The city of Luleå is growing. More homes are being built and the goal is one of even more growth. The aim is for the entire city to grow and live, with new areas and more meeting places. A more attractive city must be built to give shape to exciting opportunities for coming generations.

KYRKBYN In the area of the former fire station and around the water tower, the municipality, together with Skanska, has plans for several hundred new homes in the form of terraced and multi-storey dwellings.

RUTVIK In Rutvik there are plans for more businesses, offices and homes. The municipality has recently acquired more land east of the E4 road in order to be able to further expand the area.

DALBO Dalbo and Hällbacken are continuing to grow, with more terraced and multi-storey housing.

PORSÖN

There is improvement work taking place in the centre of Porsö and the nearby waterfront in the area. New surfacing and lighting and places for people to meet are being installed.

MJÖLKUDDEN At Mjölkudden, work is ongoing, both in the centre and in other districts, to increase the level of occupation. Lulebo is planning to increase its level of occupation by adding more rented apartments. Directly adjacent to the centre of Mjölkudden, Skanska is planning to build a climate-neutral 13-storey building that will contain a mixture of dwellings, hotels, offices and local businesses.

CENTRE

Densification and development are currently taking place in the centre of Luleå. A number of current planning proposals will allow the development of more homes, hotels, offices, commercial spaces and meeting places. During the autumn of 2021, zoning plans for two properties were passed that will allow the construction of 200 new homes in a prime location.

KRONAN The Kronan residential area in Luleå continues to grow. By 2030 the area will provide space for 7,000 Luleå residents. In Kronandalen, which will be the area’s centre, building is continuing apace. This will see the construction of a total of 1,000 rented and owner-occupied apartments.

MALMUDDEN

Apartment blocks providing 268 rented apartments are being built in three stages, with work on the first currently ongoing. The nearby park area around the headland will be restored and improved in conjunction with construction of the residential development.

Directly adjacent to the Ormberget and Hertsölandet nature reserve, there are plans to expand Lerbäcken and Hertsön with the addition of about 1,000 new homes. At Hertsöheden there is a particular focus on sustainability and an ambition for the area to be entirely circular. Scheduled completion in 2025.

MALMPORTEN The Malmporten project in the Port of Luleå will boost capacity from around 8 to 25 million tonnes a year. This will be Sweden’s biggest marine infrastructure project since construction of the Göta canal.

Luleå Industrial Park is the name of the new area where Svartön and Hertsöfältet is to be opened up for further investment in future industry. This will allow Luleå to boost its work for growth and its ambition for a transition to a sustainable society.
