Resort Standards Consideration and courtesy of all residents is required to achieve our mutual goals of privacy, safety, comfort, and a pleasant and enjoyable living experience at Winterset Resort. Residents may not sub-lease their home without written consent of Management, which will not be unreasonably withheld. The prospective occupant must be approved before he/she will be permitted to reside in the Resort. Residents are responsible for the conduct of their guests, and responsible that they observe all Resort Rules and Regulations. Guests, including children, may not remain more than thirty (30) days per calendar year and only fifteen (15) days at one time. There is to be no RV camping on a Resident’s lot by any guest or visitor. RV lots are available for this purpose. Only one RV or Park Model is permitted on each lot.» No tent camping is allowed. The speed limit within the Resort is ten (10) miles per hour, unless otherwise posted. Posted regulations and traffic signs must be observed. Residents, guests and visitors shall conduct themselves so as not to disturb neighbors or other Resort residents. No loud talking, radio, TV or other noise is allowed between the hours of 11:00 pm and 8:00 am. Public profanity is not allowed at anytime. Observe posted water restrictions and use discretion in water usage. RVers are permitted to wash their vehicle once upon arrival using an on/off nozzle that allows water to be shut off when not in use. Put all garbage and trash in dumpsters provided. Do not put garbage on the ground in front of dumpsters if they are full. There is a grass dumpster available for grass and tree clippings. See posted information for recycling. Outside garbage cans are not allowed on lots. No alcoholic beverages shall be permitted in the activity center or recreation areas without prior Management approval. Smoking is not permitted in the Resort buildings. Observe the posted rules governing the use of the swimming pool which may change from time to time. Children are allowed to use the swimming pool, shuffle board and tennis courts at posted hours when accompanied by an adult (who assumes full responsibility

for their safety and conduct). No roller blades, bicycles, scooters or skateboards are allowed on any courts, pool area or in the Recreation Hall. No riding or skating on walkways by the Recreation Hall. Golf carts, bicycles and other transportation vehicles must be equipped with lights and driven in accordance with Florida Law 19. Clotheslines are NOT permitted. No towels, clothing, bedding, etc., are to be hung outside the home at any time. Use drying lines that are provided. PETS—Are permitted with prior written permission of the Management. A maximum of two (2) INSIDE pets (dog or cat) of small size, weighing less than twenty-five (25) pounds each at maturity, and a true household pet, is permitted. Pets must be walked on the residents’ lot, outside perimeter lots or designated areas only. Dogs—When outside the confines of the home, all droppings must immediately be removed by the resident and disposed of properly. Cats—Must be kept inside the home except when taken outdoors on a leash for reasonable outdoor exercise periods. Cats may not be allowed to run loose outdoors. Pet birds— whose singing or other noises are not audible outside the owner’s home are permitted. Other—Other agricultural or wild animals, exotic creatures such as iguanas, alligators, snakes, ferrets, etc. are not permitted in the Resort. Parking— is limited within the Resort; therefore, only one transportation vehicle per lot is permitted. If a second vehicle is required, written permission must be acquired from the office. No commercial vehicles are allowed to be parked on lots without permission of management. Absolutely no type of home-based business or other business or solicitation may be conducted within the Resort without prior written approval of Management. A complete list of all Resort rules and regulations can be obtained at the office. When in doubt, ask. Florida requires air-tight sewer connectors. No grey or black water is to be drained on ground. All visitors must check in at office before entering Resort.

Cancellation Policy— For cancellations more than 60 days prior to the scheduled arrival, a full refund will be given. Cancellations less than 60 days, but at least 30 days from scheduled date of arrival, will have a $100 cancellation fee deducted from the refund. Cancellations less than 30 days will forfeit their deposit.
