Why Berwyn? This has been the marketing force that has served not only as a question but also as a progressive philosophy that fuels Berwyn’s significant economic growth and cultural expansion. For 11 years, the “Why Berwyn?” campaign has cultivated the transformation to what is now a nationally recognized and sought after community. In keeping with this spirit, the Berwyn Development Corporation (BDC) is pleased to announce the launch of the City of Berwyn’s 2017 Integrated Marketing Campaign. The campaign widens the path so that Chicago area residents and visitors have a guide to help them experience our many destination businesses and cultural attractions and eventually find a home in Berwyn. Berwyn has plenty of new venues to explore. This year, the BDC has reveled in celebrating eight ribbon cuttings that spanned the gamut from professional services in Goldiloxx Hair Studio, Brows By Lucy, Morton Family Dental,
Woof-Tastic Mobile Grooming and Face2Face Spa Studio to unique venues like Flapjack Brewery, Vault Escape and Escape Factor. Economic development continues to be a series of successful acts that spawn into an overarching and permanent attitude that contributes to the economic growth and vitality of Berwyn. I ask that you “Buy Berwyn” when you can as our independent shops are the backbone of our community, providing local employment, donating to community initiatives, generating tax revenue and keeping our city vibrant. Of great pride, the BDC’s Chamber Services arm created the Berwyn Women in Business Group. What was initially intended as a venue for women in all levels of business to discuss professional and marketplace challenges is now an ideological shift to Lean In. This group has embarked on a journey to empower, motivate and inspire, creating a vital economic engine and supportive community. In closing, I ask that you make plans to bring your family and friends to the upcoming Taste of Cermak Road, Cruise Nites, Route 66 Car Show, Oktoberfest and Zombie Walk. These events are a great way to connect with neighbors and experience the many one-of-a-kind businesses that keep Berwyn #NothingLikeASuburb.

BERWYN IS FULL OF CHARACTER(S)
The City of Berwyn and the BDC recently launched our community’s annual marketing campaign with the hope of piquing the curiosity of Chicago area residents and creating a driving desire to visit and live in Berwyn. Since 2007, the City of Berwyn has actively promoted our rich history and forward momentum. The campaign was recently showcased as a best practice in the Homes for a Changing Region Toolkit, which was created by the Chicago Metropolitan Agency for Planning, Metropolitan Mayors Caucus and Metropolitan Planning Council. Berwyn was selected as a case study due to our success in stimulating investment and building brand awareness for the community. This year’s storytelling under the “Nothing Like A Suburb” tagline promotes Berwyn’s core values and assets—our individuality, genuine community and unabashed selfawareness. Outdoor advertising and social media focus on two messages, Full of Character(s) and Handcrafted Community. Each theme highlights specific local “characters” to help illustrate our message. Our characters – whether they are homegrown or have seen Berwyn as a beacon for their craft – have made an impact on our cultural landscape. The subjects of our ads are: • Paul Macchione of Flapjack Brewery, Berwyn’s first small-batch craft brewery; • Actor Ilse Zacharias, who played the lead in the 16th Street Theater’s production of Into the Beautiful North; • Berwyn resident, artist and entrepreneur Jessy Laubis of Jessy Laubis Handmade, who also organizes the Craft & Vintage Market every 3rd Saturday at Friendly Coffee Lounge; and • Entrepreneur and Chef Oliver Valenzuela of Oliver’s Prime Cuts & Fresh Seafood, serving American contemporary farm-totable specialties. The 2017 campaign runs from June through September and includes billboards in Chicago neighborhoods, posters on CTA el platforms, direct-to-consumer outreach through special events and social media engagement. The responsively designed WhyBerwyn.com blog provides visitors with a stream of information on the area’s real estate, businesses, schools, parks and recreation, cultural hot spots and special events.

WOMEN IN BUSINESS ARE LEANING IN AT THE BDC The BDC's Women in Business Group is Berwyn’s first and only forum for women in all levels of business. Meeting every 3rd Tuesday of the month from noon until 1pm, the group is founded on the belief that women are better together than they are alone! Attendees can expect to participate in lively discussion on issues that are important to their growth, both professionally and personally. The Berwyn Hotel (3137 S Oak Park Ave) in the Depot District is slated for redevelopment into a new multi-family building after a multi-year effort to attract a quality developer to the site. The City approved zoning changes this past spring, and construction is planned to start this fall with completion in approximately 12 months. The deteriorating building on the south side of the site (3143-45 S Oak Park Ave) will be demolished to make way for a parking lot and green space.
Berwyn Gateway Plaza is continuing to make progress with Phase II construction on Cermak Rd between Maple Ave & Wisconsin Ave. Starbucks, Blaze Fast Fire’d Pizza, Sprint and Fifth Third Bank will welcome City Barbeque and Mattress Firm in late summer or early fall. One additional 2,418 sf space is being actively marketed for lease. The redevelopment agreement for Phase III of the Berwyn Gateway Plaza was approved by City Council on April 25. The third phase will include Panera Bread and Comcast Xfinity. The third retail bay will be actively leased after construction starts this fall. Construction should be complete within 12 months.

Flapjack Brewery recently redeveloped a vacant office space in the Depot District at 6833 W Stanley Ave. The storefront had been vacant for nearly 3 years. An amendment to the Berwyn zoning code was processed in 2016 in order to make microbreweries an allowed use. The newly renovated and transformed 2,794 sf small batch brewery is the first of its kind in Berwyn. Flapjack also features a full service wood-fired Neapolitan pizza oven. Flapjack is off to a great start as one of the Depot District’s newest destination businesses. We hope you can visit their tasting room soon to sample from their seven rotating taps!

CERMAK PLAZA UPDATE Finding their small store format unsuccessful, Meijer's Berwyn and Melrose Park locations were slated for closure as a corporate decision. Since the closing announcement, the space has been aggressively marketed for subleasing with a priority for grocery or retail. At approximately 90,000 sf, this location can provide potential space for two retailers. The landlord and Meijer are speaking with several retailers to backfill the space as quickly as possible. Once the new tenant is secured, the City will announce the retailer name and redevelopment timeline.
ZONING CODE UPDATE The City of Berwyn has been working with the Chicago Metropolitan Agency for Planning (CMAP) over the last 4 years to update the zoning code. Public Open Houses were held on May 8 & 13 to inform residents of the proposed draft language and solicit input. The update makes the document more user-friendly and condenses duplicative information in the existing zoning code. CMAP will present another draft to City Council later this summer.

THE BDC GIVES BACK WITH PHILANTHROPIC GRANTS
Awake After School Science Club, 2016
Best of Berwyn, 2017
In December 2016, the BDC proudly presented a philanthropic grant to Awake’s After School Science Club. The Science Club is designed for students in 1st through 6th grade to increase local youth interest in STEM subjects. Awake is a newly formed community development organization whose mission is to be a catalyst for leadership, good relationships and justice in Berwyn and its surrounding communities through the development of educational programming, community forums and service projects. With the grant, Awake was able to hire, train and oversee program aides from Youth Crossroad’s Youth Leadership Program (YLP). A BDC philanthropic grant was also awarded in May 2017 to the three finalists of the North Berwyn Park District’s 2017 Best of Berwyn Junior Citizen Recognition Program. The program recognizes top 8th grade students in Berwyn. Finalists include 1st Runner Up Hazelle Orellana, 2nd Runner Up Samantha Perez, and 3rd Runner Up Roy Nunez.
