Hanging out with friends at fun happenings like the Piedmont Park Arts Festival or spending time at a backyard barbecue, it’s all about meeting new people and experiencing different things. The problem:

Is it safe for me to unclog my garbage disposal myself rather than call a plumber?

How do I sand wood trim that has grooves or inlaid designs in it? Sandpaper tears and doesn’t get down into the crevices.

The fix: Obviously, it’s imperative that you unplug the disposal before working on it. And even then, a surge of electricity could cause the blades to spin. So never put your hands down there—it’s not worth the risk. But you can safely unclog it by following these steps. As mentioned above, start by unplugging the disposal from its outlet under the sink. If there is no outlet, go to your main power panel and turn off the breaker that controls that area of your kitchen. Use a flashlight to try to locate the problem inside the disposal—a long wooden spoon or pliers can be used to remove the offending item. If that doesn’t work, use an Allen wrench—shaped like an “L”—to fit into the hole located at the bottom of the disposal under the sink. This will turn the flywheel inside the disposal, hopefully moving the gunky culprit enough to send it on down the drain. Plug the disposal back in and hit its reset (or overload) button located on the bottom of the unit.

The fix: Very fine steel wool (0000 grade) conforms well to curves and grooves in raw or finished wood. Use it like you use sandpaper between coats of stain. You can use coarser grades of steel wool for less “delicate” jobs, like removing old paint or varnish. The only caveat is that steel wool can leave behind microscopic bits of steel, which can rust— so use this technique between layers of stain or polyurethane, not water-based paint.

I can laugh about it now… “I was digging a trench for a PVC drainage pipe in my yard. I buried the pipe with dirt, then hosed it down to compact the soil. I guess I used too much water because the dirt was so saturated that my pipe burst up out of the soil like Moby Dick from the sea! Dirt washed under the pipe and I had to re-dig the entire trench.”

The problem: Is there a way to make the job of turning screws easier?

Wade, who specializes in designing and constructing unexpected solutions to common design dilemmas, envisioned a whimsical space, ideal for both homeowners. Enter the She Shed, a new concept gaining popularity with women who want to stake a claim to the backyard with a space to escape their daily routine and revel in relaxing pursuits. The 400-square-foot She Shed he designed to house her artwork had a surprise—a waterfall adjacent to the structure. He and his team built a retaining wall with dry-stacked stones in colors that complement the patio’s pavers. Behind it, a hidden pump allows a bubbling stream to splash down into a small pond, adding to the “country” feel of the yard. Finally, he researched eco-friendly materials for the She Shed and came up with a unique roofing solution—turf. He explains, “They will never have to cut the grass. It’s meant to grow wild, but will never get too tall. It’s super ecofriendly.” The grass will retain the sun’s heat in winter and keep the shed cool in the summer.

The Thrill Of The Backyard barbecuing with the Fox brothers is simple. It’s fun, flavorful and filled with friends and family. By Stacy Moser

win brothers Justin and Jonathan Fox, owners of Fox Bros. Bar-B-Q, are among the most talented pitmasters in Atlanta. Their tasty barbecue is so popular here that in addition to their restaurant on DeKalb Avenue, they’ve opened food venues inside both the new Mercedes-Benz Stadium and SunTrust Park. Each week, the siblings sell 5,000 pounds of brisket, 5,000 pounds of pulled pork, and 2,000 pounds of smoked wings. It’s safe to say that their business is thriving and that Fox Bros. Bar-B-Q is an Atlanta staple. As an ode to their humble beginnings barbecuing in the backyard with friends, the brothers talk summertime grilling and share their favorite recipes with us.

It’s all about flames, family and friends. “There’s definitely something about being outdoors and getting to play with the flames,” Jonathan says. “Grilling fascinates us. It brings people together.”

3 Grilling Go-To Recipes According to Jonathan Fox, “Why complicate things? You have fire and you have meat or vegetables and simple seasoning—that’s all you need. I follow the K-I-S-S rule: Keep It Simple Stupid!”

If you’re new to the thrill of the grill, Jonathan cautions you to start small. “Don’t throw a huge bag of charcoal in the grill. Light a small pile of coals on one side—that’s the ‘hot zone.’ Sear your food there and get good char marks on it. Then move the food to the cooler zone and put the lid on. It acts like an oven to finish cooking without burning the food. Play with those cooking zones.” He laughs when he looks back on his barbecue beginnings.

“The first brisket I ever cooked turned out like a hockey puck. But I kept working at it. I tell people not to be afraid of the grill.” When asked about his favorite grilling gizmo, he sings the praises of the digital thermometer. “I’m a fan of using less gadgets and more eyeballs. The thermometer helps you keep an eye on things.”

JONATHAN’S SKIRT STEAK TACO MEAT WITH SUMMER GREEN ONIONS “People ask me all the time for marinade recipes for tacos, but I use a simple skirt steak and just dust it with salt and pepper. I sear it off really hot, then move it to a cooler zone on the grill and finish it there. Next, drizzle some green onions with olive oil and season with salt and pepper. Take the grill grate off and throw them directly on the hot coals to char until they’re soft. They get this really great smoky flavor. Squeeze lime juice over them and chop them to top the meat.”

Start to finish: 45 minutes to 1 hour Servings: 4-6 • 1 pound skirt steak • 2 bunches of green onions (6-8 green onions per bunch) • olive oil • table salt and pepper • 2 limes • tortillas (flour or corn) • aluminum foil

Another important tip: Get a fire extinguisher. Jonathan recalls, “When I first started, I had a smoker going and I didn’t pay attention to the pine straw around it, which, of course, caught fire. Luckily, I had an extinguisher.” The brothers also say you get what you pay for. “We love our Big Green Egg—it’s so versatile as a smoker or a grill. And you should use high-quality charcoal and starter sticks. Don’t use lighter fluid—it leaves a bad taste in the food. Try to avoid shortcuts. Take your time and enjoy every minute,” Justin says.

JUSTIN’S DIRTY BIRD UPSIDE DOWN CAKE Start to finish: 45 to 50 minutes Servings: 4 FOR THE CAKES • 1/2 cup all-purpose flour • 1 teaspoon baking powder • 1/8 teaspoon baking soda • 1/4 teaspoon table salt • 1/4 teaspoon cinnamon • 1/3 cup sugar • 1/2 cup buttermilk • 1 teaspoon vanilla extract FOR THE BERRIES • 1/2 pint raspberries • 1/2 pint blackberries • zest and juice of 1 lemon • 1 teaspoon sugar • 1 tablespoon vanilla extract • pinch of table salt • 2 tablespoons butter • 4 tablespoons brown sugar • Divide the butter and brown sugar between four 6-ounce ramekins. Set aside.

Pour batter over the berries in each ramekin to just under the rim. • Move coals to one side of the grill and bring the temperature up to 350 F. Place ramekins on the grill’s cooler side and bake with the lid closed for 30 to 35 minutes until the internal temperature of cake is 190 F. Remove ramekins and let rest for a few minutes. Flip ramekins over to remove cake. Serve with ice cream.

“Slice an entire head of cauliflower into big one-inch slices. Drizzle them with olive oil, season with salt and pepper. Mince three cloves of garlic and smear over the slices. Then, grill each slice for 8 to 10 minutes per side. When they’re charred and soft, move them to the grill’s cool zone to finish. Serve with lemon juice squeezed over them.” Start to finish: 45 minutes Servings: 4-6

Step 2: Decide on a Budget Everybody’s least-favorite aspect of a remodel is defining the budget. It’s vital, though, to consider a project’s cost from every angle. The more details about your desires that you convey to a contractor, the more he or she can help you control costs by offering you budget-friendly options.

How long will you stay in the house? The longer you stay, the more time you will have to spread out the cost of remodeling. If you move out, will you sell or rent it? Fancy additions to a house make it easier to rent, but are hard to protect from damage. Know before you go—before approaching a bank for a loan, consider paying for an appraisal to arm you with information about your home’s value. Check out your neighborhood’s comparable home sales prices. Avoid over-investing in your home—don’t spend more money than you could recoup by selling. If you need a loan to finance a remodel, get your facts straight. Know what your fixed monthly expenses are and your gross annual income is. Lenders use a debt-to-income ratio (DTI) to decide what loans to approve. Your DTI is: Total monthly expenses plus estimated monthly loan payment. Divide that by your gross monthly income to get a percentage. If your DTI is higher than your bank’s limit (meaning no loan for you), you may be able to incorporate your existing debt into a homeimprovement loan to lower your DTI.

Calculate the size of your project. Square footage is an indicator of cost, but the buildingmaterial options you choose will greatly affect your budget, too. Kitchens and bathrooms are typically the most expensive rooms to remodel because they involve major plumbing, electrical and lighting issues as well as expensive appliances. Your home’s age and condition will affect the cost to remodel it. The older the home, the more it may require updating to meet building codes. Do you need structural changes to your home? Moving walls and adding square footage is more expensive than working within your home’s current configuration. You get what you pay for—features that require skilled craftsmen or customized products will cost more than prefabricated products. Will you need permits from the city for any parts of your remodel? Permits are expensive and time-consuming to get—larger projects almost always require them. Decide what you can afford to spend on a remodel, then hold 15 percent back as a reserve. Problems invariably arise—don’t be caught without a way to fix them.

They’ll know what you look like before you’ve showered and they’ll know if your dog has nasty habits. Choosing someone you’re comfortable with is essential because issues that come up during the project will require good communication to resolve.

A contract, signed by both parties, will outline project steps and who is responsible for each one. It can be single or multiple pages, depending on the project’s scope. The contract should name who is involved and specify the work to be done in exact phases. If possible, list product brands and names. What about changes? The contract should outline exactly how a change will be considered and decided upon. Usually a written changeorder form is used. Not every project ends well. The contract needs to define how the parties can terminate the agreement if need be—like with mediation or arbitration.

The contract should talk about what will happen in the event of a natural disaster. Include a statement to protect yourself from subcontractors who might place a lien on the property if they aren’t paid. A contractor’s lien releases you from that liability. Don’t settle for the term “lifetime warranty.” A warranty should say how long it will last and what it does and does not cover. Agree how the contractor will be paid. The contract can outline a payment schedule with certain benchmarks, like “third payment paid after flooring is installed.” If you don't understand the contract's legal jargon, consult an attorney who specializes in building and remodeling law. Make a book: Have a designated place to keep all contracts, invoices, plans, specifications and change orders for easy, instant access.

Scheduling: Be sure all parties involved know if and when you have events scheduled at the house. Plan for holiday breaks ahead of time. Tape off the work zone: Especially when kids and pets are part of the equation, make sure everyone knows what areas of the house are off limits to the little ones. Pet smart: Discuss how pets will be housed and handled during construction. A late-night chase to find Fido won’t be fun. Tell all: Let the contractor know how you like your communication—phone calls, texts or emails. Check in: Check your cell phone and email often during the day—you don’t want your lack of attention to be the reason your project is running late or over budget. Carefully consider any changes to the original plan of action. Asking the contractor, “While you’re at it, could you . . .” will risk blowing the budget with extra costs. Ask the contractor to review the floor plans with you thoroughly before work begins. Some designers, architects or contractors offer computer-aided design renderings in 3D that help you visualize the new space. Ask when permit inspections will be required by the city. Failing an inspection can blow your schedule. Try to be on-site when the inspector is scheduled to come. Help out your favorite professionals by offering to have your home photographed for their portfolio or mention their business to a friend looking to have similar work done.

The process should begin with a big supply of patience. Uncontrollable things can cause “schedule creep”—back-ordered products, bad weather or structural problems, to name a few. Before work begins, ask your remodeler what inconveniences may occur. They will have tricks to share to help things flow smoothly. Construction vehicles and material deliveries will not just impact your household and driveway. Let your neighbors know what to expect to keep irritations to a minimum. Pack up your stuff. Buy cardboard “banker’s boxes” in multipacks at an office-supply store. They’re inexpensive and have handles and lids, making stacking easy. If space in your home is tight, consider storing your boxes and larger possessions in a local storage locker during the remodel. Use the floor plan to plot out where furniture will go. Most plans are drawn to 1/8 scale: 1/8-inch on the plan equals 1 linear foot.

To save energy, install motion detectors and timers on exterior lighting and air conditioning units.

In living areas, choose a piece of artwork for a focal point, then install up-lighting or downlighting to give the display drama.

Traditional designs get major 21st century updates by Stacy Moser lmost 100 years after they first began to dot the suburban landscape in the 1920s, ranch-style architecture is making a comeback. The ranch house was designed for a casual, laid-back lifestyle, focused on family life. It revels in the informal aspects of living and entertaining, with large,

uninterrupted rooms in a house wider than it is deep, allowing for plenty of sunlight and views of the outdoors. Here, Atlanta architects and designers celebrate the low-slung classics, taking them from tired to top-notch.

OPEN IT UP Contractor: Billy Hendrickson of Terracotta Design Build TerracottaDesignBuild.com Designer: Katelyn Rountree Location: Buckhead Square Footage: 1,653 The key to this ranch remodel was to remove interior walls wherever possible. “We created an open-concept living space to connect the kitchen, dining room and outdoor patio,” says designer Katelyn Rountree. The homeowners, a young couple in the family-planning stage of life, wanted to incorporate their personal modern, eclectic style into every detail. White-washing the brick on the home’s façade created a crisp backdrop for the colorful front door. That same modern juxtaposition of light and dark worked wonders in the living room and kitchen, where black beams on the ceiling and dark wood floors contrast with the bright Ann Sacks subway tile backsplash and Cedar & Moss kitchen lighting. RAISE THE ROOF Contractor: Small Carpenters at Large, SmallCarpenters.com Designer: Amanda Johnson Location: Buckhead Square Footage: 4,910 (including the basement) “The Craftsman style was the homeowners’ favorite and we introduced details of that design era wherever we could,” explains Amanda Johnson, the designer of this lovely ranch remodel. The family didn’t want to tear down the house in order to make more space, so they decided to add a second story. By breaking up the mass of the home with lower roofs and new siding materials, the overall scale was kept in proportion. The front porch and screened-in back porch incorporate Craftsmanstyle elements like stone piers, tapered-wood half columns and wood railings. Inside the living area, the dark coffered ceiling adds another Craftsman touch. And an expanded kitchen is the new focal point for the room, with its cherry cabinets (also used in the bathrooms) and peninsula counter with casual seating. Square Footage: 2,150 Ken and Anita Corsini, hosts of HGTV’s new “Flip or Flop Atlanta,” purchased this dilapidated home, which was used for the show, with the intention of remodeling it and immediately putting it back on the market. “Ranch homes are always in demand because they are desirable to a broad base of buyers,” says Anita. “The interior of this home was tricky, though. The kitchen was very dated. It took some maneuvering to expand it and create a flow for the house.” The design included an inviting countertop with bar seating looking into the kitchen and a dining area that seats six. And Anita says of the front yard makeover, “If there was ever a house that needed curb appeal, it was this one. I can truly say it deserved a prize!” Photos courtesy of HGTV.

We wanted to make the addition and renovation seem like one house—not two separate pieces added together,” says architect Bryan Russell. He says the homeowners love the look of modern materials, like the concrete paneled walls (no paint required), European laminate cabinets and Caesarstone countertops in the kitchen. The popular HGTV series comes to Atlanta. Here’s the scoop on the hosts, the houses and more By Stacy Moser

For Atlantans looking for local house-flipping inspiration—search no further. HGTV brings a new version of its hit real-estate rehabbing TV show “Flip or Flop” to Atlanta, later this month. Seasoned flippers Anita and Ken Corsini, owners of Red Barn Homes in Woodstock, will host the new show, bringing their real-estate, design and construction savvy to the popular TV franchise. The couple has made a successful career out of spotting opportunities—and this time, they see promise in the small screen. “A TV show was never on our radar,” Anita admits. “We’d been buying, renovating and selling about 100 houses a year for over a decade. Then HGTV called us out of the blue about hosting a show. We didn’t take it too seriously. We giggle when we look back because we scheduled a Skype interview with them and I forgot about it and went to the gym. When I got home, completely gross and sweaty, I realized the interview would be in five minutes. I thought, ‘Well, they’re definitely going to get the real me!’”

Needless to say, the interview was a hit, and the network is confident the show will be, too. Both Anita and Ken grew up in Georgia and have a deep appreciation for the real-estate market in Atlanta in particular. “I was an insurance broker with a really good job,” Ken says. “But the real-estate bug bit me and I quit to start my own business. Then, when the market made a downturn in 2007, I used the time to get a master’s degree in building construction. Anita got her real-estate license and we made this a family business.”

Find an “off-market” house. “You’re not going

to find a gem with a house that’s listed on the MLS [multiple listing service]. Do some doorbell-ringing. We have four employees who do nothing but go door to door asking if a homeowner would be willing to sell," Ken says. Adding, they mail out postcards, post ads on the Internet and make cold calls to find homeowners who would sell out cheap—leaving room for a flip with a good profit margin.

Don’t be afraid of an ugly duckling. “An ugly

Renovate for them, not you. Anita explains, “The hardest part for me is to always keep in mind I’m renovating to sell and make a profit. Be very careful with your choices and spending—otherwise, you’re giving away profit. The kitchen doesn’t have to be perfect in every detail the way you’d want to have it for yourself. Don’t over-renovate.”

“We love what Atlanta has to offer,” Anita says. “Older homes with a ton of character, transitioning neighborhoods—there are houses at every price point. There’s high demand for homes due to the growth of job markets here. In real estate, you need those people coming in to buy the house you renovated.” On the show, the duo can be seen flipping houses in Buckhead, Collier Heights, Ormewood Park and more.

Anita takes on the design responsibilities of a house flip. “When you’re flipping,” she explains, “you can only be so creative, because creativity often adds up. Each decision is carefully weighed against what the budget will allow. But for me, the most fun is pulling together a kitchen—it’s where there are the most details that have to be addressed in a house and those details have the biggest impact on the design of the home.” Ken shoulders demolition and construction tasks once a house is ready for rehab. He says there can be some very special surprises in store when they first explore a house’s nooks and crannies. “The funniest houses are the ones where occupants left in a hurry and we inherit their junk,” he laughs. “One time we heard the former homeowner was a ‘little off’ and he’d booby-trapped the backyard. There was grass up to my waist out there and lots of dead animals.
