Deadline Approaching for Energy Efficiency Savings Time is running out to take advantage of certain tax credits and rebates on qualifying Energy Star products and home energy efficiency improvements, expiring Dec. 31, 2011. These include: • Federal tax credits Homeowners can receive a 10 percent tax credit on purchases of insulation, metal or asphalt roofs, doors and skylights up to $500 and up to $200 on replacement windows. Tax credits of $30 to $500 are also available on purchases up to $500 for HVAC equipment, non-solar water heaters and biomass stoves. For more information, visit www.energystar.gov. • Georgia Power rebates Georgia Power customers can save up to $2,200 in rebates on whole-house energy efficiency upgrades and up to $700 in rebates on individual projects. The maximum rebate for all incentives is 50 percent of the cost. Qualifying improvements include the purchase of select Energy Star clothes washers and refrigerators; new insulation, programmable thermostats and energy-efficient water heaters; and professional air-sealing and ductsealing services. homefront Fall Atlanta Home Show Debuts New Exhibits In addition to hundreds of exhibitors offering local home improvement products and services, the 28th Annual Fall Atlanta Home Show, presented by SEMCO Productions Sept. 23-25, 2011, included a number of new features. “The Ultimate Indoor/Outdoor Man Cave,” wowed with all the bells and whistles, including a custom wine cellar and bar, home theater, pool and poker tables, spa, fire pit, outdoor kitchen, water feature, putting green and more. Visitors also got to peek behind the walls of a 2,500 square-foot home for a glimpse at the plumbing and electrical systems and more at the popular and newly redesigned “SeeThru House” display presented by ConsultaHomePro.com. The Southeast Green Pavilion debuted for the first time, offering information and resources for ecofriendly living in our region. Local Remodeler Creates “Ultimate Turkey Rack” Bruce Meller, president of Home Forge Remodeling, is offering a new kitchen tool he designed just in time for thanksgiving. He’s invented a turkey roaster that allows the natural moisture from the turkey to channel into the meatiest part of the bird. “My wife and I have been roasting our turkeys breast-down for years,” he says. “The juices flow down into the breast meat, and it comes out wonderfully moist and tasty.” Dissatisfied with conventional breast-down roasters that were difficult to use and lacked presentation, he implemented some clever design choices to come up with “The Ultimate Turkey Rack,” which not only skewers the bird to keep it from getting a flat chest, but has easy-to-hold handles for simple plating. HOME SAFETY TIPS While a security system is a great way to protect your home, exterior lighting, windows and doors can also help deter crime. Follow these tips from the Electronic Security Association to keep you and your family safe: Locks • Make sure that all of your exterior doors have strong deadbolt locks. They offer the best protection from picking and prying. • Use the locks. Always lock up when you go out, even if you’re gone for just a few minutes. • Equip your home with strong exterior doors and doorframes made of 1 ¾-inch steel, other metal or solid wood, which can withstand more of an impact than hollow-core doors. • Secure your garage. Garages can provide criminals easy access to your home. Be sure to lock the door that leads from your garage to your home. • Secure sliding glass doors with bars or locks. Lose Your Landline There are many advantages associated with wireless home security systems. One benefit that might be a surprise is that traditional landline phone service is not necessary to have a monitored wireless system. “We are finding that many homeowners no longer have a landline or plan to drop their existing landline service,” says Jim Nye, vice president of business development for Vivint, a member of the Electronic Security Association. “The security system connects to a central monitoring station via GSM (Global System for Mobile Communications) radio, the same technology you find in your mobile phone. “Wireless monitoring has been available for over a decade, but only recently has it become affordable for the common security user,” says Mike Collard, sales manager for Ackerman Security Systems in Atlanta. “Today’s wireless systems and devices are totally supervised and offer flexibility as to their location that often enhances the security they afford.” When you make the transition to wireless, you just might be amazed by what your new system can do not only for your home, but also for your wellbeing.

Why wireless? With the advent of wireless technology came the ability to do so much more than talking on the phone without a landline. The technology just had to develop, and it has. Wireless systems have come a long way. “Wireless has come into its own with improvements in technology, longer battery life and small device footprints,” says Vince Raia, president of EMC Security in Suwanee. The evolution of wireless-systems technology has made it ideal for applications within the home security realm. “As we’ve moved from analog to digital, wireless technology has become much more reliable,” says Steve Shapiro, group director of product management for ADT. “We’re able to do things now wirelessly that we weren’t able to do five years ago.” From locking and unlocking doors to setting the thermostat to turning lights on and off remotely, “today’s wireless technology has just opened up a world of possibilities in the home,” Shapiro says. In fact, home security has become part of a larger movement toward home automation, or using a centralized system to control multiple home functions such as lighting, HVAC and entertainment systems. “Wireless systems fit well into

Personal travel plans should never be publicized through social networking sites, as criminals troll them looking for vacant homes and unsuspecting victims to prey on, according to the Electronic Security Association. Keep the information to yourself or privately share it with the person who will be picking up your mail and checking on your home while away. the ecosystem of today’s new connected home,” says Chris Ely, manager of industry relations for the Consumer Electronics Association (CEA). Fortunately, there are many different options that fit many different budgets, allowing homeowners to be as extravagant or thrifty as they would like.

Out with the old Traditional wired home security systems require—you guessed it—wires that run behind the walls throughout your home. And unless you’re building a new home and have the security system installed before the drywall goes up, a bit of teardown and rebuild will be necessary to position the wires and get everything up and running. “Many houses simply cannot be hardwired after construction due to two-story slab construction, open foyer plans and closed-off attic areas, making hardwire system installation virtually impossible,” Raia says. A wireless system, however, is easy to install and quick to set up. As Nye says, homes do not have to be wired to support the security system. Instead, radio signals sent through a GSM device are what allow the control panel, which serves as the “brain” of the system, to speak to the security and safety components within your home such as door and window contact sensors and smoke and carbon monoxide detectors. That same GSM radio also can communicate with the outside world, allowing a security system provider to monitor activity in the home and contact the police or fire department if necessary. Of course, if a home is already equipped with a wired security system, adding wireless functionality can still be beneficial. “Many of our clients have used the wireless technology for added protection where no wire could be run,” Collard says.

And it doesn’t have to be tricky: “Most modern systems allow you to add [a wireless device]… that can communicate with the new wireless field equipment… ,” Raia says. “This includes door and window sensors, motion detectors, glass break detectors, smoke and heat sensors and flood and carbon-monoxide sensors.”

Virtual control For many homeowners, the lure of a wireless security system is the ability to monitor it from a Web-enabled smartphone (iPhone, Android, Blackberry, etc.) or other mobile device (iPad, laptop, etc.). According to Ely, smartphones have become the remote control of choice for home security systems thanks to the growth of wireless technology and a myriad of new applications (apps) that provide virtual monitoring. “In the past, we were pretty limited with what we could do remotely to a home security system,” Shapiro says. “You could basically set the system to ‘stay’ or ‘away,’ and that was all.” However, recent advancements have changed that. “The trend in today’s systems is connectivity,” Raia says. “Forgot to arm your system, and you’re halfway to your vacation destination? Beyond that, you can receive a text message when the front door is opened (letting you know that your children returned home safely), remotely set a timer to turn off a curling iron or monitor a live video feed from a Web-based camera installed in your home among many other things. The bottom line In general, price points for wireless home security systems have decreased in recent years, making them more affordable. Depending on which features are chosen, the investment ranges from hundreds to thousands of dollars (not including the monthly fee typically charged by an accompanying monitoring service.) “Wireless systems cost about the same as hardwire systems,” Collard says. “Even with the wireless technology costing more, the increased usage has brought prices down on all security equipment, especially wireless.” Since the systems are customizable, they can be made to fit virtually any space. “Many customers start with basic protection, then add technology as their lifestyle dictates,” Raia says. Plus, a basic wireless security system can be upgraded easily as new technology and apps emerge, according to Ely. “Security systems have become a way of life,” Raia says. “The police do a great job protecting the public, but they can’t be everywhere. hrough the years, the basement has undergone a dramatic transformation. Gone are the days when it was simply viewed as an on-site storage space to stash old and

unwanted items. Instead, today’s basements are an extension of the rest of the home, creating additional living and entertaining space. Although many first attempts at claiming this subterranean space witnessed the birth of the beloved “man cave”—a tomb of masculine delights where sports and comfort collide in one raucous room—modern adaptations are not only more refined, but also more family friendly. “Basement makeovers today incorporate aspects the whole family can enjoy,” says Dale Contant, CR, president of Atlanta Design & Build. “The general idea is to create a space that not only complements the family’s lifestyle, but also highlights their particular interests and tastes.”

Napa Valley nook When Atlanta Design & Build was called upon to turn an existing finished basement into a California-inspired wine cellar, they were charged with one crucial condition: Keep the design authentic. The homeowners, who have an impressive 1, 200-bottle wine collection, weren’t interested in a lightinfused, terrace-level remodel. Instead, they wanted a space with all the rustic appeal of a Napa Valley grotto. “This remodel was unlike any other we’ve done before,” says Contant. “When you descend the stairs, it’s like you’ve entered a dark, underground cave, and you’re immediately transported to an old California vineyard with its water-stained walls and dimly lit interior.” To achieve the desired effect, Contant and his crew softened the basement’s choppy layout by removing walls, adding arches and faux finishing the surfaces to look worn and weathered. Keeping the palette relatively neutral, they added interest with a variety of contrasting materials, including tile, granite, stone and wood. Although the layout is open, with one room flowing to the next, privacy is ensured by using unique elements to separate the different areas. For example, the sitting room is secluded from the billiard room by a two-sided fireplace, creating a more intimate space. Likewise, the oversized bar is separated from the theater room by custom accordion-style doors that can be easily opened to watch the game on the big screen. glass-encased wine-tasting and display room pulls the entire design together and captures the heart of Napa Valley. Insulated from the rest of the basement, the wine cellar serves as another entertainment space, perfect for cozy wine-tasting parties. “The entire design was driven by the homeowners’ desire to display and enjoy their significant wine collection,” Contant says. “But it really was the reclaimed wine barrel table in the cellar that served as the inspiration for the space. The barrel’s aged appeal was replicated in the distressed stains used throughout the remodel and created a focal point around which the whole basement was designed.”

Bar bonanza With the basement quickly transforming into the home’s premiere entertainment spot, more homeowners are including fullsize bars in their design plans. Unlike the secondary basement kitchen, which became popular years ago, today’s makeovers incorporate large, meticulously crafted bars that gleam with rich wood, fine details and plenty of room for spirits. “Including a bar enhances the entire downstairs and just gives it that warm, entertaining feel,” says Bob Wilson, owner of Classic Bars in Smyrna. “We’ve always felt a room without a bar is just another activity space in the home.” Perhaps the most important aspect to remember when considering the addition of a bar downstairs is that there is no typical style or design. While most bars are indeed made from mahogany, according to Wilson, any type of wood can be used for his custom creations; and the size, shape and embellishments are purely personal. “When I create a bar, I like to include a lot of mirror,” he says. “Mirror brings out so many beautiful aspects of the bar: The lights glitter more, the space seems to twinkle and come alive, and it effectively doubles the number of bottles you have on display.”

Family friendly focus When there are growing children at home, space always seems to be an issue. For one Atlanta area family, the most plausible way to solve their space issues was to reclaim their basement and transform it into a usable area for fun and relaxation. Contracting with Green Basements & Remodeling, the owners wanted to create a light and airy space with a tropical feel. “The family really wanted their basement to be an extension of their main living area upstairs; a place where they could hang out and enjoy time together,” says owner Laura Green. “Since this is a well-used space, it also had to be user-friendly, with a natural flow and durable materials.” Arched doorways create that airy feel, while virtually indestructible LVT (luxury vinyl tile) flooring provides peace-of-mind as well as the hardwood look the family wanted. Unique features abound, including a stacked-stone wall beneath the staircase, which casually hides the bar refrigerator, and the creative placement of the television in the media room so that all audio-video components are concealed in the basement’s utility room. Giving their basement that homey feel, the owners included two guest bedrooms and a full bathroom reminiscent of one they fell in love with while on vacation in the tropics. Unifying the bar area and game room are distinct faux-tin ceiling tiles, which add depth and drama. “The tiles are actually a plastic material, but they are beautifully finished to reflect the rusted look of copperhued tin,” Green says. “This material is very easy to work with, and it’s much less expensive than actual tin tiles.” Another standout feature: The bar is a repurposed kitchen island from upstairs. Rather than disposing of the unwanted island, Green added turned legs and a sizeable bar top and moved it to the basement. “This entire project was customized to meet the family’s needs, while staying in budget,” Green says. “Finding unique ways to repurpose existing pieces is a great way to add flair and distinction to any basement project.” www.atlantahomeimprovement.com

Updating and organizing your cabinets is one of the most essential, budget-friendly ways to achieve optimal storage space, offering functionality and a new sense of purpose. Welldesigned cabinets with copious amounts of storage are every homeowner’s dream; however, they aren’t always a reality. Below are some guidelines on how to achieve an effective cabinet makeover using what you have. Get in the zone Divide the cabinets up into specific sections or zones. Okay, we still recommend attaching fasteners directly to wall studs for anything much heavier than a picture. But sometimes the dimensions of the shelf/cabinet/mirror or wall-framing irregularities prevent this, and plain screws will simply not hold in the fragile gypsum drywall core. What are the options? If there is no way to screw directly into a stud, you can remove a portion of the drywall and carpenter-in the required bracing to carry the load then cover the spot with a drywall patch, coat and paint. This indeed is an elegant approach; it’s also fairly expensive, time-consuming and requires some skill at drywall finish to have a cosmetically acceptable result. If cosmetics are not an issue—I mean, really not an issue—a 1-x-3 or 4-inch ledger board can be used to create a bridge between the existing studs for attachment.

However, the most practical alternative is a screw system designed to allow the drywall itself to support the load. The easiest and, in many ways, cleanest system is based on a plastic expanding sabot. The plastic insert is screwed into the drywall, its deep threads spreading the support. When a screw is driven inside, the sabot is forced outward, locking the fastener securely to the drywall. Another alternative is a toggle system, which expands the load-bearing surface area of the wall by collapsing a thin metal assembly against the back surface of the drywall. After the position of the screw is determined, a hole is drilled for the toggle, and the toggle assembly is pressed in place (Metal barbs prevent rotation.) When the screw is drilled in, the action draws the collapsing metal down against the back of the drywall, preventing pullout. Most fastener systems come with weight recommendations, but be conservative, and be sure to calculate loaded weight not just the weight of the cabinet or shelf you want to attach. Remember, too, the presupposition is vertical-weight support; overly energetic handling of doors or drawers might bring all your good work to naught. Mold Mitigation Hazards Beware of scams that are rampant in the industry Let’s face it: Mold has become part of our daily lives, causing anticipation, fear and panic. There are those that are using the “m” word as intimidation to make money. Usually these mold mitigation businesses do not have the certification or the expertise to do the job and leave the consumer in a worse position than when they began, including a large dent in their cash reserves. Understanding the best way to deal with mold in our homes is difficult at the best of times. Having someone sell you a mold removal job that is not done correctly is even worse. How concerned should we be about mold in the places where we live and work? For as long as we can remember, we have been living with mold. However, changes in building codes and the rise in energy conservation measures have made mold more of a problem in some cases. Food sources for mold can be found in building materials such as drywall. Airtight environments with reduced ventilation and more complicated heating and air conditioning systems enable mold to thrive. The typical areas we expect to find mold first are in crawlspaces, attics and basements, which are more susceptible to moisture intrusion. Any place spores can latch on to a food source, such as drywall, carpeting and wood, should give us reason for concern. If the spores become airborne, mold can end up in all areas of our living space and be a potential health risk. Mold from macrofungi can, over time, deteriorate cellulose. Since wood is made of cellulose, it is a target for mold growth. Although it will take time, mold can cause structural damage in wood. Mold from microfungi stays more on the surface and is not as destructive. However, it still poses a health risk and is important to keep under control. Stachybotrys chartarum, or “black mold,” and certain species of Aspergillus and Fusarium molds are toxic microfungi that can produce mycotoxins, which are hazardous to human health. We need to make sure that we keep relative humidity as low as possible and minimize wet conditions to prevent spores from thriving. Small spores that become airborne for long periods of time enter our lung system at a much faster rate. If you suspect your home has a mold issue, look closely to see if you can find a food source for mold growth. Elevated levels of moisture or water intrusion are the first things to look for. A damp and dark environment along with elevated levels of moisture will almost always add to elevated levels of spore growth and mold. Eliminating mold food sources and mitigating existing mold are the next steps. Choose a professional mold mitigator that can deal with mold under hazardous material conditions. Do not attempt to remove heavy mold growth on your own, as it could affect your health. Stan A. Atlanta’s first frost is usually in mid-November, so enjoy the last of the warm season annuals early in the month! November’s cooler weather makes this the best time of year to plant shrubs, trees and many perennials.

Garden Maintenance

➤ Watch the weather report. If rain isn’t in the forecast, regularly water newly planted trees, shrubs, lawn areas and planting beds. Make sure to turn off and winterize your irrigation system this month too.

➤ Perennials can be cut to 4-5 inches, but leave ornamental grasses to provide winter interest until spring.

➤ Hate to add bags of yard waste to the landfill? Make your own compost. Use PLANT VIOLAS, PANSIES, DIANTHUS, snapdragons and ornamental kale for color throughout the winter months— remember to water and fertilize. 58

➤ Replace frostbitten and ragged annuals with colorful cool-weather annuals and biennials. Plant violas, pansies, dianthus, snapdragons and ornamental kale for color throughout the winter months—remember to water and fertilize. The basics According to Ben Komar, president and CEO of Home Control Works and member of the Custom Electronic Design & Installation Association (CEDIA), “With a whole-home sound system, sound sources can be played throughout the home—inside and out—for parties and events, or individuals can simply select music for their personal enjoyment.” So, if you’re in the kitchen, your spouse is in the bedroom and your kids are out on the back deck, you can simultaneously enjoy music from your iPod, MP3 player, laptop, Internet radio or music subscription service. If you have more than one of these sources, each one can be accessed through the system at any given time. Tech talk Once you settle on installing a whole-home sound system, it’s important to make sure that you have the proper components to make it work. Komar notes that you’ll need multi-room speakers, a zone amplifier for each room, a control processor that manages your selection of audio sources and a user interface, such as a remote control, keypad, touch panel or other smart device, which lets you choose not only the sound source (iPod, Internet radio, etc.) but also the specific music you want to hear. When choosing your sound system, Komar advises, “A fully integrated solution is best. A system that integrates room audio with a control system featuring room keypads, touch panels, handheld two-way remotes, wireless smart pads and smart phones offers every family member their user interface of choice.” You may also want to consider a system that includes a volume control feature for each room or zone in the house. Expert installation Designing and installing a whole-home sound system can be complicated and expensive. That’s why it’s important to turn to a professional. “An electronic systems contractor can save you time and money in the long run by asking the right questions,” Komar concludes. “Do it right the first time. Spray a professional wood floor-cleaning product to safely remove tough stains and spills without dulling the finish of your floor. Never wet-mop or use excessive water to clean your floor. Large amounts of water can cause the wood to swell and may cause your floor to crack or splinter. Being a natural product, hardwood will expand and contract due to moisture-level changes. Minimize water exposure to hardwood floors and clean up spills as soon as they happen. Cleaners Manufacturers of “pre-finished” hardwood floors recommend their own specific products. Floors with a urethane finish should never be waxed and require cleaners that won’t leave a film or residue. A hardwood floor cleaner is useful in removing occasional scuffs or heel marks. Spray some cleaner on a cloth, and lightly rub the stained area. Sticky spots can be cleaned with a damp towel or sponge. Don’t use ammonia cleaners or oil soaps on a wood floor because they will dull the finish and performance of your floor. These products will also affect the ability to recoat your floor later. Before the remodel, the existing furniture, a pair of handsome leather sofas, dominated this Powder Springs family room and yearned for a feminine touch. To soften the look, ready-made drapery panels were customized by adding pinched pleats and 3-inch bands of navy fabric on the leading. Custom accent pillows and exquisite blooms also work wonders in neutralizing the space. The focal point of the room is shared between the bold, graphic statement of oversized photography and adjacent built-in bookcases backed with seagrass wallpaper. A grid of six of the couple’s engagement photos are a loving display of their affection, and the palette of navy blue, silvery gray and matte gold is inspired by the colors used in their recent wedding. The result is a beautiful marriage of masculine and feminine design elements.
