The sitting room is probably our favourite part of the house,” says Roger. “It’s spacious enough to take the baby grand piano and it features a fireplace at either end. One houses the log burner and the other is a gorgeous Victorian style open fireplace; they make beautiful focal points and keep the space cosy and warm in winter.”

Seller Insight This hugely attractive country cottage enjoys a superb location within the delightful Warwickshire village of Dunnington. “Rivendell is a beautiful house, but I’d say that it was the location that proved to be one of the main attractions when we moved here ten years ago,” says Roger. “It sits in a tucked-away location on a private drive, so it’s quite secluded and very peaceful; we have spectacular views over the Cotswolds, so it’s extremely picturesque, but at the same time we enjoy easy access into places such as Evesham, Alcester and Stratford-uponAvon.” “The original part of the house dates back to the 1850s, when it was a rather modest workers cottage belonging to the Ragley Estate, but over subsequent years it’s been greatly extended. Shortly after we purchased the property we again increased the size by extending the living space into the integral garage, and above to create an extra bedroom and ensuite. We also laid tiled flooring in the kitchen and adjacent dining room, so, with the connecting door open, the two spaces flow seamlessly into one another creating a great area for entertaining. All in all it’s a spacious and comfortable home that’s ideal for busy family life.” “Another feature that attracted us when we purchased the property was the garden,” continues Roger, “it’s a lovely big space and over the years we have worked hard to enhance it. It’s essentially divided into three different areas, so we can follow the sun from morning to late afternoon, and it’s filled with a huge variety of plants, including a great many fruit trees and bushes. We actually harvest a wonderful crop year after year, much of which my wife preserves. Making for easier maintenance, three areas have been redesigned with Cotswold stone, planting and seating. As a whole it really is an extremely beautiful space, and if someone loves gardening there is still so much potential to further develop it.” “I love the fact that our immediate surroundings are so peaceful and picturesque, and yet at the same time we enjoy easy access to an array of well-served towns. The road and rail links are also very good, so if I need to get into Birmingham, Oxford or even London it doesn’t take too long.”*

We have a study-cum-bedroom on the ground floor, which has been an incredibly useful space,” says Roger. “We use it to accommodate guests, but because it has Patio doors that open onto the garden, it’s a lovely place to work.”

We’ve decided to move to be closer to my wife’s parents, but we’ll be sad to leave Rivendell,” says Roger. “I’ll particularly miss the garden, the space within the house and the sheer peace and tranquility of the setting.”
