Another reason for our members’ success is the way in which we negotiate deals. Typically, investors buy their properties ‘retail’. Retail properties are the ones you find on sites like realestate.com.au or domain.com.au. However, we have found a far more superior way that often results in even greater benefits to our members.

We start by identifying not just the region, not just the suburb, but the exact street and type of property we want to invest in. Then we talk to reputable developers in that area who are seeking finance, and in exchange for significant value additions (among other incentives such as upgrades to the finishes) we offer them a large number of pre-sales through our members.

It’s important you’re aware that we only take on group negotiated deals like this when the project is being built, as well as the developer, meets Lianna’s strict 13 point selection criteria. We’re always being approached by developers wanting us to help pre-sell their properties, and in most cases we refuse. We won’t settle for anything less than the best possible deal which speeds up the wealth creation process for our members. Therefore we look for high-quality developments at an attractive price where the developers are preparing to get bank finance and we negotiate hard to secure properties under market value and/or with property inclusions/upgrades which will secure a higher rental return.
