I was lucky enough recently to attend the Dunwoody Tour of Homes and see traditional homes turn more contemporary, showcasing the latest in today’s hot colors: gray

The Fall Atlanta Home Show was chock full of resources and ideas from hundreds of vendors (see our wrap-up on page 58). The ASID Storyteller’s event featured vendor sponsored rooms that carried themes of today’s trends and hosted a captured audience intrigued by what inspires award-winning designers in their jobs throughout the country. And if that wasn’t enough, more inspiration and education was found at the first annual Garden Blogger’s Conference. Keynote speaker and renowned plant expert Dan Hinkley shared personal experiences of taking blank earth and creating a story through his own gardens to kick off discussions. The energy in the room seemed electric as bloggers from all around the country shared ideas, experiences, successes and even failed attempts. I feel fortunate to have met the writers behind blogs such as www.getbusygardening.com, www.gardenrant.com, www.seasonalwisdom.com, www.urbangardeners.com, www. growingwithplants.com and www.borntogrow.net. How can I make my tile grout more

maintenance free?

A:

Using a grout admix is the preferred method for sealing tile residentially. It’s blended with both sanded and non-sanded grout in lieu of just water. The admix goes all the way through the grout, helping prevent future mold, mildew and topical stains. Don’t use abrasive cleaners or products containing bleach because they will wear down the chemical makeup of grout admix.

Named 2013 Remodeling Design Award Winner Handcrafted Homes Inc. has been selected as a Grand winner of REMODELING magazine’s 2013 Remodeling Design Awards for its restoration of the circa 1910 Beaux Arts Atlanta home built for Asa Candler, founder of Coca-Cola. hey may be on the bottom level, but basements are being truly elevated in many homes. More and more homeowners are exploring the nearly limitless potential of this space, and

coming up with some grand ideas for expanding their living area for the entire family.

This family has transformed their basement into multi-purpose spaces to suit all their needs. The common area is for family games and entertaining friends. It is a large L-shaped space that includes the dining/game area, billiards area and media center. At the bottom of the stairs is the dining or game area with cabinet storage and shelves to display collectibles. A full-size billiards table occupies the bottom of the L. The custom glass door behind the billiard table opens to the wine room. The media center features a flat-screen TV and sectional sofa for lounging. The TV is flanked with built-in cabinetry and shelving. A bar is ideally located to serve the entertainment area and acts as a transition to the private exercise, music and storage areas. The bar includes an undercounter refrigerator, ice machine, microwave, pullout trash can and sink—all housed in cherry cabinetry in a dark chocolate finish by Schrock. The raised bar of Absolute Black granite has extra seating for snacks and light meals.

“Instead of moving or trying to sell their homes, people are making modifications to them,” says Michael Humin Jr., owner of Atlanta Basement Creations in Atlanta. “They are waiting out the return of the housing market and planning on recouping their investment down the line when they sell the home.”

Extra living space Sometimes homeowners are designing a space for their kids to use that is separate from the main living area of the house. In other cases, the kids are older and have outgrown the space or its features and families are trying to update the space to meet the needs of grown children. Many homeowners are looking to build an in-law suite to accommodate an older parent or other relative with all the comforts of home.

With the goal of creating a functional open space on the lower level in keeping with the contemporary style on the main level of this home, the experts at Keiffer Phillips Patricia Brown Builders Inc. first had to design around troublesome ceilings littered with low-hanging ductwork, plumbing pipes and unyielding structural elements. The team enlisted the assistance of Stephen Robinson of Axios Architecture LLC, whose design inspiration led them to disguise the ductwork in the mahogany cabinetry that ran the length of an outside wall along the floor, and to vary ceiling elements helping to create the illusion of higher ceilings. The space on the lower level now boasts a theater, home office and guest suite complete with a comfortable seating area, bedroom, walk-in closet, bath with stackable washer/dryer and kitchenette. The mahogany interior doors, custom cabinetry, trim and the guest suite portal (by Holly Woodworks Inc.) all work together to echo a clean style that is consistent not only on the basement level, but also upstairs. Dark ebony-stained engineered hardwoods were used throughout.

This basement had been previously finished when the house was built. The homeowner wanted to open it up and make it a more usable space. Dan Cipriani, owner of Kade Homes, designed the columns that were needed in the center of the room to replace the load-bearing walls. The team added bamboo floors, howe casing, a wet bar, soffit ceilings, stone base columns and recessed lighting. The homeowner was thrilled with the finished product. The project took 8 weeks to complete.

The owners of this home requested a comfortable living room in the basement with a guest bath nearby, a kitchen, a laundry space, a billiard room and an office. They challenged the team at Handcrafted Homes Inc. to create a modern space with touches of the traditional style that exists upstairs. McDonald says one thing that has to be taken into consideration when planning a budget for a basement project is the value of the home in its entirety. “If you have a $1 million home, you don’t want to spend $40,000 on the basement project,” he says. All the builders recommend a thorough design and planning process during which you talk to the contractor you are hiring and go over the project in extreme detail. Rely on their expertise in helping to design the project. “One of the biggest issues we run into is customers who think they know more about what we are doing than we do,” says David Sturm, CEO of Attention to Detail Home Remodeling in Roswell. “They watch a lot of TV shows and HGTV and they think it makes them an expert. We are the ones with the expertise.” McDonald says that when choosing a contractor, you should make sure you are comparing apples to apples when soliciting bids from various companies. “Different contractors will include different levels of

detail in providing an estimate,” he says. “You’ll be better off having them providing a detailed scope of work so that you have an understanding of what is going to be done.” McDonald says he also recommends using a contractor company rather than a handyman or one-man remodeling outfit. “You want somebody who can provide the skills you need to do all the associated work,” he says. “We have people who are experts in hanging drywall or wiring or painting or cabinet making. It’s hard for one person to be proficient in all of those different areas and the quality of work could suffer.”

The owners of this home asked the team at Handcrafted Homes Inc. to finish the basement for their two boys. They didn’t want the media room closed off like a theater, but to open up to the bar/eating area. A game room, media room and bar area were created in three separate areas; the spaces were delineated with carpet and ceiling changes, rather than closed off with walls, creating a cozy and warm feel. Playful colors were used to create a fun journey through the basement area.

If the area is going to be used by the kids and their friends, you may want to consider including some insulation that dampens the sound coming from the basement as well. “There are an unlimited amount of small things that you may not think about,” McDonald says. “The kinds of doors that you use—solid core or hollow core. What kind of flooring do you want? Hardwoods, carpets, tile?”

Sturm says energy efficiency is something that also should be taken into consideration when considering products or design features. So much of what will need to be done will be based on the scope of the project. Is it a remodel of existing space or will the contractor be dealing with a blank canvas so to speak? Will you be renovating around the existing walls or will there be walls removed or moved? All of these factors can play a pivotal role in your project. For most projects, you can expect the renovation process to take about three to four months. ith the simple flick of a switch or twist of a knob, a room

can go from stark to cozy. By replacing an old light fixture with a new one, or by adding a simple accent light, an entire room can become more inviting. Lighting is the single most dramatic, one-element makeover you can do to your home’s interior. “It truly pulls everything together!” says Lauren Cupples with Circa Lighting in Atlanta, who advises you to “let your lighting be brilliant and inspire the spaces in your home.”

Also dramatic is the difference lighting can make to your budget, depending on the energy efficiency of the fixtures you choose. With so much riding on your design decisions, we’ve compiled advice and recommendations from area experts to help guide you to a smart and stunning lighting scheme. AMBIENT LIGHTING

Layer upon layer The key to any great lighting scheme is to involve several layers—namely, three: ambient lighting, task lighting and accent lighting. Start with ambient lighting—“something overhead with a nice glow,” as Cupples describes. Essentially, ambient lighting is the base layer of light that generally illuminates the entire room. “Recessed can lights are our go-to for the first, base layer of light throughout the homes we design and build,” says Courtney Davis with TerraCotta Properties in Decatur. According to Jennifer Holle with Progressive Lighting in the metro Atlanta area, “The most important choice you will make when it comes to recessed lighting is bulb type. Consider the beam spread, lumen output and color quality.” Doug Root, CEO of Atlanta Light Bulbs in Tucker, agrees. “[Recessed can] fixtures typically use a 65-watt BR30 floodlight. Now, you can get better light and higher lumens with a LED replacement bulb, which lasts 40 times longer, is fully dimmable and uses one-quarter of the energy,” he advises. “Also, keep in mind that you will reduce your cooling bill significantly, as 65 watts of heat is being generated by each fixture when it is on. Multiply that by 20-30 fixtures, and you have a large amount of heat being generated that needs to be cooled. Reducing the watts reduces the heat generated and power needed to cool your home and run your lights,” he says. For workspaces, such as kitchen countertops and desks, task lighting—“something directional with higher wattage,” Cupples says—is an important element. LED is the recommended light source for these installations. “When working, we need lots of light that is precise and bright,” Root says. “We are not trying to light up an entire room, [just to] get light onto the work surface area.”

What’s a Kelvin? LED is the new “little black dress” of the lighting-design industry’s “wardrobe.” And if you’ve been jaded by an experience with LED holiday lights in the past because the color wasn’t what you wanted, you should take another look at the LED landscape—the selection is so vast, you can get practically any color temperature you want. “One of the most important factors in having good light is buying the right color of light,” Root says. Although many homeowners see fall as a time to ease up on lawn maintenance and landscaping, it’s actually a great time to prep your yard for the coming spring. It’s also a good time to incorporate those hardscape projects you’ve been considering for a while. After all, with Atlanta’s mild climate, you’ll actually be able to take advantage of those outdoor living areas, fire pits and fireplaces long before spring rolls around.

Get prepped While your lawn, shrubs, trees and other vegetation are preparing to settle in for winter, there are some steps you can take to get them ready for spring. For example, fall is the best time to install a fescue lawn, says Jane Eubanks of North Georgia Turf in Whitesburg. “Fall and spring are the peak growing seasons for fescue, but if established in the fall, fescue has nearly a year to develop a deep root system to help it withstand the summer heat and dryness,” she says. “You can establish a fescue lawn by installing sod or by planting seed.” In fact, Eubanks says fall is the only time to plant seed because seedlings need that extra time to develop into a mature plant before summer. “Fall is also the time to overseed an already established fescue lawn,” she adds. and to avoid the use of any “winterizer” treatment. “It’s a new tip, and we really want to get the info out because it turns out that applying fertilizer to Zoysia lawns too late in the season is causing disease problems that show up the following spring,” she says. Following Thompson’s advice could have a two-fold advantage for homeowners. “One, less fertilizers applied mean less cost and less potential runoff of excess into waterways, and, two, less disease problems mean healthier lawns with less fungicides applied,” she says. “It’s a winwin for less expense and less chemicals!” Fall also is the best time to plant trees and shrubs. “Trees and plants that will display bright fall color such as red maples are used often,” says Samantha Spitale, project coordinator for Outside Landscape Group in Alpharetta. In the back yard, especially, she says she is seeing fall color, annuals and focal points with showy color. “It is one thing to entertain in your backyard, but another to entertain in a well-designed ‘space’ or outdoor room,” Spitale says. For the front yard, homeowners are continually thinking outside the box when it comes to fall landscaping. “Atlanta has such a melting pot of creativity that it is hard to define just one element,” Spitale says. “We are seeing more and more urns with fall and winter annuals as well as annual beds.” The pending holiday season also provides inspiration for fall landscaping. “Many homeowners enjoy decorating their homes with festive holiday pieces,” Spitale says. “Some even will incorporate gourds and pumpkins in their annual planters and beds.”

In fact, according to a survey by Harris Interactive for PLANET, the national trade association of landscape industry professionals, consumers plan to increase spending on hardscapes this year. All right, Atlanta isn’t Anchorage, but it does get cold. And cold costs money. What can we do to spend a little less and still be comfortable? There is still time to put money and energy-saving procedures in place. The first step is to determine what “comfortable” really means. I’ve visited with folks who keep their home at a substantially higher temperature in the winter than they would tolerate in the summer. The reverse is also true, with indoor temps kept in the 60s during the cooling season. Industry standards point to a recommended 68-degree interior winter setting and 78 degrees for the summer. That places a reduced load on the system and still results in conditions that, at least, are not uncomfortable. Discovering what your personal minimum requirements are sets the heating target. Now we can work to get there in the most cost-effective manner. Efficiency saves money and periodic inspections help insure efficiency. We strongly recommend a twice a year visit from your heating and air professional—once before the cooling season and once before the heating season. These periodic inspections will help prevent startup glitches during the switchover and provide an opportunity, if your system has some age on it, to review the cost effectiveness of a newer HVAC system. You should certainly be able to expect 12 to 15 years of good

cahptalk Down to the Wire The truth about wireless smart-home features As managing director for a home automation company, iHomes, I’m immersed in the latest news and trends for smart-home technology. By the same token, I frequently hear homeowners’ ideas and misconceptions about which features can be converted to wireless within a home. Let’s breakdown the five areas of a smart home and explore whether each can be designed or retrofitted wirelessly. Remember that there’s a wireless solution for every home, and iHomes can execute your home’s wireless conversion from start to finish. Winter Woes Forecasters are calling for a harsh winter; here’s help on how to inspect and repair your hardscape after a season of damaging cold weather BY KATHY KANTORSKI

what is efflorescence? Homeowners often find a white, chalky substance on the surface of pavers—this substance is called efflorescence. It occurs when the cement used to manufacture the paver interacts with the natural environment. Efflorescence will go away on its own, washed off by Mother Nature; however, exactly when this will happen can vary from days to as many as 2 years. To speed up the removal, you can try power washing the surface. Cleaning solutions are also available.

de-icing care While de-icing salts can effectively eliminate slippery conditions, they also may adversely affect interlocking concrete pavers, causing visual and structural damage. Salt can damage pavers in as little as 3 years. Pavers outperform solid concrete and asphalt in their resistance to de-icing salts, but no paver is immune to damage. Which is why routine

Check for damaged or stained pavers (chipping is a common issue with clay pavers), and replace as needed. If the chipping is concerning, consider hiring a landscaper to reseal your pavers, a process that will retain and enhance their appearance. If you notice dips or low spots in your hardscape, call a landscaper to properly reset the area. Concrete Whether stamped or plain, concrete surfaces are often likely to crack after a winter full of freeze/thaw cycles. Professional contractors are the best route for a crack or gap repair—they can even raise, level and stabilize settled sidewalks, patios and driveways. Asphalt The harsh winter will have likely done some damage to your asphalt driveway and/or walkways. Check for ruts or potholes and patch as needed. Every 2-3 years, you should black seal coat the surface. Regular maintenance For aesthetic and anti-erosion purposes, pressure wash your hardscape surface at least once a year to clean it of dirt, grease, oil, rust, paint, tar, rubber and efflorescence. How can I make

my tile grout more

maintenance free?

Using a grout admix is the preferred method for sealing tile residentially. It’s blended with both sanded and non-sanded grout in lieu of just water.

The admix goes all the way through the grout, helping prevent future mold, mildew and topical stains. Don’t use abrasive cleaners or products containing bleach because they will wear down the chemical makeup of grout admix.

The joy of the holiday season begins again at Callanwolde Fine Arts Center with Christmas at Callanwolde, a spectacular 12-day event, Dec. 6-17. Visitors of all ages will enjoy touring the 27,000-square-foot historic mansion dressed for the holidays by Atlanta’s top interior and floral designers. Every room is inspired by and captures the spirit of the season

Christmas at Callanwolde offers a variety of opportunities to celebrate the season with daily events including family activities, evening musical entertainment, seasonal workshops, holiday shopping, and majestic music played on the Aeolian pipe organ. This family has transformed their basement into multi-purpose spaces to serve all of their desires The common area is for family games and entertaining friends. It is a large L-shaped space that includes the dining/game area, billiards area and media center. At the bottom of the stairs, is the dining or game area with cabinet storage and shelves to display collectibles. A full-size billiards table occupies the bottom of the L. (The custom glass door behind the billiard table opens to the wine room.) The media center features a flat-screen TV and sectional sofa for lounging. The TV is flanked with built-in cabinetry and shelving. A bar is ideally located to serve the entertainment area, and acts as a transition to the private exercise, music and storage areas. The bar includes an undercounter refrigerator, ice machine, microwave, pullout trash can and sink— all housed in cherry cabinetry in a dark chocolate finish by Schrock. The raised bar of Absolute Black granite has extra seating for snacks and light meals.
