Alissa is in her 19th year volunteering at Save a Pet with over 3,500 hours of her time dedicated to saving animals and giving a voice to animals in need. Save a Pet is one of Lake County’s largest no-kill animal shelters and they celebrated it’s 50th Anniversary in 2022. Last year she chaired the 7th Annual Real Estate to the Rescue Golf Outing, bringing real estate professionals and golf together to raise funds and awareness.

TAMMY PEARCE GRAEF

Tammy M. Pearce is a structural engineer and Associate in the Chicago branch office of GRāEF, a full-service consulting firm. She also serves as the Chair of the Diversity, Equity and Inclusion Council for GRāEF Corporate and does business development. She has designed several acclaimed structures including Chicago’s MetroSquash Center, the renovated United Nations Headquarters, and the Franklin D. Roosevelt Four Freedoms Memorial Park in New York, which was recognized as the “Best Public Space” by Travel + Leisure magazine in 2013. A proud alumna of Chicago Public Schools, Mrs. Pearce earned the B.S. in Civil Engineering and M.Eng. in Structural Engineering from Cornell University. Mrs. Pearce also currently serves on the boards of Habitat for Humanity Chicago and ACE Mentor Chicago.

One Chicago is a full-block development of approximately 2.2M square feet of new residences (812), offices (55,000 sf), retail space (188,000 sf), and four levels of below-grade parking. A 76-story main tower anchors the development at State and Superior Streets. The second 49-story tower is located at the northwest corner of Chicago Avenue and Dearborn Street. These towers rise above a 10-story podium base. The four-level below-grade parking and loading dock levels were constructed utilizing a topdown construction method to support an aggressive schedule.

MULTIFAMILY CASCADE

Located where the Chicago River meets Lake Michigan on one of the last developable parcels of the Lakeshore East master plan community in downtown Chicago, Cascade brought to the neighborhood 503 luxury apartments and a new publicly accessible green space, the 0.8-acre Cascade Park, which significantly improves the connection between the neighborhood and Lake Michigan. Developed in tandem with Cirrus, an adjacent condominium tower, the 37-story Cascade offers residents nearly 50,000 square feet of amenities, including state-of-the-art health and wellness facilities, various creative spaces and a biophilic conservatory, among others. The building reached stabilization within a year of opening.

Triangle Square creates a neighborhood and community where neither existed. The development – part of a larger planned development –occupies a formerly vacant site in Chicago’s Bucktown neighborhood. Now open, it’s a centerpiece of this new community with 21,000 SF of ground-floor retail and 298 apartments. The uniquely shaped property demanded a unique design solution. The building’s massing, including a sloped south-facing roofline with private terraces, provides 75% of the residential units with downtown Chicago views. The building is situated comfortably in its industrial surroundings due to its scale and materiality, embracing brick, fiber cement board, and standing seam metal roofing.

The Seasons of Romeoville is a 240 unit development with premiere features like a pool, dog park, fitness area, and 4,300 square foot clubhouse that was completed in late 2021. Its construction added roughly 500 people to Romeoville. Later that year, it was sold to a new company, JVM Realty Corp. for $72 million, highlighting the value of new apartment construction. The development was renamed The Bluffs.

In one such transaction, she co-represented Akers Packaging Service Group, one of the largest independent corrugated manufacturing companies in the Midwest, facilitating the signing of a 15-year lease in University Park. Caitlin also worked with SF Express to increase their warehouse footprint. SF Express was located in a 13,630 SF unit, part of a large multi-tenant building. She was able to secure a 50,000 SF single-tenant facility for the client and subleased their 13,630 SF space above market rate for the remaining term. After a successful two years working and learning as an Associate Advisor, Caitlin was promoted to Advisor. She currently has over 100,000 SF on the market for sale and for lease. Caitlin received the Centurion Club Award for surpassing $100,000 in gross collected income for 2022. Presley Norby’s skills on the ice translate to the board room and winning new clients for her Cushman & Wakefield office tenant representation team. After a successful championship ice hockey career at the University of Wisconsin and with a degree in real estate in hand, she joined Cushman & Wakefield in 2020. She is an integral member of one of Chicago’s leading office tenant rep teams lead by Vice Chairman Steve Schneider and Managing Director Andy Heymann. In just her second year in the industry, Norby was named Senior Associate in 2022, a title achieved based upon significant revenue generation. Additionally, she served as Co-Chair of Cushman & Wakefield Future Leaders, an employeeresource group for those with under seven years’ industry experience that fosters community and connectivity across the firm’s global platform. Melanie finds time to volunteer her leadership skills on the Commercial Real Estate Executive Women of Chicago’s (CREW) membership committee and earlier this year was accepted as a fellow for the Chicago Urban League Impact Fellowship. Melanie was promoted to the Chief Regional Officer of Milhouse Engineering and Construction managing the P&L of $50+M in revenue across multiple states, with oversight of roughly 300 individuals.

Transportation connects people to opportunity and to each other, providing a critical foundation for economic development and enabling vibrant communities. My leadership and advocacy for safe, functional, and equitable transportation in Chicagoland and throughout the US has resulted in the following accomplishments in the last year: I shepherded The Salt Shed through review and approval by the Chicago Department of Transportation (CDOT), overcoming substantial access constraints presented by the Chicago River and the Kennedy Expressway. The project involves a $50 million investment in reactivating a Chicago landmark building for use as prominent concert and event venue.

Alli Mallory is a skilled leader in the practice of architecture with experience across North America. In her 17+ years in the A/E industry her career has ranged from assisting with the technical details of higher education STEM projects, to leading executive and facilities teams through visioning sessions for hundreds of millions in design work. Over her career she has developed a strong reputation for leadership, research, and advocacy for the advancement of architecture as a discipline, valuing sustainable, responsible solutions that respect client needs and the environment.

The Advocate Medical Group “ Dreyer Naperville Clinic was an extensive renovation project completed in January 2022. This $10 million, single-story, 30,420 SF facility included fortytwo exam rooms, x-ray, and staff support areas. The facility was constructed using two building models – 30% modular and prefabrication construction and 70% traditional construction. The Dreyer Naperville Clinic project is part of an Integrated Project Delivery (IPD) program that is a partnership between Boldt, HDR and Advocate Aurora Health. The Advocate Aurora Outpatient Collaborative Program was developed to design and create an outpatient healthcare environment that included a standardized approach to providing extraordinary patient care.

MEDICAL PROPERTY UI HEALTH SPECIALTY CARE BUILDING

UI Health Specialty Care Building was a public-private partnership (P3) project. Pepper and minority joint venture partner Brown & Momen teamed with healthcare developer Ankura to present a complete portfolio of expertise. The clinical building houses six floors of outpatient care with eight operating and procedure rooms, 48 pre- and post-surgery bays, clinic space, MRI and PET/CT imaging departments and a pharmacy. UI Health saw an opportunity to leverage project goals and build connections with local xBE partners. Outreach events connected smaller xBE partners with main subcontractors allowing them to participate and develop relationships that will continue beyond this project.

MEDICAL PROPERTY NORTHSHORE ORTHOPAEDIC & SPINE INSTITUTE

Skokie Hospital has reinvented itself as an Orthopaedic and Spine Institute for those needing specialized treatment or surgery within NorthShore University HealthSystem. Designed for outpatient and inpatient procedures, including joint replacement, fracture care, and complex spine surgeries, this expansion includes eight operating rooms, a 10-bay PACU, 24 prep/recovery bays, and an expansion of the existing waiting room, locker rooms, and Sterile Processing Department. The 26,000 sf addition was built on the existing hospital’s roof, requiring reinforcement of foundations. The horizontal expression of the glass facade replicates the existing curtain walls and bridge enclosures connecting the precast concrete-enclosed buildings on campus.

Reid Bennett, CCIM serves as National Council Chair of Multifamily Properties for SVN® International & a Senior Vice President for SVN|Chicago Commercial. MAC Relocations, a division of Wurkwel Ventures, was contracted to complete the furniture decommissioning for all assets at the corporate complex at 2775 Sanders Rd in Northbrook IL. Starting in February of 2022 and continuing until September of 2022, the team removed over 33,500 furniture items from the complex and reallocated them for resale, reuse, donation or recycling. This sustainable and eco-friendly disposition strategy kept over 96% of the assets from ending up in a landfill.

CONLON Commercial secured this transaction for a 21,000 square foot, two parcel site located on the corner of Orrington Avenue and Clark Street, Evanston at the doorway to Northwestern University campus. Major developments on the site are currently underway by developer Trammell Crow with plans to construct a 10-story, 150,000 square foot laboratory sciences building. Plans call for a lower-level parking garage with 35 spaces, first-floor lobby with space for retail or restaurant, eight levels of business-use space, 10th-floor indoor and rooftop amenities, and rooftop penthouse for mechanicals. The new development replaces a Burger King site and a residential building.

Over the last year, I have completed multiple successful building takeovers from previous management companies. I collaborated with my DMG team to reach 100% occupancy across all portfolios. As part of this process, we evaluate and recommend changes in rental pricing strategies and renewal offers to remain competitive. In my role I work closely with residents to ensure a superior rental experience. Developing lasting relationships with residents has decreased turnover. There is quite a bit from the last year that I am proud of professionally in my role as property manager of North 680, a rental community in Schaumburg, Ill. First and foremost is the strong retention rate we achieved at the property, which is one of the best indications of satisfied residents. Our renewal percentage averaged at 59.2% for the year with a monthly high of 81.8% in July 2022. Overall, occupancy averaged 94.95% while increasing market rents YOY. In addition to doing a great job retaining residents, my team also did a great job attracting new renters to North 680. For example, in April, we set a goal of securing 14 new leases in that month, which converts to 7.84 percentage points for our occupancy. Together with my team, we received 19 application and achieved our goal with the net rentals. It was especially exciting to hit this milestone since we are a smaller site without the support of a dedicated leasing agent -– leasing is just one of many responsibilities our property management staff handles.

Harrison Pinkus, Director at Interra Realty, has consistently grown his sales numbers and achieved a personal best year in 2022 with 12 transactions encompassing 100 units worth over $27,000,000. Pinkus took advantage of prior sales experience upon joining Interra in 2018, making a smooth transition to multifamily investment sales and emerging as a go-to broker in many submarkets across the city, including West Town, Logan Square, Humboldt Park, Lincoln Park and Lakeview. Despite the pandemic and challenging economic conditions, Pinkus continued to successfully broker deals in 2022. Pinkus’ largest transaction of 2022 was the sale of 851 W. Grand in River West. The 36-unit building sold for $11,050,000 -– a price per unit of $306,944. Pinkus took advantage of the building’s proximity to the future Bally’s Casino site to procure 15 tours and seven offers. He successfully negotiated the deal from contract to close in under 30 days. Pinkus also has taken creative approaches when marketing portfolios.

As CEO of Mavrek Development I led the firm to our most successful year in company history. I attracted exceptionally talented new team members from Sterling Bay, AJ Capital, Walsh Construction, and Walgreens to join our dynamic team. The North Schaumburg TIF District was created to finance the construction of the new I-90 Tollway Ramps at Meacham and Roselle Roads, incorporate local rapid transit services that encourage pedestrian circulation, promote the redevelopment of underutilized nearby properties, and enhance the general infrastructure and utility quality in the project area.

Naperville city officials indicate the transaction represents the largest office-only lease in the west-suburban city last year. The M/I Homes new office also was recognized among The Smartest, Sleekest & Healthiest Workplaces in DuPage: 2022, by Choose DuPage, the county’s economic development alliance. In a postpandemic market, CityGate Centre office is currently 85.4% occupied.

The design team, tasked with the development of a new spec suite design to anchor the historic Willis campus, created a solution of a new flexible office suite designed to enhance the tenant experience, while adapting as needs and work modes change. The new suite occupies a full-floor of the tower and features a ‘kit-of-parts’ design, integrating conferencing, collaboration, open office, focus and social environments. Eliminating internal corridors, focus/huddle rooms were shifted to the interior, opening the floor-plate, maximizing views and natural light. An activated workplace environment was created through a unique juxtaposition of the suites conferencing/collaborative and social areas.

The space was designed with high-end finishes. The deep, moody color palette (charcoal blue, iron ore, sawdust and snowbound) was offset by a lot of rich wood paneling, 4x4 ceramic tile throughout and brass lighting and faucet fixtures.

The Pritzker Military Archives Center was created out of a need for additional space to house the archival collections of the museum and library in Chicago. Located in the Lincoln Park Neighborhood of North Chicago, ESME is a renovated restaurant space boasting 3,700 SF of dining and kitchen space. The framework of ESME’s branding is based on a “love letter to Chicago”, a personality, tribute to the historical neighborhood the restaurant resides in. To counterbalance the deep history of the neighborhood, ESME’s interior is bright and airy, with carefully chosen art pieces serving as focal points throughout the perimeter of the space. The facade of this 4-story building is composed of a brick folded ‘ribbon’ floating above a glass retail level, infilled by a combination of textured, colored brick panels, inspired by granite formations in nature, and glass. The ribbon is pushed and pulled to create outdoor terraces with views to the iconic Wrigley Field Marquee, a protected entrance for the bouldering gym, and to step the building down to the residential scale of the adjacent neighborhood . The 3-story bouldering gym has a central atrium with floating stair, allowing the climbing walls and activities to be seen throughout the space.

As of March of 2022, we have finished the first three, with the remaining stores still in design or construction phases.

Aldermanic prerogative has long been a thorn in the side of Chicago’s zoning and development communities. Through tireless advocacy and organizing in 2021 and 2022, I helped to mobilize a coalition of community groups, activists, and concerned citizens to secure approval of an important zoning matter over the objection of the local elected official. My efforts culminated in a landmark decision that usurped the longstanding tradition of aldermanic prerogative. The approval of the GlenStar zoning matter in Chicago was a historic moment because it signaled a major shift in the city’s approach to zoning and development. For years, the city had operated under a system of “aldermanic prerogative,” which gave local aldermen significant power over land use decisions in their wards. But in this case, the city council voted to approve the GlenStar development despite opposition from the local alderman, breaking with tradition and upending the long-standing practice of deferring to aldermanic prerogative. This decision was seen as a victory for proponents of more equitable and transparent land use policies.

As Senior Project Manager, Jane led project management efforts for two multi-family projects in 2022. In the Illinois Medical District of Chicago, she completed preconstruction and launched the construction of The Foglia Residences at The Chicago Lighthouse. The community will incorporate 76 units for residents who are blind, visually impaired, disabled, and veterans. The development is the first Low-Income Housing Tax Credit (LIHTC) building in the nation for the blind community. A challenge of the project was finalizing pricing in order for the owner and City of Chicago to close on the financing. Jane provided value engineering options for the owner and design team to evaluate to keep the project within budget. After the contract was signed, she awarded all major subcontracts within 30 days in an effort to avoid cost escalations and materials delays resulting from the unpredictable market conditions.

PROJECT MANAGER OF THE YEAR BRIAN BEZANIS STERLING BAY

In 2022, Brian and the development services team worked with multiple partners to expanded Sterling Bay’s residential portfolio and broke ground on 160 N Morgan and 225 N Elizabeth, two residential towers in Fulton Market. Conveniently located, 160 N Morgan will create 282 units catering to the neighborhood’s growing workforce. 225 N Elizabeth will create 350 units, 9,000 square feet of curated retail, and extensive indoor and outdoor tenant amenities, including a deck with a pool and dog run.In August, Sterling Bay also announced plans to build Chicago’s tallest timber tower since the Great Chicago Fire at 2100 N Southport. At ninestories, this residential development marks an exciting moment in Chicago’s history, bringing sustainable wood frame development back to a city once famously destroyed by flames. The team also revealed design concepts to City Council for 2031 N Kingsbury, a 15-story residential tower near Lincoln Yards. In October, Brian’s team completed 300 N Michigan, a mixed-use development consisting of residential, hotel, and retail components.

Robert H. Baum has been with The Inland Real Estate Group, LLC and its affiliates since their inception and is one of the four original principals. He is a Vice Chairman and is Executive Vice President and General Counsel of The Inland Real Estate Group, LLC. This responsibility includes the supervision of the Inland Law Department and serving as liaison with outside counsel.

Career Summary

Following his graduation from Northwestern University School of Law in 1967, and while awaiting his bar examination results, Mr. Baum took a teaching position in the Chicago Public School System where he met three other teaching associates who together with him became the founding principals of Inland. In 1968, he began his practice of law with a private law firm in Chicago where he practiced labor and real estate law and served as Inland’s outside counsel. In January 1973, Mr. Baum joined Inland on a full-time basis as its General Counsel, a position he has held since that time.

Mr. Baum has been admitted to practice before the Supreme Court of the United States, as well as the bars of several federal courts of appeals and federal district courts and the State of Illinois. He is also an Illinois licensed real estate broker. He has served as a director of American National Bank of DuPage and Inland Bank & Trust, and currently serves as a director of Inland Bancorp, Inc., a bank holding company.

Mr. Baum has served as a member of the North American Securities Administrators Association Real Estate Advisory Committee and as a member of the Securities Advisory Committee to the Secretary of

State of Illinois. He is a member of the American Corporation Counsel Association and The Private Company General Counsel Group. He has also been a guest lecturer for the Illinois State Bar Association and the Northwestern University School of Law.

In addition to real estate, Joe has been prominent in the banking industry. Starting in 1982, while still operating Inland, Joe was Director of Continental Bank’s branch in Oakbrook Terrace, then Chairman of the Board of American National Bank of DuPage, owned by Inland’s principals. He served as a Director on the Board of Inland Bancorp, Inc. and Chairman and a Director of Inland Bank & Trust, which has multiple Chicagoland locations.

Joe earned his bachelor’s degree from Northeastern Illinois University and master’s degree from Northern Illinois University. Initially, he was a teacher and an assistant principal in the LaGrange

and Wheeling school districts while operating Inland on a part-time basis with Messrs. Dan Goodwin, Bob Baum and Bob Parks. As a Director and member of the management committee of Inland Real Estate Corporation (NYSE: IRC), he helped to ring the New York Stock Exchange bell instead of a school bell. Joe’s career also spans activity with the Chicago Association of REALTORS®, Illinois Association of REALTORS® and National Association of REALTORS®. His charity of choice is Saint Vincent de Paul Society, taking care of those in need.

Career Summary

He served as chairman of Inland Real Estate Investment Corporation from November 1984 to December 2016. He was a Director of Inland Investment Advisors, Inc. from June 1995 to May 2013 and a Director of Inland Securities Corporation from August 1984 until June 2009. He was a Director of Inland Real Estate Corporation from 1994 through June 2008 and served as chairman of the board from May 1994 to May 2004 and its President and Chief Executive Officer from 1994 to April 2008. He was a Director and chairman of the board of Inland Retail Real Estate Trust, Inc. from its inception in September 1998 to March 2006, and as chief executive officer until December 2004, and as the chairman of the board and a Director of Retail Properties of America, Inc. (formerly, Inland Western Retail Real Estate Trust, Inc.) from its inception in March 2003 to October 2010. Mr. Parks also served as the chairman of the board and a Director of Inland Diversified Real Estate Trust, Inc. from its inception in June 2008 through July 2014, and InvenTrust Properties Corp. (formerly, Inland American Real Estate Trust, Inc.) from October 2004 through February 2015. He was also a Director of Inland Institutional Capital Partners Corporation from May 2006 until August 2012.

Prior to joining Inland, Mr. Parks taught in Chicago’s public schools. He received his B.A. Degree from Northeastern Illinois University and his M.A. Degree from the University of Chicago. He is a member of the National Association of Real Estate Investment Trusts (NAREIT).

In July ‘21, CenterPoint announced the construction of two facilities totaling more than 2 MSF on 120 acres adjacent to the UP Intermodal in Joliet. Construction commenced on the first of these facilities, 4300 N. Brandon Rd., weeks later. In Q1 ‘22, it was preleased long-term to an e-commerce giant and underwent upgrades to meet the tenant’s unique specifications. The building will be LEED-certified, lead to the creation of thousands of jobs over the duration of the lease, and was indisputably one of the finest facilities of its kind in the Midwest when the tenant took occupancy in 2022.

Prologis Parkway in Prologis Park 355 just off the I-355 interchange. This 36’ clear state of the art industrial warehouse features 277/480v power, ample parking, 24 loading docks (expandable to 45) and 2 grade level doors. Architectural services were provided by Ware Malcomb. Civil engineering work was completed by Kimley-Horn. CBRE is marketing the building for Prologis.

The new building includes 10,920 SF of office space, 174 interior van loading positions, and 78 loading docks. The building is constructed on a 36-acre site featuring a 607 car employee parking lot, 121 trailer storage positions, 80 van parking spaces and 23 tractor stalls. The project was completed on a design/ build basis. Architectural services were provided by Cornerstone Architects. Civil engineering work was completed by Spaceco, Inc.

NorthPoint Development’s “Algonquin Corporate Campus” is a brand new 1.6-million square foot industrial corporate campus located in the Village of Algonquin. The campus will feature as many as 5 “Class A” industrial buildings in the 147-acre campus at the southwest corner of Randall Road and Longmeadow Parkway. The first campus of its kind in the Village of Algonquin, the project quadruples the amount of industrial squarefootage overnight while creating 1,000 new jobs in the region.

Atkore International, a leading provider of electrical, safety and infrastructure solutions, chose Becknell Industrial to construct its new facility in Hobart, Indiana. Becknell was selected as the developer of choice given its previous experience with similar manufacturing clients and its ability to provide a well-located Class A facility. This facility allows Atkore to consolidate a portion of its Midwest operations, while also allowing for future expansion capability. Shortly after signing the Phase 1 lease to consolidate three Midwestern facilities into a 300,000 SF facility, Becknell and Atkore began discussions for Phase 2 which required an additional 300,000 SF.

Bridge Point Skokie is a 171,746-square-foot Class A industrial facility on twelve acres in Skokie, Illinois. Bridge acquired the land for development in November 2020 with a plan to fully remediate the environmentally hazardous site — previously used as an old foundry — and deliver a state-of-the-art destination to attract a top-tier tenant and fuel economic development. Demolition of the existing structure began immediately upon acquisition, and intensive site remediation was carried out before construction commenced. The building was successfully preleased in its entirety to its current tenant, UPS, in October 2021 before its completion in June 2022.

The 1,426,800 square foot LEED certified facility will help Medline maintain a prominent presence in the Centrally located Northern Illinois Region. Medline’s new location will add numerous new jobs to the area and allow for the distribution of thousands of products and devices to healthcare providers nationwide.

REDEVELOPMENT / REUSE / HISTORIC PILSEN OFFICE BUILDING

Chicago’s Pilsen neighborhood interweaves vibrant threads of community, industry, and creativity. Celebrating the neighborhood’s past, the Pilsen Office Building redevelopment revitalized an abandoned turn-of-the-century warehouse into a modern 104,000sf office, creating a Class A destination workplace. The renovation included a total overhaul of the existing core and shell, including new mechanical, electrical and technology systems as well as a full interior renovation and finishes build out featuring a mix of modern finishes accented by Corten steel and industrial flourishes. The revitalization and conversion of the heavy timber warehouse into modern office space brings an approximate 8-million-dollar value to the community.

REDEVELOPMENT / REUSE / HISTORIC FORMER ROMEOVILLE SAM’S CLUB TO SCENE75 ENTERTAINMENT CENTER

Scene75, an indoor family amusement center, purchased a vacant Sam’s Club building and built out the 135,000 square foot space. Scene75 operates five facilities, with the Romeoville facility being the first outside of Ohio. Scene75 is a regional draw, expected to attract over 400,000 visitors annually and is the largest indoor entertainment center in Illinois. They opened in September 2022 and, in the first three months of being open, have attracted approximately 118,000 visitors and has become one of the busiest attractions in the Chicago area.

REDEVELOPMENT / REUSE / HISTORIC ILLINOIS INSTITUTE OF TECHNOLOGY STUDENT HOUSING PHASES 1-3

Gilbane|DDA partnered with IIT on the multi-phased restoration of three historic residence halls. The renovation project included the exterior facade replacement of Mies Van der Rohe-designed facilities. The new halls incorporate 570 modified pod-style beds with common spaces for Kacek and Cunningham Halls and feature 200 apartment-style dorms for Carman Hall. The LEED Silverdesigned facilities were completed ahead of schedule despite challenges due to COVID, yielding substantial savings. Recordbreaking diverse and local participation results were achieved. The program re-established the buildings’ visual presence on campus and demonstrated how historic modernist structures can adapt to today’s needs, technologies, and environmental standards.

The Terminal is a 250,000 SF, three-building science and research campus for firms in need of high-end, growth-ready lab and office space. Renovated and repositioned by IBT Group, Mansueto Office, RATIO Architects, and ARCO/Murray, the facility spans six acres in Chicago’s Humboldt Park. The Terminal is listed on the National Register of Historic Places and currently serves as headquarters to two pioneering R&D firms. The project was recently named NAIOP Chicago’s 2022 Office Redevelopment of the Year.

REDEVELOPMENT / REUSE / HISTORIC MAYWOOD SUPPORTIVE LIVING

A massive historic renovation 10 miles west of downtown Chicago. This 133,000-SF, five-story historic redevelopment of a 92-year-old building was revitalized to provide 100 units of affordable, supportive living housing with healthcare and nursing amenities. After just 14 months of construction, the historic property was transformed into an environmentally friendly, all-inclusive assisted living facility for low-income seniors. While taking great care to preserve and restore the building’s natural architectural beauty, the team stripped it down to add modern amenities for the new residents, keeping the character and charm from when it was built in 1929.

VOLUNTEER OF THE YEAR ALISSA ADLER COLLIERS

Alissa is in her 19th year volunteering at Save a Pet with over 3,500 hours of her time dedicated to saving animals and giving a voice to animals in need. Save a Pet is one of Lake County’s largest no-kill animal shelters and they celebrated it’s 50th Anniversary in 2022. Last year she chaired the 7th Annual Real Estate to the Rescue Golf Outing, bringing real estate professionals and golf together to raise funds and awareness. In 2022, fundraising reached an all time high for the event of $90,000 from over 60 sponsors. The event has raised $350,000 for Save A Pet, since it’s inception. In 2023, Alissa hopes to raise over $100,000 at the event. Alissa is also assisting Save a Pet as a committee co-chair with a new TopGolf fundraiser and also participates in volunteer training and animal socialization.

Dan Leahy, Executive Vice President and Partner at NAI Hiffman, concluded yet another banner year as one of the top industrial brokers, not just in Illinois, but across the globe. Proven by his selection an NAI Global Top Producer, an award given to individuals who are handling the highest volume of multimarket business within NAI, Leahy added to his already impressive list of accomplishments. In 2022, Leahy completed 5.7 million square feet of industrial lease and sale transactions in worth a total of $47.1 million. His largest warehouse/ distribution transactions included a 1,035,034 square foot speculative facility in Joliet, IL, a 657,540 square foot facility in Romeoville, IL, and a 543,638 square foot facility in North Aurora, IL. Dan represented Ownership in each of these transactions.

Regardless of market conditions, NAI Hiffman Executive Vice President Kelly Disser’s primary focus is always to create and maximize value for his clients and provide the highest levels of service. This year was no different in that regard as Kelly was able to assist his clients to opportunistically navigate the dynamic market conditions through 2022. In multiple projects representing both institutional and private landlords and developers, the values of his client’s assets were maximized. Many successful lease and sale negotiations resulted in cases of record-breaking industrial asset values and multiple leases achieved record net rents in various buildings. As a result of skillful site selection and creativity, Kelly was able to complete and negotiate a number of build to suit transactions with excellent and loyal occupier & tenant clients.

Fred Ishler is a well-known name in the Chicago real estate industry, and for good reason. He is one of the most creative brokers in the city, with a long track record of success in the Chicago suburbs. In 2023, he completed more than 20 successful transactions in an extremely tough suburban office market. His ability to structure compelling economic deals for his clients is unparalleled, making him a go-to broker for both tenants and landlords. One of Ishler’s most notable achievements was representing the landlord, Bradford Allen, in the Airline Pilots Association (ALPA) transaction. ALPA was the largest existing tenant at Pointe O’Hare and was seeking to rework its space as well as expand. The tenant explored relocating to other buildings in the O’Hare office market, which were aggressive in a softening market.

Making room for the new precast addition a ComEd vault was relocated on the property and the existing structure underwent upgrades to the Facade. The interior space is filled with high-end finishes, exposed ceilings, glass partitions, decorative feature walls, accent lighting, as well as new locker rooms and washrooms.

Our design team transformed an outdated, deserted soccer facility into a modern, dynamic headquarters for Era Valdivia Contractors (EVC), a family-owned general contractor with operations throughout the Midwest. From the inside out, the original structure underwent a substantial makeover from its dilapidated original state. EVC’s goal for the new space was to establish an atmosphere that served as a gathering place for both employees and the community, leaving a legacy for generations to come. The new site replaced their previous one, which burned down in a fire, and was located next door, allowing them to stay in the community.

Hazel was one of the first tenants to move into 320 N. Sangamon Street, the new 13-story Fulton Market office building developed by Tishman Speyer and Mark Goodman & Associates. Hazel selected the property— which was built as an office building with ground-floor restaurant and retail— because of the location, building amenities and lack of ready-to-go lab space. A conversion to lab use was necessary.

Leveraging their eco-friendly decommissioning process, sustainable practices, and commitment to a circular economy, they removed 33,748 items from 62 floors spanning 15 office buildings, and were able to reuse 67% of those items, recycle 28%, donate another 2% with less than 3% of those items ever reaching a landfill! In 2022, as part of their annual Corporate Social Responsibility (CSR) program, Awtry and Wurkwel put out a call to action for non-profits and charitable organizations to apply for an office redesign complete with new furniture.

The new Joint Public Safety Training Campus for Chicago’s first responders was conceived using transparency as a metaphorical and physical device that promotes interaction between the community and the public safety departments. Inspired by the checkerboard hatband synonymous with Chicago Police, the public facade is an abstraction of that Sillitoe tartan flickering to create openings that allow the community to see inside. The 180,000sf /32-acre academy facilitates the training of recruits and continuing education for public safety officers from both the police and fire departments.

UNION/TRADE ASSOCIATION MEMBER DAN ALLEN, CISCO CONSTRUCTION INDUSTRY SERVICE CORPORATION

Dan Allen has worked on behalf of the construction industry and the union trades for over 30 years serving Chicago’s real estate community. As an IBEW, Local 134 electrician, Allen took at job in the Chicago Department of Buildings and worked as an inspector for thirty years, serving the last decade as the Chief Electrical Inspector for the City. Dan Allen’s family has a long history in the Chicago building trades. Dan’s grandfather Thomas Allen and his father, another Thomas Allen, were both bricklayers for Local 21. Dan’s brother Jim is currently President of the Bricklayers District Council, and another brother Terry was a Business Manager for IBEW Local 134 in Chicago. Dan, himself a member of Local 134 since 1982, is also affiliated with the Electrical Contractors Association. So it was only natural after retiring from the City to take on a role of representing all the union trades as the Executive Director of the Construction Industry Service Corporation (CISCO) in 2013.

Jose Miramontes is the Apprentice coordinator for Pointer, Cleaner, Caulkers local 21 for the past 5 years. Jose is responsible for all the training required by the Department of Labor for 280 apprenticeships. Jose is also responsible for coordinating the required training for approximately 1200 other local 21 P.C.C. members. Additionally, he spends a lot of his time reaching out to various High Schools, Job fairs and community groups and explaining the value and rewarding careers in the masonry restoration trade. He often invites these organizations to come to the training center for “hands on” at the training center to experience what type of work that P.C.C. trade offers.

Administrative District Council 1 of Illinois of the International Union of Bricklayers and Allied Craftworkers was formed in January of 2009 when Illinois BAC Locals 20, 21, 56, and 74 were merged to form the District Council. We represent approximately 6,400 Union trowel trades members in the Chicagoland area, including Bricklayers, Pointer - CleanerCaulker, Tile Layers and Tile Finishers, Marble Masons and Marble Finishers, Terrazzo Mechanics and Terrazzo Finishers, Plasterers, Precast Workers, Welders, Mosaic Workers and Foam Insulators. Our jurisdiction is the following 9 counties in northeast Illinois: Cook, DeKalb, DuPage, Grundy, Kane, Kendall, Lake, McHenry, and Will.
