Large Screen Enclosures Offer Better Outdoor Living Imagine spending time on your deck or patio this summer without worrying about UV rays, high winds or mosquitos. You can do just that when you install a custom-built enclosure from Suncoast Enclosures. The Edmonton-based company, which has been serving Regina since 1999, offers a variety of large screen enclosures. This spring, the company opened a new showroom and retail space at 3401 Pasqua St. Everything built by Suncoast Enclosures is designed and engineered to withstand the powerful wind, snow and hail experienced in Saskatchewan. This includes their

popular 3-Season Sunrooms, Super Wind Screens and stylish Louvered Roofs. The 3-Season Sunroom, custom-built to any size, shape or colour, offers a bright, ventilated space with sliding windows and high-quality screens that provide shade and waterproofing. Many 3-Season rooms are pre-wired for electricity and can be used for about nine months a year with a small heat source. Suncoast Screen Enclosures offers a screened-in, outdoor area that allows you to enjoy your deck, pool, spa or patio without the sense of being enclosed in an indoor space.

Another grade of screen can be used to create a Super Wind Screen. Black and opaque on the outside, Super Wind Screens block 90 per cent of wind and are popular with homeowners who also want the privacy they provide. Louvered Roofs are another incredible solution for protection from sun and rain. They look like pergolas and have the benefits of a fully adjustable louvered system. While the company installs many of their products on new home builds, Suncoast Enclosures also works on older homes and cottages in rural communities. They’ve even done entire condominiums. Wearable Technology THE FUTURE OF SMART HOMES By Tonya Lambert

T

he future lies with the Internet of Things: a sophisticated, intricate network where the many systems and devices within our homes communicate with each other to fulfill our needs and wishes. This is the future of smart homes. Did you have a bad sleep? Not to worry, your sleep monitor will signal the coffee maker to adjust the strength of your coffee. Feeling stressed? Don’t worry, help is on its way; your mood ring will automatically adjust the sound system and thermostat to create a relaxing atmosphere. Today’s smart homes are laying the foundation for this intuitive future. Some systems and an increasing number of devices can now be activated and controlled through the use of apps on smartphones and tablets. However, as Tom Emrich, founder of We Are Wearables, explains, “The Internet of Things is about making dumb things smart. Things now aren’t really smart; they’re just awake. They haven’t reached their full potential yet.”

across your palm to read your commands. Fin is scheduled for release in mid-2015. The Apple Watch, scheduled to appear in the spring, is expected to include apps which will allow the wearer to interact with their home, enabling them to do such things as turn off the lights after they have left their house, much as with smartphones and tablets. OveRcOming the Obstacles Several challenges will need to be overcome as the Internet of Things develops, including the issue of power for wearable technology. To work, wearables must be on, using a lot of energy; companies are researching ways to make them more energy-efficient. As more devices become smart, another obstacle is how to integrate the various technologies for effective communication. At the moment, several integration platforms are in various stages of development. One day, everything in our homes will be interconnected. With wearable technology, an interactive, smart life is closer to reality.

Wearable technology is expected to completely supersede smartphones and tablets for controlling such things as lighting, heating, sound systems and security in smart homes within five years. Canadian-based company, Thalmic Labs, is currently fine-tuning its gesture-control smart armband, Myo. Using biosensors to detect movements of the wrist and fingers, Myo enables its wearer to control digital devices within the home, such as computers, smartphones, iPods, video game systems and home theatres. One Ring tO Rule The Japanese company, Logbar, has developed a smart ring, which will literally allow you to wrap your home around your finger. Simply press a button on the side of this unisex ring, move your fingers to turn on the lights, turn off the television, play music, take photos and track your location. The Ring was unveiled to the public at the Consumer Electronics Show in Las Vegas in early January. Fin Robotics is working on another wearable ring that will allow you to control household devices and play video games through simple hand movements. With Fin, the palm of your hand becomes your keyboard as the ring tracks the movement of your thumb

When Disaster Strikes, Renew Disaster Cleanup is There By Brook Thalgott Photos Calvin Fehr

L

ast July, Regina was hit by a massive rainstorm and many city residents found themselves with basements flooded with water or worse — dealing with a sewer backup. Jason Argue, who lives in Regina’s northwest end, had a major sewage backup in his basement. “It was a terrible mess,” says Jason, remembering what he faced last summer. “I had a major cleanup on my hands; I had to deal with my insurance company, plus find a contractor that could repair all the damage. It was a bit of a nightmare.” Progress was slow,

and by the time the insurer approved his claim for repairs, the contractor Jason had booked was too busy to take on the work. “I found out about Renew Disaster Cleanup, and called them right away,” says Jason. “It was amazing; they were out within a day or so of my call, and they started work a week later.” The team from Renew was able to salvage some of Jason’s furniture and even managed to rescue a set of reclaimed character home French doors Jason had stored in his basement. “I can’t say enough good things L–R: Dani Rubin, Darcy Walby, Jamie Walby

about my experience with Renew. Their service and workmanship are fantastic, and they are always accessible when I need something,” says Jason. “I would recommend them to anyone needing help when faced with a mess like mine.” Dani Rubin and Darcy Walby of Renew Disaster Cleanup know all about what Jason faced. After flooding and sewer backup in their own home in Weyburn, they learned firsthand the need for a service like Renew. “It was our own experience with a home disaster that prompted us to start a business for people stuck with a huge mess and nowhere to turn,” says Darcy. “A year later, we’ve grown tremendously. We’re helping people get their homes back in order, not only quickly, but well.” Darcy’s brother Jamie joined the company in November as the construction manager, and every member of the management team is a family member or long-time friend. What sets Renew apart from other contractors is their commitment to their customers. The company is also dedicated to ensuring each step of the cleanup and repair process is done right. “We have a full-time staff member who audits every job we do. We make sure everything is done right before we move onto the next step,” says Darcy. “There’s no one else in the market with this process, and it provides a level of reassurance that our customers appreciate and rely on.”

The Renew team is available 24 hours a day, seven days a week because many home disasters don’t happen during office hours. “If you’re faced with an issue like a flood or fire or other major issue, the first call you make should be to us,” says Darcy. “The second call should be to your insurance company. We can help guide you through the

Modern Home with Classic Charm By Tobie Hainstock Photos DeAnne Bell

estled in the heart of Regina’s old Lakeview stands a true gem of the neighbourhood. This beautifully unique twostorey home exhibits a welcoming allure true to the time period of the area. It was the dream of Steve and Christa Podwin, present owners and engineers by profession, to build a home that is as functional as it is beautiful. As lovers of the original home that stood on the lot, the couple decided to build a home with similar charms of the 1920s era.

14

FineHomes

Regina

Upon entering the 3,366 sq. ft. home from the street, one of the first unique aspects that draws the eye is the lovely fir closet door. “We wanted to use as many of the doors from the original home as we possibly could,” states Christa. The richness of this almost century-old wood is truly stunning.

In the east part of the home you enter the living area. This lovely open space features décor reminiscent of the 1920s including wide windowsills and baseboards. “We even kept the original iron vent covers to add to the appeal of the home,” adds Christa.

To the right is a foyer that can be used for a number of purposes, such as a walkway to feature artwork or a lovely area to set up a buffet. A bright and spacious multipurpose room can be used as a children’s play area or office.

The kitchen is one that a cook of any level will truly appreciate. With beautiful Carrara marble countertops, custom cupboards, a gas stovetop, steam oven and more, preparing small, intimate meals or large dinners will be a true culinary pleasure.

HOMES & PROPERTIES

At the back of the main floor is plenty of space for a busy family to enter from outside. Large closets provide storage for outerwear and other such necessities. For those who love a quiet sunny nook for reading, listening to music or enjoying a cup of tea, the home features such an area just you. Although the home is open concept, each living area has its own space. This is done by breaking up the home into sections. “When we were thinking about the layout of the home we also put in build-outs and false beams in the ceiling so it breaks up the room, rather than having one long room,” notes Steve. The original basement features 12-inch thick walls, making it a true fortress. All the mechanics of the home, such as the plumbing, heating and electrical, are completely new and up to code. Upstairs offers laundry and four large and airy bedrooms that provide lovely views of the neighbourhood and park. The master features a charming ensuite with a shower and the original claw-foot bathtub. A large walk-in closet at the end of the ensuite provides plenty of storage space. There are just too many amazing features to count in this unique home — striking hardwood floors, Roman accent faucets, rot iron railings and so much more. This unique home must be seen to be truly appreciated. Brent Ackerman Century 21 Real Estate 306.530.9390 www.brentackerman.com

K

nown for some of the most expensive real estate in the world, Manhattan is home to an exceptional threebedroom, three-and-a-half-bath home designed by the Selldorf Architects, a star in the West Chelsea architectural renaissance. The building’s most famous feature is its ensuite sky Garage — a garage located alongside the home that houses a car transported via elevator to the front door. The building’s multi-dimensional stainless steel and terra cotta façade hints at the modernist designs within. The condo itself features 23-foot ceilings and floor-to-ceiling windows that flood the space with light and provide stunning views of the Hudson River and Chelsea Cove Park, as well as the New York City skyline. Rich teak floors accent the entire suite and are paired with crisp white walls and striking black trim, allowing the view to take centre stage. Tucked away like a hidden jewel, a custom designed stainless steel and teak kitchen with sleek stone countertops awaits the true epicurean.

Bremen 28203, Germany 8,072 square feet $13.5 million Those looking for a true taste of historic charm need look no further than Bremen — located 80 kilometres south west of Hamburg — to Frerichs’ Villa by the great German architect Johan Poppe. Noted as one of the most beautiful sights in Bremen, the building was created in the late 19th century. The mansion was not damaged during the war and was last renovated in the 1990s. Previously used as office space, the villa provides a unique opportunity to combine a business and living arrangement for the business mogul looking for the royal treatment. All rooms on the ground level are abundantly decorated with early 20th Century wood panels. Every inch of the space exudes the elegance and pomp of days gone by — the doors, fireplaces, ceiling murals, etc. have retained their original beauty and character. The ceiling decorations, floors and walls have been fully preserved to museum standard so they will last another century. Each floor is ready for new owners to put their personal stamp with furnishings, to make the most of the beauty of the rooms and the views of the river and city. A true entertainer’s space, the vast rooms and lower level catering quality kitchen are perfect for gatherings both large and small.

Hans Road SW3 Knightsbridge, London 3,728 square feet $21 million A unique opportunity awaits the savvy buyer in Knightsbridge, London. Harrod’s Luxury Real Estate is offering an expansive flat on the fourth floor of the elegant Hans Court building — just across the street from the luxury retailer. The flat on the fourth floor allows a true taste of London, close to Hyde Park and all the bustle of being downtown with onsite security and porters. With five bedrooms and six baths, this space has been meticulously refurbished to the highest standards. With an ensuite bath for each bedroom, guests and children are afforded the privacy they deserve. Each room is fitted with custom millwork and seamlessly built-in storage, a must for modern lifestyles. Providing the perfect combination of traditional and modern aesthetics, the home features three large reception rooms, perfect for entertaining, a sleek reflective minimalist kitchen and ornately designed parquet flooring.

digital showers allow homeowners to control and save their shower settings, and turn on the shower with a remote control. Moen offers an ioDIGITAL shower designed to make cold mornings somewhat more bearable. The interface allows users to “set and maintain the perfect temperature and flow with digital precision.” LIGHT IT UP With so many bathtubs on the market today, it can be hard to decide which works best for you and your family. Look no further than an L.E.D. bathtub. Are they completely and utterly over the top? Yes. But then again, they will add an undeniable splash of whimsy to any bathroom. Do you want to take a more toned-down approach to bathroom lighting? Personal

lighting systems, such as the Philips “Hue,” might be more your style. With the ability to control the amount and colour of light with the simple touch of a button on your smartphone, personal lighting systems allow you to set the mood. Feeling the need to wind down? Set your device to “relax.” Need to amp up your energy? Try the light designed to energize. HIGH-TECH TOILETS Going to the bathroom will never be the same with today’s high tech toilets. The Kohler Numi, for example, is a $6,000 steal that has it all: a built-in speaker system, a self-opening and closing lid, a bidet that allows you to control temperate and water pressure, heating elements to warm up a cold seat, an illuminated panel for those

pesky nocturnal bathroom breaks, and even a handy deodorizing feature. A touch panel lets you set the techy toilet to your exact preferences. HANDS-FREE FAUCETS Stay free of germs with hands-free faucets. Kohler offers a variety of such faucets, including sculpted touchless lavatory faucets with temperature mixers. Moen MotionSense technology, meanwhile, offers similar features. Their hands-free faucets utilize two advanced sensors to set water in motion. Their “Destiny” model is one such example to bring your bathroom into the future. Technology is here to stay; your bathroom — and you — might as well reap the benefits.

that enhances efficiency in the kitchen. Both the Servo-Drive and Tip-On drawer systems allow users to open and close drawers with the bump of a hip, or the tap of a toe. Not only does this technology create a space that is easy to work in with your hands full, it is forward thinking for those clients who have difficulties with arthritis, back problems, or even little ones in the house who want to be able to grab their own snacks after school. “People who love to cook in their kitchen, and families that gather in their kitchen each day, want to have a beautiful, functional and inspiring kitchen,” Sandham says. “It all comes down to the design of a kitchen complementing the way you use it.”

Countertops…unplugged? Today’s kitchens are designed with more outlets, charging stations and remotes in an attempt to accommodate an endless array of mobile devices, appliances and gadgets. But it can truly be a bother dealing with the tangled cables and endless wires these items require — something the DuPont™ Corian® line of surfaces aims to do away with.

The old adage “a place for everything, and everything in its place,” becomes a mantra in the kitchen, where organization and functionality are paramount.

W

ith to d ay ’s wo r l d interconnected by modern technology — putting information, support and entertainment at our fingertips — it is only fitting to see the most-used room in the home moving in the same direction. From automated cabinetry and ingenious design to the integration of smart technologies in appliances and even countertops, the kitchen is becoming a gallery of innovations.

AutomAtions And innovAtions The idea that every space and item in a kitchen serves a purpose is one the world of cabinetry has embraced wholeheartedly over the past decade or so. The items and systems available for organizing cabinets, pantries and drawers allow homeowners

to create customized storage to complement their work habits and lifestyle — and all behind closed doors. As many have moved away from traditional cupboards, opting for the easier access drawers provide, Lisa Sandham, an interior designer based out of Thunder Bay, Ont., points to innovations such as drawers designed specifically to fit into corners as a means to maximizing storage space. In traditional kitchen designs, a lot of space is consumed by creating corners with countertops and the cabinets beneath them, and often this space is difficult to use. Designs like the Space Corner offered by Blum Canada actually allow full use of under-counter space in corners, Sandham says, and have done away with the problematic “Lazy Susans” of the past. Blum Canada offers another innovation

DREAM KITCHENS

Debuting at the 2014 Kitchen and Bath Industry Show in Las Vegas, Nev., DuPont ™ Corian ® surfaces are now able to wirelessly charge smart mobile devices. All you have to do is put your phone or tablet on the countertop, and a transmitter beneath the surface connects to a receiver — in the form of a phone, phone case or wireless charging ring — to charge your device. “Electromagnetism moves from the transmitter to the receiver where power is extracted. [Induction charging] was used instead of more traditional charging methods due to the presence of water on countertops,” says Lisa Jenkins, Canadian business manager for DuPont™ Building Innovations. The nonporous and stain-resistant surfaces are available in an array of colours — and with wireless charging technology due to be available for purchase by mid-2015, countertops may soon be serving double-duty. “Since the kitchen tends to be the family hub, we know it is a logical place for cell phone charging,” Jenkins says. “But we also know the last thing anyone needs is more wires and clutter on their countertop.”

inding the right accessories to complete your home and create the right atmosphere is an art. Peggy Reid and Ashley Bryant from Reid & Siemonsen Design Group have some decorating advice for incorporating luxury accessories into your home. “We are seeing a lot more colour coming into our designs this year,” says Peggy, the owner of Reid & Siemonsen. “For a long time it was neutral on neutral, but just like women’s fashion, home design has moved more towards bolder colours, which is exciting to design with.”

Great Room

The great room is the main focus for decorating enthusiasts, as it tends to be one of the most popular spaces for families to gather. Peggy recommends choosing an exciting fabric as a jumping-off point. By finding a fabric you love, you can begin to pull colour and pattern into your space. Mixing patterns can add a lot of interest in the room as long as you remember to have a variety of scale, texture and prints, while keeping consistency with colour. Keeping larger pieces of upholstered furniture neutral allows you more flexibility for art and accessories. A simple way to update your room is by changing light fixtures or drapery hardware to warmer metal colours such as gold or brass. This can go a long way toward staying on trend. “Everything was stainless or chrome for a long time, but things are moving towards warmer tones now,” Peggy explains.

Dining Room

Creating a fabulous tablescape can add fun and interest for entertaining guests. A bright floral arrangement can set the tone for the room for each season. White or neutral coloured plate sets will also be advantageous for these seasonal place settings and allow you to change napkins, candles and other accessories easily.

The dining room is also an ideal space to have a more daring paint colour or interesting wallpaper. Glamorous drapes can also add a dramatic element to the room. Choosing the right chandelier enhances the room and is often the focal point and can create some sparkle to the space.

Master Bedroom

Similar to the great room, this is a wonderful room to experiment with fabrics and use different textures. “A lot of men don’t like having too many decorative pillows on the bed,” Peggy laughs. “But it does look glamorous and romantic to have a variety of colours and layers. The bedding itself can be fairly neutral, but adding pillows with fabrics such as silks and velvets will provide a luxurious feel to your space.”

Kitchen

A great way to add colour, pattern and texture to the kitchen is through an interesting backsplash, which can be a combination of metal, glass or stone. If you have an island or bar, you can have a lot of fun adding different fabrics on

the seats of the bar stools. With metal or wooden stools you can add a pop of colour by painting the whole frame to suit the room. In every room of your home, carefully selected home accessories can add the finishing touch to pull it all together.

Lines like the new Frigidaire professional suite come in standard sizes (minimizing or even eliminating the amount of renovations needed to install them) and are priced so the average homeowner can afford them. The great part about the aesthetic of professional style appliances? They have a truly classic look that can seamlessly fit into any kitchen style. Last But Not Least Jumping the gun on appliance purchases can cost you in the long run if you haven’t properly planned the space. Make sure you extensively plan the layout of your kitchen. If an 18-inch dishwasher just won’t cut it, make sure you delegate space for a full 24-inch model. Don’t get stuck with appliances you don’t like just because you didn’t plan properly. Do sweat the smaLL stuff There are many small details that can slip your mind, or you don’t even think of in the first place. I can’t tell you how many times I’ve seen fridge doors that can’t

HOME IMPROVEMENTS & RENOVATIONS

It’s easy BeING GreeN Old appliances have a financial and environmental cost. A new, energy efficient fridge can save you up to $200 a year, meaning you recoup the purchase price in a couple years. ENERGY STAR compliant dishwashers not only use 50 to 75 per cent less energy than older models, but also much less water – as little as three gallons for a full cycle. If three gallons sounds like a lot, keep in mind you can use almost 10 times that by washing dishes by hand. Front load washers can cost as little as $20/year to operate, and since 90 per cent of the energy used to wash clothes is spent heating the water, switching to cold water can make a noticeable difference. DoN’t Let the eLectrIc sLIDe Appliances eat up a lot of the electrical bandwidth in your home. Laundry and kitchen appliances alone can take up a big portion of your panel, and when you add in things like air conditioning, it can get tight. This is especially true if you have an income suite in your home, which means two kitchens and often two washers and dryers. We recently shot an episode of Income Property where the homeowners ended up having to upgrade their electrical panel to accommodate the addition of a dishwasher and upstairs laundry. This was above and beyond what they had planned to spend because it never occurred to them that their current electrical panel wasn’t sufficient. If you have a newer home, chances are this won’t be an issue. However if you’re buying an older home (like many in the core areas of most major cities), it’s something you may need to consider. Coolest Plants for 2015

curmudgeonly gardener can’t resist purchasing at least one. The information that follows has been assembled purely from my own point of view as the highlighted plants are either what I want or already have in my wee garden. My actual list is much too long for publication, so this select offering is, shall we say, closer to the top.

S

pring is such a difficult time for me. Indeed the weather is improving (or so the story goes), the garden is starting to yawn, stretch and open its sleepy eyes. There’s so much to get excited about, where does a person start? Specifically, which plants should be highlighted, which list presents itself as the absolute “got to have” and what might I be growing this year? Naturally, there is a parade of the new and potentially most popular perennials, a bastion of brightly coloured annuals, albeit some looking nothing like their original ancestors. Lest we forget the hanging containers posseting petunias from every conceivable corner and so cleverly displayed that even the most

Bergenia “Flirt” is a handsome yet diminutive selection of the ever-hardy and trusted workhorses of its parentage, great for the shadier Canadian garden. Typical of this genus, the foliage ranges from a dark glossy green through stages of red and maroon. Considered to be an evergreen, I have yet to appreciate that aspect, as my plants are under snow cover for the longest time. This wee gem offers the small pocket gardener a wonderful perennial addition with promise of pink flower clusters early in the season. It’s also for those who have just a corner to add a new selection. Coleus Colour Clouds “spiCey” is one of a great many new introductions in this popular and easily grown genre. For the past number of years, Coleus has regained immense popularity and with good reason. New gardeners have little to no difficulty achieving success with Coleus; their range of foliage shape, size and massive range of colourful combination are intriguing and their price point is usually reasonable. HeucHera “Forever purple” provides an exhilarating contrast to the popular lime green foliage of many plants so popular this decade. Heuchera are amongst my favourite perennials because they are basically worry-free and reliable in my zone 2b garden with a decent leaf mould cover for winter. The selection abounds sporting vivid coloured foliage, a vast array of leaf shapes and, in many cases, attractive venation in the leaves. “Forever Purple” will find a home in my front garden in the dappled shade of an American Elm tree with neighbours of Thalictrum, perennial Dianthus and a lovely perennial geranium for texture. THalicTrum “BlaCk stoCkings” plays a critical role in my front, southeast-facing garden. I just love this perennial and will continue to sing its praises at every possible opportunity. She stands tall with her jet black stems supporting a filamentous foliage reminiscent of Columbine. When she blooms, typically later in the season, great clouds of powder puff purple fill her corner on centre stage of the garden. The Winnipeg winds haven’t bothered her yet as she defiantly stands her ground. Totally hardy, massively reliable and above all gorgeous — gee, do you think I’m fond of this one? Have fun shopping, studying the new and notables and, of course, play in your garden. It’s been a long winter indoors. tolerant or preferred plant, Coleus can be nipped backed to encourage a bushier habit; the cuttings root can very easily be reinstalled in your garden or container. Colourful splashes in a darker corner of the garden act as punctuation marks and will liven up even the dankest landscape. It’s a very popular container-grown plant for balcony gardeners and those of us who are short of room in our landscapes and must hang plants.

magine entertaining friends and family on your deck this summer. Whether it’s morning, afternoon or evening, you’re ready to handle a few or a crowd. Maybe you want to simply soak up the sun with a good book or enjoy an enchanting quiet evening in the complete privacy of your space. Decks have become desirable outdoor living spaces, thanks to new design and construction trends — and many other optional extras. Larger decks provide more space for patio furniture and expanded living spaces, often including lounging areas, dining and kitchen areas, bars and fire pits. Gazebos and partial roofs are also popular additions. Beautiful Railing OptiOns Deck railing options continue to increase. Wide and narrow picket railings remain as popular as ever, and are available in a wide variety of colours. Gate options are especially nice for people with young children or pets. Topless railings are a beautiful addition, especially at a cottage or beach house. These railings are usually made from clear glass, so it appears as if there is no railing at all, yet people are still safe from falling if the deck is elevated. “If your deck overlooks a lake, or has a beautiful view, this is a perfect railing option for you,” says Wanda Adams from Best Price Railing.

Wind Walls Wind walls are also a popular addition. Wind walls are six-foothigh glass panels which block out the wind, separate your deck from your neighbours’ yard and block out the wind. The glass panels are usually made from privacy glass, a clouded glass which lets the light through while maintaining privacy. Glass panels come in different patterns and are also available in aluminum. gazeBOs and paRtial ROOfs Gazebos and other partially covered structures offer welcome shade on hot summer days, protection from rain and drizzle, and also can help retain heat in the winter. They provide relaxed lounging space with room for chairs or tables underneath; if equipped with a good-quality heater or safe fire pit in the winter, you can be cozy in your backyard all year long. Equipping your deck with a partial roof, pergola, gazebo or an umbrella will come in handy on sunny days, in unexpected rain or drizzle, and for your backyard retreat in winter months. Built-in seating and taBles Many decks now incorporate built-in bench options — including benches which line the deck attached to the railing — and built-in eating areas. Also popular are tables which fit on to your railings.

can become the focal point of many an outdoor evening of lounging and entertaining. lighting, hOt tuBs and MORe Well-done lighting is essential to any outdoor space and to beautifying a deck that can be enjoyed by friends and family. Disburse lighting options around your deck and add lighting options to areas that require it — for example, near an outdoor kitchen. LED lighting is popular for year-round enjoyment. A hot tub provides a relaxing escape from the business of the home, and locating it on or beside your deck makes for easy access. Fountains also bring a soothing and elegant atmosphere to your deck and backyard. Both fountains and hot tubs can add enchanting lighting options. The options for deck design and construction are endless. Let your imagination run wild as you get “all decked out” for summer and the year ahead!

“These tables are perfect for barbecuing, and can be flipped down when you aren’t using them,” says Adams. pOpulaR flOORing MateRials “The most popular flooring materials for decks now are composite wood and vinyl,” comments Adams, because they require no maintenance. Wooden decks need to be stained periodically, but when you choose a composite wood or vinyl deck, the only maintenance required is occasionally sweeping away dust and dirt. Composite wood and vinyl decks come in a variety of different colours, many which resemble real wood. fiRe pits and fiReplaces Why not incorporate a fireplace or fire pit into your deck? A variety of models exist that can fit perfectly into your deck design. It is wise to have this heat source so you can enjoy relaxed evenings with family and friends in your outdoor space. ZERO-SCAPING:

Making Your Yard a Work-free Zone By Kevin Hall Photos courtesy Shercom Industries

little maintenance as possible. The concept, first employed in large commercial spaces, resorts and planned communities, is now becoming commonplace for Canadian homes as well.

The secret to these magical places is that much of the surrounding landscaping requires little or no attention. The term “zero-scaping” was coined to describe the trend in de-signing landscapes to require as

In addition to the obvious benefits, yards that require less maintenance also require less water and energy, which reduces your ecological footprint. Many zeroscaped yards need little or no chemicals or pesticides to stay looking great, and many of the products employed — such as rubber mulch or synthetic grass — are made from post-consumer recycled materials, which further benefits the environment. These materials also deter insects, rodents and invasive moss or mould, creating a cleaner and healthier living space.

admire happy gardeners and lawn gurus — the people who find tending the garden and yard to be a rewarding and zen-like experience — a great deal. The rest of us (the majority, I suspect) tend to our yards and tackle our to-do lists in search of the elusive moment when everything is presentable and we can sit and relax with a beverage in the sun. These are typically rare moments, which is why we go on holidays to places where the landscaping is someone else’s concern and our only worry is getting the best seat by the pool.

36

OUTDOOR LIVING & LANDSCAPES

The goal is simple: zero maintenance. But achieving that will require some strategic planning and sorting through some complex choices. Here is some advice that can get you going in the right direction.

Make a plan and seek out expert advice. Don’t worry if you don’t know all the benefits and the aesthetic value of the products you are seeking. If you don’t have a favourite regionally appropriate ornamental grass, don’t panic. The industry leaders work hard to educate via their websites and through retailer networks. Your local landscape supply store will have lots of great advice and is probably using zero-scaping products around their own store. If you want to take your project to the next level, a landscape architect or landscape design consultant is well worth the investment.

The ideal solutions for you likely already exist. The industries that provide many of the products have grown from niche startups to more than $1 billion in annual sales

throughout North America. That’s great news for consumers as growing demand leads to a greater variety of options in products, such as artificial grass and rubber mulch. Plus, competition keeps prices more reasonable.

Have an investment perspective. You’ll save money in the long run. True, many of the products you will use in your zero-scaping project are more expensive than those that require constant upkeep: synthetic lawn will cost more than sod, rubber mulch or washed stone requires more investment than wood mulch and composite decking carries a premium over wood. However, over the course of several years you can save substantial sums by not having to refresh or maintain. Zero-scaping will easily pay for itself in four to five years. So this summer, if you don’t find pleasure in upkeep, don’t feel you have to do the same old thing in your yard. If you aspire to have a beautiful yet maintenance-free yard, the resources are available to help you create one. YOUR SAFETY IS OUR PRIORITY

L

andscaping or building projects in the yard requires coordination, and the first step is to contact Sask 1st Call before any digging begins. For safety reasons, excavating the yard, building decks, fences, sheds or garages, pouring concrete, or even planting trees all require knowledge of the location of buried electric, natural gas and telecommunications lines. With a single call, homeowners and contractors can anticipate line locate services within two business days so they can get on with the job. Despite this free service, in 2013 Saskatchewan’s utility Crown c o r p o ra t i o n s — S a s k E n e rg y, SaskPower and SaskTel — collectively responded to more than 1,000 contacts made to their underground facilities. This resulted in an estimated $10 million in combined damage repair costs and loss in productivity, along with high potential for injury or loss of life. To address these concerns, the three Crowns partnered with Sask 1st Call and the Saskatchewan Common Ground Alliance (SCGA) to introduce the Safety Patrol initiative — the first of its kind in Canada. This initiative, launched in 2014, was specifically designed to provide a point of interaction with homeowners and contractors in new urban neighbourhoods in Regina and Saskatoon where incidents were on the rise. Patrollers discussed safe digging practices, and promoted the importance of line locates so that underground utilities are properly marked before any excavation work begins. During the pilot season, the Safety Patrols travelled in marked Sask 1st Call vehicles and visited work sites in the targeted areas during the traditional construction season of May 1 to October 31. This direct, face-to-face contact encouraged two-way dialogue with the digging community, and identified some concerns that proved valuable for Sask

1st Call, SCGA and the utility Crowns. The Safety Patrols also visited contractor offices to conduct safety presentations or hold “tailgate” safety meetings with work crews. Businesses where excavation equipment is rented were also visited by the patrollers to encourage staff to pass along safety messages to customers. During the six month period of the pilot season, patrollers engaged with nearly 1,000 contractors, homeowners and rental companies. Of the homeowners and contractors contacted, approximately 80 per cent had locates requested. Of those who were ready to work, but did not have locates requested, one-third contacted Sask 1st Call and requested a locate after speaking with the Safety Patrol. The program, along with other damage prevention initiatives, contributed to a consistent reduction in third-party line hit damage. In 2014, the three Crowns saw a combined 330 fewer line hit incidents compared to 2013, a reduction of 31.8 per cent. Having played a significant part in achieving this reduction, safety patrols will be on the road again this summer, with a third vehicle added to reach other communities in Saskatchewan. Make sure you know where underground lines are before you dig by contacting Sask 1st Call online at sask1stcall.com or calling 1.866.828.4888. The Sask 1st Call mobile app is also available.

JUST TO BE SAFE In addition to the line locate service, homeowners should know what to do if they smell natural gas. An unpleasant odour similar to rotten eggs or a skunk can signify a leak. Residents should vacate the area and immediately call SaskEnergy at 1.888.7000.GAS(427) if a leak is suspected.

Maintain Your Foundation Protect Your Investment In loving memory of our dear friend and colleague, Lester LaFayette. Photos Colin Fehr

“I cannot believe the size of the crack in my basement. I only bought this house five years ago and it was fine.”

T

his is a typical comment the folks at AAA Solid Foundation hear almost daily.

The soil conditions in Regina are not conducive to high levels of precipitation. Within the last five years, residents of the Queen City have been bombarded with record snowfall, record dryness and record precipitation. All of these factors combine to form a negative combination of elements detrimental to basement foundations. As a result, damage is

occurring to foundations, and repairs are becoming a necessity to maintain structural integrity. “The subgrade soils consist of highly plastic, potentially active clay that will undergo volume changes when water content increases. These volume changes, combined with lateral soil pressures and aging, will exert enough force to cause inward movement and cracking in foundation walls,” states Jim Markatos from DKM Engineering. As a result, AAA Solid Foundation has developed numerous techniques suited to your specific problems. Whether your basement needs bracing, interior or exterior waterproofing, a concrete knee wall, or a sump pit and pump, they have a solution.

he benefits of using structuralstrength steel to build homes is now available to Canadians, thanks to new technology being offered by Estevan’s FrameTech Systems.

Brad and Tenille Wilhelm, who purchased Estevan Eavestroughing and Exteriors, a metal roofing and exterior construction company in 2007, took note of the lightgauge steel framing technology they saw presented at a trade show in the fall of 2013. Light-gauge steel frame construction has been popular in Europe, Asia, New Zealand and Australia for the last 25 years because of its affordability, strength and durability. “Because we have been such a resource rich country in the past, it hasn’t become mainstream over here yet,” says Brad. “But in my own experience working with wood, I’ve seen the quality of it going down and costs going up every year. After doing more research, we saw light-gauge steel framing as a viable and economical solution to Canadian building needs.” In November 2014, after purchasing the software and machinery from a New Zealand based company, the Wilhelms opened FrameTech Systems. After intensive training, their manufacturing facility is now fully operational and ready to fulfill the construction industry’s needs. One local project starting in the spring is in conjunction with a local developer on the construction of a subdivision of steel framed homes overlooking the beautiful TS&M Woodlawn Golf Course. The building capabilities of steel framing are not limited to just housing. The FrameTech System can be used for commercial buildings, multi-residential units, condos, townhouses and more. FrameTech Systems’ goal is to work with designbuild companies, developers and general contractors to provide an economical and time saving alternative to their traditional construction methods. “We want to ensure this system is constructed properly and efficiently, start to finish,” says Brad. To achieve this, FrameTech Systems works with other companies to provide training and techniques in the assembly of lightgauge steel framing. This ensures the end customer is getting the benefits and quality they deserve. They will also work directly with local homeowners. compared to lumber, which can have up to 20 per cent or more. The high strength-to-weight ratio of steel provides a strong loading capacity and maximum spanning capabilities that allows for more open concept designs. Another advantage steel has over wood is that it’s naturally mould and pest resistant, unlike lumber which is treated with toxic chemicals in order to achieve the same protection. Every homeowner

“Because we can assemble a large portion of the project in a controlled environment, it drastically speeds up the entire building process,” says Brad. When using the complete FrameTech System, onsite framing costs can be reduced up to 30 per cent. This building system is done more accurately, faster and more affordably than conventional builds, as there is no measuring or cutting involved. PROTECTING THE EARTH By choosing to build with steel, we can help protect the environment for future generations. Steel is durable, reusable and 100 per cent recyclable. As deforestation continues to threaten wildlife, choosing to frame with lightgauge steel instead of wood can preserve our land and benefit our ecosystem. To frame a typical 2,000 sq. ft. house with wood, 40 to 50 trees will need to be cut down. This results in approximately 40,000 sq. ft. of forest area destroyed. To frame the same house using light-gauge steel, approximately six recycled scrap cars would be needed. That’s a powerful trade.

dreads the possibility of fire, and one distinct advantage of metal wall framing over traditional wood framing is that steel is not flammable. Unlike wood framing, steel framing will not contribute energy to a fire, nor will it ignite when heated. This is one very important reason for the dominant use of steel framing in construction. House insurance costs may also be reduced due to these benefits. “It’s exciting to bring this technology to the Canadian market,” says Brad. “Our main focus is providing our customers with exceptional quality and service from first contact to the final stages of assembly. And no matter what kind of project you have in mind, if you can build it with wood, you can build it with lightgauge steel framing.” FrameTech Systems 1237 6th St. Estevan, SK 1.844.634.0616 info.frametech@sasktel.net www.frametechsystems.com

INSULATION

Need to Vent? Talk to the Experts By Henny Buffinga Photos Calvin Fehr

V

entilation is a critical component of a home’s construction, ensuring longterm structural integrity and everyday comfort. Often a homeowner will renovate their home without thinking about the impact the renovations will have on the attic assembly. Canadian Building codes specify the minimum code requirements for attic venting, but when the house is modified the attic may no longer be properly ventilated. “Even brand new homes that were meeting minimum code may have issues where warm air is getting up into

64

FineHomes

Regina

the attic and condensation is building up,” says Wade Murray, who owns Ultimate Insulation – The Attic Experts with his wife, Laura, and son, Joel. Ultimate Insulation is a company that specializes in loose-fill attic insulation and ventilation. They conduct a free assessment of your attic using thermal imagery to identify the weak points of the attic assembly. The immediate results show you what ventilation issues they find so you can make an informed decision and discuss the options right away. The Ultimate Insulation team creates a plan to correct the venting, and if they find

BEST OF THE BEST

anything that falls outside their scope they have many local companies they work with closely that can help finish the job. “Attic ventilation does a couple important things,” says Wade. “In the wintertime, it keeps condensation out of your attic. In the summertime, it keeps the heat out of your attic, which can be very hard on the shingles and it can cause your air conditioner to work harder than it should.” “When people think insulation, they think of winter,” adds Joel. “They don’t think of how important it can be in the summer to ensure proper ventilation when it’s really hot.”

ABOVE The Ultimate Insulation team

Signs that you may have condensation in your attic include water stains on the ceilings, water coming down the edges of the windows or the paint on the walls bubbling. These signs are often seen right after the first spring thaw as the frost that accumulated in the attic during the winter melts. You can also tell if there is a condensation problem by checking for water staining on the soffits, the flat underside near the eavestrough. With plywood soffits, you may notice the paint peeling, which indicates condensation forming within that wood. It’s also important to check the vapour barrier for areas where warm air is getting into the attic, which Ultimate Insulation does during their assessment. Joel suggests looking around light fixtures and the attic hatch itself to check for a good seal.

“Warm air is always going up,” continues Wade. “The highest point is the attic hatch, and it’s the opening to the cold zone in the attic. If that hatch isn’t properly sealed, warm air will escape into the attic. With just a small amount of warm air getting into the attic every day, a ton of condensation can build up. As we get more efficient sealing the doors and windows properly, the air has nowhere else to go and with unbalanced attic venting, the roof may draw air from the house, causing significant problems.” Ultimate Insulation also assists when you want to do major changes to your home by removing the existing insulation, adding whatever changes you need and then refilling the attic with new insulation. A family company that’s very involved in the community, Ultimate Insulation has the experts you need to help you bring your attic up to date.

re you building a new house, creating an office or planning a renovation? An interior designer can assist you in making your new space both functional and fashionable. Trained to understand how space is constructed, as well as how a particular group of individuals utilize space, an interior designer can formulate a plan that maximizes functionality while enhancing its aesthetic appeal. Stacey Melnyk of Melnyk Design in Regina is a registered interior designer experienced in both residential and commercial projects, new builds and renovations. In addition to passing the National Council for Interior Design Qualification (NCIDQ) in 2007, Melnyk has even more extensive training in the field, having earlier completed the Architectural Technologies Program at SIAST in Moose Jaw. This means Melnyk is able to deal with the construction drawings and detailing as well as the stylistic features involved in organizing space. When Melnyk begins a project, she starts by determining how the space will be used. For example, a basement can be finished in many ways depending on the function it will serve. Is it simply extra storage space? Are additional bedrooms needed or more room for entertaining? Perhaps the basement is to be turned into a rental suite? She also considers lighting, plumbing, acoustics and the movement of air and people. Melnyk uses her training in design principles and concepts, as well as her knowledge of building codes, to develop plans that will enable the owners to get the most out of their space. “As an interior designer, I listen to my clients wants and needs; I learn their budget and deadlines,” explains Melnyk. “Then, I show them what can work and why. It’s my job to bring my client’s vision into reality within reason.” Similar to an interior decorator, an interior designer is also concerned with aesthetic appeal. However, an interior designer’s concerns go well beyond furnishings and embellishments. Once the basic layout for the space has been approved, Melnyk guides her clients through the process of picking out fixtures and finishes, from paint and floor coverings to plumbing fixtures, lighting and cabinetry. She

works side by side with the contractor to coordinate every aspect of construction and installation. “I like crisp, clean lines,” says Melnyk. “I like symmetry, though asymmetrical design does have its place. I generally keep walls a neutral colour, adding colour in the furnishings. This makes refreshing the space simple.” “My favourite thing about being an interior designer is seeing the client’s reaction at the end of a project, when they see their dream become their reality,” says Melnyk. “There is so much excitement; it’s much like opening a present at Christmas!” Melnyk Design Regina 306.533.6130 melnykdesign@sasktel.net melnykdesign TOP RIGHT Stacey Melnyk, owner

RESIDENTIAL CLEANING

Taking Cleaning to Another Level… and Location

W

hat would your house look like if you loved to clean? Or, if you do love to clean, what would it look like if you had all the time in the world to go through your home, step by step, and methodically dust, wipe, vacuum and tidy everything? The customers of Tidy Time Saver know the answers to these questions. Tidy Time Saver is a cleaning company founded in 2000 by a woman who loves to clean: Sharla Shaw. Once a promising law student, Sharla followed her passion and opened a business doing what she really loves to do. Over time, she

honed her methods into a format she could teach to other people, causing her business to explode. Sharla now employs 34 energetic and detail-oriented cleaners, all who love what they do. Working in teams of two, Tidy Time Saver cleans more than 350 homes every week. Under the couch? Cleaned. The tops of the doors? Dusted. Baseboards? Wiped. “Our success is based on two things: the system we use to clean our homes and the quality of the people who work with us,” says Sharla. “Cleaning is a really

tough job; it is very physical and cleaners need to have great attention to detail. We only hire people we believe can do the job to our expectations and then we train and reward them for doing a great job.” CLEANING IS A PASSION For many people, cleaning is something that must be done… a necessary evil for living in the world. Not for the staff at Tidy Time Saver. “Some people find it hard to believe we really love what we do, but it’s true,” Sharla explains. “Part of it is the work; cleaning is a way of bringing order into the world and putting things in their place. When we work for a client,

we leave their home a better place than when we walked into it. There is a lot of pride involved in doing a great job and we’re a fun group of people. Everybody gets along really well and we know that we do a better job than anybody else in the city. T I DY TIME SAV E R H AS EXPANDED Tidy Time Saver has been serving Regina and area for the past 15 years, and has now taken their love of cleaning to Saskatoon. Once Sharla found the perfect manager who had the same love as she for cleaning and customer service to run the Saskatoon company, she opened the doors in April 2015. Tidy Time Saver have received a great response in Saskatoon and are excited to be part of the community and meet the needs of busy homeowners.

SUNROOMS & SCREENROOMS

Extend Your Summer with Sunrooms by JAGG By Tonya Lambert Photos Calvin Fehr

A

sunroom is a magical space. It combines the beauty of nature with the comforts of home. In a sunroom, you can delight in the many blooms bursting with colour in your yard while avoiding the bites and stings of mosquitoes and bees. You can also just sit with friends and family and partake in the wonder of a sensational sunrise or stunning sunset. A sunroom enables you to sip on a cup of hot chocolate away from the wind that tosses about the red, orange and yellow leaves of fall trees. Even in the winter, you can soak up some rare rays and stay warm while all around you the world shivers, wrapped in a blanket of wintry white.

A sunroom provides additional light, warmth and space to your home while at the same time improving your overall wellbeing. Canadians are generally deficient in Vitamin D, important for healthy bones and uplifted moods. In your sunroom, you can get more of this necessary vitamin naturally year round. As well, having a place to retreat for rest and relaxation can significantly reduce stress. JAGG Construction in Lumsden specializes in the design and construction of bespoke sunrooms for your home or cottage. “Each sunroom by JAGG is fully customized,” says owner Garrett Adam.

Tips for First-time Home Buyers

Cari Skjerven Mobile Mortgage Specialist with Affinity Credit Union Regina Area 306.552.6468 cari.skjerven@affinitycu.ca

T

here’s nothing quite like buying your first home. Whether you’re looking for a move-in ready town house, condo, single family home or a project you can fix up, it’s sure to be an exciting but challenging journey. To make things easier, it’s wise to seek guidance from a mortgage specialist before you begin. Cari Skjerven, a mobile mortgage specialist with Affinity Credit Union provides the following tips to help you through the process:

82

FineHomes

Regina

REVIEW YOUR FINANCES Home buying is a great idea but can you afford it? To find out, take a look at your current financial situation. Go through any outstanding debts and add up your monthly repayment obligations. For example, credit cards, personal loans, vehicle loans, lease payments, student loans, etc. Once you have a list, it’s easier to see which ones can be repaid quicker through extra payments to free up additional funds before you jump into home ownership. FIGURE OUT YOUR PRICE RANGE Before you fall in love with a home, make sure you qualify for a mortgage and know how much you can borrow. Having your finances arranged will give you peace of mind. A mortgage specialist can provide you with pre-approval and an interest rate guaranteed for 90 days. Remember to budget for the closing costs too, such as legal fees and home insurance. Often buyers are unaware, but additional costs are required when completing a home purchase, which usually amount to oneand-a-half per cent of the purchase price. It’s also a good idea to budget for startup costs too. If this is your first home, you might need to buy additional furniture, a snow shovel, garden hose, lawn mower, etc. These costs can add up quickly. FINDING HELP WITH THE DOWN PAYMENT Coming up with a down payment for a home can be challenging, but there are options available that allow you to become a homeowner sooner than

you thought. For instance, you can buy a home with as little as five per cent down as long as the mortgage is insured by a third party such as the Canada Mortgage and Housing Corporation (CMHC) or Genworth Financial. To have more than five per cent down you can use your own savings, RRSPs or a non-repayable gift from an immediate family member. Alternatively, you can apply for five per cent down payment assistance through a credit union if purchasing a new home that is constructed through the HeadStart on a Home Program. CHOOSE THE RIGHT MORTGAGE Your ideal mortgage is the one that lets you live comfortably within your budget and still leaves you with enough money to enjoy your first home. You can choose from a number of mortgage types including a fixed option, where the mortgage rate and repayment you make each month remains constant; an open option, which offers flexible repayment terms; or a variable option, which has a fluctuating repayment rate. With careful planning, research and the guidance of a mortgage expert, your home buying journey should be exciting and enjoyable. As a mobile mortgage specialist, Cari is always happy to help home buying dreams come true. To make things even easier, she can even bring that advice straight to your door. For more information, call 306.552.6468 for an appointment convenient to you.
