in Kathu, this lovely old building is also designed in the Sino-Portuguese style. This was the first time I was a PR person and while I was welcoming the press, the media and agents I had the feeling that the sentiment was mutual: that they were welcoming me, too. It was an unforgettable moment and it remains with me to this day.” Ms. Ornchaporn Sangsre ( Koy ) was recently appointed as Public Relations Manager at Kata Sea Breeze Resort. Khun Koy graduated from Bangkok University having attained a Bachelor’s Degree in English. Though higher numbers do mean more protection, it doesn’t mean that you should apply your sunscreen less often. Apply sunscreen at least once every two hours, more often if you swim. T
he sun’s rays are known as a major factor in causing skin damage and even cancer. People who get a lot of exposure to ultraviolet (UV) rays are at greater risk of skin cancer and it’s recommended that you avoid exposure to the sun. However it’s almost impossible to completely stay away from the sun, so to limit your UV exposure is the way. There are some steps you can take such as to stay in the shade, to protect your skin with clothing, to wear a hat and sunglasses and to use sunscreen. When it comes to sunscreen (and there are so many on the market at the moment), trying to compare one sunscreen with another can be complicated and even if you’ve chosen the best, how you use it is another important factor. Here’s a brief guide to sunscreen.
Read the labels You should look for a sunscreen with broad-spectrum or multi-spectrum protection for both UVB and UVA rays. Sun protection factor (SPF) values of 30 or higher are recommended.
SPF or UVB Protection:
The SPF number is the level of protection the sunscreen provides against UVB rays, which are the main cause of sunburn. A higher SPF number means more UVB protection. For example, when applying an SPF 30 sunscreen correctly, you get the equivalent of one minute of UVB rays for each 30 minutes you spend in the sun. So, one hour in the sun wearing SPF 30 sunscreen is the same as spending two minutes totally unprotected. However, SPF 30 isn’t as twice as strong as SPF 15. It actually means, SPF 15 sunscreens filter out about 93% of UVB rays, while SPF 30 sunscreens filter out about 97%, SPF 50

Sunscreens with an SPF lower than 15 can only help prevent sunburn, not skin cancer or early skin aging.
UVA Protection: There is no rating to tell you how good a sunscreen is at blocking UVA rays. So look for label that says ‘broad spectrum’. Water-resistant sunscreen:
Choose sunscreens which are water resistant If you’re going to be exercising or in the water. Read carefully how long the sunscreen is effective in the water. You’ll need to reapply it regularly.
Expiration dates: Check the expiration date to be sure it’s still effective. Most sunscreen products are good for at least two to three years but may be less for those that have been exposed to heat for long periods. Make sure you shake the bottle to mix up ingredients before using.
Applying the sunscreen properly Follow the label directions:
Pay close attention to areas such as your face, ears, neck, arms, and any other areas not covered by clothing. Remember to put sunscreen on before insect repellent or makeup if you’re going to wear any.
Apply right amount: About a shot glass or a palm-full (1 ounce) should be used to cover the arms, legs, neck, and face of the average adult. To maintain protection, you need to reapply it at least every two hours or more often if you perspire or swim and then wipe off with a towel. It’s recommended to test for allergies before use as some sunscreen products can irritate your skin. Simply apply a small amount to the soft skin on the inside of your elbow every day for three days. If there’s no sign of irritation then the product is fine for you. Don’t forget to protect your lips, too. Lip balm with sunscreen is also available on the market.

o many visitors to Thai shores, the country is an almost unbelievably idyllic paradise. With soft tropical breezes; white-sand beaches; exotic food and welcoming, hospitable people it’s no wonder that so many seek to find ways to stay here. It would seem logical, then, to buy property here in Thailand but the crunch is that by law foreigners are not allowed to own property. Disappointed? Don’t be… there are several options that do not break or indeed circumvent the law and that make it possible for you to stay.
Options If you’re determined to buy, there are three main options: You can take out a maximum 30-year leasehold or purchase the property you’re after through a limited company or you can purchase a condominium.
Leasehold If you choose the leasehold option (which is more likely if you eventually marry a Thai national) you have to be absolutely 100% sure that all documentation is genuine and to do this it’s best to go to a lawyer with a cast-iron reputation and pedigree in this area of certification. The correct land titles are mandatory here and it is extremely important that the correct leasehold period is clearly stated on the documentation in the event of you wanting to sell on the property. There are seven types of land titles but only three of them can be leased: Chanot, Nor Sor Saam Gor and Nor Sor Saam. If you marry a Thai national then your partner can buy the land and stipulate a lease agreement with you. At the very least a leasing agreement will state the amount of time you will be leasing the land, the registration fee, and the buyer’s right to resell.

This is a popular way of purchasing property in Thailand – buying a condo or an apartment would, on the surface, seem simpler than other options but again you, as a foreigner, and legally not allowed to own the entire property and again, you are only entitled to a maximum of 49% of the purchase and will have to sign over at least 51% of it to a Thai national but you will have the privilege of having a ‘Freehold’ title.
These all fall under the aegis of ‘setting up’ fees. Of course, if you’ve done it all by the book you’re obviously going to incur lawyer’s fees but in the long run you’ll come out on top as many disappointed buyers have discovered when their papers were found not to be in order after the purchase. Physically setting up house here in Phuket is a lot more comprehensive than it was only a few years ago with many furniture and household outlets dotted across the island. Getting a telephone landline is slightly more problematic so make sure to apply for one as early on as possible if indeed you want one. You’ll also find that setting up an internet account is as easy as pie – there are many internet companies round the island.
Ongoing Costs As Thailand does not have the equivalent of a Poll Tax your ongoing costs are largely limited to upkeep and maintenance. In coastal regions such as Phuket however the ongoing maintenance bills get exponentionally higher the closer your property is to the beach due to salt erosion. If you live in a private gated community costs to be factored in are security guards and regular maintenance fees but, to many buyers here, these are welcome advantages over owning a non-maintained property with its day-to-day responsibilities.
Of course it’s a challenge and of course it’s not exactly cheap to purchase property in Thailand but if your heart is set on it, it’s more than possible. Good luck with your new home!
Sales Taxes If we break down the taxes involved in purchasing a property here it looks like this: Transfer fees: 2% of the registered value of your property Stamp duty: 0.5% of the registered value Withholding tax: 1% of the appraised value of the property as valued by the Land Department Business tax: 3.3% of the appraised value payable if your property is sold within five years of its purchase You’ll find that it’s usual for the buyer and seller to share the transaction costs but in some cases the property developer may offer to pay all taxes excepting the transfer fee.

Karon Beach Some 20 kilometres from Phuket Town, Karon is a long banana-shaped beach and a popular sunbathing spot. However it’s dangerous to swim there because of the sharp drop off. Karon’s sand is distinctive as it crackles underfoot as you walk along the beach. Try it!
Kata Beach Just to the south of Karon and about 17 kilometres from Phuket Town, Kata comprises Kata Yai and Kata Noi. Swim out to nearby Pu Island for some great snorkeling, scuba diving or even fishing. There are several classy restaurants, hotels and shopping opportunities at Kata.

Mai Khao Beach Located in the Nai Yang National Park in the north of the island, this is the longest beach in Phuket. It’s a peaceful and serene place, ideal for walking but unsuitable for swimming. Like Nai Yang, Mai Khao Beach is where sea turtles lay their eggs.

Patong Beach The busiest beach on the island, teeming with all kinds of accommodation and activity by day and by night (Patong is known as ‘the town that never sleeps’). Patong is for those who prefer a lively holiday rather than a peaceful one. With great shopping and nightlife, it’s the island’s west coast hub.
Surin Beach Surin is beautiful but not recommended for swimming because of the tide’s very strong undertow and steep drop off. However there is good seafood available at its beachfront restaurants and there is a nine-hole golf course nearby.
