President’s Letter 2014 Review At the conclusion of 2014, the City of Berwyn is in a highly desirable position. Our resilient community rose above the challenges of an extended and difficult economic environment by embracing our dynamic and unified local resources to become a model community within the region. I am very proud to report that Berwyn’s residential and business communities have continued to make great strides, becoming a highly desirable destination for businesses, visitors and those searching for a great community to call home. I’m also very proud that the Berwyn Development Corporation is at the forefront of this unprecedented transformation. The BDC is a private, not-for-profit corporation with a mission to promote the economic vitality of Berwyn. Our success comes from our ability to embrace new, dynamic elements with the very strong and traditional foundation that Berwyn was built upon. I strongly feel that a critical differentiation in the success Berwyn enjoys can be found in the partnership the BDC has with the City of Berwyn. A very proactive City government, led by Mayor Robert Lovero, and our BDC team, led by Executive Director Anthony Griffin, unequivocally creates an environment that fosters Berwyn’s success.

The BDC has enjoyed being at the helm of many of the region’s economic development success stories including the celebration of 19 grand openings in 2014. Of special note is the completion of Chicago White Sox Hall of Famer Frank Thomas’s Big Hurt Brewhouse in the long vacant, historic bank building on the corner of Oak Park Ave and Cermak Rd. Last year saw two major Redevelopment Agreements for Cermak Plaza and Berwyn Gateway Plaza Phase II, which will bring a combined 46,000 sq. ft. of new retail space to Berwyn. The BDC continues to provide an unmatched level of support to our business community. In 2014 we coordinated several educational business seminars and with Board of Director oversight, the BDC processed 10 TIF applications and continues to successfully manage its $5M commercial loan portfolio. A second and equally important tranche for the BDC is our Chamber Services division. Our award-winning staff continues to serve on a high level to tell the story of Berwyn. In addition to countless hours promoting our fine city and assisting our businesses, the staff received design awards for their outstanding work. Furthermore, our business districts received a boost from the 12 major special events that the BDC coordinates. Residents and

visitors enjoyed a myriad of free cultural events including the Rt 66 Car Show, Oktoberfest, Zombie Walk, and the newly created Cinco de Mayo event. As you can see, there’s a tremendous amount of work that goes into a successful and productive year. Each and every one of our Board of Directors proudly gives of themselves. All of our Directors serve on at least one Commission. In 2014, the BDC introduced two new Commissions, including Roosevelt Road Special Events, which focuses on its bustling dining and entertainment district, and Cermak Road Special Events, which focuses on Berwyn’s Main Street. We also developed a new Philanthropic Committee to coordinate charitable contributions on behalf of the BDC. In conclusion, I hope this letter not only serves to memorialize a very successful year for the BDC but also inspires those who see this as an opportunity to get involved. 2015 will see many new and exciting activities in Berwyn, none of which can be done without the tireless efforts of the BDC staff and people like you.

New Commissions The BDC introduced two new commissions and one new committee in 2014. Joining the existing commissions on Ogden Ave and in the Depot District, Roosevelt Road and Cermak Road both added special events commissions to promote their respective corridors. BDC board members, business leaders and staff came together to coordinate three new events on Roosevelt Road and one new event on Cermak Road.

The BDC Board also established a Philanthropic Committee to coordinate charitable contributions to causes within the community. A pilot program was created in 2014 with full program roll-out to begin in 2015.

Nine-30-Ten Sports Lounge is a newly renovated bar and lounge on Cermak Road. The tavern melds sports, music and mixology.

Mission House Café is a new coffee house set in a Depot District Victorian home. Serving socially focused I Have A Bean coffee, the shop also donates profits to local charities.

Big Tease Hair Salon relocated to a newly rehabbed storefront in the Depot District. Stylists specialize in hair cuts, styling and color services for women, men and children.

A family owned business for over 45 years, Old Fashioned Candies provides handmade chocolates, nostalgic candy, party favors, chocolate novelties, candy making items, corporate gifts, and more. The store re-opened after a fire destroyed the store in January.

Coming Soon! Carol Bodden 6246-52 W Ogden Ave The applicant was originally approved for TIF funds in late 2012 for redevelopment work on a 5,844 sq. ft. 2-story commercial/residential space. Not able to proceed with the investment at the time, the applicant resubmitted a request for TIF funding, which was approved by City Council. The scope of work includes removing the stucco faรงade, tuckpointing, restoring the original brick and updating windows, doors, electrical and awnings/signage. The faรงade improvement will bring the historic flare back to the building.

Torres Fresh Market 6225-27 W 26th St Coming this spring, Torres Fresh Market will open on the northeast corner of 26th Street and Harvey Avenue, providing residents with a much needed local grocery option. The former Great West Electrical Supply building will be redeveloped to total approximately 16,000 square feet and include a dedicated parking lot which will have capacity for 35 vehicles. Torres Fresh Market promotes its exceptional customer service with an emphasis on great produce and meat.

Ross Dress for Less Southeast corner of Cermak Plaza The $6M third and final phase of the Cermak Plaza redevelopment project negotiated between the BDC, City and Cermak Plaza Associates LLC will be completed in late 2015 with the addition of a renovated Ross Dress for Less. The approximately 27,000 square foot store will occupy inline space at the far eastside of the center. Ross is the largest off-price apparel and home fashion chain in the United States. The national retailer offers first-quality, in-season, name brand and designer apparel, accessories, footwear and home fashions for the entire family.

Home Run Inn Cermak Rd & Grove Ave Home Run Inn will open their 10th location adjacent to the Big Hurt Brewhouse at the intersection of Cermak Road and Grove Avenue. The fourth generation family business known for their Chicagoland pizzerias as well as frozen pizzas will open an approximately 4,500 square foot restaurant in fall of 2015.

Redevelopment Projects Berwyn Gateway Plaza II and Cermak Plaza Berwyn Gateway Plaza II The developers of Berwyn Gateway Plaza, the award winning project at the northeast corner of Cermak Road and Harlem Avenue, have recently been approved to move forward with the second phase of the development.

The block between Maple Avenue and Wisconsin Avenue on the north side of Cermak Road will be transformed into 16,453 sq. ft. of new commercial space. The first phase of the development brought several national retailers, including Buffalo Wild Wings, Chipotle Mexican Grill, Verizon Wireless, Five Guys Burgers and Fries, Play N Trade

and The Vitamin Shoppe. The target for completion of the project’s second phase of construction is the first quarter of 2016.

Cermak Plaza Berwyn’s redevelopment efforts at Cermak Plaza took additional steps forward on July 22 when Berwyn’s City Council approved a redevelopment agreement for the final phase of redevelopment at the iconic shopping center located at the southeast corner of Cermak Rd & Harlem Ave. The $6M project includes renovating inline space at the far eastside of the center for occupancy by Ross Dress for Less and developing a new outlot to make way for LongHorn Steakhouse. Completion of Phase III will reduce the vacancy rate from 11% to less than 1% on the largest retail property in the City of Berwyn – a feat that has not been accomplished in several decades. Cermak Plaza began its revitalization efforts in 2008 with improvements to the shopping center’s parking lot, which included new pavement, lighting, wind turbines, landscaping, the installation of traffic calming features and relocation of Walgreens into an outlot. Phase II commenced in 2010 and included a façade overhaul along with the demolition and new construction of the space that currently houses anchor tenant Meijer Marketplace.

Small Business Lending Commercial Loan & Microloan Programs The BDC, in partnership with the City of Berwyn, administers small business lending programs as part of a concentrated effort to benefit the community of Berwyn by stimulating business growth and improving the city’s commercial areas.

The BDC currently manages a loan portfolio consisting of 15 loans totaling $5,003,720. In 2014, the BDC wrote one additional loan and welcomed Republic Bank of Chicago as a new participant in the lending program. Commercial loans are available to start-up and established businesses located in the City of Berwyn. The loans are structured like a standard bank loan and can be used for acquisition, build-out, equipment and working capital.

The BDC also offers a Microloan Program as an additional financing tool for funding between $1,000 and $10,000 for a variety of uses including start-up costs, purchase of equipment, working capital expenses, facility rehabilitation, and more. This source of alternative financing offers an expedited application and underwriting process with loan processing typically occurring within 4-6 weeks.

Carla’s Place 6838 W Windsor Ave

Familia Fresh Market renovated the 12,000 sq. ft. former grocery building across from MacNeal Hospital. Familia Fresh Market focuses its offerings on fresh meat and produce. The family grocer also has a food stand with fresh prepared foods. The store employs 10 full-time and 15 part-time workers.

Carla’s Place received TIF funds to install a new awning. The owner also invested in updating the 1,800 sq. ft. space, including upgrades to the ansul fire suppression system as required by the Berwyn Fire Department.

Berwyn Rt 66 Museum 7003 W Ogden Ave

Mike & Sons Auto Service 6333 W Ogden Ave

Berwyn’s Route 66 Museum received TIF funds for redevelopment work. Due to a severe wind storm, half of the front windows were broken and façade bricks were in need of tuckpointing. The museum also received a new awning.

Mike & Sons Auto Service received TIF funds for new overhead doors. Mike & Sons is an auto repair shop with over 1,000 clients.

LongHorn Steakhouse 7115 W Cermak Rd A part of the Cermak Plaza redevelopment agreement, TIF funds were used to develop a brand new 6,273 sq. ft. LongHorn Steakhouse on an outlot parcel in the Cermak Plaza shopping center. The American casual dining chain prides itself on fresh, never frozen, expertly grilled and boldly seasoned steaks. The restaurant’s design is inspired by the American West and is reminiscent of a rancher’s home. Its interiors feature updated, contemporary artwork and sculptures of horses, western landscapes and sunsets complemented by warm tones, wood, stone and steel fixtures. The steakhouse will seat more than 240 guests and create approximately 80-100 new jobs for the surrounding community.

Longhorn Steakhouse currently operates over 470 restaurants in 40 states.

Currie Motors 6550 W Ogden Ave

Big Tease Salon received TIF funds for the build out of their new commercial space. The salon employs 3 full time stylists and one part time employee. Their extensive clientele includes locals and many traveling from outside of Berwyn.

The final piece of the former Anderson Ford property located on the south lot of the site was leased to Currie Motors. The BDC negotiated a lease-to-own contract of the city-owned property with Currie Motors to operate their auto credit outlet. They have an option to purchase the site after an initial two-year lease term.

Dunkin Donuts/Baskin Robbins 7020 W Ogden Ave

A.W.E.S.O.M.E. Pest Service

Royal Corporation, who own several area Dunkin Donuts, was awarded TIF funds for redevelopment work at their Ogden Ave. commercial space for new awning and signage. TIF covered only a portion of a full remodel scheduled for this store.

The business recently relocated from 3206 Grove Avenue. A family-owned company since 1997, A.W.E.S.O.M.E. Pest Service provides service to municipalities, preschools, local school districts, restaurants, residential properties and a variety of commercial properties. The TIF applicant was approved to add awning and signage to its new 2,500 sq. ft. commercial space.

Big Hurt Brewhouse 6801 W Cermak Rd Frank Thomas opened his flagship restaurant in Berwyn. In April 2013, Berwyn City Council approved a redevelopment agreement for Big Hurt Brewhouse, a new sports bar and grill. Big Hurt Brewhouse is operated by former Chicago White Sox Hall of Famer Frank “Big Hurt” Thomas, who launched his line of specialty brew in the Fall of 2011. The flagship restaurant features Big Hurt Beer and many popular craft and domestic beers as well as wine and spirits, Hi-Definition Televisions to enjoy sporting events and excellent food prepared on a wood fired grill.

Big Hurt Brewhouse is an adaptive reuse of the historic American State Bank building located at 6801 W Cermak Rd.

Roosevelt Road hosted its first St. Patrick’s Day pub crawl for a night of revelry that included bagpipers, Irish fare, dancing and live music from traditional folk to karaoke. Participating venues were lit green in the spirit of the Emerald Isle.

The Depot District’s Sunday Funday tradition continued with the 5th Annual Music in the Street. The festival featured local live music, dancing and food.

Berwyn Route 66 Car Show

The 10th Annual Pub Crawl brought together a spirited crowd looking to meet new friends while touring the Depot District’s repertoire of taverns and restaurants and their handmade mini-golf greens.

Car enthusiasts showcased their classic, muscle and specialty cars, motorcycles and trucks in this 24th Annual event, which highlighted Berwyn’s historic Route 66 automotive heritage. The show featured an array of vehicles on display, flamethrowing demonstrations, and live music along Ogden Avenue.

Cermak Road’s inaugural celebration of Mexican culture took place on May 5. Berwyn’s Main Street came alive with live entertainment and fun for the whole family. Highlights included face-painting, mariachi and folkloric dancers.

Now in its 14th year, the Depot District hosted Berwyn’s biggest party of the year. The event boasted an international food court, live bands, carnival and amusements, family entertainment, crafters and vendors. And let’s not forget the beer garden!

This distinctive gathering featured over 80 unique beers from craft breweries around the country as well as live music and nosh from Berwyn’s best restaurants in Berwyn’s Proksa Park.

Light the Veltway

Roosevelt Road, known as the “Veltway,” has grown in popularity as a vibrant dining and entertainment destination. This year, Berwyn’s northern business district got into the holiday spirit with a lighting installation that runs from Harlem Ave to Ridgeland Ave during the winter holidays. 12.13.14

Deck the Depot

The Depot District transformed into a winter wonderland and area businesses offered complimentary holiday refreshments and activities such as pictures with Santa, horse-drawn sleigh rides, heated trolley rides, live reindeer, and a petting zoo.

Why Berwyn? 2014 Integrated Marketing Campaign The BDC executed the eighth annual Integrated Marketing Campaign on behalf of the City of Berwyn. The campaign brands Berwyn as a top-choice destination for move-up and first-time homebuyers as well as an economic, social and cultural destination.

The 2014 campaign ran from June through September and included billboards in select Chicago neighborhoods, posters on select CTA el platforms, outreach through special events such as the Pride Parade and Northalsted Market Days, and radio and online advertising. The WhyBerwyn.com blog offers local news and maintains a comprehensive calendar of events and a full local business listing with GPS functionality and “hot deals” coupons. The site is also complemented by updates at Facebook (@WhyBerwyn) and Twitter (@WhyBerwyn).

In 2015, be on the lookout for a fresh face for the campaign. This year, we’ve conducted a branding study with Firebelly Design to increase our impact.

Good Neighbor Awards In 2014, Berwyn received 6 recognitions from the Chicago Association of Realtors.

Schademann Studios BDC Annual Meeting BDC members and community leaders gathered to review the city’s economic development successes over the past year as well as look ahead into the coming year. Awards and recognitions are presented to selected recipients from the business community, and newly elected board members are installed. George W. Ashby Award for Business Excellence Named after one of Berwyn’s early architects, the Ashby Award is presented at the Annual Meeting to a Berwyn business that presents a professional and favorable image to Berwyn. The 2013 recipient was Autre Monde Cafe & Spirits, accepted by John Aranza and Christine Tully Aranza. President’s Award The President’s Award is presented at the Annual Meeting to an individual whose hard work and accomplishments exemplify the mission and spirit of the BDC. The 2013 award was given by Jon Fey to Anthony Griffin, Executive Director of the Berwyn Development Corporation. Charles E. Piper Award The BDC annually presents the Charles E. Piper Award to an individual recognized by their peers for business achievement and who best exemplifies the spirit of Mr. Piper, one of Berwyn’s first developers. The 2014 award was given to Richard “Jousef” Mondragon.

Berwyn’s Best

Berwyn Magazine is a quarterly publication that is mailed to all Berwyn households and businesses in English with an additional mailing of the Spanish edition to the city’s Spanish-preferred households. The magazine includes “Hot Deals” discount coupons and ads reserved for members only, plus community news, economic development updates, chamber activities and upcoming events.

Small Business Saturday was established four years ago as a counter to the big box bargains on Black Friday and the online sales on Cyber Monday. The backbone of Berwyn, these local businesses bring a unique flavor and vibrancy to our business districts. This year, the BDC developed a city-wide platform for Berwyn businesses to announce their sales and promotions to shoppers on WhyBerwyn.com.

“Berwyn’s Best” is a new promotional program managed by the BDC. Berwyn has many fantastic taquerias which made the inaugural competition a quest to find the best local taco. Tacos Y Salsa (6346 26th St) walked home a winner with its signature Taco Jarocho.
