Bloomsbury Mansion Apartment, London - LLI Design

LLI Design were commissioned to completely redesign and refurbish a period apartment in a grand mansion block in the heart of Bloomsbury London. Situated in the historic heartland of the west end and close to the theatres of Covent Garden this 2 bedroom apartment hadn’t been renovated in many years so was in effect a blank canvas to create a beautiful pied a terre for the clients. The brief was to keep and enhance the period details of the apartment, incorporating the clients' inherited furniture pieces and combining them with new contemporary pieces to create an eclectic mix that suited the clients aesthetic.

By way of reconfiguration, clever use of colour and lighting together with bespoke joinery elements throughout, this property was completely transformed from a dark tired apartment into a light filled pied a terre for the clients. It was essential that the apartment kept its character and atmosphere and by taking an holistic and sensitive approach to the design and layout LLI Design created a warm, friendly and practical apartment for the clients whilst staying true to the character of this grand mansion block.

As with the majority of LLI Design’s projects, the construction, joinery and home automation were carried out by their in-house vertically integrated teams - Pegasus Property & Pegasus Automation. LLI Design offers a comprehensive design service, taking projects from briefing through to Handover; creating beautifully crafted interiors for discerning clients. The creative team is led by Co-founder and Design Director Linda Levene. Her background as a fashion and textile designer is reflected in her love of form, texture and colour.

Recent projects include the interior design and modernisation of properties in Hampstead, Belgravia and Highgate including a 10,000 sq ft Victorian residence, a 12,000 sqft new build home and the co-joining and re-planning of two apartments to provide a single luxury penthouse. www.llidesign.co.uk

FHP Secures London’s Greenest Logistics Hub

Building services and engineering consultants FHP has completed a contract to support the multi-millionpound design and construction of the most sustainable logistics hub in London.

The work saw FHP provide a package of RIBA Stage 5 mechanical, public health and 3D Revit design services to the leading developer of modern warehouses and industrial property SEGRO, which recently completed the development of eight grade ‘A’ industrial units with office accommodation and landscaped outdoor terraces on a Zone 3 site in Tottenham.

Achieving a BREEAM ‘Outstanding’ status and an EPC ‘A+’ rating, SEGRO Park Tottenham, which offers almost 200,000 sq. ft. of commercial space incorporating photovoltaic cells, green walls and external amenity areas, reflects a new generation of industrial and logistics parks on the fringes of central London.

FHP was closely involved in the construction design phase to meet occupiers’ wellness and wellbeing needs; utilising carbon negative concepts to improve energy efficiency while delivering high levels of water services, ventilation and drainage across the site building occupiers. This is the latest success for rapidly growing FHP, which currently employs 52 people and continues to recruit staff to strengthen its team to meet strong demand as it targets revenues in excess of £3.5 million in 2022.

The design had to be undertaken in Revit within a common environment, with complicated interactions across multiple interfaces.

Marchini Curran Associates Delivers Landmark Design Works For

£6.7M Expansion Of Leicester Cinema And Arts Venue

The award-winning architects and interior designers at Marchini Curran Associates, have led on design services for the expansion of the independent Phoenix cinema and art centre in Leicester. The pivotal scheme, funded by Arts Council England, Leicester City Council and the European Regional Development Fund (ERDF), alongside independent funding organisations, has transformed the city centre venue with an extension of the Midland Street site, which has been the cinema’s purpose-built home since its relocation to Leicester’s Cultural Quarter in 2009.

VISION

The project, which started in September 2021 under the Scape National Construction Framework has involved adding two new cinema screens, a large digital art gallery, extended café bar, a multi-purpose events space and rooftop terrace bar, to accommodate more visitors and expand the programme of this much-loved independent cinema and arts venue which has been part of Leicester’s cultural scene for 60 years.

The client design brief was a fully inclusive environment catering for the diverse spectrum of user groups, staff, and visitors - to create a multi-functional space that changes its personality from the day into the evenings. The integration of spaces was key and the concept of the building was designed to counterbalance the enhanced box office within the existing building with a new café bar space, forming a bookend within the new extension, to create a seamless harmonisation between old and new.

To achieve this Marchini Curran introduced a new two storey spine wall that runs from the two existing cinema screens through the building to link the gallery, café bars and new screens together. A feature staircase runs up the side of the spine wall giving visual access to the upper floor roof terrace, allowing natural light to penetrate the centre of the ground floor dining area.

1 Wood Crescent Completed At Television Centre

Stanhope, on behalf of investors Mitsui Fudosan and Alberta Investment Management Corporation (AIMCo), and some of their clients, is announcing today the completion of 1 Wood Crescent at Television Centre in West London and its availability for letting to prospective tenants.

1 Wood Crescent is a new nine storey building comprising 112,247 sq ft of prime office space located on the west side of the Television Centre campus which includes multiple terraces, all with views over Hammersmith Park and the surrounding White City area and beyond. The building is designed by architects Morris+Company and constructed by Laing O’Rourke. PVH Corp., parent company to brands including Calvin Klein and Tommy Hilfiger, has already leased the top five floors of the brand-new building as its new UK headquarters, totaling 50,000 sq ft of office space.

SCHLÜTER-SYSTEMS - INSTALLER SHOW PREVIEW

At this year’s Installer Show, Schlüter-Systems (stand H20, Birmingham NEC, 27-29 June 2023) will be focusing on their impressive range of underfloor heating solutions which comprise both electric and hydronic (water-fed) systems. The new DITRA-HEAT-PS is a peel and stick version of the company’s established electric system. MODULAR HOUSE BUILDER OPENS THE WINDOW TO NEW ISO CHEMIE WINFRAMER SPECIFICATION

ISO Chemie’s thermal insulating and load bearing bracket support system has been specified by a leading modular house builder for installation in its new designs. The development sees WINFRAMER units along with WIN2WALL multilevel sealing tape supplied to CoreHaus, as part of the company’s plan to produce around 1,000 precision engineered units a year built using modern methods of construction.

STYLE'S SCOTT MCKENNA RUNS FOR STRONGMEN CHARITY

Scott McKenna, Style south’s specification manager, recently completed his first official half marathon in 2hrs 20mins, raising money for the StrongMen charity which provides support for men suffering from bereavement.

The StrongMen charity provides support to men who can often be overlooked after a bereavement and can suffer severe emotional and physical health conditions. Many men can struggle with crippling anxiety, depression and PTSD but do so in silence as there is often an assumption that they are OK. The charity was co-founded by Efrem Brynin who, as well as running the charity day to day, also prioritises working with certain key clients for Style making it one of particular personal importance to everyone in their business. www.strongmen.org.uk

Metrotile Launches Innovative New Fully-Integrated Solar Tile

Metrotile UK, a leading supplier and manufacturer of lightweight steel roofing systems has launched its innovative, fullyintegrated solar tile, the ‘eQube’, providing an easy to install, efficient and stylistic option for renewable energy solutions.

The eQube tile, manufactured in partnership with Verditek who produce the solar cells, has been specially pressed into Metrotile’s popular Qube profile to provide an integrated, sleek solar panel that is designed to be installed all in one installation, making the process of providing solar power to homes a less daunting and more efficient task. The benefits of a fully-integrated solar tile means it adds no additional height, therefore providing an attractive aesthetic design whilst reducing the need for retrofitting traditional photovoltaic panels to an existing roof system.

Traditional PV panels also raise weight bearing concerns to roofs, which the eQube overcomes with each tile adding only 1kg to the roof –roughly 6 times lighter than conventional PV panels. The lightweight nature and ease of installation and transport makes it a viable option for providing solar power for offsite

and modular construction. From a technical perspective, Metrotile can guarantee the eQube for 25 years, whilst also offering a 10-year peak performance warranty. Leading Sussex Brickmaker Joins The Brick Development Association

Sussex Handmade Brick, one of the most successful independent brickmakers in the south of England, has joined the Brick Development Association (BDA). The BDA is the national authority on clay bricks and pavers, advising and promoting the interests of its members, who comprise all the leading brickmakers in the UK.

Harry Harrison, director of Sussex Handmade, based at Three Oaks, near Hastings, explained: “We have been considering joining the BDA for the past couple of years now. We will now have the opportunity to enter the BDA’s prestigious Brick Awards, the Oscars of the brick industry, and to showcase our products and skills to the right customer base, especially architects and housebuilders.” The company, established in 1896, produces 2.25 million handmade bricks a year in 14 different styles.

Bespoke bricks can also be created for customers. Keith Aldis, the chief executive of the BDA, commented: “We are delighted to welcome Sussex Handmade Brick as a new member. The company has an illustrious history and has recently completed some absolutely stunning projects of which they are rightly proud. “We look forward to working with Sussex Handmade to promote their products, look after their interests and to engage with them on two of our key campaigns - one on sustainability and one on anti-slavery."

“We are committed to a sustainable future for the brick industry and we have launched an anti-slavery campaign to combat the terrible conditions in which bricks are made in S-E Asia and then sold over here as British bricks. Sussex |Handmade have already indicated they will support both campaigns.” Mr Harrison commented: “Joining the BDA is a significant new chapter in the proud history of our company. As we continue to successfully restore and to renovate existing period buildings as well as creating sensitive new builds, it will be very reassuring to have the support of the BDA.”

Sussex Handmade have recently completed three prestigious projects. They are: Athlone House in Highgate – formally known as Caen Wood Towers - was built in the 1870s and has been the home of several important industrialists. It has recently been transformed from a derelict house to the impressive grande mansion, estimated to be worth in excess of £130m.The company provided over 200,000 handmade bricks and 40,000 bespoke handmade brick specials and worked with another BDA member, Marshmoor Bricks on this magnificent project.

Winchester College is an all-boys private school with approximately 700 pupils. This modern housing project, which was undertaken by architects Cowper Griffiths presented many challenges. Located close to the Kings Gate area of the college, the development comprised 11 beautifully designed terraced houses.

Sussex Handmade Brick manufactured over 70,000 bricks and specials in a bespoke blend of Guestling Red, Waverely Orange and Westfield Bricks to echo the area’s rich history.

The Galleries, Brentwood, Essex. Originally built in the 1850s as a hospital, it closed its doors in 2001. After standing derelict for 14 years, City & Country painstakingly and sympathetically restored the buildings. After helping with several of City and Country’s projects, Sussex Handmade was approached to assist with this particularly challenging project and provided in excess of 150,000 bricks in a blend of Guestling Red, Waverley Orange as well as blue glazed headers to restore and renovate the existing period buildings onsite as well as creating sensitive new builds.

Mr Harrison concluded: “We are very proud of our part in these three projects and our role in keeping the art of handmaking bricks alive. All our bricks are hand thrown into traditional hardwood moulds, sanded and cut and turned by hand. Now, thanks to our membership of the BDA, our story is going to reach a much wider audience.”

After a two year hiatus, the Cevisama tile fair in Valencia returned with a flourish in 2023 and with 436 exhibitors. Exciting new designs, innovative technologies, inventive formats and inspiring trends were all present at a buzzing show that welcomed 74,115 visitors (25% from outside Spain). Exhibitors, organisers and attendees alike proclaimed the event a significant success. From decorative drama to subtle elegance, from the latest metallic effects to the sophistication of luxe stone looks, the tiles on display had something for everyone.

Colour trends ranged from vibrant yellows to pastel pinks and from serene sea greens to beautiful blues. Pattern was vividly present, either with an ultramodern edge or as a contemporary homage to traditional fabrics and wallpapers. Linear looks were strikingly directional as were volumetric reliefs. A cautiously optimistic mood from the industry looked forward to overcoming the issues from the fuel crisis to the pandemic to supply chain challenges.

Skyfold Divides Glasgow University Lecture Theatre

As one of the top 100 universities in the world, Glasgow is continually investing in its facilities. One of the most significant developments in recent years was the opening of the £90m, state-of-the-art James McCune Smith learning and teaching hub, with space for over 2,500 students. Working with architects, HLM, and contractor, Multiplex, Style was specified to install a fully automatic, Skyfold moveable wall to divide the hub’s cavernous lecture theatre.

Skyfold is a world-leading vertically rising moveable wall that is uniquely housed in a ceiling cavity when not in use, meaning that it is completely hidden from view and takes up no room space at all. MAPEI AIDS A SAFE FLOOR INSTALLATION AT SUNNINGDALE

A Mapei system has been used by Titan Flooring to promote a fast and safe floor installation at Sunningdale SEN School in Sunderland. The project, which included installation of vinyl and carpet tiles throughout the £12.5 million new-build school, was completed for Kier, a leading UK infrastructure services, construction and property group. Sunningdale SEN School is the city’s only specialist school for children with severe, profound and multiple learning difficulties, aged 2-11. The new school replaces an existing facility and now provides extensive therapy provisions including rebound therapy, hydrotherapy pool, sensory facilities and soft play.

During the installation, Titan Flooring installed Mapeproof One Coat – a single application damp proof membrane - to protect the new floor coverings from residual moisture. All-purpose primer, ECO Prim T Plus, was then applied to bond the damp proof membrane to the levelling and smoothing compound - Latexplan Trade. ECO Prim T Plus features a solvent-free, low odour formulation, with EMICODE EC1 Plus for very low emissions of VOC. Following installation of the Latexplan Trade – which benefits from a low odour and protein-free formulation - Titan used two Mapei adhesives for the floor installation: solvent-free Ultrabond ECO Tack TX+ carpet tile tackifier and Ultrabond ECO V4 Evolution all-in-one adhesive for the vinyl. www.mapei.co.uk

Howe Green Supports Successful Specification At Bond Street Station

As one of nine new stations developed as part of the construction of the Elizabeth line, Bond Street Station will facilitate up to 137,000 passengers per day, with up to 22 trains passing through the station every hour at peak times from November 6 this year and up to 24 trains per hour from May 2023.

Providing interchanges for the Central and Jubilee lines, the newly constructed Bond Street station will significantly improve accessibility for travellers, whilst simultaneously increasing capacity at one of the busiest shopping districts in the UK.

The development of the station included the specification of 200 Howe Green stainless steel floor access covers as part of the structural and architectural design process to provide secure and concealed access to under-floor services. Installed throughout the entire station, which includes two newly constructed ticket halls at street

level and all underground passenger platforms that can be as long as 255 metres, the medium-duty 7500 Series Floor Access Covers were manufactured to meet the project’s extensive requirements.

With over 50 kilometres of communications cabling, 200 CCTV cameras, 66 information displays, 200 radio antennas, 750 loudspeakers and 50 help points, an essential element of the specification process was ensuring the covers were tamper proof, without preventing contractors from gaining quick and easy access to the services below.

Manufactured with unobtrusive barrel cover lifting points that can only be accessed with unique lifting and securing keys, the access covers are protected from unauthorised access, without impacting the overall design scheme, as only the securing bolt and barrel edge are visible.

The method of removing the covers also ensures the products can be handled easily and safely by contractors, eliminating any potential strain or harm, regardless of the covers’ combined weight with the hard flooring finishes. This is due to the lifting blocks being anchored to the inner frame. Throughout maintenance-only areas, the lifting mechanisms of the floor access covers are mechanically assisted with pistons so engineers can securely lift the covers from underneath.

Installed in conjunction with terrazzo flooring across the platforms, and Portuguese granite throughout the ground floor public areas, the 7500 Series Floor Access Covers seamlessly blend with the architectural finishes of the station for a streamlined visual effect. This sleek aesthetic is further enhanced by the tiling modules, which create a unified and cohesive finish, simultaneously eradicating any potential trip hazards, as the access covers are

installed entirely flush with the hard flooring. The minimal profile of the edges also reflects the dimension of the joins between the tiles to create a perfect finish, even when working with the radial sections of stone tiling on curved passages and walkways, which required individual access covers constructed of curvilinear profiles to deliver a high quality, bespoke finish.

Each of the covers withstand up to five tonne pneumatic tyre wheel loads. When architects Scott Brownrigg were given a brief to create a new gateway to Cambridge Science Park they knew the building had to be impressive to attract the desired high tech and Research and Development companies. The design features a colonnade sweeping across the front of the building echoing the curve of the spine road and a new public space. The column spacing guides occupants and visitors to the entrance – a GEZE Slimdrive SCR curved automatic sliding door.

The building has a BREEAM Excellent rating for its design so the Slimdrive SCR was the perfect complement. The circular entrance features two sets of automatic biparting curved glass sliding doors, creating a lobby that minimises heat loss or gain and so helps to contribute to the building’s environmental credentials. In addition the Slimdrive SCR automatic curved sliding door provides a light and airy all-glass lobby entrance which blends seamlessly into the façade and the large glass atrium, it combines high performance with unobtrusive operation.

ENERGY EFFICIENT WOODEN WINDOWS AND DOORS

Consumers are increasingly looking to upgrade their home to be more energy efficient. For period properties this is especially a problem, with many having draughty, single glazed windows. However, providing planning permissions allow it, there is no reason why period properties cannot benefit from double glazed windows and doors while also retaining their traditional style. The Sash Window Workshop were contacted to help upgrade 17 windows and some French doors at a neo-Georgian property in a Conservation Area in West London.

The new joinery needed to be double glazed but otherwise a replica of the original windows and door. Most of the window frames were in a good condition, so a quotation was provided for a mixture of new sashes into the existing frames and, for items where the frame had deteriorated, complete replacement. The customer decided to proceed with the work and a survey was arranged to confirm the measurements before the windows and door were manufactured and installed. After the work was completed, they commented: “The new windows and doors are exactly what we had hoped for, and we are very pleased with the installation.” www.sashwindow.com

Rundum Meir Façade Doors Uniquely Reflect Manchester Landmark’s Heritage

A bronze façade featuring integrated Rundum Meir garage doors for two new townhouses in central Manchester has been uniquely designed to reflect the architecture of the nearby John Rylands Library, one of the city’s most famous neo-Gothic buildings.

The duo of four storey, high specification private dwellings designed by Snook Architects for regeneration specialist Watch This Space have given new purpose to an unused site nestling between two post-industrial buildings close to Deansgate. Their full height bronze façade delivers a striking external appearance that takes a distinctive visual cue from the library, located opposite.

The houses are designed around an inverted living approach, enabling the architects to maximise the footprint of the site and use the space to its full potential. Above the garages are floors accommodating the bedrooms, with the living, dining and kitchen areas on the upper floors, and a rooftop courtyard/garden completing the arrangement.

The aluminium façade of both townhouses features laser cut and acid-etched lacy blind tracery patterns that match those in the windows of the library, a late Victorian neo-Gothic building which opened in 1900 and is now part of the University of Manchester. The lacy pattern extends over the full height of the façade which includes large folding/sliding shutters.

These balance privacy with natural light requirements for residents during the day whilst being eye-catching at night as internal light shines through the laser cut pattern. This design extends into the twin side sliding sectional garage doors manufactured and installed by Rundum Meir, which effectively deliver a sliding façade at street level.

Working closely with architect Neil Dawson, Rundum Meir’s designers were able to replicate the design with total consistency and manufacture in Germany using acid etching across the six aluminium sections. Neil Dawson of Snook Architects said: “Watch This Space approached us to look at how they could transform this

city centre site and we immediately saw the potential to take design inspiration from the nearby John Rylands Library. The resulting façade is unique, and through the movement of the shutters and garage doors during daily life it is constantly moving and changing."

“The laser cut pattern means that the building really comes to life at night as the internal light makes the intricate façade design a stunning feature. To be able to match this styling in the garage doors was crucially important and the result reflects the bespoke craftsmanship provided by Rundum Meir.” The twin Rundum Meir sliding garage doors each provide a clear opening of 3.8 m for easy vehicle access from the street.

Crittall’s End Of The Pier Show

Crittall steel framed windows more than a mile out to sea at the mouth of the Thames Estuary are looking as good as new. The company’s managing director Russell Ager made the discovery on a recent visit to Southend when on a bracing stroll to the end of the world’s longest pier.

Crittall windows were installed in the pier’s narrow gauge railway station in 2009. “The mile walk out to sea was tinged with trepidation,” admits Russell. “What condition will the windows be in?” But there was no cause for concern. “Thirteen years into their service life and the windows look incredible, as good as the day they were installed,” he says.

Coping with the hostile salty environment and a continuous battering by easterly winds proved no problem for the galvanised, powder-coated windows. TAKE A CLOSER LOOK AT EXHAUST AIR HEAT PUMPS

There’s a new kind of heat pump – one that doesn’t require an external unit in the garden or fixed to the exterior of a property – that is getting rave reviews in some sections of the heating industry – and one of the first of its kind is available now from renewable heating specialists Unitherm. Circular Construction Requires Effort Every Step Of The Way

The construction industry cannot minimise its way out of the climate crisis. There is a need for buildings with a low carbon footprint – and for healthy, durable materials which can create value in new cycles. Troldtekt A/S has interviewed frontrunners of the circular economy for an online feature.

They point to data and more respectful consumption of resources as some of the keys to more balanced construction. It will take more than just efficiency enhancements and process optimisation for us to achieve our goal of sustainable building. This is the message from the well-known Dutch architect Thomas Rau, who established RAU Architects, and in 2013 was named Architect of the Year in the Netherlands.

The transformation he is calling for fundamentally changes our role as humans on Planet Earth. “The biggest misconception is that we think we have to build buildings. In future, buildings will be a product of a logistics process,” he says.

“In the same way, raw materials will not be raw materials either, but nature’s works of art or limited editions, and in future we will need to regard buildings as repositories of such ‘limited editions’,” he says.

The interview with Thomas Rau is part of a new online feature from Troldtekt A/S which produces acoustic wall and ceiling solutions. In the feature, leading players in architecture and property development share their views on the path to circular construction. It is a path that requires effort at every stage of the life cycle of buildings – from the production of materials, through the construction process, the operational phase and right up until the recycling or reutilisation of materials.

Healthy materials and the need for data - In the feature, Martha Lewis, Head of Materials at leading architectural firm Henning Larsen, points to the vital importance of healthy materials and comprehensive data. “Data increase the value of building materials in the circular economy. Information about the building materials is entered in material passports, so we know, for example, how many times an acoustic panel has been painted – and with what.

The information from the material passports is transferred to a building passport that keeps track of any new materials that come into the building, and what happens to the materials which are already there,” she explains, adding that the material manufacturers have an important role to play in this respect: “It’s very valuable that a company like Troldtekt has EPDs for most of their products. In fact, it’s crucial, because in the building industry we need to know more about the climate impact from the production of building materials, and the EPDs provide this information,” says Martha Lewis.

In early 2023, at the Circular Build Forum, the Danish construction industry’s new material passport was presented. The material passport declares important information about construction products – for example, have chemicals or anything else been used in production that may be of relevance when assessing whether a product can form part of a circular economy in new buildings.

EPDs ensure transparency - The new online feature describes how Troldtekt works with a range of sustainability initiatives in the production of acoustic panels – and environmental product declarations (EPDs) are a key tool here. The environmental impact of raw materials, transport, production, use, disposal and the potential for recycling are reflected in the life cycle analysis on

which the EPDs are based. Accordingly, the EPDs are a useful tool for consultants and clients when gathering and assessing documentation about building materials. “Transparency and thoroughness have been keywords for us in working with our EPDs. Among other things, we have chosen to have separate EPDs for our various products rather than just working with average values,” says Vibeke Pedersen, Head of Engineering Department at Troldtekt A/S.

Cement type with reduced carbon footprint - In an interview with the cement manufacturer Aalborg Portland’s CEO Michael Lundgaard Thomsen, the feature also looks behind the scenes at the development of the new FUTURECEM™ cement type, which has a 30 per cent lower carbon footprint than conventional cement.

Since early 2022, it has been possible to choose Troldtekt acoustic panels based on FUTURECEM –and the panels have carbon footprints that are 26 and 38 per cent lower than those of Troldtekt based on grey and white cement, respectively, measured throughout the entire life cycle of the acoustic panels. Powering Up More Sustainable, Healthier Outdoor Public Spaces

Many of the UK’s town and city centres are being redefined to ensure they fit more closely with today’s urban lifestyles and the expectations of tourists. The changing retail landscape, driven by the growth of online shopping, more people working from home and an increasing number of people choosing to live in city centres, means that previous models for the design of streetscapes, public parks, plazas and other pedestrianised spaces are needing to undergo significant change. But it is not just reaction to social change that is at the heart of redesigns – sustainability and a growing movement to capitalise on the health benefits of being outdoors, in whatever form that takes, are also part of this fresh thinking to redesign our public spaces.

There is extensive evidence to show that providing safe, secure and attractive outdoor spaces is important to help people be more active and maintain and extend social interaction to benefit their mental health. Flood prevention and ensuring that water is managed efficiently in urban areas is becoming increasingly important due to climate change. Hence, SuDS (sustainable urban drainage systems) are being integrated and there is an increased use of planters in spaces that were previously dominated by tarmac, pavers and concrete, encouraging biodiversity in the process.

But there is also another important consideration in making these new outdoor public spaces as popular and versatile as possible to maximise their potential – access to on-demand power sockets.

Events can play a big role in increasing the use of outdoor spaces and attracting local people as well as tourists. Food and drink fairs, children’s fun days, market stalls, music gigs and light shows – events such as these can be a major draw and help strengthen local communities and they are easier to stage (even at relatively short notice) when easy access to power sockets is provided.

Accelerating Permeable Paving

Wider application of concrete block permeable paving to reverse the sealing-up of our towns and cities is heralded by imminent SuDS requirements on developments, as well as action on renewal of existing impermeable paving, as Interpave’s Chris Hodson explains.

The 2010 ‘Flood and Water Management Act’ included provisions for mandatory sustainable drainage systems (SuDS) on developments, controlled by local authority ‘SuDS Approval Bodies’ (SABs).

But these provisions were not implemented at the time in England under Schedule 3 of the Act – although they were in Wales – relying instead on planning policies for flood protection. Under mounting pressure and recognising that the planning-based system has not worked, government is now moving towards implementing Schedule 3 in England to make SuDS mandatory, announced in a review from Defra in January. Public consultation later this year will help to shape the new approach, with implementation expected during 2024.

Mandatory SuDS - National SuDS Standards and other related changes will then be applied to England and SABs will be set up within unitary authorities or county councils. SAB approval will be required before construction of drainage systems on new and redeveloped sites (except single buildings or permitted development, under 100 square metres), or connection to public sewers.

This is an important step forward, not just in the fight against flooding but also in enabling the numerous multifunctional benefits of well-designed SuDS to be realised, particularly in response to climate change. To demonstrate the government’s ‘SuDS approach’, Defra’s report cited one particular project as an exemplar: Lamb Drove in Cambourne, Cambridgeshire, a monitored SuDS demonstration project. An Interpave case study on this innovative scheme is available at www.paving.org.uk. Completed in 2006, Lamb Drove is a 35-homes development on a 1-hectare site, with a conventional layout but still delivering SuDS. It was compared with a similar, neighbouring development using piped drainage.

Lamb Drove demonstrates various techniques to collect, clean, convey and infiltrate, or store and release water at greenfield runoff rates (2 l/s/hectare) from developments to watercourses or sewers. The design is considered as two discrete sub-catchments, each with a micro-catchment of concrete block permeable paved roads – all managed by flow control chambers. This enables full storage within landscape features and permeable paving, while roof-water discharges directly to green space. Lamb Drove is an integrated SuDS system with predictable performance and is still operating successfully today.

The monitoring report highlights lower capital costs – saving £314 per property at the time –and lower maintenance costs, with potential for further improvements and savings. It identifies that the scheme successfully attenuates surface water flows and significantly reduces peak flows, with reductions in concentrations of pollutants and other water quality indicators, and with an increase in wildlife species and diversity. The report also confirms that with only minimal maintenance: ‘The permeable pavement infiltration study specifically illustrates the robustness of the performance of this feature to limited maintenance. The infiltration capacity of the permeable pavement is able to adequately cope with the highest recorded rainfall intensity at the Study Site’.

Action on Paving Renewal & Replacement - The welcome move towards wider use of permeable surfaces will also help to reverse the “sealing-up” our towns and cities, highlighted in a November 2022 National Infrastructure Commission (NIC) report on reducing flooding from surface water. This recommends urgent action to move away from impermeable surfaces, both for new developments and in existing settings. The NIC is an executive agency of the Treasury and provides government

with impartial, expert advice on major long term infrastructure challenges including water, drainage and flood risk management. The NIC report highlights that, currently, around 325,000 properties in England are in areas at the highest risk (with more than 60 per cent chance of surface water flooding) in the next 30 years and that, without action, up to 295,000 more properties could also be put at risk.

The report aims to ensure that: ‘We should not let surface water flooding continue as a stealth threat. We have the means to address it – what’s largely required is impetus for a range of bodies to act, and better coordination between them’. The NIC also recognises that, by 2055, some 50,000-65,000 properties may be put in areas at high risk due to “unplanned” increases in impermeable surfaces, such as front gardens being paved over, which increase the volumes of water entering drainage. Although planning permitted development rights for replacement or new paving around existing homes and some other properties have been removed for impermeable surfaces for some time, enforcement and compliance have been limited.

So, a review is recommended of options for managing unplanned increases in impermeable surfaces and potential policy changes to prevent it adding to the problem. In addition, some water companies already apply “area-based charging” to commercial properties where impermeable paving drains to sewers and Ofwat is encouraging trials with residential customers as well. Clearly, we shall soon see a much wider application of permeable surfaces – notably concrete block permeable paving – reversing the sealing-up of urban areas.

The Key to SuDS - Having proven itself over decades of successful use around the world, concrete block permeable paving is unique as a SuDS technique in combining proven engineering design solutions with nature-based water management near the surface. Replacing the impermeable surfaces that cause the runoff issues SuDS seek to address, it not only provides a particularly useful source control technique at the head of a SuDS “management train” but also achieves all four required pillars of SuDS: Quantity… Quality…Amenity…Biodiversity.

Of course, safe and attractive hard surfaces are needed in any development. But concrete block permeable paving offers the potential for multifunctionality and integration with SuDS – without additional land-take. Its unique capabilities offer the potential of a gradual supply of clean, treated water for safe, open SuDS features, landscapes and amenity. It can also meet the latest planning requirements for street trees with long-term maintenance, providing diffuse rainwater infiltration and retention, plus free air movement to roots without surface disruption. www.paving.org.uk

TRITON SYSTEMS SHIELDS SHOWROOM BASEMENT CONVERSION

The renovation and conversion of a former workshop and car storage facility, into a stylish basement space as part of a high-spec residential property, is making extensive use of fully compatible products from the range of Triton Systems. The work to remodel the one-time purpose-built motor garage and independent car dealership at Lytham St. Annes in Lancashire is being led by Elite Basements Ltd., whose highly experienced team of ground-workers, joiners and other tradespeople are reconfiguring the upper floors as well as transforming half the old undercroft into habitable space.

The Preston-based specialist is employing Triton’s anti-lime coating to treat the newly laid basement slab, followed by a layer of the manufacturer’s TM20 profiled membrane to remove water to the floor perimeter, where it is conducted to a sump using Aqua Channel. This PVC-U profile also takes run-off from the Triton Platon P8 lining the basement walls, with a pair of Triton’s 240 volt Aqua Pump Pro Plus units and 24v battery back-up, ready to remove the water to mains drainage. In addition to installing insulated dry-lining throughout the basement, Elite’s operatives have carried out structural repairs and applied red oxide paint with an airless sprayer to all of the original steel columns and beams after they were shotblasted by others. These beams and posts support the ground floor slab/ block and beam floor above. Wraptite is applied externally, quickly and efficiently as part of the cladding system. Traditional internal air barriers will need to accommodate building services such as electrical, lighting, heating and drainage systems, increasing the gap between as designed and built. Aldi Enhances Trademark Grey With A Natural Slate Solution

CUPA PIZARRAS’ CUPACLAD® 101 Logic was specified as part of the construction of a new Aldi store in Truro, Cornwall. The natural slate cladding product was chosen for an aesthetic that was entirely in-keeping with the surrounding Cornish town, as well as its impressive fire-resistant properties.

Aldi tasked construction consultancy company Kendall Kingscott with designing and overseeing the creation of a new store in Garras Wharf, Truro. Kendall Kingscott became aware of CUPA PIZARRAS and its products after the slate provider presented a CPD to the team in their Bristol office.

Keen to utilise the company’s natural slate products, Kendall Kingscott contacted its Technical Sales Manager for the South West, Stuart Black. “The team at Kendall Kingscott wanted to use natural slate for two reasons,” said Stuart.

“Firstly, hanging slate cladding is very popular in the local area so specifying this material would allow the store to blend in with some of the surrounding buildings. Secondly, natural slate scores highly when it comes to fire resistance.”

Consequently, Stuart recommended CUPACLAD® Logic 101, which utilises CUPA PIZARRAS’ natural slate. At 7.65mm thick, it is a robust slate product and is ideal for locations that regularly experience high winds and heavy rain. Furthermore, CUPA PIZARRAS natural slate is classed as A1 non-combustible in accordance with the European standard EN 13501-1 – the highest possible fire rating. Once the 150m2 of CUPA PIZARRAS’ natural slate was delivered to site – it was installed by Spectrum Building Envelope & Facades.

As is required for CUPACLAD® Logic 101, the slates were fixed horizontally using self-drilling screws that have been specially designed to optimise installation. Post-application the screws are invisible, to ensure they do not detract from the natural slate’s appealing aesthetic. Architect James Stanfield from Kendall Kingscott commented: “CUPA PIZARRAS worked closely with our design team to produce a bespoke solution that provides a sharp and contemporary public facing façade.

“The slate provides texture and uniformity to the building frontage, which ties it into the local context. Sustainability And Aesthetics At Ireland’s Largest Urban Development

More than 20,000m of Sto’s external wall insulation system has been specified for two residential schemes at Cherrywood, Ireland’s largest urban development driven forward by real estate group Hines and its joint venture partners, APG Asset Management over the past seven years. Located on a 360-hectare site to the south of Dublin, Cherrywood is expected to serve a population of 25,000 people, offering more than 7,700 new homes, six schools, three parks and leisure facilities. Henry J Lyons Architects selected the StoTherm Mineral insulation system for apartment blocks forming part of the first and second phase of the residential construction. Now complete, the first scheme comprises 431 homes divided into two equally-sized blocks.

The second consists of 520 units spread across three blocks and is due to be completed in Summer 2023. Sto installation work was carried out by applicators Platt Reilly. Consisting of mineral fibre insulation boards, the StoTherm Mineral system provides a high level of thermal performance and fire protection. It has been installed onto lightweight steel frames using Sto-Rotofix Plus. Thanks to a unique spiral design, these fixings help to create a seamless façade across all the blocks as well as a cavity behind the insulation board allowing any excess moisture to drain.

Using the Sto-Rotofix-Plus, any unevenness in the substrate can be easily rectified by adjusting the insulation boards after they have been installed. This means there is no need for unsightly expansion joints and a smooth

surface can be created ready for applying the render. All the apartment blocks will be finished with the StoSilco silicone resin render to provide high levels of water repellence and resistance to algae and fungus growth.

Senior Architectural Technologist at Henry J Lyons Architects, said: “Sustainability is at the heart of Cherrywood’s design and this is reflected across the residential developments. The StoTherm Mineral system will help to reduce carbon emissions and energy use by thermally insulating the exterior walls. Combined with the high-performance render, this will ensure the structural fabric is kept warm and dry. “The large seamless façades also strengthen the aesthetics of each scheme, ensuring a highquality finish that will last for generations.”

Cherrywood’s sustainability commitments include a focus on highly efficient buildings with extremely low energy demand. Semicircular Balcony Demands Resolved By Schöck

All apartments at the Triptych Bankside development, next to the Thames in Southwark, benefit from spacious balconies, with an emphasis on the quality of the finishes. However, their highly unconventional and dramatic semicircular profiling meant Schöck had to demonstrate its design expertise in meeting the structural load-bearing thermal break requirements. Triptych Bankside is at 185 Park Street, in Southwark.

It comprises three elegant building forms within a landscaped park setting and is a close neighbour of the Tate Modern, the Millenium Bridge and the Globe Theatre. The mixed-use development provides two residential blocks – fifteen and nineteen storeys respectively – along with office accomodation and creative workspace in a ten storey building. There are also retail and cultural amenities at ground level.

A subtle twisting form, combined with undulating curved terraces wrapping around the exterior, affords the buildings a considered architectual elegance – but central to the residential buildings design is also its ability to be adaptive and maximise both amenity space and local views.

The development has a commitment to the local community too and Triptych Bankside is facilitating the delivery of 57 new, purpose-built almshouses, to be operated by the United St Saviour’s Charity, which has been working in Southwark since 1541. In addition the design reinstates the lost historic street, Emerson Place, which creates new pedestrian connections through the site to the River Thames and which features a continuous flow of green spaces including a central public square.

Special demands need a special solution - The special demands of the Triptych Bankside semicircular balcony profiling required bespoke Isokorb T type SK units to be designed with specific postional load capacities, using built-in steel reinforcement. The T type SK is a complete system structural thermal break for minimising thermal bridges between cantilevered steel constructions on reinforced concrete components. Since it can be prefabricated to a large degree, installation time on the building site is reduced.

Also, due to its superb load-bearing capacity, the engineering and structural design is ideal, even for heavy modern balconies. It is capable of absorbing large bending moments and shear forces; and is certified as a safe and verifiable solution through independent third party evaluations from the BBA and Oxford Brookes University. At present, no other UK product for concreteto-steel applications meets these load-bearing requirements, or meets the current and future thermal performance required by building standards (Part L).

Minimising thermal bridging is critical - The entire project is built very much with sustainability in mind and minimising any risk of thermal bridging at the balcony detailing is critical for a number of reasons. Namely, local heat loss will result in more energy being required to maintain the internal temperature of the building. Also, low internal surface temperatures in the area of any thermal bridge can cause condensation and this in turn is likely to result in structural integrity problems. Mould growth too is a possible risk, which in a residential situation can cause asthma and allergies.

A dependable and fully compliant product range - The Schöck Isokorb range of structural thermal break solutions is the largest in Europe and in the UK helps projects meet full compliance with the necessary Building Regulations (and the impending Future Homes Standard criteria where relevant). In addition to the Isokorb type used on this project, there are also solutions for concrete-to-concrete, steel-to-steel, renovation projects, Passive House – and even a maintenance free alternative to wrapped parapets. All products have the security of independent BBA Certification, which provides NHBC approval. The temperature factor requirement (fRSI) used to indicate condensation risk, which must be equal to, or greater than 0.75 for residential buildings, is also easily met by incorporating the Isokorb.

Bilco UK Sets The Standard For Safety At Glasgow Housing Development

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space.

The 3.75 hectare site, which is situated next to Queen’s Park on the south side of the city, forms an important part of the Battlefield area’s character, with the buildings’ exterior reflecting and complementing the surrounding heritage by using the city's traditional blonde coloured sandstone. As part of the construction process,

Bilco UK was commissioned to supply six ESW-50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design. Smoke Vents were specified to provide essential ventilation in the event of a building fire. Featuring a linear actuator operating mechanism that opens the cover to 140 degrees within 60 seconds, the smoke vents ensure compliance with Building Regulations Approved Document B, BS9999 and EN12101-2.

The built-in wind deflector also provides protection against smoke being blown back into the vent in the event of a fire., whilst the newly-designed closedcell EPDM sponge gasket helps meet Building Regulation air leakage targets by providing a better seal of the cover to the curb. With the addition of a fixed vertical ladder, the smoke vents can also be used by maintenance engineers for roof access.

A Nordic Royal Beacon

Ireland’s first Tibetan Buddhist Temple takes a step towards completion with installation of distinctive tiered roofs clad in Nordic Royal – an innovative golden copper alloy from Aurubis. At the heart of the Dzogchen Beara Buddhist Meditation Centre on the Beara Peninsula overlooking the Atlantic Ocean in West Cork, the new building was designed in the style of a traditional Tibetan temple acting as an inspiring symbol of the Buddha’s teachings. But unlike the traditional form it also includes large windows to provide extensive views of Bantry Bay.

Highly Visible Nordic Royal Roofs - The temple is built over three floors, each defined by a Nordic Royal clad roof with a curved-profile and deep overhanging eaves. Dragon heads and other sacred ornaments with deep spiritual meaning, hand-crafted from copper in northern India then gilded with gold leaf by members of the Dzogchen Beara community, adorn projecting corners and the top roof ridge.

The project’s architect Giles Oliver, who passed away three years ago, envisaged the building as: ‘a beacon of wisdom and compassion’ and the stunning new copper roofs will be seen for miles along the coastline and from boats at sea. With its exceptional longevity and durability proven in the most extreme environments, copper was the natural choice for the temple roofs.

A natural element within the earth’s crust, copper has been incorporated into living organisms throughout the evolutionary process and is essential for all life. (cont...) Marine Environment Trials - There are numerous copper surfaces and alloys to choose from today. Leon Rossiter, one of the Directors and heading up the Temple project, explained: ‘Giles Oliver, the Temple Architect, sent a sample of the Nordic Royal asking me to look into it. We trialled different styles of copper by placing samples out on the cliff behind the temple, to face our harsh marine environment. For 18 months, the Nordic Royal sat there alongside classic copper, with and without a lacquer on it, and we tried gilding the copper as well. ‘But only the Nordic Royal delivered just what we were looking for in a roofing material. As it says in the manufacturer’s specification, we found that this copper alloy provides a matt golden colour that perfectly complements the gilded ornaments. It’s shine and brilliance changes throughout the day as the sun courses through the sky. Even on a rainy day, somehow the most golden glow is exhibited. In essence, we are overjoyed that such a material exists, as we don’t think we could have achieved the look of the temple’s roofs if we had used any other material’. The innovative Nordic Royal is an alloy of copper with aluminium and zinc, giving it a rich golden through-colour and making it very stable. It has a thin protective oxide layer containing all three alloy elements when produced. As a result, the surface retains its colour and simply loses some of its sheen over time, as the oxide layer thickens with exposure to the atmosphere to give a matt finish.

Local Links - Although a recently developed and innovative material, Nordic Royal has been installed at Beara using traditional, hand-crafted techniques. All the crafts people involved were locally based including Wychbro Coppersmiths from Clonakilty, Stroker Fabrications from Enniskeane and the main contractor Beara Building Services, from Eyeries. The local area also has long historical links with copper. The nearby Allihies Copper Mine Museum presented Dzogchen Beara Temple with one of two surviving copper ingots that were mined deep beneath the area during the 1800s. This was inserted for posterity into the main sacred ornament on top of the temple at a special ceremony.

Extensive Architectural Range - The Nordic Copper range of architectural copper and alloy products is available from Aurubis, part of the world’s leading integrated copper group and largest copper recycler. It includes Nordic Standard ‘mill finish’ and Nordic Brown pre-oxidised copper offering lighter (Nordic Brown Light) or darker shades of brown determined by the thickness of the oxide layer.

The extensive Nordic Blue, Nordic Green and Nordic Turquoise ranges have been developed with properties and colours based on the same brochantite mineralogy found in natural patinas all over the world. RMIG Brings The Countryside To The Town

Dorset County Hospital is located just outside Dorchester town centre. This modern hospital provides a full range of district general services, including an accident and emergency department, and links with satellite units in five community hospitals. As the main provider of acute hospital services to a population of around 300,000, ample parking space is required at all times. It was decided that a multi-storey car park (MSCP) should be built to keep pace with demand. Due to new and stricter public regulations combined with the desire for aesthetic freedom, the task presented several challenges. The design and construction of multi-storey car parks are receiving a lot of attention in the UK. It gives status to develop aesthetic garages and prizes are awarded every year for the best MSCP architecture –RMIG Solutions has contributed to many significant projects within this field. At the same time, the regulations and legislation for MSCPs are being tightened all the time in the UK.

PROJECT INSIGHT

This applies to the guidelines for light and ventilation, and to a large extent to the rules for fire safety. RMIG Solutions joined the project at an early stage and their experience and expertise within this field was a great advantage, enabling those involved to find the best possible solution. After a public vote, three images from the beautiful Dorset countryside had been selected for illustration on the facade, and had to be processed so that the perforated pattern creating the images could meet the requirements for open areas for light and ventilation. The images were successfully processed and the results were remarkable!

Through a bit of wizardry, it was possible to change the photos to landscape format and at the same time let in light and air for the users. This made it possible to merge the creative wishes of the architects with what was technically possible. It is always a compromise when it comes to MSCPs, but even though ventilation requirements reduce the contrast in the images, they still stand out and give residents a great impression of the Dorset landscapes. Finally, numbers could be stamped directly on each element in the production line so there was never any doubt as to where and in what order they should be installed. Santiago Bernabeu Stadium Renovation Supported By Lindapter

In 2019 Real Madrid Football Club unveiled plans for a 525 million renovation project of its iconic Santiago Bernabéu Stadium. The huge renovation project would include increasing the capacity by 4,000 with an extra tier being added, increasing the height of the stadium by 10 metres, adding a retractable roof, major exterior developments and installation of a 360° video board and lighting that would encircle the entire roof area. The vision was to transform the Bernabéu into a modern, avant-garde stadium, with maximum comfort, safety and state-of-theart technology.

One of the distinctive features of the stadium was the new lighting that needed to be safely and securely attached to the roof. The design involved connecting the lighting to the steel columns of the original stadium structure via structural hollow sections (SHS).

The contractor wanted to avoid onsite welding or drilling at height for many reasons including time, cost and safety therefore an alternative connection method was required. Lindapter’s technical support team were approached by FHECOR, the consulting engineer for the project, and asked to submit a steelwork clamping design solution.

After receiving details of the existing structural columns, the SHS framework and lighting equipment, Lindapter’s technical support team were able to propose a solution. This involved welding pre-drilled steel plates to the sides of the SHS framework offsite at the fabricators and connecting these to the structural steel columns onsite with clamps. The connection design included Lindapter Type AAF adjustable high slip resistance girder clamps with M16 diameter, grade 10.9 bolts in a standard 4-bolt configuration.

Quicker, safer and easier - The ready-to-install reinforcement element consists of double-headed studs with spacing bars to ensure correct positioning. Spacers allow installation on the formwork and as a result, installation on the construction site and in the precast plant is therefore quicker, safer and easier to achieve.

The contractor used 1,800 Type AAF Girder Clamps to connect the SHS framework and lighting equipment to the structural columns via the “end” plates. Installation was quick and easy as the connection assemblies could be positioned close to where they were needed before final adjustments were made and the clamps fully tightened using a calibrated torque wrench.

Type AAF Girder Clamps provided an excellent solution that avoided the need for welding or drilling onsite. This offered many benefits to the contractor including a safer working environment, as no heavy tools or equipment were required, especially important as the installation was carried out at significant height. Other benefits were the time saved by clamping which resulted in lower labour costs. www.lindapter.com

A Stella Sea View Next To The Home Of Golf

Standing proudly on one of St Andrews’most desirable streets, Gillespie Terrace, Step Rock House is understood to date back to 1850 and was originally the residence of Lady Playfair, wife of the first Baron of St Andrews. The stunning Grade B Listed property is among a key group of buildings listed as ‘significant’ within the St Andrews Conservation Area. The property enjoys a unique location overlooking West Sands beach, (famed for the opening scenes of the film Chariots of Fire), and backing onto the oldest and most iconic golf course in the world, St Andrews Old Course.

Following a major renovation project recently undertaken by renowned local contractor, Alpha Projects, Step Rock House has now been divided into two separate apartments over two floors. All works were completed to an exceptionally high standard, ensuring appropriate materials were used to maintain the many period features throughout. The complete internal refurbishment of the property involved the installation of a new staircase, improved insulation, new flooring, cornices, kitchens, bathroom and ensuites.

Externally, the sympathetic renovation works to this distinctive building involved the complete removal and reforming of the existing roof to provide increased head

height and floor area. A major part of the external works included the refurbishment and replacement of the existing sash and case bow windows which extend the full height of both storeys, along with the installation of a genuine conservation rooflight, sitting flush to the roof tiles in between two tall curved slated parapets.

Preserving the original character of the building and surrounding Conservation Area was of hugely significant architectural importance. As such project architects, Muir Walker Pride, specified a bespoke Stella conservation rooflight, constructed using316L stainless steel with a self-clean high performance glazing unit.

This would not only provide maximum protection against the harsh coastal elements, but due to the rooflight’s slender steel sight lines, genuine glazing bar and original Victorian design, it also satisfied the strict requirements of the Local Conservation Officer.

The Stella rooflight not only looks magnificent from the outside, but provides a stunning internal feature, which floods the space with natural daylight and makes the most of the spectacular views across West Sands beach and inland across the golf courses. www.stellarooflight.co.uk

Cupa Heavy 3 Slate Provides The Key To Scottish Bothy’s Grand Renovation

Heavy 3 slate has been specified as part of a unique self-build residential home in the Scottish countryside. Showcased on the latest series of Channel 4’s Grand Designs, Heavy 3 was selected to renovate the roof of a Grade II listed bothy that had to be incorporated into the property’s overall design. The slate was the ideal solution to replicate the aesthetic of the original Scottish slate. Architect Iain Shillady, Director at Staran Architects, decided to carry out an ambitious conversion of the bothy – a form of basic accommodation for gardeners working on country estates – and walled garden, turning it into his ideal family home.

However, planning permission dictated that the architectural heritage of the property must be maintained, meaning that the bothy and garden wall had to be preserved to allow the project to take place.

As a result, Iain developed an innovative architectural design that divided the family home into two separate sections, split by a 13-metre skylight. In this design, the bothy, which was positioned against the garden wall, would be restored to house several bedrooms and act as an entrance to the property, with the rest of the house built within the large garden, hidden on the other side of the wall.

Due to the bothy’s lack of upkeep, the original roof slates were damaged beyond repair and several sarking boards and head ends had succumbed to rot. However, the main ridge was salvageable. Iain approached Allan Liddell, CUPA PIZARRAS Technical Sales Manager for Scotland, to work with the project team and find a slate solution that would maintain the bothy’s original aesthetic.

Allan recommended Heavy 3, a popular choice for projects needing a durable building material and a similar aesthetic to traditional Ballachulish Scottish slate. “Once we replaced the sarking boards and head ends, installing the Heavy 3 slates was a very straightforward process,” commented John Carey, Director at Carey Roofers. “CUPA PIZARRAS offers the best slate on the market so I’m happy to install its products whenever possible.”

Approximately 6,000 Heavy 3 slates were nail fixed to the bothy’s roof. Produced in two thicknesses, in this case the extra thickness and weight of the 7-8mm variant provides the strength to withstand the high wind speeds and driving rain that is common throughout Scotland. Also available in a number of sizes, Heavy 3 size 300 x 200mm slate is widely used on conservation projects and comes with a 100-year warranty as standard.

“I’m very pleased with the final result,” commented Iain. “The quality and the aesthetic of the slate were essential. I was already familiar with Heavy 3 as it is a common choice for our listed building work, so I was confident in the product. We opted for a slightly smaller format to closely replicate the Scottish slate originally removed from the bothy.” The project is now complete and has recently aired on the latest series of Channel 4’s architectural housebuilding programme Grand Designs, presented by Kevin McCloud. www.cupapizarras.com/uk
