Project Facts Size: 838,000 SF Cost: $79.7 M Completion Date: July 2008

360 Condos was JE Dunn’s first project in Austin and paved the way for our multi-family and high-rise work. It is a 838,000 SF, 44-story post-tension, mixed-use development along the environmentally sensitive Shoal Creek area. The project includes 432 residential units, a 267,000 SF parking garage with 656 spaces and 14,600 SF of retail space. The project meets the Austin Energy Green Building Program requirements and was recognized for its environmentally responsible development, design, and construction. It was named “Best Real Estate Project for 2009” by the Austin Business Journal. High-Rise

At the intersection of two of Austin’s most famous streets — 6th and Guadalupe — is Austin’s next tallest tower, offering a new mixed-use urban experience. This 2,100,000 SF, 66-story tower joins multifamily including 349 residential units, 20 floors of core/shell office, luxury retail and a 13-floor parking garage. It not only transforms the city’s skyline, but the experience for building tenants and Austin residents at the street level. The Texas Capitol view corridor shapes the buildable area of the tower, including the transformative outdoor amenities and terraces that take in the view of surrounding lakes and hills. High-Rise

IBC Bank Plaza Austin, Texas

Project Facts Size: 397,935 SF

Owner: International Bank of Commerce

Completion Date: August 2014

IBC Bank Plaza is a 397,935 SF, seven-story office building resting on top of six levels of above-ground parking with ground level lobby and retail. Its design is unmistakable in this live, work, play district. The building is a pan slab concrete structure with exterior consisting of precast concrete and unitized curtain wall system, with stone facade at main entrance elevation. Other facade includes metal panels at parking garage levels. Two outdoor terraces with pedestal paver system are included at levels nine and level 13. LEED Silver

2010 South Lamar Austin, Texas

Project Facts Size: 161,000 SF Cost: $21.7 M Completion Date: October 2018

Architect: Sixthriver Architects Owner: Sackman Enterprises, Inc.

Located on a core transit corridor in South Austin, 2010 South Lamar is two-story office building with two levels of below-grade parking. This is a concrete structure with curtainwall and metal panels facade. The building’s angular geomety, outdoor terraces and office amenities reflect the urban and energetic district of South Lamar.

Completion Date: November 2015

Capital Commons consista of five levels of structured parking and four levels of office space for St. David’s Foundation Headquarters. Development was extremely tight both vertically and horizontally since the project was under regulations of the Capitol View Corridor. The design of the building maximizes the use of natural light, glass walls, and windows, which extends natural light into office interiors and throughout office spaces. The centrally located open stairwell which connects the two floors promotes physical activity and was intentionally designed to improve workplace health. Mid-Rise

The JE Dunn Austin Office recently broke ground on another student housing project on the West Campus area of the University of Texas at Austin. As co-developer and designbuilder, 2400 Seton will be our ninth student housing project on West Campus and the next tallest tower in the area topping out at 30-stories. Rise on 8th (now Wyndham Austin) is a 22-story, 200-unit apartment tower in Downtown Austin. Amenities include a rooftop pool, fitness center and dog park, along with a first floor lobby and leasing space. The building includes five levels of garage parking and 16 levels of residences. As the first project built under the City of Austin Downtown Density Bonus program, the project illustrates the difficulty of siting a large complex building on an urban site with significant zoning and dimensional constraints. 7th and Rio is a high rise apartment complex in downtown Austin that consists of 159,632 gross square feet of parking garage that encompasses one level of below-grade and seven levels of above grade parking, along with 228,397 gross square feet of apartment space for 220 residential units. Also included in this structure is an amenity deck consisting of a fitness room, club room, and outdoor swimming pool. Exterior Skin consists of stucco, punched windows, storefront, and balcony sliders. Structure is as cast-in-place concrete on drilled piers with shallow foundation systems. High-Rise

JE Dunn Construction was the Design-Builder for a West Campus student housing project located in a densely populated area near the University of Texas at Austin. Overall, this project was a 376,521 SF, 18-story student housing high-rise with 4.5 levels of underground parking. Amenities include a rooftop pool, fitness center, yoga room, coffee bar and multiple study rooms. The structure was built with cast-in-place concrete and post tension cable reinforcing. The exterior skin consisted of metal studs, sheathing, and a mix of aluminum windows, metal panels, masonry and EIFS. Luxury amenities

Hilltop Freedmen’s Austin, Texas

Hilltop Freedmen’s is a unique development built around the historic Franzetti Store building, better known as the bar and barbecue restaurant Freedmen’s. Hilltop is a 295,000 SF, 8-story student housing development that will include 2.5 levels of underground parking with 164 parking spaces and 142 units, various size units from one to five bedrooms. Amenities include a third-floor pool, fitness center, multiple study rooms on the ground floor. This project utilizes Prescient, a light gauge steel prefabricated building system. This system offers faster, greener and more cost-effective alternatives to conventional building structures. LEED Silver

Aspen West Campus is an 18-story building with 464 beds and four and half levels of underground parking, an amenity deck on the sixth floor, and retail space on the ground floor. The amenity deck includes a pool with waterfall and multiple grilling areas. Unit amenities feature large windows and open floor plans. Aspen West Campus will cater to student needs with study rooms and other community and collaborative spaces. High-Rise

Skyloft is an 18-story, luxury student housing, mixed-use tower on the University of Texas West Campus. Skyloft is a luxury student housing property that features 212 units, 674 beds and a 270-car below-grade parking garage. Amenities include a rooftop pool, fitness center, study lounges and media room. As design-builder, JE Dunn successfully managed through multiple issues that could have impacted budget and schedule including a tight, urban site, strained labor market and a tremendous amount of coordination with trade partners, the City of Austin, neighboring properties and AE team.

Dell Seton Medical Center at The University of Texas Austin, Texas Project Facts Size: 520,000 SF

Cost: $197 M

Owner: Ascension Seton

Completion Date: May 2017 JE Dunn was the Construction Manager-at-Risk for Dell Seton Medical Center at The University of Texas which was completed in 2017. This $197 million, 520,000 SF hospital is located within Austin’s new medical district and contains approximately 200 patient beds, along with research labs and classrooms. The facility is the primary teaching hospital and Level 1 Trauma Center for Central Texas and is affiliated with the Dell Medical School at The University of Texas. JE Dunn built more than half of the total 1 million SF of facilities located in this academic medical center campus while coordinating with 3 other construction firms operating on and around the site. Dell Children’s North Hospital Campus Austin, Texas

Completion Date: November 2022 JE Dunn is the Construction Manager-at-Risk for the new Dell Children’s North Hospital Campus on a 21-acre site in Williamson County. The new, full-service 135,000 SF hospital includes 36 beds and emergency and trauma services, two operating rooms, endoscopy and procedure rooms, sleep labs, and shelled space for future growth. PRECONSTRUCTION SERVICES JE Dunn approaches preconstruction by becoming a true integrated partner. This process is much more than simply providing a price and schedule update at specific design milestones. It becomes a true partnership where ideas are exchanged openly, information is processed accurately, and decisions are made timely all in an effort to produce the best plan possible before the first shovel is in the ground. Producing Cost Certainty: Lens is JE Dunn’s proprietary cost modeling software that facilitates continuous estimating and shared decision-making throughout the design phase to complete construction documents. It has the ability to pull from cost history across all market sectors in addition to linking our estimate with the project’s 3D model. Lens allows changes to be made to the budget and immediately illustrate the impact of those changes. It allows JE Dunn to have a higher level of cost control that has proven to avoid the unproductive and costly effort of value engineering and redesign.

Each one of these steps encompasses a wide range of activities and draws upon expertise from across our team – not only our estimating specialists, but also our project managers, field superintendents, mechanical and electrical specialists, 3D imaging team, quality control, sustainability experts and schedulers.


VIRTUAL DESIGN & CONSTRUCTION (VDC)

QUALITY CONTROL

JE Dunn is recognized as an industry leader in the utilization of Virtual Design & Construction (VDC) technologies including an advanced application of Building Information Modeling (BIM). Used effectively, this tool will allow our team to build smarter, faster, and at a higher level of quality.

Delivering quality is about doing things right the first time. JE Dunn will carefully plan and execute a quality program led by our Quality Assurance/Quality Control department in close coordination with the project team.

However it is important to recognize that BIM is simply a tool. To maximize the benefits, the project team will work with the architect and design consultants to determine how and where to inject the technology and clearly define the expectations of all project stakeholders. We have an in-house team of VDC professionals who will work with our project team to engage all stakeholders to ensure a highly coordinated plan is in place at the onset of the project and that we execute an efficient workflow. We take the lead in coordinating and overlaying individual models from the architect, engineers, and critical trade partners. We have developed integration procedures to ensure models are compatible to enable more effective problem solving and coordination before installation begins.

JE Dunn begins planning the QA/QC program during preconstruction. Once JE Dunn moves into construction, the project team will take the lead in reviewing and managing quality with the continued direction of the QA/QC team. By establishing these roles and beginning early, our team can produce quality results the first time around. •

During preconstruction, JE Dunn works with the design team and client to define expectations, set goals, review design documents and answer questions before construction starts.

During construction JE Dunn makes sure our selfperform crews and trade partners understand the expectations of their scope and focus on quality throughout construction.

During closeout the project team focuses on quality after construction so you are confident your management team can operate the building to its full potential. Turning the building systems on requires a commissioning and start up plan that JE Dunn will develop and execute.

PROJECT PROOF TFC Capitol Complex, Package 1-3 The utilization of BIM and virtual design construction was vital to the success of this project. With multiple packages managed by different firms being built concurrently, our VDC team came in early during the design phase and stayed involved throughout the lifecycle of the project to ensure that our packages fit seamlessly into the entire campus as other packages progressed. This led to a smooth and efficient installation in the field which ultimately minimizes rework, saves time, and led to a higher quality product.
