Berwyn Bungalow Preservation Initiative Launches with vision to preserve historic housing and neighborhoods

T

he City of Homes, Inc. (CoHo, an Illinois notfor-profit corporation) and the City of Berwyn recently launched the Berwyn Bungalow Preservation Initiative (BBPI) which aims to preserve, restore, and rehabilitate Berwyn’s historic housing stock by providing technical assistance, resources and financial incentives for bungalow owners. The BBPI is a grassroots project initiated by two Berwyn bungalow owners. After Richard Bruen and Nasri AbiMansour moved from Oak Park and the Wicker Park neighborhood of Chicago respectively, both residents were increasingly pleased with their decision to buy their home in Berwyn. Both had been attracted by the great

condition and the competitive housing costs of the historic bungalows as well as the great location that Berwyn has in relation to transportation and Chicagoland’s many attractions. After living in Berwyn through the most recent economic downturn, the strength of the community became even clearer. While many of today’s planned developments struggle to create the feeling of a cohesive neighborhood, Berwyn’s bungalow blocks have risen to the challenge. Nasri added, “Berwyn is a treasure. We are in the midst of an economic downturn, but we really believe that this is the time to play to our Continued on page 3

existing jobs, and if the business is successful, we help them to expand into a position where they can create new jobs. Additionally, when we shop in Berwyn, our tax dollars stay at home and are distributed to our local taxing bodies such as our school districts, park districts, and public library. We knew Chicago had similar initiatives so we researched it and proposed it to the City Council. They agreed with us.” Richard Bruen stated, “Berwyn has a clear critical mass with regard to its bungalows – adequate concentration, timeless character and unmatched craftsmanship. The time is ripe. We have a changing aesthetic as people seem to be looking to find more sustainable ways of living like minimizing their footprints and having access to public transportation. Berwyn is perfect for that. BBPI is about helping bungalow owners to properly preserve, restore, and rehabilitate their homes but CoHo’s vision is broader because we want to protect the unique streetscapes and friendly Berwyn neighborhoods.” Primarily focusing on the exterior front 20 feet of the home, the initiative will provide valuable design guidelines that will maintain the historical significance of the structure and the integrity of the streetscape. Pain in the buttocks and legs can be caused by an impinged (pinched) nerve as it leaves the spinal cord. Pressures on the nerve can be caused by a herniated disc or spine degeneration (arthritis). Inflammation within the low back causes local back pain as well as increased pressure on the nerve. Once a nerve is impinged the function becomes altered. Pain can be felt along the whole course of the nerve. The pain can be severe and lead to possible tingling and numbness into the leg. Prolonged untreated bouts of buttocks and leg pain can lead to muscle weakness and leg dysfunction. The majority of people experiencing leg pains get better with therapy (usually a few weeks or months). Because the pain can have different causes and levels of impairment it is always safe to seek medical care.

Once approved by the Berwyn Preservation Commission and the Berwyn City Council, the homeowner becomes eligible for benefits including a special plaque of landmark designation, the Illinois Property Tax Assessment Freeze, the possibility of certain permit fee waivers, and access to rehabilitation grants as they become available. The City of Berwyn has one of the largest concentrations of Chicago-style bungalows outside of the City of Chicago proper, and the bungalow stands as Berwyn’s principal housing style. Many structures were built primarily between the 1920s and 1940s yet still retain their interior architectural details such as wood floors and trim, fireplaces and stained-glass windows as well as exterior features such as decorative face brick, stone accents, and shingle roofs. Local Resources to Grow Your Business Word of Mouth Advertising-part 2 Get the inside scoop on the good, the bad and the ugly in getting customer feedback.

C

ustomers can leave feedback to others about your business through various social media tools, including Yelp and Facebook. Reviews often stem from positive and negative experiences, commentaries on tastes and preferences, and can even include questions from your customer base. Social media is an ideal tool for reaching out to your audience to learn what they need and desire. Best of all, it is free and many of your current customers (and millions of potential customers) are already using these sites.

Using social media

Facebook gives businesses the opportunity to create a web-searchable “fan” page. Customers can “like” a page and then interact directly with the business. Fans can write on your wall to show their support and offer their opinions. This space is an effective way to connect, get feedback and learn about your customers. Yelp is an online business directory where people can write reviews and rank businesses. As of January 2011, more than 45 million people visited Yelp in the past 30 days. As such, even if you’re not active with this site, someone who knows you probably is and may have already commented on your business. Surveys can be as simple as hand-written comment cards or as involved as using online services such as Survey Monkey or Constant Contact.

Good reviews are a business owner’s dream

Now let’s take a look at how to handle reviews because we know that feedback can easily translate into a duel between the good, the bad, and the ugly. Good reviews are a business owner’s dream. By harnessing the power of word of mouth and the conversations already taking place online, your business gets great publicity with no cost! Surely, that is not to say that there will always be good reviews. On occasion you will get that bad review, which might seem like a huge problem. But if you consider that unsatisfied customers can already share their experiences without your permission, it makes perfect sense for them to have an outlet to communicate this to you. If you are aware of a problem, you can change it. While the comments might seem offensive, there is no need to argue. The customer service best practice is to offer a solution to their problem or concern. This is a win-win because it allows you to fix the situation and often gives the customer the voice that they desire. As you build your base, you’ll often find that your customers will come to your defense before you even have a chance to respond. Continued on page 7

Meet the BDC Staff Chamber Services Division

B

DC staff has a diverse set of duties, skills, and experience. Ranging from administering the City’s four TIF districts to providing marketing resources to help grow our local business customer base, the BDC’s employees deliver the organization’s mission with ingenuity and a passion for excellence.

Marketing is available in this newsletter, online and through the street banner program. What’s more, the Chamber Services team manages outreach to our community’s existing businesses in order to educate them on available resources. Judy Saraceno-Swenson supports Chamber Services by maintaining a database of Berwyn businesses. She also assists with membership and marketing program sales and conducts research for special projects. President’s Column

A

hhh, spring! Wait, this is spring? There was snow on the ground when I awoke yesterday morning and more snow Paul Zimmermann, Owner in the late innings of the 6301 W. Roosevelt LLC Cubs game last night. I realize we’ve had a few respites from this cold, dreary weather but I feel like winter won’t let us out of its grasp! Oh, well, this is one of the challenges of living in the Chicago area. The weather is not always agreeable but it builds character, right? We’ll just have to make our own warmth with all of our activity here at the BDC! It is shaping up to be a very exciting year for economic development and chamber services here in Berwyn. On the development side, the fencing is up around the northeast corner of Harlem and Cermak and demolition will be starting soon. We have two confirmed lease signings, two more at the finish line and another two pending. The project should be delivered by the end of this year and be a beautiful gateway into the west side of the city. Two exciting new additions to the food scene in Berwyn will be opening in the next couple of months, both up on Roosevelt Road. Autre Monde Café & Spirits is scheduled to open midto late-May and Culver’s will be opening on June 13th. PCC Women’s Health Clinic will be opening its doors on Roosevelt right around the same time in its beautifully rehabbed Silver LEED certified building. Paisan’s Pizzeria & Bar on Ogden Ave., a 20,000 square foot eatery complete with vintage cars and outdoor access, will be opening for business in May/June as well. And we just celebrated the grand opening of Berwyn Kia on Ogden Avenue. All of these projects would

not have been possible without TIF assistance and the incomparable staff of the BDC! As for Chamber Services, we are rushing headlong into event season, warm weather or no! The Depot District Mini-Golf Pub Crawl was a swinging success with 55 foursomes participating. We’ve had grand openings in the Depot District at Olive or Twist Restaurant & Bar and Over the Rainbow on Windsor, in Cermak Plaza at Deals and Office Depot, and the aforementioned Berwyn Kia. We also held Berwyn After Hours at Citizens Community Bank and Cinco Hermanos. Coming up, we have a multi-business After Hours at Garv Inn with Proactive Health Center and Giovanni’s. Also in May we have the bloom ‘n zoom Mother’s Day plant sale and the Chicagoland Great American Mutt Show in the Depot. Then we are into summer with the Clean Sweep Garage Sale & Cruise Nights, Fiesta Nuestras Raíces in its new location on 16th & Wesley and the Atara Mart Grand Opening. Our Score|Chicago mentoring sessions continue as well as our other small business training so if you haven’t had a chance yet, come on out! Also, I want to make a special mention not to miss the annual Community Resource Guide that is the center pull-out in this newsletter edition. Ok, well, if reading about all that didn’t warm you up enough, check out the article that Time Out Chicago Kids did about Berwyn being a cool, kid-friendly place to be. There is no price that can be put on having people (customers) talk about you and your business. Let them know you encourage it by placing a sign in your shop saying, “Let Us Know How We Are Doing.” Consider adding this line to a comment card, receipts, marketing materials, in your email signature or mailing. Make sure it is visible and let people know which social media outlets you use. This is a way of empowering customers and letting them know you care about their opinions and concerns and that you are listening. Knowing some of the basics, we urge that you contact the professionals at Score|Chicago to receive additional information and tips on how to create an effective customer service strategy. We congratulate the staff and students of Jefferson School for receiving the Illinois Spotlight School Award from the Illinois State Board of Education. The criteria for the selection of Spotlight Schools are as follows per the Illinois State Board of Education: • At least half of the students enrolled are classified as low-income students in 2010. • Schools must have made Adequate Yearly Progress for the last two years, 2009 and 2010, as required by No Child Left Behind. • At least 60% of the students must have met or exceeded standards in both reading and math in 2010, and at least 50% percent of the students met or exceeded those same standards in the two preceding years; 2009 and 2008. The certificate will soon be displayed in the school office along with previous awards. 10

North Berwyn Park District Special Golf Outing Dedication “Shaughnessy, this one is for you,” is the theme for the 13th year anniversary of the North Berwyn Park District and the Berwyn North District 98 Educational Foundation’s Partner’s Classic Golf Outing in honor of former Berwyn Mayor Thomas Shaughnessy. Since 1997, this strategic alliance has teamed up with the City of Berwyn, Berwyn Police Department, community businesses and organizations in the effort to improve the quality of life and create new educational opportunities in Berwyn. “The 2011 Partner’s Classic Golf Outing will be dedicated to Mayor Shaughnessy as he was a great advocate for children’s programs in the community,” Joe Vallez said. Through this annual fundraiser, the partnership among governmental, educational and recreational institutions in the community have made it possible to raise over $50,000 for Berwyn’s District 98 schools. The Partner’s Classic Golf Outing’s location has been moved to White Pines Golf Club in Bensenville and will be held on Friday, July 29, 2011. “Golf & Dinner” price is $125 and “Dinner Only” is $35. TIF Project Updates Dunkin Donuts/Baskin Robbins 6601 W. Cermak Road

The applicants were approved for use of TIF funds for redevelopment work at their existing 2,582 sq. ft. commercial space. The TIF scope of work includes, but is not limited to, demolition, site work, carpentry, doors, windows, finishes, plumbing, electrical, fire alarm, and parking/traffic improvements. The work is to update their commercial space, which was the first Dunkin Donuts in Chicagoland over 40 years ago. The last two years have seen their volume decrease by 10.5%, which they feel the planned renovations can reverse.

The applicants are receiving TIF funds for redevelopment work at their 6,812 sq. ft. vacant commercial space. The TIF scope of work includes, but is not limited to, demolition, exterior work and interior work including: new or upgraded electrical, sewer and water upgrades. This project will create two retail units on the ground floor, measuring 2,557 sq. ft. and 4,255 sq. ft. On the second floor, this project will create three apartment units of approximately 1,300 sq. ft. each. The space was formerly occupied by Abram and Sons Funeral Home and has been vacant since 2006.

TIF funds will be used for redevelopment work at the applicant’s 4,300 sq. ft. commercial building, which he has owned since 1983. The building holds several businesses including an insurance agency, salon, dental office, video rental, and one vacant storefront. The TIF scope of work includes exterior renovations, mechanical upgrades, and façade improvements. The work will help him perform necessary improvements to the building, and the upgrades will make the vacant space more attractive for lease.
