LETTER FROM THE PRESIDENT

The theme for the 2012 Berwyn Development Corporation (BDC) annual report is Project: Impossible. These pages will demonstrate how Berwyn has continued to be a regional leader in economic development despite a difficult economy. You will see how Berwyn has utilized a unique partnership between the business community and the City of Berwyn to make great strides in growing the well-being of Berwyn. You will also see a glimpse into Berwyn's future as long-term development and revitalization projects take hold. Since 2008, all of us have been aware of and affected by the tough economic times in the United States and across the globe. Our region has been deeply challenged to find ways to move forward with commercial and retail development plans and business retention programs. But, it has been different in Berwyn. Despite significant budget reductions in the last year, we made bold moves, strengthened our partnerships and came together as business people with the City of Berwyn to create a vibrant business climate that has seen significant positive change. This year we have seen a record number of new businesses – large and small – celebrating grand openings. We have seen the completion of major projects in Cermak Plaza, at the new Berwyn Gateway Plaza, and at the former Anderson Brothers Ford site. And the BDC has

coordinated a record number of educational and networking opportunities that have not only strengthened our member businesses but also raised our total membership to an all-time high. The BDC is a private not-for-profit corporation whose mission is to promote the economic vitality of all of Berwyn. Our membership is comprised mainly of businesses and businessminded residents who are passionate about the future of Berwyn. Our Executive Director Tony Griffin and his excellent staff, under the direction of the Board of Directors, have created a whirlwind of positive economic and cultural activity. And if you are one of our members, thank you for your participation. MISSION

Through a shared vision with the community, the Berwyn Development Corporation will be committed to those activities that support and contribute to the economic growth and vitality of our proud City. The Berwyn Development Corporation (BDC) is a public-private partnership with the City of Berwyn that provides economic development and Chamber Services to all segments of the Berwyn community. The BDC is a not-for-profit membership organization that serves business and individual members. The BDC focuses its efforts on those activities that will improve the overall climate for local businesses and residents, in addition to encouraging the development of new commercial venues and employment opportunities. The BDC continually strives to develop new programs, services and events that promote Berwyn businesses and the community.

Another tenant within the award-winning Berwyn Gateway Plaza redevelopment project, Play N Trade brought Berwyn the world's largest video game franchise. The ribbon cutting took place on March 30.

Verizon Wireless joined the list of national tenants located within Berwyn Gateway Plaza in 2012. Verizon is the operator of the nation’s largest 4G LTE network. A ribbon cutting took place on March 23.

By opening in the Berwyn Gateway Plaza redevelopment project, Chipotle Mexican Grill brought its "Food with Integrity" mission with its gourmet burritos and tacos. A ribbon cutting took place on February 28.

The BDC recruited Meijer to fill the void of the long-term vacancy at Cermak Plaza. Through a negotiated public private partnership, Meijer and Plaza ownership brought online the City's only full service grocery store in 2012. A ribbon cutting took place on August 14.

Project funds were used to convert a vacant storefront into a new family restaurant on Cermak Road.

The project scope of work included repairs related to water damage and other necessary building maintenance in order to retain this existing business.

The last tenant to open in the award-winning Berwyn Gateway Plaza redevelopment project was Five Guys Burgers and Fries. They brought a quick casual food option with its burgers, fries and hot dogs.

Project funds were used for exterior renovations, façade improvements and mechanical upgrades to assist with renovation to this commercial building on Cermak Road.

The BDC assisted this car dealer with acquisition of a Berwyn property, which brought a new car dealership to Berwyn's Route 66 corridor. A ribbon cutting took place on August 29.

Continuing the long and rich history of Berwyn's Route 66, project funding enabled a complete interior renovation and preservation of the original façade for this new auto service business. A ribbon cutting took place on August 9.

A new information kiosk was installed on Ogden Avenue to serve as a gateway marker and a hub for Route 66 information in Berwyn.

This long vacant property in the Depot District became new green space dedicated to one of Berwyn’s longest serving public figures, Edward Karasek.

The historic Berwyn National Bank is under a redevelopment agreement that will bring it back to life as an eatery and sports bar.

This auto glass specialist will open its newest location on Route 66 in early 2013.

In partnership with the City of Berwyn, the BDC administers a Commercial Loan Program, which is used to stimulate business growth in Berwyn. In 2012, the BDC wrote one additional loan and added a seventh financial institution partner (Forest Park National Bank) to the program. The BDC currently manages a loan portfolio consisting of 14 loans totaling $4,952,507. Commercial loans are available to existing and start-up businesses located in the City of Berwyn. Loans are structured like a standard bank loan and can be used for acquisition, buildout, equipment and working capital, subject to loan underwriting.

The Math Spot was founded in Berwyn’s Depot District to bring tutoring and exam preparation services to Berwyn’s students as well as adults and educators. A ribbon cutting was held on January 23.

22 is a mixed-use creative space that is equal parts design studio, gallery and market. 22 offers a full range of design services and showcases the work of emerging designers and artists. A ribbon cutting took place on February 24.

Lou’s Pizza & Beef is a new quick casual restaurant that offers dine-in, carry-out, delivery and catering for their full menu, which features Italian beef, hamburgers, Italian sausage and thin crust pizza. A ribbon cutting took place on April 24.

Maribel Del Real is a qualified CPA, licensed in Illinois and Texas, and has over a decade of experience working with small, mid-size and large companies to provide year-round comprehensive tax and accounting services for small businesses and individuals. A ribbon cutting took place on July 25.

BDC members and community leaders gather to review the city’s economic development successes over the past year as well as look ahead into the coming year. Awards and recognitions are presented to selected recipients from the business community, and newly elected board members are also installed.

Named after one of Berwyn’s early architects, the Ashby Award is presented at the Annual Meeting to a Berwyn business that presents a professional and favorable image to Berwyn. The 2012 recipient was James & Williams Jewelers, a family-owned jewelry store celebrating its 50th anniversary.

The President’s Award is presented at the Annual Meeting to an individual whose hard work and accomplishments exemplify the mission and spirit of the BDC. The 2012 award was given to two recipients, John Aranza and Christine Tully Aranza of Autre Monde Café & Spirits and Horrorbles, who have both been instrumental to the revitalization of Roosevelt Road.

The BDC annually presents the Charles E. Piper Award to an individual recognized by their peers for business achievement and who best exemplifies the spirit of Mr. Piper, one of Berwyn's first developers. The BDC honored Mayor Robert J. Lovero at a Psychedelic 60s themed event, Groovin' at the Berwyn a Go Go. BDC ANNUAL REPORT 2012

Historic Route 66 Car Show /9.8

Local musicians were honored on stage for the festival’s third year. Local artists and vintage enthusiasts in an outdoor art and vintage market were new additions in 2012.

Car enthusiasts showcased their classic, muscle and specialty cars, motorcycles and trucks in this 22nd annual event, which highlights Berwyn’s historic Route 66 automotive heritage. The show featured an array of vehicles on display, flamethrowing demonstrations, and live music along Ogden Avenue.

OKTOBERFEST /9.14 & 9.15 Now in its twelfth year, the Depot District hosted Berwyn’s biggest party of the year. The event boasted an international food court, live bands, carnival and amusements, family entertainment pavilion, crafters and vendors. And let’s not forget the beer garden!

The e-blast is distributed on a weekly basis to over 1,700 community-minded contacts, including BDC members, business professionals, civic officials, Berwyn-area residents and friends of the BDC.

The Hot Deals advertising program distributes promotional coupons through Berwyn Magazine and WhyBerwyn.com, a desktop and mobile friendly site. This is an excellent advertising vehicle for businesses providing special discounts and widely reaches over 24,000 Berwyn households and businesses.

The Unified Citywide Banner Program provides a great way for area businesses to market themselves while showing Berwyn pride. The banner program is designed to be consistent with Berwyn’s integrated marketing campaign, creating a sense of familiarity for visitors who may recognize the primary graphic already deployed throughout the Chicago area.

Ambassadors are BDC members that represent our mission and help spread the word about our work in the community. They are our go-to people that can answer questions or make referrals to support our businesses. Ambassadors helped recruit 41 new members during our membership drive.

An Iron Chef-style competition was held in conjunction with National Eating Healthy Day on November 7. Three Berwyn chefs from La Z de Oro, La Notte Cafe and Bodhi Thai Bistro prepared healthy dishes for a panel of judges. Giovanni Mancini (center) from La Notte Cafe prevailed.

MISSION: INTEGRATED MARKETING CAMPAIGN

The BDC executed the sixth annual Integrated Marketing Campaign on behalf of the City of Berwyn. The campaign brands Berwyn as a top-choice destination for move-up and firsttime homebuyers as well as an economic, social and cultural destination. The 2012 tagline Believe the Buzz - highlights Berwyn’s livability and its growing cultural scene. The 2012 campaign ran from June through September and included billboards in select Chicago neighborhoods, posters on select CTA el platforms, outreach through special events such as the Pride Parade and Northalsted Market Days, and radio and online advertising. WhyBerwyn.com was relaunched into a desktop and mobile friendly blog with a comprehensive calendar of events and a full local business listing with GPS functionality and “hot deals” coupons. The site is also complemented by updates at Facebook (@WhyBerwyn) and Twitter (@WhyBerwyn).

Ambassadors from the Chamber Services Commission and Latino Business Outreach Commission heightened their recruitment of new members from June 13 – October 12.
