The New Working Spaces; Adaptive Reuse Intervention as an Urban Revitalization Catalyst BERLIN, GERMANY

Address: Revaler Str. 99, 10245, Berlin

Plot Size: 72 acres (approx)

Land Type: Industrial/Mixed-use/Cultural

New Working Spaces, an emerging trend in Urbanism, refers to the way that people are adapting to the changing nature of work in the modern world. In recent years, there has been a trend towards more flexible, adaptable working arrangements, with an emphasis on remote work and alternative workspace options.

New working spaces are a response to changing work patterns and requirements, whereas, historical industrial sites serve as a collective memory for the contemporary era, where the need to conserve and readapt them to be used in today’s Urban Environment is critical. This approach comes from the place of realization of the two important factors which may very well influence the future of urban development and adaptive reuse as we see today.

“New ideas must use old buildings,” a quote attributed to Jane Jacobs is frequently cited serves as the guiding premise of this design.

Site: RAW Gelände

Located in the Friedrichshain district, next to Warschauer Straße, the other accesses are from Revaler Straße. In this erstwhile industrial wasteland, the arts, culture, clubs, and gastronomy have found a home to flourish

Old Furniture Market

• The building represents informality and organized chaos, following the original character of the site, by the formation of containers found on site. The overall finish is kept raw with no sleek finishes.

Mid-rise Mixed-use Biophilia

• On the lower levels, the building has boutiques and shops with underground parking in the basement, while on the upper floors, the building consists of studios, office spaces, co-working spaces, gym and swimming pool areas.

Eateries & Juxtaposition

• Functions are organized in a way that they are juxtaposed with complimentary functions to maintain the essence of RAW site, while revitalizing and further activating its usage.

ACADEMIC

KATER HOLZIG ART COMMUNE RESIDENCY FOR STREET ARTISTS BERLIN, GERMANY

Address: Köpenicker Straβe 50, Kreuzberg, Berlin

Plot Size: 3852 sq.m

Ownership: Private

Land Type: Industrial/Business

The original factory building exists in a historic and multicultural precinct. It holds great potential for redevelopment over a period of time through incremental interventions. The proposal considers the current trends of urban development, while maintaining the existing character of the area, to the extent of the smallest details, including existing street art. This consideration also intends to create a connection with the city wide art context, whilst reviving the socio-cultural scenery.

River Spree is that very link which binds together the whole street art framework throughout Berlin, with boardwalks and interventions serving as the binders. The multi-level Viewing Decks, designed throughout the Art Commune, open up to vistas of the whole city and River Spree.

SPRINGHILL SUITES

MARRIOTT INTERNATIONAL USA

No. of Keys: 128

Ownership: Private

Land Type: Commercial

The Springhill Suites project proved to be challenging due to its constraints in the form of the SOP that was to be followed. The over-arching theme of nature could be seen in every part of the design, evident through the play of materials and colours, the design brought out a refreshing ambiance of warmth and tranquility. The variety of materials and textures, created a wide palette that depicted the transition of each season, without conflicting with the mood of any time, all year round.

The open plan space, through astute furniture selection and planning, managed to carve out individual spaces within the larger space. The full height windows, helped the space bleed into and connect the outdoor spaces with the indoor space.
