SWISS ECOTOURISM CONCEPT

Introduction Nomad Lodge was created in the spirit of the nomadic people in South America. We invite travellers to discover places our “heart picks”, through a network of lodges in harmony with the environment, offering a standard of quality and services made to meet the guests’ expectations. The first project will be taking place in a symbolic location at the heart of the Amazon bordering Brazil, Peru and Colombia. This will be developed on a private property belonging to us, in cooperation with the indigenous communities of the region, the National Parks of Colombia and the local authorities. Twelve to sixteen exclusive luxury sustainable bungalows will be built in armony with the nature and the spirit of the local indigenous cultures. Our objectif is clearly to become a worldwide reference in terms of ecotourism with a network of 10 lodges in South America within 10 years. We congratulate all our investors and partners to believe in the conservation of nature and culture through this new concept of ecotourism. I am really proud to ensure the management of this project which represents 25 years of passion dealing with the luxury travel industry in South America. 2

Our engaments Integrated The elections in the place will permit modular infrastructure and local communities integration on the the project, also on the operation of the lodge. In the Amazon, the indigenous community represents more than 45% of the local population. Ecotourism can represent a way to value their culture, knowledge and their land. We guarantee the integration of local communities in the ecotourism project. In this context, we will offer members of the same communities a training plan and a regular income in the activities of the ecotourism project and the possibility of highlighting their ancestral knowledge.


Ecological The operation of the lodges are based on the use of local products in order to develop the articrafts and the native culture. The source of water is based primarily from the rain and the river. The waste recycling is acording to the international regulation. Program of transportation, power compensation and environmental awareness will be developped in corporation with the local authorities. This local movement will prevent rural exodus of remote population and avoid as well the proliferation of companies such as mining, oil and forestry in these regions.

Autonomous A system of water and energy management in each lodge to be fully autonomous from power. The major consumption in each lodge will directly come from the area. Having visited more than 300 lodges in South America and evaluating its advantages and inconveniences of each, it seemed clear that the project Amacayacu should be the role model of what ecotourism should be, clear and simple, based on service quality, preservation of the natural reserves, teaching and respecting the local population.

Ephemeral The planned infrastructure for the various projects are mainly constructed with local materials for a minimal impact on the environment. The system permits a rapid dismantle of all the infrastructures in an easy way of leaving the place as it was found. 3

Tourism offers one of the best opportunities for Colombia to strengthen its economy. It also represent the best alternative of revenu in regions where the environement and the culture need to be preserved. Colombia’s tourism industry is dynamic and is growing at a fast pace. The arrival of foreign tourists in Colombia rose from 600 thousand in the year 2000 to 1.7 million in 2012, showing an average annual growth of 10%. This figure is three times higher than the world’s average, and is among the most impressive in the region. (Immigration Department of Colombia – Ministry of Trade, Industry and Tourism, 2013).

The main benefits for investments

Many investors have been stampeding in this sector include an income tax out of emerging-market bonds, but exemption for a period of 30 years. they’re falling in love with Colombia. Investors have poured $622.5 million into Colombia’s bond market since the start of the year, the biggest inflow into any emerging-market country so far in 2014, according to fund flow tracker EPFR Global. Colombia has seen significantly more inflows than its peers, as the only other emerging economies with bond inflows this year — South Korea, Poland and Greece – all have had less than $200 million come into their bond markets.

The 5 mio USD will be part of the 100% of Nomad lodges SAS in Colombia. Capital will be changed in Colombian Pesos. 15% of the capital will be invested in the operation compagny, Nomad lodges operaciones SAS. The amount of USD 750’000,-- will be at disposal to ensure the first 3 years of operation. 88% of the capital will be invested in the Asset Management Compagny, Nomad lodges Asset Management SAS. The amount of 4,4 mio USD will be invested in two lots of 48 hectares each, the conception and construction of the hotel infrastructure, the equipment, one vehicule and 5 speed boats. All the capital will be managed by the compagny Fiduciaria Colseguro part of the international group Allianz. * The founder already invest 250k to setup the project, 150k fot 2 years of travel expenses, 50k for legal aspect and 50K for the concept.

Direct sales will increase 5% per year to reach 40% after 5 years of operation. After two years of operation the anual revenues expected 30%. Revenues will be invoicees in USD cashing in Colombian Pesos the same day.


Development strategy Nomad lodges will develop two other project of 5Mio USD each between 2016 and 2017 in Peru and Colombia. The concept of a Luxury Sustainable network will be extended to the south of the continent between 2017 and 2020 with projects in Peru, Bolivia and Argentina. Capital investment is garanteed by the 4,4 mio USD invested in Hotel infrastructure. Operation revenues will cover the risk of change rising up to 30% yearly after 3 years. They are no revenue taxes on the hotel business during 30 years.

Tey are no revenue taxes on eco-tourism operation during 20 years.
