advocating to have Montreal's Orange metro line extended from the Cote Vertu station to Bois Franc, where it will connect with the future REM station site. With a tunnel for the new STM metro car garage at Marcel-Laurin and Thimens Boulevards already being excavated from Cote Vertu, it makes good sense. DeSousa has also maintained that an Or-

ange line extension would also be good as a safety measure, in case the REM experiences any possible problems. As well, there is already one kilometre of tunnel that has been dug and the tunneling machinery is on-site. And Mayor Valerie Plante wants to make it happen. The City will be requesting money from the Quebec govern-

ment in their next provincial budget, expected sometime around mid-March of this year. The Mayor's proposal would see two new stations built from Cote Vertu; one on Poirier Blvd. and the other at BoisFranc. “For me, it is crucial… it is important," she said, given the controversial Royalmount project and other developments expected to sig-

nificantly increase traffic and bus station congestion in the area. A report that was presented to the city’s executive committee also shows the extension will allow commuters to have easier access to the airport and industrial areas, as well as reducing greenhouse gas emissions. The tunnel would be 2.3 kilometres long and the new stations would offer com-

muters using the REM, especially those from the West Island, a smart, accessible and easy transfer into the Metro and STM bus system. Plante is also hoping the Quebec government will consider an increase of 50% in funding towards more sustainable transportation in Montreal, as well as prioritizing the city's plans in electrifying its public transit system.

City of Montreal gets head start on filling potholes t is that time of the year again, when the freeze and thaw cycle of winter

Damaged hubcaps pile up on the side of the roads, cars swerve dangerously to avoid monstrous sixfoot plus craters - and drivers' nerves are put to the test. However, this year the City of Montreal is trying to get ahead of the 'Game-Of-Holes'. The City is taking ad-

vantage of the warm weather we have recently been experiencing, to put its pothole filling machines on to the main roads. Boroughs are at work as well on their local roads. Operations already began in Montreal on February 16th, filling a number of potholes that developed over the winter. The work will continue, but with the potential snow/ice/rain storm looming this week, other equipment to deal with the conditions will be mobilized as needed. Pothole filling operations can only take place under specific weather conditions. It cannot be too cold and the pavement needs to be suitably dry for the work to be done. Based on the road conditions, they will decide on a daily basis

whether to put the machines into action. Day and night work is planned on various roads in order to limit traffic obstructions,

particularly in the city center. The routes are determined based on the condition of the roadways and adjusted according to the work

to call 311 or use the Montreal Citizen Service application to report potholes and help the City carry out its operations.

Green coalition calls ministry actions "scandalous"developers never refused certificates of authorization W hat began as a legal attempt to save one particular

No judgment has been handed down yet, but environmentalists of the Green Coalition find the testimony scandalous. In a court case heard this month,Valerie Plante’s “environmentallyfriendly” administration was named as a co-defen-

dant. Plante’s defense of construction of a new building in the largest wetland on Montreal Island is at issue.The Green Coalition asked for an injunction to stop the construction. The MEQ, which authorized the construction, was named as a co-defendant. “In a stunning development, MEQ has admitted in open court that it has never refused a developer’s request for a Certificate of Authorization,” Campbell Stuart, one of the lawyers on the case for the Green Coalition, wrote to The Times. “The Ministry’s admission reveals a terrible scandal at the heart of our environmental protection bureaucracy. We now know that it works for developers, not for the environment and not for the public,” continues Stuart. The Green Coalition demands an immediate public investigation into

the MEQ’s procedures for issuing Certificates of Authorization, including a review of the validity of all Certificates already issued and an immediate mora-

torium on the issuance of new Certificates until the inquiry is finished and the procedures are corrected. Stuart specifies that the Green Coalition’s injunction proceedings are an attempt to stop destruction of the Technoparc wetlands just north of Trudeau Airport. He notes that environmental studies done by Technoparc include bird counts conducted in the middle of winter when most species have flown south. Those studies—on which work authorizations were based–dismissed the area as being of little environmental importance. But, since 2016, birdwatchers in Technoparc area and adja-

cent federal lands just north of Trudeau Airport have counted 189 species of birds there according to the eBird website. This includes endangered species--such as Least Bitterns and Wood Thrushes--nesting on site. The area is now recognized as one of the top bird-watching spots in Quebec. A recent article in the Metro newspaper on this same topic cites Geneviève Jutras, working at Mayor Plante’s office, as saying Montreal has proven its support of wetland protection by actions. The Plante administration is intent on creating a 3000 hectare park on Montreal’s West Island, but this does not include the Technoparc

area on the border of Dorval and St-Laurent. Similar complaints about the Quebec Environment Ministry rubber stamping wetland destruction were heard in 2015 when environmentalist Tommy Montpetit told Radio Canada that: “the (MEQ) has become a machine to authorize work (to destroy wetlands).” At that time, on average, two such wetlands were destroyed every week in the Greater Montreal area. Most of these wetlands were less than 5 hectares in area. Wetlands can clean the water that flows through them, mitigate large flood events, recharge underground aquifers and sequester carbon. Wetlands are also the most biologically diverse of all terrestrial ecosystems, providing lucrative destinations for ecotourism according to websites like Conservation.org In 2016, construction work began in the Technoparc area, including access roads, cutting thousands of trees and draining marshes.This has already caused a serious decline in numbers of birds and other species writes Stuart.

Across Canada as real estate becomes more and more unaffordable, these strategies will help you get into the real estate market where you would perhaps otherwise not be able to. Did you ever consider buying a duplex instead of a single-family home or a condominium? As a firsttime buyer you may not have considered the benefits of buying a duplex and how this can help you in the long run. As someone who is perhaps looking to retire or semi-retire, this may be a wonderful way to downsize. Yes of course there are some disadvantages as nothing is perfect. In a duplex, you would indeed be living either upstairs or downstairs from your tenant, and as the landlord you will collect rent and declare this as part of your yearly

income with the offset of expenses. There may be some work involved such as repairs, dealing with leases and tenants. However, in my opinion the long-term benefits such as lower cost of living, increased property appreciation and equity as well as the ability to write off expenses far outweigh the drawbacks. Here are 5 benefits to consider before making the decision. These advantages stem from my own personal experience, as my first property was a duplex. As well, from hundreds of my clients who have purchased a duplex and benefited with long term gains. 1- A Duplex is more affordable Perhaps you are looking at moving into a neighborhood where you do not qualify to purchase a singlefamily home because prices are too high. Buying a duplex with a rental income will help you qualify for the mortgage and get into the neighborhood you want to be in. Furthermore, I recommend to many first-time buyers to live in the upstairs unit for a few years, pay down the mortgage quicker by collecting the rent from the downstairs which is usually is a higher amount. You can renovate or upgrade finishes, and then chose your tenant and move to the downstairs unit. You can keep more of your capital for renovations or other investments since you can purchase a duplex with as little as a 10% down payment. This gives you

more wiggle room with your liquid cash position. 2- A duplex is a gateway to investing and buying a single-family home Owning a duplex is a great first investment especially when you live in it. You will quickly learn about what expenses you can write-off on your taxes such as the interest paid on your mortgage. Learning about leases and managing repairs and tenants is very useful if ever you want to build your real estate portfolio. After the first 5 years, when your mortgage is up for renewal and the mortgage has been paid down, there will be equity built up and you can borrow up to 65% of the value of the duplex. Many have been able to buy their first single-

family home by using the equity from their duplex. This allows you to use a large down payment and keep the payments manageably low on a singlehome property. 3- A duplex goes up in value quickly A duplex in most major Canadian cities, has a higher appreciation value than a single home or a condominium. In Montreal duplexes are very sought after and prices continue climbing. In the Greater Montreal Area, the appreciation in the past year has increased on average 10% on duplexes just by holding onto these properties. 4- A Duplex gives you many options You can consider short term rentals if you are in a highly desirable area of

your city. A part of the duplex may be used as a home business office. The finished basement may be converted into a bachelor suite with an additional rental income. Two people who would otherwise not be able to afford a property on their own, can become co-owners and share the expenses of a duplex. A Duplex can serve as a type of inter-generational style living situation. If a single home is truly what you want and need, then perhaps you can convert the duplex into a single-family home? This may be a good option years after the initial purchase or as a resale strategy. Whatever you decide, make sure to seek the advice of an expert team such as a mortgage broker, real-

The Poop Diaries by Abby Ross

“I always liked helping people, which is one reason I became a plumber,” writes Andy, a

By Stuart Nulman mtltimes.ca plumber whose stories of the ups and downs of his trade are chronicled in Abby Ross’ book The Poop Diaries. “I also like taking on jobs other people cannot do. When I figure out the solution, I love seeing people’s reaction. Many times, they cannot believe I solved the problem.” That was the case with Ross, who called a plumber late one evening to come to her Chicago home and unclog her toilet. The

plumber who answered the call not only fixed the problem within 30 minutes, but also shared with her many of the interesting and unusual stories he experienced fixing all sorts of indoor and outdoor plumbing, which gave Ross the inspiration to compile this book. At first glance the book’s title could be somewhat misleading, believing it’s about a first-time mother’s experiences with her firstborn child and all the diapers she had to change, or about the wonders of bowel movements in general. However, Ross gives the rationale behind why she chose this title in particular for her book: “You may assume this book is all about poop, and rightfully, so. When most people think about plumbers, including me, they envision poop. This book, however, is about poop and so much more. Dildos, snakes, rats, fake vaginas, hauntings, weapons,

boobs, cheaters, shower obsessions, and drugs are only some the examples of what these plumbers have encountered.” Ross interviewed 10 plumbers for her book, in which each individual chapter focusses on a certain plumber and the many stories of their encounters with showers, baths, faucets, pipes and toilets and all the types of contents they extracted from them, which are bookended with why and how they chose to become a plumber in the first place, and reflections on their job and how meaningful it really is to their customers and their community. The common denominator you get from reading these stories is this: these hardworking plumbers enjoy what they are doing and are glad they got into this profession, no matter what they have stuck their hands into and pulled out, or the type of bizarre and difficult

clients they have encountered. …And there is no shortage of the above mentioned in The Poop Diaries. For example, when Todd did a job to unclog a home’s sewer and found it was jammed with over 200 baby wipe sheets, he told the wife not to flush baby wipes down the toilet. She replied that she does not have any kids, but that her husband “had an asshole problem”; then there is the heartwarming story told by Dean about the time he unclogged the sewer at a

house that was being used as a free daycare facility for the neighborhood children, in which its owner gave him a home-baked sweet potato pie that she made while he was busy unclogging her sewer as a token of appreciation; then there’s Jac, a female plumber who had to deal with a bullheaded, stubborn male client who asked her to clear a kitchen sink in which its pipes were filled with greasy sludge. Jac strategically placed three buckets so that when she unclogged the pipes, all the sludge would drain into them; however, the customer decided to repeatedly move those buckets. One area where he moved one of the buckets – the garage – was covered in sludge because of the absence of the bucket. When Jac asked him – through clenched teeth – why he moved that bucket when she told him not to, he mumbled to her “I did not believe you.”

The Poop Diaries is an entertaining book that will give you a much deeper understanding and appreciation of plumbers and the literal dirty work that entails their job 24 hours a day, seven days a week. It shows that no matter how simple, difficult or stomach-turning the repair job in question is, plumbers have the knowledge and skill that make them an essential, vital service, and thankfully, helps to shatter the long held stereotype of the slovenly plumber.
