As the housing inventory continues to be at an all time low, many buyers are shifting their focus to vacant land. There are quite a few things to consider when purchasing land. Things to consider include water, sewer, survey, Katherine Hansen the ability to develop, electricity availability, septic installation, well, house design, permitting and hook up fees, along with associated costs and finance options. Different rules and regulations govern city versus county with regard to the development of vacant land. Minimum lot size exists in both county and city, as well as minimum dwelling size. Other rules and regulations that can govern land development are any existing CC&R’s ( Covenants, Conditions and Restrictions) that can be found in the property records by either visiting either office the property is located in or on their website. Other conditions to consider are topography, distance to wetlands, shoreland and the stability of the earth. Some of these conditions may require a wetlands and/ or shoreline evaluation and/or a geotech study. These conditions can exist both in the city limits and out in the county area. Lending on land purchase is becoming more common. As a result, lenders that participate are offering more options to combine the purchase and construction as well as some competitive rates. Generally, you will need at least 25% of the purchase price down. Those terms can vary depending on whether or not you choose to combine your purchase with construction.
