Seller Insight Sedum Lodge is a stunning contemporary home that is superbly arranged over one level, and which incorporates an array of eco-friendly technologies. The property, which occupies an enviable location within the quintessentially English village of Catworth, was beautifully designed and built in 2013. “We weren’t initially looking for a property in Cambridgeshire,” says Sarah, “but when we happened upon this house it just seemed to tick every box, so we decided to take a look. As we drove through the village, past the fields of grazing sheep and all the charming houses, it was just so pretty, and as soon as we set eyes on Sedum Lodge we knew we had to have it.” “Before moving here in 2014, we were living in London, but keen to escape to the country, and Catworth offered countryside living and a real village community combined with easy access to good transport links. And the house, well it’s just gorgeous. The main living area is one, big open-plan space with bi-fold doors that, when pushed back, beautifully extend it out onto the garden. It’s a very flexible space – we often play about with the arrangement of the furniture just to give it a fresh new look – and ideal for both everyday life and entertaining.” “The garden is a lovely combination of decking, patio and lawn, and as the house is on a slightly lower level, it almost rises up around it. It’s a very peaceful space and has a good degree of privacy,” continues Sarah. “And we also have a generous parking area and a large garage that’s been designed to have a more traditional look, which has been great for storage.” “The open-plan kitchen, dining and living space has been amazing,” says Sarah. “I can be in the kitchen while my partner’s in the living area with the baby, but we’re essentially all together, and it’s a brilliant space for entertaining.” “The location of the house has given us everything we were looking for and more,” says Sarah. “The village has a traditional feel, and a really good sense of community. However, we also benefit from being in close proximity to really good transport links, so it’s easy to get just about anywhere.” “When the weather is warm, the house is cool, but in the winter it’s cosy and warm,” says Sarah. “The ground source heat pump is incredibly efficient, and as it works via an under-floor heating system it means we don’t have dusty radiators all over the place. We also have a sedum roof that not only aids insulation and drainage, but which also looks incredibly attractive and attracts an array of butterflies and lots of bees.” “We are so grateful that we have had the opportunity to live in such an amazing house,” says Sarah, “but our circumstances have changed and so the time has come for us to move; we’ll be sad to leave, though. We’ll miss village life, the peace and beauty of our surroundings and the house as a whole. It’s been wonderful.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
