planning and North Texas Fair and Rodeo eyes future at $70 million expo center

he North Texas Fair and Rodeo is looking to change its location, but plans for the new fairgrounds encompass far more than just the signature event. Fair officials are creating long-term plans for a $70 million, 111-acre site with the potential to attract a variety of expositions. Budget numbers are not final, as the facility is still being designed. “If you’re familiar with the fair and rodeo, you know it outgrew this facility about 20 years ago,” Glenn Carlton, the fair’s executive director, said about the current location at 2217 N. Carroll Blvd. “I think the move to the new location will allow the event to grow — and even double or triple in size.” The current North Texas Fairgrounds occupy a 33-acre area behind Kroger off University Drive, hosting about 200,000 visitors for the nineday fair each August. The new facility is planned to be

expanding

called the North Texas Expo Center in order to attract more clients. It is being planned on land the North Texas State Fair Association purchased in 2014 west of Interstate 35 between Milam Road and Ganzer Road just northwest of Denton. The project will include a multipurpose arena, an entertainment pavilion, an exhibition hall and a livestock building. The arena is being designed as a covered facility capable of seating 8,000 people. Carlton said the 130,000-square-foot venue is expected to double the current rodeo attendance of 4,000 because there will be shade as well as airflow from fans. During the rest of the year, the association intends to rent out the arena for other events, especially those involving horses and livestock. “I believe Denton gets it and that we’re going to be supportive of having the expo center as an amenity,” said

When you’re starting fresh — no student loans, credit cards or other credit — your to-do list is straightforward: Get an account that reports payments to the three major credit bureaus. “You only need one credit account to have a good score,” says Barry Paperno, a credit expert and blogger at Speaking of Credit. “That’s all you need. I don’t want people to think the bar is so high for getting a score, or a good score.” After six months of reporting from that account, you’ll have enough credit history to generate a FICO credit score, he notes. Denton rents inch up in May The average monthly rent in Denton rose to $1,175 in May, according to the latest report from Rent Cafe. Rent Cafe is a nationwide apartment search website and a sister company of Yardi Matrix, which develops information tools for real estate professionals. The increase was just $1 over the average monthly rent in April, reflecting fairly stable rates across the nation between April and May this year. Denton’s average rent remains slightly below the national average of $1,381 per month, but the gap has been closing as rents locally have continued to increase. Rent in May 2018 in Denton was 3 percent higher than it was in May 2017. According to Rent Cafe, most of the fastest-rising rents in recent months were in small cities, with Midland and Odessa continuing to lead the pack. Rent in those two cities is more than one-third higher than a year ago, with averages in Odessa and Midland at $1,305 and $1,516 per month, respectively.

In school, “I didn’t know that I was building credit,” says Jackson, who founded the blog ADLT101.com. “I wasn’t doing it on purpose. But it ended up helping me.” After graduating, that good credit helped her get a low-interest auto loan, which saved her plenty, she says. Kim Phillips, vice president of the Denton Convention & Visitors Bureau. The expo center’s exhibition hall is meant to be one of the main draws for clients looking to rent expo space. Its 94,000 square feet would hold three 15,000-square-foot exhibition spaces that can be combined into a maximum 45,000-square-foot space. Carlton is optimistic about the facility’s ability to attract a variety of outdoor-related expos from the equine, boating, RV, home and garden, and heavy equipment industries. He estimates that outdoor events could host 20,000 to 25,000 people if using the full area. The project design includes a covered entertainment pavilion of 46,750 square feet and a 90,000-square-foot livestock building. There will be 120 RV spots on the back side of the grounds, designed with horse trailers in mind. The North Texas State Fair Association is allowed to sell the current fairgrounds if the fair is relocated. The property is valued at just over $2 million by Denton County, though Carlton said that evaluation is lower than it should be due to the organization’s property taxexempt status as a nonprofit. As for the expo center’s $70 million price tag, Carlton said planners are confident about

Annual DISD new employee entrepreneurship support reception slated for Aug. 3 organizations aid startups

W

ith the blessing of the Denton school district administration, the Denton Chamber of Commerce has sponsored a popular initiative for more than 25 years to help promote the products and services of its members directly to new teachers and staff. In conjunction with the start of school year orientation, the annual DISD New Employee Reception is tentatively scheduled for Aug. 3 at Ryan High School. The continued expansion of Denton ISD campuses and the corresponding new personnel, all under one roof for this event, typically equate to a fruitful opportunity for chamber members to sponsor exhibit space. Participating exhibitors should have direct access to an estimated 300 potential customers and clients. In 2017, exhibitor fees for this event from 69 participating businesses provided a total of $2,100 in gift cards as well as an $8,700 donation for Grantsto-Teachers through the Denton Public School Foundation. Many of these new Denton

ISD employees are naturally new residents and well educated, with a year-round standing source of personal compensation. luxurious moviegoing experience. The Denton location will be able to hold a total of 880 customers. Denton residents bid farewell in May to the downtown pub Abbey Inn, which closed May 31. The restaurant and bar had been serving English-style dishes and brews for 10 years on its corner of the Square, at the intersection of Hickory and Locust streets. The restaurant’s bar and music venue component, Abbey Underground, continues to operate from its location under the restaurant at 100 W. Walnut St. Nationwide fast-food chain Raising Cane’s opened its second Denton location June 12, hosting a grand opening with drawings and vouchers for free food and limited-edition T-shirts. The chain’s first local restaurant opened in April 2016 at Rayzor Ranch. The newest store is located at 1511 S. Loop 288, meaning locals can buy the well-liked chicken fingers at two of the city’s biggest fast-food destinations. Neighborhood corner store Blue Bag Market, located just south of the Square, conducted its final day of business May 31. After less than a year of operation, the grocery and convenience market at 503 S. Locust St. closed with an open call to action from its owner, Jacob Moses: “Downtown Denton needs a corner store on one of its four cross streets ... Now, I want you to open that corner store.” After an eight-year journey through North Texas, Armadillo Ale Works has finally opened its own location in Denton to brew and serve craft beer. The brewery held a two-weekend grand opening beginning June 1, offering food trucks and live music in addition to cold brews. Coffee shop Cryptozoology opened weeks before the brewery, operating in the same space in the morning and early afternoon. The business is housed in an industrial space at 221 S. Bell Ave. southeast of the Square. The Denton location of Weinberger’s Deli, a sandwich shop with a flagship store in Grapevine, announced May 21 on Facebook that the store had closed. The shop had operated at 311 E. Hickory St. just east of the Square for six years, at one point changing its name to Denton Deli before reverting to Weinberger’s. CrossFit 288, a new CrossFit gym located off Loop 288, held its grand opening May 26. The gym began offering regular classes May 28 in the high-

intensity exercise method known as CrossFit. The Denton location at 3841 Market St., Unit 115, offers 60- and 30-minute sessions. At less than 2 years old, the Denton location of nationwide soup and sandwich chain Erbert & Gerbert’s announced

on Facebook it had closed May 30. The store was located at 119 Ave. A just north of the University of North Texas. The popular nightlife hub in the Fry Street area has seen its fair share of closures among restaurants, though many bars thrive.

0.9 percent to 2.4 percent in a matter of hours. Those kinds of price swings are not supposed to happen in developed markets. Even in the United States, yields on the 10-year U.S. note dropped 16 basis points overnight, from 2.93 percent to 2.77 percent. That’s considered massive volatility for U.S. government bonds. If safe, stable assets like government bonds can react so violently from such an insignificant event, what happens when

there’s an actual crisis? When a real downturn kicks in? One of the initiatives being pursued at the University of North Texas College of Business, where I teach, is to develop a corporate health program for the businesses that emerged or began after the 2008-09 crisis. None of these companies — many led by young entrepreneurs — has seen the pains of a recession, and they need tools to prepare for the eventual storm sure to hit. Some might say the same is needed for each of our investment portfolios. The reality of rising rates, and the potential allure of bond funds, may not create the safe harbor more experienced savers are used to.

We believe owning undervalued businesses — mainly investments that will benefit from inflation and rising rates — is the best course. This, along with a willingness to build cash to help you exploit the next major downturn, can support investors eyeing rising rates. ast week the Federal Reserve announced another much-expected rate hike, moving short-term interest rates into the range of 1.75 percent to 2 percent. One of the supporting factors in the Fed’s decision to hike rates was an inflation reading that was the highest in more than six years. Price indexes rose 2.6 percent year over year, indicating that even with the rise in rates, owners of short-term bond funds are still losing money in real terms. As investors begin to rethink asset allocations, considering a shift into longer-dated bond funds as rates begin to rise, many signs point to that still being a dangerous move. While the Fed was the first of the world’s major central banks to start removing monetary stimulus, others are preparing to follow (some 10 years after the recession). Yet, they may have a more difficult time of it. A few weeks ago, a technocrat no one outside of Italy had ever heard of was denied the finance minister position. This should not have been a big deal, but it wreaked havoc across global markets. Italy’s stock market plunged 5 percent, which is considered a major drop. But curiously, the stock market fell here as well, with the Dow Jones Industrial Average dropping 400 points. Even markets in China and Japan had large declines as a result of the political turmoil in Italy. But it wasn’t just stocks, which investors expect to be volatile. Bonds, which are supposed to be safe, stable and boring assets — especially government bonds in highly developed nations — fell as well. It was the worst in Italy, where investors dumped the two-year Italian government bond, and yields (which move opposite to prices) surged from
