Kerry Lubchenko has a few guitars he loves to play and a piano he can’t play a thing on. An aspiring painter and chef, Kerry’s artistic talents took him into the electronic and print world where he spent many years marketing media in Saskatoon. He left a career with an agricultural newspaper to pursue portrait and profile photography because he prefers the smell of perfume to printing fumes. Call him Armand or Kerry (he answers to either) — but don’t call him to photograph your big life events: he says he’s already been at too many weddings, anniversaries and grads in his band days. As the sun breaks above the horizon, it floods the neighborhood with light. A flock of grouse runs across the road, under a fence, and across a yard. It’s the beginning of a new day at Valley View Heights, just 12km east of Saskatoon on Highway 5.

n 2005, Darrell and Crystal Rinas were looking for land on which to build an acreage - a place to raise a family in a safe environment with good neighbors, and with their family close by. They looked at developments that were beginning to pop up around the area, but none of them had the particular feel that they were looking for. The Rinas’ wanted to be east of Saskatoon along Highway 5, close to Crystal’s parents (Walter and Sandra Halliday,) and Crystal’s Sister and her Husband (Chantal and John Kahovec.) Together, they found the perfect spot to build a home in what would eventually become Valley View Heights. Gently rolling hills, vast wooded areas, a pond, and plenty of clear space for building and development – it was exactly what they were looking for. The three quarters of land that they found was more than what was needed for one acreage, but the entire family saw the potential in the development of this land. Some inquiries were made and by 2006, the family joined forces and created HRK Developments (Halliday, Rinas, Kahovec) to purchase and develop the land.

The diverse background of the owners makes HRK Developments an excellent group for this sort of undertaking. All the owners are entrepreneurs with extensive backgrounds in areas required for successful land development. The family members have a diverse range of experience in many different aspects of business; such as, Darrell Rinas, who is employed by Associated Engineering in Saskatoon and works everyday in land development.

up cabin is pulled onto it. The cabin is warm and inviting with a wood stove, and on the weekends, families gather to skate, play hockey, and have fun. For other residents that are more interested in hitting the trails, a snowmobile club operates nearby and has a warm-up shack less than a mile away.

Roads and services were brought in, and the surveyed sections of land - most between 5 and 7 acres, were offered for sale. By 2010, these initial plots of land were sold and families were constructing their homes all over Valley View Heights. Development continues, with the second phase being close to sell out, and the third and final phase under development. The land, location, and amenities of Valley View Heights sets it apart from other residential developments. But one of the most important differences is the welcoming community that has been built on it. In the winter, when the pond freezes over, the snow is cleared off and a warm-

With large lots and plenty of space between houses, a family has all the room they need to be private without being alone. Valley View Heights is only 12km from Saskatoon, and driving into the city often takes less time than from residential


areas within Saskatoon’s city limits. “It’s the highway that makes it easier,” explains Rinas. “You come into the city at 100km/h and don’t need to fight your way through traffic on the feeder streets. I get into the north end of the city during rush hour traffic in about 20 minutes.”

There are no builder restrictions in Valley View. You can general contract your own home, bring in the builder of your choice, or, HRK Developments can recommend experienced and knowledgeable builders that have built other homes on acreages.

The east end of Saskatoon has exploded in recent years, and a slew of amenities are available for residents of Valley View Heights. For convenience, Sunset Estates is a mile away and has a gas station and a store, meaning you’re probably closer to a jug of milk or loaf of bread than you are in Saskatoon. There’s even a Fire Department in Sunset Estates, just in case your backyard bonfire gets out of control.

And in case you’re wondering, Valley View Heights offers a whole range of other services as well. As part of the RM of Aberdeen, Valley View Heights has city water, natural gas, power, telephone, and high speed internet access. They even have weekly garbage pickup handled by Loraas Disposal. When it snows, crews from the RM of Aberdeen quickly get in gear and clear the roads.

y father-in-law used to say, “Invest in land. They’re not making any more of it.” They might not be making any more, but in recent years new development has created opportunities for city folk who want to spread their wings, ride their quads and horses, and get back in touch with country spaces. Acreage life is a different way of life. For those who can afford it, it’s providing a quality of life many feel they can’t get in an urban setting.

“The ultimate location for people who live on acreages is to be within 10 minutes of the city,” says Brent, owner of Saskatoon Smart Homes. “People in Toronto don’t understand those kinds of commute times. They say they can’t even get to the first set of lights in 10 minutes. My brother-in-law is a radiologist in Calgary and it takes him an hour one-way. Saskatoon is still small enough that driving time isn’t a big issue, but it’s definitely a bonus to be able to live so close.”

“Once you have it, you won’t go back,” says Brent Eldstrom, who with wife Hilary, has 10 acres in the hamlet of Cathedral Bluffs, 10 minutes northeast of Saskatoon. Originally from Prince Albert, the couple lived in Saskatoon while their three children were going to school but opted for country living when the kids got a little older.

Hallmark realtor Ken Menz has been an acreage liver himself for the past 20 years on property just south of Saskatoon. He lives on the east bank of the river in the hamlet of Furdale near the Saskatoon Golf and Country Club. Ken grew up on a farm and thinks some people may have a longing to get back to country roots, but most people looking

for acreages crave the peace, quiet, and privacy and maybe some space for their toys. “Over the last 15 years or more, there’s a larger selection because development in R.M.’s around the city have increased, so choices have increased,” says Ken. “Generally speaking, most first time home buyers won’t find anything 15 minutes out of the city in their price range.” He says most acreage buyers are well established with enviable equity in their existing homes. Many are empty nesters with grown children and a dream to get out to the country. Ken guesses that an average price around the city is about $550,000. Some parcels, depending on which direction, size of property and what sort of home has been built, can be priced to $800,000 and higher. Newer FineHomes SASKATOON

developments tend to be smaller, from three to five acres. For the adventurous buyer who doesn’t mind a half hour commute and wants up to 40 acres, they can–depending on the direction– buy their piece of paradise for $300,000 to $400,000. Ken doesn’t see many people on those larger properties wanting to put the land to use, although some might have horses. “Not many people want to hobby farm,” he says. “Some want more space and a place to run their quads. Some want bigger shops where they can store their toys. The main reason for most people, though, is to get away from the hustle and bustle of the city and to enjoy the peace and quiet.” For the Eldstroms, who are pleased they purchased their 10 acres when they did 13 years ago, privacy is the primary motivation for country living. “Your neighbours aren’t four feet away. A lot of people have sound systems on their deck so they can crank it up a little bit if they’re entertaining or gardening, and 12

not worry about upsetting neighbours.” Now that all the available parcels of Cathedral Bluffs land are sold, Brent and Hilary plan to do some strategic planting of fast growing trees like Lombardy poplars. These will help to block the view of distant houses over in Prominence Pointe, Saskatoon’s ‘newest luxury estate community.’ That planting has to be strategic for another reason, one that’s a big acreage perk for Brent. “We can’t plant any trees that will interfere with his golf shot,” Hilary explains. Brent’s a selfproclaimed golf fanatic, and he set up a pin at 80 yards and “practiced with hundreds of balls every night.” It wasn’t too long before he knocked eight strokes off his game. In addition to some house renovation and landscaping, he’s converting four acres into a links style practice area with a 120- and a 180-yard pin. Hilary, a critical care nurse at St. Paul’s Hospital and an instructor in SIAST’s nursing program, says acreage life

offers a lot of “decompression” and an opportunity to “putz around in the flower beds.” “I’m not a vegetable gardener and the deer out here wouldn’t help anyway, but I get my therapy in the flowers and working on the landscaping,” she says. Their home is outfitted with their own Smart Homes touch screen technology so chores like irrigation can be activated on an iPhone or an iPad from anywhere in the world. Various systems like security alarm, lights, air conditioning, and heating can be manipulated without having to rely on neighbours. “I was at a family event in Europe, checked the moisture sensors and was able to water my flower beds and pots from Spain.” Also a runner, Hilary enjoys wide-open spaces and sparse traffic. “I think you are just more in touch with nature, with the weather and with the land,” she says. “The kids loved it. They were always building forts and catching frogs and snakes. Of course as they got older, they complained that living out here


interfered with their social life. If they wanted to go to a party, we had to drive them, and we did a lot of driving. But my daughter, who’s studying to be a pastry chef in Nanaimo, was home recently. As we sat on the deck watching the sunset, she said how much she missed it. With the city’s bright lights, people forget what the night sky looks like,” Hilary says. “Out here, we look at stars and the Northern Lights. We watch deer and the birds. There’s a sense of freedom and serenity you just don’t get in the city.” The Eldstroms appreciate the small community feel of country life. People keep an eye on each other’s property neighbourhood-watch style. While many acreages fall under rural municipality taxation, Cathedral Bluffs formed a hamlet that gives them control over a percentage of their property taxes. With that, they were able to pave their own road with a high quality hardtop expected to hold up for the next 50 years. They also have a unique reverse osmosis water treatment system so

they are not reliant on city water. The Eldstroms are putting in a dugout to augment irrigation. The tree planting is underway and “because we’re dealing with several acres, we’ve got to plant in volume,” says Hilary. “In the city, you can put in one or two trees. Here, you’ve got to plant a dozen for any impact.” “I’d say there are two big bonuses for me out here. Golf is number one,” Brent laughs. “Then privacy. Obviously land isn’t getting any cheaper. As an investment, acreages close to the city are only going to grow in value and more quickly than city property. Thankfully, there are no more lots available here, so this is as big as we’re going to get.” “There is one drawback of acreage living,” he admits. “No pizza delivery.” FHS

egasus Homes, owned by Peter Bue, has been in operation in Saskatoon for nine years. I want to build my own home. What do I need to know or do to arrange for financing? The financing of a “self build” project is a multi step process. The most important step is getting your finances in place before you put a shovel in the ground. Obtaining approval for your mortgage will not be entirely dependent on your financial circumstances and ability to repay; equally important will be the credibility and quality of your plan. Lenders will want to know that you have properly planned the project, made a thorough cost analysis, and have an itemized budget requirement. They will also consider your enthusiasm, experience, and confidence in completing the building within an acceptable timescale and your reasons for undertaking the project.

• Offer to purchase for land or a copy of title if already owned • Blueprint Appraisal • Plans/ House Specifications Your personal equity and cash are used to fund the initial stages of the project. The mortgage funding becomes available as progress advances. The dollar amounts of these advances are based on inspections that determine completion of certain stages of the build. As with any type of construction mortgage, a certain percent of the financing is held back until final inspections have taken place and searches confirm that the property is clear of any builder’s liens. During the construction period, most lenders will ask you to make monthly interest only payments. Generally, the interest rate applied to a construction or self-build mortgage is higher than a purchase mortgage, giving you more motivation to complete your house in a timely manner. Once your new home is built and passes all inspections and searches, you will be provided with a number of repayment options for your mortgage.

I plan on purchasing a Ready to Move Home. What obstacles might I face to obtain financing? A “ready-to-move home” is a house that is constructed in a location other than its permanent setting. Since it is not built on the titled property of the eventual owner, there are unique challenges for financing. Essentially, two separate projects are taking place – lot development and the house build. Until the RTM is placed on the permanent site, financing is divided. My experience in helping homeowners with these types of purchases has shown me that almost every situation is different, has its own unique sets of challenges, and generally requires a combination of interim financing and construction mortgage (progress advance) solutions. Working with a lender who is familiar with projects of this nature will help to ensure a positive and stress free buying experience. Do you have other questions or want more information? The Residential Design process is straight forward once you understand the steps you need to follow that combines both the practical & creative elements of a home. Step 1. Hire a professional home designer Look for a person who has at least a diploma in Architectural Technology. This background combines structural & architectural education and provides an excellent base for residential design. Ask the person or firm how many years experience in the industry they have & if they can provide letters of reference. Always do your research before hiring anyone.

This is the meeting where your home designer will take the time to create a design brief with you(see previous article). This usually consists of a meeting about an hour in length to compile this information. From here they will start compiling a preliminary plan to meet your requirements.

Step 3. Preliminary plans What are preliminary plans? Well preliminary plans are just that, a prelimor start, towards a overall home design. They are used for the purpose of decision making as well as pricing out the cost of the home. Typically preliminary plans include all relevant floor plans, exterior elevations & site plan. You’ll see items like room sizes, bathroom fixtures, exterior finishes, rooflines and overall general items.

Step 4. Review preliminary plans This is where, you as the client, needs to spend some time to ensure that the plans are what you had in mind. If you’ve taken the time to create a comprehensive design brief outlining your desires for the home chances are there will only be minor changes needed to make that plan perfect. Once your happy with all the preliminary designs you will need to approve the plans prior to proceed to the construction drawings.

Step 5. Construction drawings completed What are construction drawings? Construction drawings are known by many names, blueprints or working drawings are most common. These are the documents used to construct your home & obtain final quotes on materials and services. These plans include more detailed information than the preliminary plans. They include fully dimensions plans, building sections, construction details, foundation designs & electrical plans. This is also the point where all drawings required to be sealed by a Professional Engineer will be sent for review. Consult your designer on items that require an Engineers involvement.

Step 6. Review construction drawings The industry standard is that a “check set” or final set of plans are issued for review prior to plans being printed. This is always an important step as it is likely the last chance you have to make large changes to your home before the project gets under way. Again, you will need to take time to review & approve the final plans before your designer will get you printed copies to begin construction from. These steps can vary from project to project depending on the scope but this list will help you understand what you can expect of the design process. FHS

often get asked by clients and media alike, how to freshen up a space with the changing seasons. The obvious answer is: hire me. However, I can see how someone would find either self-serving or entirely impractical. There is the obvious re-paint response, but I think that is a bit of a dangerous proposition. Re-painting is a gateway drug in the world of design. Once you re-paint, it’s a slippery slope... drapery doesn’t work as well, the sofa looks tired and/or dirty now. You can see how quickly it could spiral out of control. Now the easier option that I prefer is to change my throw pillows, blankets and move accessories around. If you buy good quality throw pillows with zipper enclosures and feather inserts, simply slip off your winter cozy covers and change up to something fresh and bright—a playful pattern maybe? Lose heavy velvets or mohairs in exchange for lighter cottons or linen covers. The same for your throw blankets—the winter one is probably looking a bit ratty by now—I know the one in my house is!

If you are feeling more adventurous and are looking for a bigger revamp—say of your kitchen, perhaps now is the time to repaint the cabinetry or better yet, reface the cabinetry for a more up-todate look? Add in new lighting, maybe a new faucet even—or go all the way and update counters and backsplash. I always prefer to do kitchen renovations in the spring or summer if I can control it. Clients are less bothered being without a kitchen if they can get outside and grill.

Here’s an example of a kitchen that we finished recently that looks like it was a complete gut but in fact it was mostly cosmetic. The dreaded salmon-tinged, pickled maple cabinets of the early 90s. And that wallpaper border—a crime I say! We were initially going to respray the cabinetry but the clients wanted to add on to fill in a huge empty wall and gain more practical storage and extend their working surface. By changing the doors/ drawers in the space, we were able to build onto the existing cabinetry. This saved the clients easily $20,000. We

A Family History of Carpentry Owner/Operator David Neufeld did not just fall into the carpentry field. As a youngster, he watched his uncle Ed Neufeld and father Robert Neufeld run Warman Wood Products, attributing much of his passion and skill to his family’s history in wood crafting. ne of the most exciting aspects of building your dream home is having the option to customize it the way you want. In the midst of these choices, how we enter and leave a room is often overlooked, but this is not the case for contractor Myron Guenther. He has turned the everyday functional quality of a taken-for-granted object—the door—and turned it into a unique accent of artistic beauty that can be appreciated by anyone.

n 1989, brothers Gord and Cyril Schlosser founded the company that has become Unique Contract Interiors. IF YOU HAVE AN ISSUE WITH YOUR CONTRACTOR, HOW DO YOU DEAL WITH IT? By Shell Busey

H

aving been part of the home improvement industry for over 50 years, I’ve seen my fair share of customer issues involving contractors. In the majority of cases, it is clearly an issue of miscommunication between the contractor and customer or vice versa. It’s not uncommon to turn on your television set and see a ‘reality’ type program dramatizing how a customer has been taken advantage of by an unscrupulous contractor. In fact, I recall seeing a write-up not too long ago, by a wellknown television personality which stated something along the lines that over 90 per cent of

contractors do not know what they are doing, and do not perform their work up to industry standards. I must reassure you, this is not the case. So, if the majority of contractors are reputable, how come there seems to be so many conflicts between contractors and their customers? Part of a contractors’ role in dealing with a customer is to educate them. Customers are using contractors because they themselves lack the knowledge or skill-set to perform the work required. A contractor needs to explain to the customer what they are suggesting the customer do, and why they feel that is the best route for the customer to take. If a customer knows why a contractor is going to perform a specific task, they will be better able to communicate with the contractor when they have any concerns regarding the work being performed. Some contractors will take offense when they feel their workmanship or knowledge is being questioned by a customer. I am often asked for my opinion regarding work that was done at a customer’s home, I will ask the customer if they have spoken to the contractor. Far too often the response I get is: “no, we didn’t want to upset them.” This is an important point to emphasize, how can a contractor address your concerns if they are unaware that you have any? A good contractor should have the patience and care enough to explain to you, the paying customer, what they are FineHomes SASKATOON

doing and why. If this is done, and there is a clear line of communication open between the contractor and customer, most of the issues I see could be easily resolved or even eliminated before they occur. If most customer/contractor disputes are caused by miscommunication, how can these be addressed? Simply put, get it in writing. There is a guideline put together by the Canadian Home Builders’ Association that outlines what a typical contract should include. If you want to make sure that an item or topic is covered when a contractor is doing work around your home, there is a simple way to make sure this happens. Get it in writing. Contracts serve as a guideline for the work to be done, what products will be used, what the associated costs are, as well as estimated completed dates. If there is a dispute later on, the contract should serve as a guideline to resolve the dispute. We often hear at our office that there was no contract, because they trusted the contractor, or they were the friend of a friend. I can assure you, regardless of how well you think you know the contractor, having a written agreement is the only way to make sure you get what you’ve asked for. 76

Remember contractors, a clear, written contract not only protects the customer, but it protects you from having additional tasks added to the scope of work that were not included in the original agreement. Any changes to the original contract should be written up on a change order, and signed by the customer and contractor. If a customer has exhausted their resources in trying to deal with their contractor to resolve a dispute, they will often turn to the Better Business Bureau. The BBB has a 16 element system that helps them determine the rating they give to their members. These elements include: 1. Type of Business 2. Time in Business 3. Competency Licencing 4. Complaint Volume 5. Unanswered Complaints 6. Unresolved Complaints 7. Serious Complaints 8. Complaint Analysis 9. Complaint Resolution Delayed 10. Failure to Address Complaint Pattern 11. Government Action 12. Advertising Review

13. Background Information 14. Clear understanding of business 15. Mediation/arbitration 16. Revocation Do not let a contractor intimidate you from filing a complaint with the BBB, if you are unhappy with something, let the BBB know. If you do not let anyone know about your complaint, how can you expect others to avoid getting themselves into the same predicament you have found yourself in? I know for a fact there are members of the BBB who have positive ratings largely due to customers not filing complaints with that company. You may notice companies have complaints listed on their BBB report that are ‘Administratively Closed.’ This does not mean that the complaints were resolved, it means the complaints were closed by the BBB. Q: Summer is approaching and our thoughts go to the cottage. If kitchen changes are part of the plan for the cottage what should you take into consideration for the design? A: For cottages, I think there are two main influences to consider in your kitchen design. First is the natural surroundings and how to bring that indoors, and second is the lifestyle you live while at the cottage. With the big windows we like to put in cottages, nature’s influence is often an aspect in the choices inside the cottage, so consider your surroundings when making selections. Lakes, beaches, driftwood, forest, stone, and sunny skies are all beautiful things you go to the cottage to enjoy, and that help you relax. These influences can lead you toward choices, often rustic in appearance, in wood finishes, granite and even glass. You can also use the sunnier and lighter feel through the use of bright whites and polished surfaces that mimic water. Q. How can I maximize the space under the sink? A: The area under the sink can sometimes feel like a waste of space. There are a few solutions for this problem. A Sink drawer cabinet is a nice option. This cabinet has U-shaped drawers that allow for clearance of plumbing and gives you the best access to stored items. Plumbing will need to be in the center of the cabinet, so that the plumbing and the drawers don’t conflict. The drawers extend to the back of the cabinet for maximum use of the space and optimal organization. Another option is to place your waste bin underneath the sink. There are different styles of smaller garbage cans that can be mounted to one of the sink cabinet doors for easy pull-out access. Another nice option for your sink cabinet is to add an SOS tray for storage of any sort of scrubbers and brushes. The SOS tray is removable for easy cleaning. There are other options for storage solutions that can be added to your sink cabinet. Q. I am unsure of where to locate my microwave in my new kitchen design, what are some options? A: If you’re wondering where the best place for your microwave is, there are a couple of spots that might work for you. An over the range space-saver microwave is always a convenient solution. This gives a nice polished look over top the stove, as well as it acts as an exhaust fan for your stove. Another place you can place your microwave is in a wall microwave cabinet, or built into a tall cabinet. If you prefer your microwave to be lower or, out of the sight line, a base microwave cabinet might be the best option for you. The base unit that your microwave sits in has a drawer or a door underneath the microwave for additional storage. When installing the microwave in a cabinet, it can be framed in with a trim kit to give your microwave a clean, built in look. GOLDILOCKS WEATHER AND OUR SUMMER GARDENS

I

am just as guilty as the next person for complaining about the weather. It would seem that this favourite Canadian pastime provides absolutely a `no win situation’ for the most part. We complain about a bitterly cold winter, the saving grace of course that it is a dry cold. Spring erupts momentarily and pops into immediate summer, we complain about the insects and early, intense heat. Summer breathes her sultry breath over the prairie provinces and still be kvetch because we have to water our gardens so much, or it is just too hot to work in the garden. Safe to say we are rarely satisfied... agree? This Goldilocks approach to the weather and how it relates to the garden is not strictly a Canadian “eh” thing, but is celebrated worldwide. After all, what else could be to blame for our `misadventures, failures and otherwise oops moments’ in the garden other than the weather? Summer 2012 will doubtless go down as a rather curious season in the garden, thanks to the unnaturally moderate winter across the Prairies. Whilst in

Saskatoon at the end of March, I saw that the tulips were poking their heads out, lilac buds bursting at the seams and the warming winds coaxed the turf to dry up and start growing. Within a few days of this balmy incident the mercury dropped across the prairies to normal, and in some cases below normal, temperatures culminating with a dump of wet `heart attack’ snow. So now what of all those perky spring plants? In the weeks following, the temperatures were up and down like the proverbial pump handle, coaxing buds open then slamming them with frost and -10C nights. Those gardeners who, during the mild doldrums of March, decided to clean the leaves and winter detritus from their perennial flower gardens may be affected. Often referred to as `Virgo Gardeners’ (those who are driven to clean and tidy the yard to within an inch of its life in the fall) will also certainly see the negative results of the revolving weather patterns. Having left all the leaves, rakings and grass clippings on the beds would have provided an

excellent blanket for the emerging bulbs and perennials. I know, I know, that urge to clean and tidy is hard to suppress, but in a year like 2012, it would have been a good thing to let nature look after herself. The flip side to this slithery approach to the garden is the plants will definitely push their way through the mulch blanket and in doing so, stretch to the depth of the covering. This stretched growth is terribly soft and when one does remove the blanket, tissue can be torn and if a cold snap foists itself thereafter, the soft growth freezes more rapidly. There is, however, some good news associated with a cold snap after a spring thaw. The all too familiar cankerworm

hatched earlier than usual this March due to the warmer weather. Unbeknownst to the pregnant mamma cankerworm, diligent prairie gardeners had applied sticky bands to the appropriate trees catching an overly healthy crop of bugs. Those who escaped the sticky bands and made their way to the elm tree tops, birthed their batch of babies sticking them to the branches awaiting the new foliage to supply a ready food source. Apparently temperatures below -8C are lethal to cankerworms and many other bugs as well. So the story is, if the cankerworm mom made it to the tree tops without freezing and laid her eggs, they possibly were frozen...yay! Please don’t think that I am guaranteeing lower bug populations, I just wanted to give everyone a bit of hope. Cankerworms and the caterpillar-type insect so prevalent in prairie cities and towns can be dealt with very effectively using non toxic products. For years municipalities have sprayed a bacterial mixture on city trees, usually with or followed by a soap spray to control pests. The general public can and have been for some time using a product under the trade name Dipel® as well as the timely application of sticky bands. Keep up the fight! Lily beetles are becoming a sizeable pest problem also, and this season looks favourable for them, not so for the lily gardener. A winter void of excessive freezing allows the lily beetle more of an opportunity to survive at the base of your prized lilies. As the sun warms the surrounding soil and the lilies start to put their noses through, the beetle is not far behind. Unfortunately it is unlikely that the fluctuations in temperatures were timed to the gardener’s benefit, so be on the look out. Speak with your

local garden centre professional to seek what current products are being recommended for this virulent pest as well as the cultural tips to reduce the population. Thankfully, my garden is still void of this voracious beetle and my few lilies still perform remarkably well. When the time comes in the nottoo-late spring, I cultivate lightly around my emerging lilies hoping to disturb any larvae that may be snuggled close to my plants.

Wasps have and most likely will continue to be a problem after a mild winter. Apparently the queens didn’t die off as a result of warmer conditions and, of course, went about their duty of producing new wasps... all winter long. These insects are not necessarily a plant pest, but for the avid gardener are a definite deterrent to working outside for very long without protection or controls of some sort. Within all of this, we gardeners will persist and we will be successful in our summer gardens. Our perennials will have been tested and toughened, the bulbs once again bloomed and our turf, none the worse for

wear. Enjoy your garden and try not to be a slave to it this season and always remember that there will be next year to start all over again. FHS

Paving stones make hardscaPing easy By Sarah Ferguson


a standard in paving stone construction that has carried the company for over three decades. In 1990, the business was bought by Rock and Val Schock, who continued to uphold Leier’s legacy. Customers returned again and again, because of the company’s work ethic, diligence and attention to detail. Current owners James and Bonnie Gibson bought the company in 2007. James, who has been in and around the construction industry since he was 14 years old, has devoted the past decade of his life to the art of “hardscaping” outdoor spaces. The Gibsons are the third generation of owners preserving the legacy of the company’s reputation of quality workmanship and product excellence. Design Patterns

Considerations of Landscape Construction Most new home builders want to see their yard finished as soon as possible. It is best for the hardscaping to be installed first. Hardscape elevations are worked off of common fixed points of a house and property. These include garage pad heights, front, back or side door step heights, door threshold heights and basement window sill or window well heights. Fixed points around the perimeter of the property or accessible city storm drains are also considered. The hardscape surfaces - driveways, patios, walks, steps - then become the starting elevation points for the rest of the landscaping, including sod, shrub beds and other components. front door steps, in front of garage pad grade beams, as well as along the water line to the house and sewer line from the house. He says that the extent of ground settling varies depending on 2 main factors: the type of ground and when the basement and services were installed and backfilled. When services and basements are backfilled in winter months the backfill is mostly frozen lumps of clay. Settling occurs after any disturbance of the ground, but becomes more significant when it involves the thawing and settling of frozen clay. “This is an aspect of home construction where paving stone can really bring long term financial savings to a homeowner,” he says. Any settling or sinking of a finished surface is undesirable and in paving stone, this is no exception. Because paving stone is a segmental system, it is easily lifted and returned to its original state. “Patterns, designs and colouring will remain the same and slopes, elevations, and contours will return to their original installation,” he says. “Edge restraints can be re-used and when the stones are laid out, and even cuts are made, they are simply returned to their original placement,” he adds. Because of this, paving stone is actually a more cost effective solution for hardscaping, making it the best choice for customers. As with any industry today, the Saskatoon Paving Stone Company acknowledges that hardscaping continues to evolve in its application, and the selection of materials and finishes has expanded considerably. Styles, colours and shapes are available

in an assortment of sizes and patterns. One innovation that has become more popular is permeable paving stones. Traditional hardscaping, whether paving stone or concrete, manages rain water by controlling surface drainage. It using slopes between high and low points to drain water to appropriate outlets. The permeable paving stone system works the other way around. With a permeable paving stone system, paving stones are designed with nobs protruding from the sides to create gaps between installed stones. Unlike traditional paving stones where the joints are filled with masonry sand, play sand, or polymer sands to create the interlock, permeable paving stones are locked into place with a 3mm or 5mm clean crushed pea gravel. Areas with well-draining sub-soils are the best choices for a permeable paving stone application. The benefit of the permeable paving stone system is that it virtually eliminates the challenge of surface drainage and will allow the paving surface to be installed virtually flat. Since the water drains through the paving stone and crushed rock base, surface sloping is practically unnecessary. A final consideration for yard construction or renovation is design and function. This is an aspect of any project that the company takes particular pride in when helping the homeowner. urrently there are about seven types of grass seed that are commonly used for home lawns, and even more varieties of each grass seed type. Trying to select a grass seed for your own home lawn may seem daunting, but it will become simpler if you first decide to select a grass seed whose characteristics fit the environmental conditions of your home. As practical as that advice sounds, it may be difficult to follow, especially

The first condition you should consider is the region and climate you live in. Generally speaking, grass seed types can be divided into two categories: cool season and warm season grasses. Cool season grasses thrive when temperatures are 65 to 75F. They grow most actively during the spring and fall and tend to go dormant during dry, hot summers. Warm season grasses prefer temperatures between 80 and 95F. They grow quickly during the late spring and throughout summer, but will go dormant during the winter if temperatures drop below 55F for an extended period of time. Grass seed types such as fine fescue and buffalograss are very low maintenance, but have the trade-off of not being very traffic tolerant. Lawns with high traffic tolerance, such as Kentucky bluegrass, bermudagrass, zoysiagrass, tall fescue, and perennial ryegrass, are perfect for recreational activities, but will require some additional maintenance to keep the soil from becoming compacted. Once you have determined which grass seed types can live in your climate and which additional characteristics are most important to you, you will probably be left with only one or two types of grass seed to choose from. “I’m renovating everything – where do I start?” Even smaller, one-room renovation projects can become overwhelming: for example, a kitchen renovation can involve paint, lighting, flooring, backsplash, countertops, sinks, faucets, cabinets, hardware, window treatments and more. So it’s good to start by finding someone to help you get organized.

You want your finished space to be functional and comfortable. If you’re not sure what changes you want to make, then start the other way and identify something you don’t want to change. If a piece of furniture or art is important to you or, reflective of your taste, then your design specialist should be able to incorporate it into the new look or use it as a starting point to help you figure out your personal style. Your personal style is important: when your renovations are finished, you’ll have to live in the space - your decorator won’t. They should be working with you to present you with options and to help you make an informed decision. They shouldn’t be making the decisions for you.
