Builders, Sub-Contractors, and Suppliers will be showcasing 11 beautiful homes. The homes this year go from First Time Homebuyer homes to Dream Homes over a million dollars. Every neighborhood is represented this year, from asphalt streets and sidewalks, to country and mountain living. That’s the beauty of our fine State of Montana, people can choose where they want to build a home and live. You will read that certain groups want to limit housing in rural areas in our valley and push growth into the city limits. The fact is, citizens of Montana have choices and can live downtown in a high-rise or out in the country on 20 acres. HBIA promotes smart living and smart growth but HBIA does not support taking away choices. Energy efficiency is highlighted in each and every home and is becoming an affordable choice more and more. Windows doors insulation and window coverings, it is just amazing how one small component of a new home can make it more energy efficient. As the host of the 2015 HBIA Parade of Homes, we would like to ensure that everyone enjoys the Parade and gains new ideas for their current or future home. The following are tips offered to make the Parade more enjoyable for both you and the people around you, while protecting each of our home's aesthetics.

Each home belongs to a homeowner or to the builder, and he or she may not want pictures or measurements taken for various reasons. Please ask permission before taking pictures. Please consider where and how you park, be sensitive to noise, and walk on pavement, sidewalks, or designated travel routes. The furnishings in these homes are for viewing only. Please do not sit on furniture at any time or handle the furnishings in the home. Children are welcome at the Parade of Homes; however, please hold their hands. Portable toilets have been provided at all of the homes for your convenience. Bathrooms in the homes are not for public use. Booties will be provided to you at the first home you choose to tour. These booties are yours to keep and must be worn over your socks each time you enter a home and removed as you leave. The booties protect floor coverings from dirt and oils.

A Montana Masterpiece perched on a hill overlooking a tranquil mountain meadow and pond with Douglas Firs and Ponderosa Pines surrounding the property. The home’s exterior boasts a front covered porch with custom wrought iron hand rail. You’ll notice copper rain gutters, cedar shakes and siding. The post and beam work for this magnificent home is North Carolina Northern Red Oak. Brought in and craned in place on site and put together in traditional mortis and tendon fashion. The impressive timber frame structure supports the entire home including the elongated eaves, gables, and great room. In the entrance of the home are travertine tile floors and an exquisite stair case. The kitchen is fit for a master chef. Thermador Appliances are tucked in between cherry cabinets that are topped with granite all of which surround a huge island. The island includes a 6 burner Wolf Range with a pot filler and griddle. In the Kitchen is a massive red brick wood burning fireplace. The Great Room has a massive 42 foot tall timber frame, rough sawn fir flooring and a river rock wood stove. Doors lead out to a stamped concrete patio with outdoor grilling area. Through the Great Room is an open coffered ceiling dining room below the second floor loft/library.

There are two master suites in the home. A guests master suite on the main floor and an owners master suite on the second floor with sitting area and a loft/library. The home has 4 bedrooms and 5 ½ bathrooms. The downstairs has a one of a kind wet bar and theatre room. The builder paid attention to all details in order to make this home the masterpiece that it is. Design with Your Pets in Mind

ome owners love their pets – and they also love great design with modern function. So it’s no surprise that home builders and designers increasingly are being asked to consider pets when developing floor plans and custom amenities. Builders are responding to this demand by offering homes with pet-friendly design in the kitchen, laundry room/mud room and even outdoor spaces. Condos and apartment buildings now feature amenities like rooftop dog parks and self-serve grooming stations. Whether you’re in the market for a new home, will soon be remodeling or just need some inspiration for how to use your current space, here are a few ideas to get started. Kitchen: If you have a small or medium-sized pet, consider finding a spot in your kitchen to create a built-in eating area. It can be as simple as using free floor space under the island to create a stylish spot for the food and water bowls. Or, declutter a large lower cabinet, remove the door and create a convenient feeding spot. You also can add a comfortable custion instead for a cozy pet bed. If a bottom drawer is all you can spare, put a built-in food bowl that easily slides in and out. The water bowl should be accessible to your pet all the time, however. If your pet is a messy eater, keep the feeding station away from most of the foot traffic. Water spills can be especially hazardous in the kitchen. That’s why feeding bowls for larger pets may be better suited for the laundry room or mud room. Short on space? Take a tour of your house with fresh eyes and look for otherwise wasted space that you can transform. Turn an alcove or space under the stairs into a nook just for Fluffy.

great spot for a pet bed. When storing your pet gear – leashes, toys, food – look for opportunities to seamlessly blend in the storage with the rest of your home’s style. For example, stash pet toys in a basket similar to the ones you use for your family’s outdoor gear. Simple and small, this architecturally designed three bedroom, two bath house is nestled amongst the ponderosa pines and takes full advantage of its south facing wildflower filled meadow. Extra insulation in the walls and an PV solar system make this residence very inexpensive to heat and cool. Metal roofing and cement stucco were chosen for their fire resistant character as well as their aesthetic qualities. Nearly every aspect of the interior tells a story from the past as a majority of it is built from reclaimed material and repurposed found objects. A handmade front door and cabinets, historic beams from a Grizzly Gulch mine, heart pine floors re-sawn from trees that were cut many generations ago and supported a NYC apartment building as beams for a hundred years, a ceramic kitchen sink from a chemistry classroom, salvaged doors and hardware. The trim and staircase are made from old growth fir and pine salvaged from Montana high school gym bleachers as evidenced by the carriage bolt holes that once anchored them to steel frames. At the top of the artistic and twisting staircase is a large cast iron claw foot soaking tub that came out of a turn of the century home on Ming St. and provides a view of the northern lights and the stars thanks to a carefully positioned skylight. Downstairs, the walk in shower is

playfully clad with handmade tiles that were a gift of a local ceramic artist. Marble from historic Helena buildings has been repurposed as counter tops throughout the kitchen and baths. Walk across the slate entry floor that was once part of a pool table and enjoy the views of Mount Ascension and Skihi peaks. The open kitchen-living-dining area is tied together by the conversational centerpiece of an old workbench turned kitchen island that was salvaged from an abandoned Anaconda middle school woodshop. More and more Americans age 62 or older are using a financial product called a Home Equity Conversion Mortgage (HECM) for Purchase to buy a new home without the worry of monthly mortgage payments. The product is also referred to as H4P for short, or reverse mortgage for purchase. H4P is a growing trend with many older Americans looking to “right-size” to a home that will allow them to stay there for the duration of their retirement. Consider that the number of households headed by someone age 70 or older will surge by 42% from 2015 to 2025, according to a study by Harvard University.1 And 91% of Americans age 50 to 80 said they wanted to stay in their own home, according to a survey conducted by Georgetown University and Philips.2
