Remodeling almost always costs more

than initially expected. The costs will vary significantly depending on the size, complexity and quality of a particular project. You can expect to spend $200 to $300 per square foot (and even more) for a high-end kitchen or master bath. Think about phasing the project to meet your budget requirements. Remember to set aside approximately 10 percent in reserves for unexpected items or changes in the project.

Combine the chocolate and butter in a medium saucepan and cook over low heat, stirring frequently, until melted and smooth. Remove from heat and let cool slightly, about 5 minutes. Combine the eggs, sugar and vanilla in a large bowl and stir until combined. Add the chocolate mixture and stir until evenly combined. In a small bowl, combine the flour, salt and baking powder. Fold flour mixture into chocolate until just combined. Be sure not to over mix. Pour the batter into the prepared pan, push it to the edges in an even layer and smooth the top. Bake until a wooden skewer inserted into the center comes out clean, about 25 minutes. Remove to a wire rack and let the brownies cool for at least 20 minutes. To remove the brownies, grip the excess foil and pull it out of the baking pan. Cover top of brownie with ganache; garnish with crushed candy. Cut and enjoy!

Directions: CUPCAKES Preheat oven to 350°F. Line standard muffin pan with 12 paper liners. Whisk both flours in medium bowl. Beat butter in large bowl until smooth. Add sugar; beat to blend. Beat in eggs one at a time, then next three ingredients (batter may look curdled). Beat in flour mixture in three additions alternately with buttermilk in two additions. Spoon a scant 1/3 cup batter into each liner. Bake cupcakes until tester inserted into center comes out clean, 20 to 25 minutes. Cool 10 minutes. Remove from pan; cool. FROSTING Beat all ingredients in medium bowl until smooth. Spread over cupcakes.

By Sandi Edelstein, owner of Buttery Crumbs Fine Desserts in Kennesaw These buttery cookies are not too sweet and they have the wonderful aroma from the addition of toasted, ground pecans. There are no eggs in this recipe, so if you love sneaking a little cookie dough to taste, you can nibble this one guilt free! Ingredients: ◗ 2 Cups all purpose flour (fluff and spoon flour into the measuring cup to measure properly) ◗ 1 cup toasted pecans (spread nuts on a tray and bake at 350oF for about 8 minutes to toast) ◗ ½ tsp. salt ◗ 2 sticks unsalted butter ◗ ¾ cup confectionery sugar 2 tsp. pure vanilla extract Directions: Preheat oven to 325oF. Combine half of the flour with the toasted, cooled pecans and salt in the bowl of a food processor. Using on/off turns, pulse to finely chop the pecans. Reserve the other half of the flour. Using an electric mixer or a hand held mixer and a large bowl, cream the butter, the confectionery sugar, and vanilla till well blended. Add the pecan/flour mixture and remaining flour and mix thoroughly to combine into a dough. Divide dough in half and wrap each half in plastic wrap. Refrigerate overnight. Using a generous tablespoon of dough at a time drop the dough onto a parchment lined cookie sheet, flattening the cookies slightly. They should be spaced about 1” apart. Bake until light brown and firm to touch, approximately 18 minutes. Cool on baking sheets.

Kitchen & Bath Design Trends An outline of the most popular kitchen and bath design elements of 2013 By the National Kitchen & Bath Association (NKBA) 1. Shades of gray — In kitchens, shades of gray have noticeably jumped in use over the past three years. There was a significant increase from 9 percent of kitchens in 2010 to a remarkable 55 percent in the final three months of 2012. Similar to kitchens, grays in bathroom remodels have risen from 12 percent to 56 percent since 2010. 2. Quartz — Quartz was the second most popular counter-surface material used in kitchens and baths last year. This year, it has significantly narrowed the gap with granite, increasing from 69 percent to 80 percent in kitchens and from 53 percent to 65 percent in bathrooms. 3. Trending transitional styles — Popularity holding steady at 60 percent in kitchens and 58 percent in bathrooms. 4. White painted cabinetry – Among painted cabinetry, white has stayed on top of the chart for kitchens. Its popularity of jumped from 47 percent to 59 percent in 2012 and further increased to 67 percent this year. 5. Glass backsplash –The preference for glass splashes in the kitchen has grown dramatically over the past three years: from 42 percent in 2010 to 64 percent this year. 6. LED lighting – This type of lighting is being used in the kitchen by a higher percentage of designers, increasing from 70 percent to 77 percent over the past year. The significant uptick from 50 percent in 2010 indicates that this trend has serious staying power. 7. Touch-activated faucets – Growing in popularity in the kitchen, these are specified by 32 percent of member designers, versus only 20 percent of designers in 2011 and 2012. 8. Satin nickel – When it comes to faucet finishes in kitchens, satin nickel has been on the top since 2011, its usage increasing from 42 percent in 2010 to 60 percent this year. 9. Ceramic/porcelain tile – This type of flooring in the bath has been in slight decline over the past two years, but it remains the most popular of all materials, specified by 83 percent — down from 93% in 2011. 10. Undermount sink – These remain the most specified type of lavoratory sink — not just in the latest poll, but over the past 3 years. Providing a professional with rough measurements and sketches of your kitchen or bath will help them develop a design with specific ideas and determine the project’s scope and estimated cost. Here is a guide to properly measuring your kitchen or bath to help you begin planning your dream project. Before you begin, be sure to note your trim thickness, the location of any pocket doors and floor vents and whether the top of your cabinets will be visible in any place of the room.

Walls • Measure the overall length of each wall at countertop level. • Measure each section of wall separately, measuring from corner to window, window to door, etc. Make sure these measurements add up to the total wall measurement. • Measure from outside trim to outside trim. • Record which walls are exterior walls, and how thick those walls are, for plumbing and insulation purposes. • Note if asbestos or lead paint may be present.

Floors & Ceilings • Measure the ceiling height from the finished floor to the existing ceiling at a couple of different areas. • Measure from finished floor to the bottom of existing soffits. • Are there any can lights that will interfere with the crown molding or the valance? • Note what type of existing floor you have as well as the structure below the floor (slab, framed floor system over another level of the home, type of ceiling in the room below).

Windows • Measure window heights, widths and distances to the sidewall end, to the ceiling and to the floor. • Measure from outside trim to outside trim. • Include distances between windows

Doors • Measure any door heights, widths and distances to the sidewall end, to cabinetry and to the ceiling. • Measure from outside trim to outside trim. • Record the placement of hinges, which way the door swings (in or out) and which side the door opens.

Appliances (Kitchen) • Locate the centerline for your sink, cooktop and oven by measuring from the nearest sidewall to the center of the cabinetry. • Indicate the type of cooktop. • Note locations of any future appliances. • Note the placement of the icemaker. • Measure the height and width of all existing appliances.

Plumbing and HVAC • Record the centerlines of plumbing, measuring from the nearest sidewall to the center of the sink. • Record the general location of all heat and air supplies and any returns. • Note the hood venting—is it in the wall, from the ceiling or from the floor? • Note where all gas lines are as well as exterior sprinkler heads.

Layout

Kitchen Layouts According to the NKBA’s guidelines, there are four basic kitchen layouts: galley, L-shape, U-shape and G-shape. How each layout functions is based on the concept of the work triangle, or the distance between the three main work areas: sink, cooktop and refrigerator. For maximum efficiency, the work triangle should follow these guidelines: • Each triangle leg should be 4-9 feet long, and the sum of the three should not exceed 26 feet. • Cabinetry should not intersect any triangle leg. • General traffic patterns should not interfere with the work triangle. • Islands should have at least 3-4 feet of aisle on each side. Avoid placing the island between two points of the triangle; it will get in the way.

Galley (Two Wall)

The galley consists of two facing walls and usually is found in condos and apartments. The work triangle is efficient, but the aisle between the two countertops is narrow. This option is a good plan for one cook.

U-shape

The U-shape kitchen uses three walls, or two walls with an attached peninsula. This layout is very efficient because it allows the cook to pivot among the stations, provides excellent storage and can accommodate two cooks. L-shape

In this kitchen design, two perpendicular walls contain the three main elements— sink, cooktop and refrigerator—to create a natural triangle. The L-shape kitchen generally will have ample counter space and lends itself to the inclusion of an island.

G-shape

This option is basically a U-shaped kitchen with a fourth wall, which is usually opposite the sink and contains additional appliances, a pantry or a desk. Generally one of the largest layouts, the G-shape allows for more amenities than any other layout.

The owners of this home wanted to update this kitchen in order to help sell the house. The overall house featured a natural aesthetic with the heart pine floors, heart pine trim work and wood beams at the vaulted ceilings. Combining the homeowners’ love for mid-century modern furnishings with a need for practical and functional kitchen space was a challenge in this home, which was previously renovated to feel like an urban tree house. The homeowners, who love to cook, had been daunted by the challenging layout of their kitchen and its mix of unmatched materials. The existing kitchen lacked cohesion and felt exposed to the front door. It had a hodgepodge of floor materials, cabinet colors, three kinds of tile and two types of wood. The appliance layout didn’t work well for a large open space, so the kitchen felt like it was crammed into the corner. With all the cabinets pushed to the exterior walls, the leftover space felt undefined. Since the homeowners planned to sell, budget was a major consideration. Because they provided a great glossy finish at a reasonable cost, the cabinets were purchased at IKEA and the existing range and hood were used. The space was unified into a cohesive design that includes a generous island with tons of storage as well as glossy cabinetry, accents of stainless steel and mosaic tiles. In addition, the design better defined the space. In the end, the kitchen space not only achieved the client’s aesthetic goals, but also became a highly efficient multipurpose hub for the home. This kitchen project was recently recognized as a National Co-Winner of the 2013 Chrysalis Award for Kitchen Remodel in the $50,000-$75,000 category.

Although the owners of this home originally wanted to remodel a somewhat dysfunctional kitchen, it turned out that the scope came to include a larger footprint than originally scripted. The kitchen had in fact been remodeled once before, but the layout was awkward and the space was constricted for a very active family of six. As planning progressed, the idea of removing a wall to an adjacent orphaned space morphed into expanding the kitchen, with the added bonus of creating a cozy keeping room. This allowed for a large kitchen with two casual eating spaces—a banquette and an island. The design approach was to create comfortable workflow for group cooking and family eating options, as well as to relate this new expanded space to the adjacent dining, living and media rooms. The primary design challenge for the kitchen was overcoming the awkward L-shape of the original design, which was managed by a combination of tucking all the storage space into the narrow leg of the L as well as reducing the full bath to a powder room to make best use of all available space for storage. This freed up the main space for a large island as the centerpiece of the kitchen and allowed a comfortable banquette to be placed in the corner of the main space. Some key appliances were reused and the kitchen/ keeping room has been very well received by the family and all goals were met. The space is open, bright, comfortable and very functional and is now truly the heart of the home.

The homeowners were house hunting to find an older home with “good bones”, and they fell in love with this 1940s Morningside cottage based on its great curb appeal and the ability to add a second floor for guest rooms. Their renovation goals were for an update to improve functional living spaces, while preserving the intimacy and architectural charm. Michael Bell of Bell Kitchen & Bath Design Studios collaborated with the homeowners to create a professional kitchen that seamlessly integrated into their primary living spaces. The simple elegance of this eternally classic kitchen combines the clean lines of flushinset cabinetry with marble countertops, and a dramatic wall of Tuileries Arabesque tile. The overall design made significant upgrades in aesthetics and functionality with professional appliances, and unique pullouts and storage solutions throughout. One key design element is the extra-large sliding glass doors reminiscent of an 18th century butler’s pantry. The wet bar and pantry extending off the kitchen provide an abundance of additional storage while also serving as a staging area to the dining room. The kitchen is anchored by a furniture-style island illuminated by unique pendants. Overall, there is a nice balance of materials combined with charming style. The selection of white finishes helps to open up the room and create a quiet, clean space blending into the great room. The end result allowed for greater expression of the homeowner’s culinary passion and joy for entertaining.

This project involved working within the existing interior space. There was not a huge amount of space to work with, so the tub was deleted from the design plans. The master bathroom was original from 1980 and not up to today’s functional standards. The vanity was in one room, while the tub, shower and toilet were in an adjoining area. The team at Distinctive Remodeling Solutions Inc. was able to unite the bathroom into one room and leverage some attic space to meet the homeowners’ wishes for European contemporary style and a “wow” shower space. Along with these wishes, the homeowners requested a private water closet. A linear shower drain was used, along with a curbless shower threshold, creating a seamless floor system overall. Moda Floors and Interiors supplied the key design elements for the tile. Cabinetry was provided by Bell Custom Cabinetry. Plumbing fixtures were from Hansgrohe. Masterpiece Lighting provided the light fixtures.

When this project began, the homeowner intended to do things in stages, but once things started, she decided to complete all three phases at once while living in the house. One of the garage bays was used in the kitchen/laundry room area, the kitchen was enlarged quite a bit, a master suite was added, and more. The master suite includes a coffee bar and the rear wall showcases French doors that open out to the patio with an outdoor fire ring. The master bath now has a BainUltra tub with chromatherapy and iPod connectivity, as well as a television mounted for tub viewing. The bay windows were outfitted with dual shades. Trying to maintain old and inefficient windows by adding weather stripping, plastic covers or even storm windows is a poor investment of time and money. The real payoff is to consider replacing your windows with a more efficient system. Although there is a cost involved up front, there is a payoff down the road in savings through reduced heating and air conditioning bills each month.
