Other lavish spaces include: • An outdoor swimming pool and spa. • Private putting green and bocce court. • Outdoor kitchen and dining area • Personal wine cellar. • Multiple terraced stone walls with drought tolerant landscaping and three fountains. • Motor court parking lot and three car garage. An expert mason, using Santa Barbara sandstone excavated from the property, created custom stonework throughout the project.

PROJECT HIGHLIGHTS 7,200 SF HISTORIC HOME

This 1920’s Spanish Revival estate, designed by famed architect Arthur E. Harvey, was purchased by our clients with the goal of honoring the home’s history. They have since registered it as a historical landmark. The restoration of the property was a triumphant accomplishment for the owners and the project team. In addition to restoring the home to its original quality, a major goal of the project was to make it Net Zero, where the house consumes only as much energy as it produces. Maintaining the original architectural integrity and historic value of the home, while bringing it up to and even beyond today’s energyefficiency standards, presented a unique blend of challenges. The end result is a beautiful estate and historical landmark that will delight residents and guests for at least another century.

The home owners wanted to remodel and update this 4,300 sq. ft., three story, three-bedroom, five bath, Spanish Colonial style residence to meet their design aesthetic and make more space for entertaining. This Montecito remodel included formalizing the main entry, some small additions, and all new finishes throughout the main house. In addition, new landscaping and hardscaping reflect a more formal garden setting. An existing 800 sq. ft. guesthouse/ ADU was expanded to add a 2nd bathroom and modify the floor plan. The project features bold wallpaper accents, amazing high gloss paint finishes, and unique plumbing and light fixtures. In the end, the finished project brings the client’s vision and the architect’s design to life.

PROJECT HIGHLIGHTS 3,546 SF. 5 Bedroom, 4 Bath Home This beautiful Riviera home was built in 1948 and was completely remodeled and reconfigured to flow with new outdoor spaces. The expansive, unobstructed views were enhanced by replacing windows and adding custom French Combo doors in the dining room to create a seamless flow to a new terrace for entertaining. Views upstairs were enhanced with a new deck that was added off the primary suite. Inside, new rustic reclaimed beams were added to the main living areas and new oak flooring was added to match the existing floors that were refinished in the rest of the home. In addition, new integral thin wall plaster with a smooth finish was applied throughout. The kitchen was upgraded and reconfigured to open the space to the dining room and make it more functional. Other improvements include the addition of a new powder room, completely remodeled bathrooms, a new flagstone entry staircase, and new paint on the interior and exterior.

PROJECT HIGHLIGHTS 1,200 SF GUEST / HOUSE HOME

What started as a need for a bathroom near the pool evolved into a 1,200 square foot pool house project with two bedrooms and three bathrooms. The style of this ADU mirrors the Classic Mediterranean architecture of the main home and seamlessly integrates with the outdoor living spaces and landscaping. Unique features include a reclaimed wood mantel, built-in custom bunks in the second bedroom, arched tile shower entry in the primary bathroom, a Dutch entry door, and a vintage fixture in the pool bathroom. The entire living space opens to the pool for a true indoor/outdoor experience.

4,700 SF MEDITERRANEAN STYLE HOME

Timeless elegance was the focus for this stately renovation. The kitchen was gutted and updated with new hand-hewn, solid wood ceiling beams to match existing beams in the living room. The original master suite and two adjacent bedrooms were converted into a larger, more sophisticated master suite complete with “his” and “her” bathrooms, both of which boast barrel and groin vaulted ceilings. One of the original bedrooms has been transformed into a new, formal study accented by genuine leather flooring. Because the owners love to entertain, a new, curved stairway leads visitors from the main house down to the expansive pool area. A spacious cabana, complete with bar and fireplace, is tucked into the hillside below the existing house. A greenhouse, raised beds for vegetables and a new chicken coop with a French provincial design are delightful finds elsewhere on the grounds.

One of the goals of this remodel was to protect the architectural integrity of the home, which was designed by Alexander Bertrand (Bert) Harmer in 1927 as one of the original 13 homes in the thennew Hope Ranch development. With the modest addition of 650 square feet to create a small office off the kitchen on the first floor and a second-story office space with an external stairway, the remodel improved the structure, updated finishes and brought life back to this almost-century-old home. Four steel ridge beams covered with wood veneer, were added to the living room ceiling to support a new Spanish tile roof. New brass thresholds were installed in every doorway. The remodeled kitchen blends old (e.g. arched openings) and new (e.g., stainless-steel cabinets and appliances). Multiple small rooms were merged, and the ceiling raised to create a new dining area.

PROJECT HIGHLIGHTS 5,000 SF SPANISH COLONIAL

This 5,000 sq ft whole house renovation in Santa Barbara’s upscale Hope Ranch enclave includes a second story master suite remodel/addition, a kids’ wing, a rec room remodel, a full kitchen remodel, all new doors and windows, and a new pool and surrounding deck. A covered patio with deck above allows the owners to soak in the property’s stunning ocean and mountain vistas. Special details of this traditional Spanish style home include high open beam ceilings, colorful Spanish accent tiles on the stairways, dark hardwood flooring in some areas and terracotta tile in others, and custom wrought iron hardware. The family, who relocated from the Bay Area, enjoyed close contact with our production team throughout the remodel process, thanks to our web-based construction project management software, daily photos and time lapse videos of key components of their project’s progress.

Beautiful Spanish tile details are present in almost every room of the home creating a unifying theme and warm atmosphere. Wood beamed ceilings converge between the living room, dining room, and kitchen to create an open great room. Arched windows and large sliding doors frame the amazing views of the ocean. A fire pit and outdoor kitchen on the lower level can be accessed from the family room or by a beautiful outdoor staircase leading from the great room above.
