Wet is the new dry Denton Cleaners introducing eco-friendly option for all By Sarah Sarder

D

ry cleaning is getting a surprising new makeover. Spoiler alert: It’s wet. Local laundry and dry cleaning business Denton Cleaners is introducing a form of environmentally friendly professional cleaning that has benefits for cleaners and customers. Beginning Friday, Denton Cleaners will offer clients a water-based alternative to harsh chemical-based dry cleaning that’s called wet or “green” cleaning. While traditional dry cleaning utilizes chemicals, wet cleaning uses water and a water-soluble, biodegradable solvent to clean clothing with the same results. Wet cleaning is not the same as simply laundering clothing. The method is a professional alternative to dry cleaning for delicate or dry clean-only items. Solvents used in wet washing are different from laundry detergent, and machines operate differently as well. “Denton Cleaners has always been eco-friendly,” manager Whitney Nichole Sell said. “That’s what motivated this change as well.” Known as Best 1 Hr Cleaners before early 2018, Denton Cleaners attempts to reuse all plastic bags, twist ties, hangers and more, Sell said. The owners, Alexandra and Juan Franco of Denton, wanted to move the business away from a particular chemical, Sell said. The business has three locations, all in Denton. The Francos decided to add wet cleaning in

Perc, or tetrachloroethylene, is the most commonly used chemical solvent in dry cleaning, with about 85 percent of cleaners using it. The list of perc’s negative effects on human health and the

environment is long: It can cause skin, eye and respiratory irritation, damage the liver and kidneys, depress the nervous system, harm groundwater, contaminate soil and potentially cause cancer, according to the Environmental Protection Agency. The EPA lists wet cleaning as the most environmentally friendly professional cleaning method, and even funds wet cleaning

initiatives. As for cleaning businesses, wet washing offers a number of advantages including low startup costs, less electricity use, no hazardous waste production and comparable or even better cleaning. Denton Cleaners is using a wet wash solvent from supplier

The way couples talk about money — and fight about it, inevitably — doesn’t depend on whether they’re married or not. There are good and bad ways to discuss topics as emotional as money, no matter where you are in your relationship. If you think this could be a longterm thing, you would be smart to start having hard money conversations now. Make money boring

Money is a huge source of conflict for couples. But talking about it as frequently as you would a more mundane topic takes away some of its power to intimidate. Make “How big is your emergency fund?” the new “What should we watch on Netflix?” Getting to know how your partner approaches money will take some of the fire out of the fight. Start by laying out your full financial picture as soon as you get serious about each other. Share how much debt you have, what your credit scores are, whether you’ve had bankruptcies or foreclosures, and how much you

earn and have saved. It’s a good idea to explain your families’ approaches to money, which can help you both understand where your good and bad habits, emotions and beliefs about money are coming from. Then you’re ready to face the stickier, ongoing issues that can come up — such as how you each manage money on a day-to-day basis. Who gets the ring if engagement is called off? T

The person receiving the ring will argue, “It’s mine; it was given to me.” Giving an engagement ring is different from traditional gift-giving scenarios (e.g. birthday or Christmas gifts) where the person giving the gift has no expectations that acceptance implies some future commitment from the recipient. Under Texas law, engagement rings are not treated as traditional gifts. In addition to being a symbol of two people being engaged, an engagement ring is a symbol or token of their pledge and agreement

to marry. Unless the engaged couple entered into a binding agreement concerning the ring, it is subject to the conditional gift rule: Marriage is the condition that must be satisfied before the gift belongs to the recipient. In Texas, however, the conditional gift rule is “fault based.” In other words, when the engagement is called off, the person who is not at fault for ending the engagement gets the ring. If the couple mutually agrees to call the wedding off, the ring should be returned. Fault in breaking the engagement is easy to determine in situations where one person says to the other, “You’ve done nothing wrong; I just don’t want to marry you.” Disputes over who is at fault for a broken engagement are more difficult to resolve when one person does something to cause the other person to end the engagement. n the value investing strategies class I teach to graduate students at the University of North Texas, we use the Lawrence Cunningham text Essays of Warren Buffett: Lessons for Corporate America. Each year, Buffett writes an annual letter to his shareholders to complement the standard year-end accounting report. Cunningham extracted related nuggets over the years into chapters with related themes. Using this approach, students can read how issues with ”Corporate Governance” in 1985, 2002 and 2016 all point to a better understanding of how to evaluate corporate managers and their board of directors. Similar woven-together extracts are made for other themes like “Market Behaviors,” “Mergers and Acquisitions” and “Investing in Stocks.” Some of my favorite sections to teach are the passages that explore “Alternatives to Common Stock.” Here Buffett explores several case studies where Wall Street develops a wise financial innovation to meet a client’s valid business need. But these innovations eventually get stretched into domains they were not meant to be as the Wall Street machine repackages and sells bastardized versions of the original innovation to fools willing to buy them. Zero-coupon bonds were a wonderful innovation for insurance companies that could invest in strong credits through a structure that matched longterm asset-return needs with long-dated liabilities. Eventually, the popularity of these instruments led Wall Street to meet the rising demand by packaging together zero-coupon bonds of risky borrowers. For some reason, investors believed putting 100 overleveraged companies in a basket diversified away the risk. That was foolish. Some years later, the drama repeated itself in mortgage finance. In an effort to grow home ownership, which boosts the economy, banks found a way to package individual loans into mortgage-backed securities. These packages then could be sold off to investors around the world. This created a structure where more loans could be made, and it drove down borrowing costs for the young couple looking to purchase their first house. What a great innovation — until demand for these instruments outstripped the natural pace of home ownership. In order to slake the thirst for these packaged mortgages, bankers created ever-more-risky subprime versions of the original high-credit, quality packages. Believing U.S. housing was a one-way bet, fools rushed in. There are many more of these

examples across the last 50 years of financial innovation. Many could point to the derivatives markets, junk bond markets, sovereign debt markets or passive-investing ETF market as additional examples. Too many investors believe the wise financial innovation persists when they finally get around to rushing in. Two markets that are particularly concerning today are the high-yield debt and leveraged-loan markets. With a decade of zero-percent interest rate policies in effect by central bankers around the world, income-oriented investors have stretched to find any kind of yield. Ten years ago, grandma could get 5 percent in a basic savings account. Today, she has to invest in risky loans to overleveraged companies to get something comparable. High-yield debt is a polite euphemism for what many investors know as junk bonds. According to Stansberry Research, there is more than $1.21 trillion worth of junk-rated debt outstanding — nearly double the total at the peak of the last credit cycle in 2007. On top of this pile, BBB-rated investment-grade debt outstanding (the stuff just a smidge better than junk) has quadru-

pled to a mind-boggling $2.6 trillion since 2007. Altogether, junk and BBB-rated debt accounts for more than half of the entire corporate bond market. The problem here is that, according to Bianco Research, nearly 15 percent of companies in the S&P 1,500 index (a broad swath of U.S. enterprises) failed to generate enough cash profits over the last three years to cover their interest expenses. That compares with less than 6 percent at the end of 2007. Let’s recap. Compared with the previous market top in 2007, there is now two to four times as much risky debt issued to nearly 2.5 times more companies that seem unable to afford it. Who are the fools buying this stuff — “investing” in this garbage as part of their fixed-income portfolios? Hopefully not you. We encourage readers to look at their fixed-income investments and make sure you know what you own. Don’t be the fool holding the bag after the wise have left the building. addresses this issue, a man broke off his engagement because he “felt like she had some sexual hang-ups. [He] felt that she had some previous general issues with men, and she also had a very volatile temper.” He made no additional attempt to justify his action, he did not contend that she was at fault in ending the engagement, and he unequivocally admitted the decision to end the engagement was his. As a result, the court found that he was at fault for breaking the engagement and she got to keep the ring. However, the court’s reasoning suggests that

had he claimed she was at fault and shown that her conduct justified his decision to end the engagement, the outcome may have been different. But what type of conduct justifies ending an engagement and how is fault assigned? Breaking an engagement because of infidelity or abuse would probably be an easy case to decide. The bad actor would be at fault, and the innocent party would be justified in ending the engagement. What about disagreements over whether to have children or over finances? What about more petty differences? Where is the line drawn? In Texas, the law remains unsettled. Some states apply the conditional gift rule without considering fault. Those states reason that it is practically impossible to determine fault in the breakup of an engagement or whether a particular breakup was justified, that engagements are meant to be a period of evaluation and that a party should

not be penalized for ending a doomed relationship. However, in Texas, unless the couple enters into a binding agreement concerning the ring, courts will apply the fault-based conditional gift rule when considering who gets the ring after a broken engagement. If you are planning to slip a family heirloom on your loved one’s finger or just want some insurance, consider having a binding written agreement prepared and signed before proposing. As for broaching the subject with your soon-to-be fiance(e), good luck. This article is not comprehensive and is not intended as legal advice. he engagement is off. Who gets the ring? Talk of the engagement ending prematurely and the resulting legal status of the ring is not usually part of the wedding proposal, but should it be? According to a 2003 Time article, 20 percent to 25 percent of engagements are broken annually in the United States. An article published by Business Insider states that this year Texans will spend $8,194 on average for an engagement ring. Traditionally, a person saves up to purchase a ring or finances the purchase and then gives the ring away in the course of making a romantic proposal. But who gets the engagement ring if the couple parts ways before getting married? The person who gave the ring will inevitably argue that it should be returned “because the wedding is off and I spent a small fortune. I never would have purchased the ring or given it away if I knew we weren’t going to get married.”

The 24-hour cafe was created to be a space catering specifically to the gay community. The business is located just off the Square at 222 W. Hickory St., Suite 103. The cafe, which sells beer and wine, offers a space for individuals who want to gather someplace other than a bar. The newest addition to West Hickory’s array of restaurants aims its marketing toward bar-goers: Drunchies Tacos hopes to serve Fry Street-area bar patrons late-night tacos made from family recipes. Rents hold steady in Denton The average monthly rent in Denton held at $1,174 in June, according to the latest analysis from Rent Cafe. Rent Cafe is a nationwide apartment search website and a sister company of Yardi Matrix, which develops information tools for real estate professionals. While rents have held steady for the last two months, the overall average rent remains about 2.4 percent higher than this time last year. A one-bedroom rental averages $883, about 3.8 percent higher than in June 2017. A two-bedroom rental averages $1,146, about 3.3 percent higher than June 2017. Denton’s average rent remains slightly below the national average of $1,405 per month, but the gap has been closing as rents locally have continued to increase. According to Rent Cafe, most of the nation’s fastest-rising rents are in small cities, with Midland and Odessa continuing to lead the pack. Rent in those two cities is more than one-third higher than a year ago, with averages in Odessa and Midland at $1,359 and $1,618 per month, respectively. — Peggy Heinkel-Wolfe

Computer-controlled washers clean the clothing before special dryers bring the clothing to a specific humidity to avoid shrinkage. The clothes are then air-dried to rid them of the remaining moisture. For Denton Cleaners, the primary changes will involve introducing a new bagging system and solvent. The business can ensure that existing customers know about the change, as each client is asked which method they’d like clothes to be cleaned with when they come in. The employees’ newest question: Would you like green cleaning? Unknown to many customers, the business has offered wet cleaning on a small scale for years. Just a few regular cus-

ing June 20 and plans to host a grand opening in late August. Pi Squared Pizza Tavern opened its first location with signature Midwestern and Detroit-style pizzas July 4. The family-owned pizzeria is at 3200 S. Interstate 35E near the Cinemark theater. Tucked under Epic Apartments, the restaurant offers delivery as well as on-site dining with a deck, fire pit and bean bag toss. The business boasts pizza dough made fresh daily and uses locally sourced ingredients. The Square’s newest business is a tiny store brimming with fragrant olive oils, balsamic vinegars and freshly roasted

coffee beans. Market on Oak is at 108 W. Oak St., Suite 101, taking part of the space vacated by arts and crafts store Serendipity. The shop opened in late June and serves customers between 10 a.m. to 6 p.m. Monday through Thursday, 10 a.m. to 7 p.m. Friday and Saturday and noon to 6 p.m. Sunday. Seafood-based restaurant Shell Shack opened its Denton location in late June at 2303 S. Interstate 35E. The business is based in Dallas and has six locations in the Dallas-Fort Worth area. The Denton location is in the former spot of Dani Rae’s Gulf Coast Kitchen. Shell Shack is open from 11 a.m. to 2 a.m. and serves Cajun-style seafood.

hen crafting business recruitment strategies for any community, one of the first steps is to identify what makes that community unique. What attributes does it have that its neighbors don’t? Denton is fortunate to have a long list of differentiators, and Denton Enterprise Airport ranks near the top. Situated on the wide-open west side of town at the end of Airport Road, Denton Enterprise Airport is known by its Federal Aviation Administration location identifier of DTO. Covering an area of almost 1,000 acres, DTO is a general aviation facility owned by the city of Denton. General aviation covers all civilian flying except scheduled passenger airlines, so DTO’s flight activity includes cargo, business and personal travel, flight training, medical transport, recreational flying and more. DTO ranks in the top 10 of busiest airports in Texas by the number of flight operations, or take-offs and landings. In 2018, the airport is on track to top 140,000 operations by planes ranging in size from Cessna 152s and Piper Cherokees to Boeing 737s and McDonnell Douglas DC-9s and MD-80s. Denton’s largest private employer, truck manufacturer Peterbilt Motors, flies cargo into DTO. Target Corp., which has a large distribution center on Airport Road near DTO, frequently has corporate flights into the airport. On the lighter side, a number of big-name performing artists who have shows at WinStar World Casino and Resort and NASCAR drivers racing at

Quite a few businesses already call DTO home, including aircraft sales and charter services, maintenance and operations services, rental hangars, a flight school and a fixed-base operator. An FBO is an entity that provides services such as fueling and tie-down to people using a general aviation airport. From an economic development recruitment standpoint, DTO helps differentiate Denton in two ways: It offers a prime location for aviation-related businesses, and it provides an additional transportation option for people, parts and products to companies of all types that are considering Denton. DTO has 14 acres available on the east side of the existing

runway, all of which has access to the runway via taxiway. There are about 150 developable acres on the west side of the runway, offering significant opportunities for aviation companies seeking large tracts for new projects. The future extension of Loop 288 will have frontage on the west side of DTO’s property, providing the ground connectivity that businesses will need. Another significant enhancement to DTO will be the addition of a parallel runway to the west of the existing one. The project will involve the construction of a 5,000-by-75-foot runway with a weight capacity of 30,000 pounds that will offer enhancements to safety and capacity at DTO. Construction is slated to start in the fall and finish next summer. DTO is an asset that sets Denton apart as we seek to recruit new businesses to the community. Veteran-owned businesses significant for economy

ot only do military members provide an invaluable service to our country, many also contribute significantly to our economy after their service as veteran business owners. According to the U.S. Small Business Administration, there are 2.5 million businesses in the United States that are majority owned by veterans — that’s nearly one in 10 small businesses overall. Veterans are also 45 percent more likely to be self-employed than nonveterans. The impact of veteran entrepreneurs on our economy is considerable: ■■ Veteran-owned small businesses generate more than $1 trillion in revenue. ■■ Veteran-owned businesses employ more than 5 million people with an annual payroll of $195 billion. ■■ The industries with the largest share of veteran-owned businesses are finance, insurance, transportation, warehousing and construction.

Here in Texas, we are very fortunate to have the second-highest number of veteran-owned businesses in the country (California having the most). This is likely due to our state’s exceptional climate for business growth — it was just ranked No. 1 on CNBC’s 2018 America’s Top States for Business list — and the many resources available to veteran-​ owned businesses. If you are a veteran and have an existing business or would like to start a business in Texas, the Texas Veterans Commission’s Veteran Entre-

preneur Program provides training, education and connections to help veterans navigate through the processes of planning, launching and growing a business. Their experienced advisers include veterans, business owners and MBA graduates. Since 2007, growth among veteran woman-owned businesses has increased an astounding 295 percent. However, there still are substantially more veteran men (84 percent) than veteran women (15 percent) owning businesses. The Veteran Women’s Enterprise Center in Dallas assists veteran women business owners by offering access to work spaces, business equipment, on-site mentors and coaches, funding options and networking opportunities, as well as business advancement programs tailored specifically to women veterans. Texas Woman’s University’s Center for Women in Business also can provide services and resources to veteran women

business owners, including access to resources for business creation and ownership, engagement and mentorship with current business owners and entrepreneurial leadership educational opportunities. The center also offers various workshops and one-on-one business counseling for those in the Denton area interested in starting or expanding a business. In addition, the center offers the Women’s Enterprise Training and Micro Grant Program, which is intended to encourage woman-owned businesses in Texas to undertake new and innovative projects. Another round of funding of $5,000 apiece will be announced this fall. The SBA’s Office of Veterans Business Development provides specialized programs for veteran-owned businesses including Boots to Business, an entrepreneurial education and training program. Fight the right way

Fighting a lot doesn’t necessarily mean your relationship is unsuccessful. Fighting becomes a problem if the arguments are nasty and result in personal attacks. Say your partner spent too much on a new bass guitar. Follow these steps: ■ If you’re really angry, take a few hours, or a day, to cool off. Wait to initiate a hard conversation until you’re feeling more calm and rational. ■ Avoid outright blame. Try saying, “I was hurt when I saw that $500 purchase from the checking account, because we’d agreed to talk before spending more than $200 at a time.” ■ Look to the future. Ask if the way you’ve decided to manage money together is working for your partner. Demonstrate that you’re in this together, and that one mistake or wrong move isn’t the end of the line for you.
