A NEW NORMAL FOR MAINE Over the course of the preceding decades, massive urbanization has been the trend in most of the country. However, there has been a sharp reversal triggered by the influence of COVID-19. Historically, much of the impetus behind the increase in urban dwellers was heavily driven by the daily commute to the workplace. Millennials were especially keen to prioritize a work/life balance that didn’t include spending one to two hours each morning commuting to the office followed by another one to two hours to return to the suburbs. Additionally, convenience played a major role in the urbanization trend, with services such as grocery stores, take-out meals, and numerous shopping options located within blocks of urban dwellings. One cannot overemphasize the structural changes that have occurred with remote working conditions and which will likely continue well into the future, if not indefinitely. It is estimated that 8% of the workforce was able to enjoy remote work at the end of 2019. Recent statistics released by the Federal Reserve Bank of Dallas suggest that this number rose to 20% last summer. Global Workforce Analytics predicts this number will rise to 25-30% by the end of 2021. While it is clear that many workers will be returning to an urban environment, the synergies, cost efficiencies, and quality of life enhancements


associated with remote work will remain a significant driver behind the deurbanization transformation. Maine real estate, with its strong price performance, has been the direct beneficiary of this recent trend. Maine is a small real estate market which only needs a relatively small increase in activity to boost prices and diminish the available inventory of homes for sale. I have been hearing chatter in our real estate circles that this boom will be short-lived and prices will be coming down soon. However, I am not convinced that this is the case. The abundance of buyers looking to change their commutes from the bedroom to the study may actually rise over time. An increasing number of companies have found that employees who work from home are more productive and have more time to commit to work related tasks. As a Maine resident for more than twenty years, I am keenly aware that our great state offers an unparalleled lifestyle with easy access to some of the most beautiful places on the Eastern Seaboard. I have always said that people live in Maine because they can, but until now, buyers were limited by commuting distance and the availability of high speed internet when considering the best possible places to live. Maine has come a long way in its ability to offer the desired lifestyle that so many are seeking and it is easy to imagine that Maine


will continue to be a top destination for many more people going forward. In fact, it is happening before our eyes as we enjoy seeing many new faces on a daily basis.
