Top advice for those foxed by Help to Buy IN this year’s Budget, the Chancellor announced the Help to Buy scheme. This was to be launched in two parts – the Equity Loan Scheme and the Mortgage Guarantee Scheme. The Mortgage Guarantee Scheme was due to start in January 2014 but the Government has announced that people will be able to start applying for the new Mortgage Guarantee Scheme now. Several of Fox & Sons panel lenders will be offering the new Help to Buy Mortgage Guarantee Scheme to customers, ranging from 80 to 95 per cent of the property’s value. By providing advice on this scheme, Fox & Sons can help thousands of people to buy new or existing homes up to a maximum value of £600,000. The scheme is aimed at people who cannot get on the property ladder – or move to a new home – because they do not have the deposit required. Under the new Mortgage Guarantee Scheme, the buyer would only need a five per cent deposit. Now is a great time to take advice on the Help to Buy scheme. Information day a great success HENNINGS Moir were inundated with buyers at their Help to Buy information day on Saturday. Not only did first-time buyers attend but also existing homeowners who are looking to move but didn’t think they would have enough equity to enable them to do so. With staff on hand to explain how the Help to Buy scheme works and an independent financial advisor available to explain what lenders were taking place and the various mortgage rates available, buyers were able to decide if the scheme is right for them. As a result, Hennings Moir now have a number of firsttime buyers looking to buy in

the area and use the scheme – so much so that they now urgently need properties for these buyers. While the scheme applies to buyers up to £600,000, most of the people who attended looking for their first home were after two- and threebedroom properties up to £180,000, mostly in the Saltash area. Clearly the scheme is likely to prove a success and will help many achieve their first step on the housing ladder. Others already owning a home but with limited equity, often busting at the seams, will be able to move on to that larger home their family needs.

Denise O’Leary continues her discussion with local estate agents about shortages of property on the market... LAST week we highlighted the dearth of quality retirement property available for sale but it is clear that there is an overall shortage of homes coming to the market with demand outstripping supply in every sector. “I think it is an issue which every agent is having to deal with at the moment because there aren’t enough homes coming to the market,” said Andrew Hampton of Fox & Sons at Plympton. “It is something that is happening across the region and we are just not getting enough instructions. “It is always a problem at this time of year anyway – people are thinking that it is getting close to Christmas and they don’t want to put their house on the market. “We have just had a our best sales month for a very long time so properties are selling well but we aren’t getting enough coming through to replace the ones that have been sold. We need new stock to sell. “I am sure that things will improve as confidence continues to return to the market but for a while now people have been reluctant to move because of economic uncertainty and have preferred to stay put and add improvements to their existing homes, such as loft conversions.” And according to statistics gleaned in an assessment recently commissioned by local councils including Plymouth, South Hams and West Devon, the situation is only likely to get worse as not enough new houses are being built. The findings of GVA Grimley Ltd are that only half the new houses needed to accommodate Plymouth’s swelling population are being built and the number of people living in the city is expected to hit 300,000 by 2031. One initiative to try and tackle the problem of not enough houses being available was launched last month, uniting the charity Empty Homes, the Ecology Building Society, a group of local authorities and using £3 million of Government funding.

Called The National Empty Homes Loan Fund, it is aimed at bringing almost three quarters of a million empty properties back into use by offering loans of up to £15,000 at a fixed five per cent interest rate. It has already been swamped by enquiries from owners of empty homes keen to access the funding but experts in the Plymouth area say that this is not a major issue in this area. “It is not just a problem we have here,” said Julian Partridge of Julian Marks Estate Agency based at Plymstock. “It is not like parts of the industrial north and Midlands where they have swathes of homes standing empty. “We just need to encourage people to get back into the marketplace because there aren’t enough quality homes available to meet the demand at the moment and obviously when you have that situation it keeps the prices up. “It is always a quiet time of year in the run up to Christmas because unless people have to move, perhaps because of work reasons, they tend to put off moving house until the new year.” Iain Christie of Bradleys of Mannamead in Plymouth agreed. “Empty homes are not something we have a big issue with in this region,” he said. “You might just come across the odd property that is vacant for a long period due to probate issues, or an ex rental or repossession but for the most part houses that are on the market and properly priced and presented sell quickly and don’t stay empty for very long. “At the moment there are serious buyers out there and they are the sort of buyers that are

viewing because they genuinely want to buy, they aren’t the kind of ‘browsers’ you may get in the summer months. They are not timewasters.” He said that there is always a seasonal dip on new instructions in October and he said others may be holding back because they are waiting to see what will happen with the Government’s new Help to Buy Scheme in the hope that it may lead to an increase in prices. But he added: “It is actually a very good time to put your house on the market at the moment because there are fewer homes available and you have less serious competition for the amount of buyers that there are. “It means you are more likely to get your asking price or even more. “We have had properties recently that have gone to best and final offers because four or five buyers are after the same home.” Julian Partridge reported a similar situation. “There is definitely a feel-good feeling about the market and there is a greater demand than supply,” he said. “Yes, there will be the odd old chestnut that sticks, perhaps because it is too near to a busy main road or the garden faces north or it has some other issue but a good quality house, properly presented and priced will sell. “Houses like that which come to the market attract buyers like bees round a honey pot at the moment. “We recently put one up for sale and there were four or five buyers after the same property within days and it went for more than the asking price. “It is a great time to sell because there are some serious buyers out there and not enough homes to meet demand. “It would be better to consider putting your house on the market now rather than waiting for the new year when there will be lot and lots of people looking to move. “It has been a very stagnant market but things are definitely picking up.” Andrew Hampton made similar comments, saying: “The property market has been in the doldrums for four years but things are really improving now and we need to convince people to start moving again. “The properties that we do get on our books sell really quickly and it isn’t just one sector of the market, it is across the range. “We are achieving an average of 97.8 per cent of the asking price and with mortgages more readily available and low interest rates it makes the market very competitive.”

HAVING worked for a few other agents in the past I always had a passion for this business. When I was 15 I did my school work experience week at Broughton Nott. They were a small independent agent in St Budeaux who, ironically, sold to Connells a few years later. Going straight from school at 17 into another independent agency, Property Links, I was thrust into the action right away. Between my times there and at another independent agent, I built a good understanding of the business which has helped me, years later, at Connells First Time Buyer Centre. After a break from work following my mum passing away, I veered slightly to Marjon University studying drama and English literature. On reflection a return to an estate agent would have suited me more but I persisted with a vague idea of teaching in the back of my mind.

WITH Christmas already in sight, if you’re serious about selling, it would be worth your while to do something about it now, rather than waiting until the spring, is the opinion of Mark Flynn and Julian Partridge, directors of Julian Marks Estate Agents. “For many, Christmas is a time for home making,” says Mark. “Buyers currently thinking of moving tell us they would love to be in by midDecember – and this is by no means unrealistic. “Indeed, sellers can take advantage of this sense of buyer urgency and expect to conclude a satisfactory sale when both marketing and price combine to attract the right buyers. “Even if you don’t achieve a sale this side of December, we would certainly recommend that you avoid falling into the trap of waiting until the spring to sell. “If everyone did this – and many do – the sheer volume of properties flooding on to the market at the same time creates an imbalance of supply over demand and prices can weaken.” ”Far better to sell your property when everyone else is beginning to think about slowing down for Christmas,” suggests Julian. “Some competing properties may well be removed from the market temporarily which we view as a huge mistake. “Remember, for a serious buyer, Christmas is an irritation, which can be exacerbated by a reduction in choice, with a corresponding temporary increase in prices – not necessarily asking prices, but certainly the price achieved and sellers would be well advised to take full advantage of this. “The number of viewings may be small, but the quality should be relatively high.” “Finally,” concludes Julian, “Christmas is a time when a house really does look like a home and could just tip the balance in your favour when buyers come to view.” So if you can act quickly and would like the agent you choose to do likewise, please feel free to call your local property marketing experts at Julian Marks Estate Agents on 01752 401128.

Pensions expert and former government adviser Ros Altmann said the reforms should be encouraging a wider savings culture and not just focusing on locking money up in pensions. ■ IF you’re a fan of property programmes, such as BBC1’s Homes Under The Hammer, you will hear much talk of the potential rental yield that a landlord can make on a house. The yield is the annual return that someone who

has bought a buy-to-let property is expected to make on their investment. It is worked out by calculating what a year’s rental income would be, as a percentage of how much the landlord paid for the property. So if as a landlord you were getting £500 a month in rent for a flat, then that would add up to £6,000 a year. If you had paid £200,000 for the flat in the first place, the yield would be 3 per cent. This calculation is for the gross yield, before outgoings such as mortgage costs, letting agency fees, repairs and running costs have been deducted.

I’LL let you all into a little secret – as well as being an interior designer, I’m also a self-confessed shopaholic who can’t help but envision how catwalk fashion can be applied to the world of interiors. Those of you who followed London, Paris or New York fashion week this autumn will know that the colour pink appeared heavily among the latest clothing trends. We’ve seen how it works on the runways, but now I want to show you how to make this season’s must-have colour work in your home. When incorporating pink into your interior design scheme, it’s important to think about what the room you are decorating is going to be used for before you commit to a certain shade. Bedrooms, for example, are mainly used for relaxation so you’re likely to need paler pinks to create a calm ambience, however, in rooms where the main function is entertaining, you can be a bit more audacious with colour. Pale pinks give a room a relaxing feel, but also prevent a small room from feeling even smaller. Tonal variation is key when using paler

This can be done by using several slightly different shades of paint on the walls, or, by sticking to one colour on the walls, but adding different tones with various accessories and fabrics. It’s also worth introducing different textures to this kind of scheme – fur cushions or woollen throws will add depth to a room with a pale colour scheme, but also make it feel cosy. If you are lucky enough to have a bedroom which is lovely and spacious, or if there are high ceilings or walls in your bedroom you wish to accentuate, why not wallpaper one of the walls with a paper which contains neutrals, but also incorporates a darker, bolder shade of pink? This will add a hint of personality that will still allow the room to be a relaxing haven. White cream and grey look good alongside deeper pinks. Floral patterns have been, and will always be, extremely popular and they offer a slightly more conservative take on the use of pattern. This makes them perfect for living rooms which are used for entertaining, but also relaxation. Florals give a room an outdoorsy vibe that’s also really beautiful and feminine, especially when girly colours such as pink feature in the pattern. Why not be daring and add other colours to the mix too? There are, of course, so many ways you can make pink work in your home and I have only touched upon a few, but as long as you consider the function of the room you are decorating, you should be able to make the colour work. Now, I don’t know about you, but this column has really made me fancy a pink lady cocktail, so I might just go and partake in one now!
