Piper Sandler is set to relocate from their downtown Minneapolis headquarters to nearby new development, North Loop Green, in summer 2025. The investment banking organization signed a 15year lease for 113,000 s.f., becoming the anchor tenant of the property set to open in 2024. The lease was one of the most significant leases in the Minneapolis-St. Paul market in 2022, reshaping how tenants view quality space and their workplace experience.

The CBRE team of Mike Marinovich and Chris Gliedman represented the Great Northern Building in downtown St. Paul on a 43,907 SF lease transaction with the State of Minnesota - Disability Determination Services (DDS). The 10-year lease for the entire 5th floor has a total consideration of over $9,000,000. The tenant is relocating from the Metro Square Office Building owned by Ramsey County.

In the midst of a statewide housing and homelessness crisis, Endeavors offers a unique model, integrating housing and health care to provide homes for some of our community’s most vulnerable residents. This ambitious project, led by Catholic Charities Twin Cities, involved numerous sources of financing, including federal and state tax credits, in a complex public-private partnership.

Beam brings 72 income-restricted apartment homes (50% & 60% AMI) and 20 income-restricted townhomes (80% AMI) to the Jordan Neighborhood of North Minneapolis. This West Broadway Avenue site transformed a former brownfield site and was designed and constructed in compliance with multiple sustainable design programs which will reduce the development’s carbon footprint over its lifetime.

THE HILLOCK

Parkway Flats is a six-unit affordable housing project that achieves near net zero energy performance using the Zero Energy Ready Home criteria developed by the Department of Energy. The project is part of neighborhood development and has created a key shift in updated housing for St. Louis Park that provides for mixed-income communities.

The Hillock is a new 100 unit affordable senior housing community in Minneapolis’ Longfellow neighborhood. It is the first phase in creating a 100% affordable, intergenerational campus called Snelling Yards, and redevelops a three acre parcel at Snelling and 45th Street that formerly housed City Public Works.

ARCHITECT OF THE YEAR ANTHONY ADAMS RYAN

As lead civil engineer for the 122-acre Highland Bridge Redevelopment in Saint Paul, Anthony directed the complex city entitlements process and numerous engineering consultants. After contributing to the rigorous master planning and platting process, he led the mass grading and public/private utilities for the site as a whole and each block of development. The planning, design and construction of $74 million of infrastructure improvements were the backbone of transforming the former Ford Motor Company site into one of the largest mixed-use redevelopments in Minnesota. Anthony’s leadership and engineering expertise were critical to Highland Bridge opening to the public in 2022.

AMBER UNION APARTMENTS Amber Union Apartments is the repositioning of a historic, 75-year old office building to 125-units of affordable housing. Constructed in 1947 for the Farmers Union Grain Terminal Association, it most recently housed offices for TIES. This project is situated in the flats of the West Side neighborhood in St. Paul. Sixty years ago many immigrant families lived on the flats and were displaced when that area was redeveloped more commercially. This project is one of the first to bring housing back to this area of the neighborhood and helps connect that neighborhood to the river and various walking and biking paths that run along it.

Waterford Bay, a four-story, 243-unit luxury multifamily development recently opened in St. Paul on the Mississippi River. 2022 was a year of significant accomplishment for Lisa, who is Senior Development Manager with Presbyterian Homes & Services and Senior Housing Partners, based in Roseville, MN. Lisa led multiple large projects with diverse teams and complicated objectives to highly successful completion. Lisa served as the project leader for Marvella, located in the Highland Bridge development of St. Paul. This multi-block mixed-use architecturally significant development (300 units, $142M) was completed on time and significantly under budget. In addition to achieving many successful development outcomes, Lisa shepherded the due diligence phase of financing that included 11 different banks, personally sourced and signed leases for 100% of the retail space, ensured successful compliance with sustainability objectives (including a rooftop solar installation), and completed many other important and unique project tasks.

SENIOR HOUSING PARTNERS Pam currently serves as a Senior Development Manager with Presbyterian Homes & Services and Senior Housing Partners. Pamela has over 35 years of experience in the senior living industry, but 2022 was a year of new and meaningful accomplishment for Pam. In addition to serving as a personal mentor and role model to new developers and real estate professionals in the industry, Pam has continued to find ways to leverage her vast knowledge and experience for the benefit of other people and organizations. In 2022, among other things, Pam led the successful completion of the housing expansion of Orchard Path in Apple Valley, MN. This important project has helped to secure the financial stability of a non-profit senior housing community that will be felt for many years to come. Upon construction opening nearly 90% of the building was already leased, a testament to the market knowledge and high-quality execution of work that Pam personally oversaw.

The Carver Elementary School project began with a three-story, 105,00-SF classroom addition. The first floor of the addition houses the STEM classrooms which have a green vegetated roof. A temporary kitchen was built in the STEM classrooms to accommodate the school while the new cafeteria was being constructed.

The John Glenn Middle School project consisted of an addition as well as a remodel of the existing school. A two-story, 84,000SF classroom addition was created to house tech education, home economics, music rooms and a new pool. The remodel updated 146,500 square feet of the existing building into science classrooms, common areas and break-out spaces.

The community of Wright County, MN collectively strived towards getting better access to affordable dental care. The County has a high rate of uninsured or underinsured citizens in need of access to affordable dental care in closer proximity than the Twin Cities. The design team was also purposeful with finish selection, wayfinding elements, and natural light.

Wayzata Specialty Center is an upscale 16,000 SF medical office building that was designed to align with the expectations of the Wayzata market. It was intentionally designed to elicit a sophisticated and welcoming experience for patients.

The 37-story RBC Gateway tower on Nicollet Mall is downtown Minneapolis’ newest building - the 1.2 million-square-foot mixed-use building is a first of its kind in the Minneapolis skyline. RBC Gateway houses the U.S. headquarters of RBC Wealth Management, the Pohlad Companies, and a Four Seasons Hotel - Minnesota’s only 5-star luxury hotel.

The 4-story inner atrium of Court International in Saint Paul was remodeled in 2022. The project was orchestrated by Archimea Interior Design Services, the interior design branch of Suntide Commercial Realty, who handled the construction. The atrium was last remodeled in 1980s when the historic building was first redeveloped from an industrial building into an office property.

This project responds to a need for increased flexibility and functionality in the post-pandemic return to the office. The Hyde Development team has a variety of needs. The design of the Hyde office as a “daily workspace” required areas for a variety of work from quiet to collaborative, including private rooms for virtual calls, an open office space, a large meeting space.

The Wayzata market is unique with heavy density and limited available lots. Davis aspired to develop a Class A MOB in this niche market and spent the better part of the last decade trying to acquire a site. The Mason is more than just a new apartment development; it is a community within the increasingly popular St. Anthony Park neighborhood of Saint Paul. The Mason has something for everyone from post-grad single-dwellers to families.

This project is situated in the flats of the West Side neighborhood in St. Paul. Sixty years ago many immigrant families lived on the flats and were displaced when that area was redeveloped more commercially. STEELMAN EXCHANGE

The long-vacant historic St. Louis County Jail was transformed into 33 units of mixed-income housing. The building was renamed and transformed into Leijona, bringing new life to a blighted parcel in the historic Civic Center District in Downtown Duluth. The original building, completed in 1924 and abandoned in 2008, contained 99 steel jail cells that acted as the interior structure.

The Steelman Exchange is a modern multi-tenant office building nestled into Minneapolis’ historic North Loop neighborhood. The design team worked with the property owners to increase tenant amenities and enhance street presence to provide a sense of community for tenants, create a connection to the neighborhood, and increase occupancy.

Having never built a pool, I knew there would be challenges which gave me the opportunity to learn and grow my construction knowledge, which is one of my favorite aspects about this industry. No two projects are ever the same, so learning and pushing myself to expand my knowledge is always a highlight.

In 2022, Steve’s latest project, Flagstone, was awarded as a Top Project by Finance & Commerce. This 272-unit community is a complex mix of independent living, assisted living, memory care, and skilled nursing. As a part of this project, Steve was also tasked with leading the successful completion of the master development project planning, which included significant infrastructure and coordination work leading to the completion of a luxury apartment building and mixed-use retail center.

LOEFFLER CONSTRUCTION I have been incredibly fortunate to have served a wide variety of clients providing either preconstruction and/or construction services on 13 different projects this year. Below are those that have offered the most fun and excitement. Building Envelope and Reroof. Over the past several months I have been supporting preconstruction efforts on what will be one of the largest reroof projects, for one of the largest employers in downtown Minneapolis. This project will require multiple standing cranes, including a tower crane to support a 180,000 SF reroof, curtain wall, and other building envelope repairs across 37 roof areas.

Ken Kraft has demonstrated leadership and project management acumen throughout the duration of a major renovation of The Salvation Army’s $37M Adult Rehabilitation Center in Minneapolis, MN. KSMQ had spent 30+ years renting space at the local community college with shared access points, limited employee amenities, no windows or natural light, minimal storage space, and noise transference issues. So, KSMQ embarked on an acquisition of an underutilized City owned parcel to develop a new facility that allows them to provide high-quality, in-person programming.

Spectrum Interiors supported the expansion and relocation of Ralco Agriculture’s corporate headquarters in Marshall, Minnesota. Ralco is a third-generation, family-owned company that assists agricultural producers by naturally converting nutrients to growth since 1971. Ralco outgrew its existing office space and needed additional space for collaboration.

UPONOR HIGH BAY (PHASE 2)

Rochester Public Schools retained Knutson Construction and architecture firms CRW and LHB for new construction associated with a $138MM referendum passed November 2019. Scope of work involved the design and construction of three new elementary schools and one new middle school within 32 months from the start of design through occupancy of all four facilities.

Uponor Hutch High Bay Phase 2 project is the second phase of expansion in Uponor’s Western facility in Hutchinson, Minnesota. Phase 2 included the demolition of 30,000 SF on the second floor and the exterior walls to expand the manufacturing floor space by 30,000 SF. New precast panels replaced the existing exterior walls in preparation for another expansion in the future.

Wakpada Apartments is a 126-unit, $26.3 million project in Minneapolis’s Hiawatha neighborhood. Wakpada is deeply rooted in the community, named after the Dakota word for äóìcreekäóù and features local, Native artwork throughout.

The facility totals 59,600 SF on 29.53 acres, comprising 31,400 SF of warehouse, 9,400 SF of office and a 13,800 SF standalone maintenance building.

MSI (Metro Sales, Inc.) is an employee-owned company and a leading provider of printing, IT solutions, document automation, and management in Minnesota. Looking to consolidate four locations into one larger headquarters, they partnered with PlanForce to design a space that fits their vision for MSI’s future.

Site and building modifications updated the look with fresh new materials.

Company culture declined when Davis & Associates employees worked remotely during the pandemic. When the pandemic subsided, they yearned for their former level of camaraderie. The primary challenge to rebuilding their culture: employees weren’t inspired by the existing office environment and preferred to work at home.

Facing changing workstyles, Lifeworks sought space for a new main office that reduces their administrative footprint by half.

Miromatrix, an emerging leader in life-science technology, creates fully transplantable human organs via cell extraction. When the company outgrew its laboratory and office space, PlanForce worked hand-in-hand with the Miromatrix to design a new 42,000 SF space, including 14,400 SF of Class Seven clean room laboratory space.

But Meghan’s real distinction in 2022 was the successful completion of one of Minnesota’s most challenging redevelopment projects, and her first as a developer: the long-vacant historic St. Louis County Jail in Duluth. The building, renamed and reimagined as Leijona’, has contributed to the revitalization of downtown Duluth.

10 WEST END 10 West End was sold in November 2022 in a record-setting deal; the $358-per-square-foot price is the all-time highest price per square foot for a Suburban Multi-Tenant Office building in the Twin Cities. The Seller (Excelsior Group/ Sotarra LLC / Ryan Companies) in this $117,315,435 sale to Bridge Investment Group (Bridge) was represented by Cushman & Wakefield. Major tenants include: HDR, AB Carval, and Radisson; 10 West End was 74% occupied at the time of sale.

SUNTIDE COMMERCIAL REALTY Managed the completion of the multi-year renovation of 27 restrooms in the historic Court International building from start to finish. This included planning stages, finish selections, construction supervision, and tenant relations during the project. Oversaw and facilitated the lobby remodel of an iconic historical building from inception to completion. The long overdue update included working closely with architects, designers, contractors, management, and ownership to bring the building into the 21st century. Coordinated the complete renovation of an approximately 30,000 SF office building. This design-build project included multiple restrooms, kitchens, training rooms, conference rooms, offices and the construction of a new elevator to bring the building to code compliance. Assisted in the renovation of a newly acquired asset (1911 Rice Street) to add solar and geothermal to the building to lower the property’s carbon footprint.

JOHN CURRY

KNUTSON CONSTRUCTION For John Curry, change has been a constant fact of life. In fact, you could say he knows no different. It could be his background as a hockey goaltender.
