Bank Owned Homes Will Dominate the 2012 Real Estate Market

lbuquerque, NM - Bank owned homes will dominate the 2012 real estate market according to Albuquerque REALTOR® Joe Maez of Keller Williams Realty Westside. Maez says that Albuquerque foreclosures are still driving the market due to problems in the banking system getting bank owned properties through the foreclosure process and into the market. As a result, he says the Albuquerque real estate market will continue to be affected by the flow of bank owned homes. “Banks have battled a number of legal challenges, but the foreclosure inventory continues to impact the local market in a big way.” Maez says that while buyers are getting some amazing deals right now, sellers are also seeing an uptick in price and buyer interest. “It’s definitely a win-win for buyers and sellers in the New Mexico real estate market right now.” He says another factor in the market that is making buyers take notice is the extremely low but rising interest rates. “We have never before seen the national average for interest rates below 4% like this. Low rates in combination with low prices is a gift for home buyers right now.” According to Maez, the powerful combination of low rates and low prices due to the large number of bank owned homes has spurred investor buying as well. “Investors are the ones to watch. When we see investors coming into the market like we do now to pick up Albuquerque homes for sale from the banks, our experience has shown that it’s a great time to buy.”

rampolining can be an exciting activity. It also can create hazardous conditions. Orthopaedic surgeons and ER staff treat more than 100,000 trampoline-related injuries each year. The most common injuries are sprains and fractures, which result from falls on the trampoline mat, frame or springs; collisions with another jumper; stunts gone wrong; and falls off the trampoline. “Trampolines can be fun for kids and adults, but they also pose a high risk for injuries, especially when two or more people jump at one time,” said Matthew B. Dobbs, MD and spokesperson for the American Academy of Orthopaedic Surgeons (AAOS). “Orthopaedic

Trampoline safety surgeons recommend that families avoid trampoline recreation centers and trampolines not be used in home environments or in outdoor playgrounds because of the high risk of injuries.” In an effort to reduce the number and severity of injuries, the AAOS came up with these tips: • Trampolines should not be used for unsupervised recreational activity. Use of trampolines for physical education, competitive gymnastics, diving training and similar activities requires careful adult supervision and proper safety measures. • Competent adult supervision and instruction are needed for children at all times.

martphones make life so much more convenient, but if they are lost or stolen, your personal information may be exposed. Fortunately, there are steps you can take to protect your information. Here are a few tips from CTIA—the international wireless telecommunications association: Take steps to prevent theft. Before a phone is lost or stolen, protect your information by using passcodes and applications. Passcodes—Use a passcode to make it harder for a thief to access your smartphone if it is lost or stolen. Apps—Use apps that can track or locate a lost or stolen smartphone. Some apps may also enable you to remotely wipe a device or emit a loud alarm. If your device is lost or stolen, contact your wireless provider immediately to suspend your service. CTIA and its members always want America’s wireless users to be safe. Together with the Federal Communications Commission and major city police chiefs, CTIA and participating wireless companies have agreed to take steps to help protect consumers and their private information on smartphones. Paramount to preventing smartphone thefts is educating consumers about the tools and features that carriers, device manufacturers and app creators already offer. By using these passcodes and apps, consumers can protect themselves and their personal information on their wireless devices.

In addition, participating carriers have agreed to implement and deploy databases to prevent thieves from reactivating stolen smartphones in the U.S. and, when appropriate, internationally. By using a smartphone’s unique identifying number, wireless providers will help prevent smartphones that are reported by their customers as stolen from being activated and/or provided service on their own networks. Albuquerque, has the authority to adopt and amend plans for the physical development of areas within the planning and platting jurisdiction of the City authorized by statute, Section 3-19-3, NMSA 1978, and by its home rule powers; and WHEREAS, the Council has the authority to adopt, amend, or repeal such a sector development plan; and WHEREAS, the City of Albuquerque adopted the Nob Hill Highland Sector Development Plan (NHHSDP) in 2007 through Council Resolution R-07-185, Enactment Number 96-2007; and WHEREAS, the NHHSDP prohibits alcoholic beverage sales for off-premise consumption in the Community Commercial/ Residential One and Two (CCR1 and CCR-2) zones; and WHEREAS, the record for R-07-185 suggests that this prohibition was intended to address community concerns about the impacts of packaged liquor sales and, in particular, the sale of miniature bottles and fortified liquors; and WHEREAS, Nob Hill has become a popular area for business establishments, including both full-service restaurants and tasting rooms, that serve locally-brewed craft beers and locally-produced wines; and WHEREAS, certain establishments in the Nob Hill area have expressed a desire to sell locally-produced alcoholic beverages for offpremise consumption; and WHEREAS, the New Mexico state statute that defines “Small brewer’s license” (60-6A-26.1 NMSA 1978) authorizes one to whom a small brewer’s license is issued to sell beer in unbroken packages for consumption off premises; and WHEREAS, the New Mexico state statute that defines “Winegrower’s license” (606A-11 NMSA 1978) authorizes one to whom a winegrower’s license is issued to sell wine

in unbroken packages for consumption off premises; and WHEREAS, allowing an opportunity for small brewers and winegrowers to sell their products for off-premise consumption, subject to certain restrictions and procedures, is consistent with the NHHSDP, which provides that “The Route 66 Historic Core District has a tradition of providing an eclectic collection of goods and service options to the traveler as well as the resident. Workspaces Of The Future Unlock Innovation

s workers use technology to be more mobile, flexible and productive, cubicle farms are giving way to the workplace equivalent of open pastures. Organizations are redesigning workspaces to encourage creativity and collaboration, according to expert panelists at the recent “Future of Work” webinar presented by Apollo Research Institute. Open floor plans and public-space workplaces—which replace traditional offices and cubes—are new hotbeds of innovation, say the industry leaders and future forecasters who convened for the event. “Smart technology and other machines have taken on many tasks, freeing up human beings to use their core strengths of higherlevel intelligence, innovation and creativity,” said panel moderator Dr. Tracey Wilen-Daugenti, vice president and managing director of Apollo Research Institute. “But optimizing human intelligence

requires looking at how and where we work, how workers connect to one another and how we collaborate to solve problems.” For example, entrepreneurial companies such as Facebook focus less on a hierarchical chain of command and more on individual responsibility and self-motivation. These companies create an internal “creative commons” in which technology allows all workers to share ideas and solutions that impact the organization’s direction. “At Facebook, we talk a lot to employees about individual accountability and ownership and the importance of a strong, cohesive ‘hacker-based’ culture that can break things open to make them stronger,” said panelist Stuart Crabb, who heads learning and development at Facebook. Crabb noted that flatter, more democratic organizations appeal strongly to the newest workforce: the Millennial Generation. “Being able to develop and use their

individual talents in tangible ways is critical to motivation among Millennials,” he said. As formal structures decline and social networks expand, workers will need freedom to control where and how they work, according to panelist Jim Keane, president of Steelcase Group, a leader in workplace design and manufacturing. The traditional one-size-fits-all office is outdated and organizations now seek environments that unlock creativity, innovation and speed. That means using mobile technology to link internal workers with global collaborators and replacing cubicles with more adaptable spaces that invite teamwork. Keane said the most effective workplaces are those that help

attract, develop and engage workers by providing choice and control. “Everyone can reach their potential through the choices they make,” said Keane. Five Ways To Put Money Back In Your Pocket Each Month

f you’re like most people, you’re looking to cut costs and save money. Fortunately, a few simple things can really add up and help you save a lot. Leah Ingram, a frugal-living expert and author of “Suddenly Frugal: How to Live Happier & Healthier for Less,” suggests a few of her own family’s simple changes that can save you money every month. • The average American drinks 1,132 cups of coffee annually—3.1 a day—and spends $1,562 a year on brewed coffee or $2,773 on espresso drinks at stores, restaurants and coffee shops. The cost to brew the same number of cups at home can be as low as $147 ($.13 per cup). By making your coffee at home, you can save some $2,626 per year. • Bottled water is more expensive than gas— about $10 per gallon. Americans spend about $1,400 a year on bottled water, or about $117 a month. If you got a refillable, reusable water bottle and filled it from the tap, you would save about $117 a month. • Americans who eat lunch out every weekday spend, on average, about $7 per meal. If you packed your lunch, you would incur some grocery costs in buying what you need to make lunch but you could save nearly $2,000 a year— about $166 a month. • Ingram’s family used to spend about $750 a year on phone service from the phone company; now they’re making calls free. A landline phone

is quickly becoming a duplicative expense. If you’re already paying for high-speed Internet, you should consider a VoIP system, such as the Ooma Telo. This device can be hooked up to the Internet instantly, letting you make unlimited

long-distance calls within the U.S. with crystalclear call voice quality. You can also reduce cell phone expenses by switching to a prepaid plan and using your home phone more, once the VoIP system is up and running. This monthly savings can add up to $40 to $50. • Nearly every home in the United States has some sort of computer printer and those printers go through a lot of ink cartridges. Rather than toss them in your recycling bin, bring them to an office supply store that will not only recycle them for you but give you cash back for your good, green deed. At Staples, for example, you can get $5 per recycled ink cartridge for recycling those cartridges. That can add up to $240 back in your pocket each year. All these little things can add up to big savings in the long run.

This Father’s Day, Teach Your Kids to Manage Finances

s parents, we hope we’re doing a good job raising our children – teaching them right from wrong, instilling the desire to learn and demonstrating how to manage money responsibly. But what if they see us preaching one behavior while practicing another? What’s to stop them from following in our sometimes misguided footsteps? As Father’s Day approaches, let me share a few things dads can do to teach their kids sound financial habits that will last them a lifetime – and point out a few bad behaviors you may not even be aware of. Ask yourself: • Do you avoid conversations about money with your kids because that’s how you were raised? Or because you don’t feel qualified to give advice? • Do you pay your bills on time to prevent late fees and possible dings to your credit score? • Do you balance your checkbook regularly to avoid overdrafts and bounced checks? • Have you set up an emergency fund – and are you disciplined enough not to tap it for everyday expenses? • Are you sometimes caught offguard by bills you should anticipate? • If your family is experiencing financial difficulties (layoff, foreclosure, massive bills), are you having age-appropriate, non-traumatic discussions about the need for everyone to make sacrifices? • Do you complain about your job within their earshot or say you’d rather stay home with them but need to earn money? You could be setting them up to resent both work and money. • If college is on the horizon, have you had frank discussions about how it will be financed? Have you started a college savings fund, explored student loan programs or discussed contributions they’ll be expected to make? • When your kids constantly break or lose expensive items or run through their allowance early, do you repeatedly bail them out with no consequences? Okay, that’s a lot of potentially negative outcomes. Let’s concentrate on a few positive actions you can take that will encourage responsible financial behavior in your kids: Use allowances to teach your kids how to handle money wisely, not as a tool to reinforce good behavior. Track their discretionary (toys, candy) and non-discretionary (school supplies, clothes) expenses. Depending on their ages and maturity, decide which expenses they should be responsible for managing, and dedicate a reasonable amount for each
