Wearable Technology THE FUTURE OF SMART HOMES By Tonya Lambert

T

he future lies with the Internet of Things: a sophisticated, intricate network where the many systems and devices within our homes communicate with each other to fulfill our needs and wishes. This is the future of smart homes. Did you have a bad sleep? Not to worry, your sleep monitor will signal the coffee maker to adjust the strength of your coffee. Feeling stressed? Don’t worry, help is on its way; your mood ring will automatically adjust the sound system and thermostat to create a relaxing atmosphere. Today’s smart homes are laying the foundation for this intuitive future. Some systems and an increasing number of devices can now be activated and controlled through the use of apps on smartphones and tablets. However, as Tom Emrich, founder of We Are Wearables, explains, “The Internet of Things is about making dumb things smart. Things now aren’t really smart; they’re just awake. They haven’t reached their full potential yet.”

across your palm to read your commands. Fin is scheduled for release in mid-2015. The Apple Watch, scheduled to appear in the spring, is expected to include apps which will allow the wearer to interact with their home, enabling them to do such things as turn off the lights after they have left their house, much as with smartphones and tablets. OveRcOming the Obstacles Several challenges will need to be overcome as the Internet of Things develops, including the issue of power for wearable technology. To work, wearables must be on, using a lot of energy; companies are researching ways to make them more energy-efficient. As more devices become smart, another obstacle is how to integrate the various technologies for effective communication. At the moment, several integration platforms are in various stages of development. One day, everything in our homes will be interconnected. With wearable technology, an interactive, smart life is closer to reality.

Wearable technology is expected to completely supersede smartphones and tablets for controlling such things as lighting, heating, sound systems and security in smart homes within five years. Canadian-based company, Thalmic Labs, is currently fine-tuning its gesture-control smart armband, Myo. Using biosensors to detect movements of the wrist and fingers, Myo enables its wearer to control digital devices within the home, such as computers, smartphones, iPods, video game systems and home theatres. One Ring tO Rule The Japanese company, Logbar, has developed a smart ring, which will literally allow you to wrap your home around your finger. Simply press a button on the side of this unisex ring, move your fingers to turn on the lights, turn off the television, play music, take photos and track your location. The Ring was unveiled to the public at the Consumer Electronics Show in Las Vegas in early January. Fin Robotics is working on another wearable ring that will allow you to control household devices and play video games through simple hand movements. With Fin, the palm of your hand becomes your keyboard as the ring tracks the movement of your thumb

The Future of Real Estate By Courtney Tait Photos Lauren Kaufmann and Courtesy of PropertyGuys

In the Information Age, selling your home no longer requires an agent. Technology has led to greater connectivity and access to data that gives consumers the power of choice.

T

hat’s the philosophy behind PropertyGuys.com, a real estate marketing service that launched 16 years ago in Moncton, N.B. and now has 105 franchises across the country. Providing sellers with the services they need to list and sell their own property, PropertyGuys.com is one of the fastest growing services in the Kingston area, saving its clients thousands of dollars that, in a traditional sale, would go to the agent’s commission. “PropertyGuys.com is a modern alternative to traditional real estate,” says Bryan Spear, owner of the company’s Kingston franchise. “We connect you

with all the professionals you need to successfully sell your property, without the high cost of an agent.” So, how does the process work? Following an initial call, the first step is a complimentary in-home consultation, in which Spear and the homeowners discuss their unique needs. “It’s a downto-earth chat,” says Spear. “We’ll talk about our private sale formula, which includes the perfect mix of product, price and exposure. People immediately see the value in what we do.” Once a seller decides to move forward, the PropertyGuys.com “Real Estate Pro”

team — which includes a local property marketing expert, appraiser, real estate lawyer and appointment booking service — provides everything needed to sell your home. Homeowners benefit from photography, web listings, eye-catching signage, extra exposure on REALTOR. ca* provided by their broker partners (members of the Canadian Real Estate Association) and advice throughout the process — all for a flat fee that is often 10 times less than what you would expect to pay a typical agent. The experience of PropertyGuys.com customer Tim O’Hara was exactly that. He received an offer close to full asking

price within 48 hours of listing his home. “Having the PropertyGuys.com system working for me felt like having an agent, marketing specialist, home staging consultant and media expert all in one,” he says. “It cost me less than $2,000 for everything, which would equate to less than 0.5 per cent if I was paying commission. That is the reason I will pick PropertyGuys.com for any future moves.”

This year, the PropertyGuys.com Kingston team has grown to include Property Marketing Experts Jocelyn Graham and Shelley Asselstine. “They joined our team to keep up with demand and to maintain a high level of service to our clients,” says Spear. “There is no better feeling than installing a SOLD sign that says ‘these savvy homeowners kept more money in their pockets.’ ”

Much of PropertyGuys.com Kingston’s clientele is made up of referral and repeat clients who, after selling their home with PropertyGuys.com, say they will never go back to the traditional approach. “People are happy with our commitment to them through the process,” says Spear. “They become fans of PropertyGuys.com for life.”

Tara Buchan and her husband sold their home through PropertyGuys.com in June 2014. “The process was easy and stressfree,” she says. “Whenever we had any questions about the private sale process, Bryan was quick to provide us with the information we needed, which made our experience enjoyable. Thanks to PropertyGuys.com’s unique approach, we were able to put more money towards our mortgage on our new home.”

AMAZING GARAGES High-End Homes For Your High-End Vehicles By Melanie Furlong  Photos Courtesy tdSwasnburg design studio, Alex Watson Photography and TR Building and Remodelling

ake car collection company CEO Craig Jackson who built his Arizona home with a circular 3,600 sq. ft. garage. It displays his muscle and luxury car collection facing centre, like the spokes in a wheel. At the centre, a Bugatti Veyron rotates on a deserving pedestal. If you own a Bugatti, Ferarri, Lamborghini or McLaren, a climate-controlled “Garage Mahal” will definitely be on your wish list. For many car aficionados, the ideal garage shares the same elements as the man

cave. Garages with wet bars, flat-screen televisions, fitness centres, woodworking shops and lounge areas to display autorelated memorabilia are becoming increasingly popular. Las Vegas native and Forty4 Asset Management CIO Francis Wisniewski put a small basketball court and gambling room — complete with a full-size craps table — in his 15,000 sq. ft. garage. home. The three-storey garage houses his 46 Porsches and features a clubroom with a billiard table, kitchenette and office. A New York penthouse apartment listed for sale comes with an “en suite sky garage” that allows for your car to be transported by elevator to your apartment and parked just outside your door. The idea of using a car lift, or elevator, has gone beyond space-challenged citydwellers. Car collectors who want to maximize garage space by stacking their vehicles also use them, as do those who prefer the attention stay focused on the garden, and not on their vehicle. Swiss company Cardok has created a bespoke parking solution to suit any home or vehicle. Installed under an existing driveway, cars disappear into a hole via a hydraulic ramp. A decorative roof fools passersby into thinking there’s no car parked at home and maintains the decorative appeal of your garden. It becomes impossible to vandalize or steal the car and you don’t have to worry about power-outages

because every installation comes with a small back-up generator. The same company offers the CarLift, which was developed to enable customers to access their basement garages utilizing a lift rather than a ramp. Turntables can also be provided within the basement garage to allow easier access to every underground parking space. In some scenarios, a garage is more valuable to a property when converted into living space. Some choose to transform their garages into extra bedrooms, home gyms or cinemas, while they move the car underground, as it’s more cost-effective than moving to a larger house. According to the 2011 Avid Design Driver study, homeowners across Canada are increasingly interested in multi-functional spaces. “Homeowners are trying to get the biggest bang for their buck,” says Tim Bailey, president of Avid Ratings Canada. “They prefer great rooms to separate rooms. For example, formal dining rooms dropped off from a must-have for 27

per cent of homeowners to 16 per cent. Now garages are being used for storage, garden items, bicycles, snowboards, and even hosting parties.” Having just returned from the International Builders’ Show in Las Vegas, Bailey can attest to the trend in luxury garages. “There were so many products and services targeting the garage space,” he says. “There were lifts, many different flooring systems, storage systems, racks and more. You could set up anything from a man cave garage with games room to a NASCAR-themed garage. It all comes down to homeowners trying to use as much of their space as effectively as possible.” About 3.5 million Canadian homes have attached garages, according to a 2007 report on energy use by Natural Resources Canada, and a garage generally increases property values by approximately 64 per cent of its cost, depending on current markets. The kind of garage that suits you and your car perfectly will depend on budget, space and how you will enjoy your wheels best.

A

s the owner and operator of Concord Homes, Martin Mack likes everything to be as close to perfect as possible. So, it’s no surprise the definition of the word ‘concord’ reflects the concept Mack and his team aim to provide for each of their clients. “Concord means harmonious, or the way things come together and exist in a peaceful way,” says Mack with a smile. “A congruency of parts… An agreement of interests or feelings.” CLIENT-DRIVEN SERVICES Opened in 1999, Concord Homes offers design-to-build services that span the gamut of all building and remodeling needs. Under the leadership of Mack, manager Janice Wiersema and Mack’s father, Larry, Concord Homes is a company that offers more than one might expect from the average homebuilder. At the forefront of their services, Concord Homes’ design-to-build work has awarded the company an accolade far more valuable than any other: happy and satisfied clients who are thrilled upon seeing their visions made real. Whether starting from scratch with an idea for a new home or working to problem solve and renovate an existing property,

16

each design-to-build project begins with the same thing: a conversation. There, Mack and Wiersema learn what their clients want to do, and continue to work with them to make it happen. This can include designing a dream home after selecting a vacant property, viewing properties with clients to weigh in on options and offer guidance, or sitting down and figuring out how to maximize the size of a client’s home with additions and renovations. Mack’s straightforward and honest approach to this process saves time, as well as indecision. “We saw a number of properties together with Martin because he understood our vision,” says Sulaiman Nanji. Sulaiman, his wife, Farah, and their three children are currently working with Concord Homes to build a waterfront property to call home.

HOMES & PROPERTIES

“Martin gave us his opinion on how difficult it would be to do what we wanted with the properties. Honestly, there were times he would see the house and just tell us ‘No, this won’t work,’” says Farah. “It was really helpful for us; it’s really nice to work with someone who is honest like that, and isn’t wasting any time.” The work Concord Homes is doing with the Nanjis exemplifies the way the company works with clients through custom designto-build projects. When Sulaiman and Farah sold their home and were making decisions about settling into Kingston long-term, the couple, originally from Vancouver, turned to Concord. Having worked with Mack and the Concord team on a complete basement renovation in the past, the Nanjis knew they could depend on Concord to create their ideal home for

their family. After viewing properties, they debated whether to renovate an existing structure or build from scratch. With the help of Mack, the couple found an ideal waterfront property for the home they envision. After demolishing the 1970s home that currently exists on the property, Concord Homes will build the Nanjis cottage-style dream home in Kingston’s west end later this year. The Nanjis couldn’t be more excited. “It’s interesting because in the beginning we weren’t necessarily considering buying a property to basically demolish the existing house; but working with Martin and the vision for what we wanted, we decided there isn’t a big difference between renovating the old house as opposed to starting from scratch,” Sulaiman explains. “With this option, you get what you want… And what we’ve created is exactly what we’ve always wanted.” BUILDING A BETTER MODERN COMPANY When Mack started Concord Homes, one of the main objectives was to utilize new technology and products in the construction and finishing work throughout projects. With an eye to the future and the knowledge of how the industry has grown and changed over the past quarter century, Mack feels it’s important that modern construction reflect the modern world. This includes using products and materials that are environmentally and health conscious, as well as building energy efficient homes in environmentally friendly ways. A qualified R-2000 ENERGY STAR® and Green House™ new homes builder, Concord Homes is capable of building the more energy efficient and environmentally responsible new homes on the market. “Energy is not getting cheaper… The climate is changing, products are changing and people’s needs and lifestyles are changing, but there are still contractors building a house the same way they did 60 years ago,” says Mack. “Times are changing, so the way we build should change, too.” As an employee-driven company, the team has extensive experience working together, and is aware of Mack’s discerningly high standards. While the company does very little subcontracting, the sub-trade

companies they do work with have been selected for showing the same attention to detail and quality craftsmanship as Concord Homes. As well, Concord works with the same sub-contractors consistently, and considers these companies part of their extended team. “We use the same subcontractors all the time. We’re like the traveling circus — we pull up and we move around,” Mack says with his signature sense of humour. “Because of that, they all know each other too,” adds Wiersema. “It creates a respectful, collaborative workplace. And they all know what our expectations are, because Martin has very high expectations for everybody who comes to work on our job sites. We’re trying to give our clients the best product, and that is everybody’s responsibility.” According to client Judy Hebert, this team approach and the relationships shared by those at Concord, and the subcontractors they work with, not only result in meticulous craftsmanship, but also in a work environment that is positive to be a part of. “It was obvious [lead carpenter] Tim and the crew enjoyed their work. They were always in good spirits,” says Hebert. Her Canoe Lake Road cottage was built by Concord Homes, all while she and her husband, Paul, remained in Guelph, Ont., where they currently live. “Since we were building four hours away from the site, Janice regularly sent pictures and descriptions of the work being done. She always offered great advice when decisions had to be made, regarding choices for the bathrooms and kitchen. Nothing was too much trouble,” Hebert says. “Anyone who has seen this cottage is impressed with the workmanship… The house boasts Martin’s signature windowsills, which are stunning, and the wall edges are all rounded. Everything was installed with great attention to detail — ‘As close to perfection as possible’ was simply their expectation.” Hebert adds that the rapport she built with Mack and Wiersema only enhanced her experience working with Concord Homes, a sentiment echoed ardently by a number of Concord’s clients.

“We really are happy, and we recommend Concord to everybody. Their workmanship is superb; everything was really nicely done and their after-service is very good,” says Alena Schram, whose Amherst Island century home almost doubled in size when Concord Homes completed an addition project in 2006. The home, which she shares with her husband, John, has been featured in magazines and has inspired others to have Concord Homes work on their Amherst Island homes, says Schram.

together to create a space of harmony and peaceful existence for those they serve. Concord Homes P.O. Box 23015 Amherstview, Ont. 613.384.0033 concord@cogeco.ca www.concordhomes.ca

“We were so thrilled with their work that we invited them for lunch, because they really became friends,” she continues, noting how impressed they were with Concord’s ability to stay on time and on budget. “If I had to build a house tomorrow, I would build with them.” It’s people like the Schrams and the countless other satisfied clients that prove Concord Homes truly lives up to its name: A company that brings people and ideas Martin Mack and Janice Wiersema, photo by Lauren Kaufmann

Residential Design: Make Your Dream Home a Reality

I

t’s time to get inspired and start designing your dream home, putting all those clippings and design ideas toward getting the right design for you. THE DESIGN

Paul Ireland Certified Civil Engineering Technologist, CET Certified Designer Tarion Certified Builder President Signature Homes Limited Your Home, Your Way, Our Signature paul@signaturehome.ca www.signaturehome.ca

There are many areas to consider in the design of your dream home, from livability and accessibility to energy efficiency and personal style. Many homes today are designed with an open floor plan to allow for ease of entertaining and the appearance of a larger space. Traffic flow is another important aspect of good design; again, the open floor plan helps with traffic flow since there is no physical constraint from walls. Avoid areas where traffic flows through one room to get to another as much as possible. While open design is great, be careful that you don’t create wasted space — which is money not well spent. Consider optimal locations for amenities such as laundry. The best location for laundry would be close to the bedrooms, even in two storey homes; limit hauling laundry down stairs or to the basement. Mudrooms are a smart idea for everyday entry into the home, keeping the dirt and mud contained to areas not in view of visitors. Kitchen design is one of the most important, and potentially most expensive, areas in the home. Look at how much entertaining you do and look at your family

20

time. Consider the amount of storage you require, maybe a full pantry is needed rather than all cabinet space. Islands are a popular design element and can also make a huge statement in the overall look of the kitchen. Many islands are made to be the focal point of the entire kitchen, allowing for seating and a place for all to gather around. ACCESSIBILITY IN YOUR DESIGN When we talk about accessibility, we are talking about elements that make everyday life in the home easier. For example, the garage should be accessible to the kitchen so groceries are easily moved from the car. Consider the location of the bedrooms; moving them close together creates areas for sleeping, away from the hustle and noise of the home. Maybe as empty nesters the master bedroom is the only room that needs to be close to the kitchen and living areas and the remaining bedrooms are for guests, creating a private area for them to stay. Needless to say, accessibility is not always about designing for a disability, but making life as easy as possible for you in the home. There are still many areas to delve into when making the prefect home, which at times can be overwhelming. A good designer will help develop many of your ideas into a dream home that is right for you. Just remember: it’s your home, your lifestyle, your ideas and your personality that need to be explored in crafting the ideal dream home.

f you’ve lived in Kingston for any length of time, chances are you’ve met or know of Adam Koven — which is precisely what makes his abilities as a realtor so invaluable. A dedicated Kingstonian known for his work with countless service clubs and charitable endeavours, Koven has become synonymous with a number of the city’s most high-profile events and fundraisers. His keen business sense comes from years of working in his family’s business — Rosen Fuels/ Rosen Energy Group — and his bright, friendly personality has garnered Koven a network of friends and colleagues that spans the city and beyond. All of these qualities, combined with his years of local business experience, make Koven an ideal teammate when buying or selling real estate.

which means I am equipped to respond to all kinds of different needs.” For Koven, there is a true sense of excitement in working with a client to buy a new home or sell a property. From a $200,000 home to a $2.7 million condominium in the prestigious Admiralty Place, Koven treats every transaction as if it were his own. He can’t imagine anything more satisfying than helping others buy and sell in the city he calls home. “My enjoyment comes from working with my clients. Every house is different, every deal is different, and every buyer or seller is different. What isn’t different is the clients’ best interests are what’s important,” says Koven.

“I truly love working with people, and I’d like to be known as the realtor in Kingston who can provide a level of service that people aren’t expecting.”

“Because I’ve had the privilege of working in such a variety of areas – whether volunteer, service, sales, fundraising, or the various boards I’ve served on – I can always think of a person I know who can help my clients with anything they need,” Koven says. “I’ve met and worked with so many wonderful tradespeople in Kingston, so I can offer clients that knowledge, but then I can also recommend places to eat, some of the best cycling and running locations, and who to contact to get involved in different aspects of the community.” Koven made his foray into real estate just over a year ago, joining the team at Royal LePage ProAlliance Realty. In that short time, the zeal and dedication Koven is known for have proven venerable in the industry, awarding him a number of satisfied clients and glowing testimonials. Working in real estate is not only a joy, Koven says, but a vocation his life thus far has prepared him for. “I’ve been connected in this community in so many ways for so many years, I have worked for 20 years to build up to this point,” he says, noting while he loved working alongside his father and grandfather, he’s enjoying coming into his own and carving out his own niche in the Limestone City. “All of the tools in my tool belt have come from working with the hospitals, Rotary Club, Boys and Girls Club, the Diabetes Association, B’nai Brith… I have met all sorts of people,

The Marco and Rob Real Estate Team: ROOTED IN KINGSTON AND CONTINUING TO GROW

The names Marco and Rob together have become synonymous with reliable, professional, and consistent real estate services in Kingston and the area. That’s because the pair has spent more than 18 years combined helping those in the area buy and sell their homes. Committed to high-profile advertising, professional listing presentations, and exceptional client service, Marco DiPietrantonio and Rob Colangeli quickly became the top selling real estate team for RealtySource Inc. in 2010 – a title the duo has shared ever since.

MARCO DIPIETRANTONIO & ROB COLANGELI The Marco and Rob Real Estate Team #102, 1225 Gardiners Road 613.546.2873 info@marcoandrob.com www.marcoandrob.com

As Kingston natives and active members of the community, Marco and Rob take pride in helping their clients make this city home. Their working knowledge of the community and the neighbourhoods within it make it easy for Marco and Rob to find the ideal locations to meet their clients’ needs. Their experience working with a number of Kingston’s new homebuilders means the pair is skilled in guiding clients through the design-to-build process, sharing knowledgeable insight and ensuring a smooth experience for future new homeowners. “We are well versed in new home construction and we walk people through the process, knowing what to look for, and what types of things to ask,” Marco says. “From concept to keys in hand, we know the process inside and out.” As Marco and Rob have continued to grow as sales representatives, so too has their list of clients. To continue to uphold their high standards in customer service, the two decided to bring another person onto their team. With Caitlin Robertson acting as their dedicated client care specialist for the past three years, Marco and Rob are able to serve their clients better than ever before, Marco expresses. “By bringing on Caitlin, we were able to ensure a team member is always available to meet the needs of our clients,” he says, noting the consistent monitoring and feedback Caitlin provides their clients on their listings made a remarkable improvement in the team’s customer service. With improved client services came even more referrals, and Marco and Rob made the decision to expand their team even more. After careful consideration, four buyer specialists have been added to the team since March 2014. “We had to be sure each person was the right fit. We are a tight-knit team, and we provide support for each other,” Marco says, adding the constant assistance between members is a key aspect of the team. “We’ve made it so our clients are not working off of our schedules,” Rob continues.“We are all working with the clients’ schedule, and giving them the ability to have the support they need, when they need it.”

WHAT THEIR CLIENTS ARE SAYING... Moving is stressful and we’ve moved several times. The sale of the house and the service provided was so efficient and painless. The Marco and Rob Team were a pleasure to work with, as they are honest, responsive and reliable. – Dominic and Korina

Our move was complicated with regards to our particular needs. Marco was our main agent and his professionalism, knowledge, patience and advice were significant factors in our decision. We could not have asked for more from him or his team.

ith spring comes the season of new construction as homebuilders everywhere break ground on new projects. It’s also the ideal time for the 2015 Parade of New Homes Kingston — a concept revered by builders and the general public alike.

great for us, being an Amherstview-based builder,” says Eric Davies, vice president of Llynlea Fine Homes and Brookland Fine Homes. “It allows people outside of our normal catchment area to learn about us and visit our show homes in our ‘Lakeside’ subdivision in Amherstview.”

“That first nice day when the grass has that hint of green and the sun is out, you can see people touring the neighbourhoods, going to model homes, looking at ‘for sale’ signs and things like that,” says Ken Dantzer, project manager of CaraCo Development Corporation.

Long-time parade participant Barr Homes agrees the event is a great way to showcase homes in developments they’re currently working on. “We’re highly involved in the parade and one of the biggest supporters of the event,” says Ted Rowell, general manager of Barr Homes. “It’s a great way to connect with potential buyers and tell them about our homes.”

CaraCo is one of many builders and developers participating in this year’s Parade of New Homes, an event organized by the Kingston Home Builders Association and taking place May 2-3. Homebuilders from Kingston, Amherstview and Bath enter model homes into the parade, showcasing their latest and greatest designs, builds and developments. With representatives from the companies in each of their model homes on hand to talk with those touring the parade circuit, the event is a great opportunity for both the homebuilders themselves and the general public. “The Parade of Homes is well publicized by the Kingston Home Builders Association throughout the greater Kingston area, which is

But you needn’t be in the market for a new home to enjoy the parade. The event is great for design enthusiasts, people thinking of renovating, or even those considering purchasing a home in the next few years. “For us, the event is always a lot of fun,” says Sarah Vreugdenhil, director of marketing for Geertsma Homes. “There is all this good energy inside the homes, and the houses are full of people… It’s great for anybody who wants to see the best of what some of the area’s homebuilders are doing.”

s many homebuilders build quality homes, it’s the precision in craftsmanship and attention to customer service that sets one homebuilder apart from others. Those are two areas where Barr Homes excels, and one of the reasons the company continues to uphold a local legacy, says Ted Rowell, general manager.

more than 65 years, the Barr name is easily associated with excellence in construction and development in Kingston. Gordon and Ethel Barr started their excavating company in 1949. Since then, their sons, Bert and Brent, have expanded the family’s businesses while upholding the same dedication to quality and customer service.

“Our quality of construction and aftersales service is what really sets Barr Homes apart from everybody else,” Rowell says. “Ensuring every home is built to such high standards is important; in the end, each home we build has the Barr name on it, and we won’t put that name on anything less.”

For this year’s Parade of New Homes, Barr Homes is featuring four model homes. Exemplary of the company’s dedication to continual development here in Kingston, each of the homes is in a different area of the city. And with more than 30 different designs available, anyone potentially in the market for a new home should view these model homes to see ‘the Barr difference,’ Rowell says.

CONDO LIVING

Condo Living Ideal For Today’s Modern Lifestyle By Trina Annand

CONDO LIVING

One of the main reasons for making the move to a condo is location. Often perfectly situated in prime locations — such as downtown areas with restaurants, shopping, spas and other amenities — condos provide much more than a home. Many newer condo buildings have retail spaces in their bottom floor, the rent provides for a healthy reserve fund for building maintenance and the shops allow residents the convenience of shopping just outside their front door. “Condominiums also provide a lower price point for those wanting to move into some of the area’s most prestigious neighbourhoods, while still maintaining the finishes and lifestyle they desire,” says Dale Cameron, sales specialist with Atlantis Realty.

W

hen searching for that perfect next home, it pays to consider condominium living. By providing a unique sense of community and luxury amenities, many building options provide an experience that’s second to none. At condo open houses you will likely see a wide variety of buyers — from developers looking for their next investment to first-time buyers and those looking to downsize, many are seeing the added value condos bring to a modern lifestyle.

Purchasing a condo can also mean having more resident-centred amenities, which are added costs for homeowners. Modern condo complexes often come with a variety of features, such as a pool, hot tub, fitness facility, large common spaces for parties, indoor parking, car and pet wash bays and much more. Every element of a condominium is designed to make the residents’ lives easier, creating a home that is a true oasis. Having all these conveniences under one roof allows people to save valuable commuting time and intuitively build their schedule around their busy day. This shared space also builds a unique sense of community that subdivision dwellers don’t

Condo Buying Tips: • Consider the condo fees — if they are too high, it can greatly affect your lifestyle. • Check to see what your condo fees cover; water, heat and electricity are common inclusions. • Ensure the building has a healthy reserve fund to cover any repairs that may arise, if the fund is too low it could mean out-of-pocket payments from residents when problems occur. • Review the Home Owner’s Association rules and regulations; make sure they are acceptable for you. These rules can include limitations on things like interior renovations, patio furniture and even what colour curtains you can have, depending on the building.

get to enjoy — seeing people everyday, attending building parties, joining clubs and committees creates a strong and lasting camaraderie. Those looking for a maintenance-free lifestyle are often lured by the siren song of condo living, where landscaping, snow removal, common space cleaning and general maintenance are taken care of by someone else. Other perks include a secure and monitored building and having a superintendent onsite. In some condos there is even a 24-hour concierge service, making it the perfect home base for the avid traveller. Concierge services vary per building, but can function as security, accept deliveries, check on a resident’s space while they are away, take care of pets and run errands in the complex. The condominium staff is key to making sure the building functions as a well-oiled machine, ensuring effortless living for all owners. “When people are moving from a home to a condo they often have no concept of how much space they truly need. When you have a 3,000-sq.-ft. home there are always rooms and spaces you don’t use. In condos, the space is better designed ensuring larger living and entertaining spaces and maximizing floor plans,” says

CONDO LIVING

Cameron. The term downsizing is often misleading, invoking an image of cramped living and letting go of cherished items; in reality, it is about clearing clutter and enjoying the perks of a more luxurious space and lifestyle. For those looking to customize their homes, getting on board with a condominium complex in the building stages can ensure a high level of personalization — as well as an increase in investment. Much more than the chance to choose finishes like flooring, cabinets, appliances and countertop, an early purchase can result in the chance to revise floor plans and add upgrades beyond builder basics, such as radiant floor heating, towel warmers, high tech fixtures, custom tile and lighting. The possibilities for a space are endless in the pre-construction phase of a project. Buying ahead also means the value of your investment will increase from the planning to final stage of the build. Furthermore, condominiums are retaining their resale value just as much as traditional homes. When choosing your next home, consider the type of lifestyle that best suits your family’s needs and get ready to enjoy the next phase of your life with all the luxury you deserve.

Before you purchase a condo, you should know what your ownership means. It’s important to know about the current condo fees. How often, and at what rate, do they increase? What are the amenities? Do they prohibit pets? Obtaining these answers and more will help you make an informed decision.

“c o n d o m i n i u m ” is a form of legal ownership. Condominiums are most often thought of as units in a highrise, however, condominiums can also be:

Three Things You should Know when PurChasing a Condo 1. What are the condo fees? Can you afford them? Beyond your mortgage payment, insurance and property taxes, you will have a monthly condo fee. This fee is used to pay for the common elements and operating costs that vary from building to building. Some fees cover the whole, or part, of the cost of utilities (heat, hydro and water), the property management services, snow removal, landscaping and more. The condo fee is usually calculated in the mortgage approval, and usually the lender will include at least half of it with property taxes when calculating your gross and total debt service ratio. 2. Satisfactory review of the status certificate — you need to underst and this. When buying a resale condo you will request and receive a status certificate.

CONDO LIVING

Your lawyer will review this for you and go over the details of the documents. The certificate will provide information such as: • •

Is the current owner up-to-date in paying the condo fees? The condo corporation financial status (planned repairs, condo fee increase, status of reserve fund, the most recent audit, current budget, any special assessments that are in place) Legal definition of units and common areas, showing the percentage of ownership Restrictions, rules and bylaws

3. What does owning a condominium mean? Hopefully it means easy living for you. There are less considerations and responsibilities for condo owners than single-family homeowners. You have the ability to be more mobile (snowbirds) and hopefully the ability to relax without the worry of all the exterior issues. While you own your unit, you will need to get a definition of the unit boundaries so you know what your responsibilities are with regards to maintenance and repair. Condo ownership means you also have a board of directors working for you. The board meets to ensure the property is being maintained, discuss any repairs needed, organize the annual meeting, propose bylaws and much more. For more clarification on these matters, or to discuss concerns on becoming a condo owner, please contact me anytime. TIP: When moving into a condo, don’t forget to call and reserve the elevator with the superintendent or property manager so there are no surprises.

F

rom the flooring to the architectural details, everything within the room can add to the desired “wow factor.” It’s all about the décor being elegantly distressed.

While many of today’s contemporary bathrooms feature modern synthetics, an old-style bathroom will favour natural materials — think stone, wood and tumbled marble. Extra details, such as exposed wooden ceiling beams and arched doors and windows will help to complete the overall look. If you opt for faux wood beams, consider a custom-axed finish in order to recreate the look of striking hand-hewn beams. See if you can find any reclaimed stone flooring to give your bathroom added charisma. When it comes to lighting, it’s all about sconces and chandeliers made from wrought iron with scrolled patterns and beautiful curves. If you want to channel medieval times, opt for a hoop-style chandelier. Orb chandeliers are just as aesthetically pleasing. If glamour is more your style, select a twinkling crystal chandelier that will lend a little sparkle to your bathroom. Bathtub choices are endless. If, however, you want your bathroom to be authentically old-world, select the highest-quality cast iron tub you can find. Timeless and beautiful, cast iron tubs hold heat longer than alternative materials. The only drawback? They can weigh up to 500 lbs., which could pose a problem for upper-level bathrooms. If you want to go the extra mile, consider a hammered copper tub and sink — such a style statement is sure to grab extra attention. The faucets you select are just as important; choose fixtures with long, curved handles in an oil-rubbed bronze to make an old-world

statement. On the other hand, a bridge-style sink faucet features elegant, over-the-counter piping and will help to complete the style statement you’re making in your bathroom. For a more romantic effect, you might want to consider faucets with porcelain handles. For old-world inspired décor, think richly textured walls in colours that are deep, rich and regal, and remember that you want to strive for a timeworn effect to achieve the desired result. To do this, apply a flat off-white paint with a clean cloth rag — doing this will give the surface an uneven finish. You can further enhance the timeworn look by using some sandpaper or a paint-scraper once the paint dries. Top it off with your colour of choice. When considering window coverings, you’ll want to search out fabrics like luxurious silks that feature oversize scrolls or perhaps floral patterns. You could also try fabrics with stripes for a more masculine effect. Top the window coverings off with lavish accouterments like fringe and tassels to achieve a multi-layered look. If you decide to place any furniture in your bathroom, it needs to be heavy and oversized to be consistent with the old-world design of the rest of your bathroom. You’ll want to choose furniture with rich, handcarved wood and fabrics in heavy brocades. Whatever your dream is when it comes to designing your new bathroom, dream big. When it comes to a bathroom styled with oldworld charm, the sky is the limit.

DREAM KITCHENS

In an ideal world, the kitchen is a beautiful, relaxing space with sparkling surfaces where meals and beverages are created at leisure. In the real world, it is a bustling hub of people and meal preparations are squeezed into busy schedules — but it can still be a beautiful space to enjoy.

C

reating a dream kitchen often means finding the perfect marriage of function and style. Two elements speak to this kitchen design balance: cabinetry and backsplashes. Cabinetry can be fashionable, and today’s drawers, cupboards and pantries create a space that is easy to use and easy to clean. Designed to resist moisture and other residues, backsplashes can also reflect a homeowner’s taste and style. IT’S WHAT’S ON THE INSIDE THAT COUNTS When it comes to cabinetry, trends are leaning toward simple designs and appearances — but only on the outside, explains Fran Underwood, a Canadian interior designer and past president of the Interior Designers of Canada and the Interior Designers of Nova Scotia. “For the cabinets themselves, there has been a complete shift over the years toward very plain and simple designs,” says Underwood. “Even in the hardware, people prefer finger pulls or grooves to handles and knobs.” The number of kitchen cabinets is decreasing, replaced by the favourable

drawers that make accessing stored items faster and simpler, she says. “People want to be able to do the things they do in the kitchen as easily as possible.” It takes far more steps to get an ingredient, item or appliance out of a cabinet than it does to open a drawer and grab it, she explains. To access and use the multiple appliances we all want — but don’t want cluttering our countertops — many people are reviving the concept of an “appliance garage,” and they’re doing so in a 21st century manner, Underwood explains. “It’s so common to have a blender, a stand mixer, a toaster… and all kinds of different beverage machines,” she says. “So something a lot of people like to do is have these items in places where they are accessible, but also usable. You don’t have to get the appliance out, put it on your counter and plug it in; you just open a door or drawer, and there it is, ready to use! It is definitely still simple, with plain, clean lines, but when you get inside the cabinets and drawers, it’s all the bells and whistles you can possibly find and afford to make using your kitchen easy.”

While neutral, natural, monochromatic tones and shades of white, black and grey seem to remain the favoured colour themes in kitchens, Underwood says she is starting to see pops and splashes of colour making their way back into the most used room in the home.

neutral colours and tones remain quite popular, many are starting to find the multi-tone or patterned mosaic styles too fussy in appearance, Underwood says. Today’s kitchens are all about clean lines and simplicity, and clients tend to favour grey-scale or natural colours and shades. A nice way to create a continuity of the streamlined kitchen design, suggests Underwood, is to have tiles placed in a straight lay as opposed to a brick lay.

“I just did a kitchen where the cabinets were all a dark grey, sort of like a weathered wood colour, and the countertop was white granite… and I did the walls orange!” she says excitedly. “The client loved it.”

“People seem to always think tile needs to be laid in a brick lay pattern, but it doesn’t,” she says. “Often when I show someone straight lay tiles, they really love it, and they much prefer it… with tile, and especially mosaic tile… it’s just too busy.”

Backsplashes have gained a lot of attention over the past decade, with seemingly endless styles and types of glass, stone and ceramic tile. While

or John, president of Countrywide Kitchens, this important sentiment is instilled in each member of his team. At Countrywide, creating a client’s ideal kitchen is about more than simply cabinetry, countertops and the necessities. “All kitchen renovations or installations are going to cost specific prices,” says Stephen Laing, kitchen designer with Countrywide Kitchens. “It is what you get for that price that defines its value, and we feel that at Countrywide we offer a lot of added value.” That value takes shape in the services Countrywide Kitchens has provided their clients since first opening in 1982. A family owned and operated business, Countrywide has a long-standing reputation for excellence in product quality and professional installation, which is only enhanced by the company’s

level of customer service. From the initial consultation and kitchen design right through to the installation and after-sale’s service, the entire team at Countrywide aims to make each client’s experience as smooth and positive as possible. SUPERIOR SERVICES From working with homebuilders installing kitchens in new homes to retail services and renovations for the general public, Countrywide Kitchens has made its mark on countless homes throughout the region. For Stephen, whose work focuses mainly on designs for retail clients, there’s nothing quite as exciting as helping clients breathe new life into their home with a kitchen makeover or complete renovation. “We really listen to and understand our clients,” he says. “We understand having that kind of renovation in our own home – we’ve all done our own kitchens, so we know how it feels when your kitchen is

ripped apart. It can be stressful, so we do our very best to make sure everything is as easy as possible for our clients.” After working to create a kitchen that fits the client’s style, space and budget, convenient delivery and installation dates are scheduled. Countrywide’s skilled installers and follow-up inspection and service team ensure each aspect of the process is meticulously measured and carried out. And with the added value of after-sales service and commitment to client satisfaction, Countrywide clients can be confident knowing any issues that may arise will be taken care of. SIMPLY BETTER After more than 32 years in the industry, Countrywide Kitchen’s commitment to quality products and professional service has only strengthened with time. All of the lines carried at Countrywide are manufactured in eastern Canada and were selected for both impeccable

quality and excellent craftsmanship. With an emphasis on working as a team, John, his sister, Peggy Zakos-Geracimo, CEO, and everyone at Countrywide aim to create an enjoyable experience for each and every client. The team members work diligently to stay abreast of the latest trends and innovations and share their knowledge with one another. In the end, this allows for exceptional service and an atmosphere that is welcoming for both staff and clients alike, Stephen says. “I thought I knew a lot when I came here, but I have learned more in the last two years than I did in probably the previous 10, just because of the really great communication between us,” says Stephen, who has more than 20 years of design experience. “And the fact that we all share our knowledge and work together means we are able to continually better the client experience.” SURPRISINGLY AFFORDABLE “It actually happens all the time – people come into the showroom, take one look around and assume they’re going to have to pay a mint for their new kitchen,” Stephen says with a laugh. “Then we’ll work through the design process and the client will say ‘You can do all of this for that price!’ We offer everything from entry-level kitchens to top-of-the-line luxury kitchens with all the bells and whistles. And because we have designers here to help the clients select things like handles, colour choices and the finer details, we can really make any kitchen look like a million bucks!” Offering products from four different manufacturers means the options at Countrywide span the gamut of styles, from traditional and classic to ultramodern and sleek, as well as price points — the team is able to serve any client’s needs and tastes. “If a client asks for a certain type of a look, we can do that. We aim to give our clients precisely what they want in their kitchens,” Stephen says. “That is our job. And, honestly, we really enjoy doing it.” Countrywide Kitchens 1407 John Counter Blvd. Kingston, Ont. 613.549.8650 info@countrywidekitchens.com www.countrywidekitchens.com

omeowners looking to make a statement with their remodel don’t often think about achieving that bold new look with flooring. Hardwood floors are a staple in a stylish home, but designers are now using innovative techniques to modernize the look of a room while recalling the classic luxury of quality hardwood floors. Drawing inspiration from high-end homes with mosaic floors created using different types of wood, some designers are achieving a similar look by using different colour stains and stencils with infinite options for designs.

INNER BEAUTY & DESIGN

Whitewashing is also very popular, creating a French country look in your home. Alternatively, painting the floor a bright colour while leaving walls a neutral shade can maintain the clean modern look while inverting expectation. Distressed or reclaimed wood is also used for rustic appeal, adding rich character to your floor. Reclaimed wood is popular not only for its unique appearance but also for being an environmentally-conscious option. For a truly matte look, ebonizing wood goes a step further than a simple stain or dye. It actually causes a chemical reaction that makes the wood turn pitch black, and when done properly, the grain should not be visible — making it darker than ebony wood itself. For a less intense look, adding dye to a stain can also give it that rich, dark look that hides the imperfections of the grain in hard-tostain woods. Try something different with your hardwood floors — and take a walk on the finer side!

new house is like a blank canvas, waiting for you to make it your own. But for many, adding personal touches while creating a functional and beautiful space can be daunting. That’s where the design professionals at Reid & Siemonsen Design Group can help. “When you’re dealing with a new home, there are so many decisions to be made it can be overwhelming to know where to begin and how to make it your own,” says Peggy Reid, owner of Reid & Siemonsen. “We can help you work with your existing furniture and find complementary pieces that may better reflect the style of your new home. It can be difficult to see how your furniture may fit in your new space and we can help develop a floor plan for the best possible layout.” It’s easy to overlook architectural details,

such as custom millwork for builtin shelving, casings and small design features that can make a huge impact. Crown moulding is not just for heritage homes. Trim — baseboards, casing and crown mouldings — is the simplest way to create a big statement in your home. It can make an ordinary room extraordinary, Reid explains. If you are looking for a bigger statement, Reid says there are many exciting products on the market that can elevate your home to reflect your style. “Thin barn board planks can easily create a feature wall for an industrial look, easy to install stone veneer can be used for fireplace walls, or how about trying a unique backsplash with a pop of colour for added interest.” Lighting is also an important part of the design process. Reid describes some of

the incredible light fixtures in the market today. “This year we are seeing more copper and gold finishes. There is no need to stick with the same finish throughout the house, try a copper chandelier in your foyer and a cluster of chrome pendants over your kitchen island!” Regardless of what kind of statement you want your home to make, Reid & Siemonsen can help make it a reality. home presents a number of design challenges for the novice decorator. The multifunction space needs to serve as a private oasis, the setting for family time and the perfect entertaining hub. To achieve all these functions and give a definitive sense of personal style takes the skilled hand and eye of a professional interior designer. With 40 years in the industry, Tall Pines Interiors Inc. expertly crafts their clients’ homes into one-of-a-kind spaces. Interior design is much more than selecting pillows and rugs; it involves space planning, project management, colour theory and the ability to create inviting spaces — whether it’s a waiting

room in an office or a master bedroom retreat. Bill Stevenson and his team at Tall Pines Interiors use their training and creativity to help clients make their dreams a reality. “We always want our clients to feel comfortable,” he says. “We listen to their needs and wants to create a space that works for them. They become part of the design team to ensure every detail of the project suits their lifestyle.” With this approach, clients can be as engaged in the process as they want and can feel they had a hand in shaping their space. It’s often felt that interior design services are out of reach for the average person. Opting to go it alone can have unexpected results, consuming valuable

time and money. With insight, as well as industry knowledge that the average person simply doesn’t have access to, a professional designer can streamline the process. Awarded 2015 Best Service at houzz.com, Tall Pines Interiors has developed a customer service strategy that works. “We had some ideas of where improvements could be made, but wanted to hear what a professional had to say,” says client Marilyn Benn. “They pointed out what changes would make the most impact and took the time to learn the kinds of things we liked. The contractors were polite, kept the work environment clean and met all timelines. They were respectful of budgets and kept us informed of all costs. It has been a pleasure to work with Tall Pines.”

With decades of industry experience, Tall Pines Interiors has tested various suppliers and only offers high quality brands such as Hunter Douglas, Maxwell and Artage — carrying Canadian options whenever possible. With dozens of brands and hundreds of options, clients get a space that is unique and suited to their personal style. With the myriad of choices that go into a renovation or redecoration project, it pays to work with a skilled interior design professional. Decorating is more than an aesthetic process, notes Stevenson. “Investing in decorating, rather than simply filling a room, ensures more longevity and creativity in a space,” he says. “Walking into a well-designed space makes you feel better, more relaxed and helps you recharge. Spring Cleaning In Just One Weekend

pring may be in the air, but the memories of winter still fill my house. The arrival of spring after another relentless winter means one thing to me: spring cleaning! This annual task can feel overwhelming, but with good planning and organization you can complete your spring-cleaning in one weekend. Start with a plan and encourage your children to help, if you can find them. It amazes me how quickly my children can vanish when cleaning products appear. Begin with opening all the windows; let the fresh air chase away the winter blues. Strip all bedding from the beds,

72

take down draperies and roll up area rugs. Wash pillows, duvets, blankets and draperies and hang them on the clothesline (if you’re lucky enough to have one). This is a great opportunity to turn or flip mattresses as well as freshen them with a sprinkle of baking soda — let it sit for 10 minutes before vacuuming it up. Wash and pack away seasonal clothing; this is the perfect time to declutter. Pack up and donate items you no longer need. If weather permits, take your area rugs on the deck and vacuum them several times. Wash windows, sills and trim and don’t forget fixtures, shades and switch plates. Clean ceiling fan blades and get the ‘dust bunnies’ out from under furniture. In your kitchen, if you really feel ambitious, empty all your cupboards and drawers; give them a good cleaning before reorganizing them. Go through your ‘junk drawer,’ everyone has one. Admit you don’t really need five corkscrews, eight pairs of rusty scissors and that grubby magnet collection you’ve never used. Pull out the appliances so you can

INNER BEAUTY & DESIGN

vacuum and scrub the floor beneath them. Clean the inside and outside of your microwave, oven, refrigerator and dishwasher. Wash everything — floors, artwork, decorative items, fixtures, fans, walls and doors. Bathrooms are actually quite simple to clean. Wash down every surface, polish fixtures and mirrors, and scrub the toilet, tub and sink. Empty all the cupboards and drawers and dispose of outdated cosmetics and medicines; get rid of/throw out old medicines carefully to ensure pets, children and the environment are safe. Certain areas of your home really benefit from spring-cleaning, such as foyers and mudrooms, laundry rooms, basements, storage areas and garages. As warmer weather approaches, we’ll be spending more time outside, so give your porch and deck a good cleaning as well. Put away the snow blower and shovels and bring out the mowers, rakes and gardening tools. Next weekend you can get hubby to do the yard!

Integrating Colour Into Your Home

PAINT Paint is a great way to update any room. This season, we are seeing indigo blue make a big splash. Don’t limit yourself to walls — updating your beautiful old cabinet in a bold colour is a great way to recycle furniture and revive a room. One of our favourite colours right now is Stiffkey Blue by Farrow & Ball.

eutral colours and design have been a major trend over the last few years, but we are starting to see a new trend emerge — colour! This season, we are seeing bold paint colours, exciting accessories and fun patterns making their way into Kingston homes. Here are some great ideas for integrating colour into your home:

WALLPAPER If you are ready to make a big statement, wallpaper is the perfect option for you. Try it in powder rooms, dining rooms and on accent walls in bedrooms. We love Farrow & Ball’s Aranami in cornflower blue and mint green. PILLOWS Toss cushions are the easiest and simplest ways to add colour to any room and you can change them out by season. There are many ready-made options or you can choose your own fabric from our alwaysexpanding fabric library, where you will find the season’s hottest trends. MOULDINGS While we typically think of walls as the place for colour in a room, consider painting the walls a light tone and painting the trim in a darker colour. We recommend Farrow & Ball’s Drawing Room Blue or Brassica for something subtle, or Arsenic if you are going for something with a little more punch. It can be a great way to creatively tie any room together.

INNER BEAUTY & DESIGN

PATTERNS Patterns are perfect for incorporating colour to any room – and you aren’t tied to just one! Layer different patterns and colours when reupholstering furniture, putting up wallpaper or when choosing area rugs. PAINT THE UNEXPECTED For that perfect colour pop, consider painting the inside of your bookshelves or builtins. It is a subtle way to add bold colour into your space. RUGS Area carpets can often be one of the few sources of colour in many rooms. Consider a bold colour or pattern to add an eye catching finish to your space. ART Artwork can add a pop of colour as well as a statement to your walls. Find a piece that integrates colours you’d like to use in your room and base your design around it. WINDOW TREATMENTS If you are looking for another easy way to integrate colour into your home, draperies and roman shades can be an excellent choice. In addition to adding colour, window treatments also help create a polished look in any room. Colour is a great way to revitalise any room. Come in to the Reid & Siemonsen showroom and talk with one of our designers about the best way to bring colour back to your home.

F

inding the right accessories to complete your home and create the right atmosphere is an art. Peggy Reid and Ashley Bryant from Reid & Siemonsen Design Group have some decorating advice for incorporating luxury accessories into your home. “We are seeing a lot more colour coming into our designs this year,” says Peggy, the owner of Reid & Siemonsen. “For a long time it was neutral on neutral, but just like women’s fashion, home design has moved more towards bolder colours, which is exciting to design with.”

Great Room

The great room is the main focus for decorating enthusiasts, as it tends to be one of the most popular spaces for families to gather. Peggy recommends choosing an exciting fabric as a jumpingoff point. By finding a fabric you love, you can begin to pull colour and pattern into your space. Mixing patterns can add a lot of interest in the room as long as you remember to have a variety of

scale, texture and prints, while keeping consistency with colour. Keeping larger pieces of upholstered furniture neutral allows you more flexibility for art and accessories. A simple way to update your room is by changing light fixtures or drapery hardware to warmer metal colours such as gold or brass. This can go a long way toward staying on trend. “Everything was stainless or chrome for a long time, but things are moving towards warmer tones now,” Peggy explains.

Dining Room

Creating a fabulous tablescape can add fun and interest for entertaining guests. A bright floral arrangement can set the tone for the room for each season. White or neutral coloured plate sets will also be advantageous for these seasonal place settings and allow you to change napkins, candles and other accessories easily. The dining room is also an ideal space to have a more daring paint colour or interesting wallpaper. Glamorous drapes can also add a dramatic element to the room. Choosing the right chandelier enhances the room and is often the focal point and can create some sparkle to the space.

Master Bedroom

Similar to the great room, this is a wonderful room to experiment with fabrics and use different textures. “A lot of men don’t like having too many decorative pillows on the bed,” Peggy laughs. “But it does look glamorous and romantic to have a variety of colours and layers. The bedding itself can be fairly neutral, but adding pillows with fabrics such as silks and velvets will provide a luxurious feel to your space.”

Kitchen

A great way to add colour, pattern and texture to the kitchen is through an interesting backsplash, which can be a combination of metal, glass or stone. If you have an island or bar, you can have a lot of fun adding different fabrics on the seats of the bar stools. With metal or wooden stools you can add a pop of colour by painting the whole frame to suit the room. In every room of your home, carefully selected home accessories can add the finishing touch to pull it all together. While there are plenty of different ways to make your mark on your house, there is one option that can really change the way you see your space and truly make it your own.

“You can basically make a whole new house with just new colour,” says Michelle Lyons, owner and operator of

decided to follow her creative instincts and make a career in the work she is most passionate about. It all came about after taking a trip to a local paint and decorating store for new blinds where she struck up conversation with the store manager. Lyons’ energetic personality

“What a great experience that was. Your consultation supported me in choosing colours for my very white walls, colours much richer than I would have chosen on my own, and that flow beautifully from room to room. and zeal for helping others led to a job offer, one that helped her discover her talents in painting and design. “I was at the store for a few years and they taught me everything I know about paint,” says Lyons, who later worked in an upscale furniture and décor store. “When that job ended, I knew what I wanted to do; I had to build my own business. That’s how I came up with Inspire Designs.” Drawing from years of experience, Lyons’ offers colour consultation and painting services to residential clients throughout the Kingston area. With an innate knack for selecting colours that complement and enhance an environment, Lyons connects with her clients to envision and transform a space. Lyons has worked with clients to repaint their entire homes, giving the houses a new lease on life. She has also transformed front and garage doors, creating an all-new curb appeal for her clients. dreaded projects like painting a staircase, Lyons brings colour and personality to every home she works in. “We had been looking for a change in our main living space for quite some time. Michelle was able to come in and work our vision into something fantastic,” says Jennifer Barrie of Odessa, echoing the sentiments many of Lyons’ clients share. “The work was completed within the discussed time, even with unforeseen circumstances (the early arrival of our baby). She was nonintrusive and professional the whole time. Not only did she provide help with the colour choice and the actual painting, but she gave suggestions of flooring options that would work well. Overall, we are very satisfied and will use her again on future projects.” Inspire Designs also offers services in organization and decluttering; all in an effort to help clients breathe new life into the spaces they have. For clients looking to sell their homes, Lyons can

make recommendations to streamline their space, making it more attractive to potential home buyers. But it is painting and colour that remain her passion, and what makes her work so enjoyable, Lyons expresses. “I jump up and down when people talk to me about painting, it actually really excites me,” she says. “I love bringing the reality of a transformation to my clients… making their space somewhere they can go home to every day and absolutely love.” Inspire Designs 613.532.1569 colorchic@yahoo.ca www.letmeinspireyou.ca

open wide enough to even pull out the drawers properly because there’s a wall in the way. Double door (or french door) fridges require even more space, so keep that in mind. Other things like counter height and depth need to be considered (especially for dishwashers), as well as counter allowance for slide-in ranges.

A

ppliances can make or break the look of a room. Replacing ’70s appliances with shiny, stainless steel models can bring a kitchen into the 21st century more effectively than any other upgrade. Go Pro Just because you’re not a professional chef doesn’t mean your kitchen shouldn’t be professional grade. Lines like the new Frigidaire professional suite come in standard sizes (minimizing or even eliminating the amount of renovations needed to install them) and are priced so the average homeowner can afford them. The great part about the aesthetic of professional style appliances? They have a truly classic look that can seamlessly fit into any kitchen style. Last But Not Least Jumping the gun on appliance purchases can cost you in the long run if you haven’t properly planned the space. Make sure you extensively plan the layout of your kitchen. If an 18-inch dishwasher just won’t cut it, make sure you delegate space for a full 24-inch model. Don’t get stuck with appliances you don’t like just because you didn’t plan properly. Do sweat the smaLL stuff There are many small details that can slip your mind, or you don’t even think of in the first place. I can’t tell you how many times I’ve seen fridge doors that can’t

HOME IMPROVEMENTS & RENOVATIONS

It’s easy BeING GreeN Old appliances have a financial and environmental cost. A new, energy efficient fridge can save you up to $200 a year, meaning you recoup the purchase price in a couple years. ENERGY STAR compliant dishwashers not only use 50 to 75 per cent less energy than older models, but also much less water – as little as three gallons for a full cycle. If three gallons sounds like a lot, keep in mind you can use almost 10 times that by washing dishes by hand. Front load washers can cost as little as $20/year to operate, and since 90 per cent of the energy used to wash clothes is spent heating the water, switching to cold water can make a noticeable difference. DoN’t Let the eLectrIc sLIDe Appliances eat up a lot of the electrical bandwidth in your home. Laundry and kitchen appliances alone can take up a big portion of your panel, and when you add in things like air conditioning, it can get tight. This is especially true if you have an income suite in your home, which means two kitchens and often two washers and dryers. We recently shot an episode of Income Property where the homeowners ended up having to upgrade their electrical panel to accommodate the addition of a dishwasher and upstairs laundry. This was above and beyond what they had planned to spend because it never occurred to them that their current electrical panel wasn’t sufficient. If you have a newer home, chances are this won’t be an issue. However if you’re buying an older home (like many in the core areas of most major cities), it’s something you may need to consider. W

hen Fort Glass opened its doors in August 1 975 , ow n e r Ro b Welsh recognized a need for quality products and pride of workmanship with a customerfocused philosophy. Four decades later, while Fort Glass has evolved with the times, those core principles still hold true and the family business is everything Welsh imagined. This year, along with his wife, Rosemary, his son, Ryan, and staff, Welsh celebrates the 40th anniversary of Fort Glass – 40 years of serving the community’s glass, mirror, window, door and residential needs, while maintaining the exceptional level of service that has become synonymous with the Fort Glass brand.

and finishes, Fort Glass can help when the view or flow of natural light is too beautiful to obscure. When a complete window replacement isn’t required, Fort Glass offers extensive repair and replacement services, including replacement of failed insulated glass sealed units (if window frames are still in good condition), screen manufacturing and repair, and a wide variety of replacement hardware. As spring begins and homeowners want to start opening their windows and patio doors, Fort Glass is ready to help. Glass, Mirror & Showers Custom glass showers have become a staple in many fine homes due to their

durability and stylish elegance. With a multitude of hardware and finish options, plus the very best 10mm thick ‘Showerguard’ glass from Guardian, the experts at Fort Glass are equipped to provide homeowners with the bathroom of their dreams. Offering custom glass and mirror work of any kind, Fort Glass boasts the region’s only on-site beveling facility, fabricating everything from mirrored walls for home gyms and glasson-glass or glass-on-mirror creations, to glass table tops and even furniture. Glass and mirror work is where it all started, and Fort Glass still takes pride in doing it best.

When pressed to sum up 40 years of success in a few words, Welsh is characteristically concise: it’s all about the people – both customers and staff. “Everyone here knows what it means to be part of the Fort Glass team and what we stand for. From the newest apprentice to our 29-year veteran, everyone takes pride in working together to go the extra distance for the customer,” Welsh says. “Upholding our reputation for going above and beyond is what has made all the difference. We now have children and even grandchildren of our original customers who own homes and are coming to us for help. What defines success better than that?”

Coolest Plants for 2015

curmudgeonly gardener can’t resist purchasing at least one. The information that follows has been assembled purely from my own point of view as the highlighted plants are either what I want or already have in my wee garden. My actual list is much too long for publication, so this select offering is, shall we say, closer to the top.

S

pring is such a difficult time for me. Indeed the weather is improving (or so the story goes), the garden is starting to yawn, stretch and open its sleepy eyes. There’s so much to get excited about, where does a person start? Specifically, which plants should be highlighted, which list presents itself as the absolute “got to have” and what might I be growing this year? Naturally, there is a parade of the new and potentially most popular perennials, a bastion of brightly coloured annuals, albeit some looking nothing like their original ancestors. Lest we forget the hanging containers posseting petunias from every conceivable corner and so cleverly displayed that even the most

OUTDOOR LIVING & LANDSCAPES

Bergenia “Flirt” is a handsome yet diminutive selection of the ever-hardy and trusted workhorses of its parentage, great for the shadier Canadian garden. Typical of this genus, the foliage ranges from a dark glossy green through stages of red and maroon. Considered to be an evergreen, I have yet to appreciate that aspect, as my plants are under snow cover for the longest time. This wee gem offers the small pocket gardener a wonderful perennial addition with promise of pink flower clusters early in the season. It’s also for those who have just a corner to add a new selection. Coleus Colour Clouds “spiCey” is one of a great many new introductions in this popular and easily grown genre. For the past number of years, Coleus has regained immense popularity and with good reason. New gardeners have little to no difficulty achieving success with Coleus; their range of foliage shape, size and massive range of colourful combination are intriguing and their price point is usually reasonable. HeucHera “Forever purple” provides an exhilarating contrast to the popular lime green foliage of many plants so popular this decade. Heuchera are amongst my favourite perennials because they are basically worry-free and reliable in my zone 2b garden with a decent leaf mould cover for winter. The selection abounds sporting vivid coloured foliage, a vast array of leaf shapes and, in many cases, attractive venation in the leaves. “Forever Purple” will find a home in my front garden in the dappled shade of an American Elm tree with neighbours of Thalictrum, perennial Dianthus and a lovely perennial geranium for texture. THalicTrum “BlaCk stoCkings” plays a critical role in my front, southeast-facing garden. I just love this perennial and will continue to sing its praises at every possible opportunity. She stands tall with her jet black stems supporting a filamentous foliage reminiscent of Columbine. When she blooms, typically later in the season, great clouds of powder puff purple fill her corner on centre stage of the garden. The Winnipeg winds haven’t bothered her yet as she defiantly stands her ground. Totally hardy, massively reliable and above all gorgeous — gee, do you think I’m fond of this one? Have fun shopping, studying the new and notables and, of course, play in your garden. It’s been a long winter indoors. tolerant or preferred plant, Coleus can be nipped backed to encourage a bushier habit; the cuttings root can very easily be reinstalled in your garden or container. Colourful splashes in a darker corner of the garden act as punctuation marks and will liven up even the dankest landscape. It’s a very popular container-grown plant for balcony gardeners and those of us who are short of room in our landscapes and must hang plants.
