MOST SIGNIFICANT LEASE TRANSACTION

CONROE ECONOMIC DEVELOPMENT COUNCIL - THE HOME DEPOT

By far CEDC’s most complex project, it involved a Superfund site near our downtown area on a major highway at the intersection of a farm to market road with a rail spur crossing the highway onto the property. It required a significant brownfield redevelopment and reactivation of a rail spur across a busy road at a major intersection. From the city’s perspective, it was worth the effort! The project would rehabilitate a somewhat blighted area of town, allow for a road connection that had long been on the city’s transportation master plan, and provide significant capital investment and job creation.

ST. ANDRIE

St. Andrie was completed in 2019 with MaRS Studio designing the interior space including 230 one & two-bedroom units with an HEB below. Drawing inspiration from the green spaces of the surrounding bayou, St. Andrie provides the perfect solution for contemporary city life. Taking advantage of Houston weather, MaRS incorporated transitional indoor/outdoor community spaces available for residents, including a resort-style pool & covered outdoor lounge with a firepit. Infusing the classic elements of Texas design through the use of exposed brick, concrete flooring, and warm wood throughout results in the rugged Texas charm that has come to be synonymous with Houston design.

ORCHARD GLOBAL ASSET MANAGEMENT

The Houston offices for Orchard Global Asset Management combine an international modern style with local Texas eclecticism. The simple plan organizes a predominately open floor around a square “boardroom box” and a rectangular “office bar”, both of which have an opaque backside and a transparent traversable wall that dematerializes its boundary from the spaces beyond. Liberated from the formality of a receptionist’s desk, the office opens onto a relaxed living room, its alluring comfort spurring spontaneous meetings. THE COFFEE HOUSE AT WEST END

Located a block south Washington Avenue, The Coffee House at West End flips the script on Church-designed spaces. The 9,728-square-foot coffee shop was created primarily to serve the community and secondarily for the church. The bustling spot meets a need in the Washington corridor area, where coffee shop options are lacking. Now one of the biggest coffee shops in Houston, the former three-story space was converted into two stories, creating a mezzanine area that can function as event space. A variety of seating options can be found throughout. This flexible space can be enjoyed and rented out by the community.

3201 ALLEN PARKWAY

A 1930 historic landmark reborn. Harmonizing Houston’s historical roots with the modernity of the Buffalo Bayou corridor, we restored 3201 Allen Parkway to its original glory to serve as an architecturally unique creative and culinary destination. Star Engraving Company Building is a City of Houston Landmark designated in 2010 and individually listed on the National Register of Historic Places. The original structure was constructed circa 1930 as a combination office and manufacturing facility. Today, its legacy lives on as 3201 Allen Parkway, an adaptive reuse for retail and food/beverage offerings linked by an exterior green space.
