KEVIN ENSTROM Step into Bandrika Studios in Tarzana, where Kevin Enstrom is fresh off the heels of laying down guitar tracks for the upcoming Hulu film Mystery of Her, and it’s immediately apparent: He feels most at home holding a guitar. The Canada native says his love affair with the instrument began in 7th grade in Ontario when his homeroom teacher began playing for the class. “I was immediately obsessed with the beauty of the sound. Classical guitar is like a miniature orchestra. You can imitate a cello, a violin, percussion. You can play bright like a trumpet or warm like a viola. This captured my attention immediately. It was no longer four chords and a band. The music can be so complex, but the outcome is a simple emotional experience.” The 30-year-old says his game was seriously upped when he met and began learning from the American classical guitar virtuoso Christopher Parkening. When Kevin was in 9th grade he took a master class taught by the musician. The experience was a confidence builder and Kevin ultimately became a protégé of Parkening. “A big lesson he taught me was to strive for excellence rather than success. Excellence will pit you against yourself to grow each day, compared to no other outside factors. Success, on the other hand, has no clear lines and tends to lean toward financial or societal success.” And in what can only be described as a full-circle mentorship, the two currently work together at Pepperdine University. Kevin’s mentor holds the chair of classical guitar at the university, while Kevin is an adjunct professor of guitar. While he hopes one day to work as a soloist with the

In 2009 he earned the prestigious distinction as the top-producing Keller Williams agent for the entire Los Angeles region. MOVIN’ ON UP Ever on a quest for new business ventures, in 2010 the Lorimers launched a creative boutique brokerage, PLG Estates, in the heart of Beverly Hills to serve a who’s who of the entertainment world. True to Peter’s artistic nature, their clients have included some of the most well-known names in entertainment. “The creative community of Los Angeles has been very kind to me over the years,” he says. “With music being my background, I found that my tribe remained the creatives once I joined the real estate industry.” PLG Estates consisted of more than 200 handpicked agents who all danced to the beat of their own drum and strictly adhered to the firm’s “no-vanilla” policy—much to the pleasure of their discerning clients. After nearly a decade running their own agency, in 2020 Cindy and Peter partnered with Corcoran Global Living (CGL)—a real estate firm that evolved from The Corcoran Group in New York. A sculpture called “15th, 17th and Pennsylvania,” recently on view at her solo exhibition Divisions at CSUN’s Soraya Art Gallery in Northridge, is Griffith’s pointed interpretation of the gates of the Trump White House, which she constructed using a gilded Tyvek fabric. “It’s like I’m going to remove these obstacles that really are serving as a BandAid for greater problems,” she says. “I wanted to make these gates that were kind of fallen and droopy, kind of like a frilly curtain.” During the pandemic, Margaret completed a series of wall-mounted pieces with intricate, off-center patterns inspired by perforated steel patterns on trash cans and grates. “I’ve been just really interested in this idea,” she says. “You can’t quite focus. You can’t quite get your footing. You can’t quite get still. I may be over-analyzing, but I think that may very well represent how I’ve felt, and probably many of us have felt, during the pandemic.” Still fascinated with boundaries, she is currently working on a richly detailed hand-cut hanging sculpture inspired by a wire gate in San Jose, which was installed to keep homeless people from encroaching upon a residential neighborhood. Plans are underway for the piece to be part of a group show at the Brand Gallery in Glendale this January. For Margaret, this sculpture, like all her art, is not an overt statement but something even more powerful. As she puts it, “It’s an invitation to contemplate what is really happening.” ■

“This is a very large room in the Santa Monica house that my parents added on after purchasing the property. My mother called it the pavilion. She needed a space big enough to house her carousel animals, walls of stained glass and many of her sculptures.” Chloe’s mother made the sculpture of the woman on the left; it portrays the late Hollywood costume designer Theadora Van Runkle. My parents’ first meeting was as unique as the future they would eventually share. It happened when their wanderlust drew them from completely disparate backgrounds to a chartered three-masted schooner sailing the Caribbean. My mother was hired as a deckhand, my father a deep-sea diver. On her first day, my mother found herself feeding fish to sea lions. In awe of it all, she spotted a particularly large mammal, which, rising from the water’s depths, revealed a man in black diving gear. As he removed his mask, she recalls herself whispering, “This is the most beautiful man I have ever seen.” That night, she wrote to her mother declaring that she had met the man she would marry. Patricia Knop and Zalman King were 19. The year was 1963. Three years later, I was born. My sister, Gillian, entered our world two years after that. By that time, my parents had already migrated west to Los Angeles. Their first accommodation was, quite literally, a broom closet in Santa Monica. Soon they were renting a bungalow next door to Jim Morrison before eventually purchasing our family home in Venice. It was in this house, the house of my childhood, where dreams came to life and the person I would become was formed. As for dreams, my parents had no shortage. My mother rose from abject poverty to become a talented

Some Like It Hot THE OWNERS OF HUMBLE BIRD RESTAURANT IN NORTH HOLLYWOOD TAKE THEIR SPICY INSPIRATION FROM NASHVILLE CUISINE. Written by Steven Stiefel

Remember those friends you made plans with when you were in high school? You were going to conquer the world. You were going to make films, form a band or score millions in tech. Luis Silva and Brandon Waldrop had a more humble plan at that age: They wanted to start a small business together. Maybe a restaurant. More than a decade later, they fulfilled that dream when they opened Humble Bird in North Hollywood. The eatery, which debuted last August, serves Nashville-style fried chicken doused in a spice-infused batter and fried to perfection. “Everyone is hopping on the hot chicken train,”

“EVERYONE IS HOPPING ON THE HOT CHICKEN TRAIN, BUT THEY DON’T HAVE OUR PASSION AND QUALITY OF INGREDIENTS.”

Luis says. “But they don’t have our passion and quality of ingredients (free range, antibiotic- and

elegant gestures THE STORY OF HOW A SHERMAN OAKS MOM’S ATTEMPT TO SHARE HER INDIAN HERITAGE WITH HER DAUGHTER ULTIMATELY GAVE BIRTH TO ONE OF THE MOST WELL-RESPECTED DANCE SCHOOLS IN THE COUNTRY. Written and Photographed by Rose Eichenbaum

It all began when painter and mandala artist Malathi Iyengar wanted to introduce her 6-year-old daughter, Lakshmi, to her Indian heritage. She zeroed in on bharata natya, India’s classical dance form, which she believed would impart the history, culture and traditions of her native land. To further her goal, Malathi, who had moved to Los Angeles in 1974 with her husband, Suresh, returned to her birthplace, Bangalore, South India. She was hoping to find a dancer who could teach Lakshmi not only the art form’s steps, gestures and rhythms, but its beauty, elegance, spirituality and ancient stories. It all came together when she met Guru Narmada, a classically trained dancer who agreed to mentor not only Lakshmi, but Malathi as well. Twice a year for the next eight years, the dancer made the 22-hour flight from Bangalore to LA, where at the family’s Sherman Oaks home, she trained Malathi and Lakshmi. For both mother and daughter, it became about more than embracing their heritage. It wasn’t long before both realized they had what it takes to become exceptional dancers. In 1992 at the age of 38, when most dancers retire from performance, Malathi gave her debut solo concert. Lakshmi, who would train some days for nine hours, gave hers the following year at the age of 11. “Performing my dance solo was just the beginning of my dance journey,” says Malathi. “I had to ask myself how to maintain the connection between my cultural

CAROL WOLFE Broker Associate, Rodeo Realty

S

ince 1974, estate broker associate Carol Wolfe has assisted clients in buying and selling properties throughout the San Fernando Valley. She is a licensed broker, a Certified Residential Specialist, e-PRO, architectural specialist and certified negotiator. In 2021 Carol had another record-breaking year as the #1 agent in the Encino office of Rodeo Realty and ranked among the top agents by The Wall Street Journal and RealTrends’ America’s Best Real Estate Professionals. Carol is an active member of the Encino Chamber of Commerce and supports the local community. WHAT WOULD YOU LIKE POTENTIAL CLIENTS TO KNOW ABOUT YOU? “I will take good care of them; they have chosen the best agent in the area. I will work relentlessly to make sure my clients get the best possible results. My slogan is ‘Nobody Does It Better.’ For almost five decades, I have been striving to provide clients with an unparalleled level of service based on integrity, honesty and a commitment to excellence.” WHAT DOES IT TAKE TO BE THE BEST IN THE REAL ESTATE BUSINESS? “What I bring to the table is outstanding client representation, detailed market knowledge and high-tech marketing solutions. I have always been on the cutting edge of technology. I am very good at negotiating the best price for my clients and great at problem-solving.” HOW DO YOU HELP YOUR CLIENTS BEAT THE COMPETITION? “When I am representing buyers, other agents know that I would not be working with a buyer if they were not serious and well qualified. In almost every multipleoffer situation, my clients win. My strong

reputation means that I am viewed as a top professional who will make sure the sale goes through. Other agents like to work with me for that reason. Sellers know that my marketing program is far superior. Many of my sales are homes previously listed with another agent. When I take over the listing and implement my marketing program, the property sells. I have strong negotiation skills, tools and resources to achieve the best results. My clients often include referrals from business managers, attorneys, CPAs, real estate agents and past clients.” WHAT DO CLIENTS SAY ABOUT YOU? “Thank God for Carol Wolfe. Selling one house and buying another is a very stressful, difficult time. I refuse to believe there’s a Realtor in this city who is more knowledgeable, diligent or business-savvy than Carol. Her clients’ interests are first and foremost on her mind, and my wife and I could not have had a better advocate through the process. We can’t recommend her highly enough.” – Dave & Jenny Schiff “It was a pleasure to meet Carol through our estate attorney’s recommendation. In the blink of an eye our house was sold in two days, with the price being more than $300,000 over the asking price … and it closed in six days! The whole package was so beautifully orchestrated with a gorgeous video, spectacular photos and a lovely brochure, which is a keepsake to me. To say we are pleased is a given. We shall forever be indebted to you for your help and kindness. Truly, Nobody Does It Better!” – Lynn Porter “Carol’s experience, knowledge of the towns I was considering and overall demeanor made her stand out from the rest of the agents I interviewed by a long shot. I gave Carol very specific criteria, and she didn’t

disappoint in the houses she brought forward—particularly in the current low-supply/ high-demand market. At no point did I feel she was looking for a transaction. It almost felt like we were buying a house together with her balanced pros/cons to all the properties we looked at. Carol knows everybody and has a tremendous amount of respect for her peers. I realize now these relationships and her experience were absolutely two of the key factors that helped my family find our dream home. Once the contract was signed, I assumed I’d be a bit more on my own. Carol proved me wrong—she set up everything from multiple inspections, logistics with the seller’s agent, and I even got a very generous credit that was more than I expected. Given the market environment and other life priorities, this was an extremely challenging process, but Carol helped make it happen.” – Gary Veerman “Carol, I’m so glad I chose you to be my real estate agent for the sale of my house of 30 years. I had such confidence in the process because you were so professional and calm and knowledgeable about everything that took place. You planned the marketing and presentation of the property to take the best advantage of market conditions. The house was shown on Friday, and I was in escrow on Saturday with an all-cash offer above asking price. You negotiated a free rent-back so I wouldn’t be rushed. You had excellent recommendations for movers and organizers and packers to help me with my move. You were ready for all the minor problems that arose during the process of the escrow. Best of all, you were always available immediately whenever something came up that needed attention. I’ve already recommended you to a friend who’s contemplating moving. Thank you for all your help and for making this difficult transition easy and pleasant.” – Barbara Dickson

HARRIET CAMERON & JENNY BIRCHFIELD-EICK Harriet Cameron Group | Berkshire Hathaway HomeServices California Properties

H

arriet Cameron has worked in the real estate industry for 40+ years and helms the Harriet Cameron Group, which includes her associate, Jenny Birchfield-Eick, agents Barbara Morden and Doris Bonnelly, and Jenny’s assistant, Julia Constanza. Harriet joined what is now Berkshire Hathaway HomeServices in 2002, and Jenny joined the agency in 2018. WHAT MAKES YOUR TEAM DIFFERENT FROM OTHERS? “There are many qualities of the Harriet Cameron Group that set us apart from other agents and teams. Several of us have succeeded as single moms—giving us unparalleled qualities that directly benefit our clients. Our entire team is smart, grounded, experienced, resilient, creative, communicative, truthful, loyal and mentally strong with a big sense of humor. We confidently go to battle for clients armed with creativity and knowledge to win. There is no crisis that we cannot manage. Our business is focused on the client, and clients know they are in the most capable hands because our team takes care of every detail with expertise, speed and heart. Reputation matters, and that’s why clients keep coming back and referring friends and family.” WHAT WOULD YOU LIKE POTENTIAL CLIENTS TO KNOW ABOUT YOUR TEAM? “Both Harriet and Jenny are luxury specialists who live and have raised kids in the Valley. Barbara and Doris offer expertise as licensed Realtors and marketing and transaction experts who have worked on all sides of real estate for 18 years. Our dynamic group knows the neighborhoods, schools and housing market, and we have strong relationships with other brokers and vendors. This means we offer our clients a smooth transition from the first offer to the time they move in.

Clients’ happiness and satisfaction is of the utmost importance. They are heard and taken care of and receive quick response time and continuous communication. The Harriet Cameron Group offers experience, expertise, intelligence and class. We have a reputation as one of the top listing agents in the area with a powerful strategy and multitiered marketing plan that is always expanding. We help first-time homebuyers find starter homes, and we also locate the most luxurious mansions. We do it all with style and grace.” WHAT IS YOUR AGENCY KNOWN FOR? “It is impossible for other firms to compete with Warren Buffett—the visionary leader of Berkshire Hathaway HomeServices California Properties, who affords us the best in support, resources, technology, advertising, in-house legal teams and so much more. His investing skills and business acumen are unmatched. He shared one of his secrets to success: ‘I learned to go into business only with people whom I like, trust and admire.’ Warren trusts us, and so can you.” WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? “Real estate is a wonderful way to build wealth. Over the last few years, we have experienced historic lows in mortgage rates and more stringent lending requirements to compensate for the flood of short sales and foreclosures we saw several years ago. Unlike Wall Street investments, which can take huge tumbles in value and are easily influenced by outside sources, real estate is generally stable. It is a physical asset that can be improved upon, which further increases the equity—sometimes at huge margins. It is also a wonderful source of passive income.”

SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “An agent must possess a huge amount of flexibility to be successful. We never know when a property will hit the market that may be exactly what our buyers are searching for. We have to make ourselves available to see the inventory, sometimes during very small windows of time. Weekend or evening plans can change on a dime if a client wants to write an offer or list their home, or if we place a property into escrow or a buyer wants to see a listing last-minute. That’s why our team approach works so well. We are always reachable to make sure our clients’ questions and needs are met in a timely fashion.” GIVE US SOME TOP TIPS FOR IMPROVING CURB APPEAL. “Curb appeal is so important because many people judge the proverbial book by the cover. The emotions that a home conveys during the first look leave a lasting impression. Great curb appeal comes down to color and lack of clutter. It is always good to make sure there is a pop of color with flowers or plants in the front of your home. If you have planter beds, add new bark to make them look fresh. A new coat of paint on the entry door is an easy way to spruce up the front of your home, as is landscape lighting or a new porch light fixture. Sometimes even replacing the address numbers with new ones will add a touch of polish.”

ANDREW MANNING Realtor , Berkshire Hathaway HomeServices California Properties ®

R

esidential real estate broker Andrew Manning has worked in real estate since 1986, when he was attending UCLA. He is the Valley estates director for Berkshire Hathaway HomeServices CA Properties, specializing in homes from Palos Verdes to Paso Robles in all price ranges. Andrew joined the firm in 2013 and is a founding member of the Luxury Property Division. Now serving as a designated Luxury Property Specialist, he continually achieves the ranking of #1 individual agent in the San Fernando Valley, was ranked #5 nationwide for the firm in 2020 and has brokered more than $2 billion in closed transactions during his 36-year career. WHAT DO YOU LOVE MOST ABOUT YOUR WORK IN REAL ESTATE? “I love a mutually satisfying transaction where both the buyer and seller are happy at the end of the deal. It is not easy, but it’s so rewarding when it happens. Most of my business is from past clients and referrals, which is always a sign that you are doing your job well.” SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “As an agent, you have to be flexible with your schedule and available seven days a week. It’s a huge job to manage email, phones, texts and social media sites in order to stay current and informed in today’s world. This is especially true for the busy agent, as 99% of first viewing requests are from online searches and usually through third-party search sites or apps that send buyers homes in their search field as soon as they come to the market—often before the buyer’s agent is even aware of them being on the market.” WHAT QUALITIES ARE NEEDED TO BE THE BEST IN THIS BUSINESS? “The most important qualities are being a good listener, having a good reputation among other agents, knowledge of your area and market conditions, and helping your clients with problem-solving and trusted resources such as mortgage brokers, movers, handymen and tradespeople.”

DO YOU ANTICIPATE A TIME WHEN EVERY PROPERTY WILL FEATURE A VIRTUAL HOME TOUR? “At the beginning of the pandemic, I thought so. They are very helpful, but most sales are happening with in-person viewings unless the client is familiar with the area/homes/ condo building and can consider an offer without personally viewing. It is quite common for agents to do a video walk-through with prospective buyers who are out of area or unable to look in a timely fashion.” HOW ARE YOUR CLIENTS USING SMART-HOME TECHNOLOGY? “People like to control everything such as pool/spa temperatures, interior/exterior lighting and temperature settings in their homes from their smart devices. Smarthome technology provides this ease along with the ability to control systems from a single source, whether on- or off-site.” WHAT RELOCATION ASSISTANCE DO YOU OFFER CLIENTS WHO ARE NEW TO THE AREA? “I love showing clients who are new to the area our schools, markets, restaurants, shopping and even shortcut streets.” WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? “Residential real estate has a tactile quality. People like to touch and feel their investments, and real estate supplies that experience. In these pandemic times, prices are at an unprecedented high as people who have the means and desire are looking for more space and amenities.” HOW DO YOU FEEL ABOUT WORKING AS A DUAL AGENT? “I don’t do it as often as I could. I only work as a dual agent with full disclosure to both sides and only when I feel buyer/seller personalities are a match. If one side is very tough or either side is not in favor of it, I will not do it. It is all about making both parties satisfied and happy at the end of the deal.”

HAVE YOU SEEN A RECENT INCREASE IN FIRST-TIME HOME PURCHASES? “So many people want to buy, and many first-time buyers are simply priced out of the marketplace. Many have given up and continue to rent, but there is never a bad time to buy if you find the right home.” WHAT DO YOU PREDICT WILL HAPPEN WITH MORTGAGE RATES IN 2022? “I see mortgage rates edging up, but not dramatically. Predictions are around 3.5% on average by June this year.” DO YOU THINK HOME PRICES WILL CONTINUE TO SOAR IN 2022? “I think appreciation will slow in the coming year, which is a good thing. A market can’t sustain 12% to 16% year-to-year growth in prices. Predictions by national economists indicate that appreciation rates will slow to the 4% to 5% level this year. Inventory remains at historic lows in most price categories. Until that changes, prices will remain high.” TELL US ABOUT COMPETITION IN THE REAL ESTATE INDUSTRY. “There is plenty of business out there for good agents. Cooperating is the name of the game. I have no patience for unethical clients or agents, and I align myself with like-minded clients. When I am working with a client, I am fiercely protective of them and their home, treating it like my own.” DO YOU INVOLVE YOUR FAMILY IN YOUR WORK? “My partner, Steve, is my rock and balance beam. He runs our small group and helps with showings, inspections and problems/ resolutions as needed.”

ANDREW SPITZ & FRAN CHAVEZ Owners, Andrew Spitz | Fran Chavez Group (SCG)

A

ndrew Spitz and Fran Chavez transact premier properties along the Ventura Boulevard Corridor and surrounding areas on behalf of celebrities, musicians, athletes and local residents. After more than 20 years at Berkshire Hathaway, the duo recently joined tech real estate company Compass to head the Valley Division of the Aaron Kirman Group (AKG) as executive directors of luxury estates. AKG has been a leader in luxury residential real estate for 20+ years with more than $7 billion in career sales and $1 billion in sales over the last 12 months. Andrew and Fran plan to expand SCG, bringing aboard only the finest agents to fit and complement the AKG model. They are currently building a permanent Encino office location, scheduled to open in March.

TELL US ABOUT YOUR TEAM. “We both bring different skill sets to our transactions and have been partners for years. Andrew has a strong foothold in Encino, being born, raised, schooled, living and working in the area. He is able to surprise clients with his ability to remember homes, owners and layouts on any given block. Fran excels at handling escrows and the finer details of inspections. The Compass alignment empowers us with important resources including digital marketing platforms.” SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “Due to our longstanding relationships with other Realtors, as well as our well-known reputation for closing transactions, we procure properties for buyers that other agents lose out on in multiple-offer situations. Our unique marketing strategies, which now include analytics, bring a whole host of buyers to our listings—providing our sellers with more exposure and multiple offers than ever before.”

DO YOU THINK HOME PRICES WILL CONTINUE TO SOAR IN 2022? “The real estate market remains robust and highly active. Forecasts for 2022 are positive across the board, with some experts more conservative than others. Even the most conservative predictions suggest an increase of 3% in home prices by the end of the year, while the more aggressive are claiming 16%. The California Association of Realtors projects a statewide price increase of 5.2%.” WHAT IS YOUR AGENCY KNOWN FOR? “Integrity and strong customer service skills. We don’t just help clients buy and sell houses; we cultivate relationships with our clients that go far beyond closing their transactions—which is why we have a strong referral business. We have developed a strong network of vendors and tradespeople, allowing us to provide both buyers and sellers the support they need, prior to listing until well after they have closed.” WHAT DOES IT TAKE TO BECOME A TOP EARNER IN YOUR FIELD? “The rise of technology has made it easier for buyers to have a handle on the MLS inventory, which is why it is so important to maintain a strong network of agents and available pocket listings. We believe it is crucial to be current on market trends, new technology developments, and general real estate and lender news. We also believe an active social media presence is important in today’s market.” WHAT ARE THE BENEFITS OF A CAREER IN REAL ESTATE? “We believe there is no greater reward than helping people find their dream home—for some it may be the biggest investment of their lives. Helping sellers obtain the greatest return on the sale of their home is just as important and may mean the difference in their retirement lifestyle or what they

can afford when selling one property to purchase another. Making sure the resale on a purchase for a buyer is going to get them the best return on their money—whether it’s their first or forever home—is of utmost importance, as you never know what life may bring. All of these things are the difference between finding an agent who cares about their clients, as opposed to an agent who cares about commission. We care about our relationship with each and every client. It’s not about today’s sale; it’s about what we can do to help—whether that means obtaining the best accountant, financial advisor, attorney, insurance agent or plumber. We have access to every possible professional or vendor you might need.” WHAT ARE YOUR TIPS FOR IMPROVING CURB APPEAL? “First impressions do matter. Cleaning up landscaping, planting flowers, installing sod and keeping the path to your front door clear is always a boost to a home’s curb appeal. Much more than a drop-off for packages, your front porch is the first area guests see, and it showcases your style. A bench, an outdoor rug and planters help create an inviting entry. Fresh paint on the front door, trim and shutters, and power washing can make all the difference. If your walkway or driveway needs to be redone, talk with your Realtor before spending the money. A lot of things can be done without spending a fortune.” Disclaimer: Andrew Spitz and Fran Chavez are real estate salespeople licensed by the state of California, CalDRE #00924610; 01013357 affiliated with Compass. CRAIG STRONG Vice President of Luxury Home Sales, Compass

A

native New Yorker, Craig Strong graduated from Ithaca College and worked for years with Point Blank Body Armor, rising through the ranks to vice president of manufacturing. When he relocated to Los Angeles, he got involved in property investment and transitioned to the field of real estate. Craig has been an award-winning, top-producing Realtor® in the area for more than 20 years and is the founder of The Craig Strong Group under the umbrella of Compass. He has volunteered with numerous community organizations including the Greater Toluca Lake Neighborhood Council and the Toluca Lake Homeowners Association, Chamber and Neighborhood Watch. HAVE YOU SEEN A RECENT INCREASE IN FIRST-TIME HOME PURCHASES? WHAT ABOUT MULTIFAMILY PURCHASES? “Yes, I’m seeing the market experience an upsurge in first-time home purchases. Firsttime home programs and the parameters of home loan eligibility are allowing first-time homebuyers the ability to own their own home. The rental market is at an all-time high. People see that it becomes less expensive—and smarter—to purchase. In terms of multifamily real estate purchases, the market is hot for those looking for a return on their investment. With rent as high as it is, these homebuyers are definitely seeing those returns. Multifamily residential properties don’t stay on the market long.” SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “You have to be extremely flexible. These days there aren’t any free weekends, holidays or specific hours of operation. Everything blends into one when you’re helping people with the biggest purchase or sale of their life. You need to be available and always be working behind the scenes, finding properties off market for your buyers and making sure you’re getting top dollar for

your sellers. If you’re thinking about taking a vacation, good luck! You have to be made of steel and work harder than the rest to succeed in this industry.” WHAT DO YOU LOVE ABOUT YOUR JOB? “What I love most about my job is providing a powerful negotiation for my clients. I love when they truly recognize how hard I work for them, and when they come to me at the end of the transaction with such appreciation. It’s not as simple as just finding a house for a buyer or just listing a house for a seller. There is so much that goes on behind the scenes in a purchase or sale, and most of my clients understand this process. They really appreciate how my 20 years in the industry have helped them in the process. I also enjoy being a part of this amazing community where I’ve met so many wonderful people. I know that when tasked to fundraise for a local cause in Toluca Lake, I can achieve my goal by lunchtime on the same day. This community continues to grow together into one of the most special areas I know of. I’m truly blessed to have been here for two decades. I can’t see myself anywhere else.” DO YOU THINK HOME PRICES WILL CONTINUE TO SOAR IN 2022? “I don’t think they’re going to soar, but I do think the price for those specialty homes on big lots, on golf courses, lakefront or with views will continue to go up. I think smaller starter homes will start to level out and stay where they are unless inventory drops again—in which case, those prices will also increase. I do, however, feel inventory is going to start picking up, and this will help stabilize home prices.” DO YOU INVOLVE YOUR FAMILY IN YOUR WORK? “I definitely involve my family in my work. When you close approximately 100 transactions a year, it’s extremely stressful.

My family is always there when I need to vent about a tough transaction or celebrate a closing! Having done this for so long, they know how to help me navigate any situation.” WHAT ARE KEY FACTORS FOR FINDING A GOOD FIT WHEN CHOOSING A BROKER TO WORK WITH? “The key factor when looking for a broker is choosing one who listens and truly understands what the client wants from their buying or selling experience. At the end of the day, it is all about the client; you need to make sure you are working with a broker who is going to meet your needs. They should be honest when it comes to pricing the home and transparent about the transaction process. You need an agent who is going to achieve the goals you set forth and does it professionally.” WHAT DOES IT TAKE TO BECOME A TOP EARNER IN YOUR FIELD? “Experience, time and knowledge. They all go together. In this industry, no one is going to hand you business. You need to get out there and start from the bottom and work your way up. It is also important to meet the agents you’ll be doing transactions with. Nothing happens overnight, and it isn’t as easy as it looks on TV. Stay vigilant and be patient. Always be eager to learn and grow. Don’t be afraid of failure and mistakes, because they will happen.” GIVE US SOME TIPS FOR IMPROVING CURB APPEAL. “Mow your grass! It sounds simple, but seriously, make sure the front of your home is in great condition. You don’t want to be the neighbor with a dying lawn. We always recommend that our sellers plant some fresh flowers and repaint the front of the house and the fence. Small fixes that don’t cost much will raise the value of your home. An inviting home brings in more buyers!”

MICHAEL BERGIN Michael Bergin Real Estate | Compass

S

pecializing in Studio City, Sherman Oaks, Encino and the surrounding areas, Realtor® Michael Bergin has been helping Southern Californians buy and sell homes for 13 years. He founded the Compass Studio City office and was selected to be the Los Angeles representative for the Summers Global Team—working exclusively with agents who represent a global reach. TELL US ABOUT THE SUMMERS GLOBAL TEAM. “We are an exclusive group of top agents who specialize in select areas. Not only are we helping our clients find their first home locally (or abroad) but also their second home/investment property—whether it be in the Hamptons, Paris or Spain. If our client happens to be selling their home, we can now instantly market it globally with our network of top agents all around the country and the world.”

WHAT DOES IT TAKE TO BECOME A TOP EARNER IN YOUR FIELD? “When you start, you just want to be able to pay your bills. But I discovered early on that being a real estate agent truly was my calling. I believe I rose to the top for several reasons. Understanding the business inside and out is the foundation, but for me the most important thing is my clients. I love working with people—learning their unique wants and needs, thinking outside of the box, putting all of the working pieces together and finding a way to make it all happen for them. Nothing is more rewarding for me than telling my clients, ‘Congratulations!’” HOW HAS REAL ESTATE CHANGED IN THE LAST DECADE? “Our world has become a lot smaller. International travel and work have never been more prominent, so when I was asked to be the Los Angeles representative for the

Summers Global Team, I felt extremely honored—not to mention excited for my clients.” WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? “In volatile times, real estate has consistently been a strong staple. Not only is it a smart investment, but for most people it’s an investment that you live in. It’s been proven to grow over time but is also a necessary place to call home.” HAVE YOU SEEN A RECENT INCREASE IN FIRST-TIME HOME PURCHASES? WHAT ABOUT MULTIFAMILY REAL ESTATE PURCHASES? “Yes, definitely, I think people are really seeing the benefits of purchasing a home and, if at all possible, owning an investment property. They realize that they own something tangible, plus it offers a way to earn continued income. It’s a win-win.”

Both Gina and George have been recognized among the top 1% of real estate agents nationwide. George has been named Los Angeles Business Journal’s Most Dynamic Broker and added to Los Angeles Magazine’s Top 100 Most Influential Real Estate Agents in Southern California. Gina has been named one of Los Angeles Magazine’s 2021 Real Estate All-Stars, one of the Top 100 Most Influential Real Estate Agents in Southern California and a Nationwide 2021 Leading Lady in Real Estate. WHAT GIVES YOU THE EDGE IN YOUR PRIMARY AREA? “One key aspect of our team is our unparalleled understanding of the San Fernando

Valley neighborhoods that we serve. We live here, we love it here and we know it here. Collectively we possess more than 30 years of local knowledge that, paired with our deep-rooted industry expertise, makes us powerhouse advisors and negotiators. Together we bring a reputation for integrity, transparency and intelligence to The Agency.” WHAT IS YOUR TEAM KNOWN FOR? “We are known for our top-of-the-line service, experience, integrity, transparency, leadership and drive. This has resulted in one of the most competitive real estate teams in our area, having closed 2021 with $230+ million in sales and escrows alone. We know without question that our success is a result of dedication and drive, combined with experience, tenacity and determination to service our clients at the highest possible level. Collaboration is our single most reliable tool. We rely heavily on

each other and our team members to reach our every goal. And as proven throughout the pandemic, our attitude drives us to find success during difficult times or situations.” WHAT ARE YOUR THOUGHTS ON THE 2022 REAL ESTATE MARKET? “We expect a very strong housing market in 2022, which may become a bit more balanced with more opportunities for buyers. We do anticipate interest rates to increase, but they will remain in a historically low position and continue to fuel buying activity. Inventory is expected to remain relatively low, especially in Los Angeles where space limitations and lack of enough new construction create a strong sellers’ market. Rising rents, which are projected to increase up to 7.1%, will be a strong motivator for many first-time homebuyers. On the whole, we expect the housing market to remain strong and competitive.”

GIL SPIEGEL & MARILYN SPIEGEL Berkshire Hathaway HomeServices California Properties

R

eal estate agent Marilyn Spiegel and broker associate Gil Spiegel have a combined experience of nearly 50 years assisting buyers and sellers of residential properties all over Los Angeles. Gil, originally from Philadelphia, and Marilyn, a Chicago native, were college sweethearts and both had successful careers before moving to L.A. and joining Berkshire Hathaway HomeServices more than 17 years ago. WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? “We believe investing in real estate can be one of the best ways to accumulate wealth. Real estate is the safest investment you can make because it is secured by the asset itself: the home. It consistently increases in value over time and outperforms other investments. It isn’t as vulnerable to shortterm fluctuations as the stock market. Homeowners may deduct both mortgage

interest and property tax payments as well as certain other expenses from their federal income tax if they itemize their deductions.” WHAT ARE YOU AND YOUR AGENCY KNOWN FOR? “Berkshire Hathaway and its leader Warren Buffett have a worldwide reputation for financial stability and longevity. And so do we! We are also known by the company we keep; we have made many friends of numerous agents over the years. Having good working relationships with other agents is advantageous when presenting offers. In multipleoffer scenarios, we are often successful in procuring the winning offer because other agents want to work with us.” WHAT DO YOU LOVE ABOUT YOUR JOB? “We love that we have the opportunity to help guide our clients through one of their largest investments. We get great satisfaction

knowing that we helped make an impact on our clients’ and their families’ lives. We are appreciative of the many clients we have helped who have become our friends over the years and have recommended us to their friends and families. It’s gratifying to have the next generation of families we have helped reach out to us for their real estate needs.” WHAT RELOCATION ASSISTANCE DO YOU OFFER? “We put on our tour guide hats and drive our clients around the areas they are interested in seeing. We prepare illustrated buyer tours with lists of local attractions, schools, places of worship, shopping and entertainment venues. We can also do this virtually through Zoom. We refer our clients to our trusted resources such as mortgage brokers, movers, handymen, painters, plumbers, landscapers, electricians, interior designers and other tradespeople.”

Their team services all of Los Angeles with a strong focus on the San Fernando Valley and East Los Angeles, from Hollywood Hills to Pasadena.

WHAT DO YOU LOVE ABOUT YOUR WORK? “We love so much about our work, but nothing tops finding the perfect match for a home. Whether it’s helping our seller find the perfect buyer or handing new keys to our buyers as they start their next chapter, helping our clients reach their goals is the best part of this job. It’s that moment when dreams become a reality!”

TELL US ABOUT YOUR PARTNERSHIP. “We have been best friends since 1994 when we met as freshman BFA acting majors at Carnegie Mellon University. After both pursuing successful acting careers, we separately moved into various business ventures: Garrett was a successful bar owner and Mia was a television producer. Realizing our shared passion for Los Angeles’ unique neighborhoods, architecture and history, we formed our own real estate team.”

HAVE YOU SEEN A RECENT INCREASE IN FIRST-TIME HOME PURCHASES? “We have helped a lot of first-time homebuyers throughout 2020–2021. We love working with them through all of the excitement, ups and downs, and watching them start their new chapter in their beautiful home. A combination of low interest rates, high rent and changes to work and home life have made jumping into the Los Angeles housing market more attractive than ever.”

SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “Every property and every person we help is unique. And we love that! No matter how many escrows you go through, there is always something new to learn. The reality is that a competitive market is fluid, and adaptability is key.” DO YOU THINK HOME PRICES WILL CONTINUE TO SOAR IN 2022? “It’s hard to have a crystal ball on this one, but it seems like we are in the new normal. Prices may not shoot up as exponentially as they did in 2020–2021, but Los Angeles is still such a young city with so much room for growth. roker associate Anita Rich and Realtor® Donna Mann both work under the umbrella of Compass—a residential real estate and tech firm. Combined, the two offer clients more than six decades of real estate experience.

WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? Donna: “No matter what the current market trends may be, homeownership has always proven to be a good long-term investment. It provides not only a home but builds equity as property values increase.” WHY WOULD SOMEONE CHOOSE TO WORK WITH YOU? Anita: “In addition to my dedication to my craft, I stand behind what I believe in to offer a win-win approach. My integrity dictates that I do the right thing. My customers can trust that I’m always operating in their best interest.” WHAT TRAITS ARE REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY? Anita: “You have to be flexible, responsive, a little thick-skinned, and have a good sense of humor and a passion to deliver on what is often one of life’s largest investments.” Donna: “Successful agents are able to connect, understand and reconcile their clients’ needs in a way that always places those interests first.” GIVE US SOME TOP TIPS FOR IMPROVING CURB APPEAL. Donna: “The first impression of any home should be neat, clean and uncluttered: a fresh coat of paint on the front door; clean windows and a tidy driveway; attractive exterior lighting; a well-maintained front lawn; and colorful plants and flowers.” Anita: “Less can be more. Make sure the homes’ exterior, including gutters and roof, are in good condition. A buyer’s eyes often go directly to problems, so make sure they are taken care of before they have a chance to spot them.” WHAT RELOCATION ASSISTANCE DO YOU OFFER? Anita: “I have been involved with major companies’ relocation programs, so I have an information package on specific areas, local stores, libraries and schools, public transportation and details on each area’s real estate markets.” Donna: “Being a homeowner in the Sherman Oaks-Studio City area for more than 40 years, I can help clients acclimate to all that the area and surrounding neighborhoods have to offer, including shopping, restaurants, parks, schools, museums, libraries and places of interest.”

STEPHANIE PAYAB President, The Payab Group | Berkshire Hathaway HomeServices California Properties

R

eal estate agent Stephanie Payab has worked in San Fernando Valley real estate for the past 18 years. She has been with Berkshire Hathaway HomeServices California Properties since 2003 and started The Payab Group in 2016. Stephanie has been recognized nationally in the Top 1% of all BHHS agents. DID YOU ANTICIPATE A TIME THAT EVERY PROPERTY WOULD FEATURE A VIRTUAL HOME TOUR? “Since COVID-19 changed the way real estate agents conduct business, virtual tours that had been utilized before had to step up their game with how the information is presented. Virtual tours allow future homebuyers to explore each room completely and generally with 360-degree movement. Consumers can get a feel from almost every angle, and it shows them how they can move through the space easily. While we have resumed open houses, many buyers are more comfortable searching for properties online and via virtual tours.” HOW ARE YOUR CLIENTS USING SMART-HOME TECHNOLOGY? “Homes that are equipped with smart-home products including smart lighting, smart thermostats, home theaters and home security and safety products continue to have a leg up on the competition. It affects home values and the amount of time it takes to sell a home. Smart-home technology enhances homeownership and is a key factor for buyers as they look for their dream home. Today everyone relies on connectivity in everything we do, and that extends to our homes. We want to interact with our home even when we are not there. The convenience of preheating the oven from the car on the way home; turning on lights, heater or air conditioning; or starting the laundry before arriving home are all luxuries that buyers are looking for when purchasing a home.” SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “Having a flexible schedule in real estate means being available and adjusting to clients’ needs. This industry lends itself to agents like me working on demand, all the time and when others are not. That includes weekends, after hours and generally at times when it’s not necessarily convenient for you personally. If a client calls, you need to be willing to drop everything and be attentive to their needs, even if it is a time that you normally would be spending with your friends and family. The benefit of my team structure is that someone is always available to assist our clients, allowing for greater flexibility—and that means everything!”

DANIELLE PERETZ Realtor , The Agency ®

F

or more than two decades, Danielle Peretz has lived and worked in Studio City—buying, selling and renovating countless homes while providing real estate investment services for builders and luxury developers and assisting buyers and sellers across Los Angeles. She has worked with The Agency since 2018. TAKE A RISK OR PLAY IT SAFE IN THE REAL ESTATE BUSINESS? “There is truly a balance of both in every major decision I make. I live by the saying ‘high risk, high reward’ and challenge myself to apply not only sentimental valuation but also concrete evidence to support my decision. In order to achieve the lifestyle you dream of, taking calculated risks is necessary. There is always something to lose— money, time—but it’s imperative to consider how much there is to gain.”

WHAT IS YOUR ADVICE FOR SOMEONE JUST STARTING OUT IN YOUR LINE OF WORK? “Embody the role of a lifelong student. Always be ready to learn from experiences. Question the ‘experts.’ Be open to change. Expose yourself to new ideas. Learn new skills. Never be satisfied with what you think you know, and more importantly, do not consider yourself an expert. Every single deal in real estate is specific and unique; it is impossible to apply the same methods to each transaction and expect the same result. As a Realtor you are dealing with emotions, life savings, sentimental values and the dream of homeownership. Consider these facets of the job, and apply your broad range of skills accordingly.” WHAT PUTS A SPRING IN YOUR STEP AND KEEPS YOU FEELING ENERGIZED? “My clients’ happiness and spending time

with my family. I treat every transaction as if it were my very own and become personally invested in securing happiness for my clients. Coming home to my beautiful family gives me all the energy I need after a busy day. Having an intimate dinner with my supportive husband, our three beautiful children and our precious dog is the highlight of my day.” DESCRIBE YOUR LEADERSHIP STYLE. “I pride myself on being a team player. Being honest and considerate, motivated yet humble, and exercising patience and dedication provides my team with the necessary skills to succeed. Being supportive and available 100% of the time to my client is what I aim for, and I understand that to do that, I need open communication with my team. Being a team player is everything!”

ounded in 2018, Pearson | Cusack Real Estate Group specializes in real estate sales and investments. Owners Jamie Pearson and Shawn Cusack have individually assisted clients with home sales and purchases in Los Angeles since 1981, joining Berkshire Hathaway HomeServices in 2010. Pearson | Cusack Real Estate Group is ranked in the top 1% nationwide for Berkshire Hathaway and in the top 100 companywide. They earned the distinctive Legends Award in 2021 and have been the reigning golf champions of the Berkshire Hathaway Charity Golf Tournament since 2018. WHY IS REAL ESTATE SUCH A PROFITABLE, STABLE MARKET IN THIS COUNTRY? “Real property has always been one of the cornerstones of building wealth. The value of real estate has increased throughout history. Another recent factor is the pandemic. One of the great lessons from the pandemic is the idea of what a home is and how valuable it is.”

DO YOU ANTICIPATE A TIME THAT EVERY PROPERTY WILL FEATURE A VIRTUAL HOME TOUR? “A virtual tour is a part of every home we sell today, as is a 3-D walk-through. Video has replaced pictures as the most wanted marketing method in a buyer’s search. We now have a dedicated staff videographer on our team—that’s how important it has become.”

DO YOU INVOLVE YOUR FAMILY IN YOUR WORK? “Pearson | Cusack Real Estate Group is family—Jamie and Shawn are cousins. We made a fun video about that (watch it at bit.ly/pcreg-cousins). We have some of our closest friends and family working on the team: Barbara Seals Morden, Janine Sable, Bo Donaldson and Nora Fasano.”

WHAT DO YOU LOVE MOST ABOUT YOUR WORK IN REAL ESTATE? “We have the best career in the world! We help our clients build wealth and create a home and home environment. When we realize their goals, it is as fulfilling as if it was our own. We live for our clients, we get our hands dirty for our clients, and when there is a bump in the road, we are here to provide support and empathy. We are filled with gratitude for the opportunity to provide our services.”

WHAT IS THE TEAM KNOWN FOR? “Our team is known for our local knowledge, hard work and desire to make a difference in others’ lives. ealtor® Elle Jones has worked in real estate since 2006 when she sold her first house—all cash—in the first week of having her license. She joined Keller Williams in 2015 and the Harma Real Estate team in 2018. Elle specializes in the southwest and southeast parts of the San Fernando Valley, including Sherman Oaks where she lives and is raising her three kids. WHAT DO YOU LOVE MOST ABOUT YOUR JOB? “I love real estate—it’s my life! If I had to pick just one thing I love most about real estate, I would have to say the relationships I’ve built over the years with clients, my broker-mentor-friend Harma Hartouni, colleagues and other agents. Some of my clients have become my closest friends, and I am grateful they are an integral part of my life.” WHAT ARE THE BENEFITS OF A CAREER IN REAL ESTATE? “You can build your own wealth. The only ceiling is the one you create. If you see real estate as a real business, you will do great. Real estate will give you the value you give it! People always ask me what is the secret to my success. I’d credit my innate energy and positive outlook on life. And I truly believe in the old adage ‘When you do what you love, you never work another day in your life!’”

SPEAK ABOUT THE FLEXIBILITY REQUIRED TO BE SUCCESSFUL IN THIS INDUSTRY. “As a successful real estate agent, you must be flexible with every client, seller, buyer or investor. With every listing appointment I go on, I come from a place of curiosity. I’ve learned that when you are genuinely curious about the person you are talking with, you get to know the person on a deeper level—which allows you to truly assist them in selling their home. On the other hand, in the real estate industry as it pertains to the day-to-day work schedule, there is not much flexibility. Successful real estate agents time-block and have a strict schedule. Time management and leveraging your team and systems are what separate the monarchs of real estate.” WHAT IS YOUR AGENCY KNOWN FOR? “Building top-producing agents and creating an atmosphere of family. Harma Real Estate | Keller Williams Encino-Sherman Oaks was the highest-producing office of all time in 2020 and 2021. We closed more than $2 billion in sales. As Valley residents, much of their focus is on this area. They are in the top 1% nationwide among all Berkshire Hathaway agents. WHAT WOULD YOU LIKE POTENTIAL CLIENTS TO KNOW? “We have always based our business on developing and cultivating strong relationships with our clients, based on open communication and trust. Real estate is very personal and hands-on. We are with our clients every step of the way—from showings, inspections, open houses and paperwork to providing them with any needed referrals for vendors or lenders. The litmus test for us is to ask how we would want our kids or parents to be treated if they were buying or selling a house. Obviously, that makes the standard pretty high, and that’s what we aspire to every time.” TELL US ABOUT YOUR PARTNERSHIP. “We partnered around seven years ago and have not looked back since. With proven results from the market leader, why call anybody else?

Dreaming about getting away from it all, and yet it’s difficult during these unprecedented times. Just an hour away in Oxnard, Ventura and Santa Barbara the dream of long luxurious days by the ocean, kayaking through a harbor, bicycling near the beach and watching sea lions, dolphins and pelicans sounds pretty good - doesn’t it? I’ve been assisting many of our clients who are now buying weekend/ vacation homes in Ventura and Santa Barbara County. Call me if you’re interested, and I’ll show you how that feeling of vacation can be yours more than just once a year!

LAST WORD

Tail o’ the Cock Photography from 1958 courtesy of Bobby Cole

For 40 years, Tail o’ the Cock, which is featured prominently in the new movie Licorice Pizza, reigned supreme on Ventura Boulevard. During its heyday, the Studio City restaurant, just one block west of Coldwater Canyon, was the place where stars ate lunch while working at nearby Warner Bros. Studios and CBS Studio Center. The eatery was a place to see and be seen. Celebrities like Ronald Reagan, Elizabeth Taylor, Richard Burton, Gene Autry and John Wayne were regulars. The Americana fare (heavy on the meats) was considered upscale and tasty at the time. A 1955 menu lists one of the most popular entrees, the Cock Pepper Steak, for $4.50; soup of the day went for 55 cents. But the Tail, as it was known, was above all a place to meet for cocktails. No matter the day, the martinis started flowing at 5 p.m. When developer Herbert M. Piken bought the property in the late ’80s and announced plans to building a shopping center, longtime employees were shattered. “I feel like there’s been a death in my family,” Justine Visone, a cocktail waitress at the restaurant for more than 10 years, told the Los Angeles Times. ■
