MAINE REAL ESTATE - FAQ’S My first job upon graduating from Bates College nearly 40 years ago was with a Massachusettsbased economic think tank, and my primary role was to create and manage econometric models and conduct statistical analysis for the PhD economists who ran the company. I went on to use my economic and mathematical roots during my 17 years working on Wall Street as a bond specialist. If properly computed and considered, I was quite certain, and remain so, that numbers do not lie. That said, numbers don’t always tell the whole story either. This is mainly because we are always looking backwards trying to find where we are today. And if that goes well, we extrapolate the results to see where we will be in the future. Sounds easy, right?! 2020 and the first half of 2021 have presented a very complex set of numbers when examined through the lens of a microscope. However, when viewed in the context of the market as a whole, the results are quite strong, but less remarkable than one might think. Below are a few of the key questions currently being asked by our clients and prospects. Are Maine residents buying homes in Maine? Yes, 70% of Maine homes sold in 2020 were purchased by Maine residents. The number of Maine residents buying in Maine decreased by 5%, which equates to approximately 1,000 fewer Maine resident homebuyers than in 2019. Where are the out-of-state buyers coming from? Massachusetts has been the top feeder market for Maine homebuyers for as long as I can remember.


Last year, Massachusetts buyers accounted for more than 9% of all single family homes purchased in Maine. This represents a modest increase over the 7% of homes they purchased in 2019. The rest of the top five feeder markets include New Hampshire (4%), New York (2%), Florida (1.8%), and California (1.4%). How much has the Maine real estate market improved? Maine set an all-time record in 2020 for unit sales volume of single family homes with 19,921 transaction sides, compared to 18,140 (+10%) in 2019, and 17,864 (+12%) in 2018. Although these are solid numbers, they are not as astounding as one might think. How have median prices performed? Maine’s median sales price for 2020 was $256,000, which was 14% higher than 2019 and 20% higher than 2018. Again, these are strong results, but stories abound with homes selling for 30% over asking price which was already 20% over historical valuation methodologies. Those instances are the exception to the rule and not necessarily reflective of the market as a whole. What is happening with new listing inventory? Cumberland and York Counties, which represent nearly 40% of all of the homes sold in Maine, reported a modest 2% increase in number of units sold in 2020 versus 2019. Buyers expanded their home searches into other parts of Maine where inventory was more abundant. Seven counties enjoyed sales gains in excess of 20%. Inventory continues to be a challenge for many buyers in the most desirable destinations and new listing volume was down nearly 5% in the first quarter of 2021, which is disappointing, but not insurmountable.


Can these market conditions go on forever? Forever is a long time, but the market for Maine real estate will continue to be characterized by very strong buyer demand and relatively tight listing inventory for the remainder of 2021 and likely well into next year. Our reading of the tea leaves points to a near-term peak in late August through September which coincides with our traditional late summer buying season. Are there other factors that could accelerate a return to a more balanced supply/demand dynamic? Inflationary pressure leading to higher interest rates could be on the horizon. Of course, mortgage rates play a prominent role in affordability and demand. For the first time in months, we have observed newly listed homes with relatively quick price reductions as sellers attempt to reach beyond the scope of current market levels. Overpriced listings will begin to create more inventory for a longer period of time which will only clear the market when the listing price comes down or, fingers crossed, the market continues to rise to new highs. Stay the Course….. In summary, 2020 was a very good year for real estate in Maine, but maybe not as great as portrayed. It appears that the first half of 2021 will be another strong result when the statistics are fully available. The greatest change in the market has been the float in terms of days on market with the median days on market dropping below 10 days. New listings that come to market will continue to sell very quickly if they are properly priced and reflect the value in today’s terms. It’s important to keep in mind that many prospective sellers are still on the sidelines, but eventually will venture to sell. It will pay to stay tuned and be patient as you find the right property for you.

Listing-specific staging options will be available in the near future. Recollection – The app has screenshot capabilities, allowing viewers to capture and store the images of AR furniture sets placed within the visit. Shop – Virtual home furnishings can be clicked for more information about the product, including a link to exit the app and be directed to a retailer’s website. All furniture is shown to-scale and provides accurate room dimensions, ensuring furniture viewed in the app will be a fit, making purchasing and moving into a new home easier on new home buyers.
